CHAIRMAN’S STATEMENT AS WE USHER IN 2014, I CAN’T HELP BUT REFLECT HOW FAR MITRALAND HAS COME. Achieving international recognition for 2 major developments for 2 years in a row speaks highly of Mitraland and the great team dynamics at play. It was a proud moment to have stood in front of international peers while accepting the International Property Award for Best Development Multiple Units for 16 Quartz, Melawati. 16 Quartz encapsulates the Zen balance of luxury living with an environmentally conscious lifestyle. Luxury in the form of spacious villas with clubhouse facilities and eco-friendly aspects in terms of 4 various thematic gardens, a linear garden at your backyard with a 146-meter river like water feature that runs by at your doorstep with hardly any vehicular traffic. This wonderful international award comes from the efforts of the dedicated Mitraland team, GSD architects and not forgetting the support of our purchasers and business associates. Earthworks are nearing completion, while foundation works are already well underway. Meanwhile, Cascades@Kota Damansara is also gaining momentum as the handover for Phase 1 retail shops is currently underway, while Phases 2 & 3 will be ready by end first quarter of 2014. Once the handover is complete, purchasers will get to experience the iconic development at its finest – an inspiring architectural façade combined with multiple water features and all essential amenities at their fingertips.

Earthworks and piling for VINA is well underway and progressing right on schedule. We are excited that our vision of a modern and exciting residential sanctuary in South Cheras is materializing. And judging from the 80% overall take-up rate of the 3 Tower blocks, the Cheras community has readily embraced the urban resort lifestyle concept of VINA. Not one to rest on our laurels, we will continue to challenge ourselves to become better and more importantly, to always be relevant in terms of design, functionality and innovation. We are looking forward to what 2014 has in store for Mitraland Group and we hope you will continue with us on our journey forward.

Mitraland’s luxury villa enclave, 16 Quartz, Melawati, representing the Asia Pacific Region, managed to impress judges at the recent International Property Awards and won internationally for the Best Development Multiple Units category! 16 Quartz was up against the six other regional winners from –

This is another massive win as Mitraland is proudly the only Malaysian developer who has won 2 International Property awards back to back. From last year’s International Best Mixed-Use Development win for Cascades @ Kota Damansara and now with 16 Quartz’s success, we are ecstatic! The awards ceremony was held on 6th December 2013 at the prestigious Grosvenor House Hotel, London. Attendees at the event came from far and wide representing their own regional wins with hopes to receive more International recognition. The judging process was detailed and stringent as the panel of international judges were looking at all various aspects, from aesthetics to energy efficiency and also the marketing plans. “We knew that 16 Quartz had a good chance at winning this award. Having the breath-taking Klang Gates Quartz Ridge, which spans 16km in length as a backdrop, the villas are a perfect mix of classic lines with a modern twist. The 30% greenery is

also a major selling point as it translates into lush landscape that envelopes a development which manifests a separation of vehicular and pedestrian traffic. This is a major milestone for the Mitraland team and of course GSD Architect.” said Dato’ Johan, Chairman of Mitraland Group.

CASCADES PHASE 1 HANDOVER

Projects & Highlights

CASCADES@KOTA DAMANSARA PHASE 1 CONSISTS OF 40 FOUR & FIVE STOREY RETAIL OFFICES THAT WERE LAUNCHED BACK IN 2010. ONCE LAUNCHED, THE RETAIL UNITS SAW A 100% TAKE-UP RATE IN RECORD TIME WITH 32% REPEAT PURCHASERS. This shows the level of support and trust that customers have in Mitraland and its developments. The handover of Vacant Possession has been scheduled for early December, and we are happy to share that, Mitraland utilizes the Quality Assessment System in Construction (QLASSIC) method to measure and evaluate the quality of workmanship based on the approved standards. Mr Eric Chew, Senior Project Manager said, “It is a stringent process that entails checks to structural, architectural, M&E and external works. We take this very seriously as it is a vital tool that enables us to measure our efforts at

Quality and to benchmark against the industry. The QLASSIC assessment is not mandatory as yet but is certainly a reflection of how seriously we take Quality Assurance at Mitraland.”

MITRALAND ACTIVITIES COMMUNITY WALK HUNT

Corporate Events

ON 25TH AUGUST 2013, MITRALAND TOGETHER WITH TRAILBLAZERS EVENTS COMPANY ORGANIZED A FANTASTIC TREASURE HUNT FOR PURCHASERS AND BUSINESS ASSOCIATES OF MITRALAND. THE RESPONSE WAS AMAZING WITH 28 TEAMS AND OVER 100 PARTICIPANTS SIGNING UP FOR THE HUNT. Besides being absolutely free of charge, those who signed up also received t-shirts and goodie bags during the day of event. And the most exciting news of all was that more than RM20,000 worth of cash prizes and lucky draws were up for grabs! Registration was held early at 7.30am and there were teams already lining up all geared up for the hunt. Once all teams were accounted for, the emcee began showing examples of how to decipher the clues that will be given to teams. After that, a sheet filled with 30 questions were handed out to each appointed team leader and to make matters more interesting, team members also had to complete 2 additional tasks to earn more points that would be accounted at the end of the hunt.

LIVE GREEN, LIVE LUXURIOUSLY

The rules were simple; teams had to work together to interpret the clues and the answers derived from the various signboards of shops in operation within the C180 compound. Participants had to work within the 1 hour 30 minute time frame and the team with the most number of correct answers was crowned the winner. The cash prizes were generous as the 1st place winner walked away with RM2,000 , 2nd place took RM1,500, 3rd place RM1,000 and 4th and 5th received RM500 and RM400 respectively. As for lucky draws, the latest electronic gadgets like the Mini iPad, Samsung S4 mobile phone and a Toshiba notebook were some items up for grabs. Team MC2 said, “We had a great time and it was a well thought out plan of having the walk hunt at C180. Certain questions were quite tricky but it was fun trying to solve them together. We hope that Mitraland will continue to organize fun-family events like these.” The Jaeger team said, “It was an excellent idea for the hunt to be at

C180. The ample space gave us the freedom to roam and search for clues. Even though we didn’t manage to win any prizes, it was very thoughtful and generous of Mitraland to give out RM150 Jusco vouchers as consolation prizes!” At the end of the event, hunt participants were treated to a delicious buffet spread, courtesy of Ibis Styles Hotel.

MITRALAND ACTIVITIES - MEDIA & CUSTOMER APPRECIATION NIGHT A YEARLY AFFAIR, MITRALAND GROUP’S CUSTOMER & MEDIA APPRECIATION DINNER WAS HELD ON 27TH SEPTEMBER 2013 AT SAGE RESTAURANT & WINE BAR, THE GARDENS, MID VALLEY CITY. THE LOCATION WAS THE PERFECT CHOICE AS THE ENTIRE RESTAURANT WAS RESERVED BY MITRALAND FOR THIS PRIVATE DINNER FUNCTION. BESIDES BEING KNOWN FOR THEIR EXQUISITE FINE DINING FARE, SAGE’S TASTEFUL AMBIANCE WAS VERY BEFITTING OF THE OCCASION.

CORPORATE EVENTS

Guests were first greeted with scrumptious TWG macaroons as door gifts and were ushered into the restaurant where the Chef prepared bite-sized hors d’oeuvres before the main courses were served. The entertainment of the night came from Janet Lee, a pint-sized beauty with a powerhouse voice. A classically trained vocalist, Janet and her band performed popular tunes that got the guests in the mood.

Puan Sariha Mohd Ali, News Editor and Coordinator of Suara Komuniti Berita Harian said, “We are very grateful for Mitraland’s support 2 years running. All proceeds go towards aiding the poor and needy; we rely on the generosity of the public and caring organizations, like Mitraland, for financial support.”

However aside from this, the other objective of this dinner was Mitraland’s contribution to several print media foundations and charities. This year 9 institutions were invited as recipients of the donations and they were –

MR MICHAEL LIM, ASSISTANT CEO OF YAYASAN SIN CHEW, “MITRALAND AGAIN HAS ORGANIZED SUCH A MEANINGFUL NIGHT AND IT IS SUCH AN HONOUR TO BE ONE OF THE RECIPIENTS OF THE NIGHT. WE ARE VERY APPRECIATIVE OF MITRALAND’S CONSTANT EFFORTS TO HELP THE COMMUNITY.”

also invited by Mitraland to lead the warmup session and Fitness First was also kind enough to hand out freebies to those who had stopped by their booth. The flag-off for the charity walk/run was at 8am and was conducted by Mr Chuah Theong Yee, Group CEO of Mitraland. To show support for the cause, Mr Chuah and his family also participated in the event. Even

The charity walk/run was in collaboration with Sekolah Jenis Kebangsaan (C)Batu 9, Cheras, a primary co-ed school with 2,500 students and has been a teaching institution for 81 years. From the donations, the school’s principle, Mr Kong Yoke Kai intends to extend the stage of the hall and to build a roof covering the extension. And if there are funds left, the school will use it to create reading corners for students to cultivate better reading habits. Mitraland had pledged to donate double the amount collected from the walk/run and the final tally showed a collection of RM10,000. Therefore, Mitraland very generously topped up another RM20,000 to the amount – all for the benefit of students of SJK (C) Batu 9. The initial RM10,000 collection were made in the form of registration fees from the event, adults were required to pay RM30 while RM15 for children from the ages 7 – 15. Registrations began at 7am and the crowd that showed up to support this cause was overwhelming. There were around 400 participants and all were raring to go, even the overcast skies did not dampen their spirit! Ibis Hotel also thoughtfully passed around sandwiches and MILO packets to fuel participants. Fitness First instructors were

though the run was scheduled to finish within 1 ½ hours, there were a couple of hard-core runners who completed the 5km route within 20 minutes – what an incredible feat! All participants were presented with medals and certificate of participation at the end of the run and after that, the cheque presentation commenced. Dr Erdy Soo, Chairman Parent-Teacher Assocation said, “We are very fortunate to have Mitraland approach us with a charity event collaboration. We have always been

trying to find ways to further enhance the facilities of the school but never had much opportunity due to lack of funds. But now, we can put our plans into action and all due to Mitraland and Ibis Styles Cheras Hotel.”

The latest concept from Mitraland offers a self-contained studio apartment attached to the main apartment, each with separate entrances. These Dual Key condominiums promise flexible occupancy for multi-generational families to co-exist under the same roof, or the ability to subsidise loan repayments by renting out one of the apartments. “A FAMILY COULD LIVE HERE AND RENT OUT THE STUDIO UNIT, OR IT COULD BE FOR ADULT CHILDREN WHO WANT THEIR PRIVACY AND INDEPENDENCE. IT COULD ALSO BE THE OTHER WAY AROUND. IF THE CHILDREN LEAVE, THE HUSBAND AND WIFE CAN MOVE INTO THE STUDIO, AND RENT OUT THE MAIN UNIT,” SAYS DEVELOPER MITRALAND GROUP’S CEO CHUAH THEONG YEE OF HIS VINA VERSATILE HOMES PROJECT IN TAMAN SERI TAMING, CHERAS, KUALA LUMPUR, WHICH OFFERS DUAL KEY UNITS AMONG ITS CHOICE OF LAYOUTS.

DEEPAVALI WAS CELEBRATED IN THE MONTH OF NOVEMBER AND WHAT BETTER WAY TO CELEBRATE THAN TO SPEND IT WITH THE LESS PRIVILEGED?

“THE RESPONSE TO THE DUAL KEY UNITS HAS BEEN PRETTY ENCOURAGING,” ADDS CHAIRMAN DATO’ JOHAN ARIFFIN. “PEOPLE LIKE IT AND THEY SEE THE POSSIBILITIES. IT’S GOOD FOR THEM TO HAVE THE OPTION FOR THE OLDER CHILD TO HAVE PRIVACY, OR TO RENT OUT THE STUDIO TO SUBSIDISE LOAN REPAYMENTS.”

On 9th November, Mitraland took the children and their dedicated care-takers out for a little cinema treat. TCC is a sanctuary for orphaned, abandoned, battered, abused and neglected children and is located in a rented semidetached house at Section 4, Petaling Jaya. Currently the 21 children at TCC are from the ages 5 – 19 and are looked after by 5 care-takers. Mitraland arranged for transportation which brought the children to the Golden Screen Cinema at One Utama. They were treated to the Hollywood blockbuster – THOR and were also pampered with a full movie experience, from buckets of popcorn to getting the best seats in the theatre!

After the movie, lunch was in the cards and the entire group was ushered to Nandos, the famous flame grilled chicken peri-peri restaurant. Wendy Hew, Manager of TCC said, “We can’t thank Mitraland enough for spending time with the kids. They were all looking forward for this and were so excited. Thank you for showing us you care. Little kind gestures mean the world to these kids.” For anyone who is interested to contribute or volunteer, you may contact Ms Wendy Hew at 037781 3905.
