29% growth in the value of projects on hold in last year The value of projects being put on hold has increased by almost 30% in the past 12 months, despite a resurgent construction industry, according to construction data expert Barbour ABI. The recent data illustrates in the 12 months from September 2014 to August 2015, in which £12bn of construction projects were put on hold. This compares to £8.6bn in the previous 12 months, resulting in an increase of 29% in just one year. The sharp increase in the volume of work being put on hold comes despite the growth the construction industry has experienced in the last two years. Barbour ABI says that one of the main reasons for this increase is a reaction by clients to higher tender prices by contractors and specialists, which are thought to have risen by 15-20% in the last year alone. London and the South East experienced the largest increase in projects being put on hold in the last 12 months, jumping by a significant 49%, followed by North England with an increase of 37%.
Permitted development rights causing loss of key London office space, report finds The impact of permitted development rights allowing office buildings to be converted into residential units is having a significant impact on the availability of office space in London, a new report has said. The report, ‘The Impact of Permitted Development Rights for Office to Residential Conversions’, published by London Councils, says that Greater London has been particularly affected by the introduction of permitted development rights because in many parts of the capital there is a significant differential between office and residential values which, combined with high demand and land scarcities, has created an incentive for landlords to seek conversion of viable and occupied offices without seeking planning permission. Figures submitted by London boroughs indicate that planning approval has been granted for at least 100,000 m² of wholly occupied office floorspace between May 2013 and April 2015, and 834,000 m² total office floorspace. The report said that prior approval has been granted for the equivalent of at least 322 fully occupied office spaces across London. In addition, the report found that some boroughs have reported that permitted development rights have had an impact on land values for scarce office stock, threatening the viability of office redevelopment and refurbishment even in areas where there is clear demand.

ONS records first year-on-year drop in output since 2013 Construction output dropped by 0.7% in July 2015, compared with last year, the first year-on-year fall for more than two years. The figures, released by the Office for National Statistics (ONS), found that in July 2015, output in the construction industry decreased by 1.0% compared with June 2015, after increasing by 0.9% in June. All new work decreased by 1.5% while all repair and maintenance showed no growth. Within all new work, there were falls in all work types except infrastructure and private industrial. Public new housing, private new housing, public other new work and private commercial work decreased by 5.8%, 2.0%, 4.5% and 2.9% respectively. Compared with July 2014, output in the construction industry decreased by 0.7%, the first year-on-year fall in construction output since May 2013, when it fell by 2.8%. The ONS also found that new orders for the construction industry in Quarter 2 (Apr to June) 2015 were estimated to have decreased by 0.4% compared with Quarter 1 (Jan to Mar) 2015 but increased by 1.9% compared with Quarter 2 (Apr to June) 2014. Rebecca Larkin, economist at the Construction Products Association (CPA), said she believed the industry is still fundamentally on course for growth over the coming years. “Our own surveys along with many from across the industry, however, support our view that the outlook for the industry is positive. We forecast growth of 4.9% in 2015 and 4.2% in 2016, and 21.7% growth between 2015 and 2019,” added Larkin. The CPA have put the declines down to a weak public housing sector, the government’s focus on austerity and the resulting decrease in starts. Lyndon Wood, founder and CEO of insurance provider constructaquote.com, said: “It’s very disappointing to hear about a dip in the construction sector in July, but we seem to be getting very mixed messages from these various surveys and statistics. Earlier this month we were being told by the Chartered Institute of Purchasing and Supply that the construction sector had seen a rise in output while the Royal Institute of Chartered Surveyors told us that their members had seen an increase in workloads, and then came the news that home completions were up by 15% in England.”

Roman launches inswing shower door
Shower designer and manufacturer Roman has launched the Lumin8 Inswing door shower enclosure, to create large showering areas in small spaces. The enclosure has 8 mm thick glass and features a frameless inswing door with chromed brass hinges at the top and stainless steel pivoting arms. The company says the design of the door means that it doesn’t open out into the room as much as a pivot door or a hinged door enclosure would, but still offers wide access opening. The door also incorporates ‘soft-close’ pistons when opened and closed. A single door operates in four sizes from 760 mm up to 1,000 mm, and the 1,200 mm size comes assembled with the in-line panel built
in. There is no framing on the inswing door or between the door and the in-line panel. David Osborne, managing director of Roman, said: “We are delighted to introduce our Inswing door to our already successful Lumin8 Range. The Inswing door presents a luxury shower enclosure for a small or large bathroom, due to its many different size configurations and unique door opening mechanism.” The door has been tested in a cycle rig, during which the door is opened and closed 20,000 times to replicate the product’s lifecycle.
KBB raises Pisa’s game with complementary colours
KBB, the specialist in replacement doors for kitchen, bedroom and bathroom cabinetry, has added three critical finishes to its Bellissimo Pisa range, to provide the perfect complement to the five woodgrains already offered. White, Cashmere and Cream are the new on-trend solid colours for Pisa’s slab door format. Pisa is made in the innovative new PVC-edged MFC with almost invisible laser edging. There is a developing preference for woodgrains combined with solid colours which tone with them rather than contrast strongly. The new solid colours in Bellissimo’s Pisa range allow contractors or home owners to achieve this contemporary two-tone look in an affordable and timely fashion (two to three days). The handle-less look is achieved with discreet J handles applied to the top of the door. Pisa is offered in bespoke sizes and a 300mm x 300mm curved door is available.

When used as the inner pane of an insulating glass unit, and combined with Pilkington Optifloat or Optiwhite, the company says a U-value of 1.4 W/m2K can be achieved. Suitable for both commercial and residential settings, K Glass A is designed for high light transmission to maintain neutrality and avoid a grey appearance. The glass can be used in both annealed and toughened formats. Kristian Chalmers, product manager, Pilkington, said: “Pilkington K Glass developer-update.co.uk
A is the ideal choice when it comes to reducing energy consumption as it helps to decrease the cost spent on heating a building, as less energy is needed to maintain a comfortable temperature. Not only this, it also reduces internal condensation and enables designers to extend the glazed area of a building without increasing heat loss. “The product is available in a range of sizes to meet varying customer needs and is manufactured here in the UK
at our facility in St Helens, enabling us to ensure shorter lead times when it comes to supply. “The Pilkington K Glass brand has been established for more than 20 years and this latest development provides customers with an option for enhanced performance, ensuring our products continue to be a trusted solution for meeting energy-efficiency requirements for years to come.” developer-update.co.uk

Feed in tariff cut could “kill off” solar funding models The Government’s proposed cuts to the feed in tariff could spell disaster for the UK solar industry, according to renewable energy company T H White Energy. Alex Lockton, general manager at T H White Energy, said “A cut is probably due, but the proposed level at 82% that is currently on the table will kill off the funding models that make solar work for community energy and rooftop solar. Possibly the most damaging element of the proposals is the cap they want to set on the industry. By limiting the amount that can be spent on renewables, it starves any certainty from the sales pipeline.” The planned cuts have seen the UK drop to 11th in EY’s (formerly Ernst & Young) league table, which measures countries’ attractiveness to investors in renewables – the first time it has been ranked outside the top 10 since the report began 12 years ago. T H White Energy says there is now an urgent need for the solar industry to negotiate with Government to find a workable solution to the proposed feed in tariff cuts, and prove the value of solar now and in the future. Lockton concluded: “As the end of the feed in tariff consultation draws ever closer, there is an increasingly urgent need for Government and the solar industry to seek alignment. We must look beyond the sound bites and focus now on finding a workable solution which offers people value for money while at the same time allowing organisations to tap into a credible power source that saves them money. “There are new models to be explored that could replace the existing system, such as the tax credit scheme that is used in the USA. There would be a reduced short term tax intake initially but it would be replaced by tax on income for years to come. It’s a winwin solution for the taxpayer, HMRC, the economy and the climate. “But for any new model to work, the EU controlled Minimum Import Price must go. With reduced subsidy, a rapid drop in hardware is needed and some solar modules are artificially high priced because of the MIP. Removing this regulation would immediately reduce the cost of solar panels and make the reduction of subsidies seem less onerous.” The consultation for the feed in tariff review ends on Friday October 23. developer-update.co.uk

Studio RHE converts three historic buildings into “London’s first cycle-in office” Staff at a converted office complex on London’s Finsbury Circus can cycle straight into the building and down a ramp that leads to a storage space for 250 bikes. The Alphabeta development is a multioccupancy workplace located between the trendy Shoreditch neighbourhood and the financial district of the City of London. Studio RHE – the firm behind a lighting showroom featuring rotating walls that slot together like a jigsaw puzzle – oversaw the refurbishment and extension of three separate buildings constructed between 1910 and 1930, which were consolidated to form the Triton Court development in the 1980s. Aimed at attracting media and technology companies keen to be close to the creative nexus of Shoreditch, as well as finance companies active in the City, the £48 million project provides a net floorspace of 22,300 square metres. Cyclists can ride directly into the building and down a yellow-and-black painted ramp to a storage space containing changing rooms and lockers. An invitation to attend the building’s launch invited attendees to “bring your bike and experience London’s first cycle-in office”. Buildings that promote cycling are popping up all over the world, including a residential development by Foster + Partners in London that will provide one bike parking space per bedroom, bike lifts and a workshop for repairs.
Guests at a seafront hotel in Japan that is targeted at cyclists can check in while still on their bikes. At Alphabeta, a variety of working environments and communal areas are arranged around a central atrium, with a section of glazing that provides views of the cyclists coming in and out of the building. “Studio RHE’s design redefines the concept of the workplace through its offering of extensive shared work and social space,” said a statement released by the architects. “Key to this is the nine-storey, 750-square-metre glazed atrium, conceived as the dynamic social heart of the building.” Alphabeta’s occupants can choose to enter the building through a set of
revolving doors facing onto the square to the south, or through a new entrance onto Worship Street on the northern edge. These two opposing thresholds – one facing the City and the other closer to Shoreditch – are intended to emphasise the diversity of tenants. Inside the building, staff and visitors encounter an atrium with a curving reception desk that incorporates a bar for casual working. The desk wraps around a timber and bronze staircase that descends to the lower ground floor. Other amenities located on the ground floor include a cafeteria, a five-metre table surrounded by eclectic furniture, a library space and an angular corridor leading to a basketball court.
Alu-timber windows bring efficiency to Telford school Windows, doors and curtain walling from NorDan have been specified at the new Telford Priory School, built as part of the Government’s Priority School Building Programme (PSBP). The project forms part of NorDan’s recently completed multi-million pound programme with Shepherd Construction building six new schools and academies for Telford and Wrekin Council, with two more yet to be completed. Fully reversible Scandinavian aluminium clad timber windows from NorDan with a U-value of 1.2 W/m2K are supported by electronic actuators from business partners SE Controls, to manage temperatures in the classrooms in hot summers. Aluminium doors and curtain walling are also part of the full turnkey package. Phil Hulse, general manager at NorDan’s Leeds project management office, said: “We have addressed the needs
of contractors for window products to meet the high level of energy efficiency targets set under the PSBP, who recognise that our products are perfectly fit for purpose in this application. As Europe’s leading manufacturer of timber windows, we have seven manufacturing plants across Europe means we are well placed to supply our timber aluclad window and composite door products in high volumes. Our low U-value, high performance products, have a cost in life cycle second to none, and a life expectancy over 60 years. “With the independently verified life cycle costing of a window provided by NorDan, construction companies in this sector are recognising that by investing in a lower U-value high performance product, they are achieving massive savings elsewhere in the build programme particularly in the M&E and insulation packages, resulting in lower energy consumption figures and more than meeting the targets set.” developer-update.co.uk

Crittall Steel Windows for Major Hospital Refurbishment New energy-efficient Crittall windows have been installed in a late 1960’s tower block at one of north London’s major hospitals for main contractor Kier Construction (London). The £1.5 million contract saw more than 300 windows replaced in the eight-storey tower and two-to-four –storey podium building at North Middlesex University Hospital, was being carried out in a manner designed to reduce noise and disturbance for patients and staff in the hospital buildings. Situated in Edmonton, the hospital has undergone a multi-million rebuild and upgrading in recent years. Crittall has been involved in
the refurbishment of windows in the nearby stroke and cardiology departments.
into the goods hoist through a larger side door, taken to the desired floor and pallet trucked to the work area.
For the eight-storey tower block, built in 1968, 322 C2000 composite windows were installed. The elevations have differing glass specifications with variations in the thickness of sound control laminators. Various windows also had Solarshield film applied where showers or toilets are being fitted internally.
The old windows, which were also Crittall units, were removed by levering out the vents, splitting the couplings, taking the frame out in sections and passing all parts to the inside of the building. They were then placed on trollies, brought down in the hoist and disposed of in skips to be recycled. No grinders are used and no glass was broken during window removals. This helped to keep noise and dust disturbance to a minimum which was particularly important as two floors were occupied by patients and staff.
Some 95% of the window replacement was undertaken using Camac Mast Climbers, seen as a far more efficient external access solution than scaffolding. New materials were loaded by Telehandler

An elegant yet solid facade created with perforated and embossed panels from RMIG For the new cube-formed building of the regional archives of Marne in Reims, RMIG has supplied 3,000 m2 of aluminium panels that decorate the facades, ceilings and walls. The regional archives in Reims in the North of France, house a major part of the history and heritage of the county of Marne. The archives have existed since 1796 and contain a unique collection of historical documents, some of which date back as far as the 10th century. developer-update.co.uk
These documents cover areas such as culture, politics, economy and social life, thus providing an important source of information for today’s generation. Today, the archives in Reims are a popular cultural venue with reading rooms, auditoriums and exhibition areas where guests have free access to the documents of the past. A new home for historical documents The new building was designed by Parisian architects Hamonic + Masson. Their task was to create new surroundings for the more than 100,000 archive boxes that

needed to be relocated. Their goal was to construct something that was both elegant and yet solid and stable, befitting the purpose of the building which is reflected in the building’s design and the perforated facade from RMIG. RMIG has extensive experience in providing unique cladding solutions for buildings around the world, making it possible for them to deliver exactly what is needed. The architects chose perforated and embossed panels in 2.0 mm powder coated aluminium from the RMIG City Emotion programme for both the interior and exterior of the building, forming a strong, functional and stylish design statement. The interior is elegantly decorated with stylish panels in white. The exterior is very distinctive in appearance as the architects
chose the cube as the mode of expression. The cube-shaped building measures an impressive 31 x 31 x 15 metres and the colour and appearance of the outer panels changes depending on the light and weather, going from dark to sparkling, from opaque to transparent, from dull to glossy, from brown to golden, making them as diverse and multi-facetted as the historic archives themselves. The coated exterior cladding has a powerful visual impact, creating an optical illusion that helps the large cube-shaped building blend sympathetically into its surroundings. The Archive de Reims project was handled under RMIG’s dedicated architectural and construction sector support programme, City Emotion, which assists architects and contractors
to realise their urban design concepts and convert them into real solutions for buildings. Further information on City Emotion, the RMIG Group, its product groups, markets served and the manufacturing solutions it provides can be obtained by visiting www.city-emotion.com. developer-update.co.uk

Art for art’s sake? Timeguard MD Andy Douglas explains why he told his R&D team to throw way the rule book. The result is a range of products that both the engineers and the interior designers are happy with. It started with stainless steel light switches and before you could say “form and function” premium electrical accessories were featuring in schemes like the international Red Dot design awards. Were they any better than their predecessors, or was it just art for art’s sake? Probably the latter, but they looked good on the wall. Meanwhile in the mass market, the pressure on prices was leading us down the path of bulk offshore manufacturing, with fractions of pennies shaved of the unit price by minimising tooling and materials costs. And so it is now that we have the opportunity to bring really exciting technical and energy saving innovations like low-cost LED lighting to your shelves, but that they often look exactly the same as their predecessors because re-tooling was too expensive in a price-led market. All too often, penny pinching extends to componentry and, at the end of the day quality, reliability and your developer-update.co.uk
reputation. At Timeguard we have always traded on superior branded quality and felt that it was important to reinforce our investment in superior componentry with designs that would help to communicate that difference. In all honesty, we (and probably most other manufacturers) were accelerated along that road by our recruitment from the latest generation of designers for our R&D team – these new breed are reared on the likes of Apple, Habitat and Zara Home, and take good product design for granted. The evolutionary design of our electronic Programastat wall thermostats and heating controllers marked a watershed in our approach, but the real revolution was out approach to outdoor LED lighting. We simply could not see the point of the industry presenting what was revolutionary technology in the same form as older products. So we gave
www.timegua our London-based designer free rein to tear up the rule book – but with one key proviso. We did not want design for design’s sake. Each feature had to have a function – the margins you allow us are not wide enough for us to afford cosmetics. Conversely, each new function we were adding provided a design opportunity: so essential cooling fins (missing from cheaper products!) became rows of pins making up

Telecare/Warden Call Systems are commonplace in dwellings for vulnerable people and are an important tool to let people live independently in a safe environment – but in most situations they are not connected with the Smoke and CO alarms in the property. The new Ei414 Fire/CO Alarm Interface provides a dedicated connection between Aico Smoke and CO alarms and Telecare/ Warden Call Systems, enabling an emergency signal to be transmitted directly to that system if fire or CO is detected. The Ei414 is a flexible device that interconnects Aico RadioLINK Smoke, Heat and CO alarms with most new and existing Telecare/Warden Call Systems. The connection to the Telecare/Warden Call Systems can be made wirelessly with Radio Frequency (RF) signals using RF Universal Transmitters, if available, as part of the Telecare/Warden Call Systems, or via hard wiring directly between the two devices. As the Ei414 is a RadioLINK device and links to Aico RadioLINK Smoke, Heat and CO alarms wirelessly, it brings all the advantages of a wireless interconnect alarm system; these include far less disruption during installation, increased tenant compliance, more flexible coverage and greatly reduced installation time as a result of RF signal, rather than hard wired, alarm interconnection. The Ei414 can be powered directly from the mains or from a 12-24V DC supply, from the Telecare/Warden Call Systems for example, and has built-in tamper-proof rechargeable Lithium Cells which will power the device in the event of any mains failure. developer-update.co.uk
Exceptionally easy to use, the Ei414 features a removable key with three settings: On, Off and Test. When ‘On’ the Ei414 responds to an alarm signal from House Coded RadioLINK Aico Smoke, Heat or CO alarms, and switches the relevant ‘Fire’ or ‘CO’ relay contacts to trigger the Telecare/Warden Call Systems. LED indicators provide visual confirmation of mains power and fire or CO alarm activation. The ‘Off’ setting stops all fire and CO alarm triggers being sent to the Telecare/Warden Call Systems, which is particularly useful if a property becomes vacant. The ‘Test’ setting allows a responsible person such as a Warden or Fire Engineer to test the entire system, which would include a signal being transmitted to the Telecare/ Warden Call Systems. “The Ei414 has been developed in response to a need identified whilst working in close proximity with the social housing sector,” explains Neal Hooper, Director of Aico. “The challenge has been to solve a problem that falls in between two specifiers within the same department – one for smoke alarms and another for the Telecare/Warden Call Systems. We are encouraging these two specifiers to work together and call on the expertise of our highly trained Regional Specification Managers to explain the benefits of joining the two systems together and demonstrate how simple it is to install and use the product.” The Ei414 Fire/CO Alarm Interface from Aico comes complete with a full five year guarantee and has RF performance to EN 300220-1 and EMC performance to EN 301489-1. Aico is a wholly owned subsidiary of Ei Electronics and is the first name in residential fire protection in the UK. All alarms are designed and built in Europe specifically to meet UK standards and regulations. For more information, please visit www.aico.co.uk.

Door Entry... ...in a day! The Telguard range of telephone and GSM based intercom systems are suitable for new build or retro fit. Telguard is a British company and we design, develop and manufacture here in the UK.
The telephone based system plugs in to a standard analogue telephone socket or phone system extension and the GSM system requires a SIM card. The only other requirement is for local power and the intercom can be installed. Installation is not disruptive as the installation takes place at the entrance to be controlled and there is no need to put handsets into flats or houses as they are already in place – their own telephone or mobile. The telephone numbers of the apartments/houses/businesses are programmed into the intercom system with any access codes required and the system is ready for use. A visitor enters the flat or house number into the intercom via the keypad and then presses the ‘CALL’ button. The receiver of the call picks the telephone and can speak to the visitor and allow access by pressing a digit on their telephone keypad. This sends a signal to the intercom that activates the door lock or entrance gate and the visitor is able to gain access. If the receiver of the call does not want to grant access they simply put their phone down to end the call. If the call recipient is on the phone when the call from the intercom is made the call will be seen on the telephone display and the user is able to hold their call and deal with an access request. Any alterations required to telephone numbers or PIN codes can be actioned by the system installer and can be carried out remotely reducing the need for on-site attendance. The Telguard system is not only quick to install compared with hardwired systems but also extremely flexible. Calls can be answered on cordless telephones making it possible for users to answer entrance requests while going about day to day business or it is possible for a

mobile phone to be called for access requests. We are able to provide systems with backlit keypads and buttons, integrated proximity access and video. The video picture can go to a dedicated monitor or into the communal TV aerial for viewing on any television in the premise. Our GSM 3g video system will send pictures to your mobile phone. Telguard provides great flexibility where users are elderly or infirm as they don’t have to get up from where they are sitting to answer an access call as they will have their telephone or mobile phone by their side. They will also be able to hear the call clearly. DDA systems are available with large halo illuminated Braille buttons with big letter, easy to read displays and audio and visual call progress indication. Bespoke applications are also undertaken making it possible to provide almost any style or shape of system. It may be that we have to provide a system to replace an existing installation so we are able to manufacture our panel to fit the aperture of an old, non functional system. We are able to manufacture systems in different finishes and colour schemes, we powder coat stainless steel so as to not impact on the vandal resistance of the panel. As advances in technology arrive in to the public domain, we are always in a position to make the most of these advances thanks to our inhouse development team. We are also able to engineer modifications to software and hardware should a specific requirement be requested. Our systems carry a 2 year return to manufacturer warranty which can also be extended, and our Technical Department provides installers with the very best in support.

PANASONIC’S
NEW BIVALENT CONTROLLER MAXIMISES ENERGY SAVINGS Panasonic has added an innovative bivalent controller to its Aquarea range of air source heat pumps. The controller will maximise energy savings in installations where the heat pump is operating alongside an existing energy source, for example in refurbishment projects, where there is often pressure to minimise investment costs. Panasonic’s bivalent controller enables a heat pump from the Aquarea range to operate alongside a gas- or oil-fired boiler and controls sequencing to minimise running costs. The controller includes three different operating modes and all necessary sensors are included in the package to operate both energy sources and a secondary pump. A thermostat can be connected to stop both the pump and the heat pump/boiler according to room temperature. “Hybrid systems, where a new heat pump is added to an existing boiler, are a popular option in refurbishment projects,” explains Marc Diaz, UK Country Manager of Panasonic Heating and Cooling. “It is very important in such systems to make sure that they operate at maximum efficiency, so that energy use can be reduced and running cost savings maximised. The Renewable Heat Incentive (RHI) scheme requires that systems are running efficiently.” The three bivalent operating modes are: Alternative; Parallel; and Boost/Parallel Demand. In alternative mode, if the outdoor temperature is below the threshold design value, then the system stops the heat pump and starts the gas/oil boiler or other alternative energy source. developer-update.co.uk
In parallel mode, if the outdoor temperature is below the threshold design value, then the system starts the gas/oil boiler or another energy source, and the heat pump and the gas/oil boiler work alongside each other. In boost/parallel demand mode, if the outdoor temperature is below the threshold design value, then the controller starts to monitor the buffer tank temperature. If the buffer tank is below a set temperature over a specific period, than the gas/oil boiler is switched on. The system switches on the gas/oil boiler according to the demand. In the case of buffer tank control, the user can apply a constant buffer set temperature and the heat pump is switched on if the buffer tank temperature is below the set point. If a room thermostat is installed, then the thermostat switches on or off the secondary pump and the heat pump supply to the buffer tank. For secondary pump control, the water pump and the heat pump are activated by the room thermostat. If the room thermostat opens the contact, then the system stops both the secondary pump and the heat pump. In all applications, summer shut down is operated so that the secondary pump (if activated) and the heat pump are stopped if the outdoor temperature is above the design set point. Baltur TBG 480 ME burner
Steve O’Neill, Technical Specifications Engineer at EOGB Energy Products Ltd, explains the importance of regular burner maintenance and the correct procedures to ensure optimum efficiency and safety. Manufacturers of most gas and oil burning equipment recommend regular maintenance and safety checks in order to achieve optimum levels of safety and efficiency. This will typically include: • An adequate supply of combustion, cooling and dilution air • Correct burner, operating pressure and gas rate/heat input • The effectiveness of any flue • Safe function of the plant and confirmation that it will always fail to a safe situation. Failure to ensure any of the above factors could have the effect of causing incomplete combustion and/ or cause plant failure potentially incurring injury to personnel and/or large financial losses. By implementing a suitable maintenance programme it is possible to avoid potential breakdowns before they occur, allowing a good opportunity to replace or adjust accordingly without incurring periods of down time at a later date. Furthermore, optimum efficiency is maintained throughout the operating time of the plant.
A regular maintenance programme ensures that burners are always operating at maximum efficiency
Visual inspections Air supply In order to ensure complete combustion of a fuel, an adequate supply of oxygen (O2) must be present to oxidize all the fuel (O2 for combustion is usually taken from the atmosphere). It is understood that the air in the atmosphere consists of approximately 77% by mass (79% by volume) of nitrogen (N2) and 23% by mass (21% by volume) of O2. Depending on the design of the appliance the H2O can be either in a liquid or vapour state within the combustion products. The provision of suitable combustion air should be confirmed on every inspection with all restrictions and debris being removed accordingly. Inspection of the flue throughout its route In addition to the confirmation of a satisfactory supply of combustion air etc the flue should be visually inspected at regular intervals to confirm all products are being evacuated effectively, that the flue is adequately supported, there is no evidence of mechanical failure and that the flue is terminating satisfactorily.
Gas rate A gas rate should be carried out to confirm the correct volume of fuel is being delivered to the appliance thus ensuring the plant is capable of providing the prescribed energy release that it is designed for. If the gas rate lies outside the scope the plant was designed for it would result in both a loss in efficiency and potentially incomplete combustion as well as potential damage to the plant and ancillary equipment. Combustion analysis The ability to interpret the information being provided by an electronic combustion analyser can be a critical factor in ensuring both optimum efficiency and combustion safety. Furthermore the engineer should be able to discern when it is necessary to rely upon the combustion ratio to confirm correct operation and when to read the O2, CO2, and CO. Regular maintenance will provide an opportunity for minor adjustment and will ensure sustained periods of optimum operating efficiency whilst maintaining safety at all times. developer-update.co.uk

One of Bournemouth’s top hotels h UK to reinvigorate its empty and Done as part of an on going development of the four star hotel, The Miramar wanted to give their old and disused fireplaces a new lease of life.
A
As the existing fireplaces had their chimneys and flues blocked up, it was thought impossible to re-fashion them back into working fireplaces.
The Edwardian hotel had the fireplaces installed last year, placing the bio ethanol burners inside the original fireplaces.
However, because the EcoSmart fires are clean burning and produce no fumes, they were seen as the perfect alternative.
fter seeing Smart Fire’s range of bio ethanol fuelled fires displayed at a trade show, hotel bosses knew they had found the perfect solution to their needs.
developer-update.co.uk
On top of that, the new fires have provided the Hotel Miramar with a cost effective and green source of heating. Theo Iakimov, head of operations at Hotel Miramar commented that the fireplaces had become a real talking point for hotel guests. He said: “We are really pleased with the final result and our guests think the fires are absolutely fantastic. “For many years the fireplaces in the hotel have been purely decorative because our chimneys are no longer functional.

has turned to Smart Fire d redundant fireplaces. “So when we saw Smart Fire UK at the Independent Hotel Show and discovered their burners needed no fume extraction, we knew we had to have them. “The fireplaces now look stunning and in the winter give the hotel and incredibly cosy feel. In fact they give off a surprisingly effective amount of heat. “For example, this winter we were able to turn the central heating off in the main foyer and just rely on the heat from the fires alone.
“They’re easy to use, safe, and clean and we are extremely happy with the final result.” Paul Holt, business manager at Smart Fire UK commented: “We’re really happy that Hotel Miramar are pleased with their fires. “Often people think that once a chimney has been blocked up then that’s the end of a fireplace, however bio-ethanol can change all that. “The EcoSmart burners are extremely flexible and can be fitted almost anywhere. Not only have we reinvigorated existing fireplaces but we’ve pushed the boundaries of fireplace design.
“For example we have managed to install fireplaces in the middle of fountains and even swimming pools.”

30 Heating, Ventilation & Insulation Trios helps West Bromwich bus station improve efficiency The installation of new air conditioning into an iconic bus station is helping keep office staff comfortable – whatever the weather. Managed by Centro, West Bromwich station was built in 2002 and provides the town with a major interchange between local bus services and also with the nearby Midland Metro tram line. The existing air conditioning system had worked well since 2002 but was getting old and was using R22 refrigerant which is now banned, so the company was aware that it needed to find a suitable replacement. “The station has been praised as being open and accessible with covered corridors connecting the 24 departure stands but its offices and retail outlets can easily become hot in the summer and cold in the winter”, explained Yvonne Whelan, Facilities Manager for property consultancy Bruton Knowles, which manages the station’s services on behalf of Centro. “We were also aware of the R22 issue and therefore worked out a schedule of replacement with Trios Compliance that could demonstrate an increase in energy efficiency for the client”. Most rooms in the building complex have lots of glazing and therefore air conditioning is a must. The new system uses two City Multi Replace VRF (Variable Refrigerant Flow) air conditioning units for the bulk of the complex, which includes the Centro office and travel shop. Two Mr Slim split systems were also installed to provide air conditioning to the mobility shop at street level. The added benefit of using the City Multi system is that can simultaneously heat and cool different areas so that the energy loads can be more balanced across the building, thereby increasing efficiency. “We worked closely with Centro and Bruton Knowles so that we could schedule the replacement to suit the business”, added Costas Ioannou, Operations Manager for Trios Compliance which was commissioned to update the station’s services. As a national provider of facility and property related services, with extensive experience in the public and private property
sectors, Trios Compliance is able to offer both the depth of experience and the breadth of skills required to satisfy clients’ demands in a rapidly evolving property marketplace The company is an Accredited Installer of Mitsubishi Electric equipment and was aware of the benefits of using City Multi Replace systems to upgrade R22 air conditioning. “The Replace system from Mitsubishi Electric can really help because it can often simplify the renewal of air conditioning by allowing us to keep all the existing pipes and wiring”, added Costas, “this means we can swop over the indoor and outdoor units without having to dismantle and then reinstall all the internal piping”. Yvonne Whelan was full of praise for Costas and his engineers and is also delighted with the clean look of the new equipment and the enhancement in performance. Trios engineers were able to complete the entire replacement in two weeks despite having to work around both the busy bus station and the working offices. “We contained the work to small areas at a time so that we could keep disruption to a minimum”, explained Costas. Centro now has a modern, energy efficient system that offers more control and flexibility and will keep both commuters and office staff comfortable for years to come. Air source replaces ground source at Northeast Eco Centre When the pioneering Hebburn Eco Centre needed to replace its 20-year-old ground source heating, the building’s owners turned to a cascade air source heat pump system from Mitsubishi Electric. Designed and built by Groundwork South Tyneside and Newcastle (STAN) and opened in 1996, the Eco Centre was a pioneering venture to demonstrate renewable technologies and sustainable design. Today the Eco Centre remains one of Europe’s most sustainable buildings. The building is the Groundwork Trust’s headquarters, which has a mission to support local communities and therefore also lets out 16 office spaces, as well as daily hire of its Board and Conference rooms. The office complex was originally built with a very green ethos in mind, with all materials recycled from sustainable sources, including re-used bricks from a demolished factory, an aluminium roof re-smelted from old drink cans, wood from farmed forests and woollen carpets. It also has high levels of insulation to reduce the amount of energy needed to heat the building and keep the occupants warm. Electricity is generated by an onsite wind turbine and photovoltaic display, helping to ensure that the award-winning project has become an exemplar of sustainability. “The ground source system had worked well but it was getting on a bit, so Groundwork took the decision to replace it with an air source system”, explains Jason Oakes, Business Development Director of Oakes Energy, who installed the four Ecodan units.

through programmes that educate and inspire.
The purpose-built, two-storey building provides tenancies for local start-up businesses, along with support for local jobs, job creation and social enterprise. The building offers 16 offices to let, ranging in size from 30sq m to 104sq m.
“O u r E c o C e n t r e h a s a l w ay s represented the embodiment of these ideal, being environmentally friendly to its core and a place where people who hold these strong working beliefs come together.
The Eco Centre conference room is renowned as an excellent training venue and is used by both external companies and the various Groundwork STAN teams.
“It was a landmark building when constructed and it remains so today, but to ensure it continues to leave the most positive environmental footprint possible has meant a change to the heating system and a more modern upgrade.
“What they needed though, was a new system that could work with the existing infrastructure and one that could cope with a variable demand for heating throughout the year”.
The building’s beautifully airy Atrium, complete with internal water feature, also provides a calm environment for impromptu meetings and networking, as well as being a relaxing place to have lunch.
Oakes Energy worked with Minden Wood Consultants to find an ideal solution, which turned out to be four Ecodan 14kW air source heat pumps working together in a cascade system.
All offices have wall mounted trunking including power points and can be adapted for data points. The building has communal kitchens on both the ground and first floor.
“We looked at all the available options and the Mitsubishi Electric solution combined the best performance available with the complete flexibility needed for the building’s multi-
Andrew Watts, Executive Director of Groundwork South Tyneside and Newcastle, said: “Groundwork is built on a foundation of creating sustainable, vibrant and ‘green’ communities
“The added benefit of using the Ecodan system is that it offers greater control for individual offices and also qualifies for the non-domestic Renewable Heat Incentive, so this can help supplement the running costs for the next 20 years”. The Trust has been working for over 30 years supporting the communities across the UK and with the installation of the new Ecodan system, Groundwork STAN and its Eco Centre is ready for the challenges yet to come. INDUSTRY URGENTLY NEEDS CENTRALISED BODY FOR ALL CURRENT, PENDING AND PLANNED LEGISLATION AND NEW REGULATIONS… Tony Gittings, of water heating product manufacturer Rinnai, argues that the industry is in dire need of a central body or council to co-ordinate the burgeoning weight of new and pending standards, legislation, Codes of Practice. This includes emerging support technologies such as BiM which needs clear and concise communication to the marketplace. Within the next 10 years the HVAC industry could change out of all recognition as we face an unprecedented set of challenges here in the UK and Europe. The industry is facing the relentless drive to ever greater energy efficiency and lower emissions – all in line with the UK’s legally binding carbon reduction target of 80% CO2 (on 1990 levels) by 2050. The UK government and European commission’s growing agenda for the enablement of the greening of industry has resulted in the emergence of new Building Regulations, green technology accelerators such as RHI and the commercial green deal. Also part of this is the introduction of new technologies, such as BiM, designed to unlock more efficient ways of working at all stages of the project life-cycle. And there is more – the implementation of Energy labelling to energy related products across the HVAC industry is currently underway. The UK and northern European markets are amongst some of the most heavily legislated in the world when it comes to the HVAC industry. The regulatory horizon will see amendments to the Building Regulations; the introduction of energy labels for water heating equipment; the tiered approach to emission reductions taking full effect from 2015 and beyond (under the guidance of ERP) thus continually driving efficiencies and emission reductions. There is such a blizzard of mandatory information that it is a job in itself to keep up with it all – and all in addition to maintaining and servicing existing customers and, winning new contracts. There is a pressing need, I believe, for complete and transparent harmonisation of key product parameters and measurements to ensure simple and accurate communication. This need can be answered in the form of a centralised body – or council of existing bodies and organisations - which can co-ordinate all the information swirling around on industry topics which are of such major importance. The body or council whichever wishes to take up the baton - should represent
the information needs of the contractor, consultant, end-user, and property owner and manager. There is an overwhelming need for one recognised source delivering clear and concise information on all current and impending legislation. Manufacturing corporations can also make a difference bearing in mind that the marketplace needs ready-to-go products that obviously meet and exceed all existing legislation as well as pending legislation and new practises. This is where innovation is critical and manufacturers should truly commit to the research and development of new products and methods to make installation quicker and easier, and product performance better and more efficient. We cannot continue trying to wring the last vestige of life from modes of seriously outdated provisions of water heating in the commercial and residential arenas, not in today’s mercurial marketplace. I believe that the industry needs a single body for all the information needs. We would be readily prepared to financially support such an initiative. We can supply a value-added solution for today and the future – now.

36 & Bathroom Design 36 Kitchen Bathrooms & Washrooms The BLOC hotel chain is a new concept in affordable accommodation, offering a high-end look and luxurious experience at prices that won’t break the bank. Applying a design-ethic which its owner, Colin Graham, describes as ‘pared-down chic’, the very best materials are used but in a way that’s focused on utilising space to the maximum. This approach allows BLOC hotels to be stylish and comfortable, in prime city-centre locations, but at room rates more akin with budget competitors.
Luxury for the masses
BLOC’s latest incarnation in Gatwick airport features bathrooms with fixtures and fittings courtesy of Roca. With products ranging from functional to high-end, and everything in between, the bathroom manufacturer offered the ideal levels of versatility Colin needed to create usable, yet luxurious washrooms. Sanitaryware and furniture was chosen to meet the individual needs of each space – BLOC’s rooms are priced on three levels; basic, executive and luxury. High-end luxury At the ‘high’ end of the scale, the premium brand Armani/Roca was chosen. Featured in BLOC’s ‘Presidential’ and ‘VIP’ rooms, Armani/Roca shallow washbasins have been installed, incorporating an exquisite tinted glass countertop. Designed to allow water to flow smoothly and without splashing, the basins also include an automatic waste and hidden overflow. The elegant matching taps are fitted with 7 litres/minute flow limiters, helping to save both energy and water. Colin explained why Armani/Roca was a must for his hotel. “The inclusion of Armani/Roca has enabled me to lift the level of the special rooms, while enjoying the kudos of being associated with a major luxury brand. Stylish and sleek in design, Armani/Roca fits perfectly with BLOC’s overall look and provides the ‘wow factor’ premium customers are looking for. “Throughout the project, my priority has been to choose major brands that are genuinely enthusiastic about what we are trying to do – Armani/Roca has been fantastic in that regard, and beyond the most expensive suites in my hotel, the general Roca range has delivered options for every room type.” Functional versatility In the hotels ‘Snug and Vista’ rooms, Roca’s Element brassware was chosen. For the ‘Aspire’ rooms, the innovative water-saving W+W, which re-uses water from the basin to fill the cistern, provides a contemporary, space saving WC, fitting into the tightest of corners thanks to its L-shaped design and multi-functional usage. “W+W is my personal favourite”, said Colin. “Its ground breaking, working perfectly with our pared down, luxury take on the hotel market.” Visit the Roca London Gallery to view the Armani/Roca collection. 38 Bathrooms & Washrooms NOVELLINI SHOWER BASES –LEVEL ACCESS
With over 40 Years experience Novellini is the European and a World leader in the production and manufacture of Shower enclosures and trays, Baths, Whirlpools, Steam Enclosures and Wetroom solutions. In the last decade Novellini has made significant investments into environmentally friendly manufacturing processes and continues to strive towards ever more sustainable holistic production and distribution methods for the future.
Over the years Novellini has continually developed shower trays, being one of the first companies to offer fully engineered large format shower trays in a number of sizes and colours as either low profile or more conventional raised with legs trays - all from UK stock.
With the Olympic Plus shower tray - Novellini was one of the first manufacturers of large format shower trays to reintroduce the production of textured shower floor surfaces. For many years the Olympic shower tray by Novellini has been the only slip resistant (non- enamelled) product in the European bathroom market.
Novellini realised the importance of a more engineered shower tray from an early stage and pioneered the use of innovative materials and fabrication methods in the Olympic Plus shower tray, which today is still one of the strongest and most stable large format shower trays. The Metal reinforced composite construction, now also used in the new Custom tray, means that (unlike many low profile resin stone products), Novellini trays arrive On-site Flat and ready to install.
In recent years Novellini has developed the UK’s leading Wetroom and tanking product, with solutions to suit both timber and concrete installations. The Novellini Wetroom systems allow designers to create uncluttered, lowmaintenance, spacious, level access & fully tiled shower spaces

IN OR ON THE FLOOR –The Novellini Custom Tray can be installed on the floor as a low level conventional shower tray or placed directly onto joists to achieve a flush level-access solution without the need for any further fixing frames. (in addition a raised tray with a void for plumbing including legs is available for surface plumbing)
UK STOCK COLOURS AND SIZES – The Novellini Custom Tray is available in White, Grey, Black & Beige from UK Stock and there are 18 basic sizes – in addition each Custom Tray can be adjusted in Length by up to 200mm offering many more sizes than the basic 18.
ANTI-SLIP – The Novellini Custom Tray is available with an optional Factory applied genuine European standard, Certificated, Anti-slip which is applied to the top surface of the tray - leaving a 10cm Border around the edge so that any Silicone beading is applied to an easily cleaned gloss surface. EASY 2 CLEAN – The Novellini Custom tray IS easy to clean! The
materials used for the Custom shower tray are designed to be cleaned by conventional household bathroom cleaning products, including lime-scale cleaners and bleach. (The Anti-slip is a rough surface and will potentially hold grime and lime-scale – chemical cleaners will be required and unlike enamelled steel surfaces the materials used for the Custom Tray are not adversely affected.)
HIGH FLOW SHOWER WASTE – The Novellini Custom Tray has a specially designed shallow trap waste with a 50 litre/min flow rate. The Waste cover is completely flush with the surface of the shower tray, is easily removed for cleaning and is made from high grade stainless steel which, unlike a chromed waste cover, will not discolour or peel if in contact with bleach or lime-scale cleaning products. ROBUST – Novellini shower trays are built to last. Olympic and Custom
shower trays arrive On-site in their own individual secure packaging which protects them from most handling accidents, avoiding chips and knocks, (a fairly common problem with enamelled steel products). The composite steel reinforced construction ensures that the trays arrive flat and ready to install; they are not subject to the warping, (which is quite likely with low profile resin-cast products).
CUT TO SHAPE – 200mm of one end of the Novellini Custom shower tray is designed so that if required the Custom tray can be cut to fit around a Soil Pipe Boxing for instance or perhaps an Out of True wall?.....

Tips For That Bathroom Redesign About to redesign your bathroom? Need some advice and tips from an expert in the bathroom industry? Peter Hirsch, Director at Soakology (www.soakology.co.uk) explains what you ought to consider before committing to a bathroom remodel. Ask yourself what you want from a bathroom. Do you want cosy or cool? Do you want a nautical theme, a beach hut getaway or a stylish clean space with no clutter? It’s important because this is your one chance at creating an environment that can instil calm and personal satisfaction. It will also affect your buying decisions on the suite and accessories. It’s better to have a holistic view on the room before you start, as opposed to snapping up random bargains for the suite furnishing that may not complement each other or suit the space well. You should also consider the rest of the house – an old listed building may not suit modern-style fittings and vice versa. Fit For Purpose Decide on a realistic budget and remember that value items can be very effective and create the impression of luxury. Well known online retailers now undercut many showroom dependent retailers so shop around and see what you can get for your hard earned cash. Saying this, many advise you ought to sit in a bath before you buy it to make sure you like it. A 60 inch tub will fit most people. If two people are going to use it at the same time – look at the sloping angles at both ends – freestanding clawfoot bathtubs may suit for this. If you are limited by space in your bathroom then go for style and perhaps look at having a deep bath to compromise on length. On The Rails Considered a touch of affordable luxury, the towel rail can be purchased for just over £40 although the higher end designer rails can be as much as £400. Heated either by central heating or electricity the towel rail is actually a cost effective way to heat up your bathroom too! Designer rails can look very contemporary and practically they add real comfort in the winter months. When positioning it, remember – try not to position the towel rail in a place where it could become a handhold – for instance, which could burn a child’s hand. Details Make The Difference Make the floor durable and water resistant – if not marble or stone then hardwood is an option (sealed) for a warmer floor area. If you are looking to really go all out, then underfloor heating is an option and also wet-rooms (with no curtain, glass or door) are a great alternative to showers and shower trays but this takes a specialist false floor or drainage to be fitted – upping the budget.
Even by simply selecting a stylish shower head, for such a small investment this can change the overall effect which can make a real difference to the perception of the bathroom. The same benefits can be felt for general accessories to the bathroom – storage items, towel baskets, shelves etc. Something that could easily be overlooked in a bathroom setting is lighting. If you want mood lighting – look into the sources of light in the room and strengths of the lights needed for different areas of the bathroom. You might like upward lighting, dimmer lighting or alternatively have a bright airy feel with multiple inset lights in the ceiling. Take A Seat The toilet does not have to be a dull functionary item – look at the wall mounted toilets for something a little more contemporary. If the chosen toilet doesn’t scream luxury item then why not focus on a good seat? Nowadays the soft close toilet is a fairly standard option but adds to the feeling of a quality bathroom, none the less. The sheer variety of different toilet seats you can purchase is impressive. If you have a standard white suite then this is a blank canvas and you can either stick with white or go with a signature colour on the seat to add ‘mood’ through colour, to the space. For around £40 you can have a quality seat that will be a signature piece to the room. As we spend an estimated three years of our life span sitting on the toilet seat this is a worthwhile investment! Wall hung or floor standing bathroom cabinets conceal your bathroom’s nik-naks but also become a main item of furniture to compliment a suite. Wall hung objects – as with the aforementioned toilet basin, are in fashion – playing with the dimensions of space within the room. Cabinets have the vital function of decluttering the room from small objects. Obviously you can combine with a mirror for reasons of space or convenience.
It’s common knowledge that mirrors can make a small bathroom appear bigger and lighter. You can choose to have a whole wall mirrored for instance to make the bathroom seem to double in size. Beyond this they can add great personality to a room – traditional gold guilt frames, peeling white beach hut paint or contemporary clean edges – a mirror reflects more than your face. For technology fans you can also have a wi-fi mirror that plays you tunes, displays the news or turns into a digital painting when not a mirror. Back lit mirrors are also a great way to add more character and practicality to the wall space. Many bathrooms have dark spaces or corners and a backlit mirror can balance this. For your sink – focus on the taps which are something that everyone who visits your bathroom will no doubt use. Chrome mixer taps offer a clean and simple design feature – especially when the spout has the top cut off to reveal a waterfall style effect. Old vintage taps – for alternative design are also arresting visually and ergonomically pleasing. The bathroom is a very personal place in the house and a room that can sell a house or prevent a sale depending on its quality. When remodelling you will be making a major decision for your enjoyment but also possibly for your prosperity so think hard before you begin about the end result and get as much expert advice as possible to achieve your aims.

Cembrit Hits the Heights with its FC Ridges Stocking and fitting the correct ridges for fibre cement roofs is simple with Cembrit’s comprehensive range. Available immediately, the ridges are lighter in weight and easy to cut and fix, qualities which make them superior to the commonly used mortar bedded, concrete or clay alternatives. An additional benefit for stockists is the lower weight per linear metre ratio, equaling smaller footprint, which makes Cembrit ridges easier to store and a more cost effective stock item then substitute products. Cembrit fibre cement ridges are lighter in weight, do not require electric power for cutting and dust suppression and are easy to install. Being dry fixed with easily available “sela” type screws, installation is not dependent on getting the correct mortar mix, nor having to wait for dry weather. This means the roof will comply with the latest editions BS 5534, BS 8000-6 and chapter 7.2 of the NHBC recommendations. Ged Ferris, Marketing Manager at Cembrit explains: “Accessories should not be an after-thought, they are an integral component of the roof, contributing to its functionality Increasing demands for energy efficiency, through improved levels of insulation, means ventilation at roof level becomes more crucial. Particularly with tight fitting roofcoverings like fibre cement slates, it is necessary to remove moisture carrying warm air from voids in the roof space. The most efficient solution will incorporate inlets at the eaves with outlets along the length of the apex.” Cembrit has developed a continuously ventilated ridge, to cope with typical roof pitches as well as helping the roof design comply with the latest version of BS 5250. For tricky ventilation problems, where there is no clear airpath from eaves to ridge, Cembrit has developed low-profile vents for use on the roof slope. These are unobtrusive and can also be used as terminals.”

Galvanised Steel Gutter Systems Galvanised Steel is a great product for gutters and downpipes as its stylish looks are long-lasting. It doesn’t fade. And now Rainclear Systems’ Steel Gutters, downpipes and fittings, designed and manufactured by Zambelli in Germany, come with new ‘robust’ colour coating in a choice of 5 colours held in stock for next day delivery. The lightweight and innovative easy dry joint design of the Zambelli Steel rainwater system make it easy to handle and fit. With a 15yr product warranty and a life expectancy of at least 25 years, the 3 layer colour coated Robust system will provides trouble free performance. New ROBUST colour coated system As the name implies, ROBUST is an innovative coating system that is extremely hard wearing. The coating consists of three layers of protection comprising zinc corrosion protection, primer bonding coat and a ‘Robust’ polyester top coat. The surface coating is UV and scratch resistant. • Galvanised Steel Core • Zinc / Magnesium corrosion protection layer • Primer bonding coat adds further corrosion protection • Polyester top coat for maximum UV and scratch resistance Steel sample box available on request: – please specify stock colour required – comes with swatches of the other stock colours The demand for steel guttering has never been higher with homeowners and selfbuilders looking for this stylish, premium quality rainwater solution at a price tag that is closer to premium uPVC than heritage Cast Iron or Aluminium. For example, the complete rainwater system on an average 3 bed detached home could be supplied for around £300 +VAT.* Geraint Jones, Managing Director of Rainclear Systems, explains why: “These Galvanised Steel products are a very competitive alternative to uPVC ones, but the steel system looks and last better while offering clever design features which make it easy to fit; push-on stop-ends and rubber lined unions mean there’s no need to use silicone; the fully adjustable outlets can be placed anywhere within a 3m gutter length or you can purchase ready-made outlets if you find that easier.” Geraint Jones adds: “We were seeing increased demand for guttering systems that match in with other features on buildings such as fascia, soffit and windows. The Anthracite Grey, for example, is very popular. Our half round galvanised steel gutters are deeper than other comparable systems on the market giving them a 20% larger capacity.” The steel system is made of highly durable, recyclable metal and comes in either galvanised or colour coated. The stocked colour coated shades are Black, Anthracite Grey, Dusty Grey, Grey White and Sepia Brown with next day delivery. It takes a long time to create perfection.
Once in a while a product comes along and changes everything, from the way it’s crafted to the way it works. Products are often copied and many are great ideas that never really see true success in their application. Many years are spent searching for a product that will ultimately surpass expectations, stand the test of time and become recognised as the leader in its field. We created one of those successful products nearly two decades ago and still today it has never been equalled. Why? Because we have never compromised on quality.

Fire Protection, Structural
Structural fire safety is achieved either by what is called ‘passive protection’ for example fire resistant lining boards and/or ‘active protection’ through the use of smoke ventilation, alarm systems and sprinklers. For the structural engineer, the material choice within the structural solution will influence the passive and active fire protection strategy.
Y-Wall is rated as A1 non-combustible - this refers to reaction-to-fire classifications for contribution to fire growth in accordance with – BS EN 13501-1. Y-Wall has also been tested within the new BS8414 test and is suitable for buildings over 18 metres
Ian Quinton, Managing Director of RCM - suppliers of building boards and facade solutions to such high profile structural timber developments as the University of Hertfordshire, discusses the benefits of RCM’s solutions relating to fire regulations and technical specifications for structural timber buildings:
• Y-Wall tested by Warrington Fire research
“The Structural timber association recently published the document – 16 Steps to Fire Safety. The document states that structural timber construction processes can reduce the risk of fire through good design, taking simple precautions and ensuring good site security. It is proven that robust timber structures perform well in relation to fire by slowly forming a char layer and in the case of cross laminated timber, the structure can remain stable for up to 90 minutes. However, less robust timber is generally protected by fire-rated boards and great care needs to be taken on the detailing of this.
In order to demonstrate that as a company RCM is totally committed to delivering proven systems, our product range is CE Marked. CE Marking ensures a product meets with European health, safety and environmental protection legislation. It is a manufacturer’s declaration that the product meets stringent standards and guarantees that it complies with essential requirements, for example, products dimensions, thermal performance and its reaction to fire classification.
A1 A1Non-Combustible Non-Combustible RCM’s Y-Wall is an adaptable calcium silicate based fibre cement building board, offering excellent fire properties as well as high levels of dimensional stability. Y-Wall is used as a fire rated sheathing board and is applied extensively on both metal and timber frame structures, the product is applied behind all types of facade solutions, as well in floors and roofs. developer-update.co.uk

RCM’s Y-Wall is also BBA approved. This offers full technical approval for construction products and systems and is recognised by building control, government departments, architects, local authorities, specifiers and building insurers. BBA Approval provides reassurance to architects, designers and contractors when specifying or installing building board products.
