Routinely cleaning gutters throughout the fall and early winter can help reduce the risk of roof damage caused by winter weather.
WAYS TO WINTERIZE HOME
When summer draws to a close and autumn arrives, homeowners must place a precedent on readying their homes for the winter months. Often referred to as “winterizing,” the process is meant to ensure a home can withstand harsh winter weather while proving a safe haven from the elements. Homeowners can take several steps to get ready for whatever winter has to offer with the following tasks: * Fix the “leaks.” A leaky home will prove an expensive home during the winter months. A home with many leaks will be much colder to inhabit, and homeowners typically turn up the heat to counter drafts that can make a home feel like a meat locker. But turning up the thermostat isn’t the answer. Instead, fix leaks in the fall before the cold weather arrives. Leaks should not be very hard to find. On the first breezy autumn afternoon, walk around the house in search of any drafty areas. These drafts should be noticeable and will often occur around doors and window frames, electrical outlets and even recessed lighting. Homeowners have a host of options at their disposal to plug leaks, be it door sweeps that block air from entering under exterior doors or caulk applied around leaky windows. When using caulk outdoors, be sure to use a weatherresistant caulk or, if sealing brick, use masonry sealer. * Add insulation upstairs. Homeowners who have an attic in their homes might want to consider adding some insulation up there. Experts recommend a minimum of 12 inches of insulation in the attic. That might prove costly, but a poorly insulated attic is akin to opening the front door and letting the heat out. It might be best for less-than-handy homeowners to hire a professional to insulate the attic. But do-it-yourselfers might find it helpful to know that if the ceiling joists, which are often 11 inches or less, are visible, then the attic is in need of additional insulation. Such joists will not be visible in an adequately insulated attic. * Put up the storm windows. It is nice to open the windows in the spring and summer and let the warm air waft in through the screens. But when summer is over, it is time to put
up the storm windows once again. Storm windows add an extra layer of protection from the elements and are especially valuable in homes with single-pane glass windows. Homeowners who do not have storm windows should consider upgrading their existing windows. Such a project is not cheap, but newer windows will almost certainly lead to lower heating costs, meaning the project will essentially pay for itself over time. Homeowners who cannot afford to replace all of their windows do not have to replace them all at once. Instead, replace them a few at a time, and make the rooms where you spend the most time each winter the first on the list to receive new windows. * Be diligent with the gutters. The image of leaves drifting from trees is idyllic, but unfortunately, when leaves fall, they often fall into the gutters. Routinely clean the gutters once the leaves start to drop. Clean gutters will allow snow and rain to effectively drain through. If the gutters are clogged, snow might have nowhere to go when it begins to melt, and this may result in damage to the roof. Such damage can be costly but is preventable in most instances. One of the easier preventive measures to take is to routinely clean the gutters of leaves and other debris that accumulate during the fall. When cleaning the gutters, make sure they are properly aligned. Poorly aligned gutters can lead to a host of problems. One such problem is flooding. If downspouts are not properly aligned with the rest of the gutters, then water might not be directed away from the home as it is intended. Instead, water may be directed toward the home, resulting in flooding or additional water damage. * Have the furnace cleaned. Experts recommend annual furnace cleanings. Before cold weather arrives, turn the furnace on to make sure it is still working. An unpleasant odor should appear when first turning on the furnace, but it should not last very long. If the odor sticks around, turn the furnace off and call a professional. Once winter arrives, routinely replace the filters. This makes the furnace operate more efficiently and can also reduce the risk of fire.

WEATHER OUTSIDE Cold, windy days are ahead, and you may see your curtains moving from the air leaks around your windows. It is time to fill those gaps around your windows and prevent the outside air from driving your heating bills higher. A little caulk can help stop the air leaks as well as prevent water damage in the home. Acrylic latex caulks with a small amount of silicone in them will provide good adhesion and elasticity. They are easy to use, easy to clean up, and have excellent weathering capabilities. They are primarily used for interior and exterior painting to prevent moisture from entering surfaces and causing decay, for sealing drafts to help enhance insulation, and to help provide a goodlooking finish. Before you apply the caulk, all surfaces should be free of dirt, mildew, water, and any other substances that may interfere with the overall adhesion of the caulk. Most caulks can be applied in 40-degree temperatures and up. When applying caulk in lower temperatures, always stay ahead of the sun. This will allow the sun to come around and begin to dry the caulk before nightfall, when temperatures drop. If caulk has to be applied in a shady area, then the caulking should be done shortly before peak temperatures of the day, allowing two or more hours to set up. Complete curing time is two to 10 days, but caulk can usually be painted within hours of application. True silicone caulks are not recommended for areas being considered for painting because they are not paintable. A solvent-based “roofing tar” type caulk and the true silicone caulks are excellent, however, for sealing leaks. For emergency leaks, use a specially formulated caulk that can be applied during wet or cold weather. Once weather conditions improve, though, the solvent based “roofing tar” caulk or the true silicone caulk should be reapplied for longer- lasting protection. Solventbased caulks intended for use as a substitute for acrylic latex caulks should be avoided because they become hard and brittle. Always remember to check caulked areas annually, especially where leaks have been repaired, to determine whether the area should be redone. Copyright © Publishers-Edge

ROOFING MATERIALS
A roof is the primary defense a home has against the elements. It provides protection against wind, rain and snow, as well as shields the interior from heat. A compromised roof cannot do its job properly, but there are many different roofing materials available these days, each of which carries with it a certain length of usefulness. Most roofs can last anywhere from 25 to 40 years, depending on the material composition. Homeowners may know it is time to replace a roof without even venturing outside. Ceiling leaks or discoloration can indicate it is time to replace a roof. Check for sagging ceiling material on the top floors of the home if there is no attic. Wet or darkened wood or rusty nails in the attic may also be signs. Rafters may channel leaks away from their original source, so it is best to do a thorough check anytime wetness or discoloration is evident anywhere in the home. Once the decision to install a new roof is made, homeowners must decide between the different roofing materials. Research is necessary to find a roof that will be the right price and meet the homeowner’s needs. Here are some common roofing materials. * ASPHALT SHINGLES: This is the type of roof most homeowners first think of when envisioning a roofing project. The three-tab asphalt shingle is the most commonly used roofing material. The economic value it offers is why this roof is one of the most popular. Even though shingles are available in many different colors, however, homeowners seeking something unique may want to select a different roofing option. * ARCHITECTURAL SHINGLE: Similar to an asphalt shingle, the architectural shingle is made to be thicker, and the layers are staggered to give the roof a more architectural look. These shingles are only slightly more expensive than asphalt shingles, which still makes them a good value. * WOOD SHAKES AND SHINGLES: Instead of asphalt, wood
makes an ideal roofing material that is also pleasing to the eye. Over time, wood will weather to different shades, which can help the home blend in with the environment. Wood shakes can be expensive to install, though, and will require periodic cleaning to remove mildew or moss. They may also need re-oiling for preservation. There are “fake” wood shingles on the market, however, that are made of composite materials that may offer the look of wood without the maintenance.
* SLATE: This hard, stone material is very strong and sheds snow and ice very well, which is why it was often used on homes in the Northeast. However, the weight of slate, which requires a more substantial roof structure, as well as the cost, makes it less popular among today’s homeowners. * Metal: This material is an ideal choice for industrial applications or on agricultural or country homes where snow is frequent. A metal roof can range from relatively inexpensive galvanized steel to lofty copper that is often quite pricey. A properly installed metal roof could last 50 years, which makes it a good value. * CERAMIC: Ceramic tile roofs may be among the most expensive due to the craftsmanship and the installation required, but their life expectancy is 60 to 80 years. Chances are you will only have to do this type of installation once in a lifetime. Many people are drawn to ceramic roofs because of their beauty. They are commonly found on Mediterranean-style homes in warm climates. Most tiles are quite heavy and waterproofed and hard-fired so they will not absorb moisture, also making them safe to use in northern climates. In general, a roofing job is not a do-it-yourself undertaking. It will require an experienced and licensed contractor. A trusted roofing contractor can be found by exploring listings on the National Roofing Contractor Association Web site at www.nrca.net or reviewing advertisers in this publication. 1. THE PRESENCE OF ALGAE
If the roof has lots of dark streaks and stains clinging to it, that is likely algae, which can grow on the roof for quite a while. Algae does not necessarily do any damage to a roof, but it does do some damage to a home’s physical appearance, as algae on the roof is not very pleasing to the eye. Algae is most often found on the roofs of homes located in climates that have warm, humid summers. If algae is a problem, spray-washing with a mixture of water and bleach can effectively remove it.

3. GRANULE LOSS
Granule loss is typically a byproduct of normal shingle wearand-tear that results from inclement weather, such as hail. Older roofs might experience granule loss, but granule loss can also occur on a new roof if a defective roofing product was used. Any granule loss, even if slight, should be addressed, as the side effects of granule loss include a weakened roof and leaking. If granule loss is not addressed, the consequences could be severe the next time a storm occurs. Unlike the warning signs already discussed, mold is not visible on the outside of the home. Instead, homeowners should look in the attic to see if there is any mold growth. If there is, the roof is likely leaking, and the health risks of mold growth in a home are substantial. Mold is not necessarily easy to detect, so a professional inspection might be in order if mold growth is suspected. If a professional determines mold is, in fact, present, then the mold will need to be removed, and all options, including a roof replacement, must be considered to keep mold from coming back.
5. ROOF ROT
Perhaps the most discouraging sign a homeowner can see on his or her roof is roof rot. Roof rot appears when a roof is in considerable decay and, if not addressed, its consequences can stretch far beyond the roof, damaging other parts of the home, thanks in large part to water seeping through. If roof rot is either not noticed or just ignored, it will not take long for water to get through the roof and blaze a destructive path through the rest of the home.

A water heater set lower might also extend the life of the tank. That is because chemical reactions speed up in tanks that are hotter, accelerating the buildup of rust within the tank. * INSTALL A DIGITAL THERMOSTAT. A digital thermostat makes it easy for homeowners to automatically turn down their thermostats during times of the day when no one is home.
