CPMG ARCHITECTS COMPLETE KEY CAMPUS BUILDINGS ON £320 MILL WATERSIDE CAMPUS FOUR years after starting on site, the design teams behind the purpose-built £320 million Waterside Campus for the University of Northampton have completed the project.
The scheme which houses six new academic buildings on a 58-acre former brownfield site has been one of the biggest of its kind in the higher education sector.
Now the project is complete I’m confident it will be a catalyst to support Northampton’s wider regeneration programme and will be one of the UK’s most vibrant student communities.”
CPMG Architects, experts in higher education campus transformation, led on the delivery of three campus buildings – the Creative Hub, Senate Building and Logistics Hub – which form half of the university’s new academic buildings.
CPMG Architects worked with Bowmer & Kirkland on the new campus which will provide world-class teaching and learning facilities for 15,000 students.
Chris White, director at CPMG said: “This multi-million-pound scheme is a complex development delivered with true collaboration between consultant partners and contracting teams. We’re proud to be part of the team to deliver this ambitious project and these three important buildings.” The four-storey senate building acts as the corporate and research centre hosting guest lectures, exhibitions and events within its teaching spaces, large lecture hall and impressive atria. The dramatic roof creates a bold entrance to the campus and shapes its impact on the wider environment. The Creative Hub will be home to the university’s art and design faculties. With art studios, specialist teaching spaces, media spaces and laboratories; the building’s stripped back and openplan structure allows visitors unrestricted views of the River Nene. A Logistics Hub has also been completed, housing the university’s infrastructure team which is vital in supporting the campus activity as facilities continue to develop onsite. Chris continued: “We have a wealth of experience in the higher education sector, so we understood the challenges and requirements of delivering a modern estate that is fit for the future.

The new campus also features a Learning Hub, Research and Enterprise Hub, Sports Hub, students’ union, cafes, a restaurant, retail space and student residences. Chris added: “Since our involvement on the project, the whole approach to delivering the campus has been one of collaboration between the architectural practices involved and the wider consultant team, both on the contractor and client sides of the development.” The university previously occupied two campuses located outside of the city; Waterside aims to become a new destination for the university’s students – amalgamating the existing two sites to create one central location. CPMG has more than 30 years’ worth of experience in the education sector – evolving alongside the developing industry. The firm has recently completed projects at University of Derby, Teesside University and Cranfield University – with designs ranging from aerospace research facilities and labs to students’ unions and libraries. Permasteelisa Wins Contract For Battersea Project The £62 million contract to complete façade work for the Battersea Phase 3A project has been awarded to Permasteelisa, an Italian leading company in engineering, project management, manufacturing and installation of architectural envelopes and interior systems. The work involves the design, supply and installation of more than 27,000 sqm of complex façade and it is part of the bigger transformation of Battersea Power Station. “We are proud to continue our long collaboration with Frank Gehry, demonstrating once again our ability to turn the ideas of the most visionary architects into reality by applying innovative technologies that also allow us to uphold the highest standards in environmental sustainability,” said CEO of the Permasteelisa Group, Riccardo Mollo. The Battersea Phase 3A project aims to achieve the BREEAM ‘Excellent’ certification, so the visible panels are equipped with low-E coated, extra-clear glass with high thermal and solar performance to maximise the light coming in, while preserving energy savings. The design has required the engineering and production of 2,900 units, with aluminium profile equipped with double-glazed or opaque infill, all different from each other and openable both with a folding or sliding panel, while the undulating

shape of the façade required about 3,000 aluminium closed infill ‘boxes’, characterised by a unique and non-repetitive, customised shape. Taking around 18 months to complete, the design and production of the façade involves around 70 professionals from the technical office in Italy, for a total of about 600 drawings and numerous 3D studies. The installation of the first panel is planned for the second quarter of 2019, and the installation is expected to take one and a half years. The Green Belt remains under severe pressure, despite government commitments to its protection, according to a new report from the Campaign to Protect Rural England (CPRE).
The report also demonstrates that building on the Green Belt is not solving the affordable housing crisis, and will not do so. Last year 72% of homes built on greenfield land within the Green Belt were unaffordable by the government’s definition.

CPRE’s annual State of the Green Belt report highlights that there are currently 460,000 homes being planned to be built on land that will soon be released from the Green Belt. Moving Green Belt boundaries when reviewing local plans makes it easier for local authorities to release land for housing, but is only supposed to take place under ‘exceptional circumstances’. This strategic shrinking of the Green Belt, as a way of getting around its protected status, is as harmful as building on the Green Belt itself.

New Research Shows That A ‘Pro-Social’ Design Of Buildings And Community Space Would Reduce Burglary Crime Prevention Through Pro-Social Design recognises that the offender is very likely to be part of our community and that enhancing an offender’s emotional or moral attachment to an area through its design may reduce their desire or inclination to commit crimes within the community to deliver a keynote address at the 2018 Crime Prevention and Communities conference hosted in Melbourne by the Australian Institute of Criminology and the Victorian Department of Justice and Regulation. Her well-received paper was titled ‘A more reliable glimpse’: Re-positioning the offender in Crime Prevention through Environmental Design.
A UNIVERSITY of Huddersfield professor has investigated ways in which the design of dwellings and the layout of residential areas can deter offenders. Now, she aims to discover if better buildings and more sympathetic spaces can prevent people from turning to crime in the first place.

Rachel Armitage is Professor of Criminology at the University and one of her key areas has been the field termed Crime Prevention through Environmental Design (CPTED), which has established that buildings and the spaces between them will experience varying levels of crime based on their design, build and management. Now, Professor Armitage has made what she describes as a significant change in her research and is focussing on what she terms Crime Prevention Through Pro-Social Design (CPTPSD). She has outlined her new ideas at a major overseas conference and will now edit a special journal exploring the concept. “CPTED treats offenders as external, as ‘outsiders’, so you protect an area by designing them out. But Crime Prevention

As part of her designing-out-crime research, she showed a number of convicted burglars a series of photos of houses and streets, in order to discover the features that made properties and neighbourhoods most vulnerable – such as low fences, or footpaths at the back of a house. But two of the images elicited a very different response. “The offenders would say ‘I wouldn’t burgle that house because it reminds me of where I grew up’, or ‘it’s like where my grandma lives’. These were a kind of moral responses to the features of the area, as if the design sparked a feeling that it would be wrong to commit a crime against something personal to them,” said Professor Armitage. This was the trigger for her new direction, and she explored the idea when invited
“There is a lot of research on how the design of an environment can impact on someone’s mental health – such as their vulnerability to becoming depressed, anxious or to using drugs,” said Professor Armitage. “All of those factors can increase a person’s risk of becoming an offender, so if we brought the two areas together and designed places which reduced mental illness and which reduced exclusion, then these people may feel less inclined to commit crimes in those areas.” Professor Armitage has now been invited to edit a special edition of the Journal of Social Sciences. Due to appear in 2019, it will be titled Crime Prevention Through Pro-social Design. An international call for contributions has now been made. “I am asking people to submit papers that explore how design can impact on offending from a very different perspective. It is a matter of designing in pro-social behaviour,” said Professor Armitage. “Designing out crime definitely still has a place and we have come a long way towards embedding this into our planning system. I was involved in that. But I think CPTED needs to evolve.”

Taking inspiration from the farm has led to the beautiful and well thought out design. From vintage milk bottles being used as pendant lights, to the traditional and rustic furniture supplied from Revivalist, every detail is testament to the farming heritage handed down through generations which was a key influence in the brief. Adding a modern twist to a traditional farmhouse look and feel, Martin Walsh Architectural designed a contemporary link between the existing and new structures by incorporating a large dual pitched glass roof. Specialist rooflight manufacturers, Glazing Vision were commissioned to design and manufacture a bespoke ‘Ridgeglaze’ rooflight measuring 8m x 1.3m. The minimalist framework is structurally fixed to the walls of each building and features run off into box gutters at either end to deal with rainwater. The unit utilises high specification heat soak tested, toughened laminated glass which allows the unit to be manufactured in two complete sections.
The glazed link maximises natural daylight in a tricky area that would have otherwise been quite dark and uninviting. Jeremy Holmes continued “we are really pleased with how this has progressed, especially the connection between old and new. In fact, we love how the team restored some of the original features of the barn to breathe new life into the building.” The project was also shortlisted for the Project of the Year at the 2018 Yorkshire and Humber Constructing Excellence Awards.

RINNAI HOT WATER DELIVERY – PAY AS YOU GO HEATING
Jennifer Williams looks at how continuous flow hot water delivery systems are fast overtaking the old technology of heating and storing water ready use.
Reports from the market on hot water heating system delivery in the commercial sector are showing a transition away from older technologies, which commonly use large volumes of cylinder stored and reheated hot water, are reaching a ‘tipping point’ with continuous flow units vastly out-perform them in terms of capital costing, economy of fuel, plant room space and lifetime efficiency. Each family is said to use 80 litres of hot water daily and the older technologies employed by traditional means of stored hot water heating systems are increasingly unable to economically and sustainably meet these market demands. Stored types of systems feature an insulated cylinder or container that keeps large quantities of water heated by either a boiler or immersion heater, and reheated when temperatures drop below a useable temperature. Thus, when there is demand, stored water is released and used, and then the cylinder refilled and reheated to remain at optimum temperatures (above 60°C) until next use. The market today requires and expects instant access to hot water, and in most domestic and light commercial applications there is no need for an inefficient system that can have a significant lag in recovery time to fully reheated water reserves. The major claimed benefits of storage systems lie in large commercial applications, such as a gyms or hotels, which need very large volumes of water at peak times – however, this can be easily accommodated by using a cascade system of continuous flow units. According to an AECOM independent study (AECOM is the largest building services consultancy in the world) the life cycle costings of continuous flow systems in comparison to equivalent storage systems, on average a ‘continuous flow water heating system can be up to 7% more economical’. At 89% efficiency on average, a storage system will encounter heat loss and wasted energy - reheating at times when there is no demand, for example. A continuous flow unit will maintain an efficiency level of 96%, increasing the returns on investment; or in other words, major savings on ongoing costs. Continuous flow hot water delivery is disrupting the old ways with new ways of doing it better, faster and more economically. The continuous flow units and systems offer heating efficiency, reliability, space saving, Legionella prevention and environmentally conscious Low NoX outputs - plus a Limescale Check system which ensures optimum performance throughout the life of the unit by constant monitoring and alerts for any buildup of lime-scale residue. Limescale can build exponentially if left and ignored, where a 1.6mm depth of limescale on a heat exchanger means a drop in efficiency of at least 12% - and a cut in the efficiency of any system means higher running costs. ‘The payback investment over the 10 years-plus life of a single Rinnai unit can be measured and shown to out-perform cheaper and much less efficient water heaters in a matter of months’, adds Chris Goggin, Operations Director.

Step into the 21st Century LIGHT New at the next January Furniture Show (JFS), which takes place at the NEC in Birmingham from 20th - 23rd January 2019, will be a whole new section dedicated to lighting of ever kind. An Easy Way to Design in a Renovation or When considering renovation or new build, then Isokern’s Pumice Double Module system is highly recommended. a Chimney New-Build One such remarkable installation of a Magnum Firechest with a Pumice Chimney System took place Down Under in the Australian Bush. The project was undertaken by the Volcanic Chimney Company, based in Wales (it’s a long story, continued on our website). An old patio was replaced with a roaring fire, using a Magnum Fire Chest and an Isokern Double Module Chimney System. All chosen due to the insulation properties and easy construction. Another project, a little more closer to home, was undertaken by Billing Chimneys, which saw an Isokern Pumice Liner installed, with the construction of a register plate to support the liners, going through a thatched roof. Billings chose Isokern in this particular situation because of its longevity, durability and excellent insulation. The insulation was very important because it kept the inside of the flue hot, but also prevented damage from any external heat transfer into the adjacent structure. VELUX launches competition to recognise most inventive use of roof windows in building projects Leading roof window manufacturer VELUX has launched a national competition that celebrates architects and designers for the most inventive and modern use of roof windows in a residential project. The competition, called The VELUX Roof Window Award, is now open and invites submissions from architects based in the UK and Ireland who can showcase the design, aesthetics and detailing of any completed project that includes a VELUX roof window. The passion VELUX has for daylight, fresh air and better living environments has led them to run the competition for a second year.
“VELUX has a reputation for providing quality products, and this has enabled designers to craft spaces that push the boundaries of design and aid pioneering construction concepts. And it is this commitment to supporting the design and construction industry that has been the driving force behind VELUX extending the competition to across the whole of the UK and Ireland.”
The winner will receive £2,000 in prize money and a VELUX curved glass roof window to use in their next project.
The inaugral award, launched by VELUX for Scottish architects in 2017, saw Stonehaven-based Hyve Architects win the Built catergory with The Gables, an extension and renovation of a period property in the heart of Stonehaven Conservation Area. Mary Arnold-Forster Architects, based in the west coast of Scotland, won the un-built category for their project Sandbank in Iona, a stunning bungalow with four split levels that overlooks the sea to Mull.

Growth of manufacturer recognised at national design impact awards Sealant and adhesive manufacturer Polyseam has achieved the ultimate design accolade for the rebrand of its GRAFT product range. Aston Martin; Josh Berger, president and managing director of Warner Bros; and renowned entrepreneur Deborah Meaden.
The Yorkshire-headquartered company and its branding agency The Engine Room were both presented with a gold design impact trophy at the glittering DBA Design Effectiveness Awards in London. But the GRAFT project also went on to scoop the ultimate recognition of the evening when it was announced as the Grand Prix winner of winners at the end of the night. Since GRAFT’s launch in 2014, annual sales have increased by a staggering 744% and export levels have risen by more than £1million. In fact, this transformational business exercise has played a significant part in Polyseam now building a 50,000sqm factory which is expected to create a further 50 jobs by 2020. Understanding soil type: the key to addressing structural problems Cracking walls and uneven floors are usually symptoms of a deeper problem. • Fill Fill is earthen material placed and compacted in a hole or depression. It can consist of soil, and can also include aggregate, rock or crushed construction waste. Structures built on fill are susceptible to the same issues as those on sand and silt, especially when water flows wash away finer material. Settlement is worse if the fill is poorly compacted.
• Organic Organic soils, especially peat, are weak and highly compressible making them prone to settlement, as the weight of any structure causes compaction. Primary settlement decreases over time, but can total 100s of millimetres, resulting in significant structural issues.

Different soil types in particular give rise to different problems and require different solutions. Robbie Blanchfield, Commercial Manager at ground engineering specialist Mainmark said: “The soil types commonly encountered in ground remediation work include clay, sand and silt, fill, and organic soils. “Each have different characteristics and require different solutions to address building subsidence issues. “It’s vital that developers and builders understand the type of soil used in order to correctly determine which solution is more suitable if subsidence does occur.”

• Clays Structural problems often result from varying moisture levels in reactive clay soil. It swells when wet and shrinks when dry causing subsidence in drier conditions, or heave in wetter, areas. The soil can become oversaturated due to broken sewers, storm water pipes or burst mains. Over-saturated clay also loses its bearing capacity causing building footings to settle in the weakened soil, which can sink even further as it dries out.
• Sand and Silt Structures on sand and silt soils often experience settlement caused by ground water, a natural underground watercourse or a leaking sewer or storm water pipe. The finer grains are washed away leaving larger grains to settle, and the building’s footings and foundations become unsupported, compromising the structure above.

A compact home lift for a building conversion Nestled in the picturesque village of Newtown Linford in Leicestershire is the Old Vicarage. The owners had decided to undertake a conversion of one of the outbuildings, to convert into a home for an elderly relative.

s this was a listed building, there were a few challenges, including the extremely tight space in which to fit the lift. Fully glazed doors were chosen to allow as much light as possible into the area, whilst the lift was finished in a specific RAL grey colour to match the colour scheme of the interior. Due to the low ceiling heights, the ground floor of the lift was fitted with a 1900mm high door with a hidden closer. As the travel of the lift was less than 3 metres, a half height door was used at the top landing, which was matched to the height of the upper balustrade, allowing light to flood in. As there can be occassional power cuts in the rural location, the lift was fitted with a UPS to enable continual use of the lift. The owner, Fiona, was thrilled with the lift and had this to say: “Invalifts could not have been more helpful with our installation and backup service. We were not an easy site to deal with, a listed building conversion with limited heights, but they went over and above the course of duty to ensure our lift was installed, had a colour to fit in with the décor and even had a backup unit in case of power failure as we are prone to power cuts.” The Inva Homelift has an encapsulated chain drive system that makes the unit extremely space efficient and can be produced with a footprint of just 1150mm x 950mm.
