Industry News Soho independents close to make way for new 100-bed boutique Small independent businesses in Soho, London are being moved out to make way for a new 100-bedroom hotel in Berwick Street. The latest business, The Music and Video Exchange, closed its doors last week, before work begins to transform the 1960’s building into a boutique hotel.

Speaking to West End Extra, manager of the record exchange Chloe Dunlop said: “There is a lot of interest from big commercial industries in Berwick Street so it is getting increasingly harder for independent businesses to stay. Everything is shutting down in Denmark Street as well.

Its closure follows the vegetarian Beatroot Cafe and That’s Andy hardware store, that shut down after planning permission was approved for the hotel project last year.

“It is sad, we’ve been here for nearly 20 years and we tried really hard

The building in question is owned by the council, but they have sold the leasehold to PMB Holdings, led by veteran developer Peter Beckwith who will carry out the works.

Branded properties grow as world shifts away from independently operated hotels Over half of the world’s hotels are now branded properties, with franchising being the operating model of choice for most of the large hotel operators, according to a new report from hotel consultancy HVS London. Five of the largest branded hotel companies (IHG, Accor, Marriott, Hilton and Starwood) make up 30% of the current global branded room supply and 65% of the development pipeline, which demonstrates the increasing shift away from independently operated hotels worldwide.

We want to maintain a good relationship with OTAs but we need the freedom to advertise effectively. We want consumers to direct.” Simon Bennett owner of Augill Castle near Kirkby said: “We recognise OTAs are here to stay and they have a place in the market. What we need to get across to customers is that a hotel’s best rates and best choice are often only available by booking direct – for instance, the only place bang up to date availability is on our own website. “We can’t allow the OTAs to dictate how we run and market our own businesses. Nobody can argue that direct isn’t best and the OTAs message.”

Built in the late 18th century on the site of a Franciscan Monastery, GreyFriars was an impressive family home with a fine Georgian facade and formal gardens. It remained a home until the late 19th century and was occupied by many leaders of Colchester’s society.

At the start of the 20th century Greyfriars was sold along with the neighbouring property Hillcrest to the Ladies of Nazareth for use as a convent. When The Ladies of Nazareth returned to France the house became a school and later an Adult College until it went up for sale in 2007. A period of several years followed, during which the new owner, OMC Investments Limited, sought and eventually acquired planning permission to create a luxury hotel and restaurant in GreyFriars. Meticulous attention to detail has been dedicated to repair the many superb period features in the building and to restore it to its former grandeur. An essential issue to resolve was the problem of old windows and glazing, not only causing heat loss and draughts, but admitting the ingress and egress of noise. Set to become a hotel of grand luxe, it was of the utmost importance to ensure the building performed to 21st century standards providing guests with a peaceful and comfortable night’s sleep. Selectaglaze was approached to give advice on the treatment of the beautiful original windows, as their products are a reversible adaptation and widely accepted by heritage agencies for use on Listed buildings.

For the more luxurious establishment, 30ml bottles of shampoo and a separate conditioner, 30ml bottles of shower gel and hand and body lotion either soap at the sink. Shower caps and vanity kits are a minimum standard but guests now expect dental kits and shaving kits in the room too. In addition to these must-haves, Hotel Buyer has bath salts, hygiene kits, sewing kits, nail care kits, shoeshine sponges, earplugs, eye masks and even a loofa and socks. To make your guests feel even more special, toiletries can be presented in gift bags.

52

A good range of amenities sends a message to hotel guests that says: “we’re glad you’re here and we’ve tried to think of everything that you might need to feel at home. It acknowledges that you are paying a great deal to stay here and the least we can do is given you a few small tokens to make your stay comfortable. Guests will talk about things like that to others when talking about their stay. “They even gave me a pair of socks to use” is a lot better than; “they

didn’t even give you a shower cap”. With recent developments Hotel Buyers’ production process, the personalised range allow the boutique hotel to order toiletries with the hotels name or logo, in quantities as few as 200 units. Personalised toiletries were once the domain of the large chains and those with deep pockets, patience and a large amount of storage. Hotel Buyer Store can now provide personalised toiletries in quantities as low as 200 units making it a realistic option for the boutique hotel. There is no charge for printing or artwork and you can be in receipt of branded toiletries within a few days. Hotel Cosmetics

– Green Goes Mainstream

A

growing number of hotels are launching green body care alternatives in their bathrooms and spas. However: not every cosmetic product that claims to be a ‘natural’ is truly natural, let alone ‘green’. David Heron, ADA Cosmetics’ Director of ‘Plant-based’, ‘truly organic’, ‘biological’ – many products promise naturalness. What’s behind it all? The term ‘natural’ is not (yet) legally protected and, hence, often misused. It is possible that a body care series labeled ‘natural’ has been produced with conventional raw materials. Often, the amount of natural plant extracts is actually very low. In addition, a multitude of synthetic additives are used. What is truly natural? natural cosmetics imply that at least 95 % of the ingredients are of natural origin, i.e. of plant, animal or mineral origin. The formulations must be free of parabens, dyes and fragrances, origins and/or controlled wild harvest. Is natural automatically green? Anyone who buys a natural product assumes that it is also ecofriendly. But that is not necessarily the case. You have to look at the entire value-chain: from sustainable plant farming to resourcepreserving manufacturing processes to the omission of polluting substances or the biodegradability of possible waste. How do hoteliers know they are making the right choice?

Hotelier & Hotel Design

A natural cosmetics seal is a good start, although there are several and their fundamental regulations vary. At ADA, we provide guidance through this labyrinth. Also, we have invested many years and applied our profound expertise to convert to a trustworthy

54

for our sustainable operations, which are strictly based on the components of social responsibility, economic performance and protection of the natural world. The development of our product portfolio is, hence, strongly committed to green standards. Does a green investment pay off? Yes. There is a huge sales platform for green cosmetics. Still it’s important that hoteliers do not regard this merely as a marketing ploy. Hotel guests are discerning and know whether you are credible or not.

As green pioneer, ADA offers various ecological body care series. Here: hotel cosmetic line made with fair traded ingredients.

The BLOC hotel chain is a new concept in affordable accommodation, offering a high-end look and luxurious experience at prices that won’t break the bank. Applying a design-ethic which its owner, Colin Graham, describes as ‘pared-down chic’, the very best materials are used but in a way that’s focused on utilising space to the maximum. This approach allows BLOC hotels to be stylish and comfortable, in prime city-centre locations, but at room rates more akin with budget competitors.

Luxury for the masses

BLOC’s latest incarnation in Gatwick airport features Roca. With products ranging from functional to high-end, and everything in between, the bathroom manufacturer offered the ideal levels of versatility Colin needed to create usable, yet luxurious washrooms. Sanitaryware and furniture was chosen to meet the individual needs of each space – BLOC’s rooms are priced on three levels; basic, executive and luxury. High-end luxury At the ‘high’ end of the scale, the premium brand Armani/Roca was chosen. Featured in BLOC’s ‘Presidential’ and ‘VIP’ rooms, Armani/Roca shallow washbasins have been installed, incorporating an exquisite tinted glass countertop. Designed to allow basins also include an automatic waste and hidden energy and water. Colin explained why Armani/Roca was a must for his hotel. “The inclusion of Armani/Roca has enabled me to lift the level of the special rooms, while enjoying the kudos of being associated with a major luxury perfectly with BLOC’s overall look and provides the ‘wow factor’ premium customers are looking for. “Throughout the project, my priority has been to choose major brands that are genuinely enthusiastic about what we are trying to do – Armani/Roca has been fantastic in that regard, and beyond the most expensive suites in my hotel, the general Roca range has delivered options for every room type.”

Hotelier & Hotel Design

Functional versatility In the hotels ‘Snug and Vista’ rooms, Roca’s Element brassware was chosen. For the ‘Aspire’ rooms, the innovative water-saving W+W, which re-

tightest of corners thanks to its L-shaped design and multi-functional usage. “W+W is my personal favourite”, said Colin. “Its ground breaking, working perfectly with our pared down, luxury take on the hotel market.” Visit the Roca London Gallery to view the Armani/Roca collection. Catering & Coffee

So-Pure on changing tastes Coffee… it’s not just a drink, not just a quick and easy convenience. It has become part of the fabric of our society, a movement and culture that captivates and energises a nation. That aroma is unmistakable – even coffee haters (yes that’s right there are some out there! Incredible isn’t it!) love the smell. They also know if they are trying to sell their home the smell of freshly brewed coffee will help them, after all a house isn’t a home without coffee – But of course we are talking about good, no great, coffee, prepared and served temperature, pressure and intensity. The perfect coffee experience takes you away to a coffee fueled nirvana in your head which makes you think “ahhh, that’s better”. Unfortunately not all coffee is great and bad coffee has the ability to ruin your day… over recent years we have exposed our senses to what really great coffee should taste, smell and feel like but all too often our senses are left bitterly (pun intended) disappointed and wanting stimulation. At So-Pure we have noticed that this has become an increasing problem in the hospitality and catering arena. No one expects to get great coffee that can whisk your senses away to that coffee fueled nirvana in a reception but we ask “why not?”. If coffee has become such an integral part of our society and life why should we settle for brown gravy-like sludge which is passed off as “coffee”?. Coffee that has been lovingly harvested and roasted to perfection deserves to be treated with respect. The self-serve and vending industry takes a lot of

Hotelier & Hotel Design

that they produce – or should we say once produced.

66

At So-Pure our commitment to in cup quality guides our business, design, technology and experience. We won’t settle for anything less than pure brewing perfection and we don’t see why you or your customers should either. The fact of the matter is, there are some drinks vending companies out there that have become lazy…

they have forgotten the most important part of their business… to deliver a great in cup experience no matter where it is enjoyed. At So-Pure we wont accept this way of thinking. Today’s modern life has put the emphasis on convenience, speed and reliability. All of our So-Pure beverage technology modules are designed and built with these important traits in mind as well as delivering the best possible drinks experience. But, we also understand that businesses have different requirements from their drinks modules, which is why the So-Pure range includes bean to cup, fresh brew, and instant – all united by the So-Pure ethos of delivering passion through perfection.

Hastings Hotels Group buys Belfast high-rise office block Windsor House building in Belfast city centre has been sold to the Hastings Group. The building is the home of the Parades Commission and has featured on countless news bulletins. Hastings is one of Northing Ireland’s leading hotel groups, owning and including the nearby Europa Hotel, Spa, and the famous Slieve Donard in Newcastle, Co Down. The future of the building has been the subject of much speculation and interest over the past six months.

Hotelier & Hotel Design

Dubbed ‘Ireland’s tallest commercial building’, it is 80m tall and covers approximately 122,557 sq ft set over It was sold to Hastings for a reported price of £6.5m - £1.5m over the asking price.

72

Gavin Elliott of agents CBRE said: “Windsor House was been traded a number of times over the last 10

years with each landlord having proposed a variety of schemes for redevelopment. It has however only recently been viable for a full redevelopment to take place as the building nears complete vacancy. “This purchase presents a huge opportunity for Belfast in particular with strong demand for hotel and leisure space in the city centre. “We see this as an endorsement for Bedford Street as a key street for business location in Belfast city centre. Particularly with Invest NI headquartered in the street locations, Bedford House, located opposite.” He added: “Given the amount of liquidity still in the UK market, as well as the lack of opportunities to acquire key assets in major UK cities, Belfast is currently a very attractive city for investors looking for core development opportunities at realistic prices to which they can add value. We expect to see a continued activity

in the property market across all sectors throughout 2015.”

Telguard is a British made telephone or GSM based intercom. The system is able to plug in to an analogue extension of your telephone system so that a visitor access request can be answered on any telephone or cordless phone on the premises. This perfectly suits late arrivals being able to contact a member of staff at any time, whether the call is set to ring their cordless phone or a mobile phone. If it is not possible to provide an extension at the entrance point, a dedicated ‘BT’ type line can be used. This would enable the Telguard to make a call to the main telephone switchboard or it could call a mobile phone number so that a porter would not have to stop what they were doing to allow access for a quest. Alternatively one of our GSM systems could be used. This simply means that a mobile phone call is made from the Telguard as it is not connected to a telephone line. This system is also able to provide video to the mobile phone (Android device) that answers the call from the entrance. So now the porter or employee is able to see who is at the entrance before they allow them access. This could even be actioned remotely from another site! The memory of the system is programmed with a telephone number and a button on the Telguard is associated with that number. When a visitor presses that button, the Telguard speed dials the associated number and the phone at the other end will ring. On answering the call the user is then able to converse with the caller and if they wish to allow them access they simply press the ‘#’ key on the phone they are using. This command signals the door/gate/barrier to open.

Staff are able to call the Telguard (it has it’s own SIM card or phone line) and if their number is in the Authorised Access Memory, they cancel the call as soon as it starts ringing and the entrance will open. This is all recorded on the activity logs that can be downloaded remotely

Industry News JumboStay: Holiday In The Boeing 747 Plane Hotel A Boeing 747 has been converted into a cool hotel with 80 beds, including the chance to sleep in the cockpit. The plane hotel is in Sweden, not far from the capital Stockholm, and most reviews suggest it’s more of a hostel than a hotel - after all, there’s not a huge amount of space in an aeroplane for big beds. But though the rooms are small, they appear to be perfectly formed, with all the mod cons you’d expect from a Scandi hotel. One TripAdvisor reviewer summed it up perfectly: Jens L described the hotel as ‘Kitch, but great, if you are a plane geek’. And others agree

that it’s a cool experience, but not somewhere for long stays. The Jumbo Jet is called Liv, and underwent a complete overhall after she was grounded at Stockholm Arlanda Airport back in November 2002. She was towed and relocated to her new permanent location at the entrance to Stockholm Arlanda Airport, and has since become quite the landmark. Liv boasts 29 rooms as well as a communal bar and restaurant area. For those who enjoy staying in unusual places, you can combine a visit to Jumbo Stay with the Swedish Tree Hotel, the Ice Hotel or even the Sala Silver Mine.

Ensuring the newly created opportunities are inclusive, they will be as available to disadvantaged young people as they are to higher education and university graduates. and nurturing talents from a diverse population of Europe’s youth. The initiative hopes to target the around across EU countries and address the key factor highlighted by the European Commission for this growing problem:

a ‘skills mismatch’. Announcing the new commitment, Amy McPherson, president and managing director of Marriott International Europe said, “Hotels are a people business, and although technology and mobile connectivity have enhanced the industry, it will, at its heart, always remain a people business. It has been extraordinary to watch the progress and commitment of young people rise up through the ranks of our company, and seeing them enjoy a huge sense of pride and difference to the success of the company.” Long term partners of the Youth Career Initiative, Marriott and other companies have proven that hotels can play an integral role in solving youth unemployment. One in eleven jobs are created by the hotel industry, in key developing regions. Marriott has recognised their role in bridging the skills gap by providing on the job training to young people and investing in their futures. The model has also proved itself company as a whole. The group has real, long-term job opportunities to offer alongside internships and development courses so they aim to put young people into meaningful,

long-lasting employment within the organisation. Doing so creates a highly trained and motivated workforce and excellent brand loyalty. With diversity of operations and departments, hotels are uniquely placed to offer the opportunities young people need, and which suit their personalities and talents. The YCI programme sees students rotate around 15 areas of the hotel including front of house, back of house, technology, catering, food and beverage, and marketing. All the hotel and the YCI programme requires is a “can-do” attitude on the part of the candidate, and a willingness to commit to an exciting, constantly changing business. In a recent interview with Green Hotelier, Hemma Varma, senior manager of social responsibility Europe for Marriott International said, “With the launch of our 2020 World of Opportunity Europe vision, we have increased our focus on combatting youth unemployment. I foresee similar efforts evolving in other regions where Marriott has a presence in order to increase our impact on the issue on a global scale. We are already involved with a number of charitable partners around the globe, for example our active Youth Career Initiative programmes in South America, the Middle East, and India.”
