World’s first Passive House+

A single-family home in southern Germany has been certified as the world’s first Passive House Plus building. The house, built in the village of Ötigheim, combines the advantages of the Passive House Standard with renewable energy.

The classic Passive House Standard is primarily based on the optimisation of energy consumption. The heating demand should be 15 kWh/(m²a) maximum, and the total demand for renewable primary energy may not exceed 60 kWh/(m²a). A Passive House Plus is even more efficient – here the upper limit for the total demand is 45 kWh/(m²a).

At the same time, at least 60 kWh/(m²a) of renewable energy must also be generated – with reference to the projected footprint (the ground covered by the building).

If a building plot is unsuitable for on-site generation, then investment in new off-site renewable energy installations can also be taken into account.

Dr. Wolfgang Feist, director of the Passive House Institute, said: “This building proves that creating an infrastructure based completely on renewable energy is already possible today for every building owner.

“The considerably improved Passive House energy efficiency allows the issue of seasonal discrepancies between generation and demand and the resultant storage problems to be overcome with minimum effort”.

The building in Ötigheim has a heating demand of 13 kWh/ (m²a), with the total demand for renewable primary energy was calculated as 28 kWh/(m²TFAa) using the PHPP design tool. A 64 m² photovoltaic system on the south-facing roof generates electricity. The Passive House Plus thus produces 76 kWh/(m²grounda) of renewable primary energy.

As in every Passive House, a high level of energy efficiency is ensured through an excellent level of thermal insulation, triple-glazed windows, a heat recovery ventilation system, an airtight building envelope and a largely thermal bridge free design.

London’s Nine Elms opens up to the public The redevelopment of a huge area of London’s South Bank is creating several landmark buildings as local residents are invited to view plans.

The Nine Elms Vauxhall Partnership has hosted two open days for local residents and interested Londoners to find out what the regeneration of Nine Elms, Vauxhall and Battersea will mean to them. Taking place at the ROSE Community Centre in Battersea, on 14 and 15 July, local people spoke to those involved and viewed the detailed plans.

Exhibition highlights included the latest scale model of the regeneration plans, information on jobs and training opportunities and updates on construction of the Northern line extension to Nine Elms and Battersea Power Station.

There were also opportunities to find out more about plans for new public space including the linear park and improvements to the Thames River Path. Spokespeople on the development of social infrastructure including plans for new affordable homes, schools and health centres were on hand to answer any questions that visitors had.

architects creating landmark buildings in the area. Estate agent Knight Frank predicts property values will increase by 140% between 2011 and 2016 – the highest forecast growth in the UK. Over 600,000 sq m of new business space within the Central London Activity Zone will be created – a high density employment area and one of the most productive commercial territories in the world. It will support up to 25,000 new jobs and deliver billions in new economic growth and new foreign direct investment.

A £1billion transport improvement package will make Nine Elms on the South Bank as well connected as the rest of Central London. Two new Northern line stations will create fast, direct links to the West End, City and North London.

There will also be new riverbus piers, new bus services and a new network of cycle lanes and footpaths. The Vauxhall Gyratory will be remodelled to create a more pedestrian friendly environment and a new bridge across the Thames will link the area to Pimlico on the opposite bank.

UK’s first ‘energy positive’ house launches in Wales The UK’s first low cost ‘energy positive’ house, which can generate more electricity than its occupants use, opens today in Wales.

The three-bedroom house was built in just 16 weeks on an industrial estate outside Bridgend and cost £125,000 to construct.

The house, designed by Professor Phil Jones and his team based at the Welsh School of Architecture, was originally built as a prototype to meet the targets for zero carbon housing set by the Government. The Government has since announced that plans for homes to be built to ‘zero carbon’ standards have been dropped, as reported by Building Products last week.

Designed and constructed as part of the Wales Low Carbon Research Institute’s (LCRI) SOLCER project, the house is the first to combine reduced energy demand, integrating renewable energy supply and energy storage.

“The building demonstrates our leading edge low carbon supply, storage and demand technologies at a domestic scale which we hope will be replicated in other areas of Wales and the UK in the future,” said Professor Phil Jones.

The house was built with high levels of thermal insulation to reduce air leakage. It uses an energy efficient

design which includes low carbon cement, structural insulated panels (SIPS), external insulated render, transpired solar collectors and low emissivity double glazed aluminium clad timber frame windows and doors.

The south facing roof incorporates glazed solar photovoltaic panels, fully integrated into the design of the building, allowing the roof space below to be lit naturally lit. The panels have been designed to reduce the cost of bolting on solar panels to a standard roof.

The house’s energy systems combines solar generation and battery storage to power both its combined heating, ventilation, hot water system and

its electrical power systems, which include appliances, LED lighting and a heat pump. The TSC solar air system preheats the ventilation air which is topped up from a thermal water store.

Economy Minister, Edwina Hart, said: “I am delighted to see Wales leading the UK with the launch of this unique property which has the distinction of being the first building of its kind in the UK. It is a great showcase for the technologies being developed in Wales, with the potential to be adopted and replicated in future housing developments across the UK creating wide ranging long term benefits for the economy, the environment and occupiers.

Zero carbon homes 2016 target axed The Government has announced that plans for homes to be built to ‘zero carbon’ standards have been dropped.

Chancellor George Osborne’s ‘Fixing the foundations: Creating a more prosperous nation’ report stated the Government: “does not intend to proceed with the zero carbon Allowable Solutions carbon offsetting scheme, or the proposed 2016 increase in on-site energy efficiency standards.”

The Government will instead keep energy efficiency standards under review.

Julie Hirigoyen, chief executive of the UK Green Building Council,

said: “Let us be in no doubt this announcement is the death knell for zero carbon homes. It is shortsighted, unnecessary, retrograde and damaging to the house building industry which has invested heavily in delivering energy efficient homes.

Britain needs more housing but there is no justification for building homes with a permanent legacy of high energy bills.

“The Government has not consulted the housebuilding industry sufficiently on this sudden announcement. This arbitrary and regressive action was not mandated by the Conservative Party manifesto. Just last year the Conservative-led coalition

Government enabled the allowable solutions policy in legislation. This stop-start policy making approach gives industry no confidence in the Government’s vision for a low carbon economy and condemns new home owners to higher energy bills.”

Extension to Gentofte School unveiled Kebony, the sustainable alternative to tropical hardwood, presents their latest project, in collaboration with Arkitema Architects, at Gentofte School.

The new addition to the school in Denmark creates a further 460m² of space, which can accommodate 100 children, spread across two floors. The extension houses three classrooms, a common room and a double height workshop as well as a large roof terrace.

The designers, Arkitema Architects, worked in a close collaboration with the school’s management and teaching teams to ensure the space was practical and ergonomic for both the primary classes and the after school activities.

The children at Gentofte school age from 5-9 years, as such the building has been completed with special features such as sliding walls that also function as writing boards and can be easily operated by the children. The new space can also be converted into either a single or double-height space and can be divided into compartments to host several classrooms dependent on the needs of the students and teachers. The large south facing princess balconies will similarly afford further dynamic teaching methods by creating additional outdoor and recreational spaces.

The interior has also been constructed with the unique needs of the pupils in mind, resulting in an innovative range of uses. For example, it is possible to drive cars in through the double doors located at the entrance, rendering the building operational as an engineering workshop.

Additional functions of the building are equally inventive, the double height space can serve as an orangery; inkeeping with the ecological theme of the build.

Sustainability was key to the design ethos, leading to the decision to clad the entire façade of the new extension, just

under 400m², in Kebony wood. Produced using sustainably sourced species of soft wood which are impregnated with a non-chemical bio-based product and heated under pressure, Kebony is a highly durable and environmental product. The use of sustainable Kebony wood also means that the façade is totally maintenance free and will not be susceptible to damage through wear and weathering in the future. Consequently, the façade will soon be covered by a ‘vertical forest’ with a depth of up to 60cm and a wall of climbing plants which will eventually house birds and insects.

Carsten Løppenthin Møller, Managing Director of Kebony Denmark, commented “Kebony are really pleased to have been selected for this project; the flexible and innovate design is an exemplar for new school facilities but this flexibility has not compromised on the beauty of the building. We look forward to seeing the Kebony develop its silver patina and blend with the new trees and climbing plants.”

A run-down car park is being converted into flats in south London A six storey housing development for a run-down car park at the junction of Milner Road and Morden Road, South Wimbledon has recently been granted planning permission.

Located approximately 1.2km to the southeast of Wimbledon Town Centre and less than a minutes’ walk of South Wimbledon Station, this residentially led development will comprise of fifteen apartments, three townhouses and a commercial unit at street level.

Constructed using CLT (Cross Laminated Timber) the design had to incorporate lightweight construction materials due to a London Underground tunnel located directly under the site.

from Kingston Road and Morden Road junction and from afar, improving the urban setting of the area by complementing the existing urban grain and setting of the Grade II listed South Wimbledon Underground Station that is located nearby.

The high quality buildings have been designed to respond to the surroundings; to enhance and to sustain and to improve the character and setting of the area, to complement but not necessarily replicate the local architecture character.

All apartments and houses will have outdoor spaces in the form of balconies, terraces or winter gardens and the buildings use a simple palette of materials composed of glazed terracotta and timber cladding to interiors.

Construction is due to start on site end of January 2016 with completion due by mid-2017.

National Trust to launch £30m retrofitting scheme The National Trust is to embark on a £30m renewables refurbishment programme of its properties, the charity has announced.

The investment follows the successful completion of five renewable energy projects – part of a £3.5m pilot scheme the Trust launched with Good Energy in 2013.

The projects included a biomass boiler at Ickworth in Suffolk. The new boiler has replaced a 5,000 litre oil tank in the grounds, removing the risk of contamination from oil leaks.

The charity plans to invest in more than 40 further projects which include: • A 200 kW lake source heating project on the Blickling Estate in Norfolk, which will remove two oil tanks and 25,572 litres a year of oil consumption with an estimated saving of 68 tonnes of CO2 per year • Two biomass boilers at Upton House in Warwickshire to heat the mansion and other areas, saving an estimated 55 tonnes of CO2 per year

• A 250 kW hydro scheme at Hayeswater in Cumbria where there is a legacy of hydropower from historic corn mills and water wheels “In setting out our 10 year plan we recognised we’ll have to play our part in helping to mitigate climate change.

A key part of that is to reduce our reliance on oil and look for greener energy solutions,” said Patrick Begg, rural enterprises director, National Trust.

“We have a responsibility to look after the special places in our care, requiring us to make long-term decisions that will protect them for future generations.

“Many of the properties in our care are energy intensive and in remote areas without access to mains gas.

Installing renewable technology in these places is a huge challenge, but we’ve learnt a great deal and will continue to do so.

“It’s been fantastic to see how renewable projects like the biomass boiler at Ickworth are transforming the energy use of some our oldest and most special buildings. The National Trust is truly inspirational with this approach,’ said Juliet Davenport, CEO of Good Energy.

“Together, we’ve worked hard to inspire consumers to switch to cleaner, greener forms of electricity and help to build a more sustainable energy future for the UK.”

Interserve Underway on GBP18 Million Military Listed Building Renovation Interserve, the international support services and construction group, has started work carrying out specialist repairs to Sandhurst’s Grade 2 listed Royal Military Academy.

The ‘Old College’ is currently in use as a teaching facility where cadets train in the hope of becoming British Army Officers. Built at the beginning of the 19th century, the building is also a museum, featuring gifts from foreign dignitaries and priceless artefacts.

The £18 million contract for the Defence Infrastructure Organisation (DIO) is due for completion in May 2016, and was awarded to PriDE, a joint venture between Interserve and Scottish & Southern Energy Contracting.

The renovation project, which is being carried out while the building remains occupied, involves the replacement of roof slates and the safe removal of around 3,000 square metres of asbestos from roof voids. It also involves the deconstruction and rebuilding of 58 chimneys, which requires the use of 1,700 tonnes of scaffolding which would reach 3,200 kilometres if laid end to end.

Interserve has put in place safe systems of work, including the provision of fire rated tunnels to withstand falls and protection around fire exits to facilitate the daily operation of the college which will remain live.

Passing out parades – attended by members of the Royal Family – for officers who have completed their training are being held in front of the building while the project is underway. For these occasions, in order to conceal the unsightly scaffolding, a specialist fabric façade has been placed over the building, over-printed with a life-size image of how it will look when work is completed. developer-update.co.uk

Angled shipping container houses a staircase for Israeli port office by Potash Architects Shipping containers are often repurposed to create buildings, and this structure by Tel Aviv studio Potash Architects features one container balanced at a precarious angle.

Named Shipping Container Terminal, the building provides offices and technical facilities at the Port of Ashdod – one of Israel’s two main cargo ports, located about 40 kilometres south of Tel Aviv. It also houses an events space.

Potash Architects wanted the building to reflect its industrial seafront location, so chose to construct it from shipping containers – the large steel boxes used for moving products and raw materials between countries.

Various architects have experimented with these containers, by perforating them, turning them on their sides, or piling them in unusual configurations.

But the approach taken here was to angle one of the containers to create a focal staircase.

“The inspiration was drawn by the way containers are stacked across the facility,” explained project architect Sivan Joseph. “We wanted to extend that narrative and add some playfulness to differentiate it from its surroundings and accentuate the recreational function of the building.”

“It also made a lot of sense from a sustainable standpoint because in this particular project, used shipping

containers were an abundant resource.”

The staircase container is positioned at a 30-degree angle, with a scissor stair – which doubles back on itself – slotted inside. Three of its steel walls were replaced with glazing, while additional structural supports were added at the two main stress points to hold it firmly in place.

The rest of the building is made up of six containers. Four on the ground floor accommodate the events space on one side, and offices and tech rooms on the other. The remaining two host more offices above. There are toilets on both levels.

“The slender proportions of a shipping

container required us to join them in various ways to create the needed functional office spaces and halls,” added the architect.

Another feature is a reinforced concrete shelter that bridges two of the containers. The Israeli Home Front Command stipulates that all new buildings contain one, so a customsized casting mould was prepared as part of the project.

Back in 2010, Korean design office AnL Studio experimented with angled shipping containers for a seaside observatory in Incheon. More recently, London architect James Whitaker proposed a low-cost studio made up of containers that point to the sky.Tiers.

HSE improved land use planning advice service The Health and Safety Executive is launching the enhanced pre-application service to reduce the amount of red tape involved in the planning process, which will help business take advantage of commercial opportunities and will aid the efficiency and cost-effectiveness of local authorities.

The service has been designed to support early and positive engagement using an enhanced pre-application service. Developers and others can now gain increased access to HSE’s assessment tools and techniques, simplifying and speeding up the process.

“By enabling easier and more transparent access to HSE’s Land Use Planning advice, developers and planners will be able to get quick or even immediate answers to queries related to a plot of land they may be interested in purchasing or developing”.

Peter Brown, Head of HSE’s Hazardous Installations Policy Division, said: “This advisory service has been designed around what users need.

The fee-based service will help business effectiveness and efficiency, will enable better informed planning decisions at a local level and will create greater transparency in HSE’s decisions and operations.

“Discussions with developers and other parties involved in the planning process have indicated that being able to find out more detail about a piece of land in advance of purchase helps to quicken the development process and can also save significant costs. developer-update.co.uk

Sir John Soane’s Private Apartment Restoration Julian Harrap Architects There are few houses that hold more fascination for architects than that of Sir John Soane. The threetownhouse complex on London’s Lincoln’s Inn Fields not only holds Soane’s extensive collection of artworks and architectural models, but also serves as an example of the British architect’s experimentation with interior layouts, lighting, and decoration. Until May, the only areas on view have been those he intended to be public. The second floor of the main house at No. 13, which contains Soane’s private apartments, has been closed to visitors since the 1860s, but thanks to a meticulous restoration by London’s Julian Harrap Architects (JHA), the suite of rooms is now open to all.

The research for the restoration took nearly two years, almost twice the length of the actual construction period that followed. The effort was focused on re-creating the space as it was in 1837, when Soane died; it’s the key date for all restoration of the museum, as stipulated in the Act of Parliament that gifted it to the country. The architects and historians consulted the museum’s archives, which included engravings of the rooms that were prepared for an illustrated 1835 catalog. One such engraving of the Model Room is so detailed that “the pictures can be identified by this drawing,” says JHA partner Lyall Thow.

“It would have been done by someone in Soane’s office, so Soane would have been standing over him looking at him drawing it saying, ‘Show this and show that.’ ” The team also consulted Soane’s own writings and the museum curators’ records.

rooms had been reconfigured. Nearly two centuries’ worth of alterations needed to be undone while the rest of the museum was still functioning—not just the public areas on the lower floors, but also the offices on the level above— providing no small logistical challenge.

Helpfully, the cost of materials spurred many of the past renovators to reuse Soane’s original materials. (When curator James Wilde carried out the most extensive retrofit in 1889, he removed doors and partitions and reused them in new cabinetry and decorative elements.)

This allowed the restoration team to reclaim many original materials and return them to their rightful places, rather than having to resort to replication. But, Thow says, “if the archive and the drawings don’t tell you everything, sometimes you have to step into the mind of what he was trying to achieve.”

The result is a faithful return to Soane’s original vision. “I love to think of him not being able to sleep and wandering around the model stand,” Thow says. “It’s so interesting that he chose to sleep almost among his collection—he was so passionate about architecture.”

Until 2008, these curators used the private rooms either as their home or office, and some made substantive changes.

Varnish had been applied to the perimeter of the wood floors (specifically, to the areas left exposed around large area rugs), wallpaper had been painted over (and over), architraves and elevations had been reworked, and entire

Ardmore bags £90m Sutton Point trio of towers Ardmore has won a £90m mixed-use scheme to transform a site in the heart of Sutton, south London.

Client CNM Estates has appointed Ardmore on the Sutton Point scheme which will see construction of three new blocks up to 22-storeys high.

The project is scheduled for completion in August 2018.

Cormac Byrne, Ardmore’s managing director, said: “We are thrilled to be awarded this major contract by CNM Estates.

The new development will provide 332 new residential units alongside 40,000 sq ft of office and retail space and a 139-bedroom hotel.

“Our direct appointment on the job underlines our reputation within London as the go to contractor of choice for landmark schemes.”

Preliminary work has already begun demolishing the existing Sutton Point Tower on the site with the main demolition phase due to start this Autumn.

The win is a boost for Ardmore after the contractor recorded a £5.7m pretax loss in its latest results for the year to September 30 2014 on a stable turnover of £236m.

Two problem jobs hit the company’s bottom line and Ardmore has now tightened-up its estimating procedures and is confident about future prospects as the industry continues to recover. developer-update.co.uk

What a Transformation!

A housing regeneration scheme, which has transformed homes beyond recognition, has used EWI systems from Wetherby to help complete the incredible makeover. Golden Gates Housing Trust (GGHT) has undertaken a ÂŁ1.8m project to improve the internal and external appearance of five three storey blocks of flats in Warrington, Cheshire.

The installation of EWI posed many challenges as the walls provided very little by the way of thermal properties, with the area underneath the windows consisting of a single timber panel. This panel had to be subsequently reinforced with a single skin of brickwork, meaning the selected insulation system needed to be applied to two different substrates to provide complete coverage of each elevation.

The scope of the works included new windows and doors, new roofs, solar PV, external wall insulation, new heating systems, new ventilation systems, additional parking and communal area upgrades.

In terms of the aesthetics, with the development being situated along a major route into the town centre and directly adjacent to a new health and leisure complex, it was crucial that a visually appealing exterior was created. John McCall Architects set itself the task of producing an architecturally interesting façade that provided areas of contrasting colours, shades and materials to break up the mass of the buildings and alter the streetscape.

External wall insulation (EWI) was a crucial element of the scheme and not only offered the most significant energy-savings, but also provided a complete transformation of the exterior of the buildings. developer-update.co.uk

As a result, Wetherby’s BBA approved EpsiWall system was specified, incorporating EpsiTherm graphite enhanced EPS insulation and finished with 1.5mm K Silicone Render in bright white to create a clean, modern canvas for the buildings. Elements of pastel green and blue render were applied randomly to various elevations, as well as around windows that had been given a decorative raised profile. To complete the façade, areas of coloured Cedral Weatherboard cladding, in complementary tones, were applied to break up the design, providing interest and depth.

The appearance of robust brick was also a requirement on this development, but with bricks in short supply, and cost prohibitive, Wetherby’s mid-grey brick effect render was applied to the ground floor of each of the five blocks of flats. A more cost effective alternative, the brick effect render provided the look of genuine brick, while adding another dimension to the façade.

Commenting on the project, James Nicholls from John McCall Architects said: “This scheme, which lines a major gateway into Warrington, was designed to create a visual identity for the five housing blocks. The materials and colours were carefully chosen and play a really important part in giving the buildings a new lease of life due to their clean design creating a modern and attractive façade.”

Mark Moore, Energy Solutions Manager for GGHT, added: “This project has completely transformed this area and

exceeded all of our expectations. The work has completely revitalised the area, with residents now proud to say they live in the Alder Green flats.

“Not only are the buildings unrecognisable, but they are significantly more energy efficient and now meet current building regulations. We have genuinely helped to bring families out of fuel poverty and, while we are still waiting for the exact cost savings that tenants will make, it is likely to be more than £250 a year.” developer-update.co.uk

SCOTTISH INSTALLERS COMPLETE FIRST UK INSTALLATION OF WINDHAGER HYBRID BOILER The very first UK installation of Windhager’s new hybrid technology DuoWIN boiler has been completed in Scotland. The wood pellet and log fired combined boiler has been installed at the new headquarters of Inverness based installers, McInnes Plumbing & Heating and McInnes Renewables.

The company has installed a 56kW DuoWIN boiler, a combination of Windhager’s LogWIN Klassik log gasification boiler and BioWIN2 wood pellet boiler, to heat its new premises whilst providing an ideal demonstration system to its customers.

new heating system drives up efficiency and lowers emissions John Lewis Kingston, which recently celebrated its 25th anniversary, selected Remeha to provide an improved and more efficient heating solution for its department store, which covers 359,000 square feet.

The new heating solution involved the installation of two Remeha P520-24 sectional boilers, each powered by Baltur TBG 210MC fully modulating gas burners producing a total output capability of 3MW. The burners were supplied by EOGB based in St Neots, Cambridgeshire.

By replacing the existing atmospheric boilers with boilers powered by fullymodulating EOGB/Baltur burners, the store now benefits from significant efficiency gains leading to energy savings and CO2 and NOx reductions. At the same time, the units have superior reliability and lower maintenance costs.

Martin Cooke, Technical Manager at EOGB, said: “The burner-boiler match in this heating system is extremely effective and enables the burners to operate at a 4:1 turndown ratio which significantly improves efficiency when compared to the old installation. The Baltur TBG range of fully modulating burners is well established and provides optimum combustion and performance which means that heating can be controlled in a more efficient manner.”

John Powell, Maintenance Manager responsible for the John Lewis Kingston department store, said: “With over 900 staff and hundreds of members of the public visiting the Kingston shop every day, a high-efficiency heating system is a key priority to maintain an excellent instore environment. As well as improving performance, the new installation will also be beneficial in lowering our heating costs and reducing our carbon footprint.”

Restoration heroes choose Ecodan renewable heat pump

When Alison and Matthew Grey decided to purchase a Victorian pumping house in Newgate Street village, near Cheshunt, Hertfordshire, they agreed to allow Channel 4 to follow the project’s progress for the TV series Restoration Man. The programme aired at the beginning of January and followed the Grey’s throughout 2013 as they struggled to keep costs down, whilst restoring the pumping house in ways which retained the design integrity and allowed them to create a modern, family home.

“Our biggest challenge was deciding how to replace the windows, which are a major feature of the building,” explained Alison Grey. “George Clark, the presenter called us restoration heroes because we spent almost half our allocated budget on steel window frames which were much more sympathetic to the original design than the UPVC ones we inherited.”

The couple’s angst over the cost of metal versus plastic or wooden window frames did take up a lot of the programme which unfortunately meant that the Grey’s focus on renewable developer-update.co.uk

technology was not covered in as much detail as they wanted: “We filmed quite a bit on why we had chosen to install an Ecodan heat pump for our heating, photovoltaic panels to help generate electricity and a Lossnay heat recovery ventilation unit, but most of this ended up on the cutting room floor,” explained Alison.

In fact the couple had spent almost as much time researching renewable heating as they did on the windows, it was just that the choice of heat pump was much easier to make.

“We knew that heating a building of this size would be extremely costly without some form of sustainable energy,” explained Alison. “When we spoke to our installer about heating and looked at the options on the market, there was only one clear winner.

Ecodan was streets ahead of other heat pumps on the market in terms of performance, flexibility and support from the manufacturer.”

The Grey’s sought the advice of Tony Owen of AOS Solar, installers of renewable technology across Hertfordshire, Essex and North

London. AOS Solar is an approved Ecodan installer and has vast experience of both heat pumps and photovoltaic panels. Certified under the Microgeneration Certification Scheme (MCS), AOS Solar customers are also eligible for any available government funded grants, such as the Renewable Heat Incentive (RHI).

Built around 1888 on Darnicle Hill, the pumping station drew water from an aquifer, via a 250ft bore hole to serve Cheshunt and the surrounding area.

It was decommissioned in 1970 and passed through various owners before the Grey’s bought it for £750,000 in 2012.

The late Victorian industrial building retains many of the original features and is constructed in stock brick with rubbed red brick window and door arches, terracotta dressings and decorative console brackets supporting the cast iron gutters.

The redevelopment is taking place in two phases, with the family initially living in the old boiler room part of the building, which had been converted by the previous owner. Phase one saw the complete renovation and

refurbishment of the building’s pump room and the Grey’s started by stripping everything back to the bare brickwork.

“Our first step was to take everything back to basics and see what we could retain and incorporate to give the building the credit it deserved,” said Alison, who project managed most of the renovation, whilst on maternity leave following the birth of the couple’s second child.

The original glazed brickwork and sandstone detailing around the windows were renovated by experts to make a feature out of them in the new, clean modern designed home.

This is one of the simple things that Restoration Man presenter George Clark felt showed that the couple were ticking all the right boxes to get a sympathetic, but modern restoration.

The Grey’s have designed the main body of their home on two levels with a split across the tall, arched windows to provide light on both floors. Upstairs, the roof beams were cleaned and renovated to provide a beautiful feature and downstairs, the couple rescued two huge sandstone

blocks – used to anchor the steam pump engines. These were cut up to provide floor tiles for the new downstairs bathroom, which helped retain some of the history of the building.

After spending almost £80,000 on a new roof and new sewage facilities to make the property habitable and then adding 14 Photovoltaic panels, two solar thermal panels and the 5kW Ecodan unit for the hot water, the couple had originally planned to spend £60,000 for the basic build of phase one. In reality though, they spent £30,000 on the fittings, £30,000 on the windows and around £80,000 on the basic build, meaning the Grey’s had to re-mortgage halfway through the project.

George Clark called them true restoration heroes because of their refusal to compromise on design and quality of both the windows and the detailing. He presented them with original prints of the inside of the pump house when they held a party to celebrate the completion of phase one with family, friends, suppliers and the Channel 4 crew.

The new home utilises a 14kW Ecodan for the underfloor heating and the 5kW unit for the hot water supply.

Alison Grey is confident that the heat pump system will pay for itself within a couple of years: “The heat pump and under floor heating system combined did cost more than a traditional carbonbased system would have cost to fit, but the running costs will be less than half of an oil or LPG system and we are also eligible under the Government’s Renewable Heat Incentive,” she explained.

RHI payments are guaranteed for the next seven years, so it will not only provide the Grey family with what could be hundreds of pounds every three months, it also helps to significantly reduce the payback period for the heat pump.

Project: The Gulbenkien Café Location: Kent University, Canterbury.

Contracted company: SW Flooring (South East) Limited The job/challenge: The initial project was to replace the existing vinyl floorcoverings in the cafe as bubbles had appeared in certain areas. The initial area was 150 – 200 m2, but the floor area increased to 400 m2 after problems were encountered. The work was to be undertaken out of normal working hours, so that the cafe could stay operational during the day, to serve students and Staff members alike.

SW Flooring were instructed to remove the existing floorcovering, prepare the subfloor with 1 coat of a smoothing underlayment, and replace with a variety of Dalhaus Sheet Rubber, and Karndean Vinyl woodplank. The works was due to be completed over a period of 10 working nights.

SW Flooring removed the existing floorcoverings, and it became apparent that there was a moisture problem with the subfloor. SW Flooring were also presented with a variety of subfloors, ranging from 50 mm paving slabs laid onto 75 mm of sand, adjoining timber sections, ceramic tiles and screed. All with their own extremities and movement tolerances. Previous installations had been undertaken by other contractors by applying DPMs and latex smoothing compounds on top of each other at each stage of failure, which resulted in the moisture present in the subfloor, just constantly working its way to the surface failing each layer of preparation as it went.

SW Flooring approached Kent University and advised them of the findings. Upon conversations with the Senior Building Surveyor, they agreed for SW Flooring to carry the work out using the correct methods.

This created an increased expectation from the University to deliver a fault free solution. SW Flooring also had to appease the Client of the Estates Department, which was the Cafe`, to ensure that their customers were not inconvenienced in anyway.

The solution / implementation: SW Flooring started by removing all the existing latex smoothing compounds by hand with a small mechanical Kango drill. The timber section was replaced incorporating a structural DPM, and then was overlaid with a 6 mm of plyboard to increase rigidity. SW Flooring had to ensure the cafe was open at 8:00 am each morning during the project. This was achieved by making up the level differences with sand each night and then covering with Cordex to eliminate any trip hazard.

SW Flooring needed high quality products from a manufacturer that instilled them with confidence, and also had products that could be used for this situation. SW Flooring had a very good relationship with the Richard Boorman, the UZIN Representative and he produced an UZIN specification for the project.

He met SW Flooring on site at midnight at least twice a week to discuss the progress of the project, and offered valuable support, to enable the project to be completed.

The specification was to apply 2 coats of Uzin PE480 to the paving slabs, incorporating an accelerator to speed up the drying time, for the reopening of the cafe in the morning. The second coat was fully blinded to create a mechanical key for the smoothing compound, and UZIN NC 182 was used in isolated sections to repair where the different substrates joined. The timber and plywood areas were primed using UZIN PE 630 and UZIN NC 175 fibre-reinforced smoothing compound was applied between 6 mm to 10 mm. This created a subfloor, that was suitable to receive any floorcovering of the Universities choice.

The result: The new floorcoverings have been laid for 10 months now, and apart from a slight settlement from the various substrates, the University are very pleased with the workmanship and specification that was created for this project.

According to the Royal Society for the Prevention of Accidents (RoSPA), more accidents happen in the lounge or living room, a place often filled with electricals, than anywhere else in the home.

Outdoor LED lighting with a designer edge LED lighting should now be the norm, there’s no excuse for fitting energy-guzzling CFL, halogen and even incandescent bulbs in our schools, offices, public buildings or homes. All the options you need should be readily available from your favourite local wholesaler.

One of the names you are most likely to hear when you enquire at the wholesalers about LED outdoor lighting with LEDs, is NIGHTeye from Timeguard, the firm that has consistently led the way with its combinations of innovative design, superior quality and fast-fix convenience.

Of course an LED lamp requires a lot more than the diodes – there is also a driver which needs to be suitable to last the intended life of the product and a heat sink to dissipate the heat produced and the all-important PIR detectors.

The quality of these components is as important as that of the diode in building a long-lasting product. For instance, relatively few of the PIRs on the market are actually rated to switch LEDs which, despite their low rating, do generate a significant spike in switching – be sure to check these ratings. All the information you need should be on the box. . Some LED lamps do not even have proper cooling fins.

Very cheap is rarely very cheerful. The most economical lighting of all is the lighting made from quality components which can be fitted and forgotten, and that usually means a trusted brand name like Timeguard.

Custodian and curator Helen Davies and her partner, Estate Manager Craig, live on-site and manage the day-to-day activities of the house, wedding venue and grounds. Sarah has transformed what was formerly her sister Caroline’s kitchen into elegant living quarters for the pair and their dog Percy. A sizeable corner of the room has been converted into plumbed-in kitchen space, complete with sink, fridge, microwave oven, base and wall units.

This Time The Kitchens Get It! Granite Transformations has returned once again to Rise Hall, the magnificent 19th century manor house restored by TV’s Sarah Beeny and artist husband Graham Swift, and this time the kitchen makeover specialist has actually helped transform two kitchens, the Butler’s Pantry and an ensuite installation in the hall managers’ live-in quarters. Previously, the home improvements company has focused its skill on beautiful, bespoke bathrooms, styled by Sarah and Graham, the success of which prompted Granite Transformations to diversify into bathroom remodelling, alongside its core kitchen business.

“We found working alongside Sarah and Graham most inspiring, since they explored fresh applications for our surface finishes,” says Chief Operating Officer, Danny Hanlon. “Even on this phase, they’ve managed to challenge us with an ensuite kitchen and elegant upgrade of a classic butler’s pantry.”

Rise Hall was the star of two Channel 4 documentaries, chronicling the restoration of this 97-room mansion in East Yorkshire, which is now rated as one of the North East’s finest wedding and conference venues. Sarah and Graham’s passion for Britain’s heritage and their attention to design detail are evident throughout, as is their use of functional and sympathetic new materials like Granite Transformations’ quartz, granite and recycled glass surfaces.

Applying a design-ethic which its owner, Colin Graham, describes as ‘pared-down chic’, the very best materials are used but in a way that’s focused on utilising space to the maximum. This approach allows BLOC hotels to be stylish and comfortable, in prime city-centre locations, but at room rates more akin with budget competitors.

Luxury for the masses

BLOC’s latest incarnation in Gatwick airport features bathrooms with fixtures and fittings courtesy of Roca. A very real concern of many people refurbishing a period property is getting the new interior to sit well in what can effectively be a completely new shell. In this respect staircases are no different and regardless of whether you choose a traditional or contemporary staircase it has to be in empathy with the building and not look like an obvious add on.

Executed properly the staircase will update the property and see it confidently through generations to come.

In 2014 Bisca were commissioned by Northminster Ltd to work alongside Rachel McLane Interiors and COG Architects in the conversion of a 1930’s car showroom in the heart of York into prestige, residential loft style apartments.

There were two clear facets to the redeveloped building, the River Foss facing apartments, which were rather industrial in architectural scale and feel, and the more urban domestic proportions and outlook of the Piccadilly Street facing apartments.

The overall theme for the redevelopment was industrial; the differentiator being the level to which the fixtures and

fittings of within each apartment or area soften the feel.

In keeping with the industrial heritage of the building the main common areas staircase, from basement to ground and ground to first, was carefully designed to be part of the property in its new chapter. Visible from Piccadilly at street level, the staircase is showcased in a huge feature window at ground floor and the design had to be both stunning and functional.

As the apartments at the Piccadilly side of the property were fitted with oak units and oak flooring, hardwearing treads of fumed oak were the obvious choice for the staircase timber.

The inlaid tread detail provides a non-slip function as well as adding interest.

Closed treads and risers are supported by slim and elegant steel structures and sweeping plastered soffits contrasting wonderfully with the warmth of the exposed brickwork. The balustrade is of hand forged, formed and textured uprights capped by a tactile hand carved oak handrail.

Stannah: winning access campaigns in Britain When it comes to winning access campaigns, a Stannah Maxilift MRL motor room-less passenger lift has earned its wings in the Battle of Britain Visitor Centre in Folkestone, Kent.

Installation is not disruptive as the installation takes place at the entrance to be controlled and there is no need to put handsets into flats or houses as they are already in place – their own telephone or mobile.

The telephone numbers of the apartments/houses/businesses are programmed into the intercom system with any access codes required and the system is ready for use.

A visitor enters the flat or house number into the intercom via the keypad and then presses the ‘CALL’ button. The receiver of the call picks the telephone and can speak to the visitor and allow access by pressing a digit on their telephone keypad. This sends a signal to the intercom that activates the door lock or entrance gate and the visitor is able to gain access. If the receiver of the call does not want to grant access they simply put their phone down to end the call.

If the call recipient is on the phone when the call from the intercom is made the call will be seen on the telephone display and the user is able to hold their call and deal with an access request.

Any alterations required to telephone numbers or PIN codes can be actioned by the system installer and can be carried out remotely reducing the need for on-site attendance.

The Telguard system is not only quick to install compared with hardwired systems but also extremely flexible. Calls can be answered on cordless telephones making it possible for users to answer entrance requests while going about day to day business or it is possible for a

mobile phone to be called for access requests.

MAKING SHELTERED HOUSING SAFER Aico, UK’s market leader in domestic mains powered Fire and Carbon Monoxide (CO) detection, has developed an innovative product to solve a safety issue facing people in sheltered housing and other vulnerable people that use Telecare/Warden Call Systems.

Telecare/Warden Call Systems are commonplace in dwellings for vulnerable people and are an important tool to let people live independently in a safe environment – but in most situations they are not connected with the Smoke and CO alarms in the property.

The connection to the Telecare/Warden Call Systems can be made wirelessly with Radio Frequency (RF) signals using RF Universal Transmitters, if available, as part of the Telecare/Warden Call Systems, or via hard wiring directly between the two devices.

As the Ei414 is a RadioLINK device and links to Aico RadioLINK Smoke, Heat and CO alarms wirelessly, it brings all the advantages of a wireless interconnect alarm system; these include far less disruption during installation, increased tenant compliance, more flexible coverage and greatly reduced installation time as a result of RF signal, rather than hard wired, alarm interconnection.

The Ei414 can be powered directly from the mains or from a 12-24V DC supply, from the Telecare/Warden Call Systems for example, and has built-in tamper-proof rechargeable Lithium Cells which will power the device in the event of any mains failure.

Exceptionally easy to use, the Ei414 features a removable key with three settings: On, Off and Test. When ‘On’ the Ei414 responds to an alarm signal from House Coded RadioLINK Aico Smoke, Heat or CO alarms, and switches the relevant ‘Fire’ or ‘CO’ relay contacts to trigger the Telecare/Warden Call Systems. LED indicators provide visual confirmation of mains power and fire or CO alarm activation. The ‘Off’ setting stops all fire and CO alarm triggers being sent to the Telecare/Warden Call Systems, which is particularly useful if a property becomes vacant.

The ‘Test’ setting allows a responsible person such as a Warden or Fire Engineer to test the entire system, which would include a signal being transmitted to the Telecare/ Warden Call Systems.

AUTOMATED DEFIBRILLATORS INCREASE CHANCE OF SURVIVAL TO 50% Most public buildings have a fire extinguisher which is sensible considering that around 350 people die in fires in the UK every year. Yet 200,000 die from sudden cardiac arrest (SCA), and thousands of them could be saved if they collapsed close to a defibrillator.

While CPR alone (chest compressions and rescue breaths) saves around 9% of people who suffer from sudden cardiac arrest, CPR and using an automated external defibrillator (AED) increases the chance of survival five-fold to 50%.

The computerised machines, which gives an electric shock to the heart to return it to normal rhythm, are a crucial lifesaving tool after sudden cardiac arrest. AEDs are designed to be used by people with no knowledge or experience, as the device talks them clearly through the process and all decisions as to whether or not to shock the patient’s heart are taken by the machine. Also, after ringing 999, a call centre operator will talk rescuers through how to use the AED. In response to the growing awareness of the need for AEDs in public spaces and the workplace, Bull Products has expanded its range of quality AED equipment. Chubb Fire & Security Ltd. has been awarded an integrated fire and security service contract to help protect pupils and staff at the Gilmour Infant School in Liverpool.

Chubb is a part of UTC Building & Industrial Systems, a unit of United Technologies Corp. (NYSE: UTX).

The servicing contract covers security equipment for classrooms, common areas, kitchens and workshops. Chubb recommended and installed a monitoring network that connects the school’s existing security infrastructure to the Chubb Alarm Receiving Centre that monitors and records activity for review.

When embarking on the project of creating a new flagship store, the primary objective was to ensure that the building’s exterior reflects the brand’s reputation for high-style and is as arresting in design and appearance as the store’s interior.

The striking flagship store was designed by Arkitec as who, through RMIG’s City Emotion programme, chose perforated TECU® Gold panels for the building’s facade to cover approximately 350 m².

Translucent cladding from Rodeca has breathed new life and light into a school redevelopment.

More than 700m2 of the manufacturer’s polycarbonate panels have been used on two new buildings which form the new Sacred Heart School, a mixed Roman Catholic voluntary-aided comprehensive school with more than 600 pupils, in Camberwell, London.

In the sports and assembly halls, where the Rodeca panels have been used as a clerestory feature, and in two lightwells in the new teaching block, they form a double-wall construction of 40mm PC2540 wall panels in Kristall finish.

The same panels also form a double-wall construction to a clock-faced lightbox on top of the teaching block which acts as a lantern when lit at night, providing a community focal point of reference. And they have also been used in an activity studio and “chimney” feature.

In addition, an entrance courtyard is clad with 60mm PC2560 Rodeca wall panels in Opal finish on all sides at first floor level, while 25mm PC2625 wall panels in Kristall finish form an outside canopy.

Cornish B&B on a firm footing A Cornish inn and restaurant has transformed a neglected, overgrown garden into a spectacular decked terrace with exotic plants, walkways, ponds and waterfalls. The Waterwheel Inn, which offers bed and breakfast accomodation, a restaurant and bar in the historic White River valley near St Austell, is creating an idyllic outdoor space as part of the property’s ten-year renovation.

Owners Mark and Francesca took over the Waterwheel Inn in April 2011 and are giving the outdoor space an ambitious makeover as part of a ten-year project.

They had assumed that timber decking would not be a viable option for the new terrace, which sits under mature plants and trees in a shaded valley and would become very wet and slippery. International Design Competition As part of the shows involvement with The London Design Festival, LANDSCAPE are launching a new ‘Design A Tree House Competition’. With a cash prize and a 3D model produced of the wining design, it certainly seems to have caught the imagination.

It is hoped that the winning design is then built as part of the 2016 event.

New Website The new LANDSCAPE website is now live and contains up to date details of our amazing speaker programme (www. landscapeshow.co.uk). On the website you will be able to find times, titles and bios of the speakers already confirmed to be part of things this September.

Speakers Include Amongst the forty speakers that will be taking part, Tim Gosling from Goslings will be talking about the importance of landscape furniture. Noel Farrer from the Landscape Institute will be bringing us up to speed with their new developments.

A unique opportunity to enter a design competition which will form part of the LANDSCAPE show and feature within this year’s London Design Festival.

The LANDSCAPE show is running a competition to design a ‘tree house without the tree’. The winning entry will hopefully then form part of the 2016 event, (subject to sponsors).

The LANDSCAPE show is a truly international event and attracts gardens designers, architects, landscape contractors, local authorities landscaping professionals, facilities managers and interior designers from all over the UK and beyond. The show features contemporary, cutting edge technologies and methods and is supported by a comprehensive FREE CPD accredited Seminar Programme featuring some of the most inspirational names in the business.

The competition is open to all and the lucky winner will receive: • A £1,000 cash prize.

• A 3D printed model made of the design • Media coverage before and after in the LANDSCAPE online magazines and related trade media including features on-line and in social media.

Your brief The brief is to create a contemporary elevated tree house as a free standing structure with a footprint measuring no more than 3m x 3m. The finished structure should be able to be incorporated into an open public space or a private dwelling and be built independently of a tree but with the intention that it could be built around a tree or within a woodland setting. The structure should be sustainable and built to withstand the typical British weather!

The total build should be achievable within a £20,000 budget

ITV’s ‘Love Your Garden’ Features Addagrip’s Terrabase Rustic To Restore Flood Victims’ Somerset Home ITV’s flagship gardening make-over programme ‘Love Your Garden, hosted by TV personality Alan Titchmarsh, has used Terrabase Rustic – a patented paving system developed by Uckfield-based resin surfacing specialists Addagrip – to restore the garden of a family whose Somerset home was devastated by floods in 2014.

The couple have now returned home to find their treasured garden transformed by Alan and his team into a virtual paradise, complete with American-style white picket fencing.

The Colquhoun’s retirement is now firmly back on the agenda, happily coinciding with the couple’s 40th wedding anniversary this year.

Alan and his team’s transformation of the area wrecked by floodwater has come as an especially pleasant surprise to the Colquhoun family who had to deal with a double tragedy in 2014. Alex Colquhoun and his wife Sheila had been preparing to retire that year, but instead had to cope with the distressing news that Mrs Colquhoun had been diagnosed with breast cancer. Shortly after returning home to convalesce following exhausting treatment for her condition, the couple woke from their sleep to find their home knee-deep in water. The widespread flooding throughout Somerset subsequently made national news headlines.

Addagrip’s approved installer, Resin Bonded Surfacing, travelled from Yorkshire and worked tirelessly all day to have their part of the job completed in time to make the Colquhoun’s dream come true.

Eventually forced to evacuate their property, the Colquhouns found themselves homeless and had to seek temporary refuge in rented accommodation. At one stage, they even resorted to sleeping in their grandchildren’s bedrooms, meaning that all their carefully laid retirement plans had to be put on hold.

Two colours of Terrabase Rustic were used – Rustic Beach and Rustic Oak – to enhance the overall appearance and highlight the actual dining area.

BITUCHEM MATERIAL USED FOR SAFER PLAYGROUND A newly constructed primary school in Waterlooville, Hampshire has applied over 1500 square metres of Bituchem’s most popular hard landscaping material, Natratex Cotswold, to its outdoor playground and teaching areas.

Berewood Primary School opened its gates for its first year of teaching in September last year. Built to accommodate 420 children aged four to eleven, the new primary school is part of the University of Chichester Academy Trust and is just one element of the ongoing development in West of Waterlooville.

Bituchem’s Natratex Cotswold material was specified in buff due to its visually attractive qualities when compared with a standard black asphalt tarmac surface but with the same smooth properties that make asphalt a safe surface to use around schools.

Paula Downard, Landscape Architect at Hampshire County Council commented, “The appearance and practicality of the Natratex Cotswold material make it the perfect solution for this application and we are very pleased with the end result. Hampshire County Council specified this material for another project nearby and so we were able to view the performance and colour beforehand. We received a sample of the material from Bituchem and were advised that the colour would eventually fade to a softer, more attractive colour, which was extremely helpful in managing our expectations.”

The Natratex Cotswold material is formed of natural coloured aggregates combined with a specially formulated clear resin binder to produce a smooth, hard-wearing surface whilst offering a natural stone finish. This strong binder reduces the likelihood of the material deteriorating causing potholes or other breakages in the surface, making it a smoother and safer surface for young children to play on.

Suitable for new constructions, overlays or regeneration projects, the Natratex Cotswold material is very versatile in its application and can be used for all areas used by pedestrians and light vehicles. The material is also very environmentally friendly with a fast and simple application making it an easy specification for both private and public sector projects.
