The temperature regulation in domestic, recreational or working spaces is one of the themes that, since 70s, has involved more and more specialized technicians, manufacturers of air conditioning systems and developers in order to create more performing machines, with low consumption and with an attractive design to become an integral part of furnishings of various locations. However, only in the last decade, awareness of the need and benefits of proper maintenance developed for the consumer, and especially among specialized technicians. If initially these systems were rather simple because they consist of one condenser for each evaporator, today there is no longer a 1 to 1 ratio. There are now singlephase multi-zone systems for residential systems or small industrial systems and large industrial systems VRF (Variable Refrigerant Flow) where a large number of evaporators can be connected to a single condensing unit. Furthermore, these systems are increasingly heat pumps able to introduce both hot and cold air into the environment.

If the size of the system is directly proportional to its cost, the maintenance, however, has nothing to do with it. In fact, all the systems, each one in its specificity, require regular and periodic cleaning and maintenance of both the external and the internal units, in order to preserve optimal working conditions and to guarantee the quality of the air supplied into the rooms. Clearly, the cleaning of splits, which are inserted in visible areas of working and domestic spaces, requires diligence and greater care to avoid damaging the surrounding spaces. During the assessment on the specificity of the cleaning of air conditioning systems, another factor to be taken into consideration is the size of devices and, consequently, of their internal components which have gradually reduced their dimensions. The smaller the area to clean, the more demanding and difficult should be its cleaning. For this reason, the intervention of specialized technicians, who use specific and technologically adequate tools, is required. The lack of maintenance of systems or improper practices can lead to insufficient performance, poor air quality and premature damages of the system and its components.

NTAGES of a CORRECT NTENANCE The old proverb "If it is not broken, do not fix it" is not applicable to air conditioning systems. Any professional technician can confirm the existence of problems in the air conditioning systems, which could have been easily avoided with adequate preventive maintenance. The solution to obtain the results, which are expected from correct maintenance, is to follow procedures to improve the condition of the equipment and to test any imminent problems without damaging the system or the surrounding space. Proper maintenance procedures can improve:

- Energy efficiency: clean and properly maintained systems produce more BTUs per Watt of input with obvious savings on utility bills for the consumer. - System performance (comfort): the dirt accumulated on finned coils and on a fan can quickly lead to the decrease of the heat exchange and to the reduction of the air output level Furthermore it becomes more difficult to control the temperature and umidity may develop. - Breakage Prevention: prevention of any kind of breaks by the cleaning procedures and inspections, should be the top priority of any successful maintenance. Besides the right qualification of the maintenance technician is extremely important in order to avoid any problem or damage during cleaning and maintenance. - Longevity of the system: correct maintenance can extend the system's life time by identifying imminent serious problems and risolve situations that can cause abnormal usury. - Air quality delivered into rooms: the

cleaner the split the cleaner the room air. It is necessary to remove dirt, pollen, dust, grease, growth of microbes and molds before air quality start to worsen. Unpleasent odor when turning on the conditioning systems can be an obvious symptom of this problem. The purpose of a technician, who is about to start a cleaning operation, should be to maintain and to improve these requirements. BEFORE starting the maintenance (where it is possible), he should inform the customer of the actual system's condition and the problems that have to be resolved. These processes of accurate checkup, cleaning, maintenance and postmaintenance confirmation of the improvements obtained, can guarantee that the work has been carried out correctly and to attract its attention to the importance of appropriate and scheduled maintenance in order to minimize the risk of system failure.

It is recommended to carry out cleaning and maintenance of external and internal units AT LEAST WITH EVERY SEASONAL CHANGE, before switching on and after switching off the system. If it is a heat pump servicing should be carried out when changing from heating to cooling mode. It is advisable that the technician proposes a more regular cleaning and maintenance program depending on the system's location. Particularly oxidized and highly dirty environments request more frequent intervention.

EQU PERSONAL PROTECTIVE EQUIPMENT During the air conditioning cleaning and its maintenance, it is necessary to wear adequate personal equipment in order to protect yourself from any contact with potentially dangerous substances. These tools are safety glasses and gloves. To ensure adequate protection, it is advisable to check the hazard instructions and warnings indicated on labels, technical and safety data sheets of each cleaner.

A/C PROTECTIVE COVERS Sometimes mini-splits can be particularly complicated to disassemble. How to apply WALLY:

1. Make sure that the mini-split is

properly and completely covered.

2.

Make sure to tighten the closing slider correctly in order to avoid splashing and dirt leaks.

3.

Insert Wally's drainpipe into the bucket, supplied with every kit, to ensure drainage and the collection of dirt accumulated during cleaning process.

CLOTHES It is always useful to have handy some microfiber clothes or sponge when cleaning the cases and the condensate drain pans in order to remove any water droplets. It’s useful to keep in mind that, in case of particularly difficult dirt, the mechanical action increases the cleaning power of the cleaner.

CLEANING ACID OR ALKALINE CLEANERS? Cleaners are divided into: acid cleaners and alkaline cleaners. A substance is identified as ACID if it has a pH scale from 0 to 7. It is defined basic or ALKALINE, if it has a pH scale from 7 to 14. A substance with a value of pH 7 scale means NEUTRAL, such as distilled water at 25°C.

The best result will be achieved due to the correct choice of the cleaner. It depends on the kind of dirt, the type of surface to be treated, and the pH scale of the cleaner. ACID CLEANERS are indicated to remove limescale deposits, such as saline-type INCRUSTATIONS, rust, cement, gypsum residues and the residues of other types of rigidities . However, an acid product tends to corrode the alloys with which it comes in contact. Therefore, it is essential to ensure its complete removal by an abundant rinsing. ALKALINE CLEANERS are indicated for removing ENVIRONMENTAL DIRT, ORGANIC RESIDUES, fats, oils or residues caused by smog. It is necessary to pay attention to the AGGRESSIVITY OF THE PRODUCT. If the cleaner is too aggressive, you run the risk of discolouring the plastics or surfaces of the system.

em There are lots of products to clean external and internal units on the market but it is not easy to choose the right one. Without any doubt first of all you should consider its quality. But you should also consider the type of dirt to remove and the surface to treat paying attention to the pH of the product.

LIQUID CLEANERS, CLEANERS IN AEROSOL CAN OR FOAM CLEANERS? The choice of the type of dispersion, in order to remove more effectively the dirt, is also very important. There are liquid cleaners, cleaners in aerosol cans and foam cleaners. LIQUID CLEANERS are particularly suitable for removing dirt that needs to be wet (ex. earthy dirt). These cleaners are very cheap and easily to dose during preparation and application. They can be used either with trigger, with manual spray pumps or with pressure guns. This kind of cleaner is the most recommanded solution for medium-large systems. LIQUID CLEANERS IN AEROSOL CAN are the best solution for removing dirt that requires high release power (ex. greasy dirt). Thanks to the constant pressure exerted, the cleaner penetrates deeply able to reach even narrowest places. Excellent solution for cleaning operations on medium-small systems and for quick cleaning in closed environments thanks to the quick dry. FOAM CLEANERS IN AEROSOL CAN enable perfect adhesion of the cleaner even on parts where liquid flows down. The expanding foam is incorporating dirt even very difficulti to reach, wets and detaches it. A rinsing is needed to speed up the removal of the foam. For this reason, the use of foamy cleaners is often recommended combined with liquid cleaners in aerosol cans. Foamy cleaners are also particularly suitable for cleaning of medium-small systems.

CLEANING FILTERS The indoor unit filters are the main receptacle for dust, grease and contaminating particles which, if not properly eliminated, are reintroduced into the ambience together with the cooled or heated air by the air conditioner. You cannot clean filters perfectly and remove all particles that cause unpleasent odors by using only water. For proper cleaning, it is necessary to: - remove the air filters from their place. - rinse the filter with water by sliding it in the opposite direction to the air flow, removing the most superficial layer of dust. - spray the specific CHINOOK filter cleaner over the entire filter. - leave for 5 minutes. - rinse. - wait until the filter is completely dried before mounting. It is possible to speed up drying of the filter using compressed air, taking care not to damage the filter itself due to extremely strong air jet.

EVAPORATOR CLEANING Do not use compressed air or nitrogen during the evaporator and fan cleaning. These could push the dirt even deeper into the system.

1.

Before proceeding with the indoor unit cleaning, it is advisable to ask the customer about the air conditioner performance, to explain him the necessary maintenance and the advantages of an accurate and periodic cleaning.

2.

Examine the working area and protect nearby surfaces if necessary. After customer's permission, remove fragile or delicate objects from the workspace.

3. You can place carefully a ladder or a chair below the workspace if necessary.

4.

Turn the system on to the minimum temperature if permitted by weather conditions and observe the temperature of the air coming out. Use an infrared thermometer to ensure that the temperature is below 12 °C and to have further confirmation of the correct functioning of the system before disassembly.

5.

Pay attention to any unusual noises from the indoor unit.

6.

Before proceeding with the disassembly, it is recommended to inspect visually the evaporator looking for: -correct routing, strapping and installation of electrical cables -correct and safe installation and assembly of the indoor unit -damage on covers and grids -damage on the system fans -bacteria colonies and its smell if present If you reveal something unusual we suggest you to inform the customer so he has the possibility to examine the problem before maintenance.

Disconnect the electricity and check that electric current in the system is disactivated.

We recommend reading the disassembly guidelines provided by the manufacturer before maintaining a new system type for the first time. Most manufacturers offer you online portals where you can find service guides and video tutorials to facilitate disassembly and maintenance.

9.

Always wear appropriate PPE when cleaning and maintaining any type of air conditioning system (goggles and gloves).

10.

Remove the external filter cover, the grids and the case following the disassembly instructions provided by the manufacturer in order to access to the finned coils.

11. Protect the area around the split by fixing

WALLY onto the split. Wally is the plastic cover with an quick-action system and an regulatable slider according to the size of the split to be cleaned. Thanks to the shape, the operator can safely clean the evaporator without risking soiling walls or surrounding surfaces. The cleaner, the rinsing water and the dirt will be conveyed into the drainpipe and can freely flow into the collection bucket and then be disposed of according to the current legislation. In case of particularly delicate floors or nearby surfaces, it is suggested to lay protective sheets.

12. Protect the electrical and electronic parts

Whether an aerosol puilitor, PH CLEANER or JAB was used, in addition to cleaning, the fin batteries were also sanitized. If you have used one of the other Errecom products mentioned and intend to sanitize, it is recommended that you apply LUXEDO or SWORD.

CONDENSATE DRAIN AND PUMP CLEANING

For a thorough cleaning of the condensate drain, disconnect the pipe and, with the help of a funnel, pour a small quantity of DRIZZLE in order to remove dirt and obstructions. If the drain is particularly dirty, it is suggested to connect a pump to the condensate drainpipe terminal during the entire evaporator washing operation in order to facilitate the flow of cleaners and the release of the drain. Always clean all the residues in the drain pan and under the exchanger using towels or brushes. If the system has a condensate pump, the pump tank must be removed and cleaned. Assure the cleaning of a float and of a screen if present. Use only nitrogen or CO2 to drain the condensate drain line. Make sure to keep aggressive cleaners outside the pump. Fill and test pump operation before finishing.

Inspect all the cables and pipes inside the evaporator to check for rubbing marks.

Inspect and check the holding of electrical connectors, fins and terminals.

21. Reassemble the components of the unit, leaving

the WALLY still installed the way any residual water can flow out. When reassembling the units, make sure that no cables or sensors were moved or damaged and that no electrical components got wet.

Do a quick test of the indoor unit by turning on again the power and setting the control on the fan. This will ensure that there are no suspicious noises and that excess water can escape from the coil. If you are not familiar with the manufacturer's guidelines to do tests, we advise to review the technical manual to be aware of the specific recommended test procedure. Even though there are some good general testing procedures to follow, nothing can do better than the manufacturer's guidelines, especially for complex systems.

CONDENSER CLEANING 1. Before proceeding with the outdoor unit cleaning, it is advisable

to inquire the customer on the air conditioner performance, to explain how the maintenance will be done and which are the advantages for a correct and periodic cleaning.

2.

Examine the working area and protect nearby surfaces if necessary. On customer's permission, remove fragile or delicate objects from the workspace.

3. Place securely a ladder or a stool in the workspace if necessary. 4.

Turn on the system to minimum temperature and observe the temperature of the air coming out. This information helps to ensure that the system does not have substantial operational problems before starting maintenance. Warning: do not insert a temperature probe into the fan! Use an infrared thermometer.

5. Pay attention to any unusual noise from the outdoor unit. 6.

Before proceeding with the disassembly, it is recommended to inspect visually the condenser looking for: - traces of condensate leaks or related stains nearby the outdoor unit - correct inclination of the condensate drain when visible - correct routing, strapping and installation of electrical cables - correct and safe installation and assembly of the outdoor unit - suitable switch sizes and disconnectors - traces of lubricant visible above or around the condensing unit or to the valves. Such traces can indicate refrigerant gas leaks - damage on covers or grids - damage on the system fans - missing charging valve screws or caps - damaged pipe insulation - bacteria colonies and its unpleasent smell If there is any abnormality, you should better inform the customer in order to make it possible for him to ask you to examine the problem before starting the maintenance.

7.

Disconnect the electricity and check the absence of electrical current in the system. WARNING: the inverter systems contain large capacitors that can hold the electrical charge for a few minutes after the system has been disconnected from the power supply. Be very careful and thoroughly follow the manufacturer's recommendations and safety measures.

It is recommended to read the disassembly guidelines provided by the manufacturer before maintaining a new type of a system for the first time. Most manufacturers have online portals where you can find service guides and video tutorials to help you with disassembly and maintenance.

8.

Always wear appropriate PPE when cleaning and maintaining any air conditioning system (goggles and gloves). Cleaning the condenser exchanger is a very critical point in the maintenance of all air conditioning systems, as they often have very close fins that can easily get clogged. It is important to use appropriate cleaners and water at controlled pressure to avoid damaging of the exchanger and electrical components.

9.

Most systems release air from the sides and can be cleaned in the opposite direction to the air flow by removing the front or upper grill. Many technicians clean the condensers from outside to inside: this option is acceptable in those cases where it is difficult to access inside the condenser and the system is not so dirty. In fact, usually it is suggested to wash every component of the system in the opposite direction to the air flow in order to facilitate the escape of accumulated dirt. When the cleaning is done with the air jet, take care not to push the dirt deeper into the exchanger.

10.

If the control panel and motors are in the area to be cleaned, it is advisable to cover them with a plastic cover or with adhesive tape, protecting them from getting wet. If any electrical component gets accidentally wet, nitrogen or compressed air can be used to dry it completely before testing.

FINNED BATTERIES CLEANING

Here below is the most efficient cleaning method for finned batteries, according to Errecom experience:

a.

Rinse the exchanger with water, working from top to bottom and in the direction opposite to the air flow, from the inside to the outside.

b. Apply the acid cleaner on the entire exchanger from top to bottom.

Assemble all the previously dismantled components following the instructions provided by the manufacturer. 55


Leave the system running for at least 10 minutes on ventilation mode, in order to allow it to stabilize and let the exchanger dry before starting any test. The systems have specific charges that can vary basing on the length of the lines at system startup. Therefore we do not recommend connecting pressure gauges to the system during the test. In case that the connection to the refrigeration system is necessary, the best choice for testing ia a pressure gauge or a Bluetooth probe.

CHECKING the correct NCTIONING of air conditioning systems

Subsequent tests should be carried out: - Measure the fan amperage of the compressor and of the condenser at minimum temperature - Measure the voltage - Check the temperature of the condenser line - Measure the temperature of the incoming and outgoing air It is also possible to confirm the cooling capacity (quantity of BTU of heating : use two thermo-hygrographs, one at the inlet and the other at the outlet, to calculate the air temperature. Many Bluetooth probes automatically calculate the cooling capacity which can be verified in the manufacturer's manual. By comparing the manufacturer's data with the actual delivered capacity, it is possible to confirm if the system is working correctly or not. For more detailed tests, it is fundamental to take into consideration the manufacturer's recommendations.

In some cases, if the system seems to be discharged, it is recommended to check the charge several times according to the manufacturer's specifications. If it is allowed by the environmental conditions, let the system work long enough to confirm the production and the correct drainage of the condensate. Make sure there is no condensate dripping or leaking from the split. If the system is a heat pump, test both types of use (hot - cold). Make sure to clean everything inside and outside and carefully check the entire system to confirm that the system is working properly and there are no unusual noises. Make sure that all screws and caps have been placed correctly and that all tools and materials used for cleaning and maintenance have been stored. Record the basic parameters: - Measure the amperage of the compressor, dispenser and CFM - Check the voltage applied - Measure the temperature of the outlet air and delta T - Check the suction pressure and overheating at full cooling Inform the customer that the operation has been completed and explain in detail the work done. Ask the customer with which setting you should leave the device to him.
