Osmo customers Steph and James Lynch had bought a house in 2017 which was a project property. With a lot of wood featuring both internally and externally, the couple needed to find a company that provides a high-quality finish that protects and enhances the wooden surface.
“We fitted solid oak parquet flooring in the living room and kitchen and the connecting hallway,” commented James. “With these rooms being two of the most used spaces in the house, we required a product that was very waterproof as well as hard wearing. I also wanted a product that would not overly change the appearance of the original, unfinished parquet flooring, and for this reason, we selected Polyx-Oil 3062 Clear, Matt from Osmo UK.”
The surface was given a very light sand with a hand sander, before two coats of the finish were applied. Due to the size of area inside, it took a couple of hours to apply the finish and it was left overnight to dry. Having a consultation with the Osmo UK team through Instagram, James realised that this product could also be used on the solid wood kitchen
worktops, so he went ahead and applied two coats of the Polyx-Oil finish to this surface. Offering all the professional features of a traditional oil-based finish, Polyx-Oil allows the natural texture of the wood to still be apparent. Polyx-Oil also offers a high level of wear protection that can occasionally be topped up without sanding when required. The finished surface is also
spot repairable. Polyx-Oil’s natural components penetrate deeply into the wood to create a micro-porous finish. This allows the wood to breathe naturally. After treatment, the wood is nourished from within and retains its elasticity. It becomes water repellent, stain resistant and more hard-wearing, because it meets the wood’s natural demands and does not crack, flake, peel or blister.

Material Works Architecture Material Works were commissioned to design a a small addition to this victorian terraced house in Stoke Newington, London. With a limited budget and limited space for building in, the challenge was to transform the existing dark and cramped kitchen space into a bright and open space that would cater to the needs of a growing family. To achieve this an extensive roof light was installed above the new addition made from frameless glass panels supported on solid oak roof joists. The new external walls were built with reclaimed local bricks to add character and texture to the interior finish. The rear wall was opened up with large sliding glass doors set above a new window seat in oak veneer to match the structural timber and create additional storage. A careful coordination of the restricted space allowed for the inclusion of a central kitchen island while still leaving space for a dining table and clear routes through the space. The kitchen units were formed from laminated plywood with accents of oak veneer that match the timber elsewhere. A robust polished concrete floor was chosen to provide contrast from natural oak and create an aesthetic that was at once both contemporary, practical and welcoming.

Flexibility and adaptability are now the driving force behind kitchen design People have learnt to adapt to a different way of living in recent times and this is certain to have a significant impact on kitchen trends moving forwards. Beyond sole focus on appearance and practicality, sustainability will continue to be a prime consideration for many and with more urgency than ever before. More consumers are now striving for environmentallyfriendly options and consider this to be as important a consideration as anything else. Don’t Panic – Poised and ready for the next Phase As the country moves into the next phase of the pandemic, the work of building services firms will be more important than ever, according to Waterloo Managing Director Russell Shenton. The air movement and ventilation sector is still highly disrupted by the Covid-19 Pandemic. Looking ahead it is not clear what the new normal is going to be. As governments continue to grapple with appropriate and timely measures one thing is clear, legislation alongside cultural and behavioural change is likely to have a significant impact on the way that people use buildings. The second wave of the Covid-19 pandemic should make the sector’s work to maintain good indoor environments increasingly important with, for example, most facilities managers being advised to keep ventilation rates as high as possible for the foreseeable future. “Mechanical ventilation systems will be crucial in delivering the right balance between comfort and healthy air change rates,” says Russell Shenton. “We need to keep providing our markets with good technical advice and practical solutions so they can reassure building occupants.”

Heating He also believes suppliers that managed to keep operating throughout the initial lockdown period are in a stronger position to thrive in the coming months.
This meant Waterloo already had significant stocks of raw materials in place backed by further ringfenced reserves held as a buffer in its supply chain.
“I am extremely proud of the fact that we didn’t panic and did not shut everything down and send our workforce home,” says Russell. “We found a way to keep operating; we put all the necessary precautions in place; and adapted our factory working patterns to keep people safe.
“When all is said and done, ventilation companies like ours are raw material processors and so having those supplies is our lifeblood,” explains Russell. “That was another reason why we didn’t feel a sense of panic as the world ground to a halt around us.”
During the first lockdown, Waterloo quickly split its 85 factory floor staff into three shifts so it could keep operating safely. It also stepped up communications; putting out the message “we are open and manufacturing; we can support you with all your enquiries and product supply”. Most importantly, he says it was the “adaptability and resilience” of the Waterloo team that was the crucial factor in allowing the company to continue operating throughout lockdown. “These strengths will now help us deal with this new phase and thrive into the future.” he adds. “This continuity of manufacture and service meant that not only were we able to continue to serve our existing customers; but were also able to support a broader range of companies whose regular suppliers were not operating,” said Russell. “This has expanded our customer base and grown our market share and, as a result, we are better placed to deal with unpredictability in demand over the coming months.” The company also benefitted from good continuity in its own supply chains thanks, ironically, to preparations already underway to cope with the disruption expected after Brexit.
Some sectors of the economy have fared better than others, of course, and for Waterloo the surge in demand from data centres provided a welcome increased revenue stream. With the government now encouraging people to work from home for longer, this market is set to keep advancing, which will keep demand for the company’s specialised grilles and diffusers at healthy levels. New products are also in the pipeline helped by the integration of the Waterloo business into the Swegon Group, which is enabling planned investment in R&D and the adoption of new technologies to forge ahead uninterrupted. “Being part of Swegon has given us enhanced stability at the most difficult of times; allowing us to invest for the future and call on a wider talent pool to help us shape the business. As a result, we are as well placed as any business could be to deal with whatever is to come next.”
Despite being a very large international business based in Sweden, Swegon takes a regional market-by-market approach. This involves investing in local ‘strongholds’ in each of its key strategic locations with locally based businesses who can tailor products specifically adapted for the needs of their own markets. “Waterloo is a strong brand with high visibility in the UK and the group intends to build on that,” says Swegon’s head of marketing Josh Emerson. “So, although we are going through a rebranding exercise, the Waterloo name remains prominent. “This makes sound sense from both a sales and technical perspective because, for example, air terminal devices differ from market to market and Waterloo is the leading supplier into that sector for the UK. We are delighted to have acquired such a well-established and respected business and look forward to building on its sound foundations far into the future.” Waterloo was founded in 1961 and employs 130 people. Its head office is in Aylesford, Kent and revenue in 2019 was £12m. It became part of the Swegon Group in March this year. Swegon is part of the Swedish Latour group and is a market leader in energy efficient ventilation and indoor climate products and systems. It employs 2,400 staff and has a turnover of approximately EURO500 million worldwide – over £54m of which is in the UK.
A current rebranding exercise is designed to reflect that confidence in the future by creating a crisper, more modern image as well as reinforcing the message that the company will retain its own clear identity within the group.

Time to look at renewable heating Will the combination of the Green Homes Grant and the RHI herald a heating revolution?
By Max Halliwell - Communications Manager for Heating and Ventilation, Mitsubishi Electric. ith the announcement of the £2bn Green Homes Grant, which opened for applications at the start of October, the Chancellor of the Exchequer, Rishi Sunak has enabled homeowners and both social and private landlords to improve the energy efficiency of their home or housing stock.

Landlords, including local authorities and housing associations in England, can apply for vouchers worth up to £5,000 to make their properties more energy efficient. The vouchers cover up to two-thirds of the cost of the improvements, up to a maximum of £5,000 a property and can be spent on insulation, new windows, renewable heating, solar power and other measures that improve the overall efficiency of the property. However, the work must be completed by the end of March next year, which must surely limit the number of properties that can be tackled over the coldest part of the year. It is also not possible to get the Green Homes Grant for newly built homes which haven’t yet been occupied, so social housing landlords will need to focus on empty properties or find temporary accommodation for any tenants that won’t be able to stay in the home whilst the work is underway.
Look at the fabric As a representative of a heat pump manufacturer, you might expect me to focus on the significant benefits to both tenants and landlords of renewable heating and in particular, air source heat pumps. However, we would always advocate making sure that the fabric of the building is as energy efficient as possible first, so that the heating technology can work as efficiently as possible. It’s what we call a ‘Lean, Mean, Green’ approach and by this, we mean be ‘Lean’ and reduce the need for overall energy consumption first. Look at the fabric of the building by stopping heat loss and leaks, and improving the overall insulation. Next we propose a ‘Mean’ approach, where any energy used in the property is used as efficiently as possible. Low energy

lightbulbs are an easy example but any electrical appliance should be looked at to ensure that it is as efficient as possible. The same applies to the heating system but this is where the ‘Green’ approach kicks in. It is still easy to just replace an existing oil or gas boiler and a modern boiler will increase the efficiency of the heating system over an antiquated boiler. However, this is simply not sustainable into the future and does nothing to decrease the carbon footprint of either the home, or the housing association.
UK investment And this is where air source heat pumps really come into their own as they are now a reliable, proven technology and, in the case of our own Ecodan for example, are built in the UK and designed specifically for UK conditions. Over the last decade and more, we’ve fitted tens of thousands of heat pumps from the Isle of Wight to the Isle of Skye. In modern, upgraded homes and in ancient, listed buildings, and in both single properties and whole apartment blocks. At our Scottish factory, we have invested heavily in R&D actually going as far as building two comparable houses in the car park. One has a modern gas boiler and the other has an Ecodan heat pump and both homes are tested and tested on their performance. Whichever renewable heating system you choose, it is worth looking at performance, reliability and operating noise levels as these will have a real impact on acceptance with tenants, keeping them warm and happy throughout the winter.

For us, this is a bit like miles per gallon (mpg) with a car. We all know that the car manufactures show off the highest mpg possible, but this is always from a laboratory test, in optimum conditions. Once you get your car on the road, at all speeds and in all weathers, that is where you really see what the performance is. The same is true of any heating system so always ask about the seasonal efficiency won’t you?
Shh, people are sleeping Another key area that will affect adoption of renewable, energysaving air source heat pumps is noise, to ensure tenants and their neighbours aren’t disturbed, which is why permitted development exists. In the residential environment, sound is important because low sound increases the flexibility of where a heat pump can be positioned. As heat pumps are adopted in more homes, noise will become an increasingly important factor and many are sited close to windows, where the unit’s apparent low noise during the day, can become a different matter in the quiet of the night. Permitted development requires sound levels to meet certain limitations, with the sound pressure level not exceeding 42 decibels, dB(A) when measured at a point one metre away from the neighbour’s nearest door or window.
To help people understand the full benefits of air source heat pumps, we’ve created a series of podcasts all about renewable heating with our Ecodan Ambassador, architect and TV Presenter, George Clarke and in one of the latest, we look specifically at the social housing sector. George and I talk about social housing in the UK, ‘affordable warmth’, and the need to educate the entire sector, from government, developers, housing associations, and residents about heat pump technology. We also consider the case for new-build developments versus retrofitting the UK’s existing social housing stock to be more sustainable and energy-efficient. In another, more recent podcast, I talk with Rob Hicks, Innovation Manager at Sovereign Housing Association and we discussed Sovereign’s decision to invest in sustainable heating technology to meet their long-term, ‘affordable warmth’ objectives for residents. In the podcast, Rob reflects on the housing association’s ten-year relationship with Ecodan, and the educational challenges they overcame when introducing new technology. With the government recognising how important air source heat pumps will be for the future of low carbon heating in the UK and forecasting one million sales a year by 2030, the time could not be better to look at improving the heating future for tenants. Not only could you benefit from £5,000 per property, if the work is completed before the end of March, the property could also be eligible for the Renewable Heat Incentive, earning quarterly payments for the next seven years. But there’s no time to lose as both the Renewable Heat Incentive and the Green Homes Grant end on the 31st March 2021.

Hounsfield Boilers shortlisted for HVR Awards Leading oil boiler manufacturer, Hounsfield Boilers, has been shortlisted for the prestigious HVR Awards for ‘Best Domestic Product’ for its revolutionary new wallhung boiler.

The Importance of Delivering Hot Water with Temperature Control By Dan Madagwa, MEng
Introduction The supply & use of hot water is vital to the efficient function of almost all industries. From NHS Healthcare to Care Homes to food production, hot water is critical yet often an overlooked integral part of the system design is the overall ability to accurately control hot water temperature. This capability can allow you to preemptively tackle or avoid issues arising from poor hygiene regimes or bacteria. The significance of hot water temperature
control itself is being given a lot more attention, as seen in a CIBSE journal article entitled “Taking the temperature – domestic hot water” which looked at the potential of reducing carbon and providing modern, safer low energy solutions simply by focusing more on temperature and revising guidance (CIBSE, 2020). The importance of being able to accurately control hot water temperature will be explored in this paper.

How is precise temperature control achieved? Temperature control is the procedure where the change of temperature of a space or substance is measured and the movement of heat energy into or out of said space or substance is adjusted to achieve a desired set temperature. In the case of hot water heaters, this process is governed by a temperature controller. This instrument simply calculates the difference between a set-point and a measured temperature by taking an input from a sensor and giving an output signal for the connected heat element. Venturing into system design, another way to ensure the desired temperature is provided at the outlet is by using thermostatic mixing valves (TMV’s). A TMV uses an internal thermostat that blends hot and cold water to achieve this result.

Limitless supply of hot water provided constant gas and water connections exist. Lighter and require less space. Advanced models can supply very precise temperature accurate hot water.
Table 1 opposite shows a comparative analysis between a continuous flow and storage water heater. As you can see from the data, the storage tank option tends to be less efficient and consume more energy. Once you factor in replacement costs, a continuous flow hot water heater is the more cost and energy efficient option as well as being better at reducing the carbon footprint. However the most important feature with regards to temperature control and what makes continuous flow the preferred option for this application is the ability of some continuous flow water heater models to constantly provide temperature accurate hot water with a precision of up to ±1°C.

The two main forms of supplying hot water are the conventional storage tank water heater and the continuous flow (instantaneous) water heater. The main differences are outlined below. Storage water heaters: • Have a limited amount store of water. • When store depleted takes time & fuel to reheat before use. • Require greater plant room space. • Materials handling issues, heavy and cumbersome. • Standing losses. Continuous flow heaters: • Hot water is heated and provided solely upon demand. • Evidence and data that they are mechanically and operationally more efficient.
ACOP L8 is the Health and Safety Executive Approved Code of Practise that governs the control of Legionella in water systems. Legionella – full name Legionella pneumophila – is a bacteria that causes, amongst other less serious conditions, Legionnaires disease, a potentially fatal form of pneumonia. Legionella bacteria are common in natural water sources but the conditions are rarely conducive to people catching the disease. This usually occurs in purpose-built water systems and the risk of being exposed to Legionella increases in warm, stagnant water, passed to humans via breathing in miniscule, aerosol-like droplets of water. Specific guidance for the control of L pneumophila in water systems is provided in ACOPL8 and its associated regulations, HSG274 Part 2. When it comes to combating Legionella, precise temperature control is one of the strongest weapons available. The bacteria begins to die in temperatures above 50°C and cannot survive above 60°C Certain conditions support the growth of bacteria, such as a temperature range of 25°C to 45°C as well as the presence of certain deposits such as lime-scale, rust, sludge

and organic matter can also increase this risk. This is why it is important to control the risk of exposure and do all you can to minimise it by introducing measures that restrict the growth of bacteria and reduce exposure. Traditionally this is done via temperature control, keeping stored water at least at 60°C and ensuring distributed water is supplied with 50°C water (55°C for healthcare) at outlets within 1 minute.
Scalding When discussing temperature control of water the risk of scalding should always be considered, especially in the health and social care sector. According to the Health and Safety Executive (HSE), high temperatures over 44°C can create a scalding risk and as such water temperatures discharged from outlets accessible to those vulnerable or where there is the potential for full body immersion must not exceed this temperature. Engineering controls can be put in place in order to ensure this. These include using the aforementioned thermostatic mixing valves which should be placed as close

This would allow water of a safe temperature to be provided continuously and reliably at the outlet. For example there could be a scenario where a water heater was set using the controller to provide water of 43°C directly to the outlets. In this case, the use of thermostatic mixing valves would not be required though there could be legionella concerns. However regimes could be put in place to help control this. One method that could be used in addition to normal operation is a pasteurization regime. This would consist of raising the water temperature very high to over 70°C, the point at which legionella bacteria are killed instantly, and flushing the system. This could be done when the building in question is not occupied, the water is returned to a safe temperature prior to occupancy and it could potentially allow for water to be supplied as low as 43°C during regular use, reducing consumption immensely.

The temperature of hot water is critical for many hygiene regimes across a variety of industries such as laundry for hotels, care homes and healthcare, particularly with regards to the cleaning and disinfectant processes. Being able to reliably provide water at these temperatures not only serves to properly disinfect the items in question every time but gives the end-user peace of mind. According to the Health & Safety Executive’s HSG (95)18 Hospital Laundry Arrangements for Used and Infected Linens, “The washing process should have a disinfection cycle in which the temperature in the load is maintained at 65°C (150°F) for not less than 10 minutes or, preferably, at 71°C (160°F) for not less than 3 minutes”. This is especially important as there are a number of harmful bacteria that can survive temperatures of over 50°C degrees such as Staphylococcus aureus, a well-known pathogen that if allowed to invade the skin deeply can cause a plethora of diseases, ranging from superficial skin infections that cause boils to more systematic issues like pneumonia and blood infections. Maintaining high temperatures ensures that such bacteria are killed before they have a chance to become a problem.
The need of hot, potable water is essential in any food processing operation as it is a major component of the cleaning process. To reduce the risk from hazards, comply with legislation, presenting a hygienic visual image or to ensure the variety of bacteria and residue left behind during production is removed, having clean equipment is of paramount importance. Hot water (thermal energy) plays an integral role in the effectiveness and rate of the cleaning method. Increasing the temperature generally increases the rate of the chemical reactions involved in the cleaning and so make it more effective and take less time. In the same vein, higher temperature of water may require the use of less detergent, allowing money to be saved. The goal is often to find the perfect balance between cost, efficacy and food safety and so the ability to precisely provide water of specific temperatures is hugely beneficial and allows great control.
Conclusion It is clear to see that implementing temperature precision and control in the specification and installation of hot water systems is vital and will only continue to grow in importance, particularly in the current pandemic and the aftermath. Being able to choose between providing water hot enough to combat Legionella and disinfect laundry or low enough to prevent scalding is a useful tool and if it is more widely incorporated as one of the first steps in the design process, a plethora of issues can be avoided and effectively design-engineered out of the equation.

Normally, there would have been a celebration and promotion, inviting customers to see the new look store however, Gills found themselves in extraordinary times. In early March, whilst the trade counter remained open, footfall dropped dramatically and home installations that were booked in had to be postponed. When the country went into lockdown at the end of March, it became clear that businesses who could adapt quickly would have a better chance of flourishing again. Gills adapted to new customer requirements, plumbers and installers were still supporting their customers with emergencies, so it was important that the essential trade counter remained open. In addition, local households required water softener and salt, and Gills were delivering these essential products to the doorsteps of those who were selfisolating and vulnerable.
It is often the small businesses which will adapt to a quick changing business environment, and in this case, Gills modified their service to over the phone payment, safe collection, and deliveries, ensuring their customers were able to shop in their local area – which clearly demonstrates the importance of independent stores all over the country. Chris Kania, Gills Managing Director also made some additional changes to the inside of his store, to keep staff and customers safe. Now a familiar sight in retail outlets, Perspex screens were installed across the counter, hand gel sanitiser made available on entering the store, the showroom, office and warehouse and visible social distance stickers were put on display – with only 2 customers allowed in the shop at any one time. Kebony, a global leader in the production of sustainable modified wood, was carefully selected by the architects for the exterior cladding of the extension to create something truly beautiful without being ostentatious. fter making the decision to stay in their house, rather than moving to a bigger property in the area, or moving away from the children’s school, the family recognised their pressing need for more space. Up Architects wanted to design an extension that stood out from the run-of-the-mill extensions in the area, and started with the idea of a single large space that could be adapted to suit the family’s needs over time, incorporating dining, living, a playroom, study area, TV room and guest room into the brief. In keeping with the client’s brief, the design is simple, un-assuming and honest with two simple roof forms sitting over the main space, formed from an exposed glulam timber structure with Kebony cladding used for the exterior walls and roof. The simple geometry of the twinhipped roofs breaks up the bulk seen from outside and defines the different spaces internally without a physical division. The timber Kebony cladding lines up across the walls and roof, with compound mitred joints, making the whole extension appear to be carved from one block of wood, with no visible gutters to compromise the sharp lines. technology is an environmentally friendly and patented process which modifies sustainably sourced softwoods by heating the wood with furfuryl alcohol - an agricultural by-product. By polymerising the wood’s cell wall, the softwoods permanently take on the attributes of tropical hardwood including high durability, hardness and dimensional stability. This unique process also provides Kebony with its characteristic appearance, which only grows more beautiful with time. Coatings & Paints Restoring a listed property isn’t for the fainthearted. It involves planning, energy, time and money, and there are usually a few hidden surprises along the way. But Guinness World Record holder and Britain’s fastest snowboarder Jamie Barrow, who has turned his hand to property development, decided to take on the challenge. He fully renovated a Grade 1 Listed two storey apartment in the beautiful city of Bath.
Restoring a listed property Paragon is a grand Grade 1 Listed Georgian Terrace designed by Thomas Attwood and built in 1768. Situated in Bath city centre, it is surrounded by period architecture. Being a property with a rich history, Jamie wanted to do justice to the building. He explained: “Being a property developer in an historic city like Bath, I believe there is a social responsibility not just to make these developments on the outskirts of the city, but also to restore these amazing historic buildings for others to enjoy for years to come. Every material used in the property is as in-keeping and natural as possible,

Breathable plaster and paint In a Grade 1 Listed building with a basement, there were obviously some damp issues. As Jamie was not allowed to damp proof the building, he had to use breathable materials, such as lime plaster on the walls. Damp proofing a property of this age can cause all sorts of issues further down the line, and actually exacerbate damp or mould problems in the future. Older buildings are designed to breathe so planners often request that traditional, breathable materials are used.
At first Jamie used lime wash to finish the lime plaster. But he decided to change to Earthborn Claypaint due to its high level of breathability, thick creamy consistency and ease of use. He added: “We initially used a lime wash as this is what was suggested but after many coats it just wasn’t covering well. This is when I looked into what other breathable paints are out there and came across Earthborn Claypaint. I decided to give it a go and after just 1 coat it covered amazingly and gave a really nice luxury feel. That is why I am now using it on my other project.”

We asked eco-materials supplier Ecomerchant to pick some of the standout products from 2020 and asked if their popularity could be linked to current and proposed regulations. Liquid applied airtight membranes first arrived in the UK around 5 years ago. The idea that an airtight membrane could be spray or brush applied was groundbreaking despite the use of similar means of application for protective coatings and waterproofing. Blowerproof was first introduced to the UK by Ecomerchant in early 2016. The product became BBA certified (the first to do so) in 2017 and was quickly picked up by the Passive House sector. Over the past two years, liquid applied membranes have seen exceptional growth as the demand for airtight buildings increased. The ultimate application came in spring 2019 when the Imperial War Museum archive used Blowerproof to create the most airtight building in the UK (ACH 0.03) for storing its priceless archive of documents. For the refurb sector, the use of liquid applied membranes is a game-changer. The water-based VOC free liquid can be applied to almost any surface even in the trickiest and most demanding applications it creates a permanent flexible layer which allows airtightness to be delivered where previously achieving high levels were nigh on impossible. Wood fibre flexible batts and rigid carrier boards. Insulation is a key component of most retrofit projects and the increase in wood fibre use over the past few years has been steady - but the take up this year has been exceptional. Wood fibre is a versatile product, which offers desirable performance characteristics for new build and renovations. Being vapour permeable it helps buffer moisture, its density (up to 250Kg/m3) protects against overheating

and its natural makeup alleviates concerns over synthetic ingredients, off gassing and poor indoor air quality. The flexible batts are popular for installation between studs and the dense rigid boards for carrying render or plaster either internally or externally on timber frames or direct to masonry or brick.
Calcium silicate boards; the elimination of mould and subsequent reduction in health issues has driven sales of SkamoWall Board. Sustainability No carrot but no stick either! On the subject of what is mandated and what is not 2020 is ending with a familiar scenario of promised changes and little real regulatory progress. The government has finally published plans for a new version of Approved Document L (for energy efficiency), a new F (for ventilation), and confirmed a new regulatory standard for managing summer overheating is on the cards. This consultation phase is still in progress.

The board’s inert chemical structure renders it incapable of supporting mould growth. The improved insulation and breathability of the system allow ventilation to harmlessly remove moisture from the building. The plastered board acts as a vapour control layer whilst remaining breathable. The SkamoWall Board has been a favourite of landlords and owners of older buildings with solid walls where persistent problems often cause unwelcome maintenance costs and tenant complaints.
Education is a key specification tool The use of these products is exclusively a matter of personal choice so why are they so popular? There are several answers but largely this is to do with how educated the buyer is about building features that are desired but not mandatory within building regulations. For non-developer new build this demand is clear and growing, driven by a client who include improved building performance and occupant health within the brief. For retrofit one reason may be the limits on design imposed where a significant uplift in performance can be achieved through upgrading the building fabric where options such as orientation, outward changes to shape or ‘look’ and modifying the footprint are not possible so forcing a more open approach to problem-solving. The UK construction sector knows that there are widespread problems with
carbon, energy, moisture, ventilation and health in our housing stock. But they persist in partial and piecemeal solutions, apparently oblivious to the interactions between these problems and the need for a holistic approach. A change of attitude and major upskilling of the workforce, especially in refurbishment projects, is required to deliver effective solutions to the enormous backlog of remedial works required to deliver the healthy, comfortable and affordable homes that are essential if the UK is to meet its carbon targets.
Health matters Since lockdown in March increased awareness of the way our buildings actually perform has been consequence of many of us spending more time at home, we have experienced how our buildings perform at times we would usually be absent i.e. during the day when we would otherwise have been at work. Increased focus on our health has broadened the interest and understanding of how building design and fabric can have a direct effect on our wellbeing, at the least this is shown as a precautionary approach to avoid known producers of toxins such as VOC’s or formaldehyde (prompted by the lockdown boom in home decorating and refurbishment) or on insufficient insulation or ventilation; at best our focus has shifted to including building health and indoor air quality (not mandated through building regulations) as part of what we need to demand from our homes and workplaces.
These documents currently apply to new-build homes in England, but we can expect further publications to pick up on Welsh standards, non-domestic development and existing buildings. Notice that retrofit is still not a priority despite estimates that around 80% of the homes we will be occupying in 2050 already exist. The UK GBBC report ‘Net Zero Carbon Buildings: A Framework Definition’ which was launched at the Houses of Parliament in April 2019 provides a framework on how to achieve net-zero carbon buildings in both construction and operation (in-use energy consumption), whilst beginning to provide direction for addressing whole life carbon in the industry. Again this projects well into the future with targets set for 2030 for new build but not until 2050 for existing buildings. The much-vaunted PAS2035 (linked to the requirement to implement PAS2030) launched last summer is still not a mandatory requirement except for certain types of funded retrofit project, this excellent standard is advised rather than imposed so, therefore, is unable to deliver the intended improvements to existing homes at scale for the moment. Mandatory inclusion of PAS 2035 is currently scheduled from July 2021 for ECO (Energy Company Obligation) projects only. We are yet to feel the full effects of the Hackitt review and to cap the year off nicely we still have an unresolved Brexit to muddy the waters and prolong inaction. If we are to ‘build back better’ the connection between buildings that are low in embodied carbon, low energy users, that manage moisture through material choice and design, are healthy and nontoxic to the occupants and

durable, can be summed up by a requirement to simply build healthier buildings an ambition that is sadly lacking from almost all the current providers.
The housing crisis has not gone away We still have a crisis within the housing sector to deal with and a lot of this is tied in with energy efficiency and energy use. The nature of the problem is neatly encapsulated by Richard Tibenham director of Greenlite Energy Assessors and associate lecturer of building physics at the University of Lincoln. Tibenham refers to The Committee on Climate Change report ‘UK Housing: Fit for the Future?’ which claims that emissions reductions from the UK’s 29m homes have stalled, while energy use in homes

increased between 2016 and 2017. It further claims that we will not meet our legally binding targets for emissions reduction under the Paris Agreement without near-complete decarbonisation of the housing stock by 2050. At present, there is no agreed solution to modify the built environment such that it can operate in a carbon-neutral fashion by 2050. The problem can be made substantially less dire, however, by not adding yet further energy demand at this critical time. So whether it is carbon reduction in building operation, energy generation, design or materials choice we are facing the absolute need to decarbonise the sector, and this will need to be backed by mandatory regulations.
New build can rapidly become a retrofit problem. Lord Deben Chair of the UK CCC sums this all up rather neatly saying “there are other influences on housing emissions. For example, there is the fact that the Government still have not raised the standards for new buildings. At the moment, we are building more trouble every year1” in essence poor standards for existing buildings just increases the size of the retrofit market. They condemn most of what we are building now to retrofitting in the future a frankly crazy notion when we are already faced with the challenge of upgrading the energy performance of the entire housing stock, it is nonsensical to be continuously making the problem worse by allowing new homes to be built that will also need to be

retrofitted, which begs the question why not build better now especially if this is straightforward to achieve. This situation is made worse by the various ways in which the law allows buildings to be built to historic standards2 astoundingly Government data shows that 62 per cent of homes that Persimmon built in 2018 were to standards that pre-date the 2013 Building Regulations, as were 52 per cent of Taylor Wimpey’s and 47 per cent of Barratt’s. They are not alone as government data shows that 12 per cent of the new homes built in 2018 were rated EPC C, whilst 7 per cent were rated D or below3. So little remains in terms of positive regulatory drivers for the present. One option is to elect to use a voluntary standard such as The Passivhaus Institute developed ‘EnerPHit Certificate’ (a quality-approved energy retrofit with Passivhaus components). This certificate sets a slightly different standard requirement to the full Passivhaus standard. Each home and building is unique and poses specific problems and solutions to reduce carbon emissions, improve energy efficiency and ultimately achieve greater energy security.
However, EnerPHit does not directly address the issues of moisture and occupant health although it could be argued that they are mitigated by improved fabric and performance. In retrofit, in particular, there does need to be sympathy between the existing structure and the intended use, ensuring that the building functions without the likelihood of creating unforeseen problems that may later degrade the fabric. This requires a holistic approach and the use of a range of materials
and resolutions to create a long-lasting energy efficient healthy building. The use of non-standard materials like the ones highlighted by Ecomerchant does indicate to us that this process is underway and that there are many who will not wait for legislation to catch up. In fact they may well reap extra benefits in the future when others are faced with costly upgrades simply to bring buildings into compliance.

“In terms of designs for timber garden chairs for this season, we’re seeing a focus on simple, solid, timeless pieces that are at once understated yet effortlessly elegant. “Another really important trend in hardwood furniture this year is the use of reclaimed timber. If we look at teak, for example, which is probably the most sought-after hardwood for outdoor furniture because it is naturally weather resistant and so hard wearing, there have started to be a few concerns around sustainability centred on issues like overintensive logging in teak’s natural tropical rainforest habitat, or natural habitats being cleared for commercial plantations.
“But reclaimed teak offers a superb alternative. Pre-used teak is readily available in its native countries, places such as India, Bangladesh, Malaysia and Indonesia, where it is extensively used in construction. Because it is so hard wearing and durable, when it is pulled off old timber frame buildings, it is still perfect for recycling to make furniture out of. A reclaimed teak garden chair makes a strong, sustainable, beautiful addition to any garden.” At the other end of the scale from the classic teak chair, Jo Alexander is also seeing an increase in demand for a much more contemporary material for furniture - concrete. “When we think of concrete, we tend to think of tower blocks and big, imposing urban infrastructure, but in recent years some forward-thinking furniture designers have been reinventing concrete as a highly attractive material for our gardens. Polished concrete has a very appealing shine to it and makes a great choice if you want something a little more unusual for our garden. “The concrete garden chair options we are stocking this year also show how versatile concrete can be - from industrial-looking, cubist-inspired stools to beautifully smooth giant polished ‘pebbles’ that look like they have been picked straight out of a mountain stream.”
