Partnership welcomes new developments The coastal West Sussex region has become a hub for development, with significant progress being made on new key sites throughout the area.
The Coastal West Sussex Partnership, which brings senior leaders from the public and private sector to champion economic growth within the area, has given its support to several developments that it anticipates will have a ‘larger than local impact’. These include the Lady Bee Enterprise Centre in Shoreham, New Monks Farm in Lancing and Salt Box and Oldlands Farm in Bognor Regis, which is part of the Enterprise Bognor Regis area.
Enterprise Bognor Regis is a 70-hectare commercial and employment development opportunity located on the northern edge of Bognor Regis in West Sussex. Landlink Estates, the developer of Salt Box on Shripney Road is awaiting the planning approval of plans that include a mix of both commercial and retail development. Tenants destined for the site are Warburtons, Richmond Motor Group, Aldi and Starbucks.
As part of the Shoreham Port Masterplan, £3m has been allocated for the Lady Bee Enterprise Centre. The centre will provide 14 units of commercial space and will comprise of three blocks of modern business space, extending to a maximum of 18,000 square feet
Plans for another site within the Enterprise Bognor Regis have recently been put before the public. Oldlands Farm is 23.8 hectares and would bring forward further commercial and retail space.
Tim Hague, Director of Property and Development at Shoreham Port, said: “We are delighted to report that we are now more than half way through the construction of the Lady Bee Enterprise Centre.
“It’s an exciting time for the area, with great new opportunities for businesses and a good number of new homes,” commented Caroline Wood, Director of the Coastal West Sussex Partnership.
“There is a chronic shortage of commercial space in this area. The new units will generate significant employment numbers, adding to the 1,600 already employed within the port.

“They are part of a wider improvement plan for this area, which will result in an enhanced atmosphere with a greater draw for the local community.”

Meanwhile in Lancing, the New Monks Farm Development will provide 600 new homes and a new IKEA store that will bring much-needed jobs to the area.

Plans in for UK’s largest modular council homes project
A Change is in the Air... The UK’s Largest Range of Ecodesign Stoves & Fires Contractor United Living has submitted plans to build the UK’s largest modular council housing scheme. If approved, the Leeds scheme in the Holbeck area of the city will see 28 homes constructed in less than nine months, with the first residents moving in by early 2020. The average construction time for a development of this size is usually almost 24 months. The development at Leeds Meynell has been procured under the YorBuild framework. A partnership approach between United Living, Premier Modular, William Saunders Architects and Leeds City Council has enabled the accelerated delivery of this project and could result in planning permission being obtained less than 13-weeks since the original concepts were drawn up. Manufacture of the new homes is planned to begin in late spring 2019 at an off-site facility in Brandesburton, East Yorkshire.

06 Industry News Cornish building company encourages health and wellbeing in the workplace A Cornish construction company recently provided free health checks to its staff and subcontractors. St Austell-based Gilbert & Goode offered health screening at a number of sites in Devon and Cornwall, with around 30 workers taking part.
Stephen George + Partners wins planning for naturally graceful retail scheme in Ashford Stephen George + Partners LLP (SGP) is celebrating planning success for its new build 91,000 sqft retail park in Ashford, Kent. The impressive development consists of two retail terraces split into six units and connected by an outdoor garden centre, additionally there are a 2,000 sq.ft. standalone retail unit and a 2,200 sq.ft. café unit. Says Stuart Hancox, Director of SGP: “Our client Castle City Estates and Ashford Borough Council wanted a quality development that met their high design standards. Having undertaken previous schemes in the Ashford area, SGP was chosen to bring a new approach to the park; still functional and honest but without the normal metal clad box like forms opting instead for a softer more natural feel.” SGP’s design reflects the surrounding woodlands and natural landscape, using a modern minimal aesthetic and clever detailing in a more natural form for the prominent front aspect. A wavelike timber façade with integrated timber screen brise soleil, undulates across the elevation, echoing the surrounding tree line. A solid base of local field stone filled gabions provides an aesthetic durability with a grounded feel. Individuals were then offered advice on general wellbeing and a healthy lifestyle. In April 2018, research conducted by Westfield Health revealed 64% of construction workers wanted better health and wellbeing support from their employers. The Health and Safety Executive also suggests a fitter, healthier, happier workforce can impact positively on productivity and prosperity. Mike Pelan, site manager for Gilbert & Goode was one of the people who took part in the checks. He said: “I found the health checks very informative, and have taken away lots of useful information that I can put in place. “It’s great that Gilbert & Goode have rolled out the health checks to all their contractors as well, they have really appreciated being included. The company is taking a very positive step to encourage health and wellbeing in the building industry.”.

Currently, the UK has few facilities for this test to be conducted and even when a slot is available, it can take months to receive results – the vital evidence needed to satisfy Building Control.

The Fire Protection Association’s (FPA) easily accessible sites at Moreton-in-Marsh and Blockley in Gloucestershire, now offer a comprehensive range of testing facilities, providing results that often exceed legislative guidelines – and today has received accreditation from UKAS to carry out the BS8414 tests. These can test Part 1 (cladding attached to a concrete wall) and Part 2 (cladding attached directly to a steel structure). We also offer a half-sized rig to test bespoke elements surrounding a cladding test, for example the addition of a window or other opening to more closely replicate a real-life situation.

Paul Watson, project contractor for Marshall Construction, says: “The building was empty before Scottish Autism announced plans to create a new residential complex. “I think it was built in about 2000. When I went to look at the job, there was a lot of work involved. All internal walls had to be taken down and repositioned and amongst other things, it needed a whole new drainage system. “It had been used as a home for older people before the charity acquired the building and started talking about developing it.”

Neatdek HW’s cutting-edge design incorporates a unique U-shaped concealed drainage channel. This channel sits beneath the discreet gaps in the decking surface and directs water in the chosen direction. This affords a level of protection for the balconies and removes the need for balcony soffits and downpipes. It also provides a safe, anti-slip surface for residents. With requirements and definitions which depart from Approved Document B2, Schedule 1 B4, the new regulations prohibit other routes to compliance that were previously acceptable, including a desk top study or a test to BS 8414 to achieve BR135 certification.
The ban applies to the external facades of buildings which have a floor above 18 metres from the ground and are used for residential purposes, including student accommodation, registered care premises, hospitals and dormitories in boarding schools In terms of balcony specification, one of the most obvious implications is a narrowing of options for decking and flooring materials. A number of materials with elements of wood, including composite decking products, were previously compliant but are no longer permissible. With its A1 rating, aluminium is an obvious choice; it combines fireproof performance with a wide range of other benefits, including a recognised design life of at least 60-100 years. It’s maintenance-free, corrosive-free and 100% recyclable. A UNIQUE NEW PRODUCT Just another lead alternative? Not this time, METZ is a true ‘lead replacement’ product. Over the past few years many products have arrived purporting to be the answer to replacing lead which has been in use for hundreds of years. Why is there a need for something to replace lead? It is commonly known that lead is ‘a dirty product’ which is toxic and can cause serious illness if stringent safety precautions in the manufacture and handling of it are not followed. It also causes problems by actually doing what it is supposed to do, keep water out of buildings, due to water run-off entering our drainage systems. Water run-off gets into the soil causing pollution over a period of time. So there is a requirement and various so called ‘alternatives’ have emerged which are normally made from two or three different materials bonded together to give strength and malleability with varying degrees of success. These materials include, plastics, bitumen, mastics, aluminium, etc., all of which assist the spread of flames. Now after two years of development and testing there is a product which can replace lead without the safety concerns raised by the HSE and with no pollution problems. METZ is made from a special soft zinc alloy and is 100% metal with a strong self-adhesive backing and a special surface coating which requires no additional patination fluid. It is a unique and exciting product which is completely malleable, and can be used and fixed in the same manner as lead. It has been thoroughly tested and has BBA certification, which also confirms that it meets NHBC requirements for flashing materials.
Unlike any other lead alternative product it also has a full ‘Warrington Certification’ A1 Fire Certificate 2018, which lead cannot obtain. Both the coating and the backing were tested separately in the fire certification process as well.

METZ has a temperature range of -40 deg C, to +80 deg C.
METZ can also be specified with confidence as it is safe and environmentally friendly which is of high importance to architects, surveyors, developers and housebuilders. Local authorities can use it safe in the knowledge that it will not provide any health concerns in hospitals, schools, public buildings etc.
METZ has no scrap value which eliminates theft, and can easily be fixed by any competent person, it is safe to use, even the adhesive backing is solvent free. The uses for METZ are endless, it easily covers all flashing details, abutments, chimneys, rooflights, step-flashings, conservatories, dormers, valley repairs, cladding flashings, up-stands, etc. Unlike lead METZ is perfectly suitable for DIY due to it’s ease of use. Handling of the product is far easier and safer than lead, as it is lighter and comes in 10m long rolls. It can bond to itself whereas lead has to be welded with a flame, producing toxic fumes. It can be cut with tin snips or a sharp knife and can be dressed and formed with a mallet if required. On brickwork

Steel windows and doorsets complete four-storey tannery conversion Steel Window Association (SWA) member, West Leigh, has won the gratitude and admiration of a client local to its south London premises, for the quality of the firm’s W20 window and door package which completed the renovation and reconfiguration of an old Victorian tannery building. Dating from 1850, Number 3 Tanner Street in Bermondsey was purchased by Sanjay Sharma ten years ago with the intention of turning it into a permanent home for himself and his family. Despite the property having undergone a 1980s refurbishment which concealed many of the property’s original features, Sanjay and his architect could see the potential for opening up and extending the building while restoring its character. Having carried out a phase one renovation in 2008, Sanjay and his main contractor, Kraft Electrical, have now completed the transformation; with the SWA’s West Leigh having produced a bespoke package of W20 windows and doorsets to replace the old timber sash windows. Sanjay Sharma recounted, “Having lived in New York for a number of years and being attracted to ‘loft style’ living, we wanted to restore as much of the building’s heritage as possible, including revealing all of the old timbers, but also replacing the existing wooden windows with industrial style steel ones.” “I was also keen on using local companies here in Bermondsey and discovered that West Leigh was located close by, so I got in touch. David Cox met with me and showed me examples of the jobs they have done around the country as well as here in London, so we awarded them the contract.” Close to London Bridge station and lying within the Bermondsey conservation area, the Tanner Street property has a floor area of 5,000 sq ft, providing Sanjay with a fully open
plan office on the ground floor, while the bedrooms, as well as a study and gymnasium, are on the next two levels. Then, in line with the concept of New York loft apartments, the top floor forms a striking living space where a set of W20 doors open out onto a large roof terrace, offering views towards The Shard. There are three more doorsets in the rear elevation above ground floor level, plus six double glazed steel windows; all finished in RAL 7015 Slate Grey Matt. The front elevation retains the original timber front door, but has a total of seven more W20 windows now filling the old openings. All of the frames contain 4-8-4 IG units which, with a soft coat, low-E inner leaf and Krypton gas filled cavity, provide significantly better energy performance than the fenestration they replaced.

Recladding of a multi storey car park Over 1,000 high quality perforated aluminium sheets from RMIG were used for Haptic Architect’s competition winning scheme for the recladding of a multi storey car park. The triangular perforated sheets have been powder coated with four different shades of silver to intensify the three-dimensionality of the facade, giving it a contemporary feel. The positioning of the panels creates an ever-changing pattern of light and shadow.

BC Designs and Bayswater London W2 secures deal with The IPG
BC Designs and Bayswater London W2 have become the latest manufacturers to join The IPG; the UK’s largest and fastest growing membership group of independent plumbing, heating and bathroom specialists. The IPG was founded on the belief that independent merchants should have a better voice in today’s market, and a better opportunity to compete with the generic chain stores and companies dominating the market. The move will see independent merchants being able to purchase the companies’ products, along with access to marketing materials and distribution channels to better support their business. Darren Allison, Managing Director at BC Designs and Bayswater says: “While we have a substantial network of retailers across the UK, we wanted to find a way that would allow both companies to access a wider network of independent retailers who weren’t necessarily in the position to stock a full collection. “The IPG are the perfect partners to allow us to achieve this as they are already supporting over 200 member locations and this number looks set to grow significantly over the coming years. How one Friday night turned into a multi-million pound idea for Lee Wilcox, CEO of On The Tools 34-year-old Lee Wilcox is CEO of the popular online construction community, On The Tools, after coming up with the initial idea over a chat with a friend one Friday night. Imagine you let the humour and in-jokes of a construction site loose on the world wide web. Now imagine that content being displayed on a platform that also gives a range of brands the opportunity to market their product to this huge, and highly engaged, community audience. Now you’re close to discovering the charm of On The Tools. Better yet, this is seemingly just the tip of the iceberg.
While most agencies are concerned about making money, On The Tools aims for something different – to give back to what Lee describes as ‘the backbone of our country’ – the tradespeople of the UK – and to provide them with the exact same benefits as the white collar world.
The creative content agency now boasts the largest online construction community in the UK, with over a staggering 2.5 million followers – and it all began as an idea over four years ago one Friday night over a couple of drinks.
Lee said: “Starting our journey as a team of two back in August 2014, I can’t believe now where our dream has taken us. We always knew it would take quite a leap of faith to get this idea off the ground, but the fact that we had a huge percentage of the British public – the tradespeople – without a current online community, kept us going.
In August 2014, Lee was sat in his garden with his tradesman friend, and now Creative Director of On The Tools, Adam, who was expressing his frustration at not being able to find a plasterer for a job he was working on. While there were many sites on the market, they were largely B2C focused – and so Lee saw a huge gap in the market.
“Since then it’s been an incredible few years, and I’m pleased to see the On The Tools family growing, with 2017 seeing our small team of six expand to 19, and in 2018 up to 31. 2019 will see us move into new premises with studio space and enough room to cater for our plans of being a team of 100 by the end of 2020.
After setting up their initial website, they found themselves with little funding for marketing, so they set up a Facebook page in the interim and began creating funny videos from building sites and sharing the content from YouTube. Within two weeks, they’d acquired an impressive 10,000 followers. And within three months, they’d hit a staggering 250,000 followers!
“Connecting communities through content creation is now at the heart of everything we do, with a mixture of user submissions, mini documentaries, sketches and product reviews making the community aspect even more tangible. The pinnacle, for me, was being invited to the Pitch@Palace event last year – and I’m so excited for what lies ahead for the next year.”
Between responding to messages and managing content in the evenings around his day job, Lee and Adam’s initial idea quickly became a very real reality for Tamworth based Wilcox, and within the year, Lee had left his sports franchise job to focus his efforts fully on On The Tools. It was this decision, which really allowed the brand to grow into the one-of-a-kind community it now is.

Crossrail and railway fire safety Wrightstyle is a leading UK steel and aluminium glazing company that has supplied systems for transportation projects in Hong Kong, Dubai and the UK. Wrightstyle’s marketing director Jane Embury looks at railway station fire safety.
W
rightstyle is completing work on six Crossrail stations, reflecting our expertise in transportation projects, with other recent completions across the UK, Dubai and Hong Kong. The final Crossrail element will be at Paddington station for which are fabricating bonded doors and screens. We also supplied a range of fire-rated doors, screens and curtain walling to Bond Street, Farringdon, Liverpool Street, Whitechapel and Woolwich stations. The line, which was originally expected to fully open at the end of 2018, will increase London’s rail capacity by 10% when it is fully operational – perhaps at the end of this year. The Elizabeth Line will have 40 stations, including ten new stations, with up to 24 trains running
each hour in both directions on its 100 kilometre route. Wrightstyle has recently completed a number of other prestigious transportation projects, both in the UK and internationally, including a major railway hub in Hong Kong, the Dubai metro and the iconic frontage of London’s King’s Cross station. The fire safety measures being installed on the Elizabeth Line are state-of-the-art, reflecting modern fire safety regulations and advances in building materials – including our own fire systems. Significant fires in railway stations are mercifully rare – and that, more than anything, speaks volumes for how far fire safety has progressed over recent years. The last major railway station fire in the UK was at Nottingham in January last year, causing significant
disruption and a repair bill of at least £2 million. It’s believed that the fire was started deliberately. Also last year, trains caught fire while at Plymouth and Grantham stations, similar incidents to others recently at London’s Victoria station and at Sevenoaks in Kent. In each incident, the station was evacuated, the fire contained, and nobody was hurt. But not all station fires have happy endings. The worst modern station fire disaster, in 2003, was at Daegu Station in South Korea in which 192 people died. Of particular concern was how badly the station’s fire compartmentation systems were designed. Instead of containing the fire, but allowing people to escape, the system closed fire shutters and smoke barriers – effectively concentrating the heat into places from which people were desperately trying to escape. It was a reminder of the King’s Cross disaster which fire claimed the lives of 31 people in 1987, and which was probably started by a discarded match or dropped cigarette on an escalator, underlining how most major accidental fires start from something almost insignificant. All Wrightstyle systems are tested as one compatible unit and, as we always emphasise to architects and designers, based on our extensive fire, ballistic and bomb testing experience, the glass and steel components should always be specified as one integrated and tested assembly. The glass will only be as good as its framing system, or vice versa, and if one fails, both fail, with potentially catastrophic consequences. Crossrail may be late and overbudget, but with advanced safety systems in place, including our own, it will be safe.

The Place Apart Hotel Central Manchester We were asked by the Cost Consultants to manufacture a chevron board that met the budgetary requirements of their client. We met with the Architects who are Archer Humphryes Architects to ascertain exactly what the clients required and then produced samples. We managed to produce 3 variations and the client confirmed the one they wanted. We received signed control samples back so that we can manufacture what the client wants. This apartment hotel will be refurbished in 2017 and the chevron has been designed to fit in with the history of the building. We are also in the process of making matching skirting boards.

The work and fit out is near completion and because of the quality of the flooring and finish we have had several new enquiries from developers in Manchester to manufacture specific designs and finishes in both plank and parquet for residential blocks and commercial applications. We can manufacture anything in timber flooring and as we also have a furniture mill we can veneer surfaces for skirtings, walls and ceilings to match the flooring. For one project we have even made Oak door and Drawer handles at 20% of the cost of what our client was quoted. Our expertise is in “from the log” to the final finished product which should never need sanding or refinishing as we use the latest finishes developed in the UK and Europe.

A PIECE OF MANCHESTER’S HISTORY Awarded Grade II listed status by English Heritage in 1998 as an acknowledgment of its important cultural and architectural legacy, this former railway warehouse was built in 1867 during the peak of Manchester’s prominence as the world’s number one centre for the cloth trade. The building is the only remaining of four warehouses erected by the Manchester & Birmingham Railway Company and was known as the London Warehouse. Also in 1998, the building was transformed into The Place Aparthotel, retaining many of the building’s original features, including the impressively crafted iron, stone and brick work. These can be seen in the original Victorian railings manning the balconies, the barrel ceilings, the stupendous façade and the large, spacious public area which makes The Place unique. In its former life, the building’s interior was dominated by massive cast iron columns supporting large riveted wrought iron beams. This huge, flexible and cavernous construction gave uninterrupted floor space for the movement of cloth. The cast iron columns and other impressive features remain today, including iron girders and the tastefully retained Romanesque window arches, but instead of vast warehouse flooring, the seven storeys now hold 107 apartments, supporting a spectacular atrium where cranes would once have dangled their loads.

Stair Platform Lift for Ashford Lodge Situated at the centre of Ilkeston, Derbyshire, is Ashford Lodge, a nursing and residential care home serving the needs of patients with dementia or nursing care. The nursing home had an existing stair lift, which was becoming old and noisy, as well as expensive to maintain and had reached the end of it’s useful life. The home contacted Ability Lifts who completed a survey of the site, and recommended their Optimum 200 platform stair lift as the ideal replacement, allowing residents to access both levels of Ashford Lodge. The lift offers stainless steel, clean rail technology which allows the handrail to be used when the lift is not in operation. In addition, the lift platform folds up to create one of the slimmest models on the market. In limited space, the Optimum 200 was fitted on to a narrow wooden staircase which required a specially designed stanchion and base plate to mount the lift onto the inclined stringer. To facilitate this a long narrow steel plate was supplied and fitted by the client to the top of the stair stringer that was capable of withstanding the load from the lift, with additional stanchion post brackets fixed back to the adjacent wall to distribute the loading. The installation was carefully managed to minimise disruption to the residents and staff of the building. A special, bespoke platform size of 800x700mm, with an uprated weight capacity of 300kgs was specified to ensure that the heavier wheelchairs could be accommodated if necessary. The lift is capable of being remote controlled with wireless key controls for the lift. Home owner, Andrew Carnachan was very complimentary about the service they had from the team at Ability Lifts. He mentioned both the efficiency and professionalism of the installation team who worked closely with the onsite builder to ensure the correct fixing for the lift was provided, as well as the consideration the team made to ensure the job went smoothly.
