Esh Group Overview
At Esh Group we put local communities as the heart of our activity and support them by developing the built environment and adding social value for the economies local to them. We offer a diverse range of construction services to all types of clients, including the private and public sectors. Our history began in 1971 with the creation of a partnership between Jack Lumsden and Tony Carroll resulting in Lumsden and Carroll being formed. During the mid 1990’s the business merged with Deerness Fencing and Dunelm Homes to create what has become the largest indigenous construction company operating across the North East, Yorkshire, North West and Scotland. Esh Construction was created in December 2010 following a name change by Lumsden and Carroll Construction Ltd and in 2014 Esh Group went on to acquire both Border Holdings and Border Construction Ltd. We are a commercially strong construction business with a turnover in excess of £235m and have the knowledge and skills which have been accumulated and enhanced by our varied project experience. We are very proud of our strong regional presence and reputation, which we have worked hard to earn and is refelcted by the number of clients with whom we work. We remain a financially stable, privately owned company with cash in the bank in excess of £20m. Early consultation and strong communication throughout project delivery are values central to our methods of operating and are key to stakeholder satisfaction. Yorkshire Region Overview Our Yorkshire operations are based in Swillington, Leeds and has the support of our wider Esh Construction businesses. We have over 40 years construction experience and there are over 100 staff based within the Yorkshire area, providing Esh Construction with a strong regional presence. We provide our clients with a regional approach whilst offering a proactive, open and collaborative work ethic which has enabled us to establish close working partnerships with our customers, consultants and supply chain. Esh are proud of the reputation we have, which we have worked hard to earn and are aware that project success is reliant upon clear and concise coordination of services, effective and efficient service delivered by a competent and passionate delivery team. Turnover within the Yorkshire region is £40m and having an operational office and depot in Yorkshire enables us to reduce our delivery times and offer our client a comprehensive, competitive and consistent approach. We are fully resourced to deliver effective and efficient building and civil engineering service on projects ranging from £150k to in excess of £20m. Our delivery team can demonstrate extensive experience of successfully delivering both new build and refurbishment projects across a broad spectrum of sectors including industrial, education including student accommodation, retail, commercial, leisure, public, healthcare, housing and historic building. We believe in adding value within the communities in which we work and have a dedicated Added Value Coordinator based within the Yorkshire region who supports the provision of community and added value requirements across the region.

Benfield Volkswagen, Carlisle Client: Addison Motors

The works involved the upgrade and refurbishment of the existing car showroom and associated facilities. The ground and first floor offices, IT and communications room and upper mezzanine storage spaces were remodelled to provide an improved layout. New lighting was installed to the showroom and office areas along with new heating and cooling systems. Decoration, floor tiles, suspended ceilings and reconfiguration of internal partitions completed the works. The existing workshop was extended using a structural steel frame linked to the existing framed structure to accommodate van servicing including parts store and workshop welfare facilities.
This project involved the construction of a new BMW retail showroom and a garden equipment retail unit including all car parking, soft and hard landscaping and services installations. The project also involved the integration of high-tech cladding and curtain wall glazing systems as well as extensive Mechanical and Electrical installations.

This project involved the demolition of the existing 2 storey office block with ground floor showroom and first floor offices and the construction of a new showroom and offices. The single storey workshop was refurbished, together with the provision of associated drainage, external services and paved areas. The new building works comprise walls of blockwork, Technal curtain walling with a curved Corus R40 roof. Internal finishes included plastered walls with areas of ceramic wall tiling, ceramic floor tiling and carpet to floors, suspended ceilings, sanitary installations, heating installations and electrical installations.
The scheme comprised the construction of a new extension to the existing building to form an all new motorcycle dealership. Works involved structural steelwork, wall and roof cladding, glazing, stairs, masonry and stud paritioning, lift installation, carpeting, vinyl flooring, suspended ceilings and decoration. Further works also comprised of external works and Mechanical and Electrical installations.

Temporary Showroom, Sunderland Client: Addison Motors
This showroom has space for 10 cars and 4 vans displaying the full Ford range. The development also included a new workshop with the latest diagnostic technology. There is also space for over 80 used cars on the site and the dealership is able to provide a full after sales service. The dealership also boasts a Transit Van centre and business user facilities catering for the needs of local businesses. The project was completed in several phases with earlier phases resulting in the construction of a temporary pop up show room to enable trading to continue whilst the permanent showroom was constructed.
This project provided Benfield Motors with a temporary showroom, valet bays, sales area and 10 bay workshop on the former dealership located on Newcastle Road, Sunderland. The showroom itself was constructed using cladding materials to form the external walls and an inflatable roof which provides insulation for the building. This building is fully re-useable and will be taken down once the new permanent showroom is complete. Each element can then be transported to a new site for use. A new access road and parking area for the showroom were created and can be accessed from Newcastle Road.

BMW Valet Unit and Archive, Carlisle Client: Lloyd Group
The construction of a single storey showroom with adjacent workshop facilities and mezzanine level offices together with associated drainage, external works and car parking.
A new car valet unit and archive centre was constructed to provide additional space for an existing vehicle sales company. We created 12 preparation bays, 2 wash bays, archive, employee toilet and canteen. The vehicle entrance was also re-surfaced. The building was constructed using a steel frame with insulated box profile cladding panels and blockworks wall in between the ground floor steel columns. The internal layout was created using metal stud walls.

This state of the art showroom has space for 10 cars and 4 vans displaying the full Ford range. The development also included a new workshop with the latest diagnostic technology including Class 4 and Class 7 MOT ramps. There is also space for over 80 used cars on the site and the dealership is able to provide a full after sales service. The dealership also boasts a Transit Van centre and business user facilities catering for the needs of local businesses. The project was completed in several phases with earlier phases resulting in the construction of a temporary pop up show room to enable trading to continue whilst the permanent showroom was constructed. The new access road and parking was constructed adjacent to Newcastle Road. Existing hard standing, foundations and slab were removed from the blue box area to allow for the construction. Upon completion of this we graded ground levels ready for construction. We leveled the existing ground and introduced vibro compaction piles and ring beams ready to receive the steel frame for the showroom, workshops, car wash and valet areas. Brick work was constructed to a height of 1m from lower ground. Insulated cladding and curtain walling
installed along with a structural deck roof and top deck insulated system. New suspended ceilings, tiled flooring, hanging decorative lights and floor boxes were installed in the main showroom. The floor boxes facilitated the use of digital displays. A break out area with refreshment facilities and toilets was created for visitors. A new lift provided access to the first floor which contained offices, meeting and training rooms, toilets, shower rooms with lockers, kitchen and dining area for staff. The service centre was located to the rear of the showroom and contains two MOT car lifts, 12 general service car lifts, 4 commercial vehicle lifts, a parts store, tool store and tyre store. The valet bays have space to accommodate two commercial vehicles and two cars with wet bay facilities to all. The car wash has changing area and plant room integrated into the building which is located away from the main showroom. Externally we completed the hard and soft landscaping around the new showroom, car wash and valet areas. We installed water points across the forecourt to enable the cars to be washed without moving them. The final phase saw the removal of the temporary pop up showroom which was constructed during

phases 1 to 4. We removed the internal fitting and completed the soft strip and demolition. The specialist company who erected the pop up returned to remove and dismantle the building. Key Issues and How They Were Managed We planned, managed and coordinated all of our works during the construction phase in order to ensure that risks were properly controlled. We worked closely with all of our subcontractors to identify hazards and assessed the risks, including risks created for others. Site inductions were completed by every staff member including visitors and regular safety meetings held to discuss health and safety performance and potential risks associated with upcoming activities. Risk assessments and method statements were updated as and when required as conditions and works changed. Formal internal site safety inspections were carried out and inspections conducted on an unannounced basis by our in house safety advisors. They are used to verify compliance with legislation and our own management procedures. There were a number of sustainable technologies incorporated into the design of the building. Solar panels were installed on the roof to contribute towards the electricity supply and reducing the
cost of electricity from external suppliers. Rain water harvesting was installed to the roof of the building and will be used to flush the toilets within the building. Roof windows bring natural light into the first floor office areas, meeting rooms, valet bay and car wash reducing reliance on artificial lighting. LED lighting was chosen for the car park and showroom to reduce energy use and the increased life cycle and reduced maintenance requirement. A water recycling system installed to the car wash filters the water and removes the chemicals enabling the water to be reused for washing other cars. There were several customer variations to the design and we were awarded the additional works. External fencing and gates were installed to the valet areas along with additional floor boxes within the showroom to improve advertising flexibility and the substation was designed to comply with the requirements of the Northern Powergrid. Successful Outcomes The project was registered with the Considerate Constructors Scheme and scored 32 out of 50. This score is seven points higher than the compliance score set by the Considerate Constructors Scheme.
Temporary Showroom, Sunderland
ÂŁ990,000 Client: Benfield Motors
This project provided Benfield Motors with a temporary showroom, valet bays, sales area and 10 bay workshop on the former Peugeot dealership located on Newcastle Road, Sunderland and was completed within the 9 week programme specified by the client. Prior to works commencing on the showroom site we completed the clearance of the Japanese Knotweed which was identified on the site and diverted the existing sewer and water main. The existing ground floor slab was crushed and reused, helping us to reduce the need for quarried material and deliveries to site. The proprietary showroom itself was constructed using cladding materials to form the external walls and an inflatable roof which provides insulation for the building. This building is fully re-useable and will be taken down once the new permanent showroom is complete. Each element can then be transported to a new site for use. A new access road and parking area for the showroom were created and can be accessed from Newcastle Road. Key Issues and How They Were Managed The extremely tight timescale meant that from starting out as brownfield site to opening a
dealership was only 9 weeks, working with our temporary building supplier and managing the civil engineering element of the project, we broke ground, diverted a major sewer and water main, erected a temporary building and then carried out a bespoke fit out. All of this was completed within the agreed duration and the dealership opened as planned. The roof is constructed of extremely strong, weather proof material and was inflated once the external panels were erected making the showroom completely weather proof. Working at height was required on this scheme so a toolbox talk was held for all employees and subcontractors and discussed the procedures in place and the methods of work. We were aware of the high levels of traffic around the site on Newcastle Road so our deliveries used the entrance on Lochmaben Terrace. This kept our construction traffic segregated from the public and traffic on Newcastle Road and reduced the risk of traffic congestion and disruption. The Japanese Knotweed which was identified prior to our works beginning on site was removed and it was decided that the most effective option was to place all of the knotweed in a root barrier membrane envelope. This was then sealed and covered with 2 metres of clean earth.
Temporary Showroom, Sunderland

Successful Outcomes We were involved from the very beginning with the design of the building and offered alternative solutions which resulted in substantial cost savings for the client. We worked closely with all parties involved in the project to ensure that the programme duration was achieved and the project handed over on time. Regular meetings were held with subcontractors, the Client, architect and CDM Coordinator to discuss progress and address any high risk elements which had the potential to delay the project. “The project encompassed three interlinked projects to enable the Benfield Motor Group to deliver an operational ‘Pop-up’ dealership for Ford UK at Newcastle Road, Sunderland on the day of the demise of the incumbent dealer, with a minimal (almost non-existent) lead in, prior to the construction of the main dealership. It was clear that Esh had carried out far more research into the site, its issues and most importantly the client’s requirements than any other contractor. This professionalism and ability to react within a very short timeframe greatly impressed the Client. Esh established effective communications with our
design team from the outset and this continued through the project. They were supportive at all stages of delivery, providing options and solutions whenever frequent challenges were met both in terms of construction but most importantly in assisting the client group establish the new operational base – they became part of the Benfield Motor Group delivery team. The regular meetings they attended, and selection of staff with the authority to make decisions played a major part in delivery of the client brief within the shortest possible time. Planning was effectively managed with overall and short term programmes and procurement items were clearly identified to allow our designers and client to prioritize and plan resource effectively. All three key projects were delivered to time with a quality of build which surpassed not only the client’s expectations, but that of Ford UK.
