New Student Accommodation In London

Developed by Tide Construction and its offsite manufacturing company Vision Modular Systems, Chapter White City is located on the site of the former Savoy Cinema. “Chapter White City is a fitting tribute to the famous cinema that once stood on the site, and the students that have chosen to make Acton their home will bring a vibrancy to this historic gateway to central London.

Our work here with Vision and HTA is testimony to the versatility of modular construction and what it can deliver throughout London and the rest of the country, in both the residential sector, the hotel sector and the student sector,” said Christy Hayes, chief executive officer at Tide Construction. Manufactured by Vision in their purpose-built factory in Bedford, the modules used precision engineering production line techniques designed to streamline the process and deliver a quality end-product at a faster pace of construction.

“Chapter White City is a stunning new addition to our growing London student portfolio, completed in time for the start of the 2019 academic year this September. Vision and Tide have perfected the art of modular construction, with Chapter White City standing as proof of the highquality craftsmanship which can now be achieved by this innovative construction method,” said Troy Tomasik, Managing Director – Investments at Greystar. In addition, Tide and Vision Modular Systems are also onsite in Holloway delivering a 257-home student accommodation scheme for Chapter. Tide Construction Limited is a unique development and contracting company, utilising both traditional and Offsite Manufacturing Methodologies (OSM). The team provides full turnkey building solutions using highly advanced offsite techniques and are market leaders in modular construction.

Crest Nicholson Announces New Homes In Cambridgeshire A Reserved Matters Application has been submitted by developer Crest Nicholson for 192 homes and landscaped public open space at Alconbury Weald, Cambridgeshire. Located on the former airfield to the north west of Huntingdon, Crest Nicholson will become the fifth housebuilder to join the growing development of over 5,000 homes. The new homes benefit from a prominent location on the central hub of the first phase, having been carefully designed to reflect the character of the local area. The green spaces around the homes will be connected by safe cycle and walking routes and a number of public amenities along the Linear Park, including orchards, outdoor table tennis and other games will also be delivered. The houses at Alconbury Weald will be a mixture of one & two-bedroom apartments and developer-update.co.uk

four-bedroom townhouses along the green Boulevard. The cricket pitch will be surrounded by townhouses with balconies, while semi-detached and mews properties frame the Linear Park, which follows the line of one of the former airfield’s taxi-ways, creating a safe walk and scoot to school route. Crest Nicholson chose to design the homes with contemporary buff-coloured brick and red brick in order to denote distinct character areas within the development, while being complemented by blue brick and render detailing. Internally, the homes will be light and spacious, and finished to a high specification. “We are excited to have secured the opportunity to become the latest housebuilder to join the growing Alconbury Weald community. With over 5,000 homes, an enterprise zone

and a variety of public amenities – including new schools, sports pitches and a health centre – this is truly a visionary project for the wider Cambridgeshire area. Our plans are to deliver a mix of 192 high-quality homes and we look forward to working with Urban&Civic bringing this vision to fruition,” said Toby Lambert, Development Director at Crest Nicholson Chiltern. The application comes forward under the Planning Framework and Design Code set in place by the Outline application for Alconbury Weald.

New Homes For Doctors And Nurses To Help Plug Acute Staff Shortage

The first housing development exclusively for clinical staff will open in Salford to help plug an acute staff shortage in the NHS. Salford Royal NHS Foundation Trust has teamed up with housing association Salix Homes to provide a 26-apartment complex for doctors, nurses and other clinical staff who work at the organisation. It comes after the Trust revealed it was struggling to fill 200 vacancies, with the lack of affordable accommodation one of the barriers to attracting people to the area. Ian Moston, group chief finance officer for Salford Royal, said “Like most organisations in the NHS we have a significant number of vacancies. Our partnership with Salix Homes will provide a major benefit to us in helping to attract people to work and settle in Salford. “For the majority of us, the ability to live close to where we work is an

important part of balancing work and home life. Through this partnership with Salix Homes we hope to provide people choosing to come to Salford with good quality, affordable housing whilst they establish themselves in the City on a long term basis. “We hope this venture with Salix Homes is the first of many areas where we believe we can collaborate to improve the health and wellbeing of people living and working in Salford, and the area and can become a template for other communities.” Salix Homes has spent more than £2million converting the former sheltered housing complex Alexander Gardens in Broughton into modern one and two bedroom apartments. The project was partially funded thanks to a £780,000 grant from Homes England Shared Ownership and Affordable Homes Programme. Alexander Gardens on Gorton Street has stood empty since the Boxing Day 2015 floods after the former residents were re-housed when their homes were damaged by the worst

flooding to hit Salford in decades. Since that fateful night, extensive flood resilience measures have been implemented within the facility and the wider area to help protect against future floods. Sue Sutton, executive director of operations at Salix Homes, said: “It’s no secret that the country is in the grips of a housing crisis, but it really brings it home when our own local hospital cannot recruit staff due to a severe shortage of suitable and affordable accommodation. “In the year our wonderful NHS turns 70, we are very proud to be able to offer a solution to provide affordable accommodation for doctors, nurses and other health professionals and help ensure our NHS can continue the fantastic work it does for another 70 years and beyond. “We believe this project to be among the first of its kind in the country and shows the importance of the health and housing industries working together to help overcome some of the most critical issues facing our sectors.” developer-update.co.uk

The Netherlands Will Soon Be Home to a Self-Sustaining Eco Village The first of many ReGen Villages is slated to be built 30 minutes outside Amsterdam.

Part of ReGen Village’s mission is to create “off-grid capable neighborhoods,” according to the company. To achieve this, the firm is consulting with local design practice Except Integrated Sustainability and plans to erect internet-ofthings–enabled prefab and modular structures. The 60-acre village will feature 203 houses and vertical greenhouse gardens that will provide fresh produce grown with collected rainwater. Precipitation can also be filtered through the houses and stored for drinking purposes. Food waste will become fish and animal feed for on-site aqua and animal farming. The houses are designed without driveways or parking areas to encourage residents to walk or bike. Self-driving electric cars and buses will be stationed on the outskirts of the village to transport people to and from Amsterdam and the Almere town center. The residences will range in price from approximately $233,000 (€200,000) for smaller row houses to approximately $990,000 (€850,000) for larger villas. Imagine a neighborhood where landscaping comes in the form of vertical gardens bursting with fresh fruits, vegetables, and legumes; where the roads are only wide enough to walk or bike to a friend’s house; where you can volunteer at the local community center in exchange for homeowner association (HOA) fee discounts, tracked using blockchain technology, of course. Silicon Valley–based construction company ReGen Villages has imagined a place like this and is planning to develop the world’s first developer-update.co.uk

self-sufficient suburb 20 minute outside of Amsterdam in the Dutch town of Almere. Inspired by research for the Solar Decathlon from Stanford University as well as a UN sustainability brief from the Stanford Center for Design Research—which was co-authored by ReGen Villages founder James Ehrlich outlining preliminary plans for the villages—the construction firm aims to address the issue of exponential population growth by creating affordable, sustainable housing options, according to its website.

Residents will play a role in sustaining the community through volunteer work in gardens and community centers, among other things. Using blockchain technology, their hours will be logged and translated into HOA fee discounts. Following the successful completion of the Almere ReGen Village, the company hopes to develop more villages in other harsher climates, including sub-Saharan Africa and rural India. It plans to break ground in the Netherlands by the end of 2018 with the first structures to be constructed in 2019.

New Primary School In Patchway Construction work is underway at a £5.6 million primary school located on the old Filton Airfield in Patchway. The Charlton Wood Primary Academy is being built by Bristol-based Beard Construction and it will open its doors in September 2019. The scheme includes the addition of 14 classrooms – eight rooms for juniors, four for infants and two for reception – and it will provide places for 60 students in reception and year one. Each year, 60 new places will be created, aiming for a total of 420 pupils by 2025. The academy, which was designed by South Gloucestershire Council and BBA Architects, will include four breakout spaces, a library, kitchen, offices, staffroom and a large hall with a stage. There would also be play facilities outside, such as an outdoor timber classroom with a grass mound amphitheatre and a tepee village outdoor learning area, a multi-use court for netball and tennis and a grass sports pitch.

development is named after the village of Charlton, which was demolished in the 1940s to make way for a runway extension at Filton. “Over the last year we have been working really closely with residents to ensure that the school is at the heart of the community. We are really excited to be opening next year and look forward to welcoming our first cohort,” said Headteacher Neil Lankester.

“There are some really interesting outside features to this scheme which will be fun for our team to build, and even more fun for future students to use,” said Sean Franks, Beard Construction contracts manager. The primary school is part of Charlton Hayes – a brandnew 2,200- home extension to Patchway. The mixed-use

PRP’s Later Living team redevelops Lewisham’s Almshouses One Housing Group Limited (City Style) has completed a £26 million scheme in Lewisham, South London. Designed by PRP, the development provides 92 new homes, including 64 for older people, 26 homes for sale, and an additional two family houses for social rent on a separate site at Blessington Road. Built in 1963, the site was originally home to the Christopher Boone’s Almshouses and has been developed by housing association One Housing in partnership with the Merchant Taylor’s Boone’s Charity. PRP’s design approach revolved around the need to care and protect older people living in Lewisham. It consolidates the existing almshouse accommodation previously situated on two sites and is well located in terms of access to the high street and public transport routes, but also in relation to a residential care/nursing home operated nearby. The building typology is closely aligned with the aspirations and recommendations of the HAPPI report. The older persons accommodation, which has an age restriction of over 57, is configured as a ‘U-shaped’ block that wraps around a central garden courtyard, while the accommodation has been reinvented as dual-aspect apartments, each with its own front door accessed from

walkways that overlook the garden. The apartments are generous in size at 10-15% larger than the minimum space standards, and all benefit from bay windows and large balconies. Carefully arranged landscaped areas are at the heart of the development, with a circular, covered walkway that leads to a communal summer lounge, a terraced garden designed as a quieter space for residents, and a garden for those interested in horticulture and vegetable growing. Anne-Marie Nicholson, senior partner at PRP, said: “These state-of-the-art homes have been sympathetically designed by our ‘Later Living’ team with residents in mind, particularly those who are older and desire modern homes with nearby access to care. We have redeveloped the original properties to bring the community together, centred around a beautifully landscaped courtyard that allows for socialising and hobbies. “People spend years building a community for themselves, and this natural bond to one another and to a location should be a key consideration in design terms. Designing with people in mind is at the heart of what we do, and we’re determined to create homes that provide older people with the lifestyle they’ve always had.” developer-update.co.uk

New factory at Lime Green gets thumbs up from the market

Cl HER ick E a vid to see e facto o of the ry b proc uild ess

To celebrate the recent opening of its 100 metric tonnes a day capacity manufacturing plant, Lime Green Products held its first Open Day attended by customers, architects and restoration contractors, conservation officers and the Lord Mayor of Much Wenlock, who all enjoyed a tour of the new factory which impressed all. Joe Orsi of Orsi Contini Consultants, a customer and historic buildings specialist said “I like what you have done and I have no doubt that this brave investment will benefit and secure your business well into the future.” Continuing over 500 years of lime production on Wenlock Edge, the UK’s leading manufacturer of lime based mortars, renders and plasters, Lime Green Products completed the construction of its £2 million state of the art mixing plant in just 3 months, after 3 years of planning ! The building frame required over 150 tonnes of steel. Twenty three storage silos holding over 600 tonnes of raw materials provide the capacity for a daily manufacturing output of approx. 100 metric tonnes. A sophisticated software system ensures highly accurate computer controlled batching of ingredients for all products. Co-founder and Operations Director James Ayres said “The plant is designed for very precise weighing and mixing, for some ingredients as accurate as 1 gram per tonne, which allows us to make a product with greater consistency over time whilst also improving efficiency in raw material and energy use. The bulk storage is cleaner and safer, as materials are contained in sealed, constantly monitored silos. This has also significantly reduced the amount of HGV traffic on and off the site, and eliminated a large amount of packaging waste. The plant has a wide range of ingredients available on demand from the silos, everything from very traditional roman cement and limes through to modern low-carbon binders. This allows us to switch between products with ease to meet short lead times, a real concern for many contractors in the industry.” For further information please contact dominic@lime-green.co.uk or on M: 07914 394302 developer-update.co.uk

RINNAI HOT WATER DELIVERY – PAY AS YOU GO HEATING

Jennifer Williams looks at how continuous flow hot water delivery systems are fast overtaking the old technology of heating and storing water ready use.

Reports from the market on hot water heating system delivery in the commercial sector are showing a transition away from older technologies, which commonly use large volumes of cylinder stored and reheated hot water, are reaching a ‘tipping point’ with continuous flow units vastly out-perform them in terms of capital costing, economy of fuel, plant room space and lifetime efficiency. Each family is said to use 80 litres of hot water daily and the older technologies employed by traditional means of stored hot water heating systems are increasingly unable to economically and sustainably meet these market demands. Stored types of systems feature an insulated cylinder or container that keeps large quantities of water heated by either a boiler or immersion heater, and reheated when temperatures drop below a useable temperature. Thus, when there is demand, stored water is released and used, and then the cylinder refilled and reheated to remain at optimum temperatures (above 60°C) until next use. The market today requires and expects instant access to hot water, and in most domestic and light commercial applications there is no need for an inefficient system that can have a significant lag in recovery time to fully reheated water reserves. The major claimed benefits of storage systems lie in large commercial applications, such as a gyms or hotels, which need very large volumes of water at peak times – however, this can be easily accommodated by using a cascade system of continuous flow units. According to an AECOM independent study (AECOM is the largest building services consultancy in the world) the life cycle costings of continuous flow systems in comparison to equivalent storage systems, on average a ‘continuous flow water heating system can be up to 7% more economical’. At 89% efficiency on average, a storage system will encounter heat loss and wasted energy - reheating at times when there is no demand, for example. A continuous flow unit will maintain an efficiency level of 96%, increasing the returns on investment; or in other words, major savings on ongoing costs. Continuous flow hot water delivery is disrupting the old ways with new ways of doing it better, faster and more economically. The continuous flow units and systems offer heating efficiency, reliability, space saving, Legionella prevention and environmentally conscious Low NoX outputs - plus a Limescale Check system which ensures optimum performance throughout the life of the unit by constant monitoring and alerts for any buildup of lime-scale residue. Limescale can build exponentially if left and ignored, where a 1.6mm depth of limescale on a heat exchanger means a drop in efficiency of at least 12% - and a cut in the efficiency of any system means higher running costs. ‘The payback investment over the 10 years-plus life of a single Rinnai unit can be measured and shown to out-perform cheaper and much less efficient water heaters in a matter of months’, adds Chris Goggin, Operations Director.

Caudwell International Children’s Centre (CICC) is the UK’s first independent purpose-built facility dedicated to autism diagnosis, therapy and research. The £20 million facility at Keele University Science and Innovation Park. The 60,000 sq ft building has incorporated curved steel roofs around two internal courtyards.

13

The centre has been meticulously designed to provide an ideal environment for disabled people, with a particular focus on the needs of children with autism and neurodevelopmental conditions. Ecophon’s Omar Hussain described how the design of the building called for specialist acoustic solutions. “All of the rooms and large spaces have curved walls which made the concealed Focus Ds installation very non-standard. The integration with M&E proved to be a specific challenge which we had to address directly on site.” Paul Norris of Miles Industries was the ceiling contractor for the duration of the project and from initial design meetings prior to an order being placed, to pricing of the works and both surveying and managing elements of the works. He described working on the CICC building: “A high proportion of the walls were curved, this made installing standard products a challenge. We had to use several products which are usually used sparingly on standard construction projects including 6mm Glasroc plasterboard and flexi perimeter trim.”

All of the rooms and large spaces have curved walls which made the concealed Focus Ds installation very non-standard.

“We installed Focus Ds predominantly on the ground floor in the ‘front of house’ areas where children, staff and parents would be. Advantage was mainly used in the staff office areas on the upper floors. Both of these products were installed in the Lab area, along with Meditec and some Focus E.” Paul and the Miles Industries team know Ecophon’s products well and as they were involved at the design stage, they were able to advise on the best product to use in many cases. Although it was their first experience of working with the Ds tile. “We have worked with Ecophon before and have experience with a number of their products but it was our first time using the Ds tile. We were involved at design stage. The architect and client were after a class A absorption tile so had already specified Ecophon. However, we were involved in adapting a few specifications for commercial reasons. We also helped the customer specify suitable ceilings for various spaces to meet very demanding requirements. The concealed system was a high priority.” The Miles Industries team found it useful that the Ecophon team were available for site visits when needed, and to answer installation queries. developer-update.co.uk

P C Henderson’s barn door hardware specified for period property renovation Sliding and folding door hardware manufacturer, P C Henderson, has witnessed an ever increasing trend for its Rustic 80 barn door hardware over the past few years. The hardware has recently been specified for a home renovation project by first time buyers Reece Hall and Zoe Wood due to its unique features and space saving properties.

L

ocated in the Kent countryside, Reece and Zoe purchased the property in June 2017. Built in the early 1900s, the 2 bedroom, semidetached cottage was full of character but required a much needed renovation to help restore the property to its former glory. The 11 month renovation included a complete rewire, full house re-plaster, a full damp-proof course, new heating and plumbing system and a new kitchen and bathroom. The couple also required some sliding door hardware for the properties bedroom and bathroom doors.

“We’re more than happy with our Rustic kits and we would definitely consider P C Henderson’s hardware on future projects or a possible extension to the cottage”

“When planning to renovate the property, we agreed that we’d like to maintain some of the cottages original character and charm. Having refurbished the cottages original pine plank doors, we were keen to make a feature of them. Due to the size of the doors, they weren’t suitable to be used in a traditional swing system as they consumed quite a lot of valuable space. We decided a sliding door system would be the best solution but we needed something which would suit the traditional décor”, commented Reece.

P C Henderson’s Rustic sliding barn door hardware was identified as the best solution for the project. With its beautifully crated barn style hangers, Rustic 80 complemented the original pine plank doors perfectly. “After seeing an image of sliding barn door hardware on social media, we knew this was the perfect product to incorporate into

our renovation. We carried out some online research and came across the Rustic 80 by P C Henderson, after reading through some positive reviews we were confident it was the right product for us and we weren’t disappointed”. By installing a sliding door system over a traditional swing door system, Reece and Zoe were able to save valuable space in both the bedroom and bathroom as well as adding a unique feature to the property. “We’re more than happy with our Rustic kits and we would definitely consider P C Henderson’s hardware on future projects or a possible extension to the cottage”, continued Reece. Ideal for barn conversions and period properties, Rustic 80 is a great way to add a unique feature to the home. Available in a matt black or stainless steel finish, the system caters for doors weighing up to 80kg and will soon have a Soft Stop available to further add to the refinement of the product. Built-in contemporary gas fires Top of the range are the DRU Maestro and Metro series of built-in contemporary gas fires. They come in a variety of sizes, capacities and styles, including front view, 2-sided, 3-sided and even see-through tunnel fires. Because they are balanced flue fires, they can be installed without a conventional chimney, creating much greater flexibility of design. They can be used to create striking architectural features in the home, such as room dividing walls and pillars, enabling their authentic flame pictures to be viewed from all angles and transforming the living space in the process. They are manufactured using some technically advanced materials, such as Clear View glass for a perfect view of the flames and mirrored Ceraglass interiors, which produce a stunning infinity flame effect. developer-update.co.uk

DRU also produces some attractive and versatile freestanding gas stoves, such as the Passo (pictured). This sleek, cylindrical stove with its curved glass window features a gorgeous log fire bed, just like a real wood stove but without the need to constantly store and replace the firewood. All high end DRU gas fires are operated using the exclusive DRU Eco Wave app for tablets and smartphones. This allows you to adjust the flame pattern and gas consumption using a simple graphic display.

A further option is the DRU PowerVent extended, fan-assisted flue system. This enables gas fires to be installed in previously inaccessible locations such as highrise apartments, loft conversions, basements, hotel lobbies, restaurants and much more. The only limit is your imagination.

Ingenious new cavity wall gas fire If your preference is for a more traditional fireplace, but your home has no chimney, why not investigate the new DRU Global cavity wall gas fire? This ingenious model fits neatly into your brick wall cavity with a discreet terminal on the outside wall. A matching slimline fire surround and hearth completes the classic fireplace look. It takes up very little floor space in the room and provides a beautiful focal point for the whole family to admire. All DRU designer gas fires are Eco Design ready with A energy ratings, making them suitable for new-build as well as general domestic use. DRU gas fires are available from approved fireplace retailers throughout the UK. For further information and to find a local dealer visit www.drufire.com

Tradespeople say heat is forcing them to down tools, and call for on-site water stations Apart from the recent thunder storms, Britain’s summer has so far proven to be a very un-British scorcher. With temperatures hitting sweltering highs, spare a thought for the bricklayers, carpenters and other tradespeople that have to work outside, and who have already had to endure the bitter Beasts from the East earlier this year.

To find out how people on the country’s construction sites are handling the heat, the UK’s largest online supplier of ironmongery, IronmongeryDirect, has carried out a poll among its customers – mainly sole traders and small businesses. The research reveals that almost 40% of respondents have been prevented from completing a job because of the hot weather. As many are self-employed, they are likely to be feeling the impact of any heat-induced pauses in work through loss of income. Their professional reputation can also take a battering despite making decisions to leave the site for safety reasons. A Met Office spokesperson added: “We would urge high-risk groups including tradespeople to follow the Public Health England advice to take care in the sun, especially when temperatures are potentially reaching 30 degrees or more throughout this week - either stay out of the sun or be sensible and don’t go out in the strongest sunshine hours which are 11am to 3pm.” developer-update.co.uk

In addition, half of the survey respondents felt that water stations should be introduced on-site to help them keep cool at work. Wayne Lysaght-Mason, Managing Director of IronmongeryDirect, has questioned whether more should be done to protect tradespeople in extraordinary weather conditions: “This heatwave has been more prolonged and relentless than anything I can remember. With it not beyond the realms of possibility for this type of weather to become more frequent, I think it’s vitally important for tradespeople to receive more protection.” The heatwave is not all bad news. It has resulted in more work for builders - 25% of poll participants said they are being asked to install more swimming pools and 1 in 2 have noticed a higher demand for outdoor decking.

OFFICE PRINCIPLES CELEBRATES 30 YEAR ANNIVERSARY

Award-winning design and workplace consultancy, Office Principles is celebrating 30 years of enabling great organisations by transforming their workspaces as it continues to work across a variety of office fit out and refurbishment projects. The office interiors expert has recorded an average of 10 per cent year on year growth in the last five years and is currently looking forward to completing the next six months with a bulging forward order book. Joint managing director of Office Principles, Cyril Parsons is delighted with the steady growth of the company he co-founded three decades ago: “It’s always been important to us to stay connected to our clients and we have forged our path based on the working ethos that creating spaces that really make a difference can be achieved if we can develop a very real and detailed understanding of our clients’ needs. “No two businesses are the same and nor should their office spaces be. By taking a consultative approach, we work with our clients to create spaces that measurably impact on wellbeing and productivity while providing significant cost and space-saving solutions.” A family-run concern, Office Principles was an early adopter of the

concepts surrounding agile working and the team is keen to guide its clients to understand and embrace the changes in working practice that enable this style of working to be so successful. Cyril continues: “One of the most rewarding aspects of what we do is to help our clients to streamline their spaces and enjoy a more fluid working existence, which automatically removes the unnecessary costs associated with having surplus space or the misuse of space. One of the other aspects of office redesign and space planning that is sometimes overlooked is the impact it can have on recruitment and retention.

for roll out projects, Office Principles’ geographical reach might be set to change. Office Principles has built a strong and varied commercial portfolio over the years to include blue-chip brands such as Exterion Media, Telegraph Media Group, Visa Europe, GE Capital, Fitness First, Tata Communications, ResMed, Direct Marketing Association, Land Securities, Mothercare, and Kuoni. For further information on Office Principles and its services, visit www.officeprinciples.com

“We work for clients that value their staff and want to create cutting-edge environments that better serve and support them – and that’s why those clients come to us !” With a specialist knowledge of London and the South East, the company has focused on these specific areas to grow its business however, as an increasing number of clients are requesting its services developer-update.co.uk

Robert Godwin, CEO of Lamington Group, commented, “We have run our business in Hammersmith for over 30 years, and as a local business we’re very much looking forward to bringing this much-loved building back to life and giving it a new purpose with a full historical restoration. HUT Architecture is a specialist in the design of places to work and will be the perfect partner to help restore as much of the original building fabric as is practical in order to celebrate its historic and aesthetic value.” Lamington Group is also seeing success and expansion in other areas of its business. Its unique hometel concept, room2, launched with room2 Hammersmith in 2016, followed recently by the opening of room2 Southampton in June 2018, and now a third hotel has just been confirmed for Manchester. The move confirms the hometel offering and its potential for growth outside the south east.

LAMINGTON GROUP SECURES PLANNING PERMISSION TO DEVELOP LISTED MISSION HALL INTO FLEXIBLE WORKSPACE Hammersmith-based property developers Lamington Group and HUT Architecture are pleased to announce they have secured planning permission and listed building consent to redevelop and refurbish the Grade II listed building at 41 Iffley Road, Hammersmith into nearly 7,000 sq ft of Grade A office accommodation. The former mission hall, which dates from 1883-4, was used as a set painter’s studio from 1966 to 2014, and is now being reimagined as a flexible workplace for the creative industries. Lamington Group is working with HUT Architecture, an award-winning architectural practice based in East London responsible for major projects developer-update.co.uk

across the city spanning residential and commercial properties. Works will open up the hall, extend the basement and insert a new mezzanine level to create an open plan floor space and bring a new viewpoint to the unique vaulted roof. In addition, complete restoration works of the listed building will be carried out, including stonework, metal work glazing and paintwork. The property will be marketed for pre-letting this autumn, and completion is expected mid-2020. The renovation will offer a boost to the Borough of Hammersmith and Fulham (LBHF) with increased employment opportunities and longer-term benefits to the area. The development has the potential for over £2.1m of economic multiplier benefit once open.

room2 offers a unique home plus hotel experience, creating a flexible, considered design and a welcoming environment which makes guests feel comfortable and at home. “We’ve seen a proliferation of design-led hotels in the south east but we believe there are additional opportunities elsewhere,” Godwin explained. “Following the successful launch of room2 Southampton, we wanted to expand our regional approach. “A lack of investment in new offerings outside London means the regions are increasingly receptive to new ideas. Consumers are demanding more, and we’re seeing a move away from corporate vanilla brands to ones with character and personality. Good quality, good design, good value and good service will always be in demand; it just requires someone to take the leap of faith into smaller cities.”

The ability to refine state of the art technology has enabled Gilberts to play a key role in helping take a Grade II listed building into the 21st century. The 98,000 sq ft Arkwright House has undergone a £16m upgrade by Catalyst Capital, to create seven floors and a basement of premium quality open office space. One of the major issues being faced at the Manchester city centre building of national interest has been how to deliver adequate quantities of fresh air throughout the building without draughts- bearing in mind that the finished soffits are over 3m high. Gilberts, the UK’s leading air movement specialist, solved the problem, using over 700 of its patented GZL linear diffusers. Catalyst and its M&E consultant Crookes Walker Consulting worked with Gilberts to prove the design using Computational Fluid Dynamics (CFD) modelling, before specifying the diffusers. The collaborative approach was instrumental in winning the order.

GILBERTS HELPS ACHIEVE SYNERGY BETWEEN CONTEMPORARY AND HERITAGE

“The aim at Arkwrig ht House has been to deliver Grade A office space in the heart of Manchester,” explained Gilberts’ Sales Director Ian Rogers. “One of the main architectural features is the inclusion of a rafted ceiling system, to expose the original beams yet conceal the building services- including the ventilation ducting- and give a sense of space that a conventional suspended ceiling would not be able to match.

“The GZL could deliver the high air volumes required. With our technical expertise and in-house R&D and engineering capabilities, we were able to further refine our technologicallyadvanced design to ensure it could be seamlessly integrated into a nonstandard ceiling system.” Gilberts’ GZL high induction (Zipp Air) diffuser uses a unique cross-flow high induction jet to create semi-circular air distribution. This accelerates mixing with the room air, whilst causing rapid deceleration in air discharge.

As a result high air change rates - up to 25/ hour- can be achieved, without detrimental impact on the normal comfort conditions: the standard two-slot GZL delivers a minimum 60l/s with only 15NC (based on a room absorption rate of 8db). Gilberts is the UK’s leading independent air movement specialist. Alongside its comprehensive range of grilles, louvres and diffusers, it has the ability in-house, to design, manufacture, and test bespoke solutions to meet specific project requirements. It also has one of the most technically-advanced in-house test centres in the country, which it designed and built using internal resources, at its 90,000sq ft Blackpool headquarters. Havwoods Specified for Suzanne Brewer Architect’s Blackheath Project in Greenwhich As Britain’s oldest conservation area, Blackheath in the Royal Borough of Greenwich is a historical site of significant architectural importance, with buildings dating back to 1790. Situated alongside the open space of the heath and RIBA Awards-nominated Mews House, Dartmouth Annex is a new-build speculative property designed by Suzanne Brewer Architects. Clad in timber panelling and painted to reflect the saddle oil coating of the site’s original stables, Dartmouth Annex encompasses Brewer’s signature ‘Scandi-Modern’ aesthetic, mixing neutral colours, exposed brickwork and natural materials. The ground floor arrangement, which comprises of an openplan kitchen, dining and living space, and adjacent bedrooms, required flooring that unified each area and created a developer-update.co.uk

natural flow from room to room. Havwoods’ Natural Oak Herringbone fitted the brief with its golden-toned hue and hardwearing, engineered construction. Providing a subtle contrast to the sleek white paintwork and modern gloss finish in the kitchen, the Oak Herringbone planks chosen for the flooring introduce warmth and character to the surroundings. The expanse of glazing throughout the build welcomes an abundance of natural light, highlighting the tonal variations in wood flooring to create a bright and contemporary space.

Photo shows the Pump Technology, PumpMatic Sewage and wastewater system (the grey tank) ready to be installed.

Correct Sewage Pumping Station Selection is Easy with Merchant Partner System. The Problem In the course of construction of a new build Bungalow at the bottom of a slope in Reigate, it was necessary to dig down lower footings because of surrounding dwellings and roof height restrictions. This meant that there was a requirement to pump sewage and wastewater up to main sewer connection which was at a higher level. The Solution: The contractor discussed the problem with his local Merchant, who is one of Pump Technology Ltd’s. Merchant Partners. This scheme enables the merchant to work with Pump Technology, using them as his commercial pump professionals. They offer free telephone and on-site advice. They also provide appropriate literature, in this case PumpMatic brochures and Sewage Pump Selection data, to the Merchant’s customers. Even with all of this support however,

the sale still transacts totally through the Merchant.

the entire process and even after the pump commissioning”.

Tony was originally considering buying off the internet (although the products were not like-for-like). However, after discussing the project with Michael Weeks (Redhill Plumbing) he asked for a site visit from PTL and for some help and advice from their fully qualified, in-house, consultant engineer.

There will be another pump required when the flats are built and Tony says that Redhill and Pump Technology will be providing that system too as he is now happy that this partnership works to his best advantage.

He comments “Looking at all the different pump options I was confused to say the least, but obviously the cost was a factor”. After the site visits, PTL worked with Redhill Plumbing to optimise the supply price and lead time on a correctly specified and matched custom pump and chamber build. Now that Tony has seen the product, which is just slightly more expensive than the internet version, he says that he is confident that the design and build quality is superior. Tony says “I have now decided that going for a quality product from a quality company that lends a helping hand from selection and right through the purchasing process is the right way to go”. “It will provide me with peace of mind through

New Banc of California Stadium utilizes Hig Glazing Systems from C.R. Laurence to incre security and function Systems were specified to meet the code, schedule, and aesthetic requirements of the modern stadium The new, 22,000-seat Banc of California Stadium has opened to the public. Located in Los Angeles, California, the Gensler-designed, state-of-the-art stadium will host Major League Soccer (MLS) games and be the home of the Los Angeles Football Club. It’s the former site of the Los Angeles Memorial Sports Arena, and represents the first open-air professional stadium built in Los Angeles since 1962. Amenities include restaurants, retail stores, a museum, and a conference centre. In all, Banc of California Stadium is aimed at helping to revitalize Los Angeles’ Exposition Park. developer-update.co.uk

The privately funded, $350 million Banc of California Stadium is the most expensive MLS facility in league history. PCL Construction served as the general contractor on the project, and C.R. Laurence (CRL) manufactured and supplied custom all-glass entrances, glass railings, and bullet resistant transaction systems to enhance the aesthetics and function of the stadium. Helou Construction installed the glazing systems.

The accompanying Blumcraft® Panic Handles are ideal for high-traffic applications such as sports stadiums and further enhance the all-glass visuals using a slim and elegant tubular design. Oldcastle BuildingEnvelope® supplied the glass for the entrances.

Available for toughened laminated and monolithic glass between 12 and 25,52 mm and in a wide choice of finishes, TAPER-LOC® is a dryglazed railing system that offers a hassle-free alternative to the mess and awkwardness of working with cement. With no scaffold required, the system enables installation to be completed from the safe side of the balustrade from start to finish, which is particularly useful in retrofit projects or when a broken glass panel needs to be changed as it eliminated the need for expensive scaffolding, cuts installation times and provides safety and security for installer and end user. Wrightstyle remembers the Summerland tragedy Wrightstyle Limited is an international steel and aluminium glazing company, designing, manufacturing and installing systems to mitigate against fire, bomb/blast and ballistic attack. Jane Embury, the company’s marketing director, looks back at one of the worst fire tragedies in the British Isles. Last year saw the appalling catastrophe of Grenfell Tower, which will no doubt see the introduction of new fire regulations for the manufacture and installation of external cladding.

It changed building regulations across the country because, most tragically, poor design and inappropriate building materials allowed a minor fire to become a major conflagration.

Tragically, codifying by catastrophe is nothing new, so it’s worth remembering another fire that happened 45 years ago this August. Until Grenfell, it was the worst peacetime fire in the British Isles since 1929, and the worst disaster in the history of the Isle of Man.

The 1973 fire was at the 3.5 acre Summerland resort on the Isle of Man, which advertised itself as the biggest and most innovative entertainment centre in the world. The British Tourist Authority described it as “an outstanding tourist enterprise.”

developer-update.co.uk

Doors & Windows 43 Designed to attract visitors away from cheap overseas resorts, the centre had an indoor heated swimming pool, saunas, Turkish baths, an artificial sunshine zone, a children’s theatre, an underground disco, waterfalls, and restaurants and bars with live entertainment throughout the day. One promotion extolled the centre as “a holiday town where it never rains, the wind never blows and the temperature never gets chilly. Outside it’s raining yet here you are relaxed in your shirt sleeves, gently perspiring in a tropical 80 degrees.” Year-round artificial sunshine was achieved by a transparent roof comprising acrylic bronze-tinted sheets. There were seven floors in total and the building had a capacity for more than 5,000 people. For just over two years the waterfront centre attracted visitors from all over the world. It appeared that the vision behind its creation was working, taking Manx tourism into a bright future. On the evening of Thursday 2nd August 1973 an estimated 3,000 people were enjoying themselves at the resort. However, three schoolboys on holiday from Liverpool were hanging around at the back of the building next to a dismantled fiberglass kiosk. They were illicitly smoking and the fire they inadvertently set off killed 50 people and gutted the complex. The small fire in the kiosk triggered a number of fire events. First, the kiosk collapsed against the exterior wall of the building, which contained both asbestos and bitumen – with limited fire-resistance. Second, this set fire to interior sound-proofing material, which also had poor fire-resistance, causing an explosion which ignited the highly flammable acrylic sheeting which covered much of the rest of the building. The acrylic then melted, allowing oxygen to flood in and drop burning material inside, starting more fires and injuring people trying to escape. Third, the fire spread quickly across sheeting on the leisure centre walls and roof, and through vents that were not properly fireproofed. Indeed, some parts of the roof comprised wood-wool slabs with felt and chippings on top. In addition, the building’s open-plan design included many internal spaces that simply acted as chimneys to spread the fire. The subsequent enquiry found that there was an absence of compartmentation in the space above the entrance floor, and a lack of adequate protected escape stairs. Making things worse, the fire service wasn’t alerted for almost 30 minutes. Because of previous false alarms,

Summerland’s alarm panel had been modified to create a delay to the automatic fire brigade alert. The mains wiring then burned through and prevented the alarm from sounding. Indeed, the alarm was only raised by a ship two miles out to sea which reported that “it looks as if the whole of the Isle of Man is on fire”. It was the Coastguard that called the fire service and, at its height, 96 of the island’s 106 firefighters attended the fire and all of its 16 fire engines. Further compounding the tragedy, there was little or no attempt to evacuate the 3,000 people inside the centre. In a rush to escape, many were crushed and trampled because of locked exit doors. Many others then made their way to the main entrance, causing further crushing. If that wasn’t bad enough, emergency lighting failed after the main electrical supply was mistakenly turned off and the emergency power generator failed to start. The main factors in the tragedy – inappropriate building materials, lack of compartmentation and protected escape routes – all came under scrutiny in the subsequent public enquiry. While no individuals or groups were blamed, changes to building regulations to improve fire safety were introduced nationwide. Central to those changes were better approaches to contain fire and ensure that escape routes were protected – areas that Wrightstyle, with our advanced steel glazing systems, have particular experience and expertise. Our compatible systems, with the glass and steel framing systems tested together, are accredited to EU, US and Asia Pacific standards. However, as we always advise: specify the glass and steel as one unit: in a fire situation, the glass will only be as protective as its frame, and vice versa. The Summerland steel skeleton was demolished in 1975, although a smaller centre reopened in 1978. It closed in 2004 and was demolished in 2005. Most sadly, with Grenfell Tower firmly in mind, it’s tragic that it sometimes takes significant loss of life to improve building and fire regulations. 46 Doors & Windows P C HENDERSON RELEASE NEW TWINBOLT LOCKING SYSTEM Sliding and folding door hardware manufacturer – P C Henderson – has launched its new Twinbolt locking system for use with its leading exterior door hardware system, Securefold. Twinbolt is a sophisticated locking system for exterior folding doors whereby one simple turn of a handle engages a 22mm throw to securely lock the doors at the top and bottom of the system. Designed as a stylish and more concealed alternative to flush bolts, which require manual locking in two separate areas, the product is set to be a popular addition to the range. New features include the system being able to work with any euro cylinder lock meaning installers have the freedom and flexibility to use their preferred choice of lock – as well as an increased throw of 22mm, providing added security. This feature also provides installers with greater flexibility in regards to the gap between the door and the frame, an important factor due to timber doors often expanding and contracting after installation. A range of accessories are available to add to the refinement of the product including a stylish Malta Handle Kit and routing rubber cover strips available in a variety of colours. Finer details such as the inclusion of a factory set handle height (1050mm) and easy adjustment of the top lock rod - to suit standard and non-standard doors heights - demonstrates the high standard of design and manufacturing from P C Henderson. developer-update.co.uk

Andrew Royle, Sales and Marketing Director at P C Henderson, commented, “Although the previous version of Twinbolt worked extremely well, customer feedback told us that it required increased flexibility. The new system will accept any euro cylinder lock which makes the system a lot more future proof for any future lock or handle changes. The system as a whole is the perfect add on for our Securefold system, it’s discreet, stylish, convenient, requires effortless operation and we’re confident it will be received well by the market”. Developed as a direct result of customer feedback, the system is available in five kit variants suitable for top hung, bottom rolling, mortice and non-mortice Securefold systems as well as P C Henderson’s heavier weight capacity system, Securefold 150. Securefold is a an exterior folding door hardware system which is available for top hung wooden doors weighing up to 50kg, 100kg or 150kg as well as bottom rolling doors weighing up to 80kg. A high security version of the product - Securefold Ultra – is also available which Twinbolt can be used with. www.pchenderson.com

47 MAXIMISING DAYLIGHT IN YORKSHIRE’S FAVOURITE CAFÉ AND ICE CREAM PARLOUR Continued growth has allowed Yummy Yorkshire, one of Yorkshire’s favourite cafes and ice cream parlours, to expand with a new contemporary extension. Creating the contemporary link between the existing and new structure is Glazing Vision’s Ridgeglaze rooflight; which showcases the outstanding views on offer with its frameless view. Situated on Delph Farm, a working dairy farm nestled in the Pennine countryside close to Huddersfield. Martin Walsh Architectural were tasked with creating a modern, contemporary bespoke 2-storey barn conversion alongside a single storey extension, whilst maintaining the natural farmhouse look and feel. On the ground level, the single storey extension and barn conversion has helped create an intimate and extended dining area. The new first floor, has been extended and has brought new life into an agricultural barn that had been in situ for many years. Jeremy Holmes of Yummy Yorkshire said “The re-introduction of the first floor in the barn, has brought back so many memories.

CONTEMPORARY EXTENSION BRINGS NEW LIFE TO YUMMY YORKSHIRE

When it was originally in place we used the space for hay bailing – me and my father working side by side. It’s warming to know that this space will be used once again and that others can experience this hidden gem of a view.”

CAPTURING CHARM AND FAMILY HISTORY THROUGH GLAZING Entrusted with ensuring the personality and ethos of the business were reflected throughout the design of the building was Concorde BGW. Taking inspiration from the farm has led to the beautiful and well thought out design. From vintage

milk bottles being used as pendant lights, to the traditional and rustic furniture supplied from Revivalist, every detail is testament to the farming heritage handed down through generations which was a key influence in the brief. Adding a modern twist to a traditional farmhouse look and feel, Martin Walsh Architectural designed a contemporary link between the existing and new structures by incorporating a large dual pitched glass roof. Specialist rooflight manufacturers, Glazing Vision were commissioned to design and manufacture a bespoke ‘Ridgeglaze’ rooflight measuring 8m x 1.3m. The minimalist framework is structurally fixed to the walls of each building and features run off into box gutters at either end to deal with rainwater. The unit utilises high specification heat soak tested, toughened laminated glass which allows the unit to be manufactured in two complete sections. The glazed link maximises natural daylight in a tricky area that would have otherwise been quite dark and uninviting. Jeremy Holmes continued “we are really pleased with how this has progressed, especially the connection between old and new. In fact, we love how the team restored some of the original features of the barn to breathe new life into the building.” The project was also shortlisted for the Project of the Year at the 2018 Yorkshire and Humber Constructing Excellence Awards. Matt Robinson, Technical Director for MWA, comments: “It’s a real honour to have been nominated within the Yorkshire and Humber Constructing Excellence Awards, especially within the project of the year category, an accolade which we know is hugely competitive and equally sought after.” For more information on Glazing Vision’s range of rooflights to suit a variety of applications, contact us on 01379 658 300 or request a CPD. developer-update.co.uk

Peelaway

The original Poultice Paint Removal System Fast and effective paint and varnish removal. The original, authentic Peelaway® range is now available exclusively through Barrettine Products Ltd and approved Trade stockists. The Peelaway® paint removal system is designed for the complete removal of accumulated layers of paint with up to 32 coats of paint removed in one application. Use will not damage profiles or other surfaces where multi-layers of paint are removed. Peelaway® is available in two different formulations; Peelaway® 1 and Peelaway® 7. Both are Methylene Chloride free (Dichloromethane). The Peelaway® poultice paint removal system was first developed in 1981 to deal effectively with the problems associated with the removal of multiple layers of old lead-based paint, where burning, scraping or sanding would allow lead particles to escape into the environment with the associated health risks caused by such practices. The stripping compound is formulated to turn the lead into lead hydroxide within the paste, so that it can be safely disposed of without endangering the environment or user. The system is designed to work with the special Peelaway® poultice cover supplied which allows the user to extend the time available so the stripping process can be as complete as possible. This is especially useful where crevices and profiles have allowed the build-up of several times the thickness of the paint compared to flat surfaces. The system will remove paint from many exterior and interior architectural surfaces, including stone, cement, brickwork, plaster walls and ceilings, plain and ornate fibrous plaster cornices, plain and carved or turned woodwork, plain and cast metal work. Automobile, aircraft and marine coatings are also efficiently stripped with the Peelaway® system. The Peelaway® poultice paint removal system has been used for very many high profile restoration projects all over the world. In the UK these have included railings and interiors at The British Museum, ornate plaster ceilings at Greenwich Palace, ironwork on the London Underground and delicate panelling at the Victoria and Albert Museum. The system is frequently specified by architects as the only appropriate solution for paint removal, where damage to the surface or risk to the environment is an issue. The chemicals used within the stripping pastes are carefully chosen to minimise fumes and odours and are biodegradable and environmentally friendly. Dekton by Cosentino Chos Restaurant and Cookery Sc ®

Project: The Woodspeen Restaurant and Cookery School Location: Berkshire, UK Project end date: October 2017 Duration of Project: 3 months (for Cookery School refurb) Original Architect for Restaurant and Cookery School: Softroom www.softroom.com Kitchen Designer for Cookery School Refurbishment: Snugg Kitchens www.snugkitchens.co.uk Builder: Donovans Construction www.donovanconstruction.co.uk Application: Restaurant Pass and Cookery School Worktops Material: Dekton® Colour: Danae Thickness: 20mm Quantity: 5m2 Application: Cookery School Worktops Material: Dekton® Colour: Trilium Thickness: 20mm Quantity: 45m2

The revolutionary ultra-compact surface, Dekton® by Cosentino has once again proven to be the surface of choice for professional chefs, with its recent specification by internationally acclaimed Michelin star chef, John Campbell for his restaurant and cookery school, The Woodspeen. Situated in the beautiful West Berkshire countryside near Newbury, The Woodspeen Restaurant was built on the plot of a once thriving local pub that had been left in a state of disrepair. Over a 12 month build period, the new building came to life, keeping the shell of the original pub but adding a large extension to the rear to create a bright, airy restaurant with fantastic views of the rolling countryside. During the original renovation, Dekton® in the colour Danae had previously been chosen for the restaurant’s open pass, designed to add a touch of theatre to guests who are able to see the inner workings of the kitchen from the restaurant. Campbell wanted to steer away from the austere nature of standard stainless steel tops often found in professional kitchens to create a link between the kitchen and onlooking diners, and so Dekton® offered both a beautiful and practical design solution for the pass. As Campbell explains, “Pans, plates and extremely hot utensils are used on the pass each and every day so it’s important that the surface is able to cope with the heat, which Dekton® does brilliantly.” This initial introduction to the ultra-compact surface led Campbell to specify it once again when embarking on the recent refurbishment developer-update.co.uk

of The Woodspeen Cookery School, citing how impressed he was with the surface’s durability as one of the core reasons. “The top in the restaurant is over three and half years old, but still looks just as good as when it was put in - hence why Dekton® was the obvious choice in the Cookery School. It looks good, it feels good, but importantly it gives us all the benefits required.” Located just yards away from the main restaurant, the Cookery School is open to both professional chefs for intense training days and enthusiastic home cooks enjoying the various different courses on offer. Campbell wanted the space’s new design to bridge the gap between a commercial and domestic kitchen, ensuring that all students felt at home in the space, however it was also key that the material specified for the tops would be robust enough to cope with intense daily use. Having already seen Dekton®’s high resistance to heat, scratches

sen for Renowned chool, The Woodspeen

and stains in action on the restaurant’s pass, Campbell was assured it would be more than up to the job, whilst offering additional benefits for the particular skills taught in the school. “Perfect for the Cookery School, Dekton® remains the same temperature as the room, unlike marble and granite surfaces which can be at a much lower temperature to their environment. When we are teaching students to make bread for example, we can turn out the dough straight onto the surface as it’s very tactile, smooth and a pleasure to work on.” Previously used in the restaurant pass, Dekton® Danae was selected again for two worktops in the cookery school, creating contrast and giving the centre of the space a feeling of spaciousness due to its lighter hue. Selected for the remaining worktops and splashbacks in the Cookery School, the award-winning Dekton® Trilium, part of the Industrial Collection, immediately stood out as the obvious choice for Campbell.

63

“Trilium, wow, amazing. What the whole restaurant and the cookery school is all about is natural woods, materials, coppers, bronzes and brick so this design really complements the dark colours and metallic elements and was the obvious choice here. For me, the Dekton® tops really create the visual wow factor in this kitchen.”

DR SCHUTZ PU SEALER – MAKING LONGER LASTING FLOORING

Dr. Schutz, the German floor care company, offers PU Sealer, an innovative solution that quickly and easily transforms tired, damaged or old floors, at a fraction of the time and cost of an entire floor replacement. As well as renovating any floor with a fresh and lasting finish, PU Sealer offers added protection for flooring areas prone to high traffic, including sports halls, offices, hospitals, shopping centres and schools. Such areas with a heavily foot volume tend to wear very quickly when they don’t have a hard wearing product applied. Not only can this cost money, but it can be a time consuming issue to fix. By applying the PU-Sealer, flooring can be kept in a great condition for many years. Due to the short drying time, there is a fast return to operational use. Unlike other floor refurbishment services, the process does not produce any noise or dirt. A standard renovation can be completed in a weekend, providing no disruption to the day to day running of the practice. Lothar Schutz, Managing Director of Dr. Schutz comments, “PU Sealer can be applied quickly over a weekend, avoiding the need to close the doors for many commercial buildings. Refurbishing a floor using PU Sealer provides cost savings of up to 50 % in comparison to laying a brand new floor and will prolong the longevity of the floor for many years to come.” The water based, eco-friendly PU-Sealer can be applied to most types of flooring, including vinyl, tiled and epoxy resin. Adding 40 microns of protective thickness to floors, PU Sealer extends the lifespan by up to six times and provides a lasting clear matt finish. Thanks to the permanent sealing, it protects against friction and discolouration from chemical spillages. Thanks to the products special water-based substance, the PU Sealer also reduces dirt adhesion and the time needed for day-to-day maintenance. Llandudno Bay Hotel gets a stair platform lift Overlooking Ormes Bay, the Llandudno Bay Hotel is the area’s newest four star hotel, offering luxury and fantastic views across the Bay. Ability Lifts were contacted by the building contractor, Brierstone Limited, to look at the possibility of installing one of their lifts, to negotiate a flight of stairs to the secondary entrance of the hotel. After the initial survey, the Optimum 200 Stair Platform Lift was an ideal choice with it’s folding guard arms and high lifting capacity of 300 kilograms, enough for the largest of wheelchairs. The lift was specified with a 1250mm x 800mm platform, in order to fully provide Part M compliance. Before installation, the lift and stanchion posts were powder coated in a durable black finish to match the existing paintwork and blend in with the environment. Standard wireless controls allowed for the lower landing call buttons to be positioned on a post in the most convenient location for ease of use. The guard arms on the unit neatly fold down behind the platform when the lift is not in use, to protect them from vandalism and keep them out of the way of people using the stairs. To ensure the lift remains in perfect condition, a service contract was supplied to provide ongoing aftersales support into the future. If you would like any further information on the Optimum 200 Stair platform lift or to get advice from one of our lift experts, then please contact the Ability Lifts team on 0845 006 8803 or visit the website at www.abilitylifts.co.uk.

Made from volcanic pumice | Lightweight A natural insulator | Easy to install Isokern is made from natural pumice sourced from the Hekla Volcano in Iceland. Lightweight, simple to install and highly resistant to temperature change, Isokern reduces the possibility of cracking and structural damage due to expansion and contraction.
