04 Industry News & Shows Stephen Fry to be special guest at Ecobuild 2016 Writer, actor and campaigner Stephen Fry has been announced as a special guest at Ecobuild 2016. Fry joins a strong lineup of industry visionaries, leaders and experts at the event. He will be interviewed by BBC arts editor Will Gompertz at the culmination of the day’s conference programme on Wednesday 9 March. The audience can expect to hear Fry’s forthright and entertaining views and insights around issues close to his heart – areas that the show organisers say will “resonate with the Ecobuild audience”. The session will afford audience members a rare opportunity to ask questions in a Q&A session.

Vent-Axia launches appcontrolled unitary fan Vent-Axia has launched the Bluetooth-enabled Svara fan, said to be the UK’s first Appcontrolled unitary fan. Delivered factory set for continuous operation at low speed, with humidity and light sensors activated, Svara is designed to provide good indoor air quality and comfort. Once the Svara App is downloaded, households can then unlock a whole range of different functions to control home indoor air quality, such as a silent scheduling and automatic cycles, offering flexible ventilation to suit a household’s lifestyle. The Svara has three speed modes including a boost. The default setting speed is for trickle continuous flow at 10 l/s, the second speed runs at 16 l/s and is triggered by the light sensor and the boost speed is 30 l/s and is activated by the humidistat. Once the fan is set up at installation, all these sensors and speeds can be altered via the App to change the level of sensitivity that triggers them, and the speed of the fan within set parameters. The fan operates at 17 dBA on low trickle, and low power consumption of only 4 W. “Svara is designed to offer households easily controllable comfort and allows them to take control of their indoor air quality via the App. This is a real bonus since indoor air quality is an issue that consumers are becoming increasingly aware of, with a raft of recent research illustrating the links between poor indoor air quality and health issues. Further to this, the householder will not be disturbed by the fan as it operates at just 17 dBA, ensuring a peaceful environment,” explains Jenny Smith, marketing manager at Vent-Axia. developer-update.co.uk

Countryside lodges plan for £150m Watford estate revamp Countryside has submitted plans for a £150m scheme to revamp central South Oxhey estate in Hertfordshire, aiming to start initial works later this year. Three Rivers District Council and development partner Countryside Properties signed a deal to regenerate the estate with around 500 new homes. A market square could also be introduced and better links will be created to Carpenders Park station. Three Rivers District Council selected Countryside Properties as preferred bidder for the project last May and has since brought Home Group on board to deliver affordable housing. Ann Shaw, Leader of the Council said: “The Council is very pleased to have formally entered into contract

with Countryside and Home Group and we are very much looking forward to working in collaboration to deliver the new high quality homes and shops that South Oxhey needs.” Richard Cherry, chief executive of Countryside Properties’ partnerships division, said: “We have 30 years’ experience in local authority estate regeneration. “Our vision is to create an integrated and well-designed new neighbourhood with high quality housing for South Oxhey, and we will do that in close partnership with the local community.”

Timber treatment

Filwood Green Business Park in Bristol has capitalised on the latest innovations in sustainable building technology, including integrated photovoltaic panels, a green roof and a Timber Fin solar shading solution from Levolux. The bold design of the business park, which was masterminded by Stride Treglown architects alongside C2HM, has been successfully realised. Levolux was approached at the design stage to develop a highly sustainable Solar Shading solution, comprising vertical and horizontal Timber Fins. A series of large vertical Timber Fins have been fitted to the south-east corner and east-facing elevation of the development. In total, 42 Timber Fins, each measuring 650mm wide by 100mm thick, extend 3.4 metres in height. On the south-facing elevation, Timber Fins have been fixed horizontally in a series of vertical stacks, set at a pitch of 250mm and angled at 10 degrees. The horizontal Timber Fins are smaller, with a width of 188mm and a thickness of 44mm. This allows them to be incorporated into several bays and into a large projecting screen, onto which signage has been fixed. All Timber Fins are formed from PEFC Certified Thermowood, which is a lightweight, durable timber, requiring no application of a finish.

VeriSmart Heating unveils new hybrid electric radiator VeriSmart Heating has launched a new hybrid electric radiator, the EcoSlimline. The product is designed for those who want the benefits of convection, which warms the air quickly, combined with the efficiency of ceramic accumulators which retain the heat for longer. The EcoSlimline combines the technology of convection, radiation and storage, with a twin heat generating system. The finned resistor uses the convection process to get the room up to temperature quickly, for comfort and convenience. The ceramic block accumulators then absorb and retain the heat generated by the finned resistors and it’s own internal resistor. The ceramic blocks maintain a stable temperature and are designed to radiate the heat comfortably and efficiently. “The extraordinary thermal inertia of the ceramic makes the EcoSlimline energy efficient,” says Stewart Donnor, managing director of VeriSmart Heating. “ Not only is it slimline and stylish, it heats the room quickly, stays warm for longer and costs less.”

Grant UK upgrades oil-fired combi Grant UK’s Vortex Pro oil-fired combi now includes a 24 litre expansion vessel as standard, a safeguard designed to provide expansion capacity for both the boiler and the heating system. The company says it regularly consults installers regarding improvements that they would like to see made to products, and a larger factory fitted expansion vessel for the combi was high on the list. For the majority of installations, 24 litres will provide more than sufficient room for the expansion from both the boiler and heating system,” the company explained. The Vortex Combi range includes internal and external models available in output of 21 kW, 26 kW and 36 kW. The latest Combi XS 26kW boiler is 515 mm wide and claimed to be the slimmest model of its kind on the market. The 24 litre expansion vessel is normally fitted behind the front door on indoor and outdoor Vortex Pro combi boilers, but with the XS, it is supplied as an externally fitted kit.

Burntwood School wins RIBA Stirling Prize A comprehensive school in Wandsworth, London has won the RIBA Stirling Prize 2015 for the UK’s best new building.

Burntwood School, a large comprehensive girls’ school, by Allford Hall Monaghan Morris (AHMM) was one of the last projects under the Building Schools for the Future scheme, which was scrapped by the government in 2010. The school, which the judges described as the “clear winner”, will serve up to 2,000 pupils and over 200 staff and cost £40.9m to build. AHMM created four new four-storey “teaching pavilions”, a sports hall and a performing arts centre linked to the school’s original buildings by renowned 1950s/1960s architect Sir Leslie Martin. Each building incorporates double height spaces at the end of each corridor to increase natural daylight and create well-

framed views. The new complex also includes a covered walkway fashioned from bus-stops and features large, colourful murals throughout the buildings. 12 Industry News & Shows As thermal insulation and air-tightness improve thanks to housing upgrade projects which drive up energy efficiency and tackle fuel poverty, the need for effective ventilation solutions has never been greater. This is especially the case when you consider how many of Britain’s homes are located in noisy urban areas where windows often remain closed in a bid to cut down noise pollution. With current legislation, controlled ventilation ordinarily means extract fans in bathrooms and kitchens and trickle vents on windows. However this is insufficient given the high standard of air tightness upgraded homes achieve. Today’s pressure on housing budgets may prohibit solutions requiring extensive ducting or a significant number of manhours for installation. Centralised ventilation systems are technically excellent, but deploying these on a wide scale in refurb projects would prove much more of a challenge. Mighton previews Locking Angel Yet another solution from Mighton Products...

Always at the vanguard of product design, the company recently announced the imminent release of a key locking version of their popular child safety device for sash windows. Known for listening to their customer’s requests, the decision to develop a locking version came as a response to the need for a combined security and safety device and follows the success of the patented Angel Ventlock® range of safety devices that are now widely used across the UK, USA and Europe. Originally developed to meet stringent standards in the USA and Europe, the Angel series has proved immensely popular and are now used across many sectors from domestic to military and fitted by some of the world’s largest window manufacturers. The basic concept behind the range is that they can limit the sash opening to 100mm for venting, are non-releasable by a child under 5, and will re-engage automatically when the sash is closed. ICONIC HEAL’S BUILDING KITTED OUT WITH PANASONIC HEATING AND COOLING SYSTEM The Heal’s Building on London’s Tottenham Court Road has long been a home of innovation and high quality design. This creative spirit lives on in the newly refurbished building, with a cutting edge heating and cooling system from Panasonic, that provides a comfortable environment for the staff of companies such as Netflix and Deliveroo. Consultants Cundall worked with Easy Air Conditioning to design and install a heating and cooling system flexible enough to meet the demands of a variety of office spaces spread over five storeys. The scale of the project demanded a powerful, efficient system, so Easy Air Conditioning and Cundall specified the Panasonic ECOi VRF system. During three phases of delivery, Easy Air Conditioning installed 24 VRF systems comprised of 42 of Panasonic’s heat pumps and heat condensing units. Each VRF system is controlled by a Panasonic CZ-256ESMC2 touchscreen controller and is integrated into the building management system of the site, to

provide a flexible and user-friendly heating and cooling solution. “When we worked out the scale of the project and how many units we would have to install, Panasonic’s VRF system became the obvious choice,” said Andy Wootton of Easy Air Conditioning. “We wanted to give the client a heating and cooling system that was easy to use and provided the capacity they needed, and Panasonic ticked all the boxes. They offer great products which are easy to install and very energy efficient.” Panasonic heat pumps and condensing units lead the market in their ease of installation and maintenance, which were key factors on this project, as the

units were to be installed on the roof of the building where space was limited. The ECOi VRF system also puts energy efficiency at the forefront, operating with a COP of 4.63, while able to offer heating and cooling simultaneously at high performance, making it the perfect solution for a large office building with hundreds of staff. The ceilings in the Heal’s Building are lower than one might typically find in a modern office building, due to its heritage as a furniture manufacturing facility. Easy Air Conditioning installed Panasonic’s MM range of horizontal ‘slimline’ ceiling-mounted units, designed for spaces with low ceilings. They were unable to fit a false ceiling around the units because of the lack of space, which meant that the cold air from the units would flow straight down onto the people who worked below them, causing pockets of cold air around the office.

Easy Air Conditioning installed large plates around the outputs of the units to take advantage of the Coanda effect, where the air flows out horizontally along the bottom of the plates, so it doesn’t fall straight out of the unit onto the people below, providing a consistent cooling effect across the office. Easy Air Conditioning also took advantage of the off coil temperature control facility of the Panasonic units to maintain the off coil temperature at 12 degrees, so that the air that was emitted from the units was already slightly warmer than a regular cooling system. Easy Air Conditioning supplemented the ceiling-mounted units with a large number of Panasonic’s MR1 series floor standing units concealed discreetly in cabinets beneath windows. These units, specifically designed to be concealed in perimeter enclosures, enable flexible installation

as supply pipes can be connected to either side of the unit from the bottom or the rear. This flexibility ensured that areas of offices nearer the windows, which can be warmer in the summer due to the sun, were cooled to a temperature consistent with the rest of the office. Without a false ceiling, the units, trunking and pipes of the air conditioning system were exposed, so the interior designers decided to embrace this and incorporate it into the stripped back, industrial-chic design aesthetic of the iconic Heal’s Building. The low ceilings on the second floor of the Heal’s building posed a challenge to Cundall and Easy Air Conditioning because it meant they couldn’t install a false ceiling, so the cold air from the ceiling units would fall down directly onto the people who worked below them. Therefore to create the Coanda Effect, where airflow sticks to a surface and is therefore distributed

more widely across the office, Easy Air and Cundall installed large plates next to the outputs of the units. The air flows horizontally, stuck to the bottom of the plates, so it doesn’t fall straight out of the unit onto the people below, providing a more temperate air conditioning system. The owners of the Heal’s building were keen, wherever possible, to maintain the heritage look and feel of the building so specified a subtle and unobtrusive heating and cooling system that blended in with the existing interior design. Easy Air and Cundall therefore concealed a large number of Panasonic’s R1 type floor standing units in cabinets below the windows. Areas near the windows tend to be warmer in the summer, so installing cooling units beneath the windows ensured an even distribution of cold air throughout the offices. www.aircon.panasonic.eu developer-update.co.uk

RINNAI WELCOMES ADVENT OF ‘TRANSPARENT’ ENERGY LABELLING Rinnai, designer and manufacturer of the Infinity range of continuous flow gas fired water heaters, welcomes the implementation of the ERP and Energy Labelling Directive on 26 September as its expansive range of water heaters can satisfy a complete range of load profiles and all units are A RATED. On 26 September 2015 The Energy Related Products (ERP) Directive, incorporating Ecodesign and Energy Labelling Directives for water heaters (Lot 2) comes into force, meaning that water-heating products sold in the UK will need to meet minimum energy performance criteria in order to be legally placed on the market, and will require an energy label. “The Energy Labelling Directive offers transparency to specifiers, installers and end users who will now have a clear guide for choosing the most efficient units available,” says Tony Gittings, Managing Director of Rinnai UK. “Rinnai now brings to market the most expansive range of A-rated appliances, that have load profiles suitable for both domestic and commercial projects. Our appliances range from load profile(s) for small domestic models to XXL sized commercial units,” says Gittings. Rinnai is also set up to offer installers expert help with system labelling. The onus of labelling in this scenario falls on the installer, rather than the manufacturer, who will be responsible for system labels for those installations that combine a water heater with renewables, for example. Rinnai has been working well ahead of the deadline for ERP and took delivery of its coveted A-rated labels in July. To get to that stage, Rinnai had all its appliances tested twice. The first test was carried out at the Rinnai headquarters in Japan, where units underwent rigorous interrogation by the company’s expert engineers and then again by notified body who awarded the rating. “An energy efficient continuous flow gas fired hot water system, whether teamed with renewables technology or used on its own, actually has a lot to offer as we move towards the Government’s carbon reduction goals. Rinnai Infinity units have been developed to exceed all current demands and lead the field in this respect. As seen with the launch of the Rinnai HDC1600i which has been introduced to adhere to the low-NOX requirements of ERP in 2018. “And don’t forget, the A-rating applies to a unit in use under specific test conditions – ie when fuel is being used. As an ‘A-rated’ Rinnai unit only uses fuel when water is being drawn it doesn’t suffer any standing losses, making the system more efficient than any stored hot water system. “In effect, an A-rated Rinnai continuous flow water heater, will always have an advantage in efficiencies over A-rated storage systems, as there is no standing losses or any need to re-circulate and re-heat water to avoid stratification,” Gittings explains. developer-update.co.uk

Keeping warm in temperatures that can plunge to -50oC in the long, dark winters is not a choice for the team on the South African National Antarctic Expedition (SANAE) IV research station. It’s a matter of survival. But as the Antarctic summer begins when temperatures can rise to a positively balmy -5oC, the opportunity is being taken to install extra comfort, thanks to the ingenuity of electrical underfloor heating specialist, Speedheat. The base is on Vesleskarvet (Norwegian for little barren mountain) on the Ahlmann Ridge, about 100 miles from the coast. Its three modules are on stilts to keep them clear of the deep snows of an Antarctic winter. The electricity supply is powered by diesel generators, and

any waste heat from these goes into heat exchangers to provide most of the warmth to the inside of the modules. But this method of heating is difficult to control so, as part of a renovation project, Speedheat’s advanced floor heating system has been chosen to provide supplementary, thermostatically-controlled warmth in two of the two-storey modules. The third houses a helicopter and the generators and does not require additional heating. Different wattage mats of Speedheat’s unique cabling have been specifically designed for the different final floorings chosen for the base, such as bamboo laminate, vinyl and tiles. Speedheat has given full installation and commissioning training to the contractors in Cape Town who are laying flooring for SANAE IV. Contractors, flooring and the entire heating system are now on their way by ship and the fitters will return towards the end of February 2016. This is not the first extreme Speedheat installation. The company has quite literally gone to the both ends of the world from North to South as it has also been selected to supply floor heating for crew accommodation on Statoil Norway’s Aasta Hansteen gas rig in the deep waters of the Norwegian Sea. At just 1.5mm deep and with no major installation upheaval, the system has also been the choice for historic buildings in the UK, such as the extraordinary Durlston Castle in Dorset, new builds, sensitive conversions and for

The Ultimate Accolade for the Leadwork Craftsman At the beginning of October, some 57 LCA members, associates and their guests assembled at the Fawsley Hall Hotel, near Daventry for the announcement of the winners of the 2015 Murdoch Award and Murdoch Sponsors Award competitions.

he Awards are presented each year in recognition of the very best in leadwork design and installation, carried out by the specialist members of the Lead Contractors Association - in effect the ultimate accolade for the craft of working with lead.

As part of a pre-dinner reception hosted by Jamestown Metals, guests were able to assess the entries for the 2015 Awards and try to pick the overall winner from the keenly competitive and high quality nominations.

The panel of Judges had met some three weeks previously and had eventually selected D Blake & Co (Edinburgh), Lead-Tech Roofing (Worcester Park) and Norman & Underwood (Leicester) as the finalists of the Murdoch Award and N Lee & Sons (Whitney), Leadwise Contracts (Co Antrim) and SWG Roofing (Dunmow, Essex) as finalists of the Murdoch Sponsors Award (for projects under 5 tonnes).

He also thanked them for their foresight in introducing the Murdoch Sponsors Award in 2006 for projects under five tonnes, which had since given some of the smaller LCA members the chance for wider recognition. Indeed he noted that there were in fact three new members entered for the Sponsors Award and two of them, Leadwise Contracts and SWG Roofing, had made it to the final, although perhaps Leadwise should be regarded as a returning, rather than an entirely new member, having previously been in the LCA from 1998 until 2008.

However the judges had to pick a winner and Richard announced that Leadwise Contracts were the winners of the Murdoch Sponsors Award for 2015 and in the absence of Martin Cahalan from Leadwise, Ian Harvey stepped forward to receive the Award on their behalf from Alan Barker of sponsors Associated Lead Mills. Turning to the Murdoch Award itself, Richard noted the presence of two quality leadwork heavyweights who regularly reached the finalists stage, in the form of D Blake & Co (twice previous winners) and Norman & Underwood. Up against them this time was Lead-Tech Roofing who in 2013 had won the Sponsors Award and were now going after the main prize. Again the projects were not eyecatchingly spectacular, with the focus more on precision detailing and consistent setting out, but in all cases completed with fine workmanship.

project completed by Lead-Tech Roofing at Rygar House in London that deserved to be the winner of the 2015 Murdoch Award. Paul Mulry, who had worked extensively on Rygar House stepped forward to receive the Award on behalf of Lead-Tech from LCA Chairman Stuart Bailey. Lead-Tech MD Martin Walsh was delighted for Paul to receive such public recognition of his individual craft skills and workmanship and was very proud that his company had continued the quality standards ethos that had enabled them to win the Sponsors Award two years ago. Barry Smith, Managing Director of sponsors Associated Lead Mills, was delighted that this years awards in both categories had featured “new blood” challenging the more established LCA members. “It’s great to see new faces coming through for these awards” he said. “Not only does it show that anyone stands a chance of being a finalist or even winning if their work is good enough, but also that the craft of working with lead is alive and well and in very good hands.”

2015 Murdoch Sponsors award Winner - The Parliament Building, Stormont - Leadwise Contracts, Co Antrim NI In a role reversal of recent trends, lead sheet replaced a failing stepped tile design in a project that relied heavily upon close teamwork between

the architect and the traditional crafts Martin Cahalan reports that Leadwise were delighted to be involved in the project at the Parliament Buildings, Stormont, an iconic Belfast landmark on an elevated site overlooking large swathes of the city and a building that has had, and continues to have today, huge relevance for all the citizens of Northern Ireland. The work itself was to the front sloping pediments and was necessitated by a longstanding failing in the existing stepped tiling arrangement. After discussing the various options, the project team from Hamilton Architects led by Mr Paul Millar took the decision to replace the tiled roofing with lead roofing that would mimic the detailing of the tiled roof as far as possible. It was at this point that Leadwise were able to offer some advice as to the necessary substructure, sizing and ventilation needs and these were incorporated into the final design. With the aesthetics now of paramount importance it was essential that the joinery work be of a very high standard and consistent throughout and thankfully this was achieved by the Contractor, Tracey Bros of Enniskillen. With the lead to BSEN:12588 sourced from Jamestown Metals, the 110 sheets of Code 6 lead needed were pre cut, formed and sent to site for installation. A building paper to BS 1521 Class A was laid onto the decking and the wood rolls then put in place as the work progressed. In total there were some 2600 copper nail heads that were individually dotted and everything was checked and rechecked to ensure continuity and it was through this attention to detail and pride in the project that such a pleasing outcome was obtained. Whilst Leadwise are delighted to have their contribution recognised by their peers it’s important to appreciate that it was the contributions of others also that made for overall success. The project Architect, Mr Mark Knight and Tracey Bros can take great credit too for all their input and desire to leave a lasting legacy on this landmark building.

Lead-Tech Roofing Ltd – Rygar House, London

2015 Murdoch Award Winner – Rygar House, London - Lead-Tech Roofing Ltd Consistency of design and workmanship was the key to the aesthetics of this large project involving flat, pitched and vertical panels and again working in partnership with the architect enabled design changes to be made to improve the long term integrity of the roof Martin Walsh reports that this new development is set in the heart of Mayfair in central London. Lead-Tech were appointed through the Main Contractor 800 Group Ltd to install all the roof timbers and new code 6 lead sheet to the crown flat roof, as well as the 70º Mansard Roof and the vertical sections, which also included code 6 lead to dormers and associated flashings. The total project was some 20 tonnes of lead sheet, supplied by Associated Lead Mills. A key factor in securing the project was that as an LCA member, Lead-Tech could offer the 25 year insurance backed guarantee. Once again the contractor and architect worked in close partnership and during the process of building the roof Lead-Tech were able to identify potential technical issues which might arise with the planned detailing and more developer-update.co.uk

importantly how the new lead roof would be ventilated. In most cases the Architects Drawings had been well thought out but when approached by Lead-Tech about their concerns, the architects allowed details to be altered as required. Once the main roof construction had been completed and Lead-Tech commenced installing the new code 6 lead, they decided to reduce the setting out of the wood rolls to 575mm centres, thus ensuring the lead was installed well within its design limits. The wood rolls were staggered and included a ventilation ridge detail which was achieved using the Nicholson Air Track Products. On the Mansard 70º degree pitched roof slope, Code 6 sheet was again installed at 575mm centres and the length of the bays were also reduced to 2.00 lm overall. At the head 3 rows of staggered fixings were installed using 38mm copper ring shanks. The sizing and fixing of the bays have therefore been set well within its design limits, thus eradicating any future problems and potential failure of fixings, which is particularly significant as access would be problematic and costly. It is this attention to detail that was recognised by the Murdoch Award judges

Airtight Sealing and Ventilation Explained Is an Airtight Seal Just an Airtight Seal? Peter Thompson, General Manager of ISO-Chemie UK, gives insight into the trade-off between airtightness and ventilation in sealing products. The legal requirement to consider airtightness in building designs has been around since the 2006 changes to UK Building Regulations. This is the same for every version of the regulations that apply to all regions of the UK, whether it be England, Scotland, Wales or Northern Ireland. The measurement for calculation air loss out of, or ingress into, a building is measured in cubic metres (m3), per hour (h), per square metre of building envelope (m2) and at a differential pressure of 50 Pascals (Pa) between internal and external air pressure. The back stop maximum leakage IS 10, equivalent to 10m3 (h.m2) @50Pa. When designing to Passivhaus standards, this gets a little more complicated as they refer to airtightness as so many changes of air per hour. This relates more to the cubic capacity of the building or room, rather than the surface area of the envelope of the building. Notwithstanding this, to give some comparison it is generally agreed that Passivhaus is looking for a goal of 0.6m3 (h.m2) @50Pa, or less. Initially, not too much notice was given to the requirement to have a maximum air leakage, as in reality an air loss of 10m3 (h.m2) @50Pa could not really be called an airtight building, so the designs and detailing did not have to change radically to achieve it. However, building standards have progressed with the requirement to conserve more and more energy. Although the legal backstop of 10 has not changed the target air leakage for SAP, separate target values set by the house builders themselves have both significantly reduced. This helps to save heat loss out of the building, thus requiring less use of heating systems to maintain a comfortable temperature within the building, and in turn leading to greater energy efficiency and lowering CO2 emissions. developer-update.co.uk

This brings us to the question about air quality within the building. The more airtight we make our buildings the less fresh air we get into them through random unwanted gaps within the building fabric. Such problems can cause other issues for people with respiratory problems or young children, so proper ventilation is crucial. ‘Build Tight, Vent Right’ has been a popular mantra relating to building design, particularly to those concerned with the Fabric First strategy, rather than just throwing ‘Eco Bling’ at a building design to achieve the relevant Standard Assessment Procedure credentials. It is often argued that if by reducing air loss you then need to build-in designed ventilation, then why bother in the first place? The answer, apart from the fact that legislation must be complied with, can be summed up in one word – control. It is the difference between controlled air loss, or ventilation, and uncontrolled air loss, draughts, which is the nub of the whole issue. How is ‘Build Tight and ‘Vent Right’ achieved? With regards to ventilation, this generally falls into two major camps natural ventilation and mechanical ventilation. If you achieve an air loss of 3m3 (h.m2) @50Pa or less, then it is a necessity to use mechanical ventilation. With an air loss of more than 3m3 (h.m2), it is generally considered that well designed natural ventilation is sufficient for most domestic dwellings. For unwanted air loss, it is generally acknowledged that the air loss between the junctions of windows and doors to walls, walls to floors and walls to ceilings accounts for more than 50% of the air loss in a house. Other common factors of air loss relate to fabric of the building itself and the various holes knocked through the fabric for an assortment of reasons such as drainage, heating flues, electrical cables etc. There are many products on the market claiming to be airtight seals. But the key is to use the correct products

Doors, Windows & Architechtural Hardware 43 in the correct environment, and the extent to which they degrade over time. In addition if one of the major requirements of airtightness is to reduce heat loss out of the building, then thermal resistance to these air leak sources surely needs to be considered as well. Certainly just being airtight will reduce or stop heat loss by convection, but what about heat loss by conduction often referred to as non-repeating thermal bridges?

However, when sealing an actual construction joint between similar or different materials, it is a different story. An illustrative example is the movement between joints created by the junction of different construction materials, such as windows to walls or walls to roof etc. Even joints between the same materials can move, such as brick or concrete expansion joints. The initial drying out of the building must also be considered. In this respect, the differential movement between timber frame buildings and the external masonry facades is well researched and documented. But the different coefficient of expansion factors of different materials is less well known. When selecting a suitable airtight seal for this type of application, installers must consider several factors to assess if it is correct for the type of joint to be sealed, based on:

The industry is starting to understand that airtightness is only half the story for the sealants. This is why the thermal insulation of joints between window, doors and walls is now included in the latest SAP calculations, where previously it had simply been ignored. When choosing a suitable airtight seal, the full requirements necessary to create a long term solution must be considered. If it is simply to seal the edges or overlaps of an internal airtight membrane, then movement and thermal insulation are unlikely to be major factors to consider as any number of various stick on adhesive strip tapes are likely to be suitable. As there are technical differences between them, some specialist knowledge or advice is always helpful.

• The need to accommodate movement. • Any need to allow for conduction heat loss, to maintain the thermal integrity of the abutting materials. • The suitability of the active adhesive system for both initial application and long term use on the substrate. • The potential for harmful emissions from the sealing materials and adhesives, and their effect on internal air quality must also be assessed. An airtight seal therefore needs to be more than just an adhesive tape. ISO-Chemie has seen a bewildering range of options on the market. At first glance, they all look like they do the same or a similar function. Whilst this is true to a certain extent, there are many performance variables meaning some products are more suited than others - in the same way as timber frame construction methods are all not identical or suitable for certain situations. Quality Acoustic Seals for Doors & Windows Sealmaster DropSeal An automatic DropSeal which fills the gap between the door bottom and the floor or threshold plate. Suitable for new and retrofit projects the Sealmaster DropSeal provides smoke containment and acoustic sealing. Tested to BS EN 1634-1 2014 BS EN 1363-1 2012 & BS476 Part 22. Durability tested to more than 1,000,000 cycles. Can be used in conjunction with Sealmaster Delta and Double Fin Acoustic Seals. Available in a wide range of sizes.

Sealmaster Double Fin Acoustic Seal Providing excellent acoustic sealing, the Sealmaster Double Fin Acoustic Seal is durable and easy to install. Maintenance free and suitable for both new and retrofit projects the Sealmaster Double Fin Acoustic Seal is BS EN Fire Tested and Acoustically rated to 4db. Designed and manufactured in the UK, and available in Black, Brown and White.

Sealmaster Delta Acoustic Smoke Seal Quality and easy to install acoustic door seal with excellent acoustic sealing. Designed and manufactured in the UK the Sealmaster Delta Acoustic Smoke Seal is BS EN Fire Tested and Acoustically rated to 40db, and suitable for both new and retrofit specifications. The durable Delta comes with selfadhesive tape for standard single or double-lead doorsets. Available in Black, Brown, White and Transparent.
