Don’t allow Subfloor Moisture to Delay Occupation with F. Ball’s Range of High Performance Waterproof Surface Membranes! As the UK’s premier flooring product specialist, F. Ball has developed a specialist market leading range of high performance products, providing a wide range of tried and tested subfloor moisture control solutions. The technical experts at F. Ball know that the way to ensure the lasting performance of a new floorcovering installation is to deal with any damp or moisture problems from the outset. If not dealt with successfully, not only will the appearance of the new floorcovering be ruined, but the very fabric of its construction and ultimately the integrity of the installation, will be compromised too. Every specifier and contractor knows the old maxim ‘time is money’, so when there are products that can deliver better economy, are easier to apply, and provide timesaving solutions guaranteed to perform perfectly, they’re bound to attract a lot of attention. Accurate moisture testing in accordance with the British Codes of Practice BS 8203, BS 5325 and BS 8201 is essential to determine the Relative Humidity (RH) level within a subfloor. F. Ball recommend moisture levels be checked accurately by use of their approved Digital Hygrometers. An indication of the presence of moisture can be quickly determined using the Protimeter Aquant or Protimeter Moisture Measurement System (MMS).

developer-update.co.uk

If the relative humidity is below 75% it is safe to proceed with a fitting. Where the RH is above 75%, the installation should not proceed, as excess moisture in the floor could result in blistering of the floorcovering or complete failure of the flooring installation. This may result in expensive and lengthy remedial work, including the possibility of a costly ‘rip out’. Visual inspection is insufficient as a surface can appear dry while excess moisture is still present. Once levels have been accurately measured and confirmed, you then need to apply the best Waterproof Surface Membrane available. If the RH measurement is above 75% and up to 92%, F. Ball recommend to use one coat of Stopgap F76 or Stopgap Isolator Membrane. If the RH is above 92%, F. Ball recommend to use Stopgap F77, F78 or Stopgap Isolator Membrane. (Wood floor installations should be a maximum of 65% RH, consult the wood floor manufacturer) The treatment of subfloor moisture problems is very serious to consider before beginning any major flooring project. For further information on the complete F. Ball range of Waterproof Surface Membranes, moisture control and moisture measurement please visit the F. ‘FUTURE PROOF’ YOUR CLIENT’S HOME WITH A STILTZ HOME LIFT

Mr. and Mrs. Flash ordered a top-of-the-range Stiltz Duo Vista Lift which is fitted with a clear body made from structural polycarbonate to give it a more contemporary look and feel. “I would describe the Stiltz lift as a perfect capsule. It’s totally reliable, discreet and has lots of clever safety features. We had it installed in the hall downstairs and as soon as it is upstairs we are just left with two narrow white posts. We are delighted with it.”

The Stiltz Home Lift, which has a small footprint of less than a square metre, was easy for the Stiltz team to install. The entire lift is a self-supporting structure with a unique internal drive system which bears the load of the lift. This meant there was no need for bulky hydraulics or the need to make use of load-bearing walls.

Mrs. Flash was familiar with the concept of a domestic lift as her disabled mother had one in her home, but she was looking for a product that Unlike most traditional home was smaller and much more lifts, Stiltz lifts are powered by elegant. the very quiet self-contained The couple came across drive system which is housed Stiltz domestic lifts and were out of sight at the top of the immediately impressed with lift. Sustainable heating from the sea in Stromness

Innovative technology that draws heat from the sea is proving effective in keeping one of Orkney’s newest buildings warm. The Warehouse Buildings – Orkney Islands Council’s multipurpose facility in Stromness – are the first in the islands to be fitted with a sea-source heat pump, which uses warmth absorbed from Stromness harbour to provide heating for the buildings.

Monitoring over a twelve-month period shows this to be a costeffective choice for the offices, which house the town’s library and customer services team, and provide a work base for staff from a variety of Council services. It also means that the Warehouse Buildings produce substantially less greenhouse gas emissions than if a more conventional source of heat was used. The sea-source heating system from UK based ground source heat pump manufacturer, Kensa Heat Pumps, has a number of components. Coils of pipes fixed to twelve stainless steel platforms known as ‘pond-mats’ are sunk beneath a nearby pier and draw heat from the surrounding water. The pipes feed this to a Kensa Plant Room ground source heat pump, which elevates the temperature of the water supplied to radiators and an underfloor heating system to 55°C – sufficient to keep the Warehouse Buildings comfortably warm. developer-update.co.uk

The cost of the electricity used to run the 40 kilowatt (kW) heat pump was £1,550 over the twelve-month period, compared to £2,420 for an oil-based system. Greater savings will result should the price of heating oil increase from its currently low level. Historic 196 Deansgate in Manchester Adopts Under Floor Air Conditioning AET Flexible Space, leading provider of under floor air conditioning systems, is proud to have been part of the phased refurbishment of the historic building at 196 Deansgate in Manchester. Situated in the city centre on what is probably Manchester’s best known streets with close proximity to Spinningfields, the architecturally stunning building has a Grade II listed façade and has attracted significant interest by potential tenants to its 48,000 sq. ft. over five floors of Grade A office space. The refurbishment required a fundamental rethink to transform the building in decline, into a modern sought after commercial space. Buttress architects managed to revamp the space, removing one of the lifts and creating a visible reception area as well as implementing a new services strategy, using raised access floors and underfloor air distribution. This allowed the ceilings to be exposed and specific architectural features to be retained. The AET Flexible Space system utilises the plenum as the ventilation duct, yet differs to standard underfloor air distribution; offering superior zonal control. As the system utilises the space beneath the raised access floor to distribute conditioned air, this eliminates the need for ceiling based duct work and offers a variety of benefits; for example, allowing architectural features and ceilings to be left exposed. The fully conditioned air is introduced into the space via floor recessed fan terminal units; or Fantiles, which are easily relocated within a 600mm raised floor and also feature integrated controllers allowing users to personally adjust temperature and fan speed settings. This flexibility makes it easy and economical to adapt to future changes in the workplace, making it an attractive commercial option for growing businesses. AET originally supplied their unique under floor air conditioning equipment during a partial refurbishment of the upper floors in 2008. In 2016, developer Commercial Estates Group invested ÂŁ2.3 million into the refurb of the reception, first and second floors and recently they secured a five year lease for 4,650 sq. ft. on the fourth floor for Marketing Communications Agency, McCann Manchester. CEG hosted an official building launch in early October. For more information visit www.flexiblespace.com

Protecting efficiency

Schiedel Protect Box

The new Schiedel Protect Box provides a safe and secure solution when installing a stainless steel System Chimney through an air tight house, allowing the steel chimney to pass through floors and roofs safely, without compromising efficiency. Recognised at June’s Hearth and Home exhibition as runner up in the Fireplace and Flue category, the Schiedel Protect Box is the ideal solution for energy efficient dwellings. Suitable for hot or cold roofs, ceilings and floors, the Schiedel Protect Box is used in combination with an EPDM flashing kit, allowing the chimney to pass through an air tight membrane. Made from Rockwool tube bound with an aluminum laminate outer layer, the 100mm outer skin of rockwool insulation ensures safe distance to combustible materials, whilst the EPDM flashing grips the outer case of the 50 mm insulated chimney section, creating an air tight seal. The edges of the EPDM flashing are then sealed onto the air tight membrane using the special tape provided in the kit. The Schiedel Protect Box can be used straight or at an angle, simply cut on site to the correct degree. developer-update.co.uk

One such product is the -

Aladdin

EasyFit Isolator the quick-fit plumbing isolation-valve for pressurised-pipe What happens when you get to a job and you can’t find the stopcock or gate valve? Or when its inaccessible, seized up or broken? Or if you want to isolate a single apartment rather than a whole building? Professionals cut pressurised pipe only as a last resort. Until today, if a plumber needed to isolate part of a 15mm water-pipe system for maintenance or repair there were only 2 options: draining down, or freezing. Both methods take 30 to 50 minutes and damage the environment through dumping (particularly hot) water, or releasing hydrofluorocarbons (gas-freezing). Now there is a quick, simple and environmentally friendly third option: the Aladdin EasyFit Isolator can be inserted leak-free into 15mm (or ½”) pipe, even where there is live pressurised hot or cold running water, in just 3 to 5 minutes. John Heffernan, inventor and NLB’s founder says: “We are now well into repeat orders since we started production. Because the Aladdin EasyFit Isolator saves so much time and therefore money versus its alternatives, we expect demand to continue growing as more and more installers and maintenance companies see the value in this time saving solution.” BETA-TESTING - 20 plumbing maintenance companies, including most of the majors, helped with beta-testing in an EEDA-sponsored testing programme, and NLB is taking ongoing orders from these companies.

Aladdin Autovents • Keep Radiators and towel rails hot to the top. • Vents air or gases automatically so do not require manual purging • Reduces radiator corrosion • Avoids call out costs for landlords, tenants and householders. • Reduces corrosion and system noise • Keeps system running efficiently and saves energy. • Fit and forget, no more radiator keys. • Life time leak free guarantee. • Both types works vertically or horizontally

Gas-freezing: using the Aladdin EasyFit Isolator avoids emitting HFCs (hydrofluorocarbon gases), environmentally harmful “greenhouse” gases. b. Draining-down: using the Aladdin EasyFit Isolator avoids wasting water; and for hot water, avoids the requirement to consume energy to heat the re-fill. c. Electric-freezing: avoids the consumption of considerable electricity as well as the capital cost or rental of the electric-freezing equipment.

KEY FEATURES: The Aladdin EasyFit Isolator 1. Is made with WRAS-approved seal materials and lubricants incorporated into a stainless steel Body. All materials and assembled product are WRAS approved. 2. Is fitted by using a mains or battery-powered drill with the installation kit (re-useable), consisting of a hex-bit driver, a special socket/socket driver, and a standard Phillips-head driver. 3. Installed, the Aladdin EasyFit Isolator becomes an on-off valve, for ongoing use. 4. Is protected by Patent GB 2472265.

BENEFITS of the Aladdin EasyFit Isolator: • Reduces overall job costs versus freezing or draining down by time-saving. • The Aladdin EasyFit Isolator takes only 3-5 minutes to fit; the alternatives are either draining the system or using gas or electric pipe-freezing, any of which can take 30-50 minutes.

West End Wet Rooms Benefit From Elegance Of Dallmer Drainage Channels

A high specification refurbishment and extension project at a residential property in a desirable area of West London has included installation of linear shower drains selected from the extensive range of Dallmer Limited. The 40-week project on the home in Lansdowne Road was carried out by J&Z Construction Ltd under the supervision of the company’s own architects, with the four storey building being completely gutted and an extra level of accommodation added in the roof-space. Two stylish shower spaces were created: one designed as a wet room while the other featured a two metre high glass wall set into a floor channel, with a rain head over. J&Z Construction’s interior designers chose products from the Dallmer range to ensure water was removed unobtrusively but effectively from the floor. Dallmer supplied two of its Ceraline-W-800 mm floor channels with Ceraline Custom cover plates. In both cases the floor drains, with their adjustable ball joint outlet connection, have a flow capacity of at least 48 litres/minute, were installed along the base of the back wall to the showering area, with the client’s preferred floor finish fitting seamlessly around and into the elegantly engineered channel sections. The height adjustable floor channels feature sound absorbing leveling legs and the drain body has an easily removeable trap. Like the cover plates, they are manufactured from 304 grade stainless steel and they incorporate.a sand-coated flange for the secure bonding of under tile waterproofing membranes. A spokesperson for J&Z Construction commented: “Our company has been established for more than a decade and with our teams of highly trained site teams and architects we endeavour to give the best possible service to our clients in London and the south east.. As well as luxury renovations, extensions and new builds, we specialize in the design and fit out of kitchens and bathrooms. Dallmer ‘s CeraLine is so easy for us to fit and have proved ideal for this and many other contracts.” For further information please contact: Mr. John Purser, Dallmer Ltd., 4 Norman Way, Lavenham, Sudbury, Suffolk, CO10 9PY. Quality Door Distribution PM-Mendes (International) Limited is a long-established, family owned business, originally trading in panel products, before moving into timber components and doors. Our products are now imported from the Far East and distributed to a wide range of users throughout the country. For over 20 years PM-Mendes have dealt with a carefully selected range of manufacturers with proper financial backgrounds and managements who are prepared to work to our high standards of quality. Our core belief is to do what is right and fair rather than what is expedient at the time, which also extends into our environmental beliefs. The factories that we use have always sourced their core products from managed forests, although we have since gained accreditation in PEFC, FSC and Chain of Custody, adding to our range of FSC products all the time. Both our Head Office and warehouse facilities are based in Corsham, Wiltshire, conveniently close to the M4. A combination of good location, our own fleet of vans and 7.5 tonne trucks, transport backup from selected hauliers and well-stocked warehouses means we can quickly satisfy customer demands throughout the country. As of January 2011, we opened our Northern Office, which is run by a highly experienced and competent team based in Liverpool. These two strategic geographical locations ensure that we fully understand the local economy and therefore the needs of our customers, tailoring products and prices accordingly. Our range of doors, both internal and external, are manufactured to an extremely high standard, by factories that are considered to be market leaders in providing value for money without compromising on product quality. All of our timber products are made using the preferred engineered construction. This system reduces waste, making it both environmentally sound and cost-efficient. The doors are built up using a cross-laminated procedure and then real wood veneers are applied as the top layer. This ensures maximum stability, reducing the risk of warping and bowing, whilst still allowing the beauty and warmth of a natural product to shine through. Because of this added strength, we are able to offer a 10 year guarantee from the date of delivery on the majority of our products. Flowcrete UK Launches Comfort Resins Range Flowcrete UK has launched a new comfort flooring range to provide the developers and designers of commercial and public facilities with finishes that will deliver the necessary practical, aesthetic and budgetary criteria.

The Comfort Resins collection includes the systems Peran Comfort and Peran CHD as well as Flowshield Comfort and Flowshield CHD. These self-smoothing and flexible polyurethane coatings are all able to create a durable, seamless and easy to clean surface that will withstand intensive foot traffic, rigorous cleaning as well as the scuffs, stains and scratches that the floor will face on a daily basis. Flowcrete UK’s Managing Director, Kevin Potter, said: “We’ve compiled our Comfort Resins collection as there is a growing demand in the construction market for flooring solutions that combine design with comfort and care. “This is a particular issue within locations such as hospitals, schools and shopping centres, where it is imperative that the floor retains a hygienic, visually appealing surface despite a variety of challenging operating conditions that could stain, chip, erode or crack an insufficiently robust floor finish.”

Available in a variety of colours, the Comfort Resins range is ideal for creating a minimalist, warm and modern aesthetic that will complement a contemporary interior design scheme. The bright, smooth and seamless surface conveys a pleasant and positive atmosphere, which in retail locations can help to keep customers happy and engaged. These flooring properties can also be a distinct asset in the healthcare and education sectors, which want to avoid an ‘institutional’ look without compromising on cleanliness and functionality. The robust nature of the CHD systems means that they can even retain a hygienic, attractive finish within industrial facilities.

The Peran systems consist of an aliphatic main layer with a clear aliphatic topcoat. This formulation increases the UV stability, meaning that it won’t lose its colour or vibrancy after prolonged exposure to direct sunlight.

The durability of the polyurethane solutions in the Comfort Resins range means that every system will be able to maintain its visual and functional properties for an extended period of time.

The Flowshield solutions represent the cost effective end of the new range. Created using an aromatic main body with a coloured aliphatic topcoat, Flowshield Comfort and Flowshield CHD provide the same cleanability and aesthetic properties but don’t have the enhanced UV stability of the Peran systems.

To find out more about the new Comfort Resins range head to www.flowcrete.co.uk/comfortresins or contact one of Flowcrete’s flooring specialists by emailing uk@flowcrete.com or call 01270 753000.

The treatment plant you choose should be around 95% efficient thus allowing long intervals before de-sludge is required. The waste water must be cleaned to a standard meeting the usual discharge level requirement, you must apply for either an exemption certificate or permit, before making a discharge we can assist with this and advise on the method of discharge, be it a ditch, stream, watercourse or soakaway. As the system breaks down and aerates the solids, the introduction of non-degradable items such as wipes, sanitary products etc. should be avoided at all times in any treatment plant, this will clog up the system and increase the

need to empty the unit, follow this instruction and typical emptying will be around 3-5 years, it is also recommended no medicines, or

harsh chemicals enter the unit, try to stick to Eco brands and stagger washing throughout the week.

RMIG - Annual Looking back at RMIG over the year. Perfectly perforated RMIG perforated, embossed or indented materials provide a wealth of design possibilities and practical benefits for refurbishment projects of any size. Perforation can achieve unique decorative designs and aesthetic effects that are suitable for almost any type of building interior or exterior in almost any sector. In Paris, for example, perforated panels played a vital role in giving a new identity and character to the Maison du Portugal, aging student accommodation which is one of 39 buildings within the City of Paris International University. The brief was to give a new identity to the building by improving the character of the original structure from 1967 and making it more prominent in relation to its surroundings.

Väla Gård, Helsingborg, Sweden A rural building has been converted into an attractive energy efficient and modern work place and at the same time retained the architectural style and character of the existing farm buildings. RMIG has manufactured and supplied the perforated sheets used for the facades at the short ends of the buildings. The use of corten steel and the tree motif created using RMIG ImagePerf, help the buildings blend into the surrounding forest area. Technical characteristics Raw material: Corten Pattern: RMIG ImagePerf Thickness: 2.0 mm Finishing operation: Bending

To achieve this goal, the building was cladded in precision perforated aluminium sheets, which recreated the design of existing paving panels at the architect’s request. The panels were used to explore the properties of reflected light, making it possible to design a facade that creates a translucent veil around the building. A facade of this kind filters the sun’s rays during the day and produces a subtle shimmering effect when the building is lit up at night. Each of the 250 perforated panels were given a painted gold finish to enhance this effect even more. A complex sequence of perforations, using patterns with the same pitch but different hole sizes, creates a geometric design which runs through the entire facade. developer-update.co.uk

Mermet Acoustis 50, one fabric, how many functions? Mermet how many fabrics? Newcastle College required replacement blinds for a large roofed area. The construction of metal and glass allied to the pitch of the pitch of the roof could have almost been designed as a sound reverberation chamber. The light needed controlling; the fabric had to be robust and durable with a very heavy bottom bar being specified on a blind of 6.0 m drop and the acoustics had to be addressed. Nearly 400sqm of glazing, were shaded with the installation of 36 motorised blinds, each 2.0 m wide x 6.0 m drop using the Acoustis 50 fabric. The fabric colour chosen, 0730 (Slate Grey), providing excellent light control with its Tv (visible transmittance) level of 5% meaning that 95% of the light is prevented from entering the chamber. One fabric supplying both light control and acoustic comfort, change the colour and the same fabric offers acoustic comfort with improved heat control, the fabric in colour white having a Solar reflectance of over 70%.

So what is acoustic comfort? You all know the problem, a busy restaurant, a happy drinks party, you are having difficulty understanding somebody only a few feet away, so you speak louder, they speak louder, everybody speaks louder and nobody can hear a flipping thing. Someone shouts, ‘the acoustics are rubbish in here’ and everybody nods. But what can be done about it? The problem is not noise volume; it is the lack of clarity to the sound. Referred to by acousticians as speech intelligibility or sound reverberation, unintelligibility is caused by sound rebounding from surfaces of differing distances away from the source, their reflections, or echoes, taking varying lengths of time to return. A single sound becomes a chain, multi syllables and multi-words becoming a constant stream of sound. Multiply that up by a number of people speaking at the same time and there is your problem. How do you solve it? Remove or reduce the reflections. Hard smooth wall and ceiling surfaces part of the problem – glass one of the biggest culprits. If you could cover the glass with something that absorbs the sound, but is thin and capable of being quickly removed and put away discreetly when not required. If you could cover the glass with something that also gives good light control, removing glare and provide daytime privacy. If only there was a fabric that absorbs the sound, is thin, gives daytime privacy and good heat control. There is, the Mermet Acoustis 50, an acoustically absorbent fabric, less than 1 mm thick, with both exceptional fire rating and stability. Acoustic absorbance is a sought after benefit in many instances, but acoustical transparency can be required in others. The interiors industry regularly seek a fabric to cover walls or ceilings that is acoustically transparent in order that acoustically absorbent foams hidden behind them can still work – similarly

developer-update.co.uk

home cinemas and screening rooms often wish to hide loudspeakers within the wall without muffling the sound. The further requirements of fabrics in installations such as these being dimensional stability, allowing the fabric to be pulled taught into position without sagging over time, top level fire ratings along with an attractive easy to clean finish. The Mermet Screen Vision and Satine fabrics are both used in these respects, in the case of the Sv 10% in some considerable quantity. Key to Mermet fabric use, be it for acoustic absorbance, transparency or another of its myriad other features, is the glass fibre core to the yarn. Mermet have been weaving in glass fibre for over 60 years, with coated yarns for the solar shading industry for over 40 years. The glass fibre cored yarn does not stretch, being made from sand it does not burn. These features facilitating the weaving of wide fabrics, to over 3.0 m, that do not stretch, do not move, lie flat, do not burn. All features required of interior fabrics particularly in the public sectors, be they for shading, tensile structures or large format printing/signage. Manufacturing the yarn as well as weaving the fabric gives Mermet the control and expertise to engineer features into the fabrics, the yarn coating carrying UV stabilisers, additional fire retardation elements as well as colour pigment. This means Mermet understand and can control solar reflectance, transmission and absorption. With some of the latest coatings the same attention can be directed at thermal resistance and transmittance. All properties being engineered into aesthetically attractive, workshop friendly, durable and therefore more sustainable fabrics. The Satine, Screen Vision and Acoustis 50 fabrics referred to are just three of nearly 20 fabrics in the current 2015-18 collection, so many more fabrics, more choice and much more performance.
