elcome to REMODEL TAMPA BAY, the brand new look and name for the publication by the Tampa Bay Area Chapter of NARI – the National Association of the Remodeling Industry. New name, same great content as ever! The Spring/Summer edition represents the best of the industry’s contractors, professionals, and suppliers in our area. NARI has been an industry name since 1935 nationally and locally since 1983. One of the primary goals of this organization is to ensure the safety and well-being of the general public by providing a streamlined way of connecting homeowners with licensed individuals for their remodeling needs. In addition to undergoing a rigorous background check, each company/ member of the National Association of the Remodeling Industry is pledged to observe high standards of honesty, integrity and responsibility in the conduct of business. Finally, all of NARI’s members adhere to a code of ethics (as seen on this page), assuring you as a homeowner of a professional job at a competitive price. (NARI) Certified Professionals

T

he National Association of the Remodeling Industry (NARI) is the only independent national association dedicated solely to the remodeling industry. NARI’s focus is on professional conduct, continuing education and training, and fair and ethical treatment within the industry. NARI certification of professional remodeling contractors serves as the association’s recognition of remodeling professionals who have met stringent criteria for experience and pledged a commitment to high standards of practice and NARI’s Code of Ethics. Among the factors to consider when selecting a remodeling contractor, in addition to NARI certification, is your assessment of and satisfaction with the remodeling contractor’s workmanship, reputation and integrity, durability of materials used, and equipment. Before hiring any remodeling or home improvement contractor, visit and inspect similar projects that he or she has completed, and establish that you will be able to communicate well with each other to ensure your complete satisfaction with the final product.

What does NARI Certification mean to you?

eciding to remodel your home is a big decision. Outside of buying your home, it may be the single biggest investment you make. HOMEOWNERS CONTINUE TO INVEST IN EXTENDING THE HOME OUTSIDE

T

he most used rooms in the house have moved outdoors! Americans love to cook, socialize and eat outdoors, so it was only a matter of time before kitchens and living rooms moved outside. The backyard is the site of a trend across the country that is growing at a dramatic rate. More and more homeowners are creating outdoor living spaces. In the May 2015 issue of Money, the magazine printed results from a reader poll in which 38 percent of homeowners replied Outdoor Space when asked “What home improvement would you most like to make this year?” This was well ahead of Kitchens at 28 percent, Bathrooms at 25 percent and Add a Room at 10 percent. Residents in regions of the United States that enjoy milder weather were the first to embrace the outdoor living concept. Another driver is that, instead of traveling to resorts, homeowners are creating a more lasting resort atmosphere in their own backyards — everything from cooking, lounging and playing areas. People are now actively expanding their homes outdoors for more enjoyment and comfort. It’s clear people have embraced the concept of making their home a haven. As a result, manufacturers have developed plenty of choices.

Outdoor Kitchen Area While the general focus of an outdoor room includes cooking and eating areas pulled together by a fireplace and a common floor, some outdoor rooms are similar to indoor eat-in kitchens. Today, outdoor kitchens can encompass expansive counter space and full food preparation areas with amenities such as sinks and plumbing. No longer do you find a lonely barbecue grill outside. Many homeowners take the concept further by installing built-in natural gas grills with multiple burners and full indoor kitchen-grade cooktops – even brick pizza ovens. It’s also possible to add a warming oven, dishwasher, refrigerator and specialty beverage cooler to round out the space. Some homeowners choose to incorporate a bar area with stools or a long dining table with oversized and comfortable chairs. Adding a fountainh, trellis and lighting to the area can complete the whole new ambiance, providing the perfect spot for outdoor entertaining. The Hearth, Patio and Barbecue Association (HPBA) reports that outdoor room specific trends include climate control, ultimate convenience and clean design lines. To provide more relaxation time, people are seeking products that combine utility and convenience. HPBA describes smartphone linked grills and cool misting fans that can also dispense mosquito repellent and aromatherapy. Smokeless natural gas fire pits and heated tables are available to provide yearround outdoor dining.

Living Room or Lounge Area Manufacturers are creating products that help provide year-round comfort. The latest outdoor furniture goes for aesthetics, offering alluring designs and textures in durable, weather-resistant and stainresistant fabrics. Heated floors and patio heaters warm chilly weather and cooling misters ease summer heat. Fireplaces or fire pits add ambiance in any season. People are definitely drawn to a fire pit or fireplace. It’s an amenity for outdoor living rooms that all ages can enjoy. Kids love it; adults love it. The atmosphere created with a fire feature can be comforting and romantic, or fun-filled with marshmallow roasting and storytelling. Linear natural gas fireplaces are currently trending. Thinner overall, new natural gas fireplaces feature high-heat tolerant glass and no-trim options. They come in sophisticated, contemporary styles made to withstand the elements. Natural gas fireplaces and fire pits are easy to light, simple to enjoy and easy to maintain.

Resort-style Pool and Spa Area While Florida boasts some of the mildest weather in the country, homeowners often look for pool and spa heating to lengthen the swimming season. With more swim time, the pool and spa area gets extended use. A variety of paving and decking, lounge furniture in contemporary and weather-resistant material, shading with umbrellas, canopies, and custom-built structures and creative lighting can be incorporated into a pool and spa area design with lasting interest. An outdoor living space can be designed for every segment of the residential market, from starter homes up to executive mansions. Money invested in making hard improvements to the backyard, such as installing a permanent grill island and a natural gas fireplace or fire pit, usually add to the appraised value of the homes. The outdoor space also dramatically enhances curb appeal when it comes time to sell. Outdoor rooms are often created over a period of years to accommodate large wish lists and limited budgets. People tend to prioritize projects that will provide the most use immediately – whether that is a fireplace feature with seating or a grill and dining area. After the living areas are complete, finish with landscaping. If sitting comfortably with friends or family in the backyard with the crackle of a fire or dinner sizzling on the grill seems like pure pleasure, it’s time to start planning for that outdoor living space. he yellowing cabinets were falling apart. An outdated fan hung from the low ceilings and the very poor lighting did little for the space. Entertaining was one of the key requirements for our clients’ new space. They wanted a welcoming place to prepare meals while chatting with guests. Our homeowners wanted functionality, symmetry and a “wow” factor. They are thrilled with the gourmet kitchen we designed and created for them. We were challenged by the load bearing walls between the dining room, family room and the kitchen. Because the home had been remodeled several times over the years there were ceiling joist and roof trusses blending together in a few different directions. The as-built drawings held no insights to the true layout, but after a bit of engineering and design work we were able come up with a cost effective solution. To open things up we added a 6” steel beam across

the length of the kitchen and “WOW!” what a transformation. The dining room and family room, adjacent to the kitchen, were no longer separated by these load bearing walls that were hiding a beautiful window and a spacious inviting room. This allows for easier use of the kitchen and full access of all their new stainless steel appliances. Additionally, instead of our clients having several different levels of flooring, we were able to level the flooring to ease the flow of traffic throughout the kitchen and living area, as well as create a cohesively uniformed, visually appealing look throughout the entire home. The steel beam is a 6” masterpiece. It allowed us to bring the ceiling up to its highest possible level, without a complete reconstruction of the roofing system. Additionally, the use of Icenine in the flat section of the roof was the best solution to keep the house cool despite the constant Florida sun. In combination, these items saved the homeowner a tremendous amount of money, while still maintaining the integrity of the roof structure. This new enlarged kitchen features custom solid wood maple cabinets (no prefabricated boxes) finished with crown and a frieze to the ceiling. All drawers are 5/8” dovetail with full extension slow close glides. Extra storage space was provided with the bump out over the refrigerator. The wood three-tier spice rack rollout and the double trash pullout are added space savers. All new energy efficient stainless steel appliances adorn the kitchen including a hidden microwave on the opposite side of the island. A solid unfinished Sapele countertop was purchased online. It was then cut, molded and stained onsite. We were able to facilitate the custom cabinet trim so that it would hide the new 6” steel beam. The matching garbage disposal counter-top air switch adds convenience and is very discrete.

The rich cherry color of the hardwood flooring, which was installed with a horizontal pattern, gives the room rhythm. The cabinets with their classy white color compliment the floor for symmetry in the room. The use of LED lighting, both internally in the custom glass door cabinets, as well as externally underneath the cabinets, gave the kitchen a bright feel and also provided our clients with more than enough lighting for all of their kitchen needs. A new energy efficient low-e impact window was installed to the side sitting area adding style and functionality. The casement style allows the home owner to open the window with ease and let in fresh air. This gourmet kitchen with exquisitely crafted cabinetry has allowed the homeowners’ ideas to come to life. It greatly opened up the flow of the home both visually and functionally. Spring | Summer 2015

BOB COCHRANE AND HIS WIFE ACQUIRED A 1500 SF BEACHFRONT CONDO FROM A FAMILY MEMBER TO BE USED AS A 2ND HOME. WHO WOULDN’T WANT A BEACHFRONT CONDO AS A 2ND HOME… HOWEVER, THIS CONDO HAD NEVER BEEN UPDATED SINCE BEING BUILT IN THE EARLY 80’S. THE WALLPAPER, CARPET, CABINETRY, LIGHTING, DOORS, TRIM WORK, BATHROOMS AND KITCHEN WERE NOT ONLY DATED BUT WELL WORN.

hey wanted a modern theme with a touch of elegance, finished with unique doors and simple trim. They also wanted to open up the kitchen and increase closet utilization throughout the condo since closet space is at a premium in condos. Finally, they wanted to make the master bath private from the bedroom and create a large walk-in shower in master bath.

Saving a Beachfront Condo Stuck in Transformation out from the 80’s The King Contracting crew got right to work, removing a “LumaDome” ceiling and partial walls in kitchen area to open it up. Walls were removed in the master bath to allow for a larger shower and to re-frame one wall to allow a pocket door to be installed, giving the master bedroom privacy from the bath. Headers above closets were removed to allow for 8’ closet by-pass doors, gaining over 25 cubic feet of storage in each guest bedroom closet. Black Walnut cabinetry from Design Kraft was used both in the kitchen and laundry area since they are visible simultaneously. The doors are full-overlay flush panels to help achieve the modern look. The kitchen was finished out with beautiful Italian granite with a stone, metal and glass mix for the backsplash. The same materials were utilized in the laundry area for continuity. Volunteers, corporate partnerships and zero-interest mortgages make the homeownership dream possible through Habitat for Humanity’s program.

S

ince 1985, Habitat for Humanity of Pinellas County has been building homes that change lives. Habitat Pinellas is a locallyrun affiliate of Habitat for Humanity International, a nonprofit organization that builds affordable homes for limited-income families and individuals who otherwise could not afford to own a home. Financially-burdened families living in overcrowded and substandard conditions contribute to instability in our community and weaken our economy. And their health and educational success is impacted. Habitat’s affordable homeownership program provides the opportunity for working families or individuals who qualify to achieve the dream of homeownership and helps put them on a path to a brighter future.

How does the Habitat program work? Perhaps Habitat for Humanity’s biggest myth is that it “gives away” homes. Not so. Habitat’s homeowner candidates work very hard for their homes and must have a reasonable credit history and consistent income to qualify. As program partners, homeowner candidates must fulfill several requirements before they ever receive the key to their home. In addition to its homeowner partners, Habitat brings community volunteers, corporate donors, civic organizations and faith groups together as partners to help build its affordable homes throughout Pinellas County. Required to invest 250-350 “sweat equity” hours, Habitat’s homeowner candidates work on the build sites alongside community volunteers. Once the homes are completed and sweat equity and class program requirements are met, the homes are sold to the homeowner candidates at no profit and with zero-interest mortgages.

Volunteers are the heartbeat of Habitat for Humanity. Volunteer labor helps us keep the cost of building homes low. We are grateful for our amazing base of Habitat Pinellas volunteers who number 5,000 strong each year to help us build and rehab an average of 30 Habitat homes annually. However, donor support from the Pinellas County community is just as vital to our mission. Like all Habitat for Humanity affiliates, we raise all of our funds locally, receiving no financial support from Habitat for Humanity International in Americus, GA.

How the Habitat Pinellas ReStore fits in. Through sales of new and gently-used donated building materials and home improvement items like furniture and appliances, the ReStore provides Habitat with self-generated revenue that benefits the nonprofit’s building program. In addition to providing funding that helps keep Habitat building, the ReStore makes a unique contribution to Pinellas County’s recycling program by keeping nearly 500 tons out of the landfills annually.

1st Place - Interior Element Over $30K The customer purchased his town house 15 years ago and never expected to stay. But as they aged, and with a couple of knee surgeries, the customer found it medically necessary to add an elevator. There was no room on the exterior. However, we did find our one and only place possible to make it happen. A beautiful upward staircase seemed to have just enough room to squeeze in an elevator. The master bedroom was on the third floor. There were many obstacles to overcome: • The electrical panel was in the front of the house 200 feet away. • The house floors were all polished marble. • Find a way to cut an opening in the center of the house and hope for no unseeable’s. • Keep dust at a minimum since the customer was asthmatic. • Make it look like it was always there.

AS AVID BOAT OWNERS AND DEDICATED WATER ENTHUSIASTS THEY KNEW THEY HAD TO PURCHASE THIS 4000 SQUARE FOOT HOME. STROBEL DESIGN BUILD STARTED WITH THE EXTERIOR ‘MAKE OVER` TO KEEP THE RAIN WATER OUT AND TURN THE HOUSE INTO A TROPICAL OASIS. 1100 SQUARE FOOT OF COVERED EXTERIOR DECK WOULD GIVE NEEDED SHADE OUTSIDE THE HOUSE. NEW ROOF, NEW WINDOWS AND DOORS WERE NEEDED TO SOLVE WATER INTRUSION ISSUES. A MODERN VERSION OF THE “KEY WEST” LOOK WAS THE DESIGN GOAL. The homeowners are able to store kayaks, SUP’s, pool gear, and various marine supplies under the raised floor area of the house hidden from view, by access through several doors concealed in the handsome lower level wrap screen area. We created an exterior with little to no outside maintenance to reduce work and increase playtime. And Finished off the yard with a new pool and landscaping completed the dream. Spring | Summer 2015

ur clients inherited a 1982 condo on the Beaches of the Gulf Coast that needed a little rejuvenating. The kitchen was small and dark, while the traffic flow around the kitchen was non-functional. The hall bathroom cabinetry was extremely dated and had inadequate lighting. The flooring throughout the condo was in need of replacement. The Master bathroom had low ceilings and the layout made for an unusable space. Additionally, the walls in the bedrooms were dark and uninviting.

The Kitchen The existing kitchen was extremely small and crowded, which limited the functionality of the space. The client wanted to modify this to allow for traffic flow through the area, have more storage space, and create more area to work in the kitchen as well as allow a view of the water while using the kitchen. We were able to successfully change the flow of traffic for our customer by removing the soffit and expanding the kitchen into the living room. This allowed us to add an island for increased counter area. This new enlarged kitchen features custom painted solid wood cabinets that provide the customer with plenty of storage. We installed crown molding throughout the kitchen cabinetry for a spectacular finished look. All drawers are 30

We were able to access the toilet drain and the shower drain from the unit below to accommodate the new design of the master bathroom for a four foot walk-in shower. We brought the spa experience into the home with this large walk-in shower. Housed with beautiful frameless glass, this spa shower contains a rain shower tower with multiple jets, giving our clients a luxurious bathing experience. Our clients still needed storage but also wanted function and style. In removing the existing smaller closet area, we were able to significantly increase the size of the overall bathroom, while still providing a sufficient amount of storage for the clients with the completely custom cabinetry, which includes a built-in countertop cabinet next to the beautiful twin vanity sinks. This provided the most efficient use of the bathroom while increasing functionality as well. LED lighting was placed throughout the bathroom, in addition to the beautiful sconce lights placed on each side of the mirrors, adding a beautiful illuminating ambiance throughout.

The Hall Bath The hall bath stands out with its new custom all-wood solid maple painted vanity cabinet and granite countertop. This bathroom has easy access from both guest bedrooms. We added a vanity light, and changed the wall color to an inviting, light blue color. This gave the bathroom the uplifting, beach-like feel that our clients so desperately wanted in their home.

The Living Area We removed the soffit (hiding the A/C duct) from the kitchen area and redirected the soffit through the 2nd bedroom to open the water view from the kitchen to the living room.

The Master Bathroom Our client needed a master bathroom that was functional for their everyday needs. One of the

PETE, I RECENTLY FOUND MYSELF TRYING TO FIGURE OUT IF I WANTED TO REMODEL MY HOUSE, SELL IT AND BUY SOMETHING DIFFERENT, OR KNOCK IT DOWN AND BUILD NEW. MY HOME WAS BUILT IN 1947 AND SITS ON AN EXTRA-LARGE LOT IN A PROMINENT AREA. THE NEIGHBORHOOD IS A HODGEPODGE OF SMALL BUNGALOWS AND LARGER 2-STORY HOMES. THERE ARE MANY FACTORS IN DECIDING WHICH ROUTE TO TAKE. THIS ARTICLE WILL SHARE WITH YOU SOME THINGS TO CONSIDER WHEN MAKING YOUR DECISION TO ENHANCE YOUR LIFESTYLE. If you are a homeowner trying to make the decision of remodel your existing house, sell it and buy something else or build new, here are few questions to consider that will help you make the best decision for you and your situation and tips to make the process smoother.

Remodel How long do you plan to live in the house? If you are making remodeling decisions to live in your home for 5+ years, your remodel needs will be significantly different than someone making upgrades to get more market value. TIP: do not make upgrades for someone else to enjoy. Make those upgrades now and enjoy them for yourself. Most remodeling efforts will only recoup about 60-80% of the actual job cost when you resale. Go ahead and recoup 100% enjoyment from your upgrades by enjoying them over the next few years. Are you right side up on your current home? What are the home values in your neighborhood? Will your remodel project bring your home more inline with neighborhood prices or out-price your home for the area? The real estate market has been on an upswing for the past 4 years, slow and steady. Most areas in Tampa Bay are seeing double digit increases year over year. TIP: Speak to a local Realtor to discuss market prices in your area and what upgrades should be done if you are thinking of selling. Manicured lawns, clean front door and clean windows will give your home a fresh makeover for all to appreciate. • Open floor plans have become more and more popular. Creating an open entertaining area is very important for today’s homeowners. Meet with your favorite NARI member to find out how you can open up your current living area. • Closet space and storage is always key. Most homes built in the urban areas of Tampa Bay were built between 1920 and 1960. These homes have small closets and limited storage. Check out some DIY projects on pinterest and see how you can easily declutter and organize the spaces you have with a little minimal work and big impacts. • Continuous flooring in all of your living spaces help give an impression that the spaces are larger, more open and create a nice flow. • Replace old windows with new energy efficient double paned windows that meet hurricane standards. This will cut down on your electric and insurance bill now and give your great selling points down the road. Plus, new windows just look better. • A fresh coat of paint can go a really long way! You will want to paint baseboards, entry doors, and neutralize crazy fun colors. Appealing to the masses is much easier than finding the one unique person like yourself.

Sell and Buy If you were to sell your home and buy another one, what is available? What area will you move to and when you find something and does it need to be remodeled too? Remember the 3 L’s of real estate - Location, Location, Location. Find your location, then see if you can find a home. In the two past years Buyer demand for a nice home has continued to increase and inventory has continued to decrease. Jump on realtor.com and look at what options you have for Spring | Summer 2015

buying in the price point that works for you. TIP: Contact your Lender and find out how much you qualify for if you were to buy, build or need home-equity for a remodel project. From personal experience, if you are ready for something new and are considering remodeling, none of the homes you find will meet your needs. Most homes you find will need to be remodeled. You may find a home that has already been remodeled which means you are buying

Maybe the right home for you is not out there and you want to build new. Where will you build? Do you have the time for new construction? What will it costs? And most importantly, where will you live while it is being built? New home construction might take 9 months to 2 years depending on many factors. The process will also be demanding on the home owner’s time. TIP: Make sure you have the time and patience to build a new home, especially a custom home. Consider the fact that land options in the best areas are very limited if any at all. When choosing a specific area with limited land options, the alternative is to purchase of an existing home, do a tear down and then build new construction. Buying of a home for most of us is the biggest purchase decision we make in our lives.
