Chairman’s Statement
“ Our success is in many ways due to careful consideration having being given to project location, concept development, product innovation and last but not least, quality. “ Mitraland was established in 1998 and over the last 12 years has completed 8 projects located in Sg. Long, Serdang, Cheras and Mont’ Kiara with a total gross development value in excess of RM350 million. Our success is in many ways due to careful consideration having being given to project location, concept development, product innovation and last but not least, quality. Together with the able leadership of our Group Managing Director, Mr Chuah Theong Yee, I am proud to announce that we are currently undertaking 3 projects within the Klang Valley that have a total estimated gross development value of over RM950 million. These 3 projects are the C180 in South Cheras, for which our first 2 phases totalling RM207 million are completely sold out while Phase 3 with a GDV of RM74.3 million, launched last April is 95% sold. The Cascades in Kota Damansara will be launched later this year, and a 60-acre mixed development in Puchong is currently in the planning stage. The confidence of the Malaysian public and foreign investors creates continued opportunities for businesses to flourish. The Malaysian government is confident that the GDP will in fact achieve 6% growth or better in 2010 as a result of the pro-active Stimulus Packages which have revitalized many economic sectors while unemployment remains below 3.8%, interest rates continue to be accommodating and inflation runs between 2 - 2.5%. Further positive results have been reported and Malaysia has now made it into the top 10 ranking of the IMD World Competitiveness Yearbook 2010 and 5th in Asia Pacific. This is indeed the result of the government’s efforts and commitment to reshape Malaysia’s competitive landscape via streamlining and reducing bureaucracy towards more responsive and efficient policies. With such encouraging factors, I am confident that Mitraland will see continued progress and success with our business partners in real estate development and in particular our maiden venture into the hotel industry in Malaysia, The All Seasons, the latest brand in the Accor Group out of France.

Phase 3 of C180 was launched on the 17th & 18th April comprising - The Livia (Residences) and The Latitude (Retail lots & Signature offices). The event kicked off at 10am right up till 6pm and guests were treated to special feng shui talks by veteran Master David Koh. He dispensed practical and handy tips to the appreciative crowd during the hour long sessions with focus on the positive ‘Qi’ energy of C180 and how it can benefit both businesses and home owners. Angel Wong Chui Ling, C180’s ambassador and local celebrity was also in attendance mingling with the crowd. Visitors were pleased to note that the project is conveniently located beside Jaya Jusco and a stone’s throw away from the Mines Resort and well connected to major highways and freeways. Satisfied buyer Ms Lee commented, “I especially made this trip to secure the Type B studio apartment and I am one of the lucky few. The apartments are selling like hot cakes. One of the main draws is of course the SkyClub and seeing that the other phases of C180 were sold out in a short space of time, I am even more convinced I have made the right choice!” To date, The Livia and The Latitude are 99% and 93% sold out respectively. Hotel Signing Ceremony Phase 3, C180 The signing ceremony held on 21st May 2010 marked the maiden entry of the All Seasons hotel to Malaysia. The event was graced by Mr. Gerard Guillouet (Vice President, Accor Malaysia, Singapore & Indonesia), Mr. Yonto Wongso (Development Manager, Accor Indonesia & Malaysia), Dato’ Johan Ariffin (Chairman, Mitraland Group), Mr. Chuah Theong Yee (Group Managing Director, Mitraland Group) and Mr. Yap Loong Poh (Chairman, Yap Loong Poh & Sons).

Also amongst the crowd were invited guests and the media who witnessed the momentous occasion. Carrying on the proud traditions of first rate service and flawless attention to detail, the All Seasons hotel that is under the renowned Accor Group is set to become a hospitality icon in South Cheras. Against the back drop of a vibrant economy and relative political stability; increasing tourist arrivals to Malaysia from 22 million in 2008, 23.6 million in 2009 and the projected 25 million for 2010 combined with an expected revenue of RM55 billion - we are very confident our strategic partnership will grow from strength to strength. The All Seasons will be a distinguished landmark and will provide added value to our C180 development as it will truly be an integrated commercial, residential, retail and hospitality icon. This 7-storey, 156-room hotel will cost RM30 million to built and is expected to open its doors by the third quarter of 2012.

Complimentary Leasing Program C180, Phase 1
With Phase 1 nearing the final stages of completion, we believe that there is no better time than the present to facilitate purchasers in the leasing or rental of their property. The leasing program was kicked off in early July to help us plan ahead. We will assist our purchasers to source for quality tenants to optimise returns on their property investment. Currently, there are two giant drop-down banners at the C180 site advertising that units are open for lease or rent. Although rental returns are not guaranteed, we are committed to serve our purchasers’ needs. Final acceptance of the prospective tenant’s offer is of course subjected to buyers’ approval.
