Dear ERA Colleagues, On Monday afternoon, a massive tornado ripped through Moore, Okla., leaving devastation in its path for miles on end. A tragedy like this calls for all of us to unite and reach out to those who need us. Feed the Children - Since 1979, Feed the Children has focused on clean water and good nutrition for children both in America and around the world. With their headquarters in Oklahoma City, they quickly mobilized equipment to provide clean water and emergency food rations. Regional Food Bank of Oklahoma - As the 21st food bank formed in the United States in 1980, this charity has supported the community with food collection and distribution, steadily growing to its current size with a 150,000 sq. ft. warehouse and a volunteer staff ready to handle the expected requests for food and meal plans in the coming weeks. Salvation Army - The Salvation Army activated its disaster response teams and mobile feeding units for the victims and rescuers in both Moore, Okla., as well as other areas that were hit by the recent tornadoes. Those who want to help people affected by this disaster can support any of the charities by making a donation through the Realogy Charitable Foundation. Your gift enables these charities to provide food and other assistance in response to this disaster. Please know that 100% of the funds raised by the Realogy Charitable Foundation for this effort will be donated to the charity you select. "Chris is bringing a lot of discipline and career success to our company," said Eddie Wilder, president of ERA Wilder Realty. "I believe that he will be able to anticipate and satisfy our evolving needs to deliver the best talent and provide growth." Andrews has been honorably serving as a United States Marine for the past 28 years. During 23 of these years, he held a variety of executive responsibilities within the Recruiting Command. Some of his areas of expertise include strategic future planning, sales force management, interpersonal management skills, sales and market analysis, and leading tactical change. As ERA Wilder's new director of career development, Andrews will be managing a full cycle recruiting process to seek and hire new and experienced agents, brokers, and other vital members for the company. Indications for Success with a Home Loan The following are symptomatic indications of whether we are setting someone up for success with a home loan. * OVERDRAFTS - if someone has overdrafts showing on their bank statement then it is possible that their income did not cover their living expenses in their current situation. This is a symptom that requires a loan go to loan committee for extra review. * PAYMENT SHOCK - this is a comparison of the current housing expense with the proposed payment. If there is a significant increase then there should be cash building up in the borrower's bank account. If there is a reduction in housing expense then extra leniency may be in order. Of particular concern is 100% payment shock for borrower's who have lived rent free, perhaps with a family member. Whereas there is nothing wrong with this, they should have reserves. * REVOLVING UTILIZATION - the use of revolving credit is important in building a credit score. Utilizing all available credit, or maxing out your card, can hurt your score and also be a symptom of a person who is not living within their means. It is best to have revolving accounts open and with balances between 0% and 50% of the limit. * RESERVES - there is no other way to better prove one's capacity to live within their means than to have reserves. Borrowers can have severely damaged credit, reestablished credit and save money to demonstrate they are ready. Action Plan: 1) Establish two revolving accounts and one installment account of a minimum of 24 month duration. 2) Utilize revolving accounts with minimal transactions. 3) Keep all accounts current. 4) Save money. Build some reserves. 5) Avoid additional and unnecessary inquires. 6) Avoid allowing items going to collections. 7) Avoid overdrafts. 8) Show your taxable income and avoid gaps in employment greater than 60 days.
