To Live, Work and Play in Downtown Tampa and the surrounding areas was not always an option. Downtown became a ghost town past 5:30 pm, Channel District was filled with empty warehouses and a handful of residents, Tampa Heights better known as Tampa’s first suburb became a forgotten area, Historic Ybor City long served as a place to play and historically filled with work from the cigar factories but lacked in urban residential options and Harbour Island prior 1985 was used as a railroad yard and phosphate loading terminal.

Fast forward to today and the urban core districts are all LIVE-WORKPLAY. Each area is rising with the purpose of creating a better urban Tampa. There are plenty of places to live, work and play today. Nationally, Tampa recently ranked as one the top five most desirable cities and the urban core districts are at an all-time record high for the desire to call home.

New residential buildings are rising and some old converting is filling the ever-growing demand to live urban. The birth and commitment of the Riverwalk connect Downtown to the Heights, Channel District, Harbour Island, or a trolley ride away to Ybor City allowing residents to walk and bike ride throughout the urban core. New restaurants, nightlife, and retail are popping up every day creating options and reasons for residents to stay local. To think this is only the beginning and there is much more to come has The District Mag team more than excited but grateful to be part of the movement.

There was no doubt in my mind about creating The District Magazine. Four years ago I saw the need and opportunity to represent the up and coming urban areas. I felt it was important to create and publish a vehicle that represented the movement and the people part of it as a magazine. As a longtime resident in Tampa, I knew or maybe better said, wished for the day of Tampa building a true LIVE-WORK-PLAY downtown.

Where do you live in Tampa? The hippest neighborhood in town, duh, Seminole Heights!! How long have you lived in the area and why? 16 years. I bought my first fixer-upper in Seminole Heights in 2002. I fell in love with the unique architecture & character of the neighborhood and saw its potential back then. What do you like most about the area? Oh geez, so many more things to like now than when I first moved here. I would have say the community for sure. Seminole Heights has become such a collaborative melting pot for teachers, artists, students, entrepreneurs, young and old professionals alike. Definitely a very friendly vibe here. Not to mention a seemingly endless supply of top notch restaurants, breweries and wineries to choose from. If you could change anything in the urban districts what would it be? I remember when I first moved to Tampa, going downtown after 5pm or on the weekend felt like a scene out of Armageddon, like literally no people. Thankfully much progress has been made and it’s no longer like that, but we still have some catching up to do compared the amount of pedestrian traffic you find in and around downtown St Pete and other “mature” cities on nights and weekends.

What excites you the most about the current and future expansion of the downtown district and surrounding urban areas? Wow, there are so many projects under construction and on the board for Tampa’s urban core that is hard to pick one. Continued development in/around Tampa Heights/Armature Works and billions slated for future developments like Water Street Tampa and West River Tampa, just to name a few, continue to make Tampa an exciting place to be for now and the foreseeable future.

Do you work in the urban districts and what do you do? A graduate of the University of Florida’s School of Architecture, I have been restoring 1920’s Craftsman Bungalows and 1950’s mid-century modern homes to their original grandeur with some modern design upgrades since 2012. I have also built multiple new construction homes from the ground up. My area of focus has been Seminole Heights, Riverside Heights and Tampa Heights. What is your favorite part about working in the same area you live in? When I take on a new restoration project, it’s not just a “flip.” As an artist at heart, with an extensive design background, I see each home as a blank canvas on which I can bring forth my vision and create a unique masterpiece of design and efficiency, while still providing an end product that is affordable. How do you think the current Downtown Tampa and surrounding areas explosion of new residents has affected your business? I heard a statistic from a respected source recently that upwards of 160 million people are currently moving into Florida on an annual basis. This combined with continued low available home inventory (sellers market), will help to insure demand for new housing remains strong. What do you vision for the urban core to be in ten years? I see a very pedestrian friendly, connected urban core, where residence consistently CHOOSE to walk, CONTINUED ON PAGE 12

skateboard or bike to and from their destination, over HAVING to drive. Where is your favorite place to take clients and coworkers? At the top of my list right now by a landslide is the Armature Works Market in Tampa Heights. There is no shortage of food or drink selections, the view of the Hillsborough River and downtown is breathtaking and just the overall vibe of the place is way cool. It reminds me of South Street Seaport in NYC that my parents would take me to as a kid growing up. Where is your favorite place to get away from work? Taking my Australian Shepherd Charlie to the dog beach on Davis Islands. He loves the water and he tends to be quite the socialite like his dad, lol. It is the absolute highlight of his week for sure!

What do you like to do in the area for fun? You’re likely to see Charlie and I longboarding down the Riverwalk. What is your favorite restaurant? My long Tampa Favorite has been and always will be the Columbia in Ybor. That 1905 salad...OMG...SERIOUSLY! Where is your go-to place for happy hour? Tampa Heights/Downtown - The Hall on Franklin seems to be a well-liked spot among friends and associates. Looking for something a little trendier, Red Star Rock Bar or the Independent continues to be popular among the Seminole Heights scene.

What are your top three spots to grab appetizers? Tapas, tapas, and more tapas, if you don’t mind a wait, Ulele. In a hurry, check out the new Bodega location in Seminole Heights. Feeling like a little upscale Mexican, the new Mekenita Cantina in the Heights has yet to disappoint. What is your favorite coffee joint and why? My consistent pick is Foundation Coffee in Tampa Heights. It never overcrowded (as of this writing, lol), it’s quiet and they have some healthy lunch and snack items if you get the munchies. Where is the first place you take your out of town guest and why? Hands down, Armature Works Market. With such amazing architecture and literally something for everyone, it’s a total crowd pleaser. Name your three favorite outdoor activities? Skateboarding on the Riverwalk or anywhere downtown, Kayaking on the Hillsborough River, Beach and frisbee time with my pup, Charlie. What is your favorite museum? TMA What is your favorite venue for music? Live jazz at The Independent. If you could add anything you wanted to the area for fun, what would it be? An unending Venice beach style boardwalk, teeming with people, music, food and all sorts of crazy & interesting characters!

Where do you live in Tampa and why? I’ve lived in Downtown Tampa in a Condo High-Rise since 2001 because I love the walkability.

What do you like to do in the area for fun? I enjoy the downtown scene with my husband and friends. We love to meet up at local spots on Franklin St. like The Hall on Franklin, check out new art murals, or just grab a beer at Hidden Springs Ale Works.

What do you like most about the area? The Diversity, growth, city living, our water view and walkability!

What is your favorite restaurant ? DISTRICT TAVERN Rules! They are cool, drinks are amazing, and the food is delish. I’m waiting for them to create the FIERCEPIERCE BEYOND BURGER! :) wink wink

If you could change anything in urban districts what would it be? Transportation, we need a cool trolley system that circles all areas not just for tourist from the boat to Ybor.

Where is your go-to place for happy hour? I love Ulele outside with the beautiful landscape sitting by the statue surrounded by fire overlooking a lovely sunset while I enjoy one of their specialty drinks.

Do you work in the urban districts and what do you do? Yes, I am a Realtor in the Downtown area and specialize in selling luxury real estate and High Rise rentals. However, recently I’ve been traveling for the show HGTV House Hunters and just finished filming my 3rd Episode in the Florida Keys. How do you think the current Downtown Tampa and surrounding areas explosion of new residents has affected your business? It has had a positive effect but at the same time caused a shortage in inventory. What do you vision for the urban core to be in ten years? Busy, Busy, Busy, and that's a beautiful thing! I LOVE TAMPA and expect the completion of many High Rise Developments, much more diversity and more people wanting to LIVE the Downtown Lifestyle. No Rules just life! Where is your favorite place to take clients and coworkers? The Social on Harbour Island because it has such a Florida vibe with the water and city view. Where is your favorite place to get away from work? HOME! :) 14 14

Where is the first place you take your out of town guest and why? The Riverwalk and Armature Works because both are amazing for people watching and Armature has something for everyone. Where do you live in Tampa and why? Skypoint, Downtown Tampa. We’ve lived in Downtown since 2013 but before we moved Downtown we lived in the suburb. After one of our trips visiting family in Europe we realized we wanted the same walkable lifestyle that they had. What do you like most about the area? The people! We love walking down the Riverwalk or running out to grab a coffee and bumping into friends and neighbors that live and work downtown. It’s a beautiful energy. If you could change anything in the urban districts what would it be? More options for retail would be lovely! What excites you the most about the current and future expansion of the downtown district and surrounding urban areas? The renovations bringing life back into the historic buildings in and around Downtown is fantastic.

Do you work in the urban districts and what do you do? We are professional photographers and videographers based out of Downtown Tampa. Our social events + weddings website is www.fotobohemia.com, and our corporate website is www.whitecapfilms.com. In celebration of our 20th Anniversary of being in business this year, we’re preparing to launch our couture photography website dedicated entirely to high end weddings - “FotoBoho Couture.” We also have a video series called Happily Ever Caffeinated where we interview wedding vendors and discuss the wedding industry. What is your favorite part about working in the same area you live in? Downtown is such a hub of activity that most of our photo shoots occur in this area which is incredibly convenient. For clients coming in for consultations, it’s always wonderful meeting them in one of our favorite restaurants and letting them experience the excitement of the area.


What are your top three spots to grab appetizers? Tampa Pizza Company, Anise Global Gastrobar, and Fly Bar. What is your favorite coffee joint and why? Caffeine. We film our video series there, and we LOVE the people who work there. It’s not as big and crowded as some of the other coffee spots in the area, so it always feels more like home. Where is the first place you take your out of town guest and why? Armature Works, because we can start out by taking them for a cruise down the river on our boat, and then drop them off at AW while we dock nearby, and then meet up for a post-cruise dinner or drinks. Name your three favorite outdoor activities? Running or biking on the Riverwalk, going to festivals in Curtis Hixon Park, and taking our dog to Julian B Lane Riverfront Park.

How do you think the current Downtown Tampa and surrounding areas explosion of new residents has affected your business? We meet so many new people by just walking our dog or going out for drinks that end up asking us to take photos for their businesses or social events. It seems like everyone coming into this area has something going on that they need photography for, and it’s exciting helping them realize their vision. What do you vision for the urban core to be in ten years? We’re hoping to see a vibrant, green city with improved roads and transportation alternatives. I’m very excited to see what they do with the area around the Straz and Sparkman Warf in particular.

What is your favorite museum? Tampa Museum of Art What is your favorite venue for music? Rock the Park at Curtis Hixon Park. If you could add anything you wanted to the area for fun, what would it be? Most of our options for rainy days are restaurant or museum related - some indoor adult physical activities or gaming options would be wonderful! I’m excited to see what they do with the new MOSI building in 2022, but having a place to hang out with friends and do something active in Downtown Tampa would be awesome.

Where is your favorite place to take clients and coworkers? We love meeting our clients for drinks at Bizou Brasserie. It’s quiet, upscale, and has such a great history. We also hold our wedding workshops - The New Bohemians - at that location, so it feels like home. Where is your favorite place to get away from work? The Steamheat Coffee Shop at the Straz is a little hidden gem that we escape to as often as possible.

What do you like to do in the area for fun? Ride our bikes down to Davis Islands, take the streetcar over to Ybor, and relax by our pool overlooking the city. What is your favorite restaurant? Where do you live in Tampa and why? I have a waterfront home in Apollo Beach but spend most of time at my place in Skypoint. I chose this area because it is young and fun, while still being well connected to the business side of the city. Channelside also offers some great views of downtown! What do you like most about the area? There’s just so much to do here, so close to home. Between the recreational opportunities that come with living on the water, the restaurants, concerts, and sporting events, I’m never bored. If you could change anything in the urban districts what would it be? Nothing! What excites you the most about the current and future expansion of the downtown district and surrounding urban areas? The new people and “WOMEN” I’m going to meet.

Do you work in the urban districts and what do you do? Yes, I am the president of a digital design, development, and marketing company. I’m very handson and work takes me all over the Tampa area. This location makes it easy to stay connected with all my clients. What is your favorite part about working in the same area you live in? Definitely the convenience; not having a commute means I get to spend more time doing the things I love. 18 18

How they will all be linked together by the trolley which will provide us more options of things to do.

Pet-Friendly Preparations

FOR WHEN YOU HAVE TO TRAVEL

On your most challenging days you can always count on your pet to greet you at the door when you come home or cuddle up in your lap in the evening. They are a vital part of your home life all year long, but when your life takes you away from home - as it often does - are you thinking of them before you head out the door? 28 28

With so much to pack and prepare for your trip, it's easy to forget about those you'll leave behind, like your pets. That's why if you're planning to leave for a day or longer, you should make sure to employ these five tips to make sure your pet is happy and safe while you're away.

1. Find a quality pet sitter.

Dogs need to be walked and let out during the day, so when you're gone, you'll need a pet sitter to fill these duties. Finding a quality, reliable pet sitter can be the difference between a happy pet and damage to your home when you return. Try to trade sits with a fellow pet owner, and if that's not possible, the National Association of Professional Pet Sitters is a nonprofit organization with resources to help you find the best pet sitter for you.

2. Be mindful of the temperature.

Knowing the temperature patterns of where you are traveling to plays a big role in how you pack, but have


you looked at what the weather has in store for your home while you're gone? Allowing your home to get overly hot while you're away isn't good for your pet. You can control the temperature in your home - even while you're away - with the remote access thermostats. When we age, our bodies produce less collagen, resulting in dry, thin skin and the appearance of fine lines and wrinkles.
