29% growth in the value of projects on hold in last year The value of projects being put on hold has increased by almost 30% in the past 12 months, despite a resurgent construction industry, according to construction data expert Barbour ABI. The recent data illustrates in the 12 months from September 2014 to August 2015, in which £12bn of construction projects were put on hold. This compares to £8.6bn in the previous 12 months, resulting in an increase of 29% in just one year.

The sharp increase in the volume of work being put on hold comes despite the growth the construction industry has experienced in the last two years. Barbour ABI says that one of the main reasons for this increase is a reaction by clients to higher tender prices by contractors and specialists, which are thought to have risen by 15-20% in the last year alone.

London and the South East experienced the largest increase in projects being put on hold in the last 12 months, jumping by a significant 49%, followed by North England with an increase of 37%.

Permitted development rights causing loss of key London office space, report finds The impact of permitted development rights allowing office buildings to be converted into residential units is having a significant impact on the availability of office space in London, a new report has said.

The report, ‘The Impact of Permitted Development Rights for Office to Residential Conversions’, published

by London Councils, says that Greater London has been particularly affected by the introduction of permitted development rights because in many parts of the capital there is a significant differential between office and residential values which, combined with high demand and land scarcities, has created an incentive for landlords to seek conversion of viable and occupied offices without seeking planning permission.

Figures submitted by London boroughs indicate that planning approval has been granted for at least 100,000 m² of wholly occupied office floorspace between May 2013 and April 2015, and 834,000 m² total office floorspace. The report said that prior approval has been granted for the equivalent of at least 322 fully occupied office spaces across London.

In addition, the report found that some boroughs have reported that permitted development rights have had an impact on land values for scarce office stock, threatening the viability of office redevelopment and refurbishment even in areas where there is clear demand.

ONS records first year-on-year drop in output since 2013 Construction output dropped by 0.7% in July 2015, compared with last year, the first year-on-year fall for more than two years.

The figures, released by the Office for National Statistics (ONS), found that in July 2015, output in the construction industry decreased by 1.0% compared with June 2015, after increasing by 0.9% in June.

All new work decreased by 1.5% while all repair and maintenance showed no growth.

Within all new work, there were falls in all work types except infrastructure and private industrial.

Public new housing, private new housing, public other new work and private commercial work decreased by 5.8%, 2.0%, 4.5% and 2.9% respectively.

Compared with July 2014, output in the construction industry decreased by 0.7%, the first year-on-year fall in construction output since May 2013, when it fell by 2.8%.

The ONS also found that new orders for the construction industry in Quarter 2 (Apr to June) 2015 were estimated to have decreased by 0.4% compared with Quarter 1 (Jan to Mar) 2015 but increased by 1.9% compared with Quarter 2 (Apr to June) 2014.

Rebecca Larkin, economist at the Construction Products Association (CPA), said she believed the industry is still fundamentally on course for growth over the coming years.

“Our own surveys along with many from across the industry, however, support our view that the outlook for the industry is positive. We forecast growth of 4.9% in 2015 and 4.2% in 2016, and 21.7% growth between 2015 and 2019,” added Larkin.

The CPA have put the declines down to a weak public housing sector, the government’s focus on austerity and the resulting decrease in starts.

Lyndon Wood, founder and CEO of insurance provider constructaquote.com, said: “It’s very disappointing to hear about a dip in the construction sector in July, but we seem to be getting very mixed messages from these various surveys and statistics.

Earlier this month we were being told by the Chartered Institute of Purchasing and Supply that the construction sector had seen a rise in output while the Royal Institute of Chartered Surveyors told us that their members had seen an increase in workloads, and then came the news that home completions were up by 15% in England.”

Roman launches inswing shower door

Shower designer and manufacturer Roman has launched the Lumin8 Inswing door shower enclosure, to create large showering areas in small spaces.

The enclosure has 8 mm thick glass and features a frameless inswing door with chromed brass hinges at the top and stainless steel pivoting arms.

The company says the design of the door means that it doesn’t open out into the room as much as a pivot door or a hinged door enclosure would, but still offers wide access opening.

The door also incorporates ‘soft-close’ pistons when opened and closed.

A single door operates in four sizes from 760 mm up to 1,000 mm, and the 1,200 mm size comes assembled with the in-line panel built

in. There is no framing on the inswing door or between the door and the in-line panel.

David Osborne, managing director of Roman, said: “We are delighted to introduce our Inswing door to our already successful Lumin8 Range. The Inswing door presents a luxury shower enclosure for a small or large bathroom, due to its many different size configurations and unique door opening mechanism.”

The door has been tested in a cycle rig, during which the door is opened and closed 20,000 times to replicate the product’s lifecycle.

Pilkington launches energy reducing glass Pilkington has launched Pilkington K Glass A, a low-e hard coated glass, which has been designed to help windows to achieve a Window Energy Rating (WER) ‘A’ rating when installed within a suitable frame.

When used as the inner pane of an insulating glass unit, and combined with Pilkington Optifloat or Optiwhite, the company says a U-value of 1.4 W/m2K can be achieved.

Suitable for both commercial and residential settings, K Glass A is designed for high light transmission to maintain neutrality and avoid a grey appearance. The glass can be used in both annealed and toughened formats.

Feed in tariff cut could “kill off” solar funding models The Government’s proposed cuts to the feed in tariff could spell disaster for the UK solar industry, according to renewable energy company T H White Energy.

Alex Lockton, general manager at T H White Energy, said “A cut is probably due, but the proposed level at 82% that is currently on the table will kill off the funding models that make solar work for community energy and rooftop solar. Possibly the most damaging element of the proposals is the cap they want to set on the industry. By limiting the amount that can be spent on renewables, it starves any certainty from the sales pipeline.”

The planned cuts have seen the UK drop to 11th in EY’s (formerly Ernst & Young) league table, which measures countries’ attractiveness to investors in renewables – the first time it has been ranked outside the top 10 since the report began 12 years ago. T H White Energy says there is now an urgent need for the solar industry to negotiate with Government to find a workable solution to the proposed feed in tariff cuts, and prove the value of solar now and in the future.

Lockton concluded: “As the end of the feed in tariff consultation draws ever closer, there is an increasingly urgent need for Government and the solar industry to seek alignment. We must look beyond the sound bites and focus now on finding a workable solution which offers people value for money while at the same time allowing organisations to tap into a credible power source that saves them money.

“There are new models to be explored that could replace the existing system, such as the tax credit scheme that is used in the USA. There would be a reduced short term tax intake initially but it would be replaced by tax on income for years to come. It’s a winwin solution for the taxpayer, HMRC, the economy and the climate.

“But for any new model to work, the EU controlled Minimum Import Price must go. With reduced subsidy, a rapid drop in hardware is needed and some solar modules are artificially high priced because of the MIP. Removing this regulation would immediately reduce the cost of solar panels and make the reduction of subsidies seem less onerous.”

Studio RHE converts three historic buildings into “London’s first cycle-in office” Staff at a converted office complex on London’s Finsbury Circus can cycle straight into the building and down a ramp that leads to a storage space for 250 bikes.

The Alphabeta development is a multioccupancy workplace located between the trendy Shoreditch neighbourhood and the financial district of the City of London.

Studio RHE – the firm behind a lighting showroom featuring rotating walls that slot together like a jigsaw puzzle – oversaw the refurbishment and extension of three separate buildings constructed between 1910 and 1930, which were consolidated to form the Triton Court development in the 1980s.

Aimed at attracting media and technology companies keen to be close to the creative nexus of Shoreditch, as well as finance companies active in the City, the £48 million project provides a net floorspace of 22,300 square metres.

Cyclists can ride directly into the building and down a yellow-and-black painted ramp to a storage space containing changing rooms and lockers.

An invitation to attend the building’s launch invited attendees to “bring your bike and experience London’s first cycle-in office”.

Buildings that promote cycling are popping up all over the world, including a residential development by Foster + Partners in London that will provide one bike parking space per bedroom, bike lifts and a workshop for repairs.

Guests at a seafront hotel in Japan that is targeted at cyclists can check in while still on their bikes.

At Alphabeta, a variety of working environments and communal areas are arranged around a central atrium, with a section of glazing that provides views of the cyclists coming in and out of the building.

“Studio RHE’s design redefines the concept of the workplace through its offering of extensive shared work and social space,” said a statement released by the architects. “Key to this is the nine-storey, 750-square-metre glazed atrium, conceived as the dynamic social heart of the building.”

Alphabeta’s occupants can choose to enter the building through a set of

revolving doors facing onto the square to the south, or through a new entrance onto Worship Street on the northern edge. These two opposing thresholds – one facing the City and the other closer to Shoreditch – are intended to emphasise the diversity of tenants.

Inside the building, staff and visitors encounter an atrium with a curving reception desk that incorporates a bar for casual working. The desk wraps around a timber and bronze staircase that descends to the lower ground floor.

Other amenities located on the ground floor include a cafeteria, a five-metre table surrounded by eclectic furniture, a library space and an angular corridor leading to a basketball court.

Alu-timber windows bring efficiency to Telford school Windows, doors and curtain walling from NorDan have been specified at the new Telford Priory School, built as part of the Government’s Priority School Building Programme (PSBP).

The project forms part of NorDan’s recently completed multi-million pound programme with Shepherd Construction building six new schools and academies for Telford and Wrekin Council, with two more yet to be completed.

Fully reversible Scandinavian aluminium clad timber windows from NorDan with a U-value of 1.2 W/m2K are supported by electronic actuators from business partners SE Controls, to manage temperatures in the classrooms in hot summers. Aluminium doors and curtain walling are also part of the full turnkey package.

Crittall Steel Windows for Major Hospital Refurbishment New energy-efficient Crittall windows have been installed in a late 1960’s tower block at one of north London’s major hospitals for main contractor Kier Construction (London).

The £1.5 million contract saw more than 300 windows replaced in the eight-storey tower and two-to-four –storey podium building at North Middlesex University Hospital, was being carried out in a manner designed to reduce noise and disturbance for patients and staff in the hospital buildings.

Situated in Edmonton, the hospital has undergone a multi-million rebuild and upgrading in recent years. Crittall has been involved in

For the eight-storey tower block, built in 1968, 322 C2000 composite windows were installed. The elevations have differing glass specifications with variations in the thickness of sound control laminators. Various windows also had Solarshield film applied where showers or toilets are being fitted internally.

The old windows, which were also Crittall units, were removed by levering out the vents, splitting the couplings, taking the frame out in sections and passing all parts to the inside of the building. They were then placed on trollies, brought down in the hoist and disposed of in skips to be recycled. No grinders are used and no glass was broken during window removals. This helped to keep noise and dust disturbance to a minimum which was particularly important as two floors were occupied by patients and staff.

An elegant yet solid facade created with perforated and embossed panels from RMIG For the new cube-formed building of the regional archives of Marne in Reims, RMIG has supplied 3,000 m2 of aluminium panels that decorate the facades, ceilings and walls.

The regional archives in Reims in the North of France, house a major part of the history and heritage of the county of Marne. The archives have existed since 1796 and contain a unique collection of historical documents, some of which date back as far as the 10th century. developer-update.co.uk

These documents cover areas such as culture, politics, economy and social life, thus providing an important source of information for today’s generation. Today, the archives in Reims are a popular cultural venue with reading rooms, auditoriums and exhibition areas where guests have free access to the documents of the past.

A new home for historical documents The new building was designed

by Parisian architects Hamonic + Masson. Their task was to create new surroundings for the more than 100,000 archive boxes that

needed to be relocated. Their goal was to construct something that was both elegant and yet solid and stable, befitting the purpose of the building which is reflected in the building’s design and the perforated facade from RMIG. RMIG has extensive experience in providing unique cladding solutions for buildings around the world, making it possible for them to deliver exactly what is needed.

The architects chose perforated and embossed panels in 2.0 mm powder coated aluminium from the RMIG City Emotion programme for both the interior and exterior of the building, forming a strong, functional and stylish design statement. The interior is elegantly decorated with stylish panels in white. The exterior is very distinctive in appearance as the architects

chose the cube as the mode of expression. The cube-shaped building measures an impressive 31 x 31 x 15 metres and the colour and appearance of the outer panels changes depending on the light and weather, going from dark to sparkling, from opaque to transparent, from dull to glossy, from brown to golden, making them as diverse and multi-facetted as the historic archives themselves. The coated exterior cladding has a powerful visual impact, creating an optical illusion that helps the large cube-shaped building blend sympathetically into its surroundings.

The result is a range of products that both the engineers and the interior designers are happy with.

It started with stainless steel light switches and before you could say “form and function” premium electrical accessories were featuring in schemes like the international Red Dot design awards. Were they any better than their predecessors, or was it just art for art’s sake? Probably the latter, but they looked good on the wall.

Meanwhile in the mass market, the pressure on prices was leading us down the path of bulk offshore manufacturing, with fractions of pennies shaved of the unit price by minimising tooling and materials costs. And so it is now that we have the opportunity to bring really exciting technical and energy saving innovations like low-cost LED lighting to your shelves, but that they often look exactly the same as their predecessors because re-tooling was too expensive in a price-led market.

MAKING SHELTERED HOUSING SAFER Aico, UK’s market leader in domestic mains powered Fire and Carbon Monoxide (CO) detection, has developed an innovative product to solve a safety issue facing people in sheltered housing and other vulnerable people that use Telecare/Warden Call Systems.

Telecare/Warden Call Systems are commonplace in dwellings for vulnerable people and are an important tool to let people live independently in a safe environment – but in most situations they are not connected with the Smoke and CO alarms in the property.

As the Ei414 is a RadioLINK device and links to Aico RadioLINK Smoke, Heat and CO alarms wirelessly, it brings all the advantages of a wireless interconnect alarm system; these include far less disruption during installation, increased tenant compliance, more flexible coverage and greatly reduced installation time as a result of RF signal, rather than hard wired, alarm interconnection.

Exceptionally easy to use, the Ei414 features a removable key with three settings: On, Off and Test. LED indicators provide visual confirmation of mains power and fire or CO alarm activation. Chubb Fire & Security Ltd. has been awarded an integrated fire and security service contract to help protect pupils and staff at the Gilmour Infant School in Liverpool.

Chubb is a part of UTC Building & Industrial Systems, a unit of United Technologies Corp. (NYSE: UTX).

The servicing contract covers security equipment for classrooms, common areas, kitchens and workshops. Chubb recommended and installed a monitoring network that connects the school’s existing security infrastructure to the Chubb Alarm Receiving Centre that monitors and records activity for review.

Door Entry... ...in a day!

The Telguard range of telephone and GSM based intercom systems are suitable for new build or retro fit. Telguard is a British company and we design, develop and manufacture here in the UK.

The telephone based system plugs in to a standard analogue telephone socket or phone system extension and the GSM system requires a SIM card. The only other requirement is for local power and the intercom can be installed.

Installation is not disruptive as the installation takes place at the entrance to be controlled and there is no need to put handsets into flats or houses as they are already in place – their own telephone or mobile.

The telephone numbers of the apartments/houses/businesses are programmed into the intercom system with any access codes required and the system is ready for use.

A visitor enters the flat or house number into the intercom via the keypad and then presses the ‘CALL’ button. The receiver of the call picks the telephone and can speak to the visitor and allow access by pressing a digit on their telephone keypad. This sends a signal to the intercom that activates the door lock or entrance gate and the visitor is able to gain access. If the receiver of the call does not want to grant access they simply put their phone down to end the call.

If the call recipient is on the phone when the call from the intercom is made the call will be seen on the telephone display and the user is able to hold their call and deal with an access request.

Any alterations required to telephone numbers or PIN codes can be actioned by the system installer and can be carried out remotely reducing the need for on-site attendance.

The Telguard system is not only quick to install compared with hardwired systems but also extremely flexible. Calls can be answered on cordless telephones making it possible for users to answer entrance requests while going about day to day business or it is possible for a

mobile phone to be called for access requests.

We are able to provide systems with backlit keypads and buttons, integrated proximity access and video. The video picture can go to a dedicated monitor or into the communal TV aerial for viewing on any television in the premise. Our GSM 3g video system will send pictures to your mobile phone.

Telguard provides great flexibility where users are elderly or infirm as they don’t have to get up from where they are sitting to answer an access call as they will have their telephone or mobile phone by their side. They will also be able to hear the call clearly.

NEW BIVALENT CONTROLLER MAXIMISES ENERGY SAVINGS Panasonic has added an innovative bivalent controller to its Aquarea range of air source heat pumps. The controller will maximise energy savings in installations where the heat pump is operating alongside an existing energy source, for example in refurbishment projects, where there is often pressure to minimise investment costs.

Panasonic’s bivalent controller enables a heat pump from the Aquarea range to operate alongside a gas- or oil-fired boiler and controls sequencing to minimise running costs. The controller includes three different operating modes and all necessary sensors are included in the package to operate both energy sources and a secondary pump. A thermostat can be connected to stop both the pump and the heat pump/boiler according to room temperature.

“Hybrid systems, where a new heat pump is added to an existing boiler, are a popular option in refurbishment projects,” explains Marc Diaz, UK Country Manager of Panasonic Heating and Cooling. “It is very important in such systems to make sure that they operate at maximum efficiency, so that energy use can be reduced and running cost savings maximised. The Renewable Heat Incentive (RHI) scheme requires that systems are running efficiently.”

The three bivalent operating modes are: Alternative; Parallel; and Boost/Parallel Demand.

In alternative mode, if the outdoor temperature is below the threshold design value, then the system stops the heat pump and starts the gas/oil boiler or other alternative energy source. developer-update.co.uk

In parallel mode, if the outdoor temperature is below the threshold design value, then the system starts the gas/oil boiler or another energy source, and the heat pump and the gas/oil boiler work alongside each other.

In boost/parallel demand mode, if the outdoor temperature is below the threshold design value, then the controller starts to monitor the buffer tank temperature.

If the buffer tank is below a set temperature over a specific period, than the gas/oil boiler is switched on. The system switches on the gas/oil boiler according to the demand.

In the case of buffer tank control, the user can apply a constant buffer set temperature and the heat pump is switched on if the buffer tank temperature is below the set point. If a room thermostat is installed, then the thermostat switches on or off the secondary pump and the heat pump supply to the buffer tank.

For secondary pump control, the water pump and the heat pump are activated by the room thermostat. If the room thermostat opens the contact, then the system stops both the secondary pump and the heat pump.

In all applications, summer shut down is operated so that the secondary pump (if activated) and the heat pump are stopped if the outdoor temperature is above the design set point.

Keeping your heating system on top form

Steve O’Neill, Technical Specifications Engineer at EOGB Energy Products Ltd, explains the importance of regular burner maintenance and the correct procedures to ensure optimum efficiency and safety.

Manufacturers of most gas and oil burning equipment recommend regular maintenance and safety checks in order to achieve optimum levels of safety and efficiency. This will typically include: • An adequate supply of combustion, cooling and dilution air • Correct burner, operating pressure and gas rate/heat input • The effectiveness of any flue • Safe function of the plant and confirmation that it will always fail to a safe situation.

Failure to ensure any of the above factors could have the effect of causing incomplete combustion and/ or cause plant failure potentially incurring injury to personnel and/or large financial losses.

By implementing a suitable maintenance programme it is possible to avoid potential breakdowns before they occur, allowing a good opportunity to replace or adjust accordingly without incurring periods of down time at a later date.

Furthermore, optimum efficiency is maintained throughout the operating time of the plant.

A regular maintenance programme ensures that burners are always operating at maximum efficiency

Visual inspections Air supply In order to ensure complete combustion of a fuel, an adequate supply of oxygen (O2) must be present to oxidize all the fuel (O2 for combustion is usually taken from the atmosphere). It is understood that the air in the atmosphere consists of approximately 77% by mass (79% by volume) of nitrogen (N2) and 23% by mass (21% by volume) of O2.

Depending on the design of the appliance the H2O can be either in a liquid or vapour state within the combustion products.

The provision of suitable combustion air should be confirmed on every inspection with all restrictions and debris being removed accordingly.

Inspection of the flue throughout its route In addition to the confirmation of a satisfactory supply of combustion air etc the flue should be visually inspected at regular intervals to confirm all products are being evacuated effectively, that the flue is adequately supported, there is no evidence of mechanical failure and that the flue is terminating satisfactorily.

Gas rate A gas rate should be carried out to confirm the correct volume of fuel is being delivered to the appliance thus ensuring the plant is capable of providing the prescribed energy release that it is designed for. If the gas rate lies outside the scope the plant was designed for it would result in both a loss in efficiency and potentially incomplete combustion as well as potential damage to the plant and ancillary equipment.

Combustion analysis The ability to interpret the information being provided by an electronic combustion analyser can be a critical factor in ensuring both optimum efficiency and combustion safety. Furthermore the engineer should be able to discern when it is necessary to rely upon the combustion ratio to confirm correct operation and when to read the O2, CO2, and CO. Regular maintenance will provide an opportunity for minor adjustment and will ensure sustained periods of optimum operating efficiency whilst maintaining safety at all times. developer-update.co.uk

30 Heating, Ventilation & Insulation Trios helps West Bromwich bus station improve efficiency The installation of new air conditioning into an iconic bus station is helping keep office staff comfortable – whatever the weather.

Managed by Centro, West Bromwich station was built in 2002 and provides the town with a major interchange between local bus services and also with the nearby Midland Metro tram line.

The existing air conditioning system had worked well since 2002 but was getting old and was using R22 refrigerant which is now banned, so the company was aware that it needed to find a suitable replacement.

“The station has been praised as being open and accessible with covered corridors connecting the 24 departure stands but its offices and retail outlets can easily become hot in the summer and cold in the winter”, explained Yvonne Whelan, Facilities Manager for property consultancy Bruton Knowles, which manages the station’s services on behalf of Centro.

“We were also aware of the R22 issue and therefore worked out a schedule of replacement with Trios Compliance that could demonstrate an increase in energy efficiency for the client”.

Most rooms in the building complex have lots of glazing and therefore air conditioning is a must.

The new system uses two City Multi Replace VRF (Variable Refrigerant Flow) air conditioning units for the bulk of the complex, which includes the Centro office and travel shop.

Two Mr Slim split systems were also installed to provide air conditioning to the mobility shop at street level.

The added benefit of using the City Multi system is that can simultaneously heat and cool different areas so that the energy loads can be more balanced across the building, thereby increasing efficiency.

“We worked closely with Centro and Bruton Knowles so that we could schedule the replacement to suit the business”, added Costas Ioannou, Operations Manager for Trios Compliance which was commissioned to update the station’s services.

Air source replaces ground source at Northeast Eco Centre When the pioneering Hebburn Eco Centre needed to replace its 20-year-old ground source heating, the building’s owners turned to a cascade air source heat pump system from Mitsubishi Electric.

Designed and built by Groundwork South Tyneside and Newcastle (STAN) and opened in 1996, the Eco Centre was a pioneering venture to demonstrate renewable technologies and sustainable design.

Today the Eco Centre remains one of Europe’s most sustainable buildings.

The building is the Groundwork Trust’s headquarters, which has a mission to support local communities and therefore also lets out 16 office spaces, as well as daily hire of its Board and Conference rooms.

The office complex was originally built with a very green ethos in mind, with all materials recycled from sustainable sources, including re-used bricks from a demolished factory, an aluminium roof re-smelted from old drink cans, wood from farmed forests and woollen carpets.

It also has high levels of insulation to reduce the amount of energy needed to heat the building and keep the occupants warm.

Electricity is generated by an onsite wind turbine and photovoltaic display, helping to ensure that the award-winning project has become an exemplar of sustainability.

“The ground source system had worked well but it was getting on a bit, so Groundwork took the decision to replace it with an air source system”, explains Jason Oakes, Business Development Director of Oakes Energy, who installed the four Ecodan units.

Oakes Energy worked with Minden Wood Consultants to find an ideal solution, which turned out to be four Ecodan 14kW air source heat pumps working together in a cascade system.

All offices have wall mounted trunking including power points and can be adapted for data points. The building has communal kitchens on both the ground and first floor.

INDUSTRY URGENTLY NEEDS CENTRALISED BODY FOR ALL CURRENT, PENDING AND PLANNED LEGISLATION AND NEW REGULATIONS… Tony Gittings, of water heating product manufacturer Rinnai, argues that the industry is in dire need of a central body or council to co-ordinate the burgeoning weight of new and pending standards, legislation, Codes of Practice. This includes emerging support technologies such as BiM which needs clear and concise communication to the marketplace.

Within the next 10 years the HVAC industry could change out of all recognition as we face an unprecedented set of challenges here in the UK and Europe. The industry is facing the relentless drive to ever greater energy efficiency and lower emissions – all in line with the UK’s legally binding carbon reduction target of 80% CO2 (on 1990 levels) by 2050.

The UK government and European commission’s growing agenda for the enablement of the greening of industry has resulted in the emergence of new Building Regulations, green technology accelerators such as RHI and the commercial green deal. Also part of this is the introduction of new technologies, such as BiM, designed to unlock more efficient ways of working at all stages of the project life-cycle. And there is more – the implementation of Energy labelling to energy related products across the HVAC industry is currently underway.

The UK and northern European markets are amongst some of the most heavily legislated in the world when it comes to the HVAC industry.

The regulatory horizon will see amendments to the Building Regulations; the introduction of energy labels for water heating equipment; the tiered approach to emission reductions taking full effect from 2015 and beyond (under the guidance of ERP) thus continually driving efficiencies and emission reductions.

There is such a blizzard of mandatory information that it is a job in itself to keep up with it all – and all in addition to maintaining and servicing existing customers and, winning new contracts.

There is a pressing need, I believe, for complete and transparent harmonisation of key product parameters and measurements to ensure simple and accurate communication.

This need can be answered in the form of a centralised body – or council of existing bodies and organisations - which can co-ordinate all the information swirling around on industry topics which are of such major importance. The body or council whichever wishes to take up the baton - should represent

the information needs of the contractor, consultant, end-user, and property owner and manager. There is an overwhelming need for one recognised source delivering clear and concise information on all current and impending legislation.

Manufacturing corporations can also make a difference bearing in mind that the marketplace needs ready-to-go products that obviously meet and exceed all existing legislation as well as pending legislation and new practises. This is where innovation is critical and manufacturers should truly commit to the research and development of new products and methods to make installation quicker and easier, and product performance better and more efficient. We cannot continue trying to wring the last vestige of life from modes of seriously outdated provisions of water heating in the commercial and residential arenas, not in today’s mercurial marketplace.

I believe that the industry needs a single body for all the information needs. We would be readily prepared to financially support such an initiative.

Rainline project receives Green Apple Award Queens Court wins Built Environment and Architectural Heritage New-build Project Bronze Award We are delighted to be able to inform you that our project at Queens Court, Widnes has been recognised with a Green Apple Award for the Built Environment and Architectural Heritage 2015.

The Green Apple Environment Awards is The Green Organisation’s annual international campaign to recognise, reward and promote environmental best practice around the world. The awards are in their eighteenth year and well established as one of the major environmental recognition schemes, both in the UK and internationally.

To win an award a project must have made a positive impact on the environment or have improved sustainability. Architect Denovo Design received the bronze new-build projects award for the Halton Housing Trust affordable housing scheme in Widnes. Lindab Rainline galvanised steel rainwater drainage system was specified for its durable and recyclable characteristics.

The Queens Court project has been recognised for high environmental specification; community engagement; fitting-in with the surroundings yet with a strong sense of individuality and; helping in the re-generation of the Old Town. The scheme also received some great testimonials including a glowing report from Planning Officer, Glen Henry.

Lindab Rainline has been used by Forrest Construction on this newbuild residential development project, Queens Court, which comprises of 17 one and two bedroom apartments, each with access to open space.

The scheme sits on the original site of the historic Queens Hall where musicians including The Beatles and Stone Roses once played. The hall closed its doors to the public in 2004 and was demolished by the council in 2012 following a fire at the site.

Architect, Denovo Design; appointed to the project by Halton Housing Trust; specified galvanised steel rainwater drainage for its durable and recyclable characteristics and to coordinate with safety railings on the upper terraces.

Neil Ashworth, head of new build at Forrest said: “The development has seen us regenerate the entire Queens Hall site with new affordable homes built to a high specification of sustainability and energy saving standards.

Cembrit Hits the Heights with its FC Ridges Stocking and fitting the correct ridges for fibre cement roofs is simple with Cembrit’s comprehensive range. Available immediately, the ridges are lighter in weight and easy to cut and fix, qualities which make them superior to the commonly used mortar bedded, concrete or clay alternatives. An additional benefit for stockists is the lower weight per linear metre ratio, equaling smaller footprint, which makes Cembrit ridges easier to store and a more cost effective stock item then substitute products.

Cembrit fibre cement ridges are lighter in weight, do not require electric power for cutting and dust suppression and are easy to install. Being dry fixed with easily available “sela” type screws, installation is not dependent on getting the correct mortar mix, nor having to wait for dry weather. This means the roof will comply with the latest editions BS 5534, BS 8000-6 and chapter 7.2 of the NHBC recommendations.

Cembrit has developed a continuously ventilated ridge, to cope with typical roof pitches as well as helping the roof design comply with the latest version of BS 5250. For tricky ventilation problems, where there is no clear airpath from eaves to ridge, Cembrit has developed low-profile vents for use on the roof slope. These are unobtrusive and can also be used as terminals.”

Fire Protection, Structural

Structural fire safety is achieved either by what is called ‘passive protection’ for example fire resistant lining boards and/or ‘active protection’ through the use of smoke ventilation, alarm systems and sprinklers. For the structural engineer, the material choice within the structural solution will influence the passive and active fire protection strategy.

Y-Wall is rated as A1 non-combustible - this refers to reaction-to-fire classifications for contribution to fire growth in accordance with – BS EN 13501-1.

Y-Wall has also been tested within the new BS8414 test and is suitable for buildings over 18 metres

“The Structural timber association recently published the document – 16 Steps to Fire Safety. The document states that structural timber construction processes can reduce the risk of fire through good design, taking simple precautions and ensuring good site security. It is proven that robust timber structures perform well in relation to fire by slowly forming a char layer and in the case of cross laminated timber, the structure can remain stable for up to 90 minutes. However, less robust timber is generally protected by fire-rated boards and great care needs to be taken on the detailing of this.
