From big screen to big sleep Shepherds Bush Pavilion, a Grade II listed building, dating from 1923, was orginially constructed as a cinema. Now, it has been painstakingly restored by Flanagan Lawrence and has reopened as the Shepherds Bush Pavilion hotel. Designed by Frank Verity, it won the RIBA London Street Architecture Award for the best London façade. Heavily damaged during World War II, the building was poorly repaired, subsequently converted to a Bingo Hall in 1983 and closed its doors for good in 2001, remaining disused for much of the next decade. In 2009 planning permission was granted for conversion into a four-star, 320-room hotel with conference facilities, café, restaurant, bar, retail spaces and a roof-top spa. Drawing on the influence of Art Deco cinema design, the foyer and atrium spaces employ simple curved surfaces in alternating bands of black and gold. The internally illuminated spandrel panels also minimise sound reverberation. At ground floor level, dark- stained, ribbed timber panelling and heavy curtains serve a similar purpose.
SME’s forced to turn away work, says the FMB Small construction firms are being forced to turn away work according to research from the Federation of Master Builders (FMB). The figures reveal that 66% of small construction firms have been forced to turn down new business due to this a of resource. Almost half have been forced to outsource work to third parties rather than leave work unfinished. The FMB reached out to its membership of 8,500 small and medium-sized (SME) construction firms and found that London has the biggest shortage of bricklayers and carpenters. The East of England was found to be in short supply of plasterers, Northern Ireland had the greatest need for general labourers and West Midlands based firms revealed a need more scaffolders. The main reason cited for the widespread shortage is the difficulty in finding apprentices. Respondents claimed the lack of apprenticeships is the primary reason they believed potential candidates have been held back from joining the industry, followed by pressure from parents to stay in full-time education. developer-update.co.uk
The honey-coloured limestone floor is inlaid with brass, in two simple decorative elements. In the main reception, brass strips form a series of concentric circles at the centre of the space, which are reflected in a ceiling coffer above, while in the atrium, the bands define the circulation route from the reception through to the atrium bar. The primary façades have been retained with modifications to bring natural light into the rooms behind. The building features a new glazed roof which follows the curved profile of the original, bringing daylight into the upper floors of the building. Additional insulation to the brick facades, high performance glazing, solar shading, improved air permeability and new energy- efficient plant all contribute to a significantly improved thermal performance. Jason Flanagan, Director, Flanagan Lawrence Architects commented “Our design has been informed by a detailed understanding of the building’s history and context. Our response complements and refines the original character of the building, protecting this important heritage asset, reactivating the streetscape and providing a new point of focal interest on Shepherds Bush Green.”

World-leading centre of design excellence University of Wales Trinity Saint David in Swansea has invested £15 million into the refurbishment, restoration and extension of the Grade II listed former Central Library building to create the new Institute for Sustainable Design. Devised by Powell Dobson Architects, the development incorporates a stunning twin wall façade featuring AluK curtain walling systems, complementing and adding a new dimension to the original design. The modern, double skin façade extension provides additional 657m2, and incorporates a new reception entrance off Alexandra Road, workshops, teaching spaces as well as design studios. The original circular reading room has been restored and made available as a public venue. Yvonne Gibbs, architect, Powell Dobson comments: “Due to the context of the Listed Building, it was imperative that the new extension was as transparent as possible to express the original scale and features of the historic fabric behind. The University was also looking for a truly sustainable solution, to both reduce energy consumption and create an inspiring place to learn.”
Gibbs. “The facade is south facing and therefore through solar gain the space between the two skins heats up naturally. This in turn acts as a thermal buffer, which keeps the building warm in winter months whilst promoting air movement and cross ventilation during warmer periods. It also facilitates the introduction of fresh air into the space, which is attenuated through a series of louvers at the base of the facade to temper noise pollution from the busy road outside.” The gap between the internal and external wall allows to control the flow of air and temperature within the building interior, using the air exhaust louver on top and the air inlet louver at the bottom to create a ‘chimney’. In winter, solar gain can be collected in the buffer zone, brought into the building and offset the heating costs, while in summer, when overheating can be an issue, windows can be closed and heat rejected using mechanical ventilation. Banks of bespoke, top hung, open-in AluK 58BW window system are located on the internal wall open and close automatically depending on weather conditions, regulated by sensors located on the face of AluK’s SL60 curtain walling system. Manual operation is also possible to introduce further air.
As the main extension to the Grade II listed building, the twin wall façade runs the full 38 metres of the Alexandra Road elevation. Designed by D2e, a multi-disciplinary engineering and management consultancy, the façade comprises AluK SL60 curtain walling system forming the internal wall, and structurally bonded glazed toughened laminated glass skin forming the outer wall, with an interstitial space between them.
With a visual sightline of 60mm and a mullion depth of 150mm, the SL60 ensures that stringent aesthetic parameters set out by the architect were adhered to. The horizontal Vierendeel members, also designed to incorporate a 60mm face, ensured that the requirement of visual transparency of the main facades was attained. With demanding structural requirements, the 150mm deep mullion was adequate to conclude and surpass the project specification.
“This arrangement provides the transparency that the Listed Building deserves, whilst introducing a number of opportunities for passive climatic control,” says Yvonne
Internally, the SL60 system seemingly spans 12 metres unsupported between structural columns. The support comes from a bespoke design of the aluminium Vierendeel

features AluK twin wall façade system Truss walkways, fixed at floor positions and supported by hanging stainless steel rods that are structurally retained in tension. These in turn act as a carrier for the glass Brise Soleil blades which run the full width of the building following the spectrum of the rainbow. Yvonne Gibbs continues: “They are multi-functional; environmentally, they protect the occupants and their computers from glare and they reduce over-heating. Their multi-coloured appearance, created in conjunction with a local glass artist from the application of a nano-technology coating, also signals the creativity and aspiration of the University within.” Lee Jones, Senior Design Engineer at System Glaze, the fabricator on the project, comments further: “The SL60 curtain walling system and the external Vierendeel walkway act as a whole; this is the structural design intent, allowing the curtain wall to span over 12 meters - the full height of the lobby - unsupported. Implementation and erection of both elements at the same time proved to be difficult and due to tight programme constraints, the required design could not be delivered. The SL60 needed to be installed and glazed prior to the walkway installation, allowing other trades to progress. A series of temporary restraints and connection brackets were specifically design to ensure the curtain wall could handle the definitive wind loadings applied onto the fully glazed SL60 screen.’’ AluK SL52 curtain walling system, AluK bespoke 58BW window system, as well as AluK single GT55 NI and double GT55 NI door systems were specified throughout the rest of the extension:
•
Roller shutter screen: AluK SL52 curtain walling with double GT55NI door system insert was installed for a 4m x 7m wall screen that shrouds the roller shutter entrance door and provides ventilation via a run of fixed blade glazed-in louvres.
•
Lift lobby screen: AluK SL52 curtain walling system with single GT55 NI door system insert was specified for an external 4m screen situated on the second floor that encloses the lift lobby.
•
Slot screen: AluK SL52 curtain walling system was specified for 17m run of curtain walling screen that is situated directly below the main twin wall screen to bring natural daylight into the basement workshop space.
•
Internal screens – AluK SL52 curtain walling system was used for two curtain walling screens that overlook reception from the ground and 1st floors. The largest of the screens runs 5.5m unsupported and is internally lined with continuous mullion sleeve inserts with steel plates to provide the required structural properties.
•
Main entrance - A 12m x 12m structurally glazed spider glass system runs full height of the building and full width of the entrance approach, adjoining the twin wall on one side and the existing Grade II listed building on the other. The glass has a low iron with light grey silicone finish to give the appearance of absolute transparency.
•
Access from the interior into the twin wall zone is via a set of AluK double GT55 NI door system at each floor position
The glass wall is structurally supported back to a series of internal 525mm deep, 19mm thick toughened low iron glass blades. The 12m span of the blades was achieved with one joint to minimise the amount of stainless steel bracket components.
•
Staircase 3: AluK SL52 curtain walling system was specified for a 10m high external wall screen that runs the full building height to enclose the staircase
An over clad entrance box with a double set of armour plate sliding doors provide a main point of ingress into the building, situated centrally within the spider glass wall. developer-update.co.uk

Polyflor flooring helps create stunning new homes in Bridgend
Polyflor’s market leading commercial and residential vinyl flooring was recently installed at Wales & West Housing’s new housing development in the popular seaside town of Porthcawl, Bridgend. Around 2500m² of Polyflor flooring was installed by Artisan Flooring of Swansea to help create 40 brand new, affordable homes at New Road Court which has been built by local construction company Jehu in partnership with Bridgend County Borough Council and the Welsh Government. Consisting of 24 one bedroom apartments and 16 two bedroom apartments, this new social housing development cost approximately £3.9 million to build.
the upper floor apartments. These wood effect designs feature virtually imperceptible safety aggregates for slip resistance guaranteed to last the lifetime of the product.
Polyflor’s Secura PUR flooring in the bold Antique Herringbone 2129 design was installed throughout the apartments in kitchens, corridors, bedrooms and living spaces. The Secura range of luxury vinyl sheet flooring beautifully replicates the look of natural materials, with this chosen design featuring an inbuilt herringbone pattern and authentically reproduced wood grain and knots to give a rustic feel in a practical loose lay format. The cross linked and UV cured polyurethane reinforcement PUR provides an easy to clean surface and prevents stains and scuff marks, reducing cleaning time and costs.
Johann Horton, Development Officer at Wales & West Housing commented: “We are delighted with the finished flooring at New Road Court, as are the residents who have now moved in. The wood effect designs in particular really add impact to the interiors. These new homes comply with the Welsh Government Design Quality Requirement (DQR) standards and achieve a minimum Code for Sustainable Homes level 3+.”
High performance, decorative Polysafe safety flooring was fitted in the bathrooms to provide sustainable slip resistance in these frequently wet areas. Polysafe Wood fx PUR in authentic Rustic Oak 3337 was installed in the ground floor apartment bathrooms whilst Polysafe Wood fx Acoustix PUR, which features an integrated closed cell foam backing for improved acoustic performance (impact sound reduction levels of 19dB), was used in developer-update.co.uk
Polysafe Hydro Evolve in Indus 4251 with its raised emboss for sustainable wet slip resistance in barefoot areas was also installed in some of the ground floor bathrooms where a walk in shower suitable for disabled use have been fitted.

The Gulbenkien Ca at Kent University
afé y.
Project: The Gulbenkien Café Location: Kent University, Canterbury. Contracted company: SW Flooring (South East) Limited The job/challenge: The initial project was to replace the existing vinyl floorcoverings in the cafe as bubbles had appeared in certain areas. The initial area was 150 – 200 m2, but the floor area increased to 400 m2 after problems were encountered. The work was to be undertaken out of normal working hours, so that the cafe could stay operational during the day, to serve students and Staff members alike. SW Flooring were instructed to remove the existing floorcovering, prepare the subfloor with 1 coat of a smoothing underlayment, and replace with a variety of Dalhaus Sheet Rubber, and Karndean Vinyl woodplank. The works was due to be completed over a period of 10 working nights. SW Flooring removed the existing floorcoverings, and it became apparent that there was a moisture problem with the subfloor. SW Flooring were also presented with a variety of subfloors, ranging from 50 mm paving slabs laid onto 75 mm of sand, adjoining timber sections, ceramic tiles and screed. All with their own extremities and movement tolerances. Previous installations had been undertaken by other contractors by applying DPMs and latex smoothing compounds on top of each other at each stage of failure, which resulted in the moisture present in the subfloor, just constantly working its way to the surface failing each layer of preparation as it went. SW Flooring approached Kent University and advised them of the findings. Upon conversations with the Senior Building Surveyor, they agreed for SW Flooring to carry the work out using the correct methods. This created an increased expectation from the University to deliver a fault free solution. SW Flooring also had to appease the Client of the Estates Department, which was the Cafe`, to ensure that their customers were not inconvenienced in anyway.
The solution / implementation: SW Flooring started by removing all the existing latex smoothing compounds by hand with a small mechanical Kango drill. The timber section was replaced incorporating a structural DPM, and then was overlaid with a 6 mm of plyboard to increase rigidity. SW Flooring had to ensure the cafe was open at 8:00 am each morning during the project. This was achieved by making up the level differences with sand each night and then covering with Cordex to eliminate any trip hazard. SW Flooring needed high quality products from a manufacturer that instilled them with confidence, and also had products that could be used for this situation. SW Flooring had a very good relationship with the Richard Boorman, the UZIN Representative and he produced an UZIN specification for the project. He met SW Flooring on site at midnight at least twice a week to discuss the progress of the project, and offered valuable support, to enable the project to be completed. The specification was to apply 2 coats of Uzin PE480 to the paving slabs, incorporating an accelerator to speed up the drying time, for the reopening of the cafe in the morning. The second coat was fully blinded to create a mechanical key for the smoothing compound, and UZIN NC 182 was used in isolated sections to repair where the different substrates joined. The timber and plywood areas were primed using UZIN PE 630 and UZIN NC 175 fibre-reinforced smoothing compound was applied between 6 mm to 10 mm. This created a subfloor, that was suitable to receive any floorcovering of the Universities choice.
The result: The new floorcoverings have been laid for 10 months now, and apart from a slight settlement from the various substrates, the University are very pleased with the workmanship and specification that was created for this project.

24 Heating Ventilation & Insulation Trios helps West Bromwich bus station improve efficiency The installation of new air conditioning into an iconic bus station is helping keep office staff comfortable – whatever the weather. Managed by Centro, West Bromwich station was built in 2002 and provides the town with a major interchange between local bus services and also with the nearby Midland Metro tram line. The existing air conditioning system had worked well since 2002 but was getting old and was using R22 refrigerant which is now banned, so the company was aware that it needed to find a suitable replacement. “The station has been praised as being open and accessible with covered corridors connecting the 24 departure stands but its offices and retail outlets can easily become hot in the summer and cold in the winter”, explained Yvonne Whelan, Facilities Manager for property consultancy Bruton Knowles, which manages the station’s services on behalf of Centro. “We were also aware of the R22 issue and therefore worked out a schedule of replacement with Trios Compliance that could demonstrate an increase in energy efficiency for the client”. Most rooms in the building complex have lots of glazing and therefore air conditioning is a must. The new system uses two City Multi Replace VRF (Variable Refrigerant Flow) air conditioning units for the bulk of the complex, which includes the Centro office and travel shop. Two Mr Slim split systems were also installed to provide air conditioning to the mobility shop at street level. The added benefit of using the City Multi system is that can simultaneously heat and cool different areas so that the energy loads can be more balanced across the building, thereby increasing efficiency. “We worked closely with Centro and Bruton Knowles so that we could schedule the replacement to suit the business”, added Costas Ioannou, Operations Manager for Trios Compliance which was commissioned to update the station’s services. As a national provider of facility and property related services, with extensive experience in the public and private property
sectors, Trios Compliance is able to offer both the depth of experience and the breadth of skills required to satisfy clients’ demands in a rapidly evolving property marketplace The company is an Accredited Installer of Mitsubishi Electric equipment and was aware of the benefits of using City Multi Replace systems to upgrade R22 air conditioning. “The Replace system from Mitsubishi Electric can really help because it can often simplify the renewal of air conditioning by allowing us to keep all the existing pipes and wiring”, added Costas, “this means we can swop over the indoor and outdoor units without having to dismantle and then reinstall all the internal piping”. Yvonne Whelan was full of praise for Costas and his engineers and is also delighted with the clean look of the new equipment and the enhancement in performance. Trios engineers were able to complete the entire replacement in two weeks despite having to work around both the busy bus station and the working offices. “We contained the work to small areas at a time so that we could keep disruption to a minimum”, explained Costas. Centro now has a modern, energy efficient system that offers more control and flexibility and will keep both commuters and office staff comfortable for years to come. Air source replaces ground source at Northeast Eco Centre When the pioneering Hebburn Eco Centre needed to replace its 20-year-old ground source heating, the building’s owners turned to a cascade air source heat pump system from Mitsubishi Electric. Designed and built by Groundwork South Tyneside and Newcastle (STAN) and opened in 1996, the Eco Centre was a pioneering venture to demonstrate renewable technologies and sustainable design. Today the Eco Centre remains one of Europe’s most sustainable buildings. The building is the Groundwork Trust’s headquarters, which has a mission to support local communities and therefore also lets out 16 office spaces, as well as daily hire of its Board and Conference rooms. The office complex was originally built with a very green ethos in mind, with all materials recycled from sustainable sources, including re-used bricks from a demolished factory, an aluminium roof re-smelted from old drink cans, wood from farmed forests and woollen carpets. It also has high levels of insulation to reduce the amount of energy needed to heat the building and keep the occupants warm. Electricity is generated by an onsite wind turbine and photovoltaic display, helping to ensure that the award-winning project has become an exemplar of sustainability. “The ground source system had worked well but it was getting on a bit, so Groundwork took the decision to replace it with an air source system”, explains Jason Oakes, Business Development Director of Oakes Energy, who installed the four Ecodan units.

through programmes that educate and inspire.
The purpose-built, two-storey building provides tenancies for local start-up businesses, along with support for local jobs, job creation and social enterprise. The building offers 16 offices to let, ranging in size from 30sq m to 104sq m.
“O u r E c o C e n t r e h a s a l w ay s represented the embodiment of these ideal, being environmentally friendly to its core and a place where people who hold these strong working beliefs come together.
The Eco Centre conference room is renowned as an excellent training venue and is used by both external companies and the various Groundwork STAN teams.
“It was a landmark building when constructed and it remains so today, but to ensure it continues to leave the most positive environmental footprint possible has meant a change to the heating system and a more modern upgrade.
“What they needed though, was a new system that could work with the existing infrastructure and one that could cope with a variable demand for heating throughout the year”.
The building’s beautifully airy Atrium, complete with internal water feature, also provides a calm environment for impromptu meetings and networking, as well as being a relaxing place to have lunch.
Oakes Energy worked with Minden Wood Consultants to find an ideal solution, which turned out to be four Ecodan 14kW air source heat pumps working together in a cascade system.
All offices have wall mounted trunking including power points and can be adapted for data points. The building has communal kitchens on both the ground and first floor.
“We looked at all the available options and the Mitsubishi Electric solution combined the best performance available with the complete flexibility needed for the building’s multi-
Andrew Watts, Executive Director of Groundwork South Tyneside and Newcastle, said: “Groundwork is built on a foundation of creating sustainable, vibrant and ‘green’ communities
“The added benefit of using the Ecodan system is that it offers greater control for individual offices and also qualifies for the non-domestic Renewable Heat Incentive, so this can help supplement the running costs for the next 20 years”. The Trust has been working for over 30 years supporting the communities across the UK and with the installation of the new Ecodan system, Groundwork STAN and its Eco Centre is ready for the challenges yet to come. PANASONIC’S NEW BIVALENT CONTROLLER MAXIMISES ENERGY SAVINGS
Panasonic has added an innovative bivalent controller to its Aquarea range of air source heat pumps. The controller will maximise energy savings in installations where the heat pump is operating alongside an existing energy source, for example in refurbishment projects, where there is often pressure to minimise investment costs. Panasonic’s bivalent controller enables a heat pump from the Aquarea range to operate alongside a gas- or oil-fired boiler and controls sequencing to minimise running costs. The controller includes three different operating modes and all necessary sensors are included in the package to operate both energy sources and a secondary pump. A thermostat can be connected to stop both the pump and the heat pump/boiler according to room temperature. “Hybrid systems, where a new heat pump is added to an existing boiler, are a popular option in refurbishment projects,” explains Marc Diaz, UK Country Manager of Panasonic Heating and Cooling. “It is very important in such systems to make sure that they operate at maximum efficiency, so that energy use can be reduced and running cost savings maximised. The Renewable Heat Incentive (RHI) scheme requires that systems are running efficiently.”

INDUSTRY URGENTLY NEEDS CENTRALISED BODY FOR ALL CURRENT, PENDING AND PLANNED LEGISLATION AND NEW REGULATIONS… Tony Gittings, of water heating product manufacturer Rinnai, argues that the industry is in dire need of a central body or council to co-ordinate the burgeoning weight of new and pending standards, legislation, Codes of Practice. This includes emerging support technologies such as BiM which needs clear and concise communication to the marketplace. Within the next 10 years the HVAC industry could change out of all recognition as we face an unprecedented set of challenges here in the UK and Europe. The industry is facing the relentless drive to ever greater energy efficiency and lower emissions – all in line with the UK’s legally binding carbon reduction target of 80% CO2 (on 1990 levels) by 2050. The UK government and European commission’s growing agenda for the enablement of the greening of industry has resulted in the emergence of new Building Regulations, green technology accelerators such as RHI and the commercial green deal. Also part of this is the introduction of new technologies, such as BiM, designed to unlock more efficient ways of working at all stages of the project life-cycle. And there is more – the implementation of Energy labelling to energy related products across the HVAC industry is currently underway. The UK and northern European markets are amongst some of the most heavily legislated in the world when it comes to the HVAC industry. The regulatory horizon will see amendments to the Building Regulations; the introduction of energy labels for water heating equipment; the tiered approach to emission reductions taking full effect from 2015 and beyond (under the guidance of ERP) thus continually driving efficiencies and emission reductions. There is such a blizzard of mandatory information that it is a job in itself to keep up with it all – and all in addition to maintaining and servicing existing customers and, winning new contracts. There is a pressing need, I believe, for complete and transparent harmonisation of key product parameters and measurements to ensure simple and accurate communication. This need can be answered in the form of a centralised body – or council of existing bodies and organisations - which can co-ordinate all the information swirling around on industry topics which are of such major importance. The body or council whichever wishes to take up the baton - should represent
the information needs of the contractor, consultant, end-user, and property owner and manager. There is an overwhelming need for one recognised source delivering clear and concise information on all current and impending legislation. Manufacturing corporations can also make a difference bearing in mind that the marketplace needs ready-to-go products that obviously meet and exceed all existing legislation as well as pending legislation and new practises. This is where innovation is critical and manufacturers should truly commit to the research and development of new products and methods to make installation quicker and easier, and product performance better and more efficient. We cannot continue trying to wring the last vestige of life from modes of seriously outdated provisions of water heating in the commercial and residential arenas, not in today’s mercurial marketplace. I believe that the industry needs a single body for all the information needs. We would be readily prepared to financially support such an initiative. We can supply a value-added solution for today and the future – now.

Does the Property You Manage or Live in ‘Breathe’ Properly? Dampness caused by condensation is a common problem which many tenants experience in rented and social accommodation. It can lead to serious problems not only for the property and tenants but also for the property owner. Knowing the cause of the problem will help determine what needs to be done and by whom.
Bathroom and kitchen extraction fans with specialised humidity displays, Positive Input Ventilation units (PIV), Mechanical Ventilation with Heat Recovery (MVHR) and Mechanical Extract Ventilation (MEV) units are effective methods for combating mould, condensation and damp issues in residential properties. These systems provide a long term There are several types of dampness: rising damp, penetrating damp, and cost effective solution rather than short term problem construction damp and condensation dampness. The most common form of ‘hiders’ such as dehumidifiers. unwanted dampness in buildings is condensation. Lobby adds to sense of community at St James’ Church’s Sheriff Centre When the vicar of St James’ Church decided to open The Sheriff Centre to house a Post Office, Café, stationery and retail shop and a children’s soft play area, it was clear that the ramshackle wooden porch was not fit for purpose.
As a result, GEZE UK was commissioned by Ion Glass on behalf of Caroe and Partners Architects to install a sleek new purposedesigned glass lobby that allows members of the community to safely access the facilities in West Hampstead. The lobby, which has been designed to maximise space and light, features bi-parting AP glass doors to create a visual connection between the inside and outside spaces. ECdrives were chosen because they have been specifically designed for use in busy areas, allowing people to enter and exit a building quickly and safely. The drive uses GEZE’s activation technology and thanks to its self-cleaning roller carriage and low friction, it is quiet, reliable and durable. Ben Blackledge from Caroe and Partners Architects takes up the story: “As St James’ Church is listed, we needed to make a faculty application to the Church of England. The entrance lobby and ramp were among the most important parts of our design. “We had consulted Ion Glass when developing the lobby design, so they and their partners GEZE were the obvious choice for this scheme. There were a number of challenges with the project. The flagstone floor was uneven, but this was rectified with guides to allow the doors to slide easily. Another issue GEZE quickly spotted was the potential for finger entrapment on the inner door,
and the design was subsequently adapted to include pocket screens for safety. I think the finished result looks good – it is a modern installation that allows people to easily access the Sheriff Centre.” The ECdrives feature intelligent digital control and have been programmed so that as someone enters the lobby the first door closes as the second opens. This ensures the entrance opens and closes efficiently, maximising footfall and minimising heat loss or gain. Andy Howland, sales director of GEZE UK commented: “The Sheriff Centre is a truly unique space – it is the first time that a Church has been adapted to incorporate such a wide range of community facilities whilst still remaining a place of worship. “The ECdrives are therefore the perfect automatic operator – they are quiet and allow high volumes of people to enter quickly, efficiently and safely, whilst the lobby and door closing configuration also contributes to the environmental efficiency of the building.” For more information about GEZE UK’s comprehensive range of automatic and manual door closers call 01543 443000 or visit www.geze.co.uk.

ON THE UP: THE STILTZ HOME LIFT –
A STYLISH AND POPULAR CHOICE The Stiltz Home Lift was the first domestic lift of its kind to be available in the UK when it launched in 2010 and it has since become a popular choice for homeowners.
Renovation projects can also prove costly and clients may wish to ‘future proof’ their homes by installing a home lift which means accessibility will not be a problem in later life.
It has become particularly in demand by residential developers, builders and architects who want to include a home lift in their designs and plans when they begin working on a particular project.
WATCH: STILTZ HOME LIFTS VIDEO
A customer may have mobility issues, and a residential lift such as the Stiltz Lift is an ideal alternative to a stairlift, or the owners of a property may want to enhance their lifestyle by introducing a stylish product that offers a simpler, faster and more convenient way of getting between floors. The Stiltz Lift is also cost-effective, can add a value to a property and allows a customer to keep their stairs the way they have always been. developer-update.co.uk
The Stiltz Lift holds a number of advantages over other home lifts on the market as they can be fitted almost anywhere in a house. The lift is very versatile and has an unrivalled ability to fit into spaces other lifts simply cannot. This is because there is no requirement for a lift shaft, or load bearing walls and it does not have to be fixed to the floor. Thanks to its innovative dual rail system, the Stiltz Lift is a totally self-supporting structure so no major structural alterations are needed. It does not use hydraulic equipment and is powered by an intelligent motor system that is very quiet and housed, out of sight, at the top of the lift which
plugs straight into the wall using a normal 13-amp power socket. The Stiltz Lift, which starts at £11,950 + VAT (including all standard site preparation and installation) includes a remote control to call the lift from any floor and is useful for lifting heavy objects. It is compliant with all European standards and includes a battery back-up, full height light curtain, full or half height doors, obstruction sensors, optional seat and grab bar and the roof of the lift is covered with the original flooring so when the lift is downstairs it does not intrude upstairs. There is also a wheelchair lift model of the Stiltz Lift available. 36 Bathrooms & Kitchens NOVELLINI SHOWER BASES –LEVEL ACCESS
With over 40 Years experience Novellini is the European and a World leader in the production and manufacture of Shower enclosures and trays, Baths, Whirlpools, Steam Enclosures and Wetroom solutions. In the last decade Novellini has made significant investments into environmentally friendly manufacturing processes and continues to strive towards ever more sustainable holistic production and distribution methods for the future.
Over the years Novellini has continually developed shower trays, being one of the first companies to offer fully engineered large format shower trays in a number of sizes and colours as either low profile or more conventional raised with legs trays - all from UK stock.
With the Olympic Plus shower tray - Novellini was one of the first manufacturers of large format shower trays to reintroduce the production of textured shower floor surfaces. For many years the Olympic shower tray by Novellini has been the only slip resistant (non- enamelled) product in the European bathroom market.
Novellini realised the importance of a more engineered shower tray from an early stage and pioneered the use of innovative materials and fabrication methods in the Olympic Plus shower tray, which today is still one of the strongest and most stable large format shower trays. The Metal reinforced composite construction, now also used in the new Custom tray, means that (unlike many low profile resin stone products), Novellini trays arrive On-site Flat and ready to install.
In recent years Novellini has developed the UK’s leading Wetroom and tanking product, with solutions to suit both timber and concrete installations. The Novellini Wetroom systems allow designers to create uncluttered, lowmaintenance, spacious, level access & fully tiled shower spaces

IN OR ON THE FLOOR –The Novellini Custom Tray can be installed on the floor as a low level conventional shower tray or placed directly onto joists to achieve a flush level-access solution without the need for any further fixing frames. (in addition a raised tray with a void for plumbing including legs is available for surface plumbing)
UK STOCK COLOURS AND SIZES – The Novellini Custom Tray is available in White, Grey, Black & Beige from UK Stock and there are 18 basic sizes – in addition each Custom Tray can be adjusted in Length by up to 200mm offering many more sizes than the basic 18.
ANTI-SLIP – The Novellini Custom Tray is available with an optional Factory applied genuine European standard, Certificated, Anti-slip which is applied to the top surface of the tray - leaving a 10cm Border around the edge so that any Silicone beading is applied to an easily cleaned gloss surface. EASY 2 CLEAN – The Novellini Custom tray IS easy to clean! The
materials used for the Custom shower tray are designed to be cleaned by conventional household bathroom cleaning products, including lime-scale cleaners and bleach. (The Anti-slip is a rough surface and will potentially hold grime and lime-scale – chemical cleaners will be required and unlike enamelled steel surfaces the materials used for the Custom Tray are not adversely affected.)
HIGH FLOW SHOWER WASTE – The Novellini Custom Tray has a specially designed shallow trap waste with a 50 litre/min flow rate. The Waste cover is completely flush with the surface of the shower tray, is easily removed for cleaning and is made from high grade stainless steel which, unlike a chromed waste cover, will not discolour or peel if in contact with bleach or lime-scale cleaning products. ROBUST – Novellini shower trays are built to last. Olympic and Custom
shower trays arrive On-site in their own individual secure packaging which protects them from most handling accidents, avoiding chips and knocks, (a fairly common problem with enamelled steel products). The composite steel reinforced construction ensures that the trays arrive flat and ready to install; they are not subject to the warping, (which is quite likely with low profile resin-cast products).
CUT TO SHAPE – 200mm of one end of the Novellini Custom shower tray is designed so that if required the Custom tray can be cut to fit around a Soil Pipe Boxing for instance or perhaps an Out of True wall?.....

Return To Rise Hall This Time The Kitchens Get It! Granite Transformations has returned once again to Rise Hall, the magnificent 19th century manor house restored by TV’s Sarah Beeny and artist husband Graham Swift, and this time the kitchen makeover specialist has actually helped transform two kitchens, the Butler’s Pantry and an ensuite installation in the hall managers’ live-in quarters. Previously, the home improvements company has focused its skill on beautiful, bespoke bathrooms, styled by Sarah and Graham, the success of which prompted Granite Transformations to diversify into bathroom remodelling, alongside its core kitchen business. “We found working alongside Sarah and Graham most inspiring, since they explored fresh applications for our surface finishes,” says Chief Operating Officer, Danny Hanlon. “Even on this phase, they’ve managed to challenge us with an ensuite kitchen and elegant upgrade of a classic butler’s pantry.” Rise Hall was the star of two Channel 4 documentaries, chronicling the restoration of this 97-room mansion in East Yorkshire, which is now rated as one of the North East’s finest wedding and conference venues. Sarah and Graham’s passion for Britain’s heritage and their attention to design detail are evident throughout, as is their use of functional and sympathetic new materials like Granite Transformations’ quartz, granite and recycled glass surfaces. This time it refaced the countertops in the Butler’s Pantry, which is used by long-term guests and features a self-catering private kitchen facility for wedding parties. The original stone floor was retained in this high traffic area and a tough, luxurious Sachi granite finish was overlaid onto worktops, extended upwards as grease-resistant splashbacks and oven surrounds. Simple white shaker-style doors grace the cabinets, transforming the space into a relaxing yet purposeful breakout area for guests.
Custodian and curator Helen Davies and her partner, Estate Manager Craig, live on-site and manage the day-today activities of the house, wedding venue and grounds. Sarah has transformed what was formerly her sister Caroline’s kitchen into elegant living quarters for the pair and their dog Percy. A sizeable corner of the room has been converted into plumbed-in kitchen space, complete with sink, fridge, microwave oven, base and wall units. The Black Diamond recycled glass work surfaces and fullheight splashbacks, installed by Granite Transformations, tone with the marble-effect fireplace and create a corner of restrained style. White cabinets team with the room’s main walls and doors to minimise the visual impact, whilst looking smart and clean. Grimsby institute gets perforated facade from

Case Study 41 A new £6 million art and design centre at the Grimsby Institute has been given an eye-catching perforated metal facade by RMIG as part of a major refurbishment and extension scheme designed by Ryder Architects. The development at the Nun’s Corner Campus involved the remodelling and extending of the existing C block building with the creation of linked three storey and four storey extensions to the north and south together with the re-cladding of the West elevation. A further 1380 sq.m of new build area is created as a result of the extensions, which provide a range of facilities including design and graphics studios, ceramics workshops and music recording suite together with a fully equipped 200 capacity theatre incorporating changing rooms and theatre workshops for the Institute’s 430 art and design students. Part of the redevelopment was to re-clad the exterior of the new theatre on the North elevation to reflect the artistic design and performance studies that take place within the new building. This resulted in Ryder Architecture working closely with one of the Grimsby Institute’s art tutors to create a three-dimensional design involving a series of overlapping and intersecting cubes. As Ryder Architecture was already aware of RMIG’s perforated metal cladding and facades, the architects chose to collaborate with the design engineering team at RMIG and use the company’s advanced ImagePerf graphics perforation software to create a final solution that could then be programmed into the production machinery to create the complex pattern. RMIG manufactured the cladding panels from 3mm thick J57S grade aluminium and produced the detailed pattern using a complex array of circular perforations to create the 3D shading effect within the artist’s original design. Once complete, every panel was anodised to give a non-reflective finish that helped show the design more clearly while also providing a protective finish to the facade. RMIG’s Architectural Technical Manager, Andy WadbrookMcLay, explained: “We have already undertaken countless perforation and exterior cladding projects across Europe, and the 3D effect of the Grimsby Institute design presented some initial challenges to ensure the shading effects were rendered accurately, we were able to over come these using our ImagePerf system.” He added: “Once the design had been mapped into ImagePerf, we were able to save time and cost as the system allows us to modify hole sizes and spacing within the design visualisation software, so that the best solution could be found and approved by Ryder Architecture before committing it to production.” The Grimsby Institute project was handled under RMIG’s dedicated architectural and construction sector support programme, City-Emotion, which assists architects and contractors to realise their urban design concepts and convert them into real solutions for buildings. CEMBRIT SLATING EXPERTISE NOW AVAILABLE IN PRINT
Cembrit has developed a fibre cement slate guide to provide specifiers, craftsmen and trades people with the relevant information for the successful design and installation of pitched roofs with ever popular fibre cement slates. The book demonstrates how Cembrit’s knowledge of all forms of double lap slating, combined with their knowledge of fibre cement technology, offers users peace of mind not available from other suppliers. The guide highlights the wide range of slates and accessories the company offers. The 80page document, entitled ‘A Guide to Double Lap Slating with Fibre Cement Slates’ provides information on colour and format availability, as well as a full explanation on design considerations, technical specification and installation. “Cembrit has been manufacturing fibre cement products for over 80 years” explains Ged Ferris, Marketing Manager of Cembrit. “The content of the brochure draws on that depth of experience to offer detailed advice to anyone wanting to
specify and install fibre cement slates. Fibre cement manmade slates continue to grow in popularity, due not only to the cost and installation benefits over natural slates, but also their aesthetic advantage over concrete tiles. Our aim is to support this increase in popularity by providing a useful document that covers the key aspects of fibre cement specification.” The Cembrit range of fibre cement slates includes Westerland, Moorland, Zeeland, Jutland and Diamond, all offering their own unique appearance. The slates are complemented by matching fibre cement ridges, ventilation solutions and fixings. Manufactured to the highest European standards using Portland cement together with a formulation of superior blended synthetic and cellulose fibres, Cembrit fibre cement slates are

The company had a successful philosophy of offering a specialised local service to the London building market, which over the years, with the opening of five regional depots, has been reproduced across the country. The company is probably best known as a supplier of top quality double lap slates both natural and fibre cement, which offer various formats, colours and surface effects. CURVED RENDERING POSSIBLE WITH CEMBRIT PB FLEX Cembrit’s versatile building board, Cembrit PB, which is ideally suited as a stable base for a range of internal and external applications, is now available in flex formulation. Cembrit PB Flex has been specifically developed for use on curved walls, arches, vaulted ceilings and around beams and columns. Cement-based Cembrit PB delivers impressive dimensional stability and water resistance, to minimise expansion and contraction as a result of heat, cold and moisture. Its low water absorbency makes Cembrit PB ideal for use as a tile backer board for any internal wet area application where ceramic tiles will be used as the decorative finish, as well as externally for applications such as rendering, brick slips or stone cladding. With the newly-launched Cembrit PB Flex, it is now possible to render onto curved surfaces, including columns, spiral staircases and archways. “We are confident that Cembrit PB Flex will help to make the life of the installer easier,” comments Cembrit Marketing Manager, Ged Ferris. “For contractors working on rendering projects with curved surfaces, Flex is the ideal solution. Rather than requiring mechanical cutting, Cembrit PB Flex can be scored and snapped, making it incredibly user-friendly. We have a network ease of handling of fibre cement slates. In recent years there have been many advances in the production of fibre cement slate to ensure that a wider range of projects can benefit from a slate roof. From large multidwelling housing developments through to a small single storey extension – fibre cement slate has something to offer. The product has an inherent adaptability due to its uniform size, thickness, and shape. This consistency helps the roofer on site. Cembrit also offers a range of fibre cement cladding boards. Its Cembonit through-coloured cladding is the most popular with architects and builders, due to
of nationwide stockists ready to supply the product, which will ensure impressive and convenient lead times.” Compared to standard Cembrit PB, Flex offers reduced dimensions of width and weight per panel. All Cembrit PB boards contain polystyrene beading, which makes them remarkably lightweight in comparison with stone, block and concrete. Strengthened with nylon mesh, the boards also boast an its ease of installation and attractive matt finish. During the production process, Cembonit receives a unique impregnation treatment which protects throughout the sheet. Being impregnated, Cembonit sheets are effectively protected against water staining and dirt, ensuring that the facade retains its attractive appearance in both dry and wet weather conditions. Building boards is another strong area for Cembrit, as it offers five alternatives, including base board, fire rated and heavy duty solutions. especially reinforced, tapered edge to allow an invisible fixing within 10mm of the board’s edge. The configuration of PB Flex maximizes stability at the butt joints and forms a tough structure to ensure a long-lasting result over the lifetime of the installation. Cembrit PB Flex can be curved to 90° with a minimum radius of 150mm. Cembrit’s PB boards are tried and tested in all climates across North America and Europe and are supported by both British Standard and North American performance tests. Highly resistant, Cembrit PB impedes both fungus and mould to sustain a healthy, durable environment. Using skills built up over 80 years, Cembrit offers a wide range of fibre cement and natural slates, as well as corrugated sheets, cladding and building board panels. Our factories operate Environmental Management Systems (EMS) to EN14001. Environmental Product Declarations (EPD) are available on all Cembrit manufactured ranges and Cembrit fibre cement slates are listed on the Greenbooklive.com register of environmental products. The coating consists of three layers of protection comprising zinc corrosion protection, primer bonding coat and a ‘Robust’ polyester top coat. The surface coating is UV and scratch resistant. • Galvanised Steel Core • Zinc / Magnesium corrosion protection layer • Primer bonding coat adds further corrosion protection • Polyester top coat for maximum UV and scratch resistance Steel sample box available on request: – please specify stock colour required – comes with swatches of the other stock colours The demand for steel guttering has never been higher with homeowners and selfbuilders looking for this stylish, premium quality rainwater solution at a price tag that is closer to premium uPVC than heritage Cast Iron or Aluminium. For example, the complete rainwater system on an average 3 bed detached home could be supplied for around £300 +VAT.* Geraint Jones, Managing Director of Rainclear Systems, explains why: “These Galvanised Steel products are a very competitive alternative to uPVC ones, but the steel system looks and last better while offering clever design features which make it easy to fit; push-on stop-ends and rubber lined unions mean there’s no need to use silicone; the fully adjustable outlets can be placed anywhere within a 3m gutter length or you can purchase ready-made outlets if you find that easier.” Geraint Jones adds: “We were seeing increased demand for guttering systems that match in with other features on buildings such as fascia, soffit and windows. The Anthracite Grey, for example, is very popular. Our half round galvanised steel gutters are deeper than other comparable systems on the market giving them a 20% larger capacity.” The steel system is made of highly durable, recyclable metal and comes in either galvanised or colour coated. It takes a long time to create perfection.
Once in a while a product comes along and changes everything, from the way it’s crafted to the way it works. Products are often copied and many are great ideas that never really see true success in their application. Many years are spent searching for a product that will ultimately surpass expectations, stand the test of time and become recognised as the leader in its field. We created one of those successful products nearly two decades ago and still today it has never been equalled. Why? Because we have never compromised on quality.

Art for art’s sake? Timeguard MD Andy Douglas explains why he told his R&D team to throw way the rule book. The result is a range of products that both the engineers and the interior designers are happy with. It started with stainless steel light switches and before you could say “form and function” premium electrical accessories were featuring in schemes like the international Red Dot design awards. Were they any better than their predecessors, or was it just art for art’s sake? Probably the latter, but they looked good on the wall. Meanwhile in the mass market, the pressure on prices was leading us down the path of bulk offshore manufacturing, with fractions of pennies shaved of the unit price by minimising tooling and materials costs. And so it is now that we have the opportunity to bring really exciting technical and energy saving innovations like low-cost LED lighting to your shelves, but that they often look exactly the same as their predecessors because re-tooling was too expensive in a price-led market. All too often, penny pinching extends to componentry and, at the end of the day quality, reliability and your developer-update.co.uk
reputation. At Timeguard we have always traded on superior branded quality and felt that it was important to reinforce our investment in superior componentry with designs that would help to communicate that difference. In all honesty, we (and probably most other manufacturers) were accelerated along that road by our recruitment from the latest generation of designers for our R&D team – these new breed are reared on the likes of Apple, Habitat and Zara Home, and take good product design for granted. The evolutionary design of our electronic Programastat wall thermostats and heating controllers marked a watershed in our approach, but the real revolution was out approach to outdoor LED lighting. We simply could not see the point of the industry presenting what was revolutionary technology in the same form as older products. So we gave
www.timegua our London-based designer free rein to tear up the rule book – but with one key proviso. We did not want design for design’s sake. Each feature had to have a function – the margins you allow us are not wide enough for us to afford cosmetics. Conversely, each new function we were adding provided a design opportunity: so essential cooling fins (missing from cheaper products!) became rows of pins making up

Steadmans Provides Roof And Wall Materials For Distillery In Remote Corner Of Britain Leading building products manufacturer Steadmans is raising a dram after supplying materials for maturation warehouses at a new malt whisky distillery on the Isle of Harris. The company, a principal UK provider for steel construction in the agricultural, industrial and commercial sectors, provided products for the roof and walls of the buildings on the edge of Loch Bunabhainneada. These will be used by Isle of Harris Distillers, after it begins operations this summer. Steadmans provided over 1,700 linear metres of its 40mm thick AS35 composite panels, in juniper green, for the warehouses. This consisted of almost 980 linear metres for the roofs and over 740 linear metres for the walls. The company also supplied 750 linear metres of Zed purlins, over 500 linear metres of C sections, more than 50 linear metres of eaves beams and 500 linear metres of flashings, plus fixings and accessories. The materials were installed by 3b construction which provides a fully integrated, in-house service for building, civil engineering, structural steel and agricultural projects throughout Scotland and supplies steel frame buildings throughout the UK. Iain Barr, a director of 3b construction, said: “We’ve used Steadmans materials for several years and have invariably found the company’s products robust and reliable, its staff well-informed and friendly, and its overall service excellent. We therefore didn’t hesitate to specify the company’s products for this exciting job with Isle of Harris Distillers and I am certain we will order from them in the future too.” The Isle of Harris is one of Britain’s most remote places, standing at the north-west corner of the Outer Hebrides, 40 miles off the west coast of the Scottish mainland. system offers swift completion of a wide variety of weatherproof and high-quality building envelopes, from commercial and warehouse premises to office blocks.
Isle of Harris Distillers has raised £12m to finance the construction of its malt whisky distillery in Tarbet, Harris, and the maturation warehouses, with the intention of harnessing the island’s natural assets to create a long term business which provides direct and indirect stimulus to the island’s economy. It employs 10 people, at present, and will start production in early autumn of this year.
Manufactured in a quality process certified to ISO 9001:2008, using non-ozone depleting technology, AS35 panels are environmentallyresponsible, provide excellent thermal performance and have a predicted service life of 40 years. Available in thicknesses ranging from 40mm to 137mm, the panels can be specified to achieve insulation U-values, aiding compliance with the latest L2 regulations, and are Loss Prevention Certification Board approved.
In addition to composite wall and roof sheets, Steadmans’ output includes steel cladding, galvanised roofing sections, metal cladding, roofing products and fibre cement sheeting. All its relevant products conform to CE marking regulations and meet their requirements. The company’s AS35 composite panels consist of two coated steel profiles bonded to a core of PIR insulation, which are used to form roofs, down to a four-degree pitch, and walls. Including a comprehensive range of guttering, flashlights, sealants and roof lights, the AS35

Abbotsford House Long Rake Spar supplied their market leading, specialist dried aggregates to Addagrip approved contractor The Fraser Bruce Group for their installment at Abbotsford House, Scotland. The project was completed using a 6mm Rhine Gold decorative aggregate to achieve a sustainable and SuDS compliant surface, which is both long-lasting and aesthetically pleasing. Abbotsford House has undergone a lottery funded restoration to both the internal and external areas of the property. As part of the overall restoration works, Addagrip approved contractor The Fraser Bruce Group carried out the installation of 6mm
Rhine Gold Terrabound Resin Surfacing at a depth of 18mm to the courtyard and garden pathways totalling 850m2.
It was essential throughout the works that the aesthetics of the system were not compromised and the joints were kept to a minimum. The contractors had to follow a layout plan for positioning of the ‘day joints’ which was achieved despite battling with poor weather conditions throughout the period. The project was completed within a short time frame to allow the property to return to regular use as soon as possible and the client was highly appreciative of the work undertaken and the visual effect of the surfacing.

52 Landscaping & External Works An award winning destination spa can now offer guests a new outdoor hot tub and decking that combine style and safety. Titanic Spa in West Yorkshire recently underwent a major extension to ensure it maintains its reputation as one of the country’s leading spa venues. A sunken hot tub boasting innovative decking with built-in drainage is among the many new features along with an outdoor spa garden and bar area. Gripsure Aquadeck™ provides a way of controlling water run-off and, thanks to its nonslip design, remains safe in wet conditions. Its soft surface makes it ideal for bare foot use. Warrick Burton, Managing Director of Titanic Spa, said: “Being a spa, and specifically surrounding a hot tub, we required the decking to be slip-proof as there is likely to be water around. “We researched a number of decking companies but chose Gripsure because the company instantly understood our ethos and plans.” Gripsure Aquadeck™ is a timber board that allows rain water to permeate through to the water course below. Water is absorbed by the decking’s rubber infill and passes through the board back in to the ground. And with a number of colour choices from teal to rainbow green and violet, available, the decking is versatile and vibrant.
Innovative Decking offers Style and Safety
Warrick said: “The decking is practical in that it is slip-proof. It is a subtle colour and blends well with the overall design of the new outdoor hot tub.” He added that Gripsure, whose customers include Berkeley Homes, Jamie Oliver and London’s Canary Wharf, offered a professional and reliable service throughout. “Gripsure gave excellent advice, a personal service and delivery was prompt,” said Warrick. Gripsure Aquadeck™, which is SuDS (sustainable drainage systems) compliant, is the sixth product created by Gripsure, the UK’s leading supplier of non-slip decking boards. Gripsure Managing Director Mike Nicholson said: “We are pleased to have been able to offer Titanic Spa non-slip timber decking that is not only safe for its guests but is also attractive to look at. One of the benefits of this decking is that we can produce it in any colour. This means we were able to provide a design that blends perfectly with Titanic Spa’s colour scheme. “Gripsure Aquadeck™ fits well with the Spa’s ethos of offering the very best care and using the highest quality products and facilities.”

Bridges Limited were appointed by Aberdeenshire Council to design, manufacture and install a replica of Ladies Bridge in a tidal location at Cruden Bay. The original bridge was constructed in 1922 following a fundraising drive led by local women and thereby named Ladies Bridge. Recently the bridge had been closed for months following concerns it would collapse following sever storm damage Local community groups were again involved in raising funds to secure a new bridge as it is a vital link to the beach and local businesses. CTS carried out a photographic and dimensional survey of the existing bridge and its support trestles. A new structural design was prepared to current design codes whilst maintaining the principles of the original structure.

Parapet detail to match style of original bridge
Cosmetically the new bridge adopts the distinctive diagonal paling arrangement for the parapets although the new parapet is not painted. The entire structure uses FSC accredited Ekki hardwood which is naturally durable and well suited to the coastal environment; omitting paint does not reduce the service life of the structure but removes a maintenance requirement.
The footbridge deck has FSC Ekki hardwood Hi-Grip Excel which has two nonslip strips of resin bauxite bonded into two grooves in each deck board. This provides a safe, slip resistant surface on the bridge deck. Hi-Grip Excel decking is manufactured by CTS Bridges Ltd and is available to purchase as a stand alone product.

Replacement bridge and steps installed on site
For the site phase CTS acted as sole contractor. The tidal location limited the works that could be undertaken each day. Early on in the design phase, the site dates and associated tide times were identified in order to determine the installation sequence and in-turn the level of pre-fabrication of each element to be undertaken at CTS’s factory. The result was an efficient execution on site with all superstructure works being completed in less than 2 weeks.
CTS Bridges specialise in the design, manufacture and installation of footbridges in timber, steel, FRP or combined materials. CTS Bridges offer a wide variety of styles to suit aesthetics and budget For further details on this project or for any other enquiries, please contact CTS Bridges Tel: 01484 606416. 56 Landscaping & External Works By Glyn Cann Business Development Manager “We Build It Ltd” Home of the BioPure and FlowPath treatment systems.
When it comes to off mains sewage, many people can be blown away by all the information and differing products available on the internet, Google “domestic sewage treatment plant” and the consumer is bombarded by plants of all shapes and sizes which is why dealing with a specialist manufacturer, installer and servicer of treatment plants like We Build It Ltd can give the consumer piece of mind and confidence they are getting the right information, the right solution and the right system. We Build It Ltd are based in the heart of some of Shropshire’s most outstanding countryside. As one of the UK’s largest manufacturers of domestic sewage treatment plants, we focus on high quality, affordable products. All of our sewage treatment plants are based on the successful and simple extended aeration method. We can design, manufacture, install and service sewage treatment plant for single houses, small developments, rural industrial units, campsites, pubs, hotels, offices, barn conversions and commercial applications. Our products can also be used after an existing septic tank to enable the effluent to be discharged directly to a water causeway, if your existing soak away has failed.
Let the Experts Take Care of your Domestic Waste Water Problems We often get asked: How does it work? What does it cost? Does it use electric? And how much? Do I have to maintain it? How do I install it? How big is it? Do I need to empty it? What can go into the plant? What happens to the waste? Do I need planning permission? Do I need to inform the Environment agency? How long will it last? DOES IT SMELL!!!!!????? All of these questions can be answered by We Build It experts who know their products inside out; ask a middle man with no knowledge of the industry, product or process these questions and the customer is often baffled by terms such as BOD, COD, NH4, but do they really need to know this? All the homeowner, builder or architect wants to know is that the product will work with the minimum effort from them during the life of the plant. We Build It Ltd offer straight forward, easy to follow advice for your sewage treatment needs. All of our sewage treatment plants come with easy to follow installation and service manuals, as well as free telephone assistance by specialist installers. We can also offer full or assisted installations at very competitive rates. We pride ourselves on offering the best GRP products on the market backed up by proper good old-
fashioned customer service - (dial straight through and speak to our specialists, no automated service or queuing system) buying a sewage treatment plant can be quite daunting, which plant is best for my situation?? What are the regulations?? What about the Environment agency?? Etc. but be assured we will be with you every step of the way, making sure you have the right solution designed around your requirements. You deal direct with the manufacturer, with over 25 years waste water experience, 24-7-365 days of the year For the self-builder the right treatment plant is simple to install providing they have taken the manufacturers advice, be aware some plants need complete concrete backfill which can add to install costs, a well-constructed plant such as the BioPure can be backfilled with pea gravel. Consider whole life costs, not just the cost of the treatment plant, factor in install costs, power consumption, servicing, consumable spare parts, product life cycle (guarantee) and emptying charges, We Build It Ltd offer a 25 year guarantee on the treatment plant and 2 Years on the air pump.
The Bio-Pure Simple Solution Sewage Systems Any plant up to 50 people (pe 50) should be manufactured and tested to EN12566-3, this gives the consumer confidence they are getting the right treatment plant for their application, but always ask to see the certificate and test results as these can be manipulated and not show the true outcome of the test.
developer-update.co.uk
Sizing the plant for a single house is simple its number of bedrooms plus two, so a three bedroom house is a 5 person treatment plant, for multiple dwellings using the same treatment plant speak to the manufacturer for the correct size unit, most manufactures range are in increments 1-5, 1-7, 5-13 etc. up to 50 person. (See Our Range Below)
Landscaping & External Works 57 The treatment plant you choose should be around 95% efficient thus allowing long intervals before de-sludge is required. The waste water must be cleaned to a standard meeting the usual discharge level requirement, you must apply for either an exemption certificate or permit, before making a discharge we can assist with this and advise on the method of discharge, be it a ditch, stream, watercourse or soakaway. As the system breaks down and aerates the solids, the introduction of non-degradable items such as wipes, sanitary products etc. should be avoided at all times in any treatment plant, this will clog up the system and increase the need

Yeoman Rainguard’s XL Aluminium rainwater systems were chosen for Bridge House, a stunning new build property in Norfolk. The owners of the home, David Dunnett & Geoff Wainwright, originally saw Yeoman Rainguard rainwater systems at a London building exhibition. “We were impressed by what we saw on the Rainguard exhibition stand and we were certainly attracted to the XL Aluminium range because of its traditional appearance which was ideal for the style of house we were building.” Explained Mr Dunnett. XL Aluminium 75mm diameter downpipes along with 125 x 100mm MOG gutters, finished in a Black textured polyester powder coating, were installed on the property. The powder coating finish ensures that the pipes and guttering will offer years of maintenance free service and will not be susceptible to colour bleaching. developer-update.co.uk
Style was not the only criteria on the shopping list. An easy to install rainwater system was also a consideration on this new build project. The XL Aluminium gutters with the push fix joint technology, requiring no mechanical fixing, are easy to fit helping to speed up the installation time. Choosing the XL Aluminium range will also get the thumbs up when considering the environment. 95% of the materials used to manufacture the gutters and downpipes are recyclable making it an ecologically sound choice for any building scheme. Yeoman Rainguard can offer free services to their customers such as
samples, site surveys and take offs from architect drawings, helping clients to make an informed choice when it comes to purchasing the right rainwater system for their particular needs. “We found the customer service offered by Yeoman Rainguard faultless and have been so pleased with the products and services that we are going to use them again on our next building project Broomhill Cottage.” Concluded Mr Dunnett.
