RINNAI’S ENERGYSAVER SPACE HEATERS IMPRESS INSTALLERS Rinnai Energysaver fanned convection powered flue gas fired space heaters are designed specifically for use in large buildings where the range continues to expand its fan base.

Schools, community centres, libraries, conservatories and churches are all benefiting from the fast warm up of big spaces offered by the technically outstanding engineering of the Rinnai units with their low running costs.

The Rinnai Energysaver range delivers energyefficient and consistent warm air powered by Natural Gas and LPG options and is built with fully modulating burners so heat output and energy input is reduced as the space warms up. Rinnai has successfully come up with a solution that heats from the floor up and by modulating gas usage in relation to room temperature, provides unparalleled levels of comfort combined with efficiency.

The range has recently been enhanced with the addition of the Rinnai Energysaver 559FT, along with a makeover of the popular Energysaver 309FTR. The heaters blend effortlessly into the background in line with the style demands of modern interiors.

The Rinnai Energysaver 559FT offers an 88% reduction in energy consumption when the unit is on standby and has BMS functionality as an optional component making the appliance even more flexible.

The operation board is an easy to operate touch control pad sited conveniently and discreetly on top of the appliance, (rather than on the front with a flip up cover). The unit is also supplied with a child lock to eliminate any problem of small hands tampering with the controls.

Gas usage has been pegged at 0.31m3 while LPG consumption is 0.26kg/hr.

Also available from Rinnai is the Energysaver 1004T with its impressive input of 11.6kW and outputs 10.23kW. It measures 670mm x 930mm x 315mm and it has energy efficiencies of 96% under the guidance of Part L 2014. This puts it in the top rank of space heaters in its class.

Like the Energysaver 559FT the 1004T heater is suitable for BMS central timer control. This feature allows the building manager to run any number of Rinnai space heaters off a central time clock providing heat to the largest of spaces.

The Energysaver Multi controller is not limited to single Energysavers as the flexibility of the system guarantees units can be mixed and matched to satisfy even the most unique building.

From the installer’s point of view the Rinnai Energysaver units are simple to deal with; there is no need for expensive (or extensive) ductwork, nor do they involve the necessity of running domestic heating circuits for radiators, or pipework to boilers. This cuts down drastically on cost and time on site.

Installers also report back that the tiny 80mm flue gives a neater finish on the outside of the building, a huge improvement on large flues and the correspondingly large holes that have to be knocked into the fabric to accommodate them.

Add to these benefits timer function and eco mode combined with the new unit’s ability to heat spaces fast, and the advantages of this super efficient appliance really do stack up.

Pete Seddon, Product Development Engineer at Rinnai UK, and a member of the technical team, explains that proven reliability and longevity have made the Rinnai range of space heaters popular over the 30 years they have been used in the UK. “They are so reliable,” he says, “they can easily last 20 years with no issues at all.”

The Rinnai Energysaver 559FT turns in efficiencies of 88% which is exceptional when you consider the effective heat generator seasonal efficiency required for UK building regulations. It has an input of 5.7kW and output of 5.2kW and the streamlined unit measures 582mm x 760mm x 257mm.

“All models come with a 15-year warranty on the heat exchanger. This is a strong persuader for looking at the whole life costs of a new system, which well before the minimum 15 years life span is up should have more than paid for itself on energy savings.”

The Rinnai Energysaver 309FTR, like the 559FT, turns in net efficiencies of 85.9%. It has an input of 3.4kW and output of 2.92kW.The streamlined unit measures 695mm x 465mm x 257mm. Natural

Internet of Pings: How connected construction can manage better than ever Steve Mansour, Chief Executive Officer, CRL The internet of things (IoT) is not a new topic. In fact, it has been a discussion point for decades and the first smart appliance, a toaster, was actually connected to the internet back in 1989. Property wise, many connected trends focus on inside the home – be it networked climate controls, security solutions or connected appliances, however, outside the home, the construction industry has been slow to adopt technology innovations.

Last year, the construction industry was found to be one of the least digitised industries. Alongside the fact that construction labour productivity has not kept pace with overall productivity, it seems the need to invest in technology to keep the industry running is a given. These tools are aimed at increasing efficiencies, reducing cost and ensuring, as much as possible, that projects run on time – so resistance to change seems nonsensical, particularly when this is

one of the goals for large builders and developers. Whilst the construction industry isn’t necessarily known for its connection to technology, there are a surprising amount of tools that have arisen to help those within the sector, such as virtual reality (VR), including 3D building modelling. From 3D walk throughs to sell a property, to 3D VR modelling used to pitch architectural projects, there are numerous benefits to adopting this technology.

In addition to the increased efficiencies and reduced costs, it can allow builders to stand out from the crowd when marketing their property to consumers and gain an edge on their competitors.

One such VR process which is widely used in construction is building information modelling (BIM). BIM is a process that provides a 3D model of a building, which can be used to model a building’s structure and systems during both design and construction. However, it doesn’t

only provide a model; it also offers data management capabilities that can keep everyone on the project team on the same page at all stages of the build, from conception to construction documentation and maintenance. Sensors can also be used to feedback to the BIM, collecting data on things like energy usage patterns, temperature trends or people movement throughout a building.

This can then be analysed to improve future buildings projects.

With large and complex build projects, this technology is imperative to ensure that all parts of the cog are running at the same pace and potential difficulties or delays are dealt with before they arise. Sensors can also be used on heavy construction equipment, which can be remotely monitored for indicators of potential issues like temperature fluctuations or excessive vibrations. When abnormal patterns are detected, alerts can then trigger maintenance workers to intervene early, before critical equipment fails. When delays on any construction project can be costly, this can benefit the more substantial construction projects / developers.

Augmented reality (AR) is at a much earlier stage in its adoption, partly due to health & safety concerns, the need for a large data repository and the complexity of tracking constantly moving data. However, the benefits of AR far outweigh the concerns and this is evident by the recent investment of £1m of funding into a consortium from Innovate UK . The investment is aimed at developing an Augmented Worker System (AWE), which will pioneer the use of virtual and augmented reality for the construction industry. With a focus on reducing cost and waste, and increasing productivity, the system will improve the

construction process at every stage, delivering “faster builds to a higher quality with fewer defects and more sustainable buildings.”

With construction projects often plagued by problems, working off old school paper blueprints and drawings makes it harder to capture, analyse and share data with the different contractors involved in the process. But tools like these are reinventing the industry, with innovative ideas adding to it at every stage, for example, the smart helmet designed specifically for industrial settings from Daqri; and the SmartReality app from JBKnowledge, which allows users to hold a smartphone or tablet over designs or plan files and see 2D drawings projected as 3D models.Continued investment in the construction industry is imperative to ensure it has the capabilities to respond and react to developments and changes. Through programmes like the government’s Digital Built Britain (DBB) and through the development of innovative new technology, planners and architects are given more opportunity to collaborate with contractors, whilst reassuring clients and addressing any concerns they may have.

In addition, developers need to be forward thinking to attract talent with new skills to make use of these new technologies, and adopting these is sure to create increased interest from the digital generation. Embracing the internet of things will also allow builders and developers to push boundaries and drive the expectation and quality of new builds forward. These tools are surely being used in large scale commercial builds, so it is time that they become the norm for large residential builders and developers too. The adoption of innovative ways of working can be daunting, but ultimately, builders and developers need to ensure they are keeping up with new and improved ways of working which will benefit the industry, as well as the end user. Since the creation of the first connected appliance, we have come a long way; but there is still a mountain to climb when looking at how this technology can, and will, benefit us in the very near future.

Invalifts

Pizza Express in High Holborn, just minutes away from Covent Garden and the theatres is a bustling and busy restaurant situated on the edge of the city of London.

The lively restaurant is set over several floors and includes a stage in the basement for entertainment and parties.

Invalifts were approached by Pizza Express to look at the possibility of providing disabled access via a stair platform lift to a room in this restaurant that was currently being served by a straight staircase of 15 steps.

Invalifts made an initial site survey and recommended their Inva Stair Riser platform lift to enable access. This lift has a 1000mm x 800mm sized fold down platform which would be suitable for wheelchairs. The unit was specified with a capacity of 300Kg in order to accommodate heavier wheelchairs.

As there was an existing structural wall, it was decided to mount the stainless steel •10•

rails directly to the wall rather than using stanchions that would have encroached into the stair width. The client decided to have the unit in the standard colour of RAL 9006 (grey) as this matched the surrounding colours.

APS brought together a wide range of professionals involved in design and construction health and safety risk management at their annual conference held on the Tuesday 5 September at The Royal Welsh College of Music and Drama in Cardiff. construction workers and also bring about cost savings and efficiencies.’

Under the banner, Making Project Safety Matter, organisations such as the HSE, Mates and Mind and Fladgate LLP were on hand to explore key issues affecting the sector as well as sharing good practice in health and safety.

APS President Bobby Chakravarthy said: ‘Members of the Association for Project Safety are dedicated to ensuring construction workers can deliver the new homes, offices, roads and railways the country needs to succeed. But the national drive to get on and build can come with a very high price tag in terms of accidents and ill-health if we rush to get the bricks in without due thought.

‘The 2017 conference aimed to reflect on good practice within the industry. We wanted to explore innovations that could improve health and well being of our

Grenfell: the aftermath In the opening keynote address, Lesley McLeod, Chief Executive, APS discussed the changing landscape of the construction industry post-Grenfell where issues of further improving build quality, management, education and the supply chain have now come under intense scrutiny. She called for a greater focus on quality at all stages of the build process across the entire design, specification, supply chain and construction processes.

The conference also explored the increasing need for innovative new technologies in the health and safety.

Darren Lester, Specifiedby and Stefan Mordue, AECOM were on hand to highlight the potential to revolutionise the industry.

The annual conference was also a chance for delegates and industry experts to take stock of developments in the sector as CDM 2015 becomes more firmly established.

Panel sessions made for lively debate One of the highlights of the conference was the panel session that brought together a number of industry leaders to discuss skills, knowledge and experience (SKE): what should this look like for the Principal Designer role?

APS has previously acknowledged that there is no ‘one size fits all’, prescriptive answer.

In this sense, it is unsurprising that the panel discussion triggered some lively debate and strong opinions. It is useful

a) the PD role will usually be fulfilled by an organisation, not an individual. b) when it comes to an individuals’ SKE: 1. an understanding of the ‘principles of prevention’ and ‘so far as is reasonably practicable’ are fundamental.

The design institutions and APS can clearly play a crucial role to play in showcasing what works. Indeed, in the context of these discussions, it is worth pointing out that Conference saw the formal announcement of the APS/RIBA joint statement on ‘Better Design for Health, Safety and Welfare.’

Dr Green’s alternative view defines safety as: ‘the presence of capacity to develop resilience’. Accidents happen when resources can’t meet demand. Variability is inevitable (and is necessary if we are to have innovation) and only people can accommodate change.

Prior to the panel discussion, Gillian Birkby of Fladgate LLP summarised the legal position. She also provided a useful reminder of something common across all professions: the appropriate level of SKE is a continual judgement call. In our opinion this is a crucial point.

Membership of professional institutions helps keep individuals abreast of expectations and standards (providing CPD opportunities, guidance, regional networks etc). However, membership of any particular organisation (whether RIBA, ICE, APS ...) cannot automatically mean that an individual has the appropriate SKE for the project at hand.

“Both organisations believe a proportionate level of health and safety training (attainable by various means including: chartered development; through professional bodies; and specific health and safety CPD) is required for the specific role of principal designer. The flexibility of the new regulations promotes a proportionate response with which the construction industry as a whole, and its clients, can work.”

The health in health and Safety Often the silent partner in health and safety, health played a larger part in the 2017 conference. We heard from Steve Hails from Mates in Mind that left people under no illusion that mental health in the

These principles encourage real worker involvement and engagement. In essence, Dr Green contests that ‘traditional’ health and safety inhibits performance and progress; delegates were challenged to rethink health and safety.

Church Barn represents a sympathetic synergy between the historical and contemporary Architect David Nossiter’s sensitive conversion of a derelict, yet heritage-listed farm barn building on the Suffolk/Essex border into an exceptional family home has been shortlisted in the Sunday Times British Homes Awards 2017, as well as being named as a finalist in the AJ’s Retrofit Awards 2017.

A sympathetic synergy of the historical and the contemporary, Church Hill Barn offers spacious living in a beautiful rural setting.

Glazing Vision’s Flushglaze fixed rooflights were instrumental in flooding the grand central atrium of the barn with natural daylight.

Unique challenges required innovative design Renovating this derelict old barn presented a number of unique challenges for David Nossiter and his clients. The farm buildings, located around a courtyard, had been part of the Assington Hall Estate, but had continued to fall into a dreadful state of decay since the 1950’s when the Hall had been destroyed by fire. The large barn at the heart of the farm complex, which was to be the client’s new home, needed a major roof refurbishment as well as insulation to meet modern day thermal standards. The barn had an unusual and unorthodox layout, cruciform in plan and surrounded by a collection of smaller spaces, which had been originally

used for the shelter of livestock and different farming activities under one roof. The vast central space with almost cathedral-like proportions, necessitated an innovative architectural approach in order to transform the barn into a modern family home. At the same time the architect had to be sensitive both to the strong sense of personal attachment that the local community felt for this barn, which had served their families in the past, as well as to the heritage listing that the building enjoyed. Only after the conclusion of lengthy agreements with the local planning authorities could work begin on the barn, which would take 2 years to complete.

Refurbishing the roof constituted the major part of the renovation of the barn. In seeking to honour the barn’s historical character, David Nossiter salvaged the old roofing slates and timber from other derelict farm buildings on the site to resurface the roof. He then devised a “warm roof construction” by adding insulation over the roof above a new deck.

Sheep’s wool was used to insulate the outside walls, which are clad with larch timber.

The original fenestration around the barn was retained ensuring every window provided stunning views out to the countryside. Two oversized glazed sliding doors fill the hipped gable porches, which look out towards the fields. As a result the barn remains “integrated” into its’ surrounding rural landscape.

Maximising the light and space Of key importance to the clients, however, was the need to keep the barn open-plan and the space undivided. “Space is the luxury” was

how the client described what the barn offered them. Although there are no real formal rooms, in order to help organise the space and also provide the necessary privacy for the bathrooms and bedrooms, David Nossiter devised innovative partitions and screens, made from birch plywood sheets, intended as over-scaled furniture.

The polished concrete flooring throughout enhances the feeling of “continuous flow” around the barn and crucially reflects the light coming in from the windows and doorways.

Rooflights unlock natural daylight The lofty 8 metre high ceiling and the exposed wooden gable structure, whilst visually impressive, raised another issue for the architect – that of ensuring that there was adequate light falling into the central core of the barn. Here the minimalist, functional kitchen was located with space left deliberately empty allowing for future flexibility. With the exposed brickwork and

appearance raised no concerns for the local planning authority.

The lack of bulky capping systems meant that these Flushglaze fixed rooflights would not trap dirt, of critical importance bearing in mind the practicalities of actually getting up onto the extraordinarily high roof to clean them.

Additionally, it was critical that these glazed elements did not reduce the level of insulation provided by Nossiter’s “warm roof” construction.

the use of timber panelling on the barn walls and kitchen area, the light was fairly compromised and would have resulted in a dependence on artificial light. There were existing openings in the roof, which had been glazed with corrugated plastic, and despite the original request by the local planning authority for heritage rooflights to be used here, David Nossiter looked for a better solution, believing that adding glazing mullions would be inappropriate.

Inspired by James Turrell’s exquisite Skyspaces, David Nossiter specified two Flushglaze fixed rooflights from Glazing Vision, which were to be installed into the existing roof apertures.

Needing to be made to bespoke sizes – almost 3m square – these rooflights were precision-engineered at the company’s factory in Norfolk. Their lack of an internal frame ensured that they did not detract from the impactful wooden roof/ ceiling structure, which the clients loved, or the lofty airy feel of the atrium below. Their clean and contemporary external

In preserving the distinctive historical character of the barn, which was fundamental to the client’s brief, David Nossiter has also managed to successfully integrate the contemporary aesthetic. His clients, who recalled the barn being “black and falling apart”, are delighted with their new light-filled family home, which offers “a panoramic view of the country that changes with the weather!”

WARMSHELL INSULATION WINNER FOR NEW TIMBER Much Wenlock is a beautiful historic town in Shropshire, perhaps best known for being the birthplace of the modern Olympics. Full of gorgeous period properties and with space at a premium, when an opportunity arose for Sandra and Mike to build on a plot in the centre of the town, they leapt at the chance to create their very own dream cottage from scratch.

The site was relatively tight and, with a narrow drive as the only means of access, building on the site was potentially challenging. To avoid the noise and disruption of a constant stream of lorries delivering heavy building materials, the couple opted for a timber framed construction, to be built and customised offsite by Hereford-based manufacturer, Taylor Lane.

Keen that the property should blend in as much as possible, they chose Lime Green products for the surface render and, whilst consulting us on what products to use, Sandra and Mike discovered that our highly effective wall insulation system – WarmShell – would be perfect for their new build. It offered an important additional benefit on a small plot over a traditional masonry build. For the same heat U value the timber framed construction has a smaller footprint leaving more space for the garden.

Consisting of a unique combination of wood fibre boards and special lime render, WarmShell works by enveloping timber frame structures in a complete

PROVES A FRAME COTTAGE layer of rigid insulation with minimal air gaps, or ‘thermal bridges’, across which cold can travel inwards. However, because WarmShell leaves walls breathable, damaging moisture won’t get trapped in the structure and a healthier environment will be created inside.

For Taylor Lane who were also responsible for on site installation of the timber frame, using WarmShell was a good solution. The 100mm. woodfibre insulation boards were fitted to the outside of the stud framework and a 10mm. OSB board on the inside, onto which battens with plasterboard were fitted to form a service cavity and then finished using Lime Green’s Solo decorative one-coat plaster. The joints between the internal OSB racking boards were taped to effectively create an airtight box within the timber frame. A high level of air-tightness was required as a heat recovery system was being installed. Warmshell also provides excellent insulation for heat and sound.

As well as enhancing the very attractive design of the property, the inclusion of oak windows throughout, a green oak porch and the use of local stone create a strong link with period properties nearby.

Having specified a highly energy efficient home, when tested for air-tightness, Sandra and Mike were delighted to find that their cottage leaked just 3m³ per hour, much less than the 10m³ per hour that Building Regulations demand. The heat U value achieved was 0.18 W/ (m2K) Not surprisingly, the underfloor heating is only needed a few times in winter, which means that the couple not only have the dream cottage they were looking for, but also a very energy efficient and inexpensive home for their retirement.

Small holes were then drilled into the OSB boards through which loose cellulose insulation was blown under pressure to completely fill the void and every potential air gap in the wall. The cottage now had, in effect, solid walls of insulation that were both strong and provided excellent ‘U’ values.

On the exterior walls, Lime Green’s Prepbond base render was applied to the WarmShell boards, with a glass fibre reinforcing mesh worked into it. The walls were then completed with a top coat of Lime Green mineral silicate paint.

The Wild at Heart Foundation is a British non-profit charity which funds and supports animal welfare projects around the world. An Introduction to The Bathroom Switch It is all very well installing subtle mood lighting into a new bathroom but how are you going to control it safely within the bathroom?

es there are pull-cords aplenty, even dimmable ones, but when you are spending good money creating your bathroom heaven, a load of pieces of string hanging from the ceiling somehow detracts from the overall design.

Queue The Bathroom Switch. Wired to small Sensor Pads, which can be placed behind most materials such as Ceramic or Stone Tiles, Wood, Plastic, Glass, and even Metals, users can create switches or dimmers in virtually any shape and situation.

Tiles covering Sensor Pads are adhered with silicone allowing access should it be necessary. In Bathrooms, these Sensor Pads can even be placed behind tiles reachable from the bath or shower (zones 1&2) and thus allow safe switching and dimming.

These Bathroom Switch controllers can be activated from up to 12 low voltage (5vdc) Sensor Pads, so for example a Dimmer Controller can be operated from a Sensor Pad by the door and then the lights dimmed by touching a tile whilst in the bath.

Most types of lighting can be operated by the Bathroom Switch; this includes incandescent bulbs, halogens (mains and low voltage), LEDs and low energy bulbs. The dimmer controller will work with most leading and trailing edge dimming LEDs and because of the method of output wiring, it is even possible to dim lights as well as switch a fan on and off using the same Dimmer Controller. The Bathroom Switch will also switch other devices (to a maximum loading of 500Watts) such as mirror demisters etc..

If a greater load is present, the Bathroom Switch will switch a slave relay or contactor.

Bathroom Switch controllers are usually sited outside bathrooms, they should be installed either in the ceiling/loft space or elsewhere

outside any zoned area. Sensor Pads are connected to controllers using thin cable such as “CAT5” or “CAT6”.

Operating the Bathroom Switch is simple: Touch your chosen faceplate (tile etc.) and the lights will turn on. Touch again to switch off. The Dimmer variant operation is also easy; touch your chosen faceplate and the lights will turn on at low level, keep touching and the lights will begin to ramp up to full brightness, remove the hand and the lights will stay at the intensity reached. To switch off, touch briefly and the lights will slowly dim back down and switch off. If required, a further touch at this stage will again latch to the intensity reached and the lights can then be ramped up again.

In the timer variant, the delay is set within the controller and the lights will remain on and then switch off once the set time is reached

Applications for the Bathroom Switch include (obviously) bathrooms and wet rooms, but they can of course be used elsewhere; Bathroom Switches have been used in various situations including in domestic situations such as where switches are required to be non obtrusive i.e. mounted behind door architraves etc, and in kitchens etc.

Commercial applications include vandal proof switching, commercial kitchens, swimming pools and stairwells where wiring for multipoint switching becomes easy with just 2 wires connecting all Sensor Pads to one controller.

Tansun Infrared Heaters Maximise Outside Dining at the Lighterman The Lighterman at Granary Square, Kings Cross is a new contemporary design of public house and a landmark site in the new Kings Cross development. And Tansun infrared heaters are playing their part by enhancing the exterior space for the warmth and comfort of customers.

This new project by Open House Projects, has seen The Lighterman join the group’s two others in London’s Fitzrovia and follows the theme of a modern interpretation of the traditional pub with casual dining, drinking and socialising using modern British menus with European influences.

Inspired by the Victorian Lightermen who worked on the flat bottom barges, known as ‘Lighters,’ The Lighterman has a contemporary design over three floors with stunning views across Granary Square and Regents Canal.

Tansun infrared heaters were selected by Open House Projects for the outside terrace where Tansun’s Bahama single 1.5kW heaters are discreetly integrated under seven parosols with four heaters per parasol. Hannah Burke, Project Manager for Open House Projects is delighted with the result commenting, “The Tansun heaters really do allow us to take the inside out, making our terrace functional over the cooler months and evenings so generating increased revenue from customers’ outdoor use”. She continued, “We were delighted to find the Tansun heaters as they are very sleek looking units and can be specified in any RAL colour. Withstanding wear and tear, inside and out Ricardo Rossi of Ricardo Rossi Architecture and Interiors, specified Neolith® in the refurbishment of IV Centenário, a residential home in Brazil. Replicating an aged metal surface, Iron Corten provides a contrast of colour against the sophisticated grays and muted whites, while also complementing the earthy tones, present throughout the property.

With a highly resistant Satin finish, Iron Corten delivers a surface hardness that is often favoured for commercial use. The application of the matte finish, coupled with its scratch resistant properties, offered a hardwearing integrity to the design.

Iron Corten was also specified for the balcony facades; Neolith’s resistance to high temperatures and UV rays making it ideal for the scorching Brazilian weather.

Furthermore, with the connecting exterior featuring a swimming pool, Neolith’s near zero water absorption and resistance to chemical cleaning agents meant potential exposure to pool water and chlorine would not affect the integrity of the material.

ENIGMA is a collaborative project between Neolith by TheSize and Pritzker Prize 2017 Laureates, RCR Arquitectes.

The restaurant is the creative vision of Barcelonan chef Albert Adrià, bringing together three very different disciplines of gastronomy, architecture and technology for a pioneering dining experience.

Chef Adrià wanted to create a destination reflecting his innovative cuisine and career. He approached RCR Arquitectes, who collaborated with architect Pau Llimona, to draw up the original design in watercolour.

This proved so striking it was decided to bring it directly to life within the restaurant, approaching Neolith to help create the detailed décor.

Significantly, the design throughout the establishment had to deliver an out-of-this-world interior in line with the original brief.

RCR drew two A1-size watercolour paintings with the intention of transferring it prolifically throughout the restaurant’s surfaces. Consistency was crucial, with one material and one design needing to be applied everywhere from kitchen worktops and walls to bars, table tops, even the washrooms, attention to detail in application was essential.

Furthermore, a watercolour design had not been done on Sintered stone before and the architects also required every slab to be of uneven texture, but with a subtle shine to provide a multisensory surface, both visually and physically engaging.

The original design had to be expanded, whilst trying not to lose the quality of definition offered by the original drawing. Each pixel equalled to almost 1 square meter of the final flooring.

Neolith specifically developed the technology to re-create the design on slabs, producing a perfect replica of the drawing. Then, an exact colour match was sourced, as the required green and blue tones are unusual hues for Sintered surfaces. The intensity of the colours had to fit in with other materials and decorations throughout the restaurant to achieve a unified and immersive environment.

Using proprietary digital printing decoration technology, Neolith® Digital Design, the architect’s design brief was fully met.

The floor’s size (680sqm) presented the biggest challenge. Each unique slab had to be precisely put together to deliver a continuous design, requiring absolute precision from Neolith’s team to guarantee uniformity of the watercolour design.

As a solution, Neolith initially installed the entire floor off-site and used a drone to take images from above, ensuring that there were no inconsistencies.

Growth of manufacturer recognised at national design impact awards Sealant and adhesive manufacturer Polyseam has achieved the ultimate design accolade for the rebrand of its GRAFT product range.

The Yorkshire-headquartered company and its branding agency The Engine Room were both presented with a gold design impact trophy at the glittering DBA Design Effectiveness Awards in London.

But the GRAFT project also went on to scoop the ultimate recognition of the evening when it was announced as the Grand Prix winner of winners at the end of the night.

Since GRAFT’s launch in 2014, annual sales have increased by a staggering 744% and export levels have risen by more than £1million. In fact, this transformational business exercise has played a significant part in Polyseam now building a 50,000sqm factory which is expected to create a further 50 jobs by 2020.

It was this bottom line impact that impressed the line-up of high-profile judges, which included Andy Palmer, CEO of

The advances in technology have given model makers additional “tools” to help produce physical models to stunning effect. Laser cutting allows for ever more intricate detail that it just wasn’t possible to produce quickly and cost effectively in the past. Similarly 3D printing allows for detail such as Ionic columns on the Georgian façade model to be re-created perfectly.

Good buildings are weather-proof from the outside and airtight from the inside.

That’s what building regulations are all about but we all know how ‘slack Alice’ they are.

The true test is preventing unwanted air from entering a building and keeping warm air in.

Why airtightness is tricky for builders Many new buildings are designed to leak before they make it off the drawing board. All the might of the world’s best insulation and energy-efficient heating systems will be lost quickly if warm air can quickly leak out of a building soon to be replaced with cold, damp air leaking in.

By the time they get built, their poor design has left the unfortunate builder with a whole raft of leaks to resolve.

The smallest of drafts can be a nuisance as they cause cold spots. Cold spots are bad news as they’re accompanied by condensation from water vapour which then triggers a whole range of problems.

Once a building is constructed, stemming unwanted air flow can prove difficult and expensive. So what’s the answer? How to stop cold air getting in, warm air getting out Your priority is to stop warm air leaking out of a building which will help stop uncontrolled air moving around.

What are the options to remedy leaky buildings? A whole range of strategies are at your disposal but I’d recommend.

1. Have a plan – showing airtightness layers – it says ‘we’re serious about this’.

2. Share it with every trade and get them ‘on the same page’ - ensure every trade knows you’re aiming for airtightness. That may make your electrician punch a hole in a wall differently.

3. Frequently inspect – to check the airproof layer has not been compromised by shoddy workmanship.

4.

5. Beware of dry lining – dot and dab creates corridors for air to move between the blockwork and plasterboard. Plastering is airtight but you still need to ensure all junctions are sealed between floors and skirtings as well as floors and ceilings.

6. Don’t use expanding foam – it shrinks and breaks down over time.

7. Invest in an anemometer - to measure, detect and demonstrate leaks.

8. Here’s a checklist: • Penetrations • Windows (especially dormer) • Door jambs • Cills • Lintels • Heating manifolds (underfloor systems and radiator pipes) • Boiler flues • Water pipes • Gas pipes • Drainage/soil pipes • Electricity cables and meter boxes • Suspended ceilings • Cupboards • Loft hatches • Bath panels • Light fittings particularly downlights, pull cords, switches and sockets.

Help is at hand The good news is that modern materials are now evolving to make airtightness easier and more affordable to achieve.

Blowerproof is nothing short of airproofing magic because: • You simply paint it on – whatever your substrate (plaster, steel, masonry,

render, cement, wood, mineral wool, humid surfaces), cables, pipes.

Blowerproof creates an uninterrupted membrane which resists puncture.

It paints on blue, dries jet black so you can see that a permanent seal has been achieved. There is a white version too that can be used under plaster.

It’s a viscous liquid so it seals every nook and cranny no matter how tricky the shape of the gap or hole.

You can then plaster, paint or do whatever else you need to over it.

Brushes rinse out with water.

It’s safe ie VOC free and BAA-certified.

And it costs £50 a tub so quickly justifies both its product and labour costs. So, the lesson is, seal all those small cracks and holes and your customers will remember you well for many years after as they revel in the warm comfort and low energy bills only an airtight building affords.

Building Regulations (for England & Wales) set a mandatory requirement for airtightness.

All buildings must meet ‘reasonable standards’ and newly built dwellings undergo a pressure test. They must achieve air leakage of less than 10m3/ hm2.

That is the air leakage rate per hour, per square metre of envelope area. The m3/hm2 figure is the headline ‘pass or fail’ number produced by the air testing engineer and demonstrates how much air (typically by depressurising) is being sucked into the building through ‘leakage’ when the fan is operating at 50 Pascals.

The test measures uncontrolled air leakage from gaps and cracks in the fabric of the building ie not air escaping from trickle vents, extract fans or ventilation systems which are sealed prior to testing.

Ideal or the ‘maximum’ air tightness you want to achieve is: 4-5m3/hm2 in a naturally vented building – ie using extract fans, trickle vents and windows.

Any tighter than that and you’ll need forced ventilation ie a mechanical ventilation system with or without a heat recovery function (MVHR) which extracts and recycles heat from exiting air to warm the incoming fresh air.

New version of Schueco’s panoramic sliding door is launched In recent years, Schueco’s focus has been on designing highly insulated glazed systems where the framing becomes ever more minimal, allowing the area of uninterrupted glass to become proportionately larger and thus visually more impressive.

Not long ago, however, the dimensions of any sliding door system were limited by the materials used in its construction, with factors such as glass weights and structural tolerances effectively dictating a maximum size.

But ‘panoramic doors’ – like those featured in Schueco’s ASS 77 PD sliding door range that can span openings up to 3.2 metres wide and 3.5 metres high – sweep away such constraints, giving homeowners more choice and architects a new level of design freedom.

Recognising this trend, Schueco UK is introducing a new, updated version of its manually operated panoramic sliding door system, the ASS 77 PD.HI. Significant innovations include an integrated, full-height handle that improves the appearance of the door and makes it easier to open and close. How Air Conditioning Works Mitsubishi Electric’s air conditioning systems use heat pump technology to provide heating, cooling and hot water where required. Our heat pumps require only a small amount of electricity to harvest, upgrade and move heat from one location to another.

To achieve this a vapour compression cycle is used, which has the ability to move heat from one space to another. Low temperature heat from the environment can be increased to usable temperatures inside the building in the winter, or waste heat from a building can be moved outside in the summer, or even recovered in to hot water.

The efficiency of a heat pump is known as the Coefficient of Performance or CoP (or Energy Efficiency Ratio (EER) in cooling mode). This is a ratio of the heat delivered to power consumed.

The operation of a heat pump is similar to a refrigerator. This process is known as the vapour compression cycle and the following is a more detailed explanation and example of the system delivering heat into a building. Cooling is the same, but the heat is taken from the inside and rejected to the outside.

1. Compression – Refrigerant vapour is raised in pressure and therefore temperature.

2. Condensing – This hot pressurised refrigerant vapour is then passed through a condenser, where it liquefies and gives off useable heat that can be delivered to a building by either air or water.

3. Expansion – Liquid refrigerant is then allowed to expand, which lowers its pressure.

4. Evaporation – The low pressure liquid then expands and absorbs naturally occurring heat from the environment (this can be from the air, water or ground) and in doing so changes back to a vapour, which is then passed to the compressor for the cycle to start again.

Walkability: The 11th step Variation on a theme - following in James Speck’s footsteps: “Walkable City - How downtown can save America, one step at a time” Curiously, this experience is shared by most of us in the modern era. We are travelling the world, “expecting” to find our way, with some obvious mundane difficulties. In an ideal world, it shouldn’t really go unnoticed. But it is.

In my view, walkability should incorporate better common rules for outdoors wayfinding signage so that the average person may expect better orientation even in unfamiliar urban spaces.

It pertains to health, environment, and economic benefits and discusses, among other things, the presence or absence and quality of footpaths, sidewalks or other pedestrian rights-of-way, traffic and road conditions, land use patterns, building accessibility, and safety.

In Walkable City: How Downtown Can Save America, One Step at a Time (public library), city planner Jeff Speck argues that walkable cities would improve lives for American urban dwellers to greater extent than any attempts to create “greener” living conditions in the personal space.

I found Kaid Benfield summary of Speck’s ten steps of walkability quite comprehensive for my further argument, and although I somewhat do

not agree with Benfield’s latter analysis, I think that one more important step is required. I am talking about wayfinding signage. One may argue that this is included in the entire concept of attractive building faces, traffic and road conditions or “comfort”. Yet it is often noticed only by its absence. Good wayfinding signage may encourage people to walk the city, to a greater extent than realized by many.

Imagine that: You travel to a foreign country, unfamiliar with the language, trying to get from A to B using a somewhat inferior city map supplied by your hotel or local tourist office and simply cannot locate your current location and direction you need to go to. Sounds familiar?

Wouldn’t better wayfinding signage (including street names, visible numbers, traffic signs, directions and building names) improve your orientation and comfort? Wouldn’t you give anything to be able to easily locate and read the signs?

Not only in America, but worldwide, inadequate wayfinding signage is often emanating from budget considerations, without realizing the human aspects of the issue.

A beautiful building, complex, shopping mall or neighborhood is being built in the urban sphere - but around it and inside structures, people get lost.

I challenge you to read Speck’s work with a fresh look at his previously suggested 10 good steps, thinking how wayfinding signage fits the overall scheme of things.

It is worth noting that although internal fire rated doorsets fall into harmonised standard EN 16034:2014, they cannot yet be CE marked as it awaits publication of prEN 14351-2 before this can happen.

As part of the overall fire safety picture, ‘Certifire’ is an independent thirdparty certification scheme that assures performance, quality, reliability and traceability of fire protection products. Although not a legal requirement, it is recognised by regulatory authorities worldwide, it is an internationally respected mark of fire safety and one of the most authoritative in the industry. Certifire provides comprehensive fire test information as to a product’s suitability for particular fire door types.

For those products listed under the harmonised standard, they can be Certifire approved but by law they must be CE marked and have a D of P.

2017 has sadly provided a litany of high profile fire-related disasters and brought the need and awareness for better fire safety to the forefront of everyone’s mind.

As Fire Door Safety Week approaches (September 25 – October 1) it is a timely opportunity to bring to light the critically important role of fire doors in building fire safety and to remind responsible individuals of the legal requirements and to give tips and guidelines to reinforce this crucial message.

There are approximately 3 million new fire doors bought and installed every year in the UK in hospitals, offices, schools and public buildings. Fire doors are critical because in the event of a fire it can be contained in a compartment, keeping smoke and fire trapped for a defined period of time allowing people to escape, be rescued and the fire to be tackled.

A fire in a Portsmouth care home is a glowing example of how fire doors can save lives. The incident could have caused fatalities if the fire doors had not been firmly secured, according to Southsea firefighters. The fire started in a tumble dryer in the laundry room. Fire doors, which had been installed and closed correctly, ensured that the fire did not spread throughout the property and was contained to the room of origin. Watch manager Jason Boh, Southsea Fire Station, said: “The incident could have been a

lot worse if fire doors either end of the corridor leading up to the laundry room had not been firmly secured. The fact the fire doors did their job meant no smoke or flames could travel out of that area.” He also added, “If they had been open, we could have been looking at a much different situation. It could have been much more severe and we could have been looking at fatalities as well.”

So, how to go about selecting the correct certified fire door hardware? It is a legal requirement that, as of the 1st July 2013, a product that comes under the scope of a harmonised standard must be CE marked before it can be placed onto the market.

Building owners and contractors are responsible for ensuring that fire doors have the correct certification. It is worth noting that for a door assembly where the ironmongery and doors are bought separately from different suppliers, the responsibility is on the purchaser to ensure that the hardware components are compatible with the door supplier’s fire test evidence.

The detail provided in the Certifire approval documentation can help with this process. Alternatively, if they buy a complete doorset, the ironmongery and door will be provided from a single supplier. Therefore the provision of the fire test evidence for the complete unit will be provided by the supplier and this can be perceived as being a much more straightforward process and a benefit to contractors and building owners.

Fitting and forgetting about fire doors can be extremely dangerous as these products need to be re-visited on regular basis to ensure that they are performing to the best of their ability. The onus is on the building owner/ employer/ occupier to ensure that a maintenance routine is carried out.

In the Laidlaw Maintenance Guide, which is available online, they stress the importance of fire doors being kept in good working order through a regular and appropriate maintenance regime. They offer guidelines for creating a maintenance schedule, highlighting the need to inspect some items more frequently than others, such as door closers that need regular weekly checks to hinges that can be reviewed once a quarter.

This allows planning for a robust maintenance programme and for remedial works undertaken immediately. Laidlaw strongly recommend that damaged components are only replaced with like-for-like products to maintain the fire certification…it’s back to not cutting corners on quality and cost.
