Is Technology Getting in the Way of Service? As the hotel industry ramps up its use of technology for guest service, a nagging question involves whether technology improves guest satisfaction, or simply gets in the way. A new study from the Cornell Center for Hospitality Research (CHR) hopes to answer that question. The study, “Cyborg Service: The Unexpected Effect of Technology in the Employee–Guest Exchange,” by Michael Giebelhausen, is available at no charge from the CHR. “My colleagues and I have conducted several studies intended to find when guests like interacting with technology, and when technology leaves hotel guests dissatisfied,” explained Giebelhausen, an assistant professor at the Cornell School of Hotel Administration. “What we found is that technology can really improve the service experience, but guests don’t want to have their attention divided between technology and a frontline agent.” The report bases its findings on recent research conducted by Giebelhausen and colleagues, as well as two new experimental studies. “In one experiment, guests used a Monscierge Connect Lobby touchscreen that was located at a slight distance from a bell stand. This allowed enough distance between the two to create a ‘social space.’ The bell person was still nearby but the guest didn’t feel so awkward about not interacting.”

Terrorism Risk Insurance Act

In the wake of the midterm elections, the American Hotel & Lodging Association (AH&LA), along with over 80 other hotel industry groups, called on the House of Representatives to get back to work and pass the Terrorism Risk Insurance Act (TRIA) in a letter sent to House leadership.

The other study showed, though, that when guests had to divide their attention between a piece of technology and the frontline agent, satisfaction with the technology decreased. “One thing I’ve noticed is that guests don’t like it when technology comes between them and a frontline agent who has been interacting with them. The idea is that people feel awkward when technology prevents them from responding to an agent’s greeting, or if they feel that using the technology is making them appear rude to the agent.” The lesson here, says Giebelhausen, “is to make sure the guest, the employee, and the technology work together appropriately.”

AH&LA urged lawmakers to focus on the immediate priorities, including passage of this vital piece of legislation crucial for protecting job and economic growth within the hotel industry. More than 80 groups joined AH&LA in signing the letter also sent to every member of the House of Representatives. “...This program protects future development projects and provides security that hoteliers need to grow and create jobs. Together, we urge Congress to follow through on their campaign promises to create jobs by passing this bill...” said Katherine Lugar, President and CEO of the American Hotel and Lodging Association. The United States Senate passed TRIA in July by a vote of 93-4. This bipartisan legislation provides a vital backstop for insurance coverage in the case of a terrorist attack. The program was reauthorized in 2005 and 2007. The Senate bill reauthorizes the program for seven years.
News 73% Cosumers Want more Gluten Free 73% of consumers don’t think operators do enough to cater for gluten intolerances, despite the fact that 42% would expect to pay more for a gluten-free dish on a menu, a new survey has found. The latest research from Swedish bakery Almondy delved into the demand for gluten-free options out-of-home and also revealed that 18-34 year olds are the group most likely to avoid gluten, while 77% of women want more gluten-free options on menus. The survey found that while a quarter of respondents are gluten intolerant or avoid gluten, a greater 48% have bought gluten-free products, proving the demand is most definitely there. Andrew Ely, managing director at Almondy said: “The demand for coeliac-friendly menu options is not just a trend, especially as a whopping 82% of people think gluten-free food is healthier. Our research highlights the gap between supply and demand so it’s essential that caterers get on board and realise the huge profit opportunity available to them – particularly as 74% of people would be influenced by a gluten intolerant friend on where to eat.” With the gluten-free market rapidly expanding – Kantar World Panel predicts it will be worth £519m by 2016.
American money driving strong UK hotel investment market JLL’s latest quarterly figures on London and regional UK hotel investment trends, shows that there has been a 278 per cent increase in investment into the sector compared to Q3 2013 last year and that North American money is leading the investment charge. Year to date figures are also up on last year with a 29 per cent increase in total investment volumes across the UK market compared to the same period in 2013. In Q3, just over £1 bn, equating to 58 per cent of overall UK investment volume, came from North America investors, a 51 percentage point uplift from Q3 last year when investment from this source stood at just seven per cent. Investment in London’s hotel market is up by 22 per cent compared to Q3 last year, with some £387 million invested in the capital. The largest investment share into London came from Asian sources, which accounted for 31 per cent of total investment, with Middle Eastern investors accounting for a further 23 per cent. Total hotel investment in London was flat in the first three quarters of this year compared to 2013, which was in part due to the InterContinental London Park Lane deal in Q2 of last year which was the largest sale and manageback ever of a single asset in the London hotel market.

Hilton Worldwide achieved the ISO 50001 certification following a comprehensive upgrade to its LightStay global environmental management system. “ISO 50001 provides a clear framework for identifying opportunities for energy improvements and efficiency projects,” said Maxime Verstraete, vice president of sustainability, Hilton Worldwide. “We are thrilled about this exciting milestone and will look to build upon it as we set our next set of goals. We could not have achieved this without our partnership with DEKRA.” In addition to meeting ISO 50001 requirements, the upgrades to LightStay allow Hilton Worldwide hotels to forecast future energy consumption levels, monitor and report variations from expected levels, and set efficiency goals for individual properties with real-time tracking of progress against goals. These efforts will also enable the company to reduce its property energy use and carbon emissions even further.

Companies gain certification by implementing policies, procedures, and systems that meet ISO standards, which are assessed by a third-party certification body. As part of the Hilton Worldwide certification process, DEKRA Certification performed a series of audits around the globe and will continue ongoing assessments to monitor compliance.

News $50 million restoration for paris hilton
IHG green commitment
The Hilton Paris Opera is set to debut in January 2015 following the completion of a $50 million restoration and enhancement program. Formerly known as the Concorde Paris Opera, the 268-room Hilton Paris Opera is being revitalized by London-based Richmond International.
InterContinental Hotels Group (IHG) has announced today that from 1st January 2015, its entire global estate of over 4,700 hotels will begin rolling out the IHG Green Engage™ programme.
The hotel was originally designed by architect Juste Lisch to accommodate visitors coming to the 1889 Exposition Universelle. The renovation pays homage to the hotel’s storied history while providing an updated aesthetic for today’s traveler. The design will feature a bold yet calming color scheme with delicate brass detailing. Standout elements include a large entrance hall adorned with frescoes, Corinthian colonnades, and original balustrades featuring chandeliers set with crystals and mosaic flooring.
IHG already has 2,646 hotels enrolled in IHG Green Engage and in 2013 over 16,000 green solutions were implemented by those properties. Additionally 99% of its Company Managed Hotels achieved Level 1 in Green Engage.
The central archway between the two reception desks in the entrance lobby opens through to the decorative Le Grand Salon—the heart of the hotel. The formal original architecture, with 46-foot high ceilings and handpainted frescos, is brought up to date with the large feature brass bar, contemporary high tables, and a mix of contemporary and vintage furniture. Off the building’s grand front entrance is the intimate Le Petit Bar, where rings of oval spheres hang from the tinted glass coffered ceiling. The hotel also offers Salon Baccarat and six other meeting rooms for events and function space.
The company aims to have every one of its hotels at Level 1 by the end of 2015. International Tourism Partnership member IHG has been working hard on its sustainability commitments identified in 2013 and moving towards its 2017 targets which see it aiming to reduce its carbon footprint per occupied room by 12% across the entire estate, and reduce water use per occupied room in water-stressed areas by 12%. Green Engage is an online environmental sustainability tool, which gives hotels the ability to track how much energy, carbon and water they are using, as well as assessing how waste is managed.
Gachot Studios Redesigns Thompson Smyth hotel
“As with all Thompson Hotels, Smyth is designed to inspire guests from the outside in,” says Niki Leondakis, CEO of Commune Hotels & Resorts, the international lifestyle hotel management company comprising Joie de Vivre Hotels, Thompson Hotels, and tommie. The public spaces of the 14-story, 100-room Smyth hotel are divided into the Living Room, Den, and Library and Evening Bars. Mixing Scandinavian and American midcentury furniture with rich textures and a neutral color palette, the spaces are punctuated by original, local art, books, and photography. Furniture and finishes are almost entirely sourced from local designers, and oiled white oak floors brighten the space. Adjacent to the Living Room, the Den features a fireplace clad in Guastavino tile, a structural terracotta material previously used on the vaulted ceilings of many New York landmarks such as Grand Central Terminal and Carnegie Hall. Tucked behind the Den is the Evening Bar. The setting’s showpiece
is a four-panel frieze mural depicting archetypal scenes from Tribeca’s history by Brooklyn-based artist Matthew Benedict. Low-slung sofas, midcentury chairs, and finely upholstered vintage settees make up the seating. “We set out to create a welcoming and familiar environment, which inspired us to approach the project as if it were a private home,” says Christine Gachot, co-founder of Gachot Studios. “It has become a special project to us because we worked with friends and family to produce everything from the furniture to the lighting to the curated selection of art and books. The space is a personal reflection of ‘our New York’ and the creative family we’ve developed over the years.” In Little Park restaurant, white marble mosaic tiles are handlaid in a fan pattern across the floors. Expansive windows and leather banquettes accented with custom-woven textiles wrap around Chambers Street to West Broadway, while Guastavino tiles frame the 10-seat bar. Debuting in early 2015, refreshed accommodations will include marble bathrooms with rain showers, handcrafted furniture sourced from New York-based millworkers, and original works of art. Inspired by residential loft living in Tribeca, the penthouse and specialty suites will also undergo interior and exterior renovations.

Hotel markets continue their recovery in the UK It would be easy for hotel owners not to have noticed that the market for selling their businesses has been steadily improving over the last two years. With their hotels seeing the growth coming from an improving economy and freer spending customers they have had positive issues at home to focus on! Price expectations during marketing are not grounded in reality and that can mean that perfectly good offers are refused only for the owner to realise months later that it was the right price. Bespoke Furniture for Queens’ College Cambridge Helen Heath, Queens’ College’s Head of Housekeeping, wanted a local furniture manufacturer to come up with a solution of making bespoke contract furniture that would fit in with the historic feel and dark timbers of the 1911 built Queens’ College Dokett building, as well as a more modern looking style Queens’ College Cripps Court built during the 1970s. Strata Panels, based a short distance along the A14 just north of Huntingdon, responded to the challenge having made student furniture for over 15 years. Both designs were made using European Oak veneered MDF. The furniture for the Queens’ College Dokett building had oak crafted edges that were machined to give the detail a period look, and stained dark brown to match the exposed timbers and wall panelling which gives the building its character. Handles sourced from India complemented the furniture’s appearance and completed the antique look. The furniture for Queens’ College Cripps Court had 26mm thick oak veneered carcasses and was finished in a clear lacquer. Strata produced wardrobes, desks, desk pedestals, chests of drawers, bookcases, under bed storage drawers and bedside cabinets for 43 rooms in the Queens’ College Dokett building and 64 rooms in Queens’ College Cripps Court.
Working closely with the college, installation time was compressed to fit in with building contractors and the start of the autumn term. By working weekends and late into the nights Strata Panel’s own team of installers completed the 107 rooms in just over a week. Smaller items such as bedside cabinets and storage drawers were delivered pre-assembled, whereas the larger items were assembled in situ. Babis Karakoulas, The Domestic Bursar for the Queens’ College, complimented Strata on how well the appearance matched with the age and character of the Dokett building. Strata Panels are small enough to be flexible and able to meet individual requirements, yet large enough to cope with the volume roll out. Hot on the heels of completing the project at Queens’ College, Strata are now manufacturing furniture for a new student accommodation block in Central London comprising 142 bedroom sets. So now’s the right time to give warewashers a little TLC, to ensure they deliver peak performance when the festive season gets in to full swing.

Look in the machine for any signs doubt, get the machine descaled. Dosing: if streaks start to appear on glasses or dishes, check that the cleaning chemicals’ dosing is right. Too little or too much the manual, call in the site’s service engineer or contact the manufacturer.

Regular upgrades and new touches to stay on-trend are vital to ensure your hotel stays competitive and attractive to customers. Guest expectations are higher than ever and with sites like Trip Advisor directly impacting on customer bookings and reputation, you can’t afford to be anything but chic.
Whether you’re just lifting the decor, replacing soft furnishings or lighting or adding new amenities, it’s essential the finance you invest reaps the maximum return. But where is that finance available from these days? Traditional banking and loan models don’t provide the flexible, simple help that most hoteliers need for such projects and, more importantly, the funding is harder the come by. Latest figures suggest that the scale of the SME funding gap in the UK is huge, with
estimates from £29bn to £59bn. So what are the finance options for hoteliers needing to fund upgrades and refurbishments? Ironically the economic crisis has brought a much-needed shake-up, opening up opportunities for new funding sources for hoteliers and forcing the SME funding sector to innovate. The funding landscape for the hospitality sector is beginning to look more diverse and vibrant and hoteliers should be aware of the rapidly growing alternatives to traditional lending.
Business cash advance: This is an area that is seeing considerable growth and is very successful and popular in the US. One of the companies leading the way here in the UK with business cash advance is Liberis, which to date has given more than £70m in funding to small businesses advancing between £2,500-£300,000 each time. How it works is that the business owner receives an unsecured cash injection which is repaid based on a set percentage of the business’s future credit/debit card receipts until the full payback amount is reached. In short, the money is paid back only as the business earns, so it’s completely linked to cashflow; in slow months, you’ll pay back less and in busy months you’ll pay back more. According to its CEO, Paul Mildenstein, “The simplicity and flexibility of the Liberis model is a real bonus for hoteliers — one cost, agreed at the outset, with no time limit on repayment, so it fits perfectly with the seasonal highs and lows of the business. In the past few years this has been used as a more realistic alternative to traditional venture capital. It enables large numbers of individuals to support a project by contributing a small amount of capital towards a total funding target. The return on investment can either come in the form of rewards (products) or equity.

Remember, there is no one-size-fits-all solution so it’s important to take advice and make an informed decision. But it does seem that that funding opportunities for hoteliers are back out there.

Their dishes can then be hand delivered to airfields, or collected as per the customer’s wishes, ready for serving on board.
General Manager, Caroline Taylor, commented: “We always try to accommodate our guest’s requests and many of our customers often want to sample our cuisine even when they’re not in London and with our new service they’ll be able to do this.” If the service proves popular, Novikov plans to roll out the scheme to include private yachts.

Renovation of a former Antiques business to a Museum The Ashmolean has carried out in close partnership with Worcestershire County Council, Keil family as well as various regional organisations to convert this historical building in the Cotswold village of Broadway, Worcestershire, into an innovative independent museum: The Ashmolean Museum Broadway. Contractors from Highgate Construction Ltd were approached to conduct the work on the project and on initial inspection noted that the building required fire protection to bring it up to regulation standards of 60 minute fire integrity to BS 479 part 21: 1987 to protect the building in the case of fire. On contact with our key distributor Specialist Fire Solutions who advised and carried out the application of EP/CP intumescent coating system to upgrade the 285 sq metres of lath & plaster which will bring the building up to the above standards. Launched in September 2013, the new Museum is located in ‘Tudor House’ on the main High Street in Broadway. It is truly one of the most cherished and most desired villages in the Cotswolds and Tudor House is among its most significant buildings. Originally constructed in the seventeenth century as a coaching inn, it has been extended as well as modified over the centuries and functioned in a number of periods as part of a school, a farm, in addition to a private residential home for various owners, which includes Benjamin Chandler who renovated the property with the Arts and Crafts architect, CE Mallows, in 1908. For almost 80 years, it had been the headquarters for H.W. Keil Ltd, considered one of the prominent dealers in antique furniture in the world.

The items on display are on loan from the Ashmolean Museum. They incorporate paintings and furniture from the founding collections of the Ashmolean, provided by Elias Ashmole to the University of Oxford in 1683.

The exhibits of fine art from the 17th to the 21st centuries span over three floors, and the collection includes local objects such as Sheldon tapestries, Worcester porcelain, Armorial Ceramics of Broadway families, William Morris tiles and Winchcombe Pottery. One can find paintings by Gainsborough, Reynolds, Millais and Landseer. The top floor comprises of a dedicated gallery for temporary exhibitions, offering local artists as well as community groups with the opportunity to host exhibits, education and outreach programmes.

Safe Wooden Floors In the last ten years, we have seen an increase in work to ensure the safety of flooring, especially in terms of slip reduction. In the last twenty years, the popularity of wooden flooring products has soared. The hard and smooth surface lends itself to high-traffic areas and it is the flooring material of choice for everything from high profile, public buildings to high design commercial installations such as galleries, hotels, bars and restaurants. Making sure the intended flooring surface is safe is one of the most important factors for specifiers, especially for public and commercial spaces. Safety flooring is required in areas routinely subjected to spillage and contamination. For example, in areas where food is being served and handled, possibly not wiped up straight away, there would be a need for a slip resistant surface. On the other hand, in a main dining area, where people are seated and spillage is much more likely to be removed immediately, a normal floor finish would be fine. To a large extent, working practices will guide which surface finish is needed.

When specifying flooring with safety in mind, there is now a way to make solid hardwood floors slip resistant, even in wet areas. For some time, the flooring industry was not able to give true wet slip protection to wooden flooring in a way that was easy to apply.

Junckers started to investigate the introduction of a new, easy to apply product that would meet demand as far back as 2005. The company envisaged the requirement for a simple to use and effective product reducing the possibilities of slips from wet spillage on any type of wooden floor. Two years later, a new lacquer was introduced that could easily be applied over existing and newly-laid wooden floors whether pre-finished, untreated or machine sanded. The product was tested to BS7976-2 standard to meet the guidelines and the result was Junckers High Performance Friction Plus. This low-odour, very hard-wearing water based 100% pure polyurethane lacquer provides the high levels of slip resistance needed for a safe floor where spillages are probable. It gives the floor a fine, textured surface, which meets the surface roughness requirements needed for
reducing slippage in wet conditions, yet, is still easy to clean. We are confident it is an effective, fast solution for environments such as bars, restaurants and pubs. This is why Junckers now has a policy to recommend to all clients, specifiers, flooring and building contractors that all flooring installed in commercial areas where spillages may occur and cannot be managed, should consider that an extra siteapplied coat of this seal to ensure customers’ floors meet the required regulations. Junckers Friction Plus lacquer has proved one of our most successful seals and members of our Approved Contractors network and flooring contractors all over the UK have quickly realised its efficiency and ease of use to be able to offer their clients a safe floor, where needed. Recent projects include a bar and assembly hall in Hackney Town Hall, London, the main ticket office at Aberdeen train station, the restaurant and social area at Yell.com’s new head office facilities in Reading as well as several hundred square metres at Gatwick Airport. An important point to keep in mind is not all floors need to be treated as safety floors. The individual environment and how spillage and contamination is managed should always be taken into consideration. Some floors may score well without the need for an extra coating – for example, our standard, factory applied UltraMatt lacquer achieves a low potential for slip, both in its wet and dry states, without the need for High Performance Friction Plus. If a business can manage spillages, there may be no need for a slip resistant seal – one spillage left all day may be more dangerous than ten spillages all removed straight away. Good, old fashioned common sense goes a long way, in my humble opinion and using the knowledge and expertise of an experienced flooring contractor will mean our floors will remain safe.
