TfL releases land for 10,000 London homes Transport for London (TfL) is to release more than 300 acres of land to help create more than 10,000 new homes across London. The TfL land will be developed over the next decade to London’s rapidly growing population and the Capital’s contribution to the economy of the country. 67% of this phase of development is in travel Zones 1 and 2. The new land-release programme is in addition to the work of TfL’s £360m growth fund, which is creating more than 50,000 homes and 30,000 jobs by supporting 14 transport projects across London that are directly unlocking development. The Mayor of London has pledged to have an exit strategy for all City Hall owned land by the end of his term in 2016, with 99% now freed up for development to help deliver thousands of much needed new homes. The London Land Commission, driven by the Mayor, will also map all land

The £6.5M refurbishment project will provide a world class facility for veterans in crisis and will enable the charity to greatly improve the levels of care it is able to provide. William Wimshurst, Design Director of Wimshurst Pelleriti, said, “Due to the unique service that the building provides, it has to remain fully operational with minimal loss of existing bedrooms and facilities whilst the refurbishment takes place. This has proven challenging with regard to both the design and the phasing of the construction and has been the key driver of the brief since the initial concept.” The existing building is being completely refurbished and extended from 1166sqm to 1745sqm, and is being over-clad with a new terracotta cladding system designed to allow for the building to be occupied whilst full refurbishment and replacement of the services, windows and thermal performance is carried out. As well as upgrading all the current facilities, the project will give Veterans Aid an extra 12 bedrooms plus training, therapy and meeting spaces and crucially will also help to reduce the building running costs per resident. CEO Veterans Aid Dr Hugh Milroy added, “The refurbishment and upgrade of our New Belvedere House hostel is more than just a makeover; it’s an investment in the future. We have a model that works, but time has taken its toll on our buildings and facilities. The current project won’t just restore the status quo, it will future-proof our operations and provide an environment for those who spend time with us that sets them up for success. It was decided to create a sun screen mounted approximately two metres from the facade to give the building a light expression without compromising the screening effect. A further advantage of mounting the panels in this way is that a small passage is created between the building itself and the sun screens, giving easy access for cleaning windows and general maintenance. The expanded metal panels provide the perfect balance between light and shade. To give the facade a more vibrant look, the architects chose two types of expanded metal panels from RMIG, and have successfully given an interesting dimension to the otherwise square facade with these two different kinds of mesh. This decorative effect is further enhanced when some of the panels are opened.

Global pressures to reduce energy use and greenhouse gas emissions are increasing. Buildings make a significant contribution to greenhouse gas emissions: the way they are heated, lit and used accounts for about 40% of all the UK’s carbon emissions. In 2009 it was reported that 25% of total emissions was attributable to domestic buildings. The walls of a building can account for a large proportion of the heat lost through its fabric, and there are pressures to design and adapt buildings to improve their thermal performance. This is not just an aesthetic concern; changing balances between heat, air and moisture movement may also affect the integrity of a building, affecting the health of its occupants with damp and mould issues. INDUSTRY URGENTLY NEEDS CENTRALISED BODY FOR ALL CURRENT, PENDING AND PLANNED LEGISLATION AND NEW REGULATIONS… Tony Gittings, of water heating product manufacturer Rinnai, argues that the industry is in dire need of a central body or council to co-ordinate the burgeoning weight of new and pending standards, legislation, Codes of Practice. This includes emerging support technologies such as BiM which needs clear and concise communication to the marketplace. Within the next 10 years the HVAC industry could change out of all recognition as we face an unprecedented set of challenges here in the UK and Europe. The industry is and lower emissions – all in line with the UK’s legally binding carbon reduction target of 80% CO2 (on 1990 levels) by 2050. The UK government and European commission’s growing agenda for the enablement of the greening of industry has resulted in the emergence of new Building Regulations, green technology accelerators such as RHI and the commercial green deal. Also part of this is the introduction of new technologies, at all stages of the project life-cycle. And there is more – the implementation of Energy labelling to energy related products across the HVAC industry is currently underway. The UK and northern European markets are amongst some of the most heavily legislated in the world when it comes to the HVAC industry. The regulatory horizon will see amendments to the Building Regulations; the introduction of energy labels for water heating equipment; the tiered approach to emission reductions taking full effect from 2015 and beyond (under the guidance of ERP) There is such a blizzard of mandatory information that it is a job in itself to keep up with it all – and all in addition to maintaining and servicing existing customers and, winning new contracts. There is a pressing need, I believe, for complete and transparent harmonisation of key product parameters and measurements to ensure simple and accurate communication. This need can be answered in the form of a centralised body – or council of existing bodies and organisations - which can co-ordinate all the information swirling around on industry topics which are of such major importance. The body or council whichever wishes to take up the baton - should represent

the information needs of the contractor, consultant, end-user, and property owner and manager. There is an overwhelming need for one recognised source delivering clear and concise information on all current and impending legislation. Manufacturing corporations can also make a difference bearing in mind that the marketplace needs ready-to-go products that obviously meet and exceed all existing legislation as well as pending legislation and new practises. This is where innovation is critical and manufacturers should truly commit to the research and development of new products and methods to make installation quicker and easier, and product performance better vestige of life from modes of seriously outdated provisions of water heating in the commercial and residential arenas, not in today’s mercurial marketplace. I believe that the industry needs a single body for all the support such an initiative. – now.
