New York-based developer Triangle Equities Friday announced additional details of its $200 million mixed-use project, Lighthouse Point, following the recent announcement by Triangle and the New York City Economic Development Corporation that the lease of the three-acre development site in the St. George district of Staten Island had been executed.
In 2014, elections and referendums concerning jurisdiction will hit the United Kingdom from every angle, from the nation’s future in Europe to Scotland’s future in any of it.

Triangle anticipates beginning construction this coming fall.
The United Kingdom in 2014 is rife with vocal factions hollering for independence and special status. The U.K. hotel business, and international chains doing business there, should not like this. On the let’s-be-different-in-the-U.K. rollercoaster at the moment are the following: Some in the U.K. want to sever links with the European Union, or at least change the exact manner the country is linked to it at the moment. Brits get a say on this in the 22 May elections, with a new independence party touted to do well. The Scottish National Party, the government in Scotland, wants themselves at odds with the rest of Europe, too. Scots citizens in Scotland (actually everyone in Scotland, but not Scots anywhere else) vote in a referendum on this on 18 September. The county of Cornwall, in the far southwest of England, received special Prince Charles, heir to the throne, although that title might prove awkward for him. Hoteliers want to be innovative but can only do so if there is an inherent trust and faith in the administrational and political apparatus in place, and if both the above—perhaps with Cornwall going in yet another direction— were to occur, there will be wobbling for years, if not decades.

Lighthouse Point, which will bring together an unprecedented array of services and amenities on Staten Island, is expected to play a primary role in the rejuvenation of the Staten Island waterfront. It will serve as both a gateway to the borough, enjoying immediate proximity to the Ferry Terminal, and as an ultimate full-service destination for tourists, residents and businesses.

“We believe Lighthouse Point will contribute greatly to the renewal and rediscovery of Staten Island,” said the President of Triangle Equities, Lester Petracca. “This is an exceptional project and we are excited to begin construction.” Groundbreaking on the project will be roughly parallel to the start of nearby construction of the Western Hemisphere’s largest Ferris wheel -- the New York Wheel -- and Empire Outlets, New York City’s new and unique aspect to the area, the three developments will complement one another in revitalizing the Staten Island waterfront.
STR Global: April 2014 Europe pipeline The Europe hotel development pipeline comprises 916 hotels totaling 147,592 rooms, according to data compiled by STR Global, sister company of HNN. The under contract data includes projects in the In Construction, Final Planning and Planning stages but does not include projects in the Among the chain scale segments, the upscale segment accounted for the most rooms under contract with 25% and 36,881 rooms. Four other segments each accounted for more than 10% of rooms under contract: the upper-midscale

DoubleTree by Hilton has opened the doors to its latest upscale London hotel, situated in the heart of Chelsea. Jurys Inn Chelsea has re-branded and will operate as DoubleTree by Hilton London Chelsea under a franchise agreement with Hilton Worldwide. The hotel will continue to be owned and operated by Jurys Inn and present general manager Anthony Barrett and his dedicated team will continue to run the hotel on a day-to-day basis. SANDS HOTEL Margate
The design work for the Sands started in February 2012 following on from my client Nick Conington purchasing the property at auction and seeing it’s potential as a boutique hotel. Margate is on the cusp of revival as a popular holiday destination and arty old town following the opening of the Turner Gallery and a recent influx of investment and interest. I have a personal connection with Margate as it’s where I grew up and where my family still live so when Nick asked me to be the interior designer for his project I jumped at the chance to be involved in the towns regeneration. A lot of time was spent working with Nick and visiting interior exhibitions so that I could interpret his ideas into a design with harmony and balance but which was derived from his initial vision. To be an interior designer you must listen to your client and develop a brief from what can be quite incoherent and random ideas, but I feel that with the Sands it has been a good combination, and that we have more than achieved what we wanted. Margate is renowned for its stunning sunset views over the bay and was the subject of many paintings by artist William Turner and this was a key focal point in my own design to draw your eye to the view. The restaurant we wanted to be an open light space looking over the bay and the ceiling design was a way of tracing the outline of the building and drawing your eye to the perspective of the windows at the back. I wanted to keep an element of the Victorian heritage but still make the hotel up to date and modern. I designed
it with a contemporary tranquility which was complimented by more traditional architectural elements of the design. Using the original stain glass windows, elaborate cornice and original columns I wanted to keep the design in touch with the buildings Victorian history and not make the space too out of keeping with the buildings architecture. Chandeliers were used throughout the public areas to add an authentic Victorian feel to the space. One of the hotel’s centre pieces is a feature chandelier which cuts through the centre of the staircase and spans all five floors of the hotel. This was given a contemporary twist on the more traditional chandeliers I used by incorporating LED lit acrylic pieces in a crystal shape. The piece is striking and adds a quirkiness to the overall feel of the hotel. The colour palette was kept fairly neutral and warm with the Azure colour being added towards the end as the style of the hotel was developed and as a compliment to the sea view. I used rich luxurious textures in a lot of the seating to give a feeling of comfort in such a large open space, which in my experience can sometimes feel cold and sparse. Yellow wispy planters were placed under the stained glass windows to enhance their colour and to tie in with the yellow birch glass bar fronts. The rugs were a combination of traditional and contemporary with large curvy edge designs in the centre of the spaces to reflect the sea view and add an organic element to the overall style.

With details about the line-up for 2014 just released, here’s a quick snapshot of what’s in store so far… The Sleep Set This year’s challenge for the built-concept room competition (previously called Sleep Hotel) is to create a guestroom blueprint for a new hotel brand which takes as its core value “simplexity”- the emerging theory of a relationship between simplicity and complexity - in a way that provides an original guest experience, translates across any number of gateway cities and delivers ease of maintenance and longevity. – watch this space for further details! Sleep Bar Sleep Bar is the go-to destination at the heart of The Sleep Set in the design gallery, re-imagined by a different design company each year and providing a unique opportunity to create a space with real wow factor that draws the crowds throughout the show. Conference The conference will be packed with thought-provoking and timely content relevant to the hotel design and development audience in 2014 and beyond, including a series of “disruptor” sessions designed to challenge conventional views in the industry. In a move that was widely appreciated by visitors last year, the conference was made free to attend for delegates and the initiative will be repeated this year. The Round Tables, which give delegates the chance to quiz VIP hosts and gain new insights, is another winning formula due to be recreated for 2014. Sleep ReardonSmith Student Award Sleep’s focus on the new and innovative extends to students and will once again include The Sleep ReardonSmith Student Award, this year re-aligned to play a larger part in the show and give the competing students an even better learning opportunity. Open to undergraduates and postgraduates in Europe studying competition brief is created afresh each year and this year students are invited to design a new hotel on a site in the old quarter of a central European capital city. The winner as well as two runners-up will not only have their work displayed at Sleep but will attend an informal coaching session at the event where senior hotel design professionals will talk through and critique their entries one-to-one. The brief and entry details are available on the Sleep website. A late night opening, until 8pm on Wednesday 26th including a cocktail hour from 6-7pm, will give visitors the chance to take in the show and toast The Sleep Set winner announced at 7pm, followed by a presentation to the Student Award winner. A new style of funding for hotels

Regular upgrades and new touches to stay on-trend are vital to ensure your hotel stays competitive and attractive to customers. Guest expectations are higher than ever and with sites like Trip Advisor directly impacting on customer bookings and reputation, you can’t afford to be anything but chic.
Whether you’re just lifting the decor, replacing soft furnishings or lighting or adding new amenities, it’s essential the finance you invest reaps the maximum return. But where is that finance available from these days? Traditional banking and loan models don’t provide the flexible, simple help that most hoteliers need for such projects and, more importantly, the funding is harder the come by. Latest figures suggest that the scale of the SME funding gap in the UK is huge, with estimates from £29bn to £59bn.
So what are the finance options for hoteliers needing to fund upgrades and refurbishments? Ironically the economic crisis has brought a much-needed shake-up, opening up opportunities for new funding sources for hoteliers and forcing the SME funding sector to innovate. The funding landscape for the hospitality sector is beginning to look more diverse and vibrant and hoteliers should be aware of the rapidly growing alternatives to traditional lending.
Business cash advance: This is an area that is seeing considerable growth and is very successful and popular in the US. One of the companies leading the way here in the UK with business cash advance is Liberis, which to date has given more than £70m in funding to small businesses advancing between £2,500-£300,000 each time. How it works is that the business owner receives an unsecured cash injection which is repaid based on a set percentage of the business’s future credit/debit card receipts until the full payback amount is reached. In the past few years this has been used as a more realistic alternative to traditional venture capital. It enables large numbers of individuals to support a project by contributing a small amount of capital towards a total funding target. The return on investment can either come in the form of rewards (products) or equity.

Asset-based financing: This model allows SMEs to access faster, more convenient funding by putting up their assets – anything from inventory, equipment, or accounts receivables – as security against a loan, instead. It’s a good option for businesses that might have lower credit ratings and thus could face untenably high fees – or even be rejected – with a more traditional loan. Remember, there is no one-size-fits-all solution so it’s important to take advice and make an informed decision. But it does seem that that funding opportunities for hoteliers are back out there.
