INDUSTRY NEWS New Face Of Social Housing Karakusevic Carson Architects exhibits social housing projects in a new exhibition at the RIBA In the Making – New Social Housing Projects is the latest exhibition at the Royal Institute of British Architects. Curated

by Karakusevic Carson Architects, the exhibition showcases social housing projects that have been completed for local authorities and housing associations across London.

The exhibition, which is open in the RIBA 2nd floor Gallery, explores the evolving world of public housing in Britain. It highlights the need for new thinking in the view of the current housing crisis in London and the past 40 years of neglect.

Models and working sketches shows the complex planning work involved in estate regeneration, from schemes including the Colville Estate and King’s Crescent Estate in Hackney.

Paul Karakusevic said: “This selection of recent design works explains the working processes of Karakusevic Carson Architects.

Aiming to tackle the most run-down estates in London, we work with local residents and leading local authority regeneration teams to deliver a new era of design led, well-built housing that will stand the test of time.”

Several major London social housing projects will be on display alongside dwelling typologies, reflecting the exciting challenges of building good quality housing in a challenging economic climate.

Wates Living Space Is Awarded Gbp5.6m Contract To Build 50 New Homes In Coventry The provision of affordable housing in Coventry is to be given a substantial boost, with the appointment of Wates Living Space to deliver 50 high quality new homes for Whitefriars Housing, part of WM Housing Group.

Wates Living Space has been awarded the £5.6m contract to build a range of contemporary two to six-bedroom homes across three sites in the city.

Designed by Oakley Architects, 45 of the homes will be built across two sites on Whitworth Avenue in Stoke Aldermoor.

The remaining five will be built on Kele Road following the demolition of a former health clinic that currently lies vacant on the site.

To meet Coventry City Council’s 10 per cent renewable energy target for all major new developments, the homes will comply with Level 3 of the Code for Sustainable Homes.

Wates Living Space is also currently delivering Gateway, a £6m homeless centre for Whitefriars Housing in Coventry. This is due to open in spring 2015.

Wanda One UK selects main contractor for One Nine Elms One Nine Elms is the first overseas project outside of China to be developed by leading Chinese real estate group, Dalian Wanda Group. After over a year of preparatory works, construction work will shortly commence on this landmark development. CI-ONE has been selected as the main contractor after an international tender process.

CI-ONE is a joint venture between UK-based Interserve and China State Construction Engineering Corporation (CSCEC). Interserve is one of the UK’s leading construction groups, and recipient of the UK’s Major Contractor of the Year award in 2014/15, with rich experience in the London construction market and supply chain management.

CSCEC is the largest construction group in China. It is world-renowned for its high-rise construction expertise and has an extensive global supply chain capability.

INDUSTRY NEWS Tories to bring back right to buy The Conservatives are planning to revive Margaret Thatcher’s controversial right-to-buy scheme if voted into power next month The party’s manifesto, which is set to be published later this morning, will reveal plans allowing 1.3 million housing association tenants to buy their homes – a resurrection of Thatcher’s 1979 policy for council housing tenants.

It is believed the discount for those buying their properties will be capped at just over £102,700 in London and £77,000 for the rest of England.

Olson Kundig Architects: Studhorse Set in the remote Methow Valley, Studhorse responds to the clients’ desire to experience and interact with the surrounding environment throughout all four seasons. The house is composed of four separate detached structures surrounding a central courtyard. Each structure is rotated toward different dramatic elements in the surrounding landscape such as the nearby Studhorse Ridge and Pearrygin Lake.

Public areas, including the family room, kitchen, and bar are grouped together in the main building. Private areas - the master bedroom, kids’ bedroom, and den - are separated in an adjacent structure, with guest rooms in yet another, isolated to allow for independent use. A fourth structure houses a sauna, removed from the cluster of activity frames a view looking out over the valley below.

Council tenants who have been in their house for more than five years already have the right to apply to purchase their home with a 35 per cent discount but this doesn’t extend to those living in housing association properties.

The policy would be paid for by forcing councils to sell off their most valuable properties from their remaining housing stock, which the party believes would raise around £4.5 billion a year.

Once the homes have been sold, the councils will be required to replace them with affordable stock on a one-to-one basis.

Rural German House features slatted wooden facade with copper fittings explained German architect Michael Kühnlein junior, who runs Kühnlein Architektur with Michael Kühnlein senior.

“One becomes the space you pass by as you enter the house from the street, while the other is a terrace oriented towards the wide landscape.”

Both the walls and windows at the front of the house are clad with wooden screens to ensure privacy for residents. These are made from slender vertical lengths of larch, with gaps between the slats to allow light into the house.

Named Timber House, the rural German residence is made up of two gabled structures – one containing living spaces and the other a series of bedrooms.

The two single-storey structures are arranged side by side and connected with a flat-roofed extension. This creates protected courtyards at both the front and the back of the building.

“The combination creates two yards,”

Towards the rear and away from prying eyes, floor-to-ceiling glazing is left exposed, allowing residents to open their living spaces out to the landscape.

“The windows to the street side are screened with the lamellae of the timber facade, while the windows to the landscape side have a free view,” explained the architect. “The facade is untreated larch wood, so it will grey with time.”

The use of wood was not limited to the facades – the building also has a wooden structural framework, and wood-fibre insulation is hidden within the walls. Oak flooring runs through every room, and wooden furniture and joinery is echoed

by the exposed timber wall and ceiling surfaces.

The warm tones of the wood are complemented by bespoke copper fittings, which feature on lighting, power sockets, switches, taps and handles. All visible screws are also copper.

“We reduced the interior materials to just timber and copper,” said Kühnlein, who also recently completed a wooden shed for his herd of pygmy goats.

“The electrical installation consists of copper pipes installed in front of the massive timber walls, so it was not necessary to perforate the walls,” he said. “All the installations were designed by us, including the lamps, switches and sockets.”

An open-plan living space occupies the northernmost wing. It includes a woodburning stove that rotates, as well as dining table created using offcuts from the build. A garage sits at the front of this block.

Three bedrooms are contained within the south-facing volume, as well as bathrooms. The master suite is positioned at the far end, offering views out over the landscape.

INDUSTRY NEWS Sharp rise in number of new construction businesses There has been a sharp rise in the number of new construction businesses being set up – the first time the sector has seen a net increase since the financial crisis, says NoPalaver Group, a leading provider of accounting services to contractors.

Figures show that overall there was a net gain of 5,445 construction businesses in 2013*, as more new firms opened than closed down for the first time in five years.

This compares to a net loss of 7,030 construction firms the year before.

In total, 38,335 new construction firms opened in the year to December 31st 2013, 31% more than the previous year when 29,295 were set up.

Graham Jenner, Director at NoPalaver, says: “These figures suggest that the construction industry has finally reached a tipping point in its fortunes, with the number of new businesses being created on the up and the number closing their doors going down.”

Mirrors emphasise the cantilever of Robert Konieczny’s Liv The cantilevered upper storey of this house in Katowice, Poland, looks even more dramatic than it really is – because the podium that supports it is camouflaged behind a wall of mirrors (+ slideshow).

Architect Robert Konieczny and his studio KWK Promes – whose past designs include a fortress-like home featuring thick shutters and a drawbridge – designed the home for a young family residing in Katowice, a city in southern Poland.

The two-storey house bears all the traits of a typical suburban property – a pitched roof, red brick walls and a large garage – but the upper floor appears to have been rotated by 90 degrees, so that it balances on top of the lower level and projects towards the garden.

Reinforced concrete walls supporting the cantilevered volume are clad with mirrored

stainless steel, designed to reflect the garden and create a “dematerialising effect” that inspired the project’s name, Living-Garden House.

The base of the building is long brick structure that provides the living and dining spaces. It sit parallel to the road to provide privacy for the garden.

“To ensure maximum privacy, the ground floor was set parallel to the road for the building to isolate the backyard garden from the road,” said Konieczny, “whereas the first floor was shifted at 90 degrees to overhang and penetrate the garden.”

“The building has thus acquired two faces,” he explained. “Street-side, it is enclosed, inaccessible, raising the comfort of its residents, guaranteeing maximum intimacy.

“Housebuilding has really picked up pace as the market has recovered. Demand for new homes is continuing to outstrip supply, moves to make the planning system more favourable are starting to have an impact and initiatives such as Help to Buy have boosted homeowners’ buying power.”

“At the same time, commercial property has also rebounded, as more businesses now decide the time is right to upgrade or expand their premises and developers press the green light on shelved projects or see more new opportunities coming on stream.”

“Infrastructure projects are also playing a part. After years of underinvestment, there appears to be renewed focus on areas such as transport and utilities. While budgets remain extremely tight, high profile projects such as Crossrail and plans for more high speed rail links are boosting confidence in the sector.”

He adds, “This is good news for contractors.

As the construction industry gains momentum, their specialist skills and breadth of experience are likely to be in increasing demand.”

“New construction businesses especially want to have as much flexibility as possible in terms of capacity while keeping headcount to a minimum as they establish themselves, so using contractors is likely to be a good solution for many.”

Planning received for major new student acco Stride Treglown has achieved planning permission for Howard Gardens, a new student accommodation in Cardiff, Wales Stride Treglown have been granted planning permission for a new 671 bedroom student accommodation in Cardiff city centre. The new scheme, called Howard Gardens, was formerly occupied by the Cardiff Metropolitan University’s School of Art and Design.

The proposal for the build seeks to clear the existing site and replace them with two buildings which draw their design rationale from the existing buildings around the site. The taller towers to the

north and the lower-lying terraces to the east reflecting their context. The use of red brick, coursed rubble and seamed metal also reference the surroundings, softening its visual impact.

The northern building will contain 2,3,4 and 6 bed apartments whilst the south consists of studios and ‘twodios’, offering students a wide range of accommodation types. There will also be extensive communal facilities including a library, gym and cinema will be provided to complement the students stay.

A major component of the scheme is the extensive landscaped external area. The

A garage, kitchen and plunge pool are located in the lower floor, while bedrooms are set within the intersecting upper floor.

A combined living and dining area occupy the mirrored volume under the overhanging upper storey. Faux-grass carpets the floors of this space to give the appearance that the lawn continues through the house.

“Living-garden space underneath the ledge is treated with different materials that emphasise integration with nature,” said the architect. “Flooring becomes reminiscent of grass, and external glass partitions may entirely be removed and hidden in a wall niche.”

“On warm days, after removing the glass partitions, indoor space merges with the garden, the flooring transforms into grass,” the architect added.

A terrace located on the flat rooftop of the podium and the soffit of the cantilevered structue are both clad in planks of the same timber to suggest that the upper storey has been rotated away from the lower floor.

Transparent furniture and staircase balustrades were chosen to draw attention away from the interior towards the garden, while roller blinds and drapes can be used to convert the lounge into a home cinema after dark.

Throughout the rest of the space, the floors covered in white polyurethane resin, and both the walls and furnishings are finished with glossy lacquered MDF boards. The small circular pool sits at one end of the kitchen.

Willmott Dixon to develop 650 PRS homes in Barking be:here has agreed to acquire 3.88 acres of the approximately 9 acre Abbey Retail Park site from Estates & Agency Group to develop and manage the purpose built private rented homes, subject to obtaining the relevant planning consent. The site is located in the heart of Barking on Abbey Road, situated a short walk to Barking’s mainline and London Underground station.

Estates & Agency Group received planning consent last year to develop a new Sainsbury’s store on the rest of the site, with demolition works on the new store set to start next month. The regeneration of the entire site will create a vibrant new community in Barking and become a key part of the area’s transformation as a place that attracts a new generation of people.

This latest deal for be:here comes as the first of its 158 purpose-built homes in East India are about to become available for private renters at the Aberfeldy Village development, with over 500 registrations of interest already. The online letting and management platform that be:here will use as its key interface with tenants, an industry first for the UK PRS market, will go live in the next month.

Construction at be:here’s development of 132 homes at the Old Vinyl Factory in Hayes is now well underway and will be complete next Spring, while at Kew Bridge the company has over 330 units at the Brentford FC stadium masterplan, which will be one of the biggest simultaneous developments of homes for sale and private rent in London when construction starts next year.

Each of these developments is tailored at the ever growing number of young professionals who want to live in convenient locations close to central London but are frustrated with the poor quality of service that renters are getting from much of the buy-to-let stock available.

part of £1m redevelopment in Knightsbridge When interior designer Dominic Parrish wanted a realistic fireplace for his redevelopment of a luxury basement apartment, he turned to Smart Fire UK

T

he bio-ethanol EcoSmart fire was part of £1M redevelopment of a luxury basement apartment in Princess Gate, Knightsbridge.

The project involved excavating an additional floor to the apartment, thus creating a sub-basement.

Being a basement apartment with no access to a chimney or flue, the EcoSmart fires were seen as the perfect alternative for heating the room.

Having a flat-screen television situated above it, the fire was designed to be the focal point of the contemporary-design room.

Because the fires run on bio-ethanol, a clean burning fuel, they do not require any fume extraction devices, meaning they can be installed virtually anywhere.

London based interior designer Dominic Parrish has been in the industry for the past 15 years, and chose the fires for their style and ease of use.

He said: “I wanted the fire to be the focal point of the room and the beauty with the EcoSmart fires is that they can work in almost any location.

“The fire is located in a mood room, which looks out onto the garden. I wanted the room to have a really contemporary feel and the fire helps achieve this.

“This is one of the biggest projects I have worked on and am really pleased at how the fire has turned out.”

He commented: “I think the results at Princess Gate look absolutely stunning, what has been achieved there is really brilliant.

by Penton Architects for the central dining space and garage of the architects’ own rural new build.

Situated on the outskirts of Groombridge village in Kent, this family dwelling is constructed from timber framing, clad in larch and roofed with zinc which complements its natural surroundings. The property replaces a former tumbledown cottage on the site and now forms the architect’s family home and place of work.

Adam Penton, Penton Architects, commented: “The large sliding doors to the central dining space utilise P C Henderson’s Lift and Slide Base System which was specified for its performance and ability to be housed into a bespoke glazed timber screen and sill system.”

The dining room doors open up the side of the house and are used daily during the summer months for ventilation and access to external terracing to create an indoor / outdoor experience for the family to enjoy.

This external sliding system was ideal for the project as it is designed to accommodate large door leaves of up to 3m x 3m. The hardware system also provides superior weather resistance due to its bottom pad and anti-derail plate which provides a secure seal between the central meeting point stiles and the threshold.

Soltaire can be used with metal or timber doors and in this project it was installed with painted hardwood to match the rest of the building’s woodwork.

Thermal performance and air tightness were important considerations for this project as the property has no conventional heating source and relies solely on a single log burning stove for all its heating requirements. The wellinsulated structure uses solar power to heat water and has a low air tightness rating of 1.7 m3/hr/m2 which helped the residence achieve a Dwelling Emmision Rate of 12.68 t/yr.

Its composition allows it to cascade down the sloping site without adjusting the natural site contours and its all timber construction raised on stilts allows it to hover in the delicately in the landscape. BE Architecture has designed this wonderful house on the Mornington Peninsula, south of Melbourne The house at Whitehall Road is positioned at the crest of a hill with sweeping views over the surrounding landscape of the Mornington Peninsula, south of Melbourne in Australia. It is one of BE Architecture’s most stunning residential projects.

A grove of mature gum trees inform the location of the house; their tall and slender trunks countering the low horizontality of the building and providing shade to the pool and deck areas.

The most striking feature is the massive drystone wall running the full length of the house, cut into the earth, anchoring the house and countering the exposure of the site.

Orientated to follow the drystone wall, the house is a series of rectilinear pavilions. Downplaying the scale of the five bedroom house, the pavilions allow for a variety of outdoor, indoor and interstitial spaces. The character of the interstitial spaces is further emphasised through the use of fully retractable glazing and delicate can screening.

Stone, timber, glass and render are the predominant materials. The heaviness and solidity of the stone and the scale of the timber sections provide a strong contrast to the large expanses of glass which feature throughout. Sightlines are carefully coordinated with the glazing in a sequenced revealing of the vast landscape.

Everybody says they do it, but for BAM, this is not words, it is carefully focused actions. Our supply chain is critical to our ability to deliver the quality we are known for with the non-confrontational, problem solving approach and social responsibility that are our hallmark.

“They also need to trade efficiently and profitably. This event was about finding ways to involve them in tenders and on site that enables us to be more competitive together, leaner in management, and raise the bar on performance for our clients. I got a genuine sense that this level of engagement with them was new to many and welcomed by all.”

They voted on issues such as tender pricing, getting ready to build, and resolving defects. 84% of the suppliers said they emerged from the event with greater confidence as a result of it.

Mr Goff added: “The diversity of our clients and projects means our work can involve painstaking restoration using traditional skills or highly technological buildings, on any scale. Our supply chain needs to take the same journey we do towards the best possible standards of safety, environmental sustainability, efficiency and quality, and this ongoing close engagement with them is the only sustainable way to achieve it.”

In 2014, BAM provided work for well over 700 people, three quarters of

Modern Twists on Metro Tiles The metro underground station look is a classic tiling concept and whilst it is not a new idea there are ranges of tiles out now that bring the trend back into vogue. Suzi Hambly of Collinson Tiles explains the popular styles, as well as the latest more unusual modern twists, on this unmistakably cool tiling statement.

The metro style has many guises – small, large and various textures. One tile that has been hugely popular over the last few years for this look is the brick-shape and bevelled edge tile. It brings a vintage style to both bathroom and kitchen walls. These tiles are small so they are easy to handle, even for tiling novices or the budget-conscious.

As nice as this tile looks, it is widely used – so if you are thinking you want something with ‘wow’ factor to stand out from the norm, there are some different things you can do.

Change the size of the tile Rather than the traditional 20x10, use a longer 30x10 or a squarer 15x15 shape in a brick-style.

Use bold colours or mix your colours Metro tends to be white or grey so why not mix up your colours or even inject a bright bold colour into your wall to give it a lively zesty update on the theme.

Slovenian designer Nika Zupanc has added more furniture to her collection for London design label Sé, including an oversized armchair on slender steel legs

upanc has added a sofa, an armchair, dining chairs and a range of mirrors to Sé’s Collection III, as well as updates of previous designs. The new products were presented at Spazio Rossana Orlandi in Milan during the city’s design week, occupying the same space that the original collection was launched in last year.

The collection is the third produced by Sé since it was founded by Pavlo Schtakleff and Marc Sharifi in 2007.

“My vision can be most beautifully portrayed with iconic setting of a private sport club, stadium, Olympics, or even a gym,” she told Dezeen.

“The basis of this collection was very much inspired by the 1950s, a take on the glamour and elegance of the period,” said Schtakleff.

Zupanc said she had combined elements from 1950s Modernism with the aesthetics of sports venues.

The Stay Dining Chair comprises a rounded upholstered back and seat.

The gold powder-coated steel tubing frame appears like piping on the upholstered cushions, and the same material is used for the chair legs.

The chair is available with or without arms and upholstered in a choice of coloured fabrics and leather.

The Stay Armchair sits on the same slender legs as the dining chair but much

closer to the ground and has a larger bulging back. Two padded elements stick out at 45 degrees from the matching seat to form armrests. The armchair is also available in a twoseater sofa design.

Zupanc has also adapted a mirror design that previously sat atop a dressing table to make it freestanding. The mirror comprises two offset intersecting circles, with a straight central support that is used to hinge a middle panel, providing reflections from different angles.

“Following the last year’s success of the Olympia Vanity Table and its triple mirror, we added this mirror in three new variations from a very small one to a very big one,” said Zupanc. “The self-standing one acts almost like an installation in the middle of the room, playing tricks with visual perceptions of the space around you.”

The Olympia Mirror is available in three sizes with a frame in acidstained iron, lacquered iron or brushed brass.

The glass-fronted Loyalty Cabinet from last year has been created in a smaller version and also updated with wooden doors. Updates have also been made to other pieces including the Full Moon Lamp, which is now available as a floor version.

“I felt I needed to create some sort of unexpected luxury, but within a minimal, clean design

language, with the use of solid, basic, long-lasting materials and basic industrial production techniques,” Zupanc told Dezeen.

“The collection finally feels and looks like a complete statement, like a series of strong, elegant, sentences, that make all together a beautiful story,” she added.

The Telguard range of telephone and GSM based intercom systems are suitable for new build or retro fit. Telguard is a British company and we design, develop and manufacture here in the UK.

The telephone based system plugs in to a standard analogue telephone socket or phone system extension and the GSM system requires a SIM card. The only other requirement is for local power and the intercom can be installed.

Installation is not disruptive as the installation takes place at the entrance to be controlled and there is no need to put handsets into flats or houses as they are already in place – their own telephone or mobile.

The telephone numbers of the apartments/houses/businesses are programmed into the intercom system with any access codes required and the system is ready for use.

A visitor enters the flat or house number into the intercom via the keypad and then presses the ‘CALL’ button. The receiver of the call picks the telephone and can speak to the visitor and allow access by pressing a digit on their telephone keypad. This sends a signal to the intercom that activates the door lock or entrance gate and the visitor is able to gain access. If the receiver of the call does not want to grant access they simply put their phone down to end the call.

If the call recipient is on the phone when the call from the intercom is made the call will be seen on the telephone display and the user is able to hold their call and deal with an access request.

Any alterations required to telephone numbers or PIN codes can be actioned by the system installer and can be carried out remotely reducing the need for on-site attendance.

The Telguard system is not only quick to install compared with hardwired systems but also extremely flexible. Calls can be answered on cordless telephones making it possible for users to answer entrance requests while going about day to day business or it is possible for a

mobile phone to be called for access requests.

We are able to provide systems with backlit keypads and buttons, integrated proximity access and video. The video picture can go to a dedicated monitor or into the communal TV aerial for viewing on any television in the premise. Our GSM 3g video system will send pictures to your mobile phone.

Telguard provides great flexibility where users are elderly or infirm as they don’t have to get up from where they are sitting to answer an access call as they will have their telephone or mobile phone by their side. They will also be able to hear the call clearly.

DDA systems are available with large halo illuminated Braille buttons with big letter, easy to read displays and audio and visual call progress indication.

Bespoke applications are also undertaken making it possible to provide almost any style or shape of system. It may be that we have to provide a system to replace an existing installation so we are able to manufacture our panel to fit the aperture of an old, non functional system.

We are able to manufacture systems in different finishes and colour schemes, we powder coat stainless steel so as to not impact on the vandal resistance of the panel.

As advances in technology arrive in to the public domain, we are always in a position to make the most of these advances thanks to our inhouse development team. We are also able to engineer modifications to software and hardware should a specific requirement be requested.

Top tips for creating the ideal environment.

2. Incorporate an informal dining area to encourage togetherness The formal dining room is becoming a thing of the past, as families now actively use every part of their home, rather than keeping certain areas “for best”. Every family should have a dedicated informal dining space to ensure they sit at a table to dine together at least once a week. This promotes family harmony and communication.

Keeping face to face contact going with our busy schedules can be difficult, so creating an area where everyone will have to spend some time together makes perfect sense.

As we all have to eat, a kitchen that incorporates informal dining, homework areas and, potentially, some television viewing space makes a perfect family focal point.

Create as large a dining table as possible to also act as a “homework” area or leisure space for tablets and laptops.

Keep clear definition between cooking & preparation, dining and TV areas.

This will ensure that mess in one area does not encroach on another, allowing users to co-exist happily.

Clear visual site lines are important to ensure family do not feel isolated when in the same physical space particularly where young children are concerned.

Use a washable paint, such as Little Greene Ultimatt, this is unaffected by condensation and also means family mess and cooking spray impact can be kept to a minimum.

The better quality vinyl flooring options, such as Karndean, can look as good as wood and tile, but are infinitely more forgiving on crockery when dropped – an important consideration if you are getting Mummy’s Little Helpers involved in household jobs.

4. Storage and more storage All families collect rubbish and there is nothing worse than work-surfaces covered with clutter that you have to clear to start using the kitchen for its real purpose.

So here is my guide for creating the ideal family kitchen:

1. Have separately defined spaces that are in visual contact

Where choosing soft furnishings or upholstery look at rub tests and choose hardwearing fabrics and finishes to ensure no family area is “too precious”.

3. Keep it easy clean/low maintenance/hard wearing Avoid any surfaces that are too high maintenance so that spaces can stay attractive without being labour intensive.

If you opt for a granite work surface use a matt or leather effect surface – these give all the benefits of granite without the intense maintenance of a high shine finish.

Incorporate as much drawer storage as possible to allow the bits of string, tickets, leaflets and other items to be kept in a place with a clearly defined use – so you can find things without them being on show.

Have hooks and dedicated shelves with plug sockets to store keys and those all-important mobile phones that need charging.

5. Lighting Incorporate dimmable lighting in all areas and ensure that it is appropriate to the tasks likely to be carried out in those areas (such as food prep or hard book work). This will also help delineate the areas more, both visually and practically.

Good lighting is important to avoid eyestrain and accidents. The ability to dim lighting means that the kitchen can quickly be turned from an intense work environment into a calmer dining area or social space.

Additional wall wash lighting also helps create a softer visual and moves the kitchen from being a “task” area to an entertainment area if required in the evenings.

6. Electric sockets Never underestimate the amount of sockets you will need. Kitchen

equipment, phones and computers are all increasingly power hungry and there is nothing worse than unplugging one item to fit something else in.

7. Do not be afraid to use colour.

TEN THINGS YOU NEED TO KNOW

WHEN CHOOSING A PLATFORM LIFT Choosing a platform lift can be a daunting process, with many elements to consider. We’ve put together a helpful top ten of things to consider when choosing a platform lift.

1. Should the lift be open or enclosed?

An open type platform lift does not have a shaft whereas an enclosed platform lift has a shaft for the entire length of travel. An open style platform can only be used up to a maximum travel of 3 metres.

2. How much space do I need?

It is vital that the footprint of the lift is considered in relation to your building, but also the arrangement of doors and the space required in front of each door to ensure safe access for wheelchair users. The manufacturer will also state the installation space required, this is usually 30-100mm more than the footprint sizes.

3. What drive system is right for me?

The main drive systems used are guided chain, hydraulic and screw drive. It is important that you discuss the type of drive system with the manufacturers so that you can fully appreciate the differences in how the drive system will affect the ride, longevity of the components and other space requirements – for example, hydraulic units will require space for the fluid tank.

4. Does the lift shaft need to be fire rated?

The local planning office/architect should be able to advise on this. Generally platform lifts can be manufactured with fire doors but the shaft would need to be clad to provide the rating.

5. Should I choose a pit or ramp?

Platform lifts usually require a pit of 50mm – 150mm. However, many of the manufacturers offer a ramp at the bottom door if a pit cannot be provided. If a ramp is chosen consideration should be given to the ramp being a potential tripping hazard.

6. What should I consider about door hinging?

The way in which the door opens on to each landing should be considered. Will the door conflict with another door? Will the door opening to a particular side then put the wheelchair user at risk of falling down stairs?

7. Do I need remote landing call buttons?

If the access to the lift is tight or restricted in a corridor then remote landing call buttons could be considered. This would make the space in front of the lift door easier for the wheelchair user to negotiate.

8. What about automatic doors?

Automatic doors are often chosen where the lift will be used by individuals that will find pushing or pulling a door to be difficult. There are different types of closer which will react differently when the door comes into contact with an object and these should be discussed with the lift provider to ensure it meets with your requirements. Again the location of the door with an automatic closer should be considered carefully, for instance, a door opening on to a busy corridor could potentially create a hazard for those in the corridor when it opens automatically.

9. What colours are available?

Manufacturers can provide lifts in many different RAL colours. Doors can be different colours to the shaft (colour contrasting) which help the visually impaired to identify the lift. The ability to colour the lift enables the lift to be either made into a feature by contrasting the colour with its surroundings or blend the lift in by matching the surrounding colour.

10. Should I choose a glazed shaft?

If the lift is not to be fire rated then a glazed or partially glazed shaft could be used. Some manufacturers can glaze all 4 sides of the shaft whereas some can only glaze 3 sides due to drive system used. So if glazing is important to the lift design this will need to be discussed early with the manufacturer in relation to their particular drive system. If a glazed shaft is required then ensure that items such as cover plates for the underside of the platform and back panels to the platform console are included to maintain the aesthetics of the glazed lift.

The Future of House Building

Housebuilding in the UK is currently at an all-time low.

It is predicted that a total of 250,000 homes need to be delivered each year in order to tackle spiralling house prices and the critical shortage of affordable homes.

This target has constantly been missed – with figures showing that only 141,000 homes were constructed last year.

A substantial part of the problem is that housebuilders in possession of large sites often only release a small amount of homes at a time, as building at a slower pace allows them to maximise the value of their assets. As a result local authorities are now looking at reclaiming and managing the construction of new homes. Councils have largely been removed from housebuilding since the conservative government came into power in 1979, where private construction rose, but not by enough to compensate for the fall in public sector building.

So what have local authorities been doing all this time? Council advisors argue that they been exploring ways of getting back into housebuilding after decades of being removed. Both Labour and Liberal Democrats are arguing in support of the state to once again commission and build new homes. Nevertheless, the current Housing Minister, Brandon Lewis, argues that they need to be cautious about the state getting involved in housebuilding – stating that the country must live within its means.

It is clear that if the state reclaims house building then cost effective methods of building will have to be utilised. Offsite construction provides the solution. Through the use of offsite construction, the government will be able to deliver houses at a lower cost and a rapid pace. Offsite construction has been around for decades, however, it is only now that its benefits are truly being recognised. It has been stated that a main factor holding up housebuilding in the short term, is a lack of materials. The surge in demand in late 2013 and early 2014 led to a decrease in availability of traditional materials such as bricks. This paved the way for prefabricated materials like timber and steel to be used in housebuilding.

There is an urgent need for a mass volume of houses to be constructed in a limited time scale and whether the state takes on housebuilding, or if it is left to private house builders, the benefits of offsite construction could be crucial to meeting targets that have repeatedly been missed. Offsite construction provides housebuilders with programme certainty and quality though simplification of site operations and reduced weather dependencies due to the controlled factory-based assembly process. Houses delivered through offsite construction offer enhanced specification standards and build quality which reduces occupancy costs related to energy use, defects and repairs. There is significant evidence that suggests that the use of offsite construction has been successful when applied to meet the needs of significant housing developments at scale with consequential opportunities for standardisation of design details – particularly to meet the need of government led programmes.

Interior Designer Jamie Hempsall advises how to ensure you do not make an expensive mistake.

In the midst of the winter gloom, many of us want to get a hint of spring by freshening up our homes.

Flooring often forms a part of that decision and is certainly critical in the success or failure of your look and feel.

It is important not to simply replace your flooring with something similar, but to take time to consider the use of the room and people who might therefore be enjoying the ambience.

Your key considerations should be: 1) The volume of traffic that the room will be subject to and, therefore, how durable your product needs to be.

2) Is there likely to be moisture regularly present (such as a bathroom or utility room)?

3) How slip resistant does your floor need to be?

4) Does the floor need to act as a sound barrier? A particularly important consideration in upstairs rooms and for those in apartments.

5) Do you want a maintenance free finish?

6) Do any of the occupants have asthma or allergies? Some carpets are more hypoallergenic than others and generally harder floors can be more easily cleaned and, therefore, less problematic.

7) What sub-floor will your surface be laid upon? For example, if you have under-floor heating, then engineered floor boards can be a better choice than solid wood.

8) Overall budget – including installation.

The flooring types have very

differing properties, so here are my guidelines to help make an informed choice: RESILIENT FLOORING Items such as vinyl (e.g. Karndean or Amtico) and linoleum can bounce back to their original form after something is dropped on them; helping preserve both the floor and the object. These make a good alternative to hard surfaces such as tile.

They are often flexible to lay, hardwearing with minimal maintenance; good in areas with moisture and most finishes are bacteria resistant. Prices can suit most budgets.

PORCELAIN & CERAMIC TILES These are relatively easy to maintain and perfect in areas with moisture or immediate access from the outside. Without under-floor heating they can feel cool and you need to consider slip-resistance. They require a level sub-floor. Fitting costs can be as much as the cost of the tiles, but properly laid tiling can last a lifetime, so is money well spent.

WOOD Always gives a warm architectural finish and colour can be altered with staining. Wonderful for a more informal area, must be in good repair for visual interest. Will require regular maintenance depending upon finish, but if cared for can be a very long-term and richly rewarding companion.

Wood may stain if in regular contact with moisture so finish and careful cleaning is important.

Can be temperamental if used in conjunction with under-floor heating where veneer engineered boards might be a better option. Needs professional fitting to ensure safety

and longevity. One of the more expensive flooring options.

LAMINATE A firm favourite in the last decade as a cheap and easy to fit flooring solution. Unsuitable for damp areas and can sound hollow when walked upon, so not recommended in flats or upstairs bedrooms. Some systems are suitable for owner installation. Laminate is easy to maintain and available at a variety of price points.

CARPETS & RUGS A particularly good solution in cooler areas as they add warmth and comfort; they also help reduce noise. Carpet may not be as durable as other surfaces, but stain resistant treatments definitely help prolong its life. Available in

a variety of price points, but a good quality underlay and professional fitting are essential for carpets.

Rugs are ideal used in conjunction with other surfaces to provide warmth and design contrast.

STONE & MARBLE A very permanent solution and ideal in wet areas. Cooler than most other finishes, but ideal with under-floor heating as it retains warmth.

Expensive and must be laid perfectly. Ideal for bathrooms; hallways and garden rooms.

At WorkClub, a media creative agency, we worked with architect John Nordon of IDE-Architects to design and produce a suspended system which combined cable distribution and lighting. The trunking system was suspended above the open work area and carried all power and comms cables. Light fittings could be positioned at any point in the top of the section giving a general uplight over the whole area with tracks and spots fitted into the sides to give flexible accent lighting to areas below and on the walls. Special outlet columns dropped power and IT cables down to the desktop in areas where workstations were clustered and for presentation spaces.

Special school boosted by Ergolet overhead hoist system

Danish mobility company Ergolet has installed its Luna overhead hoisting system, featuring the unique wall-mounted E-track, at Kingfisher Community Special School in Oldham to significantly improve pupils’ access to facilities throughout the building.

The installation – the first of its kind at a UK special school - was part of a multi-million pound refurbishment programme at the school, designed to ensure that children with complex and severe mobility needs have the best access to specialist learning environments.

The E-track and Luna system covers the full length and breadth of each room allowing the most severely disabled, who are usually reliant on floor hoists or fixed-track overhead systems, to reach all corners of the room.

A hand-held remote control device controls lifting and lowering, while carers at the school can assist with movement around the room.

The installation in the hydrotherapy pool suite is discreet and ideal for disabled access in public swimming pool complexes. The portability of the Luna “pod” and wall-mounted tracking means unsightly and space intensive mobility equipment does not have to be a permanent feature poolside.

Fitted just below the ceiling, E track is discrete and the entire system blends into the room.

Ergolet’s David Lomas said his company won the contract based on the ease of installation, use and cost effectiveness of the system. He said: “We were contacted by the school at a late stage because the planned traditional installation of overhead hoists was proving to be more difficult and costly than anticipated.

“The original buildings date back to the 70s so to make the use of overhead hoists work together with the old building and the new build project, it would have been necessary to install additional cumbersome and costly steel beams. By using E-track, installation time can be reduced by 70%, giving a real cost saving”.

Cath Croke, Moving and Handling Manager at the school said the installation had made a significant difference to both pupils and staff. She said: “It has certainly made the quality of life so much better for those pupils with more severe mobility issues.

“Floor mounted mobile hoists aren’t suitable in soft play areas, for example, so this system literally means that all pupils, whatever their mobility issues, have the opportunity to access all the learning environments throughout the school.”

Walk on Rooflight Berkeley Homes was a prestigious collection of three impressive contemporary 4/5 bedroom apartments at Terrace Yard, Richmond.

The development has been meticulously built by Berkeley to its award-winning standards, with the sumptuous new showhomes designed by the international interior designer Chris Dezille, founder and owner of Honky Design.

Contemporary interiors flow seamlessly throughout the homes demonstrating their stunning accommodation and flexibility.

The use of a walk on rooflight has brought an elegant touch to the cleverly designed outdoor space and is used to generate natural daylight through to the lounge below.

Fully opening skylight This property on Owlstone Road consisted of an uplifting renovation to a drab and dreary existing kitchen and diner area, with the additional design challenge to not significantly increase the floor space.

The main feature of the space was an electrically operated fully opening skylight which allows natural light to be brought into the main living space. In a very densely populated area with space a premium, this approach has brought light and importantly sunshine into the west facing property.

Broombank, Eaves Flushglaze Rooflight

The skylight has created views of the sky above and beyond the neighbouring terraced properties and enclosed garden space.

Eaves flushglaze rooflight The location of this RIBA award-winning new build remained a strong focal point throughout the entire project, with design plans intended to accentuate the stunning views of the River Alde.

Owlstone Road, Fully Opening Skylight

This was positioned within the stairwell, enabling light to flood a typically dark, enclosed space using horizontal and vertical sections of glass.

The homeowner’s requirement for peace and tranquility was fulfilled, primarily due to the carefully planned use of light and space throughout the design build.
