The West End has seen a 24% rise in activity driven by 11 new starts in six months. “In addition to stronger West End up construction volumes by 44% with six new starts in anticipation of the imminent infrastructure improvements.” Steve Johns, head of City leasing at Deloitte Real Estate, says: “Developer sentiment is continuing to improve and this is good news for London’s diverse occupier base. The increase in new starts is the second highest we’ve recorded in 20 years. Nevertheless, a third of this space has already found tenants, leaving 22 of the new starts as speculative development schemes. There is no need to sound the alarm bells just yet as the 9.5m sq ft development pipeline is only slightly above the average level of activity recorded in the past 10 years. Of this, 37% is already pre-let.” All but two of central London’s submarkets are sharing the growth. PV is top sustainability choice for housing Photovoltaics (PV) are the most popular choice of sustainable technology for housing associations, a new report by the NHBC Foundation has found, with around three quarters saying they would use PV products again in the future. The research found that almost two thirds of housing associations surveyed said they had experience of at least one type of sustainable technology. Based on their experiences, the most popular option for use again in the future is PV (75%), and between 50 and 60% of housing associations say that they would expect to use MVHR (mechanical ventilation and heat recovery) and solar thermal hot water in the future. Water-saving technologies have also been widely becoming standard in new homes. However, ground source heat pumps, exhaust air heat pumps, greywater recycling and rainwater harvesting delivered the lowest levels of satisfaction with at least one third saying they would seek to avoid these products.

This will also provide us with more information about the demographic distribution of the Register of architects so that we track changes over time which is information we can then share with our stakeholders. For the last two years all new admissions to the Register have been asked to answer equality and diversity questions.

Stephenson Studio completes a Mondrian-inspired home for a remote site on the Welsh coast This family home nestled against the remnants of an ancient stone cottage on the Welsh coast features a composition inspired by the client’s interest in abstract art.

The design of the house takes its cues from the client’s love of the linear patterns and block colours present in abstract art. Large expanses of transparent glass that maximise sea views are framed by sections of pristine white wall, boxes that mirror the regimented

GOLF CLUB REDUCES CARBON FOOTPRINT AND ENERGY COSTS WITH NEW WINDHAGER BOILERS Windhager has recently provided Taunton and Pickeridge Golf Club with a twin biomass boiler system to reduce its energy costs. The Somerset golf club is run by its members, who jointly made the decision to convert their previous oil heating system to biomass, which resulted in the installation of a Windhager 120kW BioWIN Excel Kaskade system with a 1500 litre AccuWIN Green Energy, who have much experience of biomass installations and specialist knowledge of Windhager products. The main objective presented by the golf club was to decrease the amount paid for energy and develop an income stream from the government’s

As well as being a traditional 18-hole golf club, the venue also has four multifunction rooms to accommodate conferences and parties, including weddings. The club has installed two 60kW Windhager BioWIN Excel wood pellet boilers as an environmentally friendly and economic alternative to their previous oil boiler, which was consuming on average 15,000 litres of oil per year. The raised platform becomes a stunning focal point. It makes the space.
The garden was to be low key, private, zen like. It was important to connect the main house with the pool, so lighting is predominantly low level but with uplighting accents taking your eye through. We used miniature LD51 LED Spotlights delivering 111 lumens light output. Great for lighting beams or garden planting. While miniature LD42 LED Accent Lights provide subtle low level light in the garden.

Design and Contract Furniture has provided a range of its stylish furniture as part of the redesign of a popular London cocktail bar. The Adventure Bar in Clapham Junction, working with an external design team, has undergone a complete brand refresh, including the refurbishment of the vibrant bar as well as new menus and design work to match the personality of the new futuristic setting. The Victorian steampunk bar is furnished with a number of Design and Contracts’ industrial-style bar stools with character oak tops and traditional side dining chairs. The company also supplied traditional, back-buttoned faux-leather banquette seating for a more comfortable option. All seating surrounds a number of Italian wooden effects used on the furniture and other décor setting as proposed by the bar’s design team. The Mid-20th century retro bar offers a complete contrast to the mellow tone created by the dark and industrialised setting of the steam punk bar. The retro bar displays plenty of bright colours and lights with its lively décor and vibrant furniture suggesting and encouraging a more upbeat atmosphere. The diner-style bar offers its visitors a range of seating, including faux-leather turquoise or black and orange banquette seating and stools, surrounding a series of metallic diner style tables.
The retro bar had been redesigned to complement the rebrand of the bar which has introduced several eye-catching items to its colourful menu, such as a ‘Ziggy Stardust’ cocktail. The Adventure Bar in Clapham Junction is just one of many in the chain of cocktail bars located across London, offering casual dining during the day and an energetic cocktail bar in the evenings. The bar has recently expanded its premises and is proving to be a very popular attraction to locals, reaching maximum capacity every weekend. The new Science and Innovation Park will be close to London and Heathrow, as well as the many clusters of successful knowledge businesses based in the Thames Valley. This privileged location is allied to a first class regional transport infrastructure, underpinned by the recent £1 billion investment in Reading Station, and will make the Science Park a strategic location for business investment. Wokingham Borough Council granted the University planning permission to develop phase one of the Science Park in 2010. The University of Reading, in partnership with Wokingham Borough Council, has secured an investment of almost £25 million for the Shinfield Eastern Relief Road, a key infrastructure development to underpin access to the Science and Innovation Park as well as the Shinfield West housing development. Councillor David Lee, Leader of Wokingham Borough Council, said: "We welcome this great news that the University is making such a significant investment in the Science and Innovation Park. The development will bring major employment to the borough in the form of many high-value, skilled jobs and build on our reputation as a great place to do business." The Science and Innovation Park will be constructed on a University-owned site in Shinfield, alongside the M4. Phase one of the development will create 150,000 - 200,000 sq ft in three multi-tenanted office and laboratory buildings, including a Gateway building. The project will be under the single ownership of the University of Reading. The University's governing body has approved an initial investment of £25 million to create the site infrastructure and first three buildings, followed by a further £25 million, in time, to complete phase one. The Science and Innovation Park is a long-term development and is likely to take 20-25 years to be fully developed.

Opening the Door to LEARNING As part of its ongoing refurbishment programme, Edinburgh College is fitting HOPPE’s Quick-Fit Plus door handles to its internal doors as the quick, easy and smart alternative to traditionally fitted handles.
Architectural Ironmongers West Lothian Hardware introduced the college’s maintenance department to the HOPPE Quick-Fit Plus handles when they were looking for a smart, tamper-proof solution for a problem with colleges existing handles. “The college’s estates department were looking to fit new handles because the old ones were beginning to look past their best,” says West Lothian Hardware’s Alan McEwan. “The old handles had had roses pulled off, screw holes were showing and they really did look untidy. Because the Quick-Fit Plus handles come with an integral rose they resist vandalism, and there’s no screw holes so they really do look smart. The whole team at the College has found them easy to install – there’s not even a need for tools to fit them!” The college maintenance team has already fitted over sixty pairs of Quick-Fit Plus handles at the college’s Milton Road campus and find them a doddle to fix in double quick time. “These handles are so easy to fit, they really are the no-hassle option for us because the handle, rose and escutcheon simply push together into position in a matter of seconds with a click,” says Edinburgh College’s Gary Grieve. “They really look the part once they developer-update.co.uk

West London Luxury This project sees the substantial refurbishment of an existing Grade II listed building to create an elegant and highly distinctive modern home in which period detailing is balanced by contemporary insertions to exemplary aesthetic effect. Key internal features such as the richly ornamental plasterwork and a fine cantilevered stone staircase have been maintained and restored, while interior spaces are reorganised to create a more flexible living space attuned to the needs of the resident family. The entire lower ground floor has been remodelled to create an expansive and airy sequence of spaces which are fluidly bound together by an inlaid stone floor designed by artist Karim Noureldin. At the heart of the space, a spectacular feature staircase links the ground and lower-ground floor, with its sinuous curves echoing the motif of the stone floor. A full interior design fit-out has been an integral part of the project, with bespoke integrated furniture featured throughout. The design process has been undertaken in close consultation with the relevant conservation authorities and has drawn on the expertise of numerous specialist craftsmen in order to create the striking interior for this imposing residence.

The VR facility at the Coventry-based MTC, usually used when planning factory processes, was used by Hickman & Smith Architects to visualise the quarter-million pound restoration of the mill overlooking Loch Ken near Castle Douglas. The owners wanted to keep the main features of the derelict stone mill, including the water wheel and kiln, while turning it into a modern energyarchitectural practice came up with the idea of visualising the design, complete with stunning views over the loch, using the MTC’s virtual reality technology. Hickman & Smith Architects were able to access this technology through the CASiM2 programme, which offers manufacturing SMEs in the West Midlands the opportunity to test and trial new products and ideas using virtual simulation technology. The MTC’s fully-immersive CAVE facility enabled the architects and owners to visualise the design and experience the environment as if it were real. Using IC.IDO software from Cannock-based ESI, the 3D architectural design was imported into the VR environment, allowing the client to see exactly how the mill would look and walk through the rooms in the restored building. Use of the VR facility saved time and cost in design changes, and ensured that the

Senior architectural technologist Andrew Joss said: “The Kawneer systems have been used on what we believe façade, as internal partition, on all facades.
The new postgraduate centre of Cardiff Business School at Cardiff University uses Kawneer’s AA®100 SSG (Structurally Silicone Glazed) curtain walling as the external wall on the south-east façade with AA®100 zonedrained capped curtain walling with BRE Green Guide A+ rated AA®541 top-hung casement window* vents behind, forming an internal walkway. This architectural phenomenon** is complemented by AA®100 curtain walling on the main façade as well as the entrance atrium between two curved terracotta-clad elevations. Kawneer’s AA®3720 folding/sliding doors have also been incorporated to the rear of the atrium along with medium-duty swing and series 190 heavy-duty commercial entrance doors.
“The curtain walling is the main feature. The twin skin plays a key role allowing natural ventilation but acoustic protection from the nearby railway. We required recycled content to gain valuable BREEAM points.” The new 5,200m2 school comprises two lecture theatres with 180 and 250 seats and a mix of teaching and trading rooms, student breakout space, café up to four storeys. The Kawneer systems were installed on the concrete frame building on the site by Dudley’s Architectural Aluminium for main contractor ISG. The twin-skin element is a principle extensively used in hotter climes to provide a climatic buffer zone within a glazed facade. The facade design allows
ventilation by opening a window, without external noise intrusion, as well as night time purge ventilation (a natural cooling strategy using thermal mass) without the issues of security. As well as the BREEAM “Excellent” rating of 76.62%, which puts Cardiff Business School in the top 10% of all UK non-domestic designed to achieve an EPC rating of 26 - a new build minimum standard. A world-class, full-service international business school with 260 staff and 2,700 students drawn from over 100 countries, Cardiff Business School turns over circa £25million per annum from its 1.4-acre site on the university’s Colum Road campus. The new building enables it to reduce its reliance on its pre-experience MBA programme through the provision of new premium-fee Specialist Masters courses and Specialist MBAs and create a more diverse student mix through increased home/EU postgraduate taught student numbers. This also further distinguishes the school from other regional providers of business education, strengthening the Cardiff University brand as being ‘the provider of high- quality research-led business and management education in Wales’. The extensive use of large elements of glazing, as in the Kawneer curtain walling, was designed to maximise natural light and present a feeling of transparent openness to the building.
