Latest Technology from CT1 Tribrid® Technology and the introduction of the Ground Breaking BT1 Ultimate Bathroom Sealant and Adhesive CT1 who were and still are the pioneers in the field of sealants and adhesives, were the people that introduced the Hybrid polymer over 15 years ago, which changed the face of sealant and adhesive manufacturing and marketing. CT1 were the first to introduce a multipurpose sealant and adhesive that replaced several products in 1. This was a sealant that was also a heavy duty adhesive could work on wet surfaces and even under water.

CT1’s demonstration of the product is legendary, and many competing products have tried and failed to imitate it! CT1, always leading the way in research and development, never sleeps and as a result have yet again brought the latest technology to the building industry. They have now released technology that no one can match. Now introducing TRIBRID® Technology! They have introduced this latest technology in the form of a revolutionary product called BT1. The Ultimate bathroom sealant and adhesive. It’s also the healthiest option. How?

The newly launched TRIBRID® Technology combats all fungus and bacteria. It’s scientifically impossible for bacteria/ microbes to survive, making it easier to maintain a more hygienic surface which is free of solvents and isocyanates. It is the ideal sanitaryware product for use in all public health institutions including hospitals and clinics. BT1 is the ONLY scientifically developed TRIBRID® Polymer with unique resistance to mould and fungal infestation, therefore creating the healthiest environment. Holland Harvey Architects transforms disused London supermarket into homeless shelter Warm and tactile materials help create a domestic feel inside this north London homeless shelter, which Holland Harvey Architects has created inside a former supermarket. Shelter from the Storm is located in Islington, north London and provides 42 beds for the homeless, as well as freshly cooked meals and rehabilitative support. The shelter – which takes over a disused supermarket – has been designed by Holland Harvey Architects with interiors that evoke “sensitivity, domesticity and warmth”. “The homeless sector was unchartered territory for us, so we worked closely with the charity to understand the sensitivities of the guests and intricacies of the charity’s operational requirements,” the practice told Dezeen. “We were shocked to learn that at any one time, up to a third of the guests are in full-time employment – the guests are ordinary people who want to feel welcome and safe,” it continued. “Every design decision aimed to make the shelter welcoming and familiar whilst allowing for privacy and a sense of ownership wherever possible.” Terracotta-coloured tiles have been used to clad a handful of walls and chunky prep counters in the shelter’s kitchen and dining room, offering a warm contrast to the building’s exposed concrete shell. Wooden chairs surround each of the tables, which are dressed with kitsch patterned tablecloths. Spherical pendant lamps and potted plants have also been dotted around as decor. Timber floorboards run throughout the room: “It was important that the shelter didn’t feel institutional so we carefully selected materials that were domestic yet robust,” added the practice. During the day this room doubles-up as a cafe for local residents, in a bid to encourage

open channels of discussion between the general public and society’s vulnerable. To further enhance “the idea of transparency”, the practice has inserted a series of expansive windows in the building’s front facade that allows inhabitants to look out and passersby on the street to glimpse into the cafe area. Sea-green paint has then been applied throughout the bedrooms and bathrooms, while the shelter’s entrance has been fitted with a “homely red” door to give the building a more typical residential appearance. Here there is also a small side room where visitors can escape to should they need a moment of recovery before entering the shelter proper.

VELUX Teams Up with Farrow & Ball to Shed Daylight on Colour in the Home Roof window manufacturer VELUX and paint and wallpaper experts Farrow & Ball have come together in a new campaign which highlights the transformative effect that daylight can have on interiors design.

he campaign centers on the transformation of the Toomey family’s single-storey extension using VELUX roof windows and Farrow & Ball colours. Working together, VELUX daylight expert Grant Sneddon and Farrow & Ball colour expert Joa Studholme showed the couple how to make the most of the available daylight and how to choose colours that look great in their space and suit their lifestyle.

T

Sean and Sophie bought their 1950s three-bedroom terraced house in Swindon 10 months ago as they knew it had great renovation potential. The rear of the property originally had four small rooms that were dark, gloomy and completely unusable, but with the help of a local architect and builders, they took on their biggest renovation project to date. Adding a single-storey extension, they created a large, open-plan kitchen and living room with three large VELUX

•6•

INTEGRA® electric white painted roof windows to provide as much daylight and ventilation throughout the space as possible. To access the garden easily, they also added bi-fold doors. Grant Sneddon, daylight expert at VELUX, said: “Making sure that light penetrates deep into the room is important when you have such a big space, and roof windows do that as they offer twice as much daylight as a vertical window of the same size.” Homeowner Sean said: “The roof windows with added rain sensors add so much daylight and air flow throughout the day, they’re a great way of bringing the outside in. Living in the UK, the weather can change in an instant so we feel reassured that they will close automatically if the rain comes on when we’re out. We also chose VELUX dark blue electric roller blinds to tie in with the interior of the kitchen, and awning blinds to help control heat coming in, particularly on bright days.”

To find the perfect colour complements for the modern fittings of their extension, Sophie and Sean enlisted the help of Farrow & Ball’s colour consultancy service. Joa Studholme, colour consultant at Farrow & Ball said: “When we chose colours for Sean and Sophie’s extension, we did it to reflect their personalities, to suit not only the way they live but to make the most of the daylight from their new roof windows.” “The daylight in the extension changes throughout the day and because our paint is so heavily pigmented the colours change a lot in different light conditions, which makes them feel really alive, particularly when you’ve got fantastic natural light coming from roof windows,” If you want help transforming your home with daylight and colour visit velux.co.uk/extensions and www.farrow-ball.com for more information.

A Custom Solution for an Ann Arbor Luxe Residence

Michigan homeowner dramatically transforms the look of their home with oversized windows and doors.

When a Michigan family started the journey of updating the home they built 20 years ago, they dreamt of an open floor plan that reflected their Asian culture. They also wanted to take full advantage of the remarkable views by including larger windows and doors that would span the back of their home. During the design process one of the most important decisions made is the selection of windows and doors. They not only affect the overall aesthetics of the home but have a substantial influence over energy efficiency, functionality, and privacy—and can even have an impact on health. The family decided to partner with DesRosiers Architects because of the firm’s impressive design portfolio, which aligned with their vision. But DesRosiers had their work cut out for them. Using the current site and core structure as a starting point was a challenge, especially since the floor plan had to be transformed into something completely different.

THE SOLUTION The goal was clearly defined: a home that’s beautiful inside and made even more beautiful by drawing in the outdoors. DesRosiers used Weather Shield Windows and Doors to achieve the custom look and the homeowners received much more in return: a return on investment. In the bitter-cold Michigan winters and the hot, humid summers that follow, the windows and doors need to be well insulated to help keep the house comfortable for the occupants as well as provide energy savings. Every window and door included in the house is energy efficient with tempered, insulated low-E glass—a perfect pairing for the newer, larger home. More important than the beauty and awe of the new larger-set windows and doors were the health benefits that came with it for the homeowners. Oversized windows and doors offer easier access and more visibility to the outdoors, which can help dramatically reduce some health issues. Having a stronger connection with the outdoors can improve mood, cognition, and overall health.

The windows and doors have an aluminum-clad exterior, providing a virtually maintenance-free finish that resists varying weather elements. The homeowners wanted a unique look and chose the designer-focused hardware collection with a finish that perfectly complements the interior design. In addition, the windows and doors include unfinished pine interiors so they could be customized to the colors to the rest of the home. This versatility allowed the homeowners and designers to choose nearly any size, shape, and color for a truly unique home geared toward their taste, yet at a moderate, reasonable price. Window and door choices can completely change the look of a home. By working closely with an architect to see their vision through, the homeowners were beyond pleased as they were able to get the home of their dreams that was at once modern, innovative, and unique with the right amount of Asian flair intertwined into the design.

RINNAI - ‘E’ BEFORE ‘I’ OR VICE VERSA? Rinnai offers big performance, heavy duty, diminutive appliances that offer virtually limitless volumes of hot water at useable temperatures – all through engineering design and excellence. And both ‘E’ (external) - and ‘I’ (internal) versions are offered. Here Chris Goggin, Rinnai Operations Director, explains the why and the where of using either model to suit the application.

With a continuous flow water heater you can never run out of hot water no matter how many individual baths or showers or delivery points are being used simultaneously.

as fired appliances such as hot water heating units or domestic or light commercial boilers tend to be wall hung on the interior of a site. Having a unit sited internally on a kitchen wall or a plant room makes for convenience for the end-user and for the installer or contractor in terms of installation, maintenance or servicing.

However, external models of hot water heating units have become increasingly popular. We are seeing more and more units sold as installers seem to be favouring external siting for a variety of reasons.

The Rinnai 17e is designed for use directly off the mains, with no need for large, ungainly storage Rinnai offer several units in both vessels. Firstly, having a gas fired unit internally has its own restrictions – lack of internal space, flueing restrictions and impediments, exact siting for installer convenience, inspections etc. On external units a whole stack of advantages come into play - starting with the fact

All these factors add up to possible economies for the end user and ease of installation for the installer.

INFRARED VS CONVECTION MAKING THE RIGHT CHOICE WHEN IT COMES TO HEATING Convection and radiant heaters are both common options when it comes to choosing heating. They use similar components, but each has its own advantages and disadvantages. eating specialist Tansun, a leading UK manufacturer of quartz electric shortwave infrared heaters, has compared the two in order to help customers choose the right heater for their application.

advantage of automated thermostat controls. Convection heaters do not run continuously to maintain heat like a radiant heater and instead uses its connection to a thermostat to shut off when it reaches the required temperature. The heater turns back on if the temperature drops.

Convection heaters – what are they and how do they work?

Infrared heaters and how they differ from convection heaters

Convection heaters are indirect heaters that are designed to warm the air that circulates through a specific area. The air heats up and circulates, raising the temperature of the entire room.

Radiant heaters are designed to offer more direct heating by using infrared rays to radiate heat into the air. Infrared heaters are more directional and provide more targeted heating, making them perfect for a number of different environments, both indoors and outdoors.

H

How the target area is heated is one of the main differences between convection and infrared heaters. Convection heating is ideal for enclosed spaces as it heats circulating air and able to heat an entire room. But this reliance on circulation means it’s only effective in a closed area. Therefore the larger the area, the more difficult it is for a convection heater to achieve and maintain a temperature. However, in smaller spaces it can easily maintain its level of heat production and performs best when working over a longer period of time. When it comes to efficiency and expenditure, convection heaters take

•16•

Radiant heaters are also better when used intermittently. This is because the heat is direct and reaches a temperature quickly with minimal energy use. The heat loss is faster when it is turned off, allowing for quicker heat dissipation, making it ideal for use in areas that are not frequently in use or that have more variable temperature needs. Infrared heaters are also the preferred choice of those worried about allergens and contaminants, as they don’t circulate air and therefore don’t spread particles around enclosed areas, making them a much healthier form of heating.

Tansun radiant panels are designed with a number of benefits which include providing instant, comfortable and gentle heat and ensuring safety and reliability as they contain no moving parts. Each panel is fully thermostatically controllable, very lightweight and silent, making it perfect for noise-sensitive environments. Developed to be highly energy efficient, the panels are cost effective to install and can save approximately 30-70% in heating costs. All of Tansun’s products are made in the UK and are designed using premium components. The company has been established for 35 years and invests heavily in R&D to bring superior quality products to the market. Tansun also pioneered the concept of infrared electric heaters alongside Philips technology and has the largest range of commercial, industrial and domestic infrared heaters in the world, providing maintenance-free, safe and healthy shortwave heaters for many different types of heating applications. CABUCHON LAUNCHES THE SPACE-SAVING STUDIO COMPACT BUILT-IN BATH

British bath manufacturer Cabuchon Bathforms has launched its new Studio bath, the latest addition to its range of baths which can be built into the fabric of a bathroom. space-saving tub, it is designed for modern en-suites and bathrooms where space is at a premium. Measuring 1522mm x 837mm (5ft x 33”), the Studio has a noticeably smaller footprint than conventionally designed baths.

A

Despite its reduced length, the Studio is built for comfort. This is because it takes some of its design cues from Cabuchon’s deep soaking tub range. In particular, it substitutes depth for length. At 505mm (19¾”) deep, it enables bathers to adopt a more upright, semi-seated posture This alleviates strain on the shoulders and neck, while the extra depth of water helps to create a feeling of weightlessness. As a result of its compact dimensions, the Studio also requires less water to fill, so it affords savings on water and energy. Designed for modern loft apartments, studio flats, aparthotels and similar settings,

•18•

the Studio has a flat base, so it may be used with an overhead shower. Cabuchon supplies bath/shower screens on request.

fabric. The Studio can also be produced with stripes or other decorative colour effects.

The bath can be set into a raised deck or into a floor, and it may be installed either as a drop-in bath (with the rim visible) or undermounted (with the rim set below the deck.) Optionally, the Studio may be fitted with bespoke panels that cover anything from one to four sides. Fitted with panels, the bath may then be used freestanding, set against a wall, or installed in a corner or niche.

Ficore is more rigid than any non-metal or non-stone bath, and it exhibits superior heat retention. In independent tests, it has been shown to keep water hot more than six times longer than acrylic and more than twelve times longer than vitreous enamelled metal.

Hand-built in Britain, the Studio is made from Cabuchon’s own composite, Ficore®, which the company can produce in any colour. Within its standard pricing, Cabuchon will match most other sanitaryware manufacturers’ published colours. For an extra fee, special colours can also be produced - to match, for example, the base colour of a stone, tile or

The Studio is backed by a 25 year guarantee and may optionally be purchased with an inbuilt hydrotherapy spa system, tailored to the size and preferences of the user. More information about the Studio, including a technical specification sheet, can be found on the company’s website - www.cabuchon.com - or by calling 01524 66022.

when entertaining, the side by side Smeg wine cooler and fridge freezer Scott Davis, Director, Brandt Kitchens, says “We really enjoy exploring new challenges when it comes to kitchen design. This was a great project to work on as we needed to incorporate a pillar into the room and work it into the design. By breaking away from the standard rectangle, we provided plenty of work space for the chef, a cosy spot for guests to perch at the breakfast bar as well as an alternative to the dining table. We clad the pillar to match the work tops and help bring the scheme together. The secret of ensuring a kitchen and living space has longevity is to really understand client’s lifestyle and tailor it to fit their individual needs for many years to come.” •

Solarlux cero sliding doors add to high spec finish of luxurious £15m Berkshire home Solarlux recently designed, delivered and installed a duo of bespoke cero sliding door installations to complete the external aspects of Titlarks House, a £15m, five bedroom development in Sunningdale, one of Surrey’s premier locations.

he addition of cero sliding doors to this stunning property - the first collaboration between Octagon Developments and Kebbell Homes - added to the truly luxurious finish. The sliding doors were the perfect option for the developer looking to make the most of the external aspect of the luxurious leisure suite, open planned kitchen and family room. Cero - one of Solarlux’s premier brands - is a highly versatile product with limitless design possibilities, offering ceiling-high glazing (with doors of 15m² surface area) and

is the ultimate glazing option to maximise visible light transmission without compromising on ventilation or views. The fact that so few visible materials are used in the frame structure creates a stunning aesthetic in architectural window design. The frame and threshold construction disappear elegantly into the floor, making windows appear open even when closed, creating a wonderful sense of openness and opulence. Thames Valley Windows – a Solarlux Quality Partner – worked closely with Octagon Developments on the project to engineer the best glazing solution to encase the property’s envy-inducing leisure suite, with the indoor swimming pool is protected from the elements during the winter months. The design – spearheaded by Thames Valley Windows – ensures, owing to the full wall of cero sliding doors, this stunning space enjoys the most exclusive balance of indoor/

outdoor living during the warmer months. Angus McQuhae, Director at Octagon Developments, said: “Titlarks House is the epitome of modern luxury – with close to 17,000 sq ft of living space arranged over just two floors, this unique home sits in an impressive 1.4 acre south facing plot, located within one of Sunningdale’s most prestigious premier roads. Keen to show off the grounds in all their glory, we worked with Thames Valley Windows to install a full wall of Solarlux Cero Sliding Doors to both

the kitchen/living area and leisure complex, with both rooms opening out onto a large rear patio. “Combining grand traditional architecture with contemporary luxury living, the high quality and sleek, minimal design of these doors was integral to our decision to use them at Titlarks House, and the results speak for themselves. In the winter months, these rooms stay light, bright and warm, thanks to the thermal insulation, and, at the touch of a button, become the ultimate

indoor/outdoor space, ideal for entertaining during the warmer months. “ Steve Ferrie, Managing Director at Solarlux, said: “The products installed at Titlark House are specifically designed to welcome the outside in. They are perfectly suited to this development, allowing for the glazing solutions to be as outstanding as the rest of the property.” To find out more and to explore the full Solarlux range, visit: www.solarlux.co.uk

LATEST VERSION OF SCHUECO SLIMLINE FAÇADE SYSTEM HAS ALL-GLASS CORNER OPTION Schueco UK has introduced new developments to its ultraslimline FWS 35 PD panorama design façade system. The enhanced system delivers even greater visual elegance with larger all-glass areas, the option of sun-shading and three levels of burglar resistance. A major innovation is the introduction of an all-glass corner solution. Here, by transferring the glass load directly to the adjacent mullions, the design avoids the need for intrusive profiles or pull-push rods. The result is wider unobstructed views and greater transparency from inside and a sleeker, more contemporary look from outside. With Passive House certification for the top Schueco FWS 35 PD.SI version, the range offers thermal insulation levels as low as 0.79 W/m2K and can accommodate double- and triple-glazed units from 22 mm to 50 mm thickness. Where ventilation is required, the Schueco FWS 35 PD façade can incorporate Schueco AWS 114 opening window units. Operated either manually or mechatronically with a concealed Schueco TipTronic actuator, these are an attractive and practical method of ventilation. They can be specified with either top-hung or parallel-opening types. Recognising the importance of solar shading for large glazed areas, the Schueco FWS 35 PD façade offers two newly introduced methods of attachment by means of bolts or brackets. Discrete connection components are able to accommodate a wide variety of shading units despite the Schueco FWS 35 PD façade’s very slim profiles.

•30•

Reflecting the growing importance of security, the Schueco FWS 35 PD façade offers three levels of security – standard or resistance classes 2 and 3 of EN 1627, the latter incorporating P4A and P6B security glass. Because the components that help to achieve this are fully concealed, the appearance of the façade is unaffected. For full details email mkinfobox@schueco.com or visit www.schueco.co.uk.

A perfect union of form and function Fully open a Schueco bi-folding door and you’ll reveal a 95% clear space that effectively eliminates the boundary between your home and your garden. A 90o open corner option and a no-trip, level threshold reinforce this feeling of openness. Add in a smooth gliding action, exceptional insulation and weathertight gaskets that eliminate winter draughts, and you’ve got a perfect door for all seasons. For German engineering made in Britain, there’s only one name. For more information and your nearest Schueco Partner installers visit www.schueco.co.uk/bi-foldingdoors

Cannock Mill Co-housing project: rendering a community “Cannock Mill is all about building a sustainable community,” says Anne Thorne, founder and architect at Anne Thorne Architects (ATA). “We wanted to create natural, energy efficient and, most importantly, healthy homes.” Cannock Mill is a co-housing scheme in Essex comprising 23 homes; six flats and 17 houses. Every home within the project is built to Passive House standards. A sustainable build “Sustainability is core to our ethos at ATA,” says Anne. “We put a lot of work into sourcing breathable materials for the buildings’ fabric to ensure the homes built were healthy for both their occupants and the environment. “As the housing is designed to be affordable, it was also important the homes were budget-friendly for occupants to run, so materials with a high energy efficiency were a must. “Ultimately, we wanted to create a community of homes which looked beautiful and performed well.”

•32•

Choosing the right materials Initial work began on site at Cannock Mill in Spring 2017 and the project is due for completion in October 2019. Anne went on to explain: “To achieve a healthy build, we chose timber frame for the walls of the homes with Lime Green’s external Warmshell insulation system over the timber frame studs. This system consists of woodfibre board insulation rendered with Prepbond WP and Finish WP. We chose the Warmshell system as

it not only promotes breathability but also delivers excellent heat control. This has resulted in extremely low, Passive House compliant, U-Values for each of the buildings, making the homes very economic to run. The average fuel bill for the properties is estimated to cost the equivalent of a cup of coffee per fortnight. We also chose to render the homes externally with Lime Green’s coloured renders as we’d used these products previously on a school in Romford and the final result looked great. We involved the future occupants

in the design from a very early stage through various workshop sessions. The colours of the renders: Ironstone, Ochre, Corfton and Terracotta, were decided by them. The natural colouring of the lime renders makes them really easy to maintain over time while retaining the breathable structure of the buildings.”

The healthy homes “We agreed very early on in the project that the homes should be built to Passive House standards,” says Phil McGeevor, a future resident at Cannock

Mill. “We’d visited Passive Houses before and loved the sense of fresh air without the presence of a draft, there was a nice even temperature throughout. This was something we wanted to achieve in the new homes at Cannock Mill.

House standards vs current building regulations initially, the resulting low fuel bills and healthy environment will, in the longer-term, more than make up for this additional cost. Leaving the last word with Anne, she says:

“It was very important to us that all of the materials used were sustainable and low in toxicity, creating a natural and healthy environment for people to live and visit.

“I’d definitely recommend Lime Green’s products to any architect looking to deliver a healthy, beautiful and longstanding project.”

“Price is always a factor in decisions like this and although it did cost a little bit more to build to Passive

After a consultation with leading access provider, Invalifts, the MC2000 platform lift unit was chosen as an ideal way to provide a part M compliant lift with a platform of 1120 x 1480mm, with a capacity of 500kgs. What’s more, the lift is entirely self supporting, fitting perfectly with the mezzanine structure and easily managing the 4 metre distance between floors. The platform lift shaft was clad with quartz grey infill panels, which had been specified in a special RAL colour to match the interior design of the shop, whilst a ramp was utilised at the base of the lift, removing the need to dig a 60mm pit. The installation of the lift was completed in just two days with minimal builders work, maximising convenience for the client. The lift doors were fully glazed with self closers, and the lift was also fitted with an intercom in case of emergency. The client was very pleased with the final product, and with a 5 year guarantee on the motor and gearbox, they can look forward to the lift running smoothly for many years to come. If you would like to know more about the MC2000 Platform Lift or receive a no obligation quotation please visit the website www.invalifts.com or phone 0845 4682543.

West London – Combination Waterproofing (2 forms) to BS 8102:2009 OVERVIEW Advance Property Preservation Limited were approached to offer a waterproofing solution for a large new build, single storey structure with basement which would offer both residential and commercial use to a prestigious development in West London. The basement area of this project was to accommodate both commercial and residential units and the upper floor also accommodating both commercial and residential units. The warranty provider requested 2 forms of waterproofing be incorporated into the design to the front retaining walls of the structure. When specifying the most appropriate method of waterproofing for a new-build basement it is advisable to follow the recommendations within BS 8102:2009 ‘Code of Practice for Protection of Below Ground Structures Against Water from the Ground’. The standard advises on the types of waterproofing available and confirms the performance grade to be achieved. This project required Grade 3 protection – no dampness or water penetration acceptable. The waterproofing method adopted for this new-build basement required careful consideration as failure to design in the correct specification of products and associated systems/products can have a major impact on the effectiveness of the system and the potential use of the basement. In addition, consideration had to be made for the maintenance the drainage elements of the waterproofing system.

SYSTEM COMPONENTS • Koster NB 1 Grey • Delta MS 500 • Delta MS 20 • Delta Channel • Koster Polysil TG 500

SPECIFICATION BS8102:2009 Code of Practice for the Protection of Below Ground Structures Against Water from the Ground.

METHODOLOGY Phase 1 The basement walls were high power pressure washed prior to an application of Koster Polysil TG 500 an anti-lime inhibitor. With two coats of Koster NB 1 grey being applied to the retaining walls which was lapped to the ceiling and floor slab. Koster NB 1 with its crystallizing minerals were employed to seal against pressurized water (> 13 bar) and is classified as a Type A (Barrier Waterproofing) System. This mineral coating waterproofing slurry contains capillary-plugging agents making it an ideal solution to protect the structure from ground moisture ingress, To finalize the twin waterproofing system, Delta MS 500 for non- pressurized and pressurized water. membrane was applied to the basement walls and Delta MS 20 membrane was applied to the basement slab. Phase 2 A combination of a maintainable modular/ sub slab and perimeter A Type C Cavity Drain system is made up of cuspated drainage system was incorporated into the ground bearing basement membranes which are applied to the walls and floor of a slab in association with the Cavity Drain Membrane System and the basement with a channel incorporated at the wall/floor basement floor was levelled to no more than 1-10mm. The reason junction. The cavity drain membrane allows any water for levelling the basement floor to no more than 1-10mm is to reduce ingress to filter down to the slab and find its way to the associated risks of water ponding or pooling beneath the Cavity perimeter channel. The channel directs any water ingress Drainage System, which could potentially cause flotation stress to come to a sump pump or agreed drainage points which is to bear too. 48 Linear Meters of Delta Drainage Channel was also situated below the slab (floor). The sump pump chamber incorporated into the basement floor area of the project, accumulating will then remove any water ingress to the ground level to 250 m2. The all-important access ports to the Delta Channel were drains. incorporated at regular intervals for future maintenance purposes, which is a vital aspect of internally applied Type C Cavity Drained Membrane The lower internal, non-earth retained walls received a Systems to keep running to their optimum. DPC (damp-proof course) to act as a barrier through to prevent moisture rising by capillary action such as 120 m2 of retaining walls to the structure were linked to the Drainage rising damp. The DPC was linked to the Type C system System to ensure any weak points (floor/wall junctions) were adequately ensuring the structure was adequately protected. protected from any potential water ingress.

Creating an environmentally friendly garden

Many people are now looking to reduce their carbon footprint by recycling more, using their cars less and eating locally produced, organic food, but you can also reduce your carbon footprint by changing the way you garden.

•46•

ith many people starting to realise the importance of ecoliving, garden specialists Oeco Garden Rooms have compiled some handy hints on how to be more environmentally friendly in the garden.

W

Composting Composting is a great way of being more environmentally friendly while reducing landfill waste and providing much-needed nutrients to your plants. This supply of fresh compost can be used all around the garden, helping to retain moisture and reduce plant diseases and pests in your soil. To start, you will need a compost bin; these are available in a range of different styles and materials to suit any garden design and budget. Then pick a suitable space for the compost bin, somewhere that has good air circulation, is out of full sunlight and is away from large trees or vines as these can steal nutrients from the compost.

external works Collecting rainwater is one of the easiest ways of water-saving and is as simple as connecting a water butt to your gutter system. The average water butt holds between 100 and 150 litres, which is more than enough for your gardening needs, and because of the UK’s climate, they also fill up quickly too giving you access to water when you need it. Planting drought-resistant plants is also a good way of saving water in the garden. Lavender, sage and verbena are all great choices when it comes to plants, while the Lawson cypress conifers and golden rain trees are good additions for something bigger. Compost can be made using various household waste including raw vegetable leftovers and skin, crushed eggshells, fruit peel and tea bags. You can also use garden waste like fallen leaves, grass and wood cuttings and old plants. Try not to use plants that have died of a disease or aggressive weeds as this may harm the compost. To create a good compost, you need to regularly turn the heap to balance it out. This will give you faster results while making sure that all of the compost has the nutrients to help your soil. Once ready, the bottom layer of compost will have a soil-like dark brown colour and be spongy to the touch. Saving Water Water is one of the most important resources for your garden, but with gardening taking up to 70% of the UK’s water supply during peak demand, limiting your water consumption is vital in lowering your carbon footprint.

Mulching your soil areas such as flowerbeds, hanging baskets and potted plants helps to improve soil structure and retain moisture. Bark, woodchips and grass clipping all make good mulches and are a cost-effective way to cut down the amount of water needed in the garden. Helping Wildlife Giving the wildlife in your garden a helping hand not only aids local ecosystems, but it can also help you to control pests and other plant-destroying mini-beasts. Birds are natural predators of slugs, snails and other mini-beats, so inviting them into your garden is a great way to control these pests. Bird feeders, water bowls and birdhouses are all great ways on enticing birds into your garden, and you have the added bonus of being able to spot and record all the different species that visit too. Interplanting is a method of planting different species of plants next to one another in rows to prevent pests. For example, one set of plants may attract a certain pest, while the other houses the predator. This technique is widely used in organic farming, however, it is just as effective in everyday gardens. Log piles and overgrown areas of the garden provide shelter for small mammals and hedgehogs while also providing a source of food for birds in the form of slugs, grubs and caterpillars. You don’t have to dedicate a large area of the garden to wildlife to make an impact; in fact, just a small area can provide long-lasting benefits to the local ecosystem and wildlife. www.oecogardenrooms.co.uk

How advancements in ground engineering can help reduce spend Concrete Underpinning vs Resin Injection ince the summer of 2018 the number of subsidence claims being made has dramatically increased, highlighting how record hitting temperatures took their toll on UK buildings. Reports show that subsidence is affecting both residential and commercial properties, resulting in councils and landlords needing to rehome tenants while the underlying problem is fixed. With the latest advancements in ground engineering, there are alternative solutions both councils and private developers can consider to help alleviate these problems, saving them money and reducing tenant disruption.

S

When subsidence does occur, the first solution to come to mind is often traditional concrete underpinning. However, this tried and tested method is often slow, labour intensive and costly. As access is required under the original foundation of the property, occupants are usually required to vacate their premises while the excavation is being completed, increasing admin time and spend for homeowners, property managers and landlords. Example of concrete underpinning

Advanced solutions in the ground engineering sector, such as Mainmark’s Teretek® engineered resin injection and JOG Computer-Controlled Grouting solutions, can help mitigate these problems by offering modern alternatives to traditional underpinning. Resin injection has been used globally for over 20 years and is proven to work. The process, likened to keyhole surgery, involves injecting expanding structural resin under the existing foundations through small incisions made in the ground, typically only 16mm in diameter from outside a building. The resin then flows into the soil and expands, compressing the surrounding soil while filling any voids and strengthening the ground. By eradicating the need to excavate, this process is cleaner than concrete underpinning and less disruptive. As large excavations underneath the foundation are not required, many projects are completed in hours and occupants can usually stay in the building while the work is carried out.

Example of Mainmark’s resin injection

Robbie Blanchfield, commercial manager at Mainmark, commented: “Restoration projects often have tight budgets that are closely scrutinised, which is why it’s vital people are made aware of solutions that could potentially save a considerable sum of money. Additionally, minimal invasive methods reduce the need for onerous work such as deep excavations or partial demolition, meaning that these solutions can often be applied while the property is still occupied. Our Teretek engineered resin injection solution is a cost-effective way to repair subsidence problems and a method that homeowners and property developers should consider when faced with such problems.” For more information regarding resin injection and its ability to save money and disruption please visit: mainmark.com/uk/ technology/teretek/
