Just when winter thaws out and people are anxious to enjoy the blooming flowers and luscious lawns of spring, pests can appear and impact comfort levels and safety. Many pests resume their levels of activity as spring draws closer and temperatures warm up. The presence of these insects may cause problems in and around a home, which makes it essential to recognize them and avoid issues. The following are some of the more common spring pests and suggestions for remedying infestations.

ants have parallel lines on their heads and thorax. Although pavement ants nest outdoors, they can enter homes through small crevices in search of food scraps. Their large colonies may not disappear until treatment is introduced. Keep foods in tightly sealed containers, clear counters and floors of crumbs, and address water sources, such as leaks. Pesticides may be needed in extreme conditions.

Fleas - Fleas are tiny, jumping, biting insects that must find a host upon which to live. As ectoparasites, they feed on blood while living on the body of living hosts. Pets can bring fleas inside the home during warm weather. According to the University of California Statewide Integrated Pest Management Program, flea larvae develop more quickly at higher temperatures. At normal room temperatures, the entire life cycle of a

flea is about 18 days. Several flea control products are available to treat flea infestations on cats and dogs. There also may be powders and sprays to alleviate flea infestations in the home. Vacuuming is also effective in killing larvae in the carpet and at picking up adult fleas.

Wasps - An errant wasp, hornet, or yellow jacket may have survived winter and ridden out the colder temperatures within a home. Once the weather warms, queens will begin to look for places to lay eggs and establish colonies. Treating areas where wasps are seen entering and leaving the home is key. Seal holes as soon as possible. Although wasps help control other insect populations, their painful stings and potentially aggressive nature can make them challenging to have around a home. If a nest is found, hire a professional to remove it. Spiders Many spiders are not harmful enough to humans and pets to be much of a problem. In fact, spiders can be helpful to have around to control the populations of other insects. Still, many homeowners would prefer these web-slinging friends remain outdoors. Therefore, sealing cracks in a home's foundation and repairing small openings around

windows and doors can help keep spiders out. Also, alleviating moisture issues in basements, garages, or attics may keep out other bugs that would be prey to spiders.

FENCE PREFERENCE: What’s Best For Your Yard?

Fences can improve functionality of a yard and provide extra security and privacy. Some fences are decorative, while others are functional. Families with children and/or companion animals also may find that fencing is a necessity to keep everyone safe and corralled. With a vast array of fencing materials available, homeowners may find it challenging to decide which material and setup are right for their properties. The following breakdown can help homeowners learn more about fencing and potentially point them in the right direction.

most budget-friendly options) or wrought iron or ornate wood (more expensive). Pricing out several types of fences will give homeowners an idea of which material fits into their budgets.

; Purpose - Homeowners install fencing for various reasons. If a fence is an ornamental way to delineate property lines, a picket fence or a post-and-rail fence are simple options that can lend a homey feel to a property. These types of fences also can enhance and frame landscaping elements, such as gardens. If installing a fence around a swimming pool, chain link fencing that does not obstruct views of the pool might be a good choice. If security or privacy is the main desire, tall

fences that make it difficult for neighbors to see into the yard may make an ideal choice.

; Restrictions - It is important to understand local regulations before installing fencing. Laws may require homeowners to install fencing around s wimming pools. Communities governed by homeowners' associations may have rules in place that dictate the type of fences that can be installed. Townships and other municipalities may have their own rules concerning fence type, property borders, fence height, and other factors that will have to be adhered to so that

; Maintenance - Homeowners should also consider maintenance needs before choosing a fencing material. Wooden fencing requires the most maintenance due to painting and staining. Aluminum or vinyl fencing requires less maintenance, but it can be harder to repair isolated damage or replace pickets, if necessary. In some instances, the entire fence may have to be replaced.

SPRING 2018

On Point And On The Market: spring and into summer. The reasons for that are many, ranging from parents wanting to move when their children are not in school to buyers wanting to move when the weather is most accommodating. Because spring is such a popular time to sell a home, homeowners who want to put their homes on the market should use late winter and early spring as an opportunity

Prepping Your Home

To Sell According to Realtor.com, spring is the busiest and best season to sell a home. While a good home can find a buyer any time of year, homeowners might find that the pool of buyers is strongest in

to prepare their homes for the prying eyes of prospective buyers. The following tips can help homeowners during the pre-selling preparation process.

1. Address the exterior of the home.

Winter can be harsh on a home's exterior, so as winter winds down, homeowners who want to sell their homes should make an effort to address anything that might negatively affect their homes' curb appeal. A study of homes in Greenville, S.C., from researchers at Clemson University found that the value of homes with landscapes that were upgraded from "good" to "excellent" increased by 6 to 7 percent. If it's in the budget, hire professional landscapers to fix any problematic landscaping or address any issues that arose during the winter. Homeowners with green thumbs can tackle such projects on their own, but hiring professionals is akin to staging inside the home. continued on page 18

POWERFUL SOLUTIONS

2. Conquer interior clutter.

FOR YOUR HOME

22 KW

Clutter has a way of accumulating over the winter, when people tend to spend more time indoors than they do throughout the rest of the year. Homeowners who want to put their homes on the market in spring won't have the luxury of waiting to do their "spring" cleaning, so they should start clearing any clutter out in winter and even resolve to make an effort to prevent its accumulation throughout winter. The Appraisal Institute suggests that homeowners clear clutter out of their homes before appraisers visit, and the same approach can be applied to open houses. Buyers, like appraisers, may see cluttered homes as less valuable. In addition, a home full of clutter might give buyers the impression, true or not, that the home was not well maintained.

A home's inhabitants grow accustomed to odors that might be circulating throughout the house. Pet odor, for instance, might not be as strong to a home's residents as it is to guests and prospective buyers. Because windows tend to stay closed throughout the winter, interior odors can be even stronger come late winter than they are during the rest of the year. A thorough cleaning of the house, including vacuuming and removal of any pet hair that accumulated over the winter, can help to remove odor. In the weeks leading up to an open house, bathe pets more frequently, using a shampoo that promotes healthy skin so pet dander is not as prevalent. Opening windows when the weather allows so more fresh air comes into the home is also a good idea.

Staying Cool As The Weather Heats Up

Keep Homes

Comfortable With Weatherization

22

S

The Y k HOME improvement

SPRING 2018

Homeowners know that maintaining a comfortable home can be a lot of work. As one project is completed or addressed, another may pop up. In spite of the hard work that can go into maintaining a home, many homeowners would agree that such efforts are well worth it to feel safe and comfortable inside one’s own home. Weatherization is one of the ways to make a home more comfortable while also saving money and energy. Some weatherization projects may be best left to professionals, while others can

guide

be tackled by homeowners themselves. The following are some projects homeowners can expect to encounter as they weatherize their homes or work with professional weatherization services: ¡ Home energy audit: The U.S. Department of Energy (DOE) notes that the purpose of a home energy audit is to give homeowners a complete picture of how they consume energy. Audits can shed light on how much energy is being consumed and continued on page 24

drafts around doors and windows. The DOE notes that air leakage can adversely affect indoor air quality and contribute to moisture problems that can affect occupants’ health. · Insulation: A poorly insulated home will cost more to heat in winter and more to keep cool in summer. The DOE notes that heat flows from warmer spaces to cooler spaces until there is no longer a temperature difference. During winter, heat will flow from heated living spaces to unheated areas of the home, including attics and garages. In summer, heat will flow from the outdoors into the home. Properly insulating a home will decrease this flow of heat, ensuring homeowners aren’t paying to heat rooms they don’t use in winter or paying more to keep rooms cool in summer.

if there is anywhere in the home where energy might be going to waste. Audits should be conducted before beginning any weatherization projects. Professional auditors may give advice on which areas of the home should be addressed first, while DIYers who conduct their own audits can make a list of issues before determining where to start. · Leakage: Homeowners may think leakage only poses a problem in winter, when cold air can creep in through cracks around doors and windows and cause residents to raise the temperature on the thermostat. But leaks can affect comfort levels and energy bills during the summer, too, forcing homeowners to adjust their cooling systems. Choose a cool, windy day to inspect for

Home Downsizing Tips

Think Before You Shrink:

“Downsizing is not just for seniors anymore.”

ownsizing with regard to living space is a trend that has long been associated with empty nesters and senior citizens. As their children grow up, move out, and start families of their own, many homeowners decide to downsize to less-expensive, more manageable properties. But downsizing is not just for seniors anymore. According to a 2017 survey from the popular real estate website Trulia, among homeowners currently living in homes larger than 2,000 square feet, more would choose a smaller home than a

guide

larger one if they decided to move this year (60.6 percent to 39.4 percent). Homeowners who have decided to downsize or those who have recently purchased a small property to begin with may need a few pointers to make the most of their limited space. ¡ Reconsider furniture with storage function. coffee table also can help homeowners make smaller common areas more welcoming and less cluttered. · Put paint to work. Paint is another way to make the most of a limited space. Painting certain pieces of furniture the same color as the wall can make the furniture blend in and feel less imposing. The result is a room that feels calm and open, even if there is less space to move around than homeowners were accustomed to in their larger homes. · Keep surfaces free of clutter. Surfaces such as dining tables, coffee tables, and kitchen counters tend to accumulate clutter. While such clutter might not feel as overwhelming in a large home, in small spaces crowded surfaces can make it feel as though the walls are closing in. Make an effort to keep surfaces free of clutter, resolving to discard or put items away each night before going to bed.

their homes, furniture that also can be used as storage can save space without sacrificing comfort. For the bedroom, choose a storage bed if the quarters are cramped and it’s difficult to find space for two dressers. Such beds also can be used to store bed linens if closet space is limited. Purchase storage ottomans and/or end tables with storage beneath to make living areas feel less cramped. · Discard some items. Homeowners who are downsizing from large homes may need to part with some of their furniture to make their transition to smaller homes go more smoothly. For example, homeowners may need to get by with just one bedroom nightstand and may even need to replace their existing nightstands with something more compact. Your Home’s HVAC:

TIME FOR A TUNE-UP?

The arrival of a new season can be an exciting time. Homeowners may have renewed vigor to start home renovation projects or even tackle some cleaning and organization tasks. Before the weather starts to warm up too much, homeowners may want to evaluate their home cooling needs and ensure that all equipment is in good working order. Spring air-conditioning inspections and tune-ups are essential steps in system performance. Homeowners should not take for granted that a system that performed optimally last year will do so this year when temperatures climb. Various factors, including weather damage, dust and grime, mechanical wear and tear, and even rodent or insect infestations, can compromise HVAC systems. Since HVAC systems have many moving parts, a thorough inspection of such systems can save headaches and money down the road. According to HVAC experts, the

extreme weather conditions that come along with fall and winter can be especially taxing on homes and the systems that keep them comfortable. During a spring visit, an HVAC technician will perform maintenance on the air conditioner and make sure it is ready for the heat of summertime. This maintenance may include cleaning the unit, checking controls, calibrating the thermostat, lubricating moving parts, checking refrigerant levels, tightening electrical connections, and clearing any clogs. Homeowners are also urged to change the filter at the start of the cooling season. Correcting any issues in the HVAC system well in advance of the arrival of warm weather can help ensure comfort when air conditioning is needed. As an added advantage, homeowners should install programmable thermostats if they do not already have them to keep cooling as cost- and energyefficient as possible.

Wish List KITCHEN

40

Homeowners looking to renovate often see room for improvement in their kitchens and bathrooms. The National Association of Home Builders’ Remodeling Market Index Survey, which measures conditions in the remodeling market, indicates that, in 2015, the two most common remodeling jobs were bathroom remodels and kitchen remodels. According to HGTV and Statistics Brain, a remodel for a kitchen measuring 12 by 12 feet may cost homeowners anywhere from $17,000 to $37,000. Before investing so much into their remodeling projects, homeowners should think carefully about the features that will improve their time spent at home. When planning a kitchen renovation, homeowners may want to consider the following upgrades to make the room more enjoyable while improving its functionality. OVERSIZED SINK Although highefficiency dishwashers are popular, deep sinks are still useful, especially when it comes to soaking soup pots or woks. Deep sinks may be preferable to double sinks, especially for homeowners who use lots of kitchen tools when preparing meals. SOFT-CLOSING HINGES - When replacing cabinets (or just the hardware), consider installing soft-closing hinges and slides on doors and drawers. These devices eliminate slamming

and caught fingers, reducing noise and injuries in the kitchen. FOOT-PEDAL WATER OPERATION When outfitting a sink, think about foot controls, which are popular in doctors' offices and hospitals. Turning on the water with the tap of a foot can reduce the transfer of pathogens to faucets from hands during food preparation. These pedals also free up hands for other tasks.

FRIDGE SETUPS - People likely spend more time raiding the refrigerator than the freezer on any given day. Rather than having to bend down to seek out that favorite flavor of Greek yogurt, choose a model with the fridge on top and the freezer on the bottom. French-door-style units may offer even more access, making it easy for homeowners to slide fruit trays, sheet cakes and other large items into the fridge. continued on page 42

SPRING 2018

To those who have never enjoyed the benefit of a dedicated laundry area, even the smallest washer and dryer space can seem like a luxury. The benefits of dedicated laundry rooms abound. However, disorganized laundry rooms can nullify such benefits. Depending on the needs and preferences of each homeowner, laundry room designs can be customized for convenience. continued on page 46

Employ vertical space - Floor space may be at a premium in a laundry room, especially for those who want to devote as much space as possible to bulk-size washer and dryer units. Therefore, utilizing wall space is key. Use shelving, wire racks, hooks, and other organizational tools to store items on the wall. Shelves can be tucked into just about any space, and there are different options that can fit into corners or shallow areas. These are a great option for keeping detergent or other laundry essentials nearby.

SPRING 2018

Use a clean design to reduce clutter - Simple, clean designs can be

an asset in a laundry room. If budget and space permit, cabinetry built into the design will help keep items out of sight in the laundry room. Cabinets hung directly above the appliances can store detergent, bleach, and fabric softener. Use cabinets elsewhere in the room as catch-alls for cleaning supplies used in various other rooms around the house.

Incorporate a sink in the design -

Some older laundry room setups have a slop sink to drain discharged water from the washing machine. However, newer homes may have plumbing

Vinyl, tile, and some composite products often make good laundry room floor materials. Resilient flooring that mimics the look of hardwood may add a classy touch and give the appearance of wood without causing worries about damage. To alleviate fatigue while spending long periods of time in the laundry room, purchase a memory foam mat that can be placed underfoot. Keep lighting in mind - Lighting can be important in the laundry room. Rely on task lighting, under-cabinet strip lighting, and overhead lights as needed for efficiency.

installed directly through the floor or walls. It is still a worthwhile idea to have a sink in the laundry room for rinsing out stains, handwashing items, and aiding in messier cleanup. Utilize a tension rod - A rod installed between two cabinets or across a narrow width of space in the laundry room is a handy spot to hang shirts or pants to prevent wrinkling. Another way to create a spot to hang clothes is by repurposing a ladder and suspending it from the ceiling.

Select laundry room flooring wisely - It's important to select floor-

ing materials that will not be damaged by contact with moisture or spills.

ome improvement projects ramp up when the weather warms up, as homeowners channel the rejuvenating feelings of spring and tackle their home to-do lists. Largescale renovations can greatly affect a home, but smaller projects can yield impressive results and be completed over the course of a single weekend. If time is of the essence, these weekend or one-day projects may satisfy homeowners’ desires to fix up their homes. · Create an accent wall. Painting a focal wall in a home can create a serious impact. The bonus is that it will not take as long or require as many materials as painting an entire room. Runners come in elongated pieces of carpeting or individual pieces that can be placed on each step. If carpeting doesn’t fit with the home’s design, painting individual stair treads also can create visual appeal. · Dress up the entryway. An entryway is a guest’s first impression of a home. Resilient vinyl tiles come in many patterns and can mimic the look of wood, travertine, or marble. Installing a floor can take a day or two. · Install a new faucet. Instantly improve a kitchen or a bathroom with new fixtures. New faucets can provide aesthetic appeal, and lowflow faucets can help conserve water. · Create a gallery on the staircase. Gather and arrange framed photos, artwork, or wall accents so that they ascend the wall of a staircase. This creates a designer touch and can dress up an often-barren area of wall space. · Put in a fresh light fixture. table or floor lamps also can cast a new glow on a space. ¡ Add molding. Molding can add instant aesthetic appeal to a room. Molding is appropriate near the floor, at the top of walls where they meet the ceiling, or even mid-wall as a chair rail. Some homeowners like to create framed molding on walls in formal living spaces. ¡ Update kitchen or bathroom hardware. Replacing hardware is a fast and easy project, but it can have an immediate impact. Swap out tired or outdated hardware for newer brushed metals and more impactful shapes and designs.

Garden Gear Up Your

Lawns and gardens can bear the brunt of winter weather and are often in need of tender loving care by the time spring arrives. Preparing a garden for spring and summer involves assessing any damage that harsh weather might have caused. As temperatures climb, gardeners can heed the following postwinter garden preparation tips in an effort to ensure some successful gardening in the months ahead.

Assess the damage. Even if winter was mild, gardens may still have suffered some damage. Inspect garden beds and any fencing or barriers designed to keep wildlife from getting into the garden. Before planting anew, fix any damage that Mother Nature or local wildlife might have caused over the past several months. Clear debris. Garden beds and surrounding landscapes that survived winter without being damaged might still be littered with debris. Remove fallen leaves, branches and continued on page 58

even litter that blew about on windy winter days before planting season. Make sure to discard any debris effectively so it does not find its way back into the garden.

Turn the greenhouse into a clean house. Spring cleaning is

not just for the interior of a home. Cleaning a greenhouse in advance of spring can help gardeners evict any overwintering pests that can threaten plant life once spring gardening season arrives. A thorough cleaning, which should include cleaning the inside of greenhouse glass and washing flower pots and plant trays, also can prevent plant diseases from surviving into spring.

Check for pests. Speak with a local gardening professional to learn how to recognize and remove local pests that may damage gardens. Pests may hibernate in the soil over the winter, and such unwelcome visitors can make it difficult for gardens to thrive come spring and summer.

Assess plant location. If plants, flowers, or gardens have struggled in recent years or never grew especially vibrant, gardeners may want to assess the location of their plant life before spring gardening season begins. Some plants may not be getting enough sunlight in certain locations on a property, while others might be overexposed to the sun during spring and summer. Moving plants that are not thriving prior to the start of spring gardening season may be just what gardens need to flourish in the coming weeks.

SPRING 2018

Growing vegetables at home offers many benefits. In addition to providing a worthwhile hobby that can increase physical activity, having control over one’s own produce can reduce exposure to a number of chemical pesticides and fertilizers. This translates into foods that are healthier for the body and the environment. Gardens also can help people save money on produce, all the while reducing gardeners’ carbon footprints. Waiting to reap the rewards of a harvest can try the patience of those accustomed to satisfying their needs on a moment’s notice. While tomatoes, peppers, and watermelons require long growing seasons, many other fruits and vegetables grow much faster. This offers plenty of bounty in a short time for those who may have gotten a later start on their gardens or simply don’t have the patience to wait on the more time-consuming growers. 7 Arugula: Some people call arugula “rocket” because of just how quickly it grows. The green has been growing in popularity as a salad starter or vegetable side dish. Simply cut the leaves as needed for recipes when they are large enough. Other fast-growing greens include kale, chard, mustard greens, and watercress. 7 Radishes: Radishes are typically ready for harvest about one month after planting, making them among the fastest-growing vegetables around. 7 Snap beans: Beans can be steamed, added to salads, or eaten raw with dips. They’re often a summer staple. Some of the fastest producers are ready to harvest in about 50 days. 7 Turnips: Both the roots and the leaves of turnips can be eaten, and this vegetable makes a great addition to soups and stews. Because the plants tend to be tolerant across many gardening zones, they’re handy and easy to grow even as the weather cools. 7 Squash: Don’t mistake the squash in the garden for cucumber. Both look similar, but green squash, or zucchini, can be much more versatile. Zucchini can be grilled, baked, sautéed, stuffed, fried, and even turned into noodles. 7 Green onions: Green onions, or scallions, can be used to add fresh flavor to food, and they grow much more quickly than it takes onion bulbs to mature. Garden center experts can share more about which vegetables, fruits, and herbs grow quickly and will thrive in a home garden.
