Panasonic VRF Selected for High Profile Soapworks Development When looking for a suitable air conditioning system for the sustainable and low carbon regeneration of Soapworks in Manchester, the developer selected a Panasonic VRF system. The site, owned by global asset management company The Carlyle Group and joint venture partners Nikal and Abstract Securities Ltd, is of significant historical importance, so any installation had to be sensitively and sympathetically handled.

Soapworks, originally home to ColgatePalmolive in the 1800’s, is situated in Salford Quays, Manchester. This landmark development to turn the former factory into a modern office space spanning a massive 400,000 sq ft has been divided into three-phases due to its vast scale; phases one and two totalling around 230,000 sq ft, and up to 160,000 sq ft in phase three which is still to be developed. High profile organisations already confirmed to occupy the building include communication giants TalkTalk, MWH Global and The Home Office.

When the developer put the heating and cooling contract out to tender almost three years ago, they had very clear objectives of what the system would need to achieve. Due to the structure and historic features within the building, including a vaulted ceiling, the developer didn’t want to install conventional building services hidden above a false ceiling; therefore they needed a system that could be seamlessly installed under the floor. The system needed developer-update.co.uk

to be energy efficient to meet modern office standards but also to support Soapworks’ sustainability goals, which include scoring a ‘B’ for its Environmental Performance Certificate. Distributors, The Intelligent Comfort Group (ICG) won the contract after a competitive selection process, thanks in part to Panasonic’s unique and flexible offering.

The Panasonic 3-Pipe ECOi MF2 Series provided the ideal solution for the Soapworks installation, thanks to its adaptable design, energy saving attributes and simultaneous heating and cooling capabilities.

“Due to the scope and prestige of this project, all of the fittings needed to be reliable, sustainable and of the highest quality.

ICG presented the ideal air-conditioning solution that met all of our objectives, and we are very pleased with the results. With a huge space of over 230, 000 sq ft to manage, the Panasonic system provides consistent and comfortable temperature control of the entire building.”

Says Jennifer Bamber, Manager of Soapworks.

Design flexibility coupled with sustainable heating and cooling Soapworks required a system that could operate impeccably underfloor to suit the interior design of the building. With adequate underfloor s p a c e av a i l a b l e , MF2 variable static pressure units, which would usually be fitted into the ceiling, were instead installed underfloor to meet the design criteria. Bespoke grills, which have

been evenly distributed throughout the floor space, allow the warm air to be dispersed around the room.

Another key requirement was energy efficiency. The Panasonic system was selected for this project because it could guarantee consistent leaving-air control of 16 degrees, 4 or more degrees higher than other manufacturers. This is the ideal temperature for warm air to rise and effectively distribute for a comfortable environment, without the need for additional energy being used.

In addition, EVR units offer variable heating and cooling at the same time, which further saves energy as warm air can be extracted and distributed to other areas of the building. This ecological transfer of heat supports the project’s sustainability objectives and modern office standards for energy efficiency.

Simon Kirk from ICG explains; “The 3-Pipe ECOi MF2 gave us the armour we needed to win this contract. Leaving air temperature was an important factor for the client to ensure they were being as energy efficient as possible. The 16 degrees offered by the Panasonic system is unique to the brand, and offers the best available option for a project such as this.”

Earthborn revamp Ecopro range Ecopro Matt Emulsion, Lo Sheen Emulsion and Eggshell have been repackaged and are now available in all 98 shades of BS4800, plus black and white. The new palette offers a huge choice and enables colour matching with other decorating features.

The Ecopro Emulsions are available in 5l and 10l plastic tubs while the Eggshell is in 750ml and 2.5l tins. The Ecopro range is uniquely formulated for high performance and all three products are totally oil and acrylic free, with minimal VOCs. Eggshell is a new addition to the range. Suitable for use on interior walls, ceilings and woodwork, it’s a complete all-rounder. It dries to an attractive sheen that is durable, washable and scuff resistant.

Ecopro emulsions are water-based, low odour, environmentally sound alternatives to conventional wall and ceiling emulsions. The Matt option is particularly suitable for use on new plaster, while Lo Sheen is formulated for enhanced durability and washability, making it suitable for higher traffic areas.

16 Industry News & Shows Bristol hosts Danish-British urban planning summit Urban planning leaders convene in Bristol, 2015’s European Green Capital, for The Liveable City conference. The Liveable City exhibition and seminars runs from 19-20 November 2015 at various venues in Bristol.

Speakers, chairpersons and organisations from the UK and Denmark will meet to discuss how planners, architects, businesses and local communities can play their part in the development of a dynamic, liveable city.

Danish-British dialogue applies particularly to Bristol, as the city has forged a strong connection with the Danish capital Copenhagen – Bristol’s Green Capital predecessor and fellow frontrunner.

The Liveable City provides the latest insight into how the two cities and countries inspire each other to find new ways in which cities can be made better places to live, work and play.

Danish Ambassador to the UK, Claus Grube commented, “The best know-how and the brightest ideas must come together when creating green and people-friendly cities of the future. The UK and Denmark are leading the way by exchanging ideas and engaging in co-operations, which is especially true between Bristol and Copenhagen. BDP completes work at Thomas More Square BDP has recently completed a major £30m upgrade to the principal office building and public realm at Thomas More Square in London.

Thomas More Square is a commercial development built originally in the 1980’s.

The upper office floors have also been refurbished to create grade A commercial space with brand new facilities throughout the building.

Externally the public realm has been remodelled to include new access routes, raised levels, planting, seating and lighting.

It consists of a number of office buildings near St Katherine’s dock, and is connected by a large area of public space linking adjacent residential buildings with retail and public amenity.

A new client brand for the development was adopted for inclusion in a new signing scheme too.

The main reception area has been completely remodelled, and now incorporates a new double height stainless steel entrance portico, large reception with feature audio visual system, business lounge and coffee shop.

An interdisciplinary team from BDP, including landscape, interior and graphic design, lighting and architecture, was commissioned by Land Securities to work on the project.

RINNAI GOES SOLO FOR CONTINUOUS FLOW WITH A STORE….

Rinnai’s latest innovation in the energy efficient fast delivery of instantly useable hot water is the Infinity Solo Re-Circulator water heater.

The Rinnai Infinity Solo condensing and low NOX water heater is the first of its kind for the UK to combine the advanced technology of wall mounted continuous flow water heaters with a stainless steel storage cylinder, all in one compact footprint.

The design parameters of this product empowers specifiers, designers, installers and engineers to benefit from unique Rinnai technology in applications it was once not previously possible. Award Winning Small Duct System STOPS Air Conditioning Complaints Cooling, Heating & Air Purification in One System Cardiff based manufacturer, Orangebox, were tired of experiencing uncomfortable air conditioning draughts and uneven temperatures. They wanted to stop complaints and create a comfortable working environment. They needed to meet the UK Workplace (Health, Safety and Welfare) Regulations 1992 ‘Workers should not be exposed to uncomfortable draughts’.

PHEX announces fixtures for autumn 2016 PHEX is providing installers with everything they need to hit the ground running this heating season, with two shows packed full of the latest products, services and training, as well as exclusive show discounts and competitions.

Istanbul takes flight RMJM Istanbul has been shortlisted in a global competition to design the iconic 95m high Airport Traffic Control (ATC) Tower of Istanbul New Airport, due to open in 2018. Inspired by authentic symbols of Turkey, the competition saw applications from many renowned international design brands, including RMJM Istanbul.

Sotiris Tsoulos, Managing Partner at RMJM Istanbul and his team were inspired by the seagulls of Istanbul and Turkey’s ancient pottery and textile industries. Sortiris says of their design for a building they regard as the absolute symbol of aviation industry, of travelling, of welcoming and of wishing good bye, “spirit of flying, body of moulding and skin of expression are the three architectural metaphors that create this ‘container and protector of life’. It was clear to us that this project had to be unique; this is the flag that will be raised to symbolise the new,

vibrant, global Turkey. As witnesses to this amazing transformation we aspire that this building be far more than an ATC Tower. Rather, we are designing a new symbol for this country, the pinnacle of our new landmark airport and providing that vital “Welcome to Turkey” moment.”

The Telguard range of telephone, GSM, and soon to be released, SIP based intercom systems are suitable for new build or retro fit.

Designed, developed and manufactured in the UK since 1992 we have provided entry solutions for thousands of projects nationally and overseas.

The telephone based system plugs in to a standard analogue telephone socket or phone system extension and the GSM system requires a SIM card. The SIP product requires a Broadband connection and a link to the LAN or local Wi-Fi. The only other requirement is for local power and the intercom can be installed.

The Activity Logs provide a record of every function that the system performs backed up with accurate time and date information. The Logs also provide a ‘Dashboard’ to the installer providing operational information ie. Voltage, temperature.

Installation is not disruptive as the installation takes place at the entrance to be controlled and there is no need to put handsets into flats or houses as they are already in place – their own telephone or mobile.

The Telguard system is not only quick to install compared with hard-wired systems but also extremely flexible. Calls can be answered on cordless telephones making it possible for users to answer entrance requests while going about day to day business or it is possible for a mobile phone to be called for access requests.

The telephone numbers of the apartments/ houses/businesses are programmed into the intercom system with any access codes required and the system is ready for use.

A visitor enters the flat or house number into the intercom via the keypad and then presses the ‘CALL’ button. The receiver of the call picks the telephone and can speak to the visitor and allow access by pressing a digit on their telephone keypad. This sends a signal to the intercom that activates the door lock or entrance gate and the visitor is able to gain access. If the receiver of the call does not want to grant access they simply put their phone down to end the call.

If the resident is out, the system is able to divert the call to up to 8 follow on numbers.

This could be to a mobile phone or even a Call Centre where access may be granted from.

Telguard benefits from an internal battery backed time clock which enables timed access PINs, timed number divert, disable the system to prevent unsociable calls, timed trade access via a ‘Trade’ button or PIN and a number of other timed features.

This facility also updates from BST to GMT as required, again removing the need for a site visit.

Automated Doors Hit the Right Note at Liverpool Philharmonic Liverpool Philharmonic Hall is an Art Deco wonder. Built in the 1930’s, its structured clean lines encompass interior detail which echoes the elegance of a bygone era. But the venue is also a thriving contemporary arts and entertainment venue – home to the Royal Liverpool Philharmonic Orchestra and presenting more than 350 concerts and events annually, including music, comedy and film – and therefore opens its doors to all.

So, when it came to a £14.5 million refurbishment, it was vital to fuse functionality with sensitivity within the Grade II* listed building. Improved accessibility needed to be incorporated and the remotely located control box was concealed within the Art Deco fittings. The solution was found in GEZE UK’s TSA 160 UFO automatic under floor operator for swing doors.

GEZE UK was the immediate choice for building contractor Gilbert Ash which had to incorporate the new with the old – a bank of timber-leaved doors with etched glass insets that front the imposing building. The TSA 160 UFO not only powers the heavy doors with ease but has the added bonus of being virtually silent in operation – making them ideal for a building renowned for its acoustic properties.

The doors were designed by Liverpool Philharmonic Hall’s architect Herbert Rowse as one of its many decorative elements. The designs on the etched glass relate to the fluidity of music and the ensemble of instruments that make up the orchestra. However, as manual swing doors incorporating plate glass they could be difficult to manoeuvre for young visitors and those with restricted mobility.

And with close to 1700 people attending performances, the need to provide an automatic alternative was a must to allow visitors ease of access – from front to lobby and lobby to foyer. developer-update.co.uk

In order to fit the under floor operators part of the original stone floor needed to be lifted and carefully reinstated to preserve the authenticity of the Art Deco interior.

The TSA 160 UFO was specified because the operator is fully concealed under the floor allowing the ornate doors to take pride of place. The TSA 160 UFOs are tamper proof, easy to maintain and virtually silent in operation and can operate door leaves of up to 120kg in weight.

Jayne Garrity, Liverpool Philharmonic’s Head of Communications said: “Improving accessibility for visitors to Liverpool Philharmonic Hall has been central to our refurbishment programme. The provision of automatic doors at the main entrance to the venue and lift access throughout the Hall for the first time are amongst a number of improvements we’ve provided designed to enhance our visitors’ experience.”

GEZE UK’s Ahead of the Curve with the Library Walk Link Manchester’s stunning new elliptical library walk link was designed to connect two of the city’s historic buildings – it needed doors that not only allowed people to enter and exit with ease, but reflected the dramatic glass architecture.

GEZE UK was appointed by Waagner Biro to install Slimdrive SC automatic curved sliding doors to create the two main entrances in to the Library Walk Link, as well as four Slimdrive SL NT automatic sliding doors providing access in to Manchester’s Library and Town Hall.

The link building echoes the curve of the passageway and features 26 glass panes of 7.4 meters high. Perhaps the most spectacular feature is the rooftop sculpture of a cloud formation created from 30 tons of mirror-polished stainless steel. The overall effect is one of maximum light and space in the impressive atrium.

To reflect the unique curve of the building, two gently curved automatic bi-parting sliding glass doors were installed at either end of the building. GEZE’s energy-efficient Slimdrive SC, a curved automatic door operator was chosen for its sleek appearance and versatility as it can be tailored to bespoke radii and door dimensions, as well as meeting the highest efficiency and quality standards.

The doors are open to the public between the hours of 6am and 10pm, enabling the public to use the passageway as a thoroughfare, but they and a gate at the end of the passageway are locked at night for security.

As well as the main entrances in to the atrium, GEZE installed automatic sliding doors positioned on either side of the pod providing access to the historic Library and Town Hall. Here Slimdrive SL NT drives were chosen to provide consistency of design throughout.

Both the Slimdrive SC and the Slimdrive SL NT automatic operators are part of GEZE UK’s popular Slimdrive range.

The operators are just 7cm high allowing the head track to be mounted discretely and partially concealed within the soffit detailing/facia. Designed to be virtually silent in operation, the Slimdrive range are ideal for glass doors.

Don’t allow Subfloor Moisture to Delay Occupation with F. Ball’s Range of High Performance Waterproof Surface Membranes!

within a subfloor. F. Ball recommend moisture levels be checked accurately by use of their approved Digital Hygrometers. An indication of the presence of moisture can be quickly determined using the Protimeter Aquant or Protimeter Moisture Measurement System (MMS).

If the relative humidity is below 75% it is safe to proceed with a fitting. Where the RH is above 75%, the installation should not proceed, as excess moisture in the floor could result in blistering of the floorcovering or complete failure of the flooring installation. This may result in expensive and lengthy remedial work, including the possibility of a costly ‘rip out’.

Visual inspection is insufficient as a surface can appear dry while excess moisture is still present. Once levels have been accurately measured and confirmed, you then need to apply the best Waterproof Surface Membrane available. If the RH measurement is above 75% and up to 92%, F. Ball recommend to use one coat of Stopgap F76 or Stopgap Isolator Membrane. If the RH is above 92%, F. Ball recommend to use Stopgap F77, F78 or Stopgap Isolator Membrane. (Wood floor installations should be a maximum of 65% RH, consult the wood floor manufacturer) The treatment of subfloor moisture problems is very serious to consider before beginning any major flooring project.

RISCO Confirms that Home is Where the Smart is The Internet of Things (IoT) is radically changing the way in which we live our lives. A growing number of homeowners are taking advantage of Internet protocol (IP) enabled technology to create smart homes and RISCO Group’s intruder alarm systems are playing a leading role in this process.

Estimates about the amount of connected devices set to be in use over the next few years vary enormously.

However, according to Intel, the IoT is predicted to grow from two billion objects in 2006 to 200 billion by 2020, when there will be around 26 smart devices for every human being on Earth. IBM claims that every day we create 2.5 quintillion bytes of data – according to the US definition that’s one followed by 18 zeros. To put that huge number into perspective, it equates to filling up 57.5 billion 32GB Apple iPads.

Drive time A key driver of the IoT is the demand for ever smarter and technologically advanced homes. In the past, the term smart home conjured up images of expensive gadgets and gizmos that were only to be found in the mansions or grand estates of the ultra-rich. However, the assumption that it is all something of a ‘Tomorrow’s World’ concept has been turned on its head in the last few years, with highly advanced systems being introduced into dwellings of all shapes and sizes.

Generally speaking a smart home incorporates advanced automation systems to provide inhabitants with sophisticated monitoring and control over a building’s functions. These include lighting, climate control, multimedia and audiovisual (AV), window and door operations, energy metering, as well as security. The UK smart home market is growing rapidly and a study by AMA Research found that while it was estimated to be worth around £65m in 2011, this figure is set to spiral to £210m by 2019.

Forward thinkers Two individuals that qualify for the latter group are Malcolm Gruber and Dominic McCormick. Both resident in Cheshire, they have used the services of KHG Security to implement RISCO Group’s intruder alarm technology in a plethora of innovative ways.

Having moved into his new home in 2015, Gruber had intended to update the existing security system, however, it became a priority after one eventful evening. He explains, ‘Unfortunately, I managed to lock myself out of the house and having gone to lots of time and trouble to get a locksmith to attend and let me in, we started talking about intruder alarms and he recommended KHG Security. I already had a good idea about what I wanted, but as soon as I met Rob I was impressed with his clear interest in creating smart homes.’

After conducting a risk assessment, Rathbone recommended the installation of a RISCO Group Agility 3 two-way wireless alarm system. Agility 3 supports visual verification with a self-monitoring smartphone app, which enables homeowners to control their alarm systems remotely, as well as view real time images taken inside their premises with a wireless passive infrared (PIR) camera detector that communicates with the RISCO Cloud server.

As a dog owner, Gruber was concerned about the welfare of his pet when he went out. He comments, ‘Dogs can get very distressed when they are apart from their owners, so I wanted to be able to remotely monitor what is happening. I now have three

cameras located throughout my home, which I can activate via my smartphone at any time and take photos if necessary. This gives me valuable peace of mind about my dog’s welfare and means I can take any action if required.’

The Agility 3 also allows him to arm and disarm the system remotely, so that he can grant access to neighbours, dog minders and his cleaner, as required. If an alarm goes off it takes a burst of four pictures that are instantly sent to him and if he doesn’t respond to the text notification and turn the alarm off, an alarm receiving centre (ARC) will call him directly.

Life of Pi Fellow tech-junkie, Dominic McCormick, firmly believes that the smart home is now within reach for all, and found a likeminded soul in Rob Rathbone.

‘We only moved into our new home in January,’ says McCormick.

‘One of my immediate priorities was an IP connected intruder alarm system. After consulting with Rob on the most suitable solution, we decided that a LightSYS 2 system from RISCO Group would offer immediate benefits, as well as the opportunity to scale up and configure new ways of linking our home infrastructure to it.’

He explains, ‘I’m a keen user of the Raspberry Pi – a tiny, credit card computer that you can buy for less than £20 and runs Linux. I’m looking at ways I can combine its use with the LightSYS 2 to make my home more IoT enabled. I’m already using the Utility Output feature of the LightSYS 2 on my new garage door to open and close it remotely in order to accept deliveries when I’m out. My latest projects include developing an electric lock and door opening sensor that can open a door when my hands are full, and the ability to open and close curtains with a smartphone based voice command. Longer term, it’s clear that integrating the LightSYS 2 with the Pi and other Smart devices will provide capabilities far beyond its initial purpose.’

Look ahead Homeowners are looking to integrate all the different electronic systems they have and the explosion of smart devices has increased awareness of the lifestyle benefits of using technology in this way.

KHG Security’s Rob Rathbone, concludes, ‘With IDC forecasting that the worldwide market for IoT solutions will grow from $1.9tn in 2013 to $7.1tn in 2020, pioneers such as Malcolm and Dominic are already realising the ways that RISCO Group’s technology can create the homes of the future today.’
