In an ideal world, the full ambit of toilet facilities would be provided- male, female, baby change, wheelchair-accessible with left and right hand transfer, and a Changing Places+ facility. But it’s not an ideal world. Space costs. Yet almost 20% of the UK population is disabled. They spend £80billion a year! So adding 310cm2 to a toilet and providing the extra equipment is a cost-effective use of floorspace, in that it opens the door to almost everybody.”

A Space to Change toilet has been developed by campaigners for toilet facilities with an adult-sized changing bench and hoist, as a compromise where there isn’t the space for a full, additional Changing Places toilet facility. A 7.5m2 Space to Change builds on the conventional, Regulatory unisex wheelchair-accessible toilet, further accommodating an adult sized changing bench and hoist.

Queensgate acquires Generator Hostels from Patron Capital in €450m transaction Queensgate Investments Fund II LP, which is managed by Queensgate Investments, a private equity real estate fund manager, has agreed to purchase design-led hostel owner and operator Generator Hostels from Patron Capital, the pan-European institutional investor focused on property backed investments, and its co-investment partner, Invesco Real Estate, a global real estate manager.

The transaction has an enterprise value of circa €450m and is expected to complete in May. Generator Hostels, which was held in Patron Capital’s Fund III, owns 14 predominantly freehold assets (12 operational and two under development), totalling 8,639 beds, located in London, Paris, Copenhagen, Amsterdam, Miami, Dublin, Hamburg, Barcelona, Berlin Mitte, Stockholm, Madrid, Venice, Berlin Prenzlauer Berg and Rome. Earning current revenues of over €70m, Generator Hostels targets the fast-growing sector of millennial customers, focusing on the best capital city addresses, design-led interiors, a safe environment and, most of all, attractive shared social spaces.

Queensgate Investments intends to own the portfolio for the long term, enhance operations for customers, and invest in excess of €300m into adding more hostel assets.

Mallory Court’s luxury Elan Spa to open its doors on April 14

It’s been revealed that the new Elan Spa at Mallory Court Hotel will open on April 14, marking the first spa to launch in Warwickshire for over 10 years.

The luxury spa, situated at the hotel just outside Leamington Spa, has been designed to combine ‘countryside chic, glamour and decadence’, and will be surrounded by 10 acres of land.

Facilities include an outdoor vitality pool with countryside views, glazed outdoor sauna, Rhassoul mud room, seven treatment rooms, 10 metre indoor Hydro pool, sauna, steam room and gym.

Garden trails and wellbeing/ mindfulness retreats are also planned.

There are 12 new spa bedrooms, in addition to the existing 31 bedrooms in the main hotel.

The hotel is part of the Eden Hotel Collection, a privately-owned portfolio of nine properties headed up by managing director Mark Chambers.

The spa will be the only one in Warwickshire to offer IIa, an organic luxury skincare brand with spa products ethically sourced from wild harvested plant and mineral ingredients.

HandPicked Hotels acquires Stanbrook Abbey from Clarenco

Clarenco, the operator of the Amazing Venues brand, has sold its second hotel in two days following the acquisition of the 56-bedroom Stanbrook Abbey hotel in Worcester by Hand Picked Hotels, for an undisclosed sum.

The off-loading of the two properties has left Amazing Venue with four properties: Ackergill Tower in the Scottish Highlands and three hotels located on Second World War forts in the Solent estuary, including Spitbank, No Man’s and Horse Sand.

The acquisition of Stanbrook Abbey takes the Hand Picked Hotels portfolio up to 20. Located within a 26-acre walled estate at the foot of the Malvern Hills, the hotel is located within a Gothicstyle abbey dating back to the early 16th century, once inhabited

by Benedict nuns. Additions to the building were later added by Augustus Pugin, the architect of the Houses of Parliament.

The property includes a wedding and events suite created with the abbey’s presbytery and a 100ft bell tower overlooking the River Severn. There are a total of 17 function rooms.

Julia Hands, who founded Hand Picked Hotels in 2001 with her husband, financier Guy Hands, said: “The acquisition of Stanbrook Abbey Hotel is a delightful addition

to our portfolio of country house hotels with fascinating histories and stunning architecture.

“It also fits with our planned growth to acquire hotels in strong locations across the UK, close to good transport links to major cities.”

Hand Picked hopes to add a small number of bedrooms in disused spaces within existing buildings at Stanbrook Abbey, as well as look as other options to enhance the hotel.

Lodore Falls hotel in Borrowdale, Cumbria, has reopened following the completion of the first phase of an £8m refurbishment programme.

The hotel, which is owned by the Lake District Hotels group, closed for six weeks during which time the entire ground floor – including its lobby, lounge and restaurant – has been refurbished in a completely new style.

Suzanne Hurndall, chief executive of Clarenco, said that the company has no plans to sell any more properties and will continue to grow and trade its remaining businesses.

The company said the new décor reflects the local landscape in texture and colour, with designs featuring slate and wood with palettes of soft green and purple contrasting with burnt orange.

“Clarenco is delighted to have found a purchaser for Stanbrook Abbey Hotel, who not only has a proven track record in the industry, but is as excited and passionate about the hotel and its opportunities as we have been.”

Dani Hope, marketing director of Lake District Hotels, said: “We are delighted with the new look of the hotel, a lot of time and work has gone into the project, from the initial planning, to the hard work from local tradesmen, along with many of our employees, who have worked tirelessly to get the hotel up and running in time.”

Hurndall added that Mike Clare, the multi-millionaire founder of the Dreams bedroom stores and the property development business Clarenco, had very much enjoyed the renovation of Stanbrook Abbey, which the company had bought in 2010. “As a serial entrepreneur, there is always the chance that he will make further acquisitions,” she added.

The second phase of the refurbishment has also started, with the property expected to reveal its newly refubsihed garden suite function room and conservatory extensions in June.

Following that there will be two more phases to the refurbishment, with a brand new brasserie opening in December and the addition of a new spa and 14 bedroom suites in spring 2018.

Tamburlaine Hotel to open in Cambridge with former Waterside Inn chef The Tamburlaine Hotel – from the Dublin-based O’Callaghan Hotel Group has confirmed it is to open in Cambridge on April 1, with a former Waterside Inn chef across its three dining spaces.

First announced in December 2015, the 155-bedroom hotel on Station Road will be the O’Callaghan group’s first UK opening. Rooms will start at £200 per night.

General manager will be Zac Pearse, former manager of Malmaison’s Charterhouse Square London and the Hotel du Vin in Henley-on-Thames.

Executive chef will be Alan Dann, whose career has included roles at the three Michelin starred Waterside Inn in Bray, Restaurant Pierre Gagnaire in Paris, and Restaurant Michel Guérard in southwest France, as well as head chef positions throughout France and at English country hotels.

Dann will oversee all food at the hotel, including in the main Brasserie, which will serve a menu of locally sourced, seasonal dishes and grills from breakfast to dinner.

Typical dishes will include grilled breast of wood pigeon with puy lentils, pickled girolles and parsnip;

Blythburgh pork with heritage carrots and Aspall cider jus; or from the grill, a rare-breed beef rib eye; Barnsley chop; and Norfolk Black chicken supreme. There will also be a cocktail bar.

Cocktails will take inspiration from the university and history of Cambridge, such as the King’s College Spritz, with Cambridge gin, Aperol, lemon juice, and rhubarb spirit with Champagne; or the Cambridge Sour, with Monkey Shoulder, Disaronno, lemon juice, gomme syrup and egg white.

The property also has five conference rooms available to hire for meetings and events.

The décor comes from the Shoreditchbased Bryan O’Sullivan Studio, and features a double-height lobby in the entrance hall, a feature staircase, an overlooking library, pendant lighting, large windows, leather banquettes in the dining areas, vibrant foliage in the Garden Room, and bold tiled floors and neon lighting in the Steam deli.

The hotel – which is named after a play by Christopher Marlowe (a former fellow of Cambridge University’s Corpus Christi College) ‒ will also feature the colonial-style Garden Room, offering afternoon tea, Champagne and cocktails.

“We are very excited to be opening this significant and stunning hotel in Cambridge,” says Pearse. “We want locals to see Tamburlaine as their hotel; a place where they can come for a special dinner with family, cocktails or afternoon tea with friends, or grab a coffee and sandwich from our deli on their way to the station.

Tamburlaine is a vibrant place for everyone to enjoy.”

A delicatessen, Steam, will offer fresh salads and daily sandwiches, plus yoghurt and fruit pots for breakfast.

It will also serve wine and charcuterie in the evenings.

The family-run O’Callaghan Hotel Group operates four properties in Dublin – the first of which, the MontClare, opened in 1990 ‒ plus The Elliott Hotel in Gibraltar, and the Annapolis Hotel in Maryland, USA.

‘If people notice the lighting then you’ve got it wrong’ The hotel features 453 rooms and suites over 18 floors.

The ground floor Meridian Lounge and first floor Clipper bar complement the vibrant rooftop Eighteen sky bar, but what of the lighting? All front of house light fittings, from the reception area, corridors and meeting rooms through to Eighteen, The Spa and the enormous pillar-free Arora Ballroom are LED. This delivers great flexibility, high levels of reliability and excellent energy efficiency. Delivering a project of this scale, over 600 LED drivers and boards were required, on time and on budget required close cooperation and Century Lighting acknowledge Tridonic’s role in meeting these demands. Andy Tsui, Specification Sales Engineer, Century explained; “Tridonic understood the scale of the project and couldn’t do enough to ensure that we had the drivers and boards we needed when we needed them.”

The hotel’s exterior consists of vast windows allowing natural light to flood the interior whilst enabling guests to view Canary Wharf’s skyline. Maximising on the location was a priority, but at night when the view is most impressive glass can act more as a mirror of the interior, thus distorting the external view. The lighting needed to be soft enough to eliminate this problem, provide an ambiance that enhanced the setting, whilst making people feel welcome and relaxed.

In the Market Brasserie, that seats 160, there was a danger that it might feel like a large, functional canteen. The use of targeted down lighters creates a more intimate feel, depending on time of day and occupancy levels.

A huge challenge was the illumination for one of Europe’s largest column-free ballrooms. Totalling 3,200 square metres, this 80m x 40m room can also be broken into 14 sub rooms, each configured to meet the user’s specific lighting requirements.

The ceiling has 18 coffers, 12 measuring 10m x 8m, the other six measuring 10m x 6m. Each is lit with LED tape which operates as a white light, 2.7K to 4K, or shines a coloured RGB light to create a party atmosphere. There is also a complex grid of hanging points for the installation of additional lighting rigs. The LED strip lighting was also used on the corridor coffers, around the surround in the Clipper Bar and other meeting areas. In total over one kilometre of LED tape was installed. Many of the corridors have their lighting supplemented

by LED wall washers located along their length approximately 50 centimetres above the floor level.

Tridonic boards and gears were installed throughout the hotel’s 200 space car park to provide a well lit area and The Business Centre was fitted with a bluer, 4K light via a system of Tridonic DALI 300 x 300 panels.

Work begins on Chester hotel expansion An extensive refurbishment and extension programme is underway at the Valor Hospitality Europe managed hotel, DoubleTree by Hilton Hotel and Spa Chester.

To accommodate increasing demand at the 140-bedroom hotel, especially for residential spa breaks, work has now started on an extension which will see 79 new bedrooms, including suites added to the property.

Space for additional car parking is also being created.

The design of the new bedrooms, led by interior designers Rethink Interiors, will take inspiration from the hotel’s rich history which was originally a manor house built in the 18th Century and once owned by pioneer balloonist Thomas Baldwin. Artwork in the bedrooms will reflect this, as well as local scenes from around the city and Chester Zoo. The new bedrooms are due to be ready for guests in October 2017.

The first phase of the renovation programme completed at the end of 2016 and saw a brand-new restaurant open at the hotel specialising in creating carefully crafted dishes that use British ingredients wherever possible.

The Garden Room and Terrace, which offers views out over the original walled garden, allows diners to follow the story of the provenance of the food and drink suppliers, whether it’s from land, sea or garden.

Artwork in the public areas will portray Chester landmarks interpreted in an abstract way and the bespoke made carpet patterns were developed from aerial views of the city. The design will also incorporate subtle hints of basket weave, balloon inspired lighting, exposed timber frame furniture and monochrome patterns to reinforce the concept derived from Thomas Baldwin’s association with the building.

Atkinson & Kirby helps create ambience for Theo Randall at the InterContinental London Park Lane Atkinson & Kirby has supplied flooring from its Caledonian range for Theo Randall’s InterContinental London Park Lane restaurant, helping to create a sophisticated and prestigious look as part of a complete refurbishment to mark the establishment’s 10 year anniversary.

Since its launch the establishment has won numerous awards, and has been named one of the UK’s top 100 restaurants in the 2016 National Restaurant Awards.

To celebrate its 10th anniversary, Theo Randall at the InterContinental London Park Lane underwent a complete refurbishment earlier this year.

As part of the project, the restaurant was given a more modern aesthetic to help keep the business fresh in the face of increasing competition from a growing market.

The installation was handled by Essex-based contract flooring specialist Chelmer Group. The company also advised on the product

specification during the design and planning stage, recommending the Caledonian range in a natural finish to meet the restaurant’s requirement for a fresher and more contemporary look and feel.

“Our Caledonian range perfectly complements the restaurant’s intimate and striking interior, and we are delighted that it has been chosen for this project.”

Atkinson & Kirby’s Caledonian range is available in oak, maple, walnut and blacknut, with a variety of finishes including lacquered, handscraped, brushed and oiled.

Thicknesses range from 14/2.5mm to 20/6mm, with widths from 90mm to 207mm.

LaLiT London opts for pioneering wireless charging LaLiT London, located in the heart of London near Tower Bridge, has opted to install the latest development in wireless charging, as it provides guests with convenient, ultra-modern charging facilities that enhances the guest experience.

The technology is supplied by CHARGit, and allows for multiple devices, such as smartphones, tablets and laptops to charge simultaneously through a surface, without the need for plug cables, offering ease of use for consumers, and a new service offering for venues.

It’s been installed in several communal areas within LaLiT London, with plans underway to install it in every hotel suite.

CHARGit’s technology works by fitting a unit under a table or counter surface to create a charging zone, known as a CHARGzone.

This zone can then charge multiple devices at once, simply by placing them within it.

Compatible devices need only be placed within the CHARGzone to charge, while noncompatible devices can have a CHARGkey added, providing them with the same function, with no precise alignment needed for charging to begin.

The fitted unit, known as a CHARGhub, is a ‘through surface transmitter’ that can be installed to the bottom of any non-metallic surface (a wooden table or counter for example). There is no need for core-drilling, which can potentially damage aesthetics/ décor, with the unit only needing to be screwed in place.

For devices that don’t have wireless charging capability already installed, a CHARGkey is necessary, which acts in a similar fashion to a key fob. Having a CHARGkey plugged into a smartphone, tablet or laptop’s USB/charging port allows it to charge wirelessly.

LaLiT London has installed CHARGzones at its reception desks, in two meeting rooms, its headmasters lounge and teachers lounges, the restaurant and also in the spa and gym. Plans are in place to roll out CHARGzone’s in all of the hotel’s suites.

S&T UK WORK COMPLETED ON

A Hotelier & Hospitality Design

After two years working on the £30m renovation and refurbishment of the former St Olave’s Grammar School, S&T(UK) Ltd recently completed work in transforming this architecturally significant Victorian building into the stunning 70 room The LaLit Hotel in London’s Queen Elizabeth Street. The boutique hotel and spa, which combines the finest Victorian architecture with Indian overtones and will have a school theme throughout, is due to open later this month.

Jeff Watts CEO, S&T UK Ltd commented: “S&T was delighted to work with the LaLit Suri Hospitality Group, which has a portfolio of 11 luxury hotels throughout India, on this, its first overseas property. We had a team of over 380 working on the project which included the groundwork, the M&E and total fit- out”. Working with EPR Architects the Suri Group and Archer Humphryes on the interiors, the grade II listed building has been painstakingly restored by S&T using the best in British craftsmanship. From its original oak panelling, cornicing, and striking arched windows to skirting boards, mouldings, chimneys and distinctive bricks, all have been carefully repaired or replaced with like-for-like.

THE SITE HISTORY

The striking red brick building near the Thames was originally designed for St Olave’s school by Edward Mountford, the architect of the Old Bailey, and built in the 1890s. It was most recently used by Lambeth College.

Archaeologists were invited in for 14 weeks to dig the historic ground whilst construction was taking place and found the paths and foundations of the 18th century houses that had lined Tooley Street that were demolished to make way for the original school building in 1855. There had been low level occupancy around the site between the 15th and 17th centuries when the area became a sand and gravel quarry.

THE CONSTRUCTION As with any listed building, this project had its challenges, particularly as the building was left empty for nearly ten years and had substantial water damage through dilapidated roofs. The emphasis was always to maintain as much of the original fabric as possible whilst supporting the new loads and layouts. The project progressed in three areas; a new third floor and roof, internals and basements. We inserted a new mezzanine floor between

the existing second floor and roof whilst strengthening the existing roof trusses to support a new replacement.

The excavation was nearly nine meters below street level at the deepest point, so we needed a substantial sheet piling ground support system. The basement under the new building, which houses the spa, was formed by a controlled sequence of deep underpins so we could excavate to form new basement levels. Monitors were used to warn us of any excessive movement which could damage the old structure. The site footprint was restricted, so all the excavated materials had to be brought to a central collection point through a series of conveyor belts below ground.’

RETAINING THE KEY HISTORICAL ELEMENTS

‘Working on a listed building is all about discovery. You open something up and find structural problems or dry rot.

We’ve worked on many restoration projects; it’s all about restoring what you find with all due care and attention to return it to its former glory,’ says Nick Viscusi, S&T Operations Manager. ‘There isn’t one room out of the 70 that is the same and we’ve replicated original features throughout the project. Every new element was bespoke and had to be site measured to ensure it fitted exactly.

We created a new Westmorland slate roof and at the centerpiece is an outstanding clock-tower that was falling to pieces. We restored all the original timber moldings and were able to commission Smith of Derby, the specialists that made the original bell and clock for St Olave’s, to carry out the clock restoration.’ Even the parquet floors have been restored. ‘The majority of the original floors have been taken up, re-machined and re-laid, sanded and stained to look like it would have done,’ says Hamish Anderson of flooring experts Campbell Contract Flooring.

The stonework used throughout the project has also been carefully selected to complement the original. ‘We used two types, Scotch Buff York stone from Yorkshire and white Portland Stone from Devon,’ says stonemason Dave O’Donoghue from Drive Edgware Beautifully restored timber panelling and intricate carved plaster ceilings and cornicing are features throughout the building. The hotel’s centerpiece, the pan Asian Baluchi restaurant located in what was the Great Hall, boasts a vaulted cerulean blue ceiling, wood panelling and a gallery and the former Governors’ Room, which will be the cocktail bar, also has paneled walls and a plaster ceiling.

During the summer, the hotel commissioned the world-renown designer Matthew Williamson to revamp the hotel’s courtyard garden. The space, which is nestled in the heart of the hotel, is an openair oasis for guests to enjoy afternoon tea and delightful evening cocktails.

The gorgeous Moroccan inspired tiles influenced the graphic wall mural Like all of his interior designs, Matthew began with the flooring, incorporating modern stone tiling, which was supplied by Solus Ceramics. Earlier this year, Mathew had worked with Nicola Hellett, The Creative Centre’s Manager on his own bathroom and contacted her again when this project was first mentioned to him. It was essential that Solus Ceramics could provide flooring that would be sympathetic to his design but at the same time make an impact.

The tiles, which were chosen from the Moroccan inspired Illustrate range, feature an elaborate and interesting geometric design, brought to life in a palette of expressive grey shades. All of the tiles are beautifully unique and each different piece showcases intriguing rustic effects such as light tonal imperfections.

Each tile exhibits unique imperfections and variations The design of the tiles was used to inspire the creation of the stunning graphic mural, painted in pale hues of grey, blue and meline yellow, perfectly conveying the designers kaleidoscopic vision.

Working with Harris Murray-Wicks Studio, the British designer refurbished the 775 sqft garden, adding a range of lush, leafy plants, trees, ferns and hostas. Eclectically styled furniture pulls together the other elements of the garden to convey a Mediterranean alfresco lifestyle, whilst fabrics and soft furnishings were taken from Matthew’s latest Osborne and Little collection.
