04 Industry News Network Rail HQ reconfiguration AHR has completed the refurbishment of Network Rail’s new Glasgow headquarters. The £1.8 million project at 151-155 St Vincent Street involved the reconfiguration and fit-out of a 1980s office block in central Glasgow. AHR’s Glasgow team fitted out six floors of the eight-storey building, totalling 3960 sq m of high spec office accommodation. Large open plan offices, staff meeting rooms and break-out spaces deliver a high degree of workplace flexibility. A deli bar and meeting room suite on the sixth floor benefit from views across the city. AHR took particular care to specify products with strong environmental credentials. Recycled timber is used throughout the headquarters to striking effect and the carpet is made from 100% recycled solution dyed-nylon. The refurbishment of the headquarters was a fast track project, completed in less than 12 months during 2014. The first phase was completed in November 2014, allowing phased occupation. It ran alongside Network Rail’s refurbishment of their offices at George House and AHR collaborated with the in-house architect to
agree a similar palette of materials across two unique designs. Lynn Amabile, Architect at AHR who led the project, said: “The strong design concept created for the project, ‘Earth Strata’, has allowed for a unique yet harmonious design to each floor, aiding the orientation of users throughout the building, while

Extension to Help to Buy set to drive building demand Chancellor George Osborne has announced today that first time buyers are set to receive up to £3,000 in a new government Help to Buy ISA scheme. The scheme will see the Government give young buyers £50 for every £200 they save towards a new home, up to a maximum bonus of £3,000. Osborne said: “A 10% deposit on the average first home costs £15,000, so if you put in up to £12,000 – we’ll put in up to £3,000 more.” If the scheme is successful, it could lead to the demand and construction of new houses, said Steve Errington, chief executive of Story Homes. Responding to the chancellor’s announcement, he said: “This is good news for homeowners and housebuilders, it will boost confidence in the sector and lead to the construction of new properties. “By contributing to first-time buyer’s savings in this way would-be homeowners will be able to move into their own home much sooner. developer-update.co.uk
However, Gavin Smart, interim chief executive from the Chartered Institute of Housing (CIH), said that the scheme would fail to tackle the underlying problems of the housing crisis. “While the help to buy ISA may help some first time buyers to overcome barriers to home ownership, it fails to address the fundamental problem – that we are simply not building enough homes. Stimulating demand without also addressing the issue of supply runs the risk of further fuelling house price rises,” he said. The Government also revealed plans to introduce 20 new housing zones, which could provide up to 45,000 homes on brownfield sites across the country. Iain McIlwee, chief executive of the British Woodworking Federation, blasted the budget announcement, stating: “This was a Budget more about hunting votes from middle
England and pensioners than backing business and growth. If the Chancellor wanted to secure the votes from the 100,000 people working in the £3.8 bin wood products manufacturing sector in the UK, he needed to show better recognition that construction and manufacturing will be the key drivers for future growth. “The promise of 20 new housing zones and a Helpto-Buy ISA might help the housing market a bit, but policy is focussed too much on demand side factors than really getting to grips with the serious problems of undersupply – fundamentally we need to build more houses. Where was the support for the smaller builder? Where was the incentive for councils to invest more intensely in building in their regions?”

Planning consent for Sittingbourne mixed-use scheme A major regeneration scheme in Sittingbourne, Kent, has been granted planning consent for its first phase. Phase one of the Spirit of Sittingbourne project will see six sites across the town centre developed, with works including a new 7-screen cinema, 29,000 ft2. of restaurant space and 34,000 ft2 of big box retail. The resolution to grant the planning consent for the town centre was developed in public private partnership with a development consortium consisting of Swale Borough Council, Essential Land and Quinn Estate. Announced by developer Development Securities, the scheme it “set to revitalise Sittingbourne, providing a catalyst for economic growth and investment, and creating more than 700 jobs over the life of the project.”
.PSLAB recently collaborated on the lighting design of Aesop’s latest German signature store, and its first in Hamburg - ABC-Viertel. Created in collaboration with the Antwerp firm Vincent Van Duysen Architects, the stores design relies on simple, natural materials and a subtle palette. The design is informed by two primary influences: the building’s status as a protected historic site and the neighbourhood’s vibrant, sophisticated milieu. Walls and ceiling in the 112-square meter space have been stripped back to their original state and clad in pale, roughly textured plaster, providing a refined tactile element. Bluestone is also used for flooring, working in concert with the plastered surfaces to define a serene and timeless setting. .PSLAB’s directional metal halide down lights are displayed in well thought out grids, with a random feeling, corresponding to the needs of the retail displays, giving the right colour rendering and language to Aesop’s products and store. A floor to ceiling rod, holding three adjustable projectors, lights Aesop’s sought-after facial treatment room. In the aromatic calm of a purpose-built treatment space, the brand’s meticulous formulations are employed to detoxify and stimulate skin and spirit. The two pendants, and the entire lighting concept were developed and built by .PSLAB as tailor-made light sources over the counters. The directional brass louvers provide the flexible and warm ambient light. The blackened plated steel fixtures are a rappel of the display shelves, crafted from untreated European oak and blackened steel – the latter referencing the store’s original cast-iron facade. Aesop ABC Vertiel is .PSLAB and Aesop’s thirteenth collaboration and it marks .PSLAB’s second intervention in Germany. Green Construction Board launches Solid Wall Insulation review A review into the effectiveness of Solid Wall Insulation (SWI) has been launched by The Green Construction Board, with a particular focus on improving the affordability and increasing its attractiveness as a solution. The Green Construction Board has commissioned chief construction adviser, Peter Hansford, to undertake the review, which will include addressing certain concerns including: health and environmental issues, manufacturing capacity and the impact of existing policies. Overseeing the research and acting as a Steering Group will be Green Construction Board members, Rob Lambe from Willmott Dixon and Lynne Sullivan from SustainableByDesign. According to The Green Construction Board, the call for evidence is strongly supported by The Department for Energy and Climate Change and Department for Communities and Local Government, who will also link with, but remain independent from, the review team. A report will be made to the Green Construction Board in June 2015. 06 Industry News Travis Perkins plans to open 400 depots in four years Travis Perkins plans to open 400 depots in four years Travis Perkins has announced plans to open 400 new depots in the next four years. The builders’ merchant will invest £150200m a year in its expansion plans and create 4,000 jobs, most of which will be outside of London and the South East. The recruitment programme will include 170 apprenticeships, 200 branch managers and assistant managers a year as well as IT professionals and supply chain specialists. New branches will be supported by distribution facilities to be opened or extended in Warrington, Leeds, Northampton, Coventry, Cardiff and Tilbury.
John Carter, chief executive, Travis Perkins, said: “Travis Perkins’ ability to create 4,000 new jobs reflects confidence in our businesses, the markets we operate in and the UK economy as whole.” Travis Perkins has a network of almost
2,000 branches across the UK and reported revenues of £5.6bn in 2014. The new branches will be opened across the company’s Travis Perkins, Wickes, Toolstation, Benchmarx chains and its Plumbing & Heating and Contracts divisions.
Planning permission granted for nearly 200,000 houses in 2014 Over 195,000 new homes are to be built in the next 2-3 years after receiving planning permissions granted in principle, according to the Home Builders Federation (HBF) and Glenigan’s latest Housing Pipeline report. HBF and Glenigan have released their latest Housing Pipeline report that shows permissions in principle for over 195,000 new homes in England were granted in 2014. Permissions in principle are up 12% on the previous year and 39% on 2012, the biggest rise since 2008. According to the report, the houses will be completed in the next 2-3 years, the only concern being that they have to outmanoeuvre the remainder of the planning process. Although the increase in houses is positive, the HBF urges the local authorities to “ensure their planning departments have the capacity to process these permissions to the stage they can actually be built”. The HBF continues: “Too many sites are ‘stuck’ in the planning system, with an estimated 150,000 plots at ‘outline permission’ stage awaiting full sign off by local authorities.” Figures released last month from the Department for Communities and developer-update.co.uk
Local Government showed, over the past 18 months, housebuilding has increased significantly and 36% more new homes were started in 2014 than in 2012. Executive chairman of the HBF, Stewart Baseley, stated that the demand for new homes in the past 18 months has largely been driven by the Help to Buy equity loan scheme. He said: “We are still only building around half the number of new homes the country needs. Getting the required number of permissions, in a timely manner, is absolutely key to the industry’s ability to deliver. In addition more needs to be done to speed up the plots that are awaiting final approval to allow construction to commence. “These figures are a barometer on potential future build rates. But to turn them into actual construction sites requires Local Authorities to process them in a timely fashion to the stage
when builders can build. “If we are to meet housing demand it is imperative that the planning system continues to evolve such that it delivers planning permissions at the rate required to address our housing crisis. “Increasing housing delivery will provide the high quality homes our next generation needs, support thousands of companies up and down the land and create tens of thousands of jobs.” Commenting on the latest data, Glenigan’s economic director, Allan Wilén, said, “The 20% rise in planning approvals in the final quarter of 2014 was driven by an increase in private sector projects and reflects developers’ confidence at prospects for the housing market during the year ahead. Furthermore, the rise in approvals has been broadly based across Britain, pointing to widespread strengthening in housing market activity.”

Celebrating Leicester’s Jubilee Square LDA Design’s concept for a new public space in Leicester’s city centre has now been realised following the completion of work on Jubilee Square. The £4m scheme provides a new gateway to the city’s Cathedral Quarter and the site of the discovered remains of Richard III. The project was commissioned by Leicester City Council as part of Connecting Leicester – a major programme of work launched by City Mayor Peter Soulsby to improvepedestrian links between Leicester’s historic buildings and heritage sites and the modern heart of the city. Jubilee Square has transformed an area of the city dominated by a surface level car park into a brand new public space that features an event square, lawns, a terraced garden, and a new courtyard garden for the historic Wygston’s House. LDA Design worked with Leicester City Council to develop plans from concept stages through to completion. In partnership, LDA Design and the council have liaised with local people throughout the process, ensuring that the public realm meets the needs of the community both now and in the future.
AC Milan Stadium Plans Kick-Off A.C. Milan and Arup have presented their expression of interest for the redevelopment of a central area in Milan to host the new A.C. Milan stadium. The innovative venue will include a modern stage for the home matches of the club together with a hotel, a sports college, restaurants, children’s playground, green areas and spaces open to the city and dedicated to public use. The project is to be developed by Arup’s architecture, urban planning and engineering team in Milan. The new stadium will also provide a unique experience to the spectators, with particular attention towards families, with cutting edge technologies and facilities. The project has been developed with a fully holistic and integrated approach where all the design components have been carefully balanced around the spectator’s experience. Some of these components include sight-lines analysed and designed for every seat, developed by an Arup parametric tool that guarantees the best possible view from every location in the stadium. These high-tech solutions aim to enhance the spectators’ experience before, during and after the matches. As part of the sustainability improvements, the stadium will include a moveable roof to mitigate noise in the surroundings and special attention will be dedicated to the social and environmental needs of the users. www.arup.com

08 Industry News Hellin Sebag Architects breathe new life into urban school, Lycée Léonard de Vinci in Montpellier, France Hellin Sebbag Architects won the competition to renew, revitalise and rebuild the Lycée Léonard de Vinci in Montpellier, France, located in an urban area that is currently undergoing a major transformation. The plan was to retain and renovate the eastern half of the school, which houses facilities for vocational-based teaching. The western half will be demolished and will be completely redesigned with a series of new buildings, the first of which, the reception hall, has now been completed. The challenge was to ensure that the new additions blend with the existing parts. Ultimately, all of the school facilities, including the existing study hall, supervisor facilities, residence facilities,
cafeteria and student lounge, will lead naturally to the core of the site, which has been left open and refashioned as a leafy courtyard. The architects wanted to give the school a façade onto the city and highlight its entrance. They built three geometric elements: the first called ‘the grey monolith’, is the main twostorey, compact building, the second, called ‘the red triangle’ is a storey-high metallic overhang resting on pillars. Then eye is drawn to the entrance by the third element, ‘the triangular horizontal sunshade’ a translucent metal awning, which protects the entrance from the sun, rain or wind and creates a sheltered space for students to congregate.
The new design for the Lycée Léonard de Vinci has breathed new life into the school and the urban area of which it is central.
The Agence Nicolas Michelin & Associés (ANMA) create a stunning central staircase in the refurbishment of Strasbourg’s National University Library The Agence Nicolas Michelin & Associés (ANMA) were commissioned to undertake a refurbishment of Strasbourg’s National University Library. The original late 19th century building had been refurbished in the 1950s and many of its initial character had been removed. The architects’ brief was to restore and renew the original design and to retain the original monumental character, and to reactivate the relationship between the interior and exterior. The striking central feature is a unique spiral staircase, bathed in the light of the atrium and hung from steel cables. It rises up 27 meters, giving access to each of the library’s floors and reveals the building’s original central dome. Not only does it connect the floors and facilitate movement, but its 78 steps become landings where people can meet, stop for a chat, or admire the structure. The staircase is the symbolic heart of the building. The three main spaces of the reception, passageways and reading rooms create a dialogue with the existing historical architecture. In order to create the right environment for reading and working, four platforms have been created in the perimeter around the developer-update.co.uk
great atrium. Replacing the former platforms, this arrangement uses the height of the space and makes it accessible to readers. Except for the courtyards located on the dome’s perimeter, all of the building’s exterior elements have been preserved. However, the interior has been updated and transformed to meet the functional requirements of a 21st century library. The dome’s double load-bearing structure, which was composed of stone walls and thick bricks was removed and replaced by a new metal structure on either side of the exterior wall. At the same time, the installation of scaffolding made it possible to completely free the existing structures of their constraints by jacking up the dome a few millimetres. Big concrete blocks and double metal posts in the atrium’s corners support the dome and all the concrete floors that extend around the edges on five levels. The four stairwells located in the corners of the former inner courtyards also ensure the bracing and seismic stability. While the dome was being renovated, with the removal and relaying of each copper sheet, and the

Once landings were attached to the concrete floors, the flights of stairs were soldered by sections on the spot, before being hoisted up to 12 meters. The whole staircase was then hung at 27.5 meters from the square base of the dome’s spire by 120 brushed steel cables.

Clear Architects Shortlisted For Award
Commercial and retail contracts jump 70% year-on-year
Loughton-based Clear Architects has been shortlisted for the RICS East of England Awards 2015 in the Community Benefit category for its building the Haven House Holistic Care Centre in Woodford Green, Essex.
The latest construction figures released by Barbour ABI for February have seen a 70% increase on commercial and retail construction contracts when compared with statistics a year ago.
Clear Architects, a RIBA-chartered practice based on the London/Essex borders, were charged with creating a spacious annexe to Haven House Hospice’s existing ‘White House’ building, to enable the charity to expand and deliver essential services to the children closer to their homes. The Holistic Care Centre houses two consultation rooms, flexible/activity space for up to 50 people and a music therapy room funded by the Amy Winehouse Foundation.
The figures, taken from the Barbour ABI Economic & Construction Market Review, show that the combined value of the projects awarded topped £1.1bn, which is 67.9% higher than this time last year, and 35.4% higher than in January 2015. However, London’s 16.1% increase in comparison to The West Midlands 3.1%, suggests the UK regions still lag behind as an investment location.

A major factor contributing to London’s high percentage in the figures were due to key projects such as the Pinnacle Building, which led to office projects accounting for 70% of all commercial and retail contracts awarded in February. February also saw a marked increase in the food-retailing sector, with projects making up 10% of works handed out, a 10% increase on this time last year. Commenting on the figures, Michael Dall, lead economist at Barbour ABI, said: “It’s good news that commercial and retail construction is on the up as, sector-wise, it is the second biggest contributor to the overall industry in the UK after house building. Last month for example, it was widely reported that the decline in ONS Construction Output was because of a reduction in house building, but it was in fact a dip in commercial and retail contracts that was mostly responsible for the downward trend”.
Cheesegrater bolt failures cost Severfield £1m
Michelmersh ups brick prices by 13.5%
Steelwork contractor Severfield revealed this morning that it has spent nearly £1m on replacing bolts so far at the Cheesgrater building in central London.
Michelmersh saw brick selling prices rise by 13.5% last year as demand continues to outstrip supply in the market.
It also revealed the firm is in talks with the main contractor, client and engineer on the building to thrash out who should foot the final bill.Three bolts have failed on the 122 Leadenhall leading to an extensive replacement programme that is not due to complete until the end of 2015. Severfield said it had incurred almost £1m of costs to date relating to bolt replacement works.This programme is being undertaken in conjunction with British Land, Laing O’Rourke and Arup and is likely to continue until the end of the calendar year. Client British Land has limited it comments about the scale of the problems to saying the programme amounts to replacing “a number of bolts”.In January bolt supplier Andrews Fasteners fell into administration effectively meaning that any liability for claims disappeared with the firm. A statement from Severfield said: “While these works progress, all parties continue discussions to agree where the liability for the costs of the programme should rest. The group’s costs are being regarded as exceptional and will not impact our underlying operating profit for the current year.”
The only UK-owned major manufacturer sold 70m bricks in 2014 as production rose to 67.5m. Chairman Eric Gadsden said: “A generational oversupply of bricks has come to an end and the market is now reliant on increasing levels of imports. “The current environment brings a new set of challenges with our stocks, and industry stocks, at an all time low. “Bricks are no longer immediately available on demand but we have successfully managed our customers’ requirements.” Average selling prices last year increased to £395 per thousand as “sales were constrained by capacity for the first time in many years.” The price rise helped Michelmersh post a doubling in operating profit to £2.8m from £1.4m on turnover up to £28.5m from £25.9m developer-update.co.uk

Innovative Welsh House Using
THERMASKIRT An innovative house in South Wales is combining multiple energy efficient technologies, including ThermaSkirt heated skirting board, in a bid to provide self-sufficient, renewable energy generation and water resource solution in an off grid setting. The flagship project has been jointly developed by SSE, Caerphilly County Council and BRE (Building Research Establishment) and is undergoing monitoring to establish the viability of future off-grid homes. Planning permission was granted for a two storey dwelling in May 2011 and due to being completely ‘off-grid’ for electricity, gas and water the opportunity was taken to test a combination of renewable energy technologies and gain insight on the impact of living and running a business sustainably. Hot water is produced via a 20kW biomass boiler that is fuelled using the family’s own woodland that surrounds the property providing a self sufficient supply of logs. The hot water is then circulated through the heated skirting board to provide an even heat to the perimeter of each room. The compact design of ThermaSkirt allows it to free up space that would otherwise be taken up by wall-mounted radiators.

The system is easy to fit in any type of room with none of the disruption associated with installing underfloor heating. ThermaSkirt achieves a similar heat pattern as that of underfloor heating and has an equally rapid response to changes, with each room being controlled separately in seven different zones. In a recent study ThermaSkirt was used to investigate the efficiency of heated skirting boards compared to traditional radiators. It was found that ThermaSkirt had a 50% higher heat transfer coefficient of 12.6 W/m² °C compared with the 8.4 W/m² °C of conventional panel radiators. The high transferred convective heat flux is due to the low fitted position of the radiant baseboard combined with the exposure of colder air along the entire length of the skirting board increases the thermal gradient and its ability to transfer heat to the room.

system under the 1989 Construction Products Directive, CE marking for all construction products became mandatory on 1 July 2013. Marking for fabricated structural steelwork became mandatory under a harmonised European standard (BS EN 1090: Execution of steel structures and aluminium structures) a year later, on 1 July 2014. There are more than 20 EU directives setting out the product categories requiring CE marking. In order to display the Mark a manufacturer has to satisfy itself that its product is in full compliance with the technical requirements of the relevant directive. The company then has a “presumption of conformity”. Each directive specifies whether an authorised third party, a Notified Body, needs to be involved in the assessment procedure - and for BS EN 1090, this is a requirement. The CE mandate represents a major development for manufacturers, who have sole responsibility to ensure
that their products comply with the relevant safety stipulations; so it is surprising that some manufacturers have been ‘slow off the mark’ and seem still to be unaware of the requirement. Awash With Light Use layers of light to create a mood-responsive bathroom that’s both practical and indulgent
From brisk morning showers to relaxed evening wind-down rituals, the modern bathroom goes through myriad moods and the lighting needs to alter accordingly. Just as in the kitchen and bedroom, this means taking a layered approach to combine ambient, task and accent lighting. For general all-over ambient light, downlights are a popular choice, with those designed for use in the bathroom specially sealed to withstand condensation from bath and showers. Opting for tilting rather than fixed models will enable you to direct the light to where it is most needed in the room, or to draw attention to a special feature. However, flush or enclosed light fittings are not your only option for ceiling lights. There are also many pendant fittings, not traditionally associated with bathroom lighting, that are suitable for use in this room. A chandelier or other decorative fitting can be a wonderful way of injecting a decorative element and softening the clinical feel of modern sanitaryware. When it comes to task lighting, the key area is around the mirror. Good lighting here will ensure that activities such as shaving or applying make-up can be done with accuracy and ease. Avoid placing downlights directly above the mirror as light coming down the face will cause shadows and distort features. According to Sally Storey, Design Director of John Cullen Lighting, ‘The most flattering way to light the face is when it is lit evenly from either side.’ There are many bathroom wall lights designed for this purpose to choose from or, for a clean, unfussy look, choose an illuminated mirror, with panels of light integrated into either side. Accent lighting is your chance to be creative, and lift your whole bathroom from a utilitarian space to an indulgent personal sanctuary. Use downlights to highlight architectural features such as alcoves, set LEDs into the floor or along the base of the bath or create a floor wash for a wonderful soft, low-level light. Lights of this sort make ideal night lights and can come on automatically with the use of a PIR sensor (presence detector), removing the need for unsightly light pulls and ensuring you never waste energy by forgetting to turn the light off. Putting your various light layers on different circuits will give you the greatest flexibility, allowing you to easily switch between various moods. Or install a pre-set lighting system to do this for you. If nothing else then ensure your lights are fitted with a dimmer switch, which is the simplest way of making your bathroom responsive to shifts in mood and purpose throughout the day. Remmers Industrial Flooring System
Earns it’s Stripes Remmers Industrial Flooring Systems have been used extensively as part of an expansion project to double the size of the manufacturing area at the Promat BD warehouse. Capeland Industrial Flooring were contracted to install 1800m2 of Remmers flooring system to the new extension that was being built to create additional warehouse space, as well as a requirement for 1200m2 of flooring to the existing machining area which was over 10 years old. It was decided that the new, more durable flooring being applied in the extended building, would also be implemented to the existing building with a new finish within the whole warehouse area. The flooring needed to be durable, non-slip and resistant to oils whilst the warehouse floor required a hard-wearing, smooth finish suitable for forklift traffic and incorporating a DPM as it was being laid over freshly applied concrete.

Our choice at Lindab is, and has always been, steel. We will give you 5 real reasons to choose steel for your rainwater system rather than PVC or aluminum. Most of these arguments go for all steel systems, but we think that we add even more to this fantastic material. We have been processing steel for more than 50 years and we buy over 200 000 tonnes of steel every year, so we feel that we know what we are doing. We also put our products through rigorous testing.
1. Steel has the lowest carbon footprint of all rainwater systems materials With steel you get a cost effective and environmental friendly installation that is 100 % recyclable. Our Rainline system is made from sheet steel, a raw material that has a natural place in today’s approach towards sustainability. 2. Steel stays in shape Virtually all materials are affected by differences in temperature and grows and shrinks as the weather changes. Compared to aluminum and plastic, steel has a lot smaller movement factor. This means that your installation is much more likely to last as connections and fixation points won’t take such a beating as with other materials. 3. It’s really long lived A rainwater system made of steel can last in excess of 70 years. To aid to the lifespan we rustproof the material with a 275 grams zinc coating. This gives the system a self-healing quality where scratches and cuts are automatically sealed by zinc ions that migrate to re-coat the uncovered steel. 4. Strong as steel Steel is the foundation of all modern construction, and there is a reason for that. Steel is strong. Snow, hail, falling tree branches and other circumstances can easily break a rainwater system made from aluminum or plastic materials. And even though we recommend that you are careful during the installation, a steel system is much more heavy duty than its competitors. 5. ductile iron double sealed and locking recessed cover is designed for UK construction markets
Drainage product and access cover leader, Clark-Drain, has launched CD D630JDSL, a ductile iron recessed cover capable of exceeding BS EN 124 D400 loading requirements. Clark-Drain believes that the introduction of the CD D630J-DSL into UK construction will provide a better, more durable solution to ‘over-loading’ issues in heavily trafficked paved areas where damaged covers, often made from heavy duty steel, can cause public ‘environmental’ concerns or become detrimental to safe working, e.g. in yards or depots. Dave Westacott, National Sales Manager at ClarkDrain comments, “Traditionally, all-steel recessed covers have been used as an infill option in areas experiencing heavy traffic. Often they are durable enough - particularly in areas where heavy loads are infrequent, they can be tolerated. However, when large vehicles are being endured on a regular basis significant advantages can be gained by using D400 ductile recessed covers, including greater durability which can lead to improvements in ‘whole life costs’ and a better public experience.’

Its 100mm drop-in recess tray provides flexibility over the choice of infill materials installers can use including tarmac, paving and concrete recommended for use in estates and commercial and/or industrial areas subject to heavy traffic. Standard features comprise corner locking bolts to counteract the problem of metal theft and a double-seal design to prevent the egress of odour. Other features of the CD D630J-DSL include a load rating classification of D400 (40 tonnes) Kitemark-certified to BS EN125:1994 and a clear opening of 600mm x 600mm. 44 Industry News Survey reveals 263 potential tall buildings for London New London Architecture (NLA) and GL Hearn’s annual London Tall Buildings Survey has found 263 tall buildings over 20-storeys have been proposed, approved or are under construction within Greater London. This figure includes 76 proposed or in the planning system, 117 with planning approval but not yet on site, and 70 under construction. Compared to last year’s data, the figures show an increase in the number of towers under construction, up 36% from the 45 projects detailed in the 2014 survey. They also reveal a small increase of 3% in the number of proposed towers (up from 72), and a 6% decrease in the number of towers with planning approval but not yet on site (down from 113).
The survey shows 62 of the 70 towers currently under construction are residential and could provide approximately 14,800 new homes for the capital. Additionally, 80% of all 263 towers in the pipeline have a primary residential use, a number of which are likely to have ground floor commercial use.
Sir Edward Lister, deputy mayor of London for policy and planning, said: “We are working closely with our Boroughs to identify the best locations for clusters of tall buildings, particularly within our Opportunity Areas and this research shows that the vast majority of tall buildings are being built in carefully planned clusters.”
Shaun Andrews, head of London strategy at GL Hearn said: “The number of schemes to have actively progressed through the planning system in the past 12 months is relatively small and construction activity will need to step up if London is to capitalise on the potential to increase housing stock.”
East, Central and South London will see the biggest rise in tall buildings, with 93% of all towers under construction and 96% of this year’s planning applications, in line with the Greater London Authority’s (GLA) Opportunity Areas for large-scale development.
However, according to the survey the number of towers reaching completion this year has remained fairly low, with only six towers completing. On average these towers reached completion six years after planning permission was granted.
Intu outlines Milton Keynes shopping centre redevelopment plans
UK shopping centre developer intu has unveiled plans to remodel and transform its Milton Keynes retail outlet. The plans, which are part of intu’s £1.3bn development pipeline in the UK over the next 10 years, will be “one of the most significant retail and leisure developments Central Milton Keynes has seen in over a decade,” according to the company. Martin Breeden, regional director of

intu, said the plans are in place to capitalise on the busiest part of the city centre and he believes that Milton Keynes will benefit from the redevelopment of a shopping centre that has a 16m annual footfall. “The mission here is twofold: to create prime, well configured retail and catering space and also high quality public spaces. intu Milton Keynes is the busiest part of the
city centre with the strongest retail mix and now we are looking forward to making the most of the Boulevard area,” he said. Last month, intu revealed proposals for the redevelopment of Nottingham’s intu Broadmarsh. In addition, construction work is well advanced on the restaurant and leisure extension at intu Potteries in Stoke-on-Trent, due to open in autumn 2015.

Labour calls for local government to play major role in meeting 200k homes target Local government is to take a major new role in developing 200,000 homes a year under a new Labour initiative. In a speech today to the Town and Country Planning Association, the Labour party announced a new comprehensive plan to allow local government an unprecedented role in assembling land, delivering infrastructure and commissioning housing development if its gains power in May’s general election. According to Emma Reynolds, Labour’s Shadow Housing Minister, the Labour party’s initiative will see the private sector and the local government to working together, forming a partnership that will allow and attract private investment to “build the homes we need.”
Fair Havens Hospice, designed by tp bennett, has been granted planning permission by Southend Borough Council. The permission is for a new hospice and landscaped gardens on the old Ekco Radio site in Essex. The new hospice will be a stand-alone building which will provide a purpose-built 4,000msq specialist palliative care facility on a generous suburban site; part of a larger development by Bellway Homes. The hospice will include day-care and in-patient facilities, with family support and therapies; it will also act as the central hub for community-based palliative care services, out-patient therapies such as transfusions, infusions and counselling, an education centre for healthcare professionals, and support services. The new building and gardens will enable Fair Havens to continue its modern approaches to end of life care, to support patients and families at the differing stages of their lives, to do this both at home and in the hospice, where support and care will take place in an attractive and dynamic series of therapeutic spaces. Chief Executive of Havens Hospices Andy Smith said: “We are delighted to have achieved this stage in our project to create a new home for Fair Havens Hospice. It has taken many years, tremendous hard work and a lot of support from many people and organisations to get here. We are very excited about the future for Fair Havens and the great opportunities the new buildings and gardens will give to our patients, families and staff.”
“Labour will also increase competition in the building industry, build more affordable homes and unleash a new programme of New Towns and Garden Cities,” she said. Taking these steps will help to solve the acute housing shortage which has developed under the coalition, according to Reynolds. She continued: “Labour’s new initiative will give local communities stronger powers to build the homes needed in the places people want to live”. The Shadow Housing Minister contrasted Labour’s new plan with the Conservatives’ failed approach to build enough new homes, saying only one in five people under the age of 35 will own their own home by 2020 if the Tories remain in charge. Reynolds concluded: “Labour has developed the first comprehensive plan for a generation to tackle the housing crisis. A Labour Government will get at least 200,000 homes built a year by 2020 but we won’t stop there. “The next Labour Government will recapture the post-war spirit for building new homes and match that renewed ambition with a drive to build high quality homes and great places for new communities. “While the Tories still believe, despite their failure over the past five years, that the housing crisis will be solved by the market alone, Labour is clear that to tackle the housing crisis there must be a much more active role for national and local government.”
