New OMA-designed Sotheby’s Hosts Record-Breaking Sales When Sotheby’s unveiled its revamped New York headquarters earlier this month, the art installations within the new galleries rivaled any in the venerated museums—the Met, Met Breuer, Frick, Guggenheim—within walking distance of it on Manhattan’s Upper East Side. But the 275-year-old auction house isn’t competing with those neighboring institutions. “The art market is changing so rapidly and substantially,” says Allan Schwartzman, Sotheby’s executive vice president and chairman of the fine-art division. “We envision programming well beyond the historical core of our business.” Sotheby’s had been considering leaving its home of nearly 20 years, a 10-story building that covers an entire city block, for a move to Midtown. Says Schwartzman, “There were fundamental limitations to displaying art in, and moving through, our building,”—a four-story former factory onto which six stories were added in a 2001 project by KPF. Sotheby’s engaged several architects to develop designs for a new space it had selected, but also to reimagine its existing building—in order to convince the board that a move was necessary.
developer-update.co.uk
Ironically, the scheme by OMA NY partner Shohei Shigematsu convinced them otherwise. “There are columns every 20 feet on the lower levels,” Schwartzman explains. “But Shohei found a way to embed columns in walls, or, when visible, to become a prominent feature of the architecture.” “Brands reach out to architects when they are rethinking their brand,” says Shigematsu. “So it’s about much more than the architecture.” Here, though, in OMA’s first major gallery space in the U.S., the architectural moves—in some cases drastic, like slicing through floor slabs to create double-height galleries, in others subtle, such as lining the thresholds into gallery clusters with custom-stained walnut panels in a nod to Sotheby’s London—offer the auction house ideal ways to show art and luxury goods in isolation and
in broader combination. All galleries were moved to the lower four levels, increasing exhibition space from 67,000 to over 90,000 square feet. The new configuration is more welcoming to the public and eliminates the bottleneck of traffic to what had been its premiere exhibition space on the 10th floor, which will be converted to offices. “There’s no hierarchy now,” notes Schwartzman. The $55 million project includes 40 new galleries of 20 distinct types—from white cube to enfilade, octagonal, and L-shaped—that range in size and materials to respond to different sales, exhibitions, and events, and allow the auction house to easily and frequently change out shows without disrupting other galleries or building temporary walls. “Flexibility is provided through diversity,” says Shigematsu. Adds Schwartzman, “Having these redesigned galleries positions us to be able to grow the business in ways that we don’t even know about, but that will be needs of the near and further future.” In the meantime, the new space served as the perfect backdrop for Monday night’s record-breaking sales, which included the $110.7 million sale of Meules (1890)—the highest sum ever paid for a work by Claude Monet, or any Impressionist work of art.

Bjarke Ingels makes surprise cameo in Game of Thrones Danish architect Bjarke Ingels, founder of BIG, has joined the cast of Game of Thrones for one of the final episodes of the hit television show.
Ingels posted a picture on Instagram of himself in full costume, clinking goblets with the Danish actor Nikolaj Coster-Waldau, who stars as Jaime Lannister in HBO’s fantasy epic. He captioned the post “Kicking it in Kings Landing” and tagged the location as Kings Landing, Westeros, in reference to the location of the titular Iron Throne of the dragonfilled, medieval fantasy series. Ingels is a personal friend of CosterWaldau, and apparently a Game of Thrones super fan. Speaking to Vogue for a feature on Ingels, Coster-Waldau boasted that “Bjarke knows more about Game of Thrones than anyone I’ve ever met”. The actor and architect’s friendship has been well-documented in the press. Ingels told Wired that the actor had given him advice on handing fame and posing for photos with fans. The pair were also spotted by Vice at a Game of Thrones-themed 4/20 party in 2016.
It appears his friend may have invited him along as an extra while filming the final scenes of the series. The architect confirmed in the comments of his Instagram post that he appeared in episode five of season eight. The twists, turns and inevitable deaths of this penultimate episode proved pretty unpopular with many longterm fans of the series, but eagle-
eyed architecture fans who can bear to re-watch it might be able to spot the BIG founder in the background. Ingels, who founded BIG in 2005, is designing Two World Trade Centre in and a park-covered highway on Brooklyn’s waterfront in New York. The studio is also currently working with Thomas Heatherwick to design a headquarters for Google in California. developer-update.co.uk

Cadaval & Solà-Morales converts 19th-century theatre into spacious Barcelona home
Aged brick walls and ceiling beams hint at the past lives of this building in Barcelona, which Cadaval & Solà-Morales has turned into a contemporary home. Named after its former life as a drama venue, The Theatre house has been overhauled by local studio Cadaval & Solà-Morales to feature lofty living and work spaces. The house is situated just a short walk away from Avinguda Diagonal – a major avenue that runs through the centre of Barcelona – and since its construction in the late 1800s has also served as a barn and toilet paper warehouse. “The project aims to recover and capitalise on the constructive values of the old theatre, expose its tectonic essences and exploit the amplitude that gives great height to its large diaphanous central space,” explained the practice.
“The idea was to build without affecting the existing; understanding that over time the theatre will surely have another use and another life.” Maintaining the building’s time-worn brick walls and timber ceiling beams, the practice has transformed the front half of the ground floor into two individual work studios. They flank a central indoor parking space where inhabitants can openly display their classic car “like a sculpture”. “It’s a piece of art in direct relationship with the central space of the house,” the practice added. Each studio is double-height and boasts mezzanines that accommodate work desks, while underneath are small bathrooms and kitchenettes. Adjacent lies a huge open-plan living area, which has been filled with an array of objects and furnishings to make it cosier. These include book-filled shelving units, primary-coloured seating poufs, an oversized orange daybed, and several contemporary prints dotted across the walls. Kitchen cabinetry

and the dining table have a simple matte-black finish. One side of the room has been entirely replaced with black-framed windows and glazed swing doors, which look through to an outdoor patio. The tall wooden barn doors that originally stood here have been used to front the two work studios. Leafy potted plants, a couple of hammocks and a small pool complete the patio. Sleeping quarters are located towards the rear of the house, with two bedrooms located on the first floor and a third bedroom on the second floor which has its own terrace. Cadaval & Solà-Morales was founded in 2003 by architects Eduardo Cadaval and Clara Solà-Morales. As well as an office in Barcelona, the practice also has a base in Mexico where they have completed a number of projects. These include a Y-shaped home in the woodlands of Valle de Bravo, and a stone-walled weekend retreat that nestles at the base of a mountain in Tepoztlán.

Nimtim Architects adds “unpretentious” brick and timber extension to London house Nimtim Architects has completed an extension called Hive House in south London, featuring red brick walls that complement an exposed geometric timber structure inside.
The locally based studio reconfigured the existing ground floor of the Edwardian terraced house, improving the connection between the interior and a long, narrow rear garden. Hive House’s original floor plan comprised a small living room, an equally sized dining space and a cramped galley kitchen. Nimtim Architects’ clients wanted spaces that would be more comfortable to inhabit as a family, as well as being flexible enough for everyone to have some space to themselves. The Hive House project focused on improving the existing layout and replacing an unattractive and inefficient conservatory with a more cohesive addition containing a new kitchen, dining and living area. “We looked at ways of structurally opening up the spaces that existed in the main house and connecting them with the extension in a discreet way so they don’t feel like separate spaces,” said architect Tim O’Callaghan. The stepped plan of the new addition responds to existing extensions on either side and is designed to minimise its impact on the neighbours.
A modest budget ultimately determined the choice of materials and construction techniques used throughout the project, which contribute to a design that Nimtim Architects described as “unpretentious but materially and spatially rich”. An exposed plywood structure helped to reduce steelwork costs and functions both as structure and internal storage. This framework is clad in a skin of red brick that matches masonry found on the front of the terrace and adds robustness where required. The brick is laid in a stack bond with a light, recessed mortar that accentuates the geometric pattern. The cladding continues across an internal party wall, where it complements the linear structure of the plywood frame. “We wanted to be as honest as possible about what every element and material is doing,” explained O’Callaghan, who oversaw the project led by his colleague, Jessica Spresser. “On the party wall we needed to use brick for fire safety and other reasons, so we left it exposed. We did the same with the timber structure, leaving it to become a feature in its own right.”
Other materials are also used in their raw state to continue the honest and practical theme of Hive House. The doors and windows feature a simple dark-grey aluminium frame, and are topped with fascias in patinated lead that offered a more affordable solution than creating a brick soffit. Internally, the floors and worktops are made from cast concrete, while the kitchen units and storage are constructed from plywood to match the exposed timber structure. Nimtim Architects worked closely with the contractor to develop non-standard construction solutions that contribute to the overall sense of cohesion and enabled the project to be completed on budget. The architects have previously completed several other extensions to London properties, including one that opens onto a steeply terraced garden, and a pergola-like addition that connects a house in Peckham with its garden. developer-update.co.uk

Base Structures bring life to O2 retail development with stunning suspended ceiling A stunning new suspended installation in the O2’s brand new retail development, the Designer Outlet Village, has been created and installed by Base Structures. Using more than 4,700 white aluminium sheets and 5,300 discs suspended from a high-tension stainless-steel net to create the effect of hanging petals, the installation is a fantastic feature to compliment the already impressive dome shaped O2. Laminate columns create the impression of ‘trunks,’ with the net strung out between these to create a ‘canopy’ effect. The whole structure was designed, fabricated and put up in just 11 weeks. Andy Traynor, Director of Base Structures said, “This is a perfect example of how being creative in design and construction can bring atmosphere and excitement to a space many of us are already familiar with” developer-update.co.uk
“With the face of retail changing and people demanding more from their shopping experiences and retail owners wanting to develop ‘destinations’, we believe this shows how thinking differently and using creative solutions can transform a space,” he added. The need for engaging, decorative experiences in shopping centres, work environments and municipal centres is increasing as people interact with these spaces in different ways. Base Structures have experience working at height and with large art installations, museums, shopping centres, exhibitions and gallery spaces. For more information click here.

10 Editor’s Choice Leading British oil-fired domestic boiler manufacturer, Hounsfield Boilers, has just extended their range of market leading Tuscan oil boilers. The company’s new whisper-quiet Tuscan wall-mounted heat-only oil-fired boilers are available in two models, the internal and the external, with an output of 12 - 19kW. Both models are equipped with the same high-specifications installers have come to expect from Hounsfield’s Tuscan range, namely air-craft grade stainless steel Teflon cored flexible hose, that will not rot or degrade, a Bentone BF1 burner, plus thicker insulation to retain heat. The new external wall-hung models also include a frost thermostat which senses water temperature rather than air, tough weather proof casing and a compact 640mm x 760mm x 320mm size. Andrew Hounsfield, MD, Hounsfield Boilers, says: “We’ve designed our boilers to be the most cost-effective, durable and easy to install on the market. All of our Tuscan boilers come with a five-year no quibble warranty and with everything in the box – even the masonry drill-bit for wall-mounted boilers - so there will be no need for dashes down the merchants to get a part. We’re really proud that our customers keep returning to Hounsfield as they know they can rely on the quality of the design and manufacture, as well as know the boilers are incredibly easy to install and service.” Hounsfield Boilers was set up in 2008 by Andrew Hounsfield after 30 years in the boiler industry. Andrew had worked for some of the biggest UK boiler companies and noticed that there was no product on the market that could offer high quality, long-lasting components at an affordable price. With his engineering background he designed a revolutionary oilfired boiler that is easy to install and has high performance with a host of features not found on any other boiler in the marketplace.

Engineering A Great Glass Elevator Engineering lift consultancy creates a catwalk success When LVMH-owned, Loewe, planned a new flagship store on New Bond Street, London, stunning architectural vision and engineering expertise was the order of the day - particularly with regard to the design and installation of a spectacular lift. The store’s expansive space, designed by creative director Jonathan Anderson, features a spiral staircase and inserted lift – more specifically 10 tonnes of Campaspero stone suspended around a cylindrical panoramic lift with brass detailing right in the middle of the store. Achieving this spectacular finish called for leading independent lift engineering consultants, LECS (UK). Mitchell Price instructed LECS (UK) on behalf of Loewe. The specification and tendering, for the bespoke cylindrical glass lift, was led by Lee Dean, director at LECS (UK). With LECS (UK) acting as the principle designer on the lift project, the task was to design and specify a circular glazed lift inside a circular glazed lift shaft, all within the confines of an area equal to the internal circumference of the pretensioned, floating stone staircase. Lee Dean, LECS (UK) said: “For the cleanest look possible we specified frameless glazed doors, operating from under the lift car so that the bulk of mechanics are out of sight. This posed a unique technical challenge as the doors are curved, as opposed to conventional horizontal sliding doors. A direct acting hydraulic lift was chosen, with the hydraulic RAM submerged below the pit inside a 20m deep borehole. A single hydraulic piston, central to the cylindrical lift, drives the car up and down.”
Following the tendering process, LECS (UK) appointed Specialist Lift Services (SLS) to create the bespoke lift. LECS (UK) also oversaw the manufacture of the lift car that was built in one piece at the Milan factory, before shipping it to the UK. Considering London’s underground network, a series of ground surveys were carried out before digging the 20m deep borehole. The complexities of the design specification, along with the volume of other engineering works taking place nearby, required careful management throughout the process. Coordinating the works was also a challenge due to the close proximity between the staircase and the final location of the large curved glazed panels around the lift shaft structure.
store and into position inside the steel, glazed structure. Timeframes were tight, with contractors working around the clock to complete the commission and installation of the lift in time for the store’s opening date. The impressive Loewe store is now open, with the lift and staircase already grabbing attention and one journalist from the FT dubbing it reminiscent of “Charlie and the Great Glass Elevator.” Further details on LECS (UK) independent engineering consultancy expertise and services visit: lecsuk.co.uk

The world-famous Ibizan nightclub Pacha, that has seen the likes of legendary DJs such as Carl Cox and Erick Morillo take the decks, has been renovated to coincide with the brand’s 50th anniversary. The project was completed by the Capella García Arquitectura studio and incorporates the application of Younique® by Formica Group. The renovation, which covers more than 2,100 m2, had a double objective: on the one hand, to update and improve the building to meet current regulations and standards in acoustic insulation and facilities. On the other, it was crucial to revive the original spirit of Pacha, recovering the spatial power of the place and maintaining its initial magic. As pointed out by Juli Capella of Capella García Arquitectura: “We wanted to go back to the beginning and remain faithful to the original concept and mood Urgell captured, while giving it a much-needed refresh. “Pacha is the antithesis of the superclub. It may have given birth to the concept but the new design is the opposite of the big black tech box that the contemporary nightclub has become.” The new design is sympathetic to the rural iconography of the island, and echoes the typical architecture of rustic houses; there are no angles, no straight lines or stark geometry. Instead all shapes are curves, vaults, sloping walls or niches. The predominant colour is the familiar off-white of limewash, and the surfaces are uneven, showing their character in the light. Another distinctive element of the renovation can be found in the washrooms; 64 panels of Younique® by Formica Group have been installed on the cubicle walls in a compact grade, reproducing digitally printed images of the island and the sea. “With the toilets we allowed ourselves a touch more creative freedom. The three washroom areas all have distinct themes. The main one boasts imagery dedicated to the island of Ibiza itself, its beaches, villages, and the turquoise of the sea. “The lifesize images, custom-printed on Younique panels, transport the viewer outdoors, allowing them to imagine for a moment they are cooling off in the surrounding sea,” concludes Capella. Younique by Formica Group incorporates the most advanced technology to give designers complete creative freedom; any photograph, graphic motif, design or work of art can be reproduced as a high-resolution image in resistant and durable high pressure laminate. The result is an ideal material to customise interior and exterior spaces. developer-update.co.uk

Summer trends to make your garden stand out Now that the weather is getting better, many of us are turning our attention to getting the garden ready for the summer months. While general garden maintenance such as cutting the lawn and trimming back the hedges can make the garden look presentable, here are some of this year’s top trends to make your garden stand out from the crowd. Garden specialists Oeco Garden Rooms have compiled some of their top garden trends for 2019 to help you make the most out of your garden. Grow your own vegetables Veganism is one of the fastest growing lifestyle choices in the UK, with the number of people choosing a plant-based diet rising over 300 per cent over the past five years. This, combined with higher food prices and a move towards organic produce means that growing your own vegetables is one of the top trends this year. Easy to grow vegetables such as potatoes, tomatoes, salad leaves and herbs are all suitable for growing in small spaces using grow bags and planters, while vegetables such as tomatoes and developer-update.co.uk
cucumbers will benefit from the heat and protection a greenhouse offers. It is important to choose the right area of your garden when growing vegetables; it does not need to be a large space, but an area that is level and gets a good amount of sunlight each day. Garden Zones Much like you have dedicated spaces within your home, creating zones within your garden allows you to tailor the space to the activities you’ll be doing. When creating garden zones, it is important to consider what you need from the space as well as what you want. Storage - Storage areas allow you to keep all of your maintenance tools and accessories in one place and within easy reach. Something like a garden shed or a secure garden box also allows these tools to be safe and out of site. Play areas - If you have children, then creating a play space which they can call their own is a great way of getting them involved in the garden. Playground structures such as slides,
swings and sand pits are all family favourites while planting flowers and trees with your children can inspire them to look after the space. Chill out areas – Creating a space away from the main garden where you can chill out and relax is a great way to create a sanctuary in the garden. By using comfortable outdoor furniture like padded chairs and hammocks, you can create a space to read, listen to music or get away from it all. Outdoor entertaining Despite the unpredictable weather we have here in the UK, we embrace a Mediterranean lifestyle during the summer with lots of time spent outside, so why not create the perfect entertaining space.
15
Outdoor entertaining and cooking areas will continue to become a key trend this year and are perfect for those who lack the space to entertain in their kitchens and dining rooms. Comfortable furniture, mood lighting and fire pit will be popular editions to the garden this year, as will BBQs and pizza oven as people move their entertaining outside.

How advancements in ground engineering can help reduce spend Concrete Underpinning vs Resin Injection Since the summer of 2018 the number of subsidence claims being made has dramatically increased, highlighting how record hitting temperatures took their toll on UK buildings. Reports show that subsidence is affecting both residential and commercial properties, resulting in councils and landlords needing to rehome tenants while the underlying problem is fixed. With the latest advancements in ground engineering, there are alternative solutions both councils and private developers can consider to help alleviate these problems, saving them money and reducing tenant disruption. When subsidence does occur, the first solution to come to mind is often traditional concrete underpinning. However, this tried and tested method is often slow, labour intensive and costly. As access is required under the original foundation of the property, tenants are usually required to vacate their premises while the excavation is being completed, increasing admin time and spend for property managers, landlords and councils. Advanced solutions in the ground engineering sector, such as Mainmark’s Teretek® engineered resin injection and JOG Computer-Controlled Grouting solutions, can help mitigate these problems by offering modern alternatives to traditional underpinning. Resin injection has been used globally for over 20 years and is proven to work. The process, likened to keyhole surgery, involves injecting expanding structural resin under the existing foundations through small incisions developer-update.co.uk
made in the ground, typically only 16mm in diameter from outside a building. The resin then flows into the soil and expands, compressing the surrounding soil while filling any voids and strengthening the ground. By eradicating the need to excavate, this process is cleaner than concrete underpinning and less disruptive. As large excavations underneath the foundation are not required, many projects are completed in hours and occupants can usually stay in the building while the work is carried out.
methods reduce the need for onerous work such as deep excavations or partial demolition, meaning that these solutions can often be applied while the property is still occupied. Our Teretek engineered resin injection solution is a cost-effective way to repair subsidence problems and a method that property developers and councils should consider when faced with such problems.”
Robbie Blanchfield, commercial manager at Mainmark, commented: “Council and large restoration projects often have tight budgets that are closely scrutinised, which is why it’s vital they are made aware of solutions that could potentially save a considerable sum of money. Additionally, minimal invasive For more information regarding resin injection and its ability to save money and disruption please visit mainmark.com/uk/technology/teretek/

Five Guys has a platform lift on the menu Five Guys is a successful restaurant chain offering burgers and fries. It started out in Arlington, Virginia, when Jerry and Janie Murrell told their five sons to start a business, or go to college. They chose the business route, and their first burger joint was named Five Guys after the brothers. Ability Lifts had previously installed a platform lift for Five Guys in Milton Keynes, so when a new Five Guys was to be opened in South Kensington, they were the obvious choice to supply and install a new platform lift. The restaurant is located in a former nightclub which was being converted. The lift needed to serve three floors, and the Optimum 100 platform lift was the perfect choice for this, as it comes complete with it’s own self supporting shaft, whilst offering scope for colour and finish customisation. With a compact design requiring a space of just 1280mm x 1590mm, the lift provides a fully Part M compliant disabled access sized platform of 1120mm x 1480mm. A fully glazed shaft was specified to maximise light within the restaurant. The lower two floors have glazed doors and the client specified that the top floor was to have a solid door with a vision panel. This was due to the top floor being for staff only, and so access was restricted to this level with a key control for the floor button, which was provided on the platform. The shaft and doors were painted jet black to match in with the colour scheme of the restaurant, whilst all handles were stainless steel to match balustrades and other fittings in the developer-update.co.uk
restaurant. Automatic opening doors were fitted for customer convenience, and an autodialer was fitted as a means of emergency communication. Further customisation was offered on the lift by enlarging the tray of the lift to allow the tiled floor of the restaurant to continue through into the lift. With an incredible guarantee including 12 months parts and labour warranty, a 5 year warranty on the motor and gearbox and 10 year warranty on the drive chains, the lift will offer trouble free service for years to come. Please contact the Ability Lifts team on 0845 006 8803 or email sales@abilitylifts.co.uk for further information on the Optimum 100 and the other products in the Optimum range of lifts.

A Stiltz Helps Lift The Burden For Home Renovators A woman from Essex who has been suffering with a spinal condition for nearly 40 years is now able to move independently between floors at the touch of a button after installing a modern and stylish Stiltz Homelift. Kim Carpenter has Degenerative Disc Disease – a condition which affects around 30 million people every year and involves the discs collapsing and causing the facet joints in the vertebrae to rub against one other causing pain and stiffness. The 60-year-old has suffered with the back problem since the age of 22 and around eight years ago the situation became so bad that the only way she could go upstairs, was on all fours. Mrs. Carpenter and her husband, Brian decided to have a Stiltz Homelift installed in their fourbedroom detached home in Ongar rather than her having to struggle on and off an old-fashioned stairlift. The freestanding domestic lift travels through the floor and was included in a renovation project which involved connecting an extensive library room to an upstairs mezzanine area in a brand new extension. The Stiltz moves on self-supporting rails and developer-update.co.uk
plugs straight into a normal domestic 13 amp power socket with no hydraulics or load bearing walls required. This enables these unique and innovative homelifts to be positioned almost anywhere in the home. The Carpenters had the new capsule-shaped Stiltz Duo+ Homelift installed although the company also offer larger models for wheelchair users. Mrs. Carpenter said: “I was never keen on a stairlift as they take up too much room on the staircase and I never fancied moving to bungalow because I always wanted a house with a swimming pool. “We’ve got the rid of the pool now but the homelift has helped make our home fully accessible for me has improved my life immeasurably. The lift is ideal for sending up the laundry and the vacuum cleaner rather than attempting to do it myself and is so easy to use. The Stiltz is clear on all sides making it light and airy and I couldn’t be without it.” www.stiltz.co.uk

Attention to detail with Mercury Glazing Perceived wisdom tells us that the difference between something good and something great is the attention to detail and when you are looking at supplying high-end ‘heritage’ window products, the attention to detail is what really matters. Heritage-style properties are beautiful to look at and are many people’s aspirational property choice. However, as owners of these properties know, they’re also prone to being damp and draughty. This is generally due to one of the things that give them their charm: the windows. Rotten wood, single glazing and poor fit all lead to bigger problems. Providing modern alternatives to traditional timber windows is one of the areas we specialise in. As a niche fabricator we manufacture cost-effective specialist PVC-U windows that are perfect for heritage-style properties. And because we focus on manufacturing specialist products such as vertical sash windows and flush casement windows, we’re an expert in the sector and can bring more than just the product to your business. Our expertise in the field of heritage-style products mean that more and more fabricators, installers and commercial contractors are turning to us to meet their requirements. Our expertise in high-end ‘heritage’ fabrication is perfectly demonstrated in a recent refurbishment project where we manufactured 54 Spectus white vertical sliding windows
developer-update.co.uk
with through horn detailing, including 14 arched vertical sliders, for a prestigious refurbishment project at Foxhill House, Chester. Foxhill House is a substantial Italianate house originally built for the Archdeacon of Chester. It is set in 70 acres of Cheshire woodland, which incorporates an arboretum containing several species of rare plants and trees. In the 1960s Foxhill House became a diocesan retreat and conference centre and it will mark 50 years as Chester Diocesan Retreat House in July 2019. The new vertical sliders were chosen to replace ageing timber sliding sash windows, that were single glaze and not as thermally efficient as they could be. The decision was made to upgrade the windows, replacing them with architecturally sensitive doubleglazed versions. Our Spectus Vertical Slider was quickly identified as the window that would deliver the solution required. In this case, the windows were manufactured in white with run through horns to replicate the heritage aesthetics and enhance the building’s appearance.
Doors, Windows & Architectural Hardware 31
Our Vertical Sliding windows are a design-classic which sympathetically captures many, if not all, of the key features of traditional design combined with all the benefits that a modern replacement window should offer. The finished result has upgraded the appearance of Foxhill, restoring its stunning heritage looks. It has also improved the thermal efficiency of the building and reduced maintenance requirements too. It is the perfect example of how our Spectus Vertical Slider can combine modern day benefits with heritage authenticity to deliver an outstanding end result. We are aware that planners and developers are increasingly stipulating design criteria when it comes to windows. We’re also aware of the trend towards fully mechanically jointed products for premium installations which is why our PVC-U vertical sliding range offers a wealth of added-value features. There is a mechanically jointed deep bottom rail and equal sightlines for the top and bottom sashes for beautiful authenticity. Customers can choose moulded or run through horns depending on the style of their property, there is a choice of cill depths and glazing options in the form of Georgian glazing bars or the more common astragal bar, which has mitred joints to enhance the heritage appearance. For modern day practicality, there are tilt in options for easy cleaning and child restrictors for peace of mind. For new build projects there is a Secured by Design option which has extra built in security features with no compromise on the heritage looks. Our Vertical Sliding Windows come in a complete range of foiled and spray colour options, including dual colour. (Our
VS even has a foil on white option where specialist inserts in the spring chambers maintain a one colour appearance from the outside for ultimate kerb appeal.) The foil options mean the windows can truly replicate the colour appearance of original timber windows, where paint is so often used. Heritage-style windows are a niche product in a niche sector, so it’s important to do your homework so you get it right. When you work with a specialist fabricator you have the added reassurance of working with an expert.

Wrightstyle supplies to major regeneration project in Edinburgh Wrightstyle is supplying advanced glazing systems to a major regeneration project in the heart of old Edinburgh. The company is supplying EI60 curtainwall screens and doors to its client Abbey Glass UK for the 7.5 acre New Waverley project in the city’s Old Town. Already partially complete, New Waverley will consist of shops, restaurants, several hotels, 148 apartment and penthouses, and almost 200,000 sq. ft. of Grade A office space. The seven-level development, which comprises two interlinked office buildings will soon also be home to 2,900 government workers. Wrightstyle is supplying SR60 curtain walling and WSL 60-F1 insulated profiles for this creative, cultural and innovation new city district. “We worked closely with Allan Murray Architects to agree connection details, test certification & options for hardware,” said Chris Peters, Wrightstyle’s Chief Design Manager. “The tricky part of the project was balancing sizes the architect required while staying within test data. “This involved considerable input & review of structural opening sizes to ensure that the doors and screens all met test certification,” he said. This isn’t the first time that Wrightstyle has been involved in a major regeneration project in Edinburgh. developer-update.co.uk
The company was also greatly involved in the development of Ocean Terminal, a waterside shopping centre designed by Sir Terence Conran. Built on former industrial docklands on the north side of the city, it played a major role in the regeneration of Leith, and is also now home to the nowdecommissioned Royal Yacht Britannia. Ocean Terminal has some 85 shops, six restaurants, three coffee shops, a variety of bars and cafés, as well as a cinema and spa. Wrightstyle systems comprise the entire frontage of Ocean Terminal, which is believed to be one of the UK’s largest free-span curtain walling systems. It underlines Wrightstyle’s commitment to supply both standard and bespoke glazing solutions to the construction industry.
The overall glazed span at Ocean Terminal is over 16 metres in height, with the largest individual free span over ten metres with grid centres of four metres. Each piece of glass accommodated within the system weighs a massive 450 kg. In total, the company’s systems cover 1130 square metres of façade. In addition to the large spans and huge weight of glass, the system also had to accommodate support to the canopy columns on the outside, have handrails on the inside and tolerate a high wind loading of 1950 Pa. “Working with architects and specifiers, we are constantly pushing the boundaries of what our advanced glazing systems can achieve,” said Chris Peters.

Vicaima add to Danish inspired design ethos for Crest Nicholson
Vicaima’s innovative and stylish interior door models have been selected to compliment a new concept in housing from Crest Nicholson, at their Hygge Park development in Keynsham near Bristol, where the essence of Danish inspired design has been captured. It may be hundreds of miles from its Nordic roots, but homes on Crest Nicholson’s Hygge Park site embody a touch of Danish design prospective. Hygge, which means comfort, relaxing and wellbeing, in fact enjoying life’s simple pleasures; is evident throughout this development. Innovative interior house layouts create bright and airy spaces, where open plan living and the clever use of glazing is used to maximise light. Contemporary design and designer fittings mark this development out as a new chapter for quality UK homes Blending seamlessly with this modern and light theme are the Vicaima doors chosen by Crest as the perfect opening between selected room spaces. In keeping with Crest’s forward approach to house design, they chose Vicaima Dekordor SD White Woodgrain interior doors. These doors have hard waring faces and a bright white factory finished face; that displays a discrete, but visible woodgrain appearance. To enhance the design even further, Crest selected a number of options from Vicaima’s extensive customisation offering. These included the incorporation of two attractive satin inlays in a vertical pattern and, where additional light was required, a full-length glazed design.
simply as a door or as part of a complete doorset system, Dekordor white woodgrain is available in various core constructions and a range of dimensional variations. White Woodgrain is just one in a wide selection of foil-faced finishes from the extensively specified, Vicaima Dekordor SD range. Popular for decades, Vicaima foils have recently been extended further, to include Visual Sensations. This secondgeneration foil collection provides trend-setting ideas with a whole host of new tones ranging from Pale Sand to the dark hues of Forest and Mountain and all available in either a vertical or crossdirectional woodgrain design. As demonstrated in the choices made by Crest Nicholson, solid core interior doors from many of the Vicaima ranges can also be enhanced by including additional face embellishments, in the form of grooves and inlays. These simple but effective add-ons elevate door design to another level and present a real opportunity to realise a specific vision or design mood for any given project. Vicaima offer an extensive range of innovative design and performance options, with fire, acoustic and security solutions for luxury housing and modern apartment living. For further details about these and other products from the many Vicaima collections, visit the Vicaima website www.vicaima.com alternatively, call 01793 532333 for additional information.

1930s house transformed into a stylish family home When the owners bought this 1930s six-bedroom detached house in the Cotswolds in 2011, the rear of the property had an awkward layout and was rather dark and ramshackle. Fortunately, they had the vision to see past this. Before
to create a new kitchen that faced south west to capture as much daylight throughout the day as possible. The renovation work was carried out by local builders and tradesmen and took six months to complete. The homeowners could use their original kitchen during the work but the washing machine was kept outside plugged in to the greenhouse – luckily, the project was complete before the cold weather started.
The original kitchen was small and north facing with a separate scullery and a number of small annexes; originally used as coal holes and storage when the house was built (as a doctor’s surgery). But Penny and her husband Charles, who have two grown up children and two cats, always wanted a large open-plan kitchen and area for family dining that was filled with natural daylight and opened on to the garden at the back. They worked with a local architect who drew up plans for a single-storey extension with a vaulted ceiling. This involved knocking out the back wall of the scullery, removing the old buildings
developer-update.co.uk
To provide the kitchen with as much daylight ventilation as possible, Penny installed two VELUX INTEGRA® whitepainted roof windows with the remote controls providing easy opening and closing of the roof windows and the blinds. She said: “I always wanted VELUX roof windows to bring natural light in to the space. I don’t like extractor fans so as well as all the beautiful daylight, they also help to circulate fresh air and ventilate the kitchen by getting rid of the heat and cooking smells. We love sitting at our big wooden table as a family and looking up to the sky to see the clouds and the stars and to bask in the sunlight – it’s such a lovely way to spend the day.”
To help keep heat in, provide a cosy atmosphere at night and to control the sunlight on particularly bright days, Penny also installed blue/grey coloured electronic blinds to the roof windows. Tri-fold doors were added to allow the family to access their beautiful garden easily. Inspired by the leafy view outside and the lovely garden, the owners have styled the space with oak wood worktops and kept it modern yet traditional to give it a homely, informal farmhouse feel in keeping with the space and style of the rest of the house. Penny said: “Adding a single-storey extension to create a big open-plan kitchen has been a wonderful experience and something we are very proud of. “The space feels a million miles from what it was like when we had our old small kitchen and now it really reflects our personalities and functions as a practical family home that leads out to the garden.”

Gismos, Gadgets and Good Design
IT & business innovations from beyond the housing sector Professor Dr Michael Benfield In the early ‘noughties’ I ran a seminar for ‘Constructing Excellence’ on ‘Safety by Design’, followed a few years later by one on ‘Designing Out Waste’. The purpose in mentioning them is to emphasise the fact that, despite new products and new and updated regulations, like those dealing with high speed electronic communications networks (Approved document ‘R’), the house-building industry has made little progress so far this century. Partners in Design: Back then I argued for buildings to be designed via ‘partnerships’ that embraced site constraints, programmed out risk, and ensured good immediate and ongoing communications with present and future stakeholders. I pointed out that to do so required ‘design teams’ who not only knew their legal duties & responsibilities, but who understood how the job would be done. In turn this meant grasping the logistics, getting to grips with handling and ‘Temporary’ works, as well as embracing snagging and maintenance along with the lifetime risks of the building both in construction, in use and decommissioning. Stressing that ‘good design’ is SAFE I also urged participants to accept their responsibility for making others aware of all of these risks. IT -v- Comfort & Cost: While today it’s pretty easy to specify IT related products for any building, like visual or fingerprint recognition access, remote video surveillance, cell-phone heat and light control, and so on, doing so efficiently remains a major challenge. Indeed, arguably this is more important than these ‘nice to have’ gismos and gadgets themselves. Home buyers and renters alike remain more concerned about the cost and speed efficiency of new home construction, their comfort, running, and maintenance costs. Cutting Waste: In several respects ‘Designing Out Waste’ was an extension of the earlier attempt to introduce business innovations from outside the construction industry. Techniques and disciplines like ‘Six Sigma’ and ‘Kaizen’ were applied across the whole design and build process to cut out waste in design time, scheduling delays, and prototyping errors, as well as material waste, etc.
Collaboration: Once again an important element of this was the acceptance that building design needed to become a The Timber Engineer collaborative exercise, rather than the God given domain of any one person. As in the motor, aircraft and ship building industries, for example, recognition of the increasingly complex nature of the building enterprise was seen as increasingly important. Getting “the Knowledge”: Designing with partnering in mind emphasises communications, the importance of avoiding delays, and the need to programme out errors. It also recognises the need to really know what stocks & other ‘industry standard’ materials are readily available, how jobs will be done in practice, and the need for a better and fuller understanding of the building and manufacturing tasks involved. Taking Responsibility: Grasping the totality of the logistics involved was seen then, and remains today, of major importance. Getting to grips with transport, ‘Right First Time’ and ‘Continuous Improvement’ processes were and are obvious candidates for expanding the horizons of the design team. Equating the notion of ‘Lifetime Costs’ with the avoidance of delays and the need to programme out errors, along with a sound knowledge of materials, processes and procedures remains vital. Although accepting that good design avoids waste, then and now many ‘professionals’ - used to a more relaxed regime - found and find this an unpopular constraint. Few, it seems are ready even now to accept responsibility for, and bear the cost of, any waste caused by them. Partnering: As we move further toward ‘factory built’ homes clients, professional advisors and consultants must understand that, to produce a building in the factory requires all elements to be determined in detail before work commences, rather than muddling through trying to resolve complicated design issues as a project progresses. While this is possible using sloppy ‘wet’ trade building techniques, where adjustments can be made in-situ, complex off-site manufactured elements are much more difficult to alter. Failure to understand this is both prejudicing MMC and costing clients and builders’ small fortunes to correct. Partnering for the whole design, supply and construction chain is a vital process that must be developed to correct this.
Building Prototype in Factory
Explaining the on-site assembly process
The Winds of Change: Consequently, whilst moving with the times to incorporate all that is best and wonderful and time saving and comfortable, and desirable in any building design we undertake, manufacture, or build, I still find myself ‘shouting at the wind’ for fundamental shifts in professional attitudes. However, the ‘winds of change’ are blowing and I do detect small shifts. As construction moves ‘off-site’ into the factory these will greatly improve efficiency, quality, and affordable delivery of all levels of social and private housing. Michael Benfield

PlanGrid Delivers BIM Data 3D Directly to Mobile Users One of the construction industry’s most widely-used mobile technologies makes critical data accessible in the field with first major Autodesk integration after acquisition PlanGrid BIM empowers construction and facilities teams to make better decisions in real-time, using the most comprehensive data available and a seamless transition between 2D and 3D. With PlanGrid BIM, users can see BIM data properties within familiar 2D drawings, or tap into 3D to better visualize assets within the surrounding environment — all from within PlanGrid’s software. Encompassing three core elements, PlanGrid’s new BIM functionality includes: • BIM-enabled Sheets: Users can tap objects to access BIM data properties, such as an object’s dimensions, material type or manufacturer details, all within the familiar 2D environment.
PlanGrid, an Autodesk company and a leader in construction productivity software, today introduced PlanGrid BIM , a powerful new product integration with Autodesk Revit®that enables users to immediately access Building Information Modeling (BIM) data, in either 2D or 3D, directly within PlanGrid on their mobile devices. Construction teams and facilities managers can now drill down into rich BIM data in an easy-to-use 2D interface or 3D environment, empowering the field to build with greater accuracy, avoid rework and make decisions faster and with more confidence. “BIM has transformed the way architects and engineers design, and Revit is the industry standard during pre-construction,” said Jim Lynch, vice president and general manager, Autodesk Construction Solutions. “PlanGrid’s integration of Revit empowers its users to take full advantage of BIM beyond pre-construction with a wealth of data immediately at their fingertips.
developer-update.co.uk
This joint initiative, the first of many following our acquisition of PlanGrid, will help Autodesk fulfill our mission to deliver a comprehensive, integrated platform that seamlessly connects the office, the trailer and the field.” PlanGrid BIM connects rich BIM data from the design process to construction and operations Architects and engineers who design construction projects using BIM create 3D models to act as a virtual representation of how complicated work should be installed and building assets should interact. Models are embedded with rich property data such as the height of a counter, material type of a wall or manufacturer details of a lighting fixture. But when these models are sent out to the field, they’re “flattened down” into PDFs, and the data is lost to the teams doing the physical work of building or maintaining facilities. This loss of data, coupled with a lack of 3D visualization in the field, can lead to critical errors, lost time and rework.
• 3D BIM Viewer: With a simple tap, users can instantly transition into a 3D view of a specific object, even if offline. The viewer, currently in open beta, includes features such as zoom and snap tools for taking measurements between model objects. • Revit Integration:Sheets are published directly from Revit into PlanGrid, guaranteeing accurate BIM data, as well as sheet titles and numbers; drawings continue to include PlanGrid features such as automatic callout detection and hyperlinking. With rich data immediately at their fingertips, field teams can decrease miscommunication, reduce defects at handover, increase safety and overall quality of work. “Communication on a jobsite can be challenging, particularly when team members may be missing vital information from interacting trades. A plumber may consult with a mechanical foreman several

times before installing risers near HVAC ducts, and the build-out may still take longer than expected and require rework,” said Kendall Pouland, Director of Technology and Innovation at Tellepsen. “With PlanGrid’s new BIM functionality, any construction team member can quickly find all the details they need right from their mobile device. And because our teams are already using PlanGrid on a daily basis, it will be easy for them to quickly learn and take advantage of this powerful new functionality.” “We know field workers and facilities teams need mobile solutions that can be used on the job site, which is why we built PlanGrid’s software with a mobile-first approach right from the start. We saw immediate adoption, and now more than 1.5 million projects around the world are using our technology,” said Tracy Young, head of PlanGrid at Autodesk. “We’re now bringing our mobile-first approach to BIM, empowering teams to build right the first time. With PlanGrid BIM, we are not only helping contractors work more efficiently, we’re also enabling architects to maintain their design intent and owners to reduce lifecycle costs. We’re delivering on our commitment to building powerful and easy-to-use software for the field, and developing an integrated workflow with Autodesk products. We’re changing the industry, again.” PlanGrid BIM is included with all PlanGrid subscriptions and is available today on iOS and web, with functionality on Android and Windows to follow in the future. PlanGrid will continue furthering its aim to help increase construction productivity with features to be added in the future that include integration with other design and project review software such as Autodesk Navisworks®, two-way synch to update the master BIM model with data from the field, and the ability to generate tasks, RFIs and punchlists from model data. PlanGrid will host a webinar overview of “PlanGrid BIM for Design, Build and Operations” on the following dates; to register, please visit here. • North America: May 7, 2019 at 11:00am PDT / 2:00pm EDT • EMEA: March 9, 2019 at 12 noon BST / 13:00 CEST / 15:00 GST • APAC: May 15, 2019 at 10:00am SGT / 12 noon AEST / 2:00pm NZST You can also read more about PlanGrid BIM on the PlanGrid blog.

• Up to 10 Panasonic Aquarea heat pumps (160kW) can be connected • Easy-to-use interface with integrated touch display for instant system information • Smart connectivity for BEMS with built-in Modbus
New Aquarea Cascade Control for up to Ten Heat Pumps Panasonic has introduced a new Aquarea Cascade Controller, with a highly integrated interface, to deliver increased energy-efficiency for large applications. The controller can operate up to 10 Aquarea air-to-water heat pumps (160kW) simultaneously or in cascade mode, helping to meet the heating or cooling demand of commercial buildings more efficiently.
developer-update.co.uk
For large projects, efficiency is the key to creating a more sustainable building and reducing heating and cooling costs. Cascade control is increasingly being utilised, making use of parallelconnected heat pumps and switching on the most efficient number of these as demand is increased or decreased. The new Aquarea Cascade Controller makes it possible to connect up to 10 Aquarea heat pumps in parallel, to
suit the needs of large-scale applications such as shops and hotels. Each heat pump within the cascade requires its own Modbus Interface (PAW-AW-MBS-H) to allow it to communicate with the Aquarea Cascade Controller. The Aquarea Cascade Controller directly integrates with the building’s BEMS by a built-in modbus for a smart way to manage heating, cooling, domestic hot water (DHW) and monitor energy-usage. Photovoltaic solar panel functions, a 3-way external valve for cooling and up to three external heat meters can also be connected to the controller at one time, enabling facilities managers and maintenance professionals to oversee all operations and view essential information in one place. In addition, the controller includes a touch screen display with information about each of the connected heat pumps - ideal for quick servicing and maintenance tasks. This scale of cascade control presents a more efficient solution for commercial buildings. It helps to maximise the lifespan of the Aquarea units, which can be intelligently managed to balance the load, and offers a contingency solution if maintenance is required, minimising downtime.
