Esh Group Overview

At Esh Group we put local communities as the heart of our activity and support them by developing the built environment and adding social value for the economies local to them. We offer a diverse range of construction services to all types of clients, including the private and public sectors. Our history began in 1971 with the creation of a partnership between Jack Lumsden and Tony Carroll resulting in Lumsden and Carroll being formed. During the mid 1990’s the business merged with Deerness Fencing and Dunelm Homes to create what has become the largest indigenous construction company operating across the North East, Yorkshire, North West and Scotland. Esh Construction was created in December 2010 following a name change by Lumsden and Carroll Construction Ltd and in 2014 Esh Group went on to acquire both Border Holdings and Border Construction Ltd. We are a commercially strong construction business with a turnover in excess of £235m and have the knowledge and skills which have been accumulated and enhanced by our varied project experience. We are very proud of our strong regional presence and reputation, which we have worked hard to earn and is refelcted by the number of clients with whom we work. We remain a financially stable, privately owned company with cash in the bank in excess of £20m. Early consultation and strong communication throughout project delivery are values central to our methods of operating and are key to stakeholder satisfaction. Yorkshire Region Overview Our Yorkshire operations are based in Swillington, Leeds and has the support of our wider Esh Construction businesses. We have over 40 years construction experience and there are over 100 staff based within the Yorkshire area, providing Esh Construction with a strong regional presence. We provide our clients with a regional approach whilst offering a proactive, open and collaborative work ethic which has enabled us to establish close working partnerships with our customers, consultants and supply chain. Esh are proud of the reputation we have, which we have worked hard to earn and are aware that project success is reliant upon clear and concise coordination of services, effective and efficient service delivered by a competent and passionate delivery team. Turnover within the Yorkshire region is £40m and having an operational office and depot in Yorkshire enables us to reduce our delivery times and offer our client a comprehensive, competitive and consistent approach. We are fully resourced to deliver effective and efficient building and civil engineering service on projects ranging from £150k to in excess of £20m. Our delivery team can demonstrate extensive experience of successfully delivering both new build and refurbishment projects across a broad spectrum of sectors including industrial, education including student accommodation, retail, commercial, leisure, public, healthcare, housing and historic building. We believe in adding value within the communities in which we work and have a dedicated Added Value Coordinator based within the Yorkshire region who supports the provision of community and added value requirements across the region.

New Health Centre, Lauder Client: Morrison Construction/ South East Hub

Mastin Moor Care Centre, Chesterfield Client: Turning Point Building Futures

The new health centre has a two storey and a single storey element wrapping around three sides. Internally the centre is zoned into staff areas, patient areas and public spaces. The double height waiting space brings natural light into the middle of the building. The administrative areas have been positioned so they can view the entrance, waiting area and corridors. The medical and consulting spaces are on the south of the building due to their requirement for natural daylight, while the service spaces are on the west, where due to the proximity of the boundary the openings in the external wall were limited.

Mastin moor is a secure facility for the rehabilitation of people with complex mental health needs, personality disorders or learning disabilities. The scheme provides for 2 separate adjoining blocks for female and male patients, utilising the natural slope of the site to define the areas. The two blocks provide a 14 bed female facility and 14 bed male facility with independent living quarters. The construction comprised of extensive excavations with retaining walls allows for the change in levels. The externals are mix of

MRI Suite, Livingston Client: NHS Lothian

Grindon Mews Centre, Sunderland Client: Sunderland City Council

This project comprised of the construction of a new specialised single storey building located within an existing courtyard in the centre of the existing St. Johns Hospital. The site was bounded on all four sides by the occupied Hospital building which was still operational while the works were undertaken. The new unit was to be connected into the existing x-ray department via a new entrance. Once the MRI suite was completed, general repair and refurbishment works were carried out in the existing x-ray department.

Grindon Mews is a purpose built facility developed to deliver outcome focused specialist social care. It provides support to up to 28 Adults aged 18 to 65 years with profound and multiple learning disabilities and up to 15 Adults with high dependency physical needs. The centre provides social and emotional support and offers life skills development, health and wellbeing advice, personal care, occupational, speech and language therapy and physiotherapy. A example home environment was created to enable users to learn vital life skills and get used to new equipment such as height adjusting sicks and taps.

Pelton Primary Care Centre, Chester le Street Client: Prime Public Partnerships Ltd

Burn Unit and Labour Suite, Livingston Client: NHS Lothian

The site was formerly the Village Primary School, which was demolished and relocated to adjacent land. This BREEAM Very Good Primary Care Centre provides new doctors surgeries, office space and accommodation for the Primary Care Trust (PCT). A separate Pharmacy and a replacement community Library for Durham City Council is also contained within the new building. The site contained previous mine workings so we used a bore and grout technique to stabilise the ground and raft foundations were created above. The building comprises of a brick, block and steel construction with a tiled roof.

This project comprised the refurbishment and reconfiguration of an existing ward to form a fully equipped and serviced specialist Burns Unit and the refurbishment, reconfiguration and upgrading of the existing Labour Ward. The works were let under one contract and involved the delivery and management of extensive multi trade and specialist construction operations. These included the isolation and removal of existing services, the installation of new services including medical gases and other specialist equipment, the creation of new layout including new patient, staff, treatment and ancillary accommodation.

Health Centre, Jedburgh Client: NHS Border

Sunderland Royal Hospital ICCU Client: City Hospitals Sunderland NHS Trust

The project comprised the refurbishment of and a new build extension. The extension was traditionally constructed with a render finish complimented by feature ashlar stonework, rainscreen cladding and structural glass canopy. The refurbishment works included alterations and remodelling of the existing layouts together with upgrading of mechanical and electrical systems and new finishes throughout. The Health Centre provides treatment rooms, offices, patient reception areas and ancillary accommodation.

We carried out the enabling works to prepare for the erection of in excess of 110 modular units. We also acted as principal contractor for the whole works including the coordination and management of the modular installations. The enabling works comprised the demolition of the existing buildings and also included the partial demolition of structures and M&E installation at 5th floor level. The catering facility was reduced in size to accommodate the new facility and new openings formed in over twenty locations to allow access between the new building and the existing hospital.

OUR EXPERIENCE

Kirkstall Health Centre, Leeds Client: Leeds Primary Care Trust The project consisted of a total refurbishment to the lower ground floor for a change of use and the refurbishment out of hours of the existing medical centre and treatment rooms. The upper ground floor was an existing medical centre that was fully operational throughout the project so out of hour working was

programmed within the scheme to refurbish the whole floor in individual areas, installing new reception counters and security shutters, full new M & E installation, decorations, floor coverings and ceilings. The existing boiler and heating system which servied the building was also replaced.

Tennant Street Medical Practice, Stockton Client: Tennant Street Medical Pactice The works involved the demolition of the existing single storey Link Health Centre, the provision of a new two storey extension and the internal alteration and refurbishment of the existing medical practice. operate for many years, accommodating the changing needs of the practice. The extension has provided space for an on site pharmacy along with new larger consultation rooms. The waiting rooms and reception have been reconfigured to provide an improved layout and have been decorated and new flooring laid.

Sunderland Royal Hospital Car Park Client: City Hospitals Sunderland NHS Foundation Trust The programme involved service diversion works on an existing open car park to enable a proposed multi storey to be built. The existing car park generally consisted of tarmac overlying 200mm of stone and clay. A new ducting system and duct boxes were installed outside of the building line of the proposed multi

storey car park. This then allowed us to divert existing services from within the open car park to allow access for future service works. We also installed a new water main and several fire hydrants. We arranged with the hospital to complete the works in phases as this allowed the area to remain live. area.

Nuffield Hospital Refurbishment, Newcastle Client: Nuffield Hospital Internal works comprised complete strip out of all joinery, finishes and M&E services. Spaces were re-configured, new M&E services including medical gases installed and new joinery and finishes installed. New windows were installed to external elevations, a new entrance and reception area created which required construction of a temporary reception area. and resurface the external roads, pavements and car parking areas were carried out. Works included hard and soft landscaping, surfacing, signage and road lining.


Health Centre, Jedburgh

£1,686,000 Client: City Hospitals Sunderland NHS Trust

The refurbishment and extension was completed to this existing town centre medical practice and comprised a single storey extension with timber frame with slate and stone exterior. The project comprised the refurbishment of and a new build extension to an existing Primary Care Health Centre. The project incorporated sectional completion to enable the maximum ongoing operation of the medical practice throughout the construction phase. Delivery of the works required careful and ongoing communication and liaison with staff and customers to minimise disruption and maintain maximum safety. The new build extension was traditionally constructed with render finish complimented by feature ashlar stonework, rainscreen cladding and structural glass canopy. The refurbishment included alterations and remodelling of the existing layouts together with upgrading of mechanical and electrical systems and new finishes throughout. The extended and upgraded facility provides approximately 950m² of treatment rooms, offices, patient reception areas and ancillary accommodation. The works included both the removal of and containment of areas of asbestos by our own operatives and specialist sub contractors.

Key Issues and How They Were Managed The medical practice remained operational throughout and to facilitate this, weekly meetings were held with the practice management and contact maintained with the immediate neighbours. Our progress details were reported regularly on a notice board located within the medical centre accessible to all parties. The site was very restricted with road frontage on two sides and adjacent to an office building. Pedestrian access maintained throughout the project with barriers and fencing creating dedicated access and egress routes. Site parking was limited to the unloading of deliveries only to prevent disruption to the practice, road users and the adjacent office. As relic foundations were identified on the site an archaeologist was involved with the “watching brief” and the foundation protected throughout our works. Temporary partitions were used to separate the working areas from the operational public areas. The partitions were solid to reduce the noise and dust within the operational areas. Partial handovers took place as works progressed and we provided assistance with the moves. As entrances were changed throughout the project to ensure access and emergency access at all times we constructed a temporary step and disabled ramp for staff and medical practice users.


Health Centre, Jedburgh

Contract Duration: 50 weeks Form of Contract: SBCC with Quantities

Noisy activities were restricted during practice opening hours wherever possible and dust extraction used to prevent dust within the operational areas. A separate cutting area within the compound was established to restrict the spread of dust further. Successful Outcomes Partial on site segregation was carried out with relation to waste and all waste was recycled by specialists. Recycled materials were used on site for the sub base and site energy was taken through a metered supply and wastage avoided by switching off lights, machinery, heaters and closing the doors to retain the heat. The majority of the labour and subcontractors on site were local to the site including the local timber supplier. This reduced the carbon footprint of the project whilst aiding the local economy. The timber supplier was also chosen as all timber was sourced from FSC certified suppliers. Regular visits from the Company safety officer took place to ensure all correct procedures were in place and the site was compliant with legislation. Segregated access to the site was established through the erection of fencing and clear signage to prevent unauthorised access. The working areas and all stored materials were secured by heras fencing which was locked overnight and the signing in and out of the compound was strictly adhered to with all visitors being escorted around

the site. A site specific induction covered all aspects of behavior and the special needs of working within occupied premises and was compulsory for all staff, subcontractors and visitors to the site. Training opportunities were provided including a work placement for one student from a local school and four apprentices who were employed continuously on this project.
