Esh Group Overview
At Esh Group we put local communities as the heart of our activity and support them by developing the built environment and adding social value for the economies local to them. We offer a diverse range of construction services to all types of clients, including the private and public sectors. Our history began in 1971 with the creation of a partnership between Jack Lumsden and Tony Carroll resulting in Lumsden and Carroll being formed. During the mid 1990’s the business merged with Deerness Fencing and Dunelm Homes to create what has become the largest indigenous construction company operating across the North East, Yorkshire, North West and Scotland. Esh Construction was created in December 2010 following a name change by Lumsden and Carroll Construction Ltd and in 2014 Esh Group went on to acquire both Border Holdings and Border Construction Ltd. We are a commercially strong construction business with a turnover in excess of £235m and have the knowledge and skills which have been accumulated and enhanced by our varied project experience. We are very proud of our strong regional presence and reputation, which we have worked hard to earn and is refelcted by the number of clients with whom we work. We remain a financially stable, privately owned company with cash in the bank in excess of £20m. Early consultation and strong communication throughout project delivery are values central to our methods of operating and are key to stakeholder satisfaction. Yorkshire Region Overview Our Yorkshire operations are based in Swillington, Leeds and has the support of our wider Esh Construction businesses. We have over 40 years construction experience and there are over 100 staff based within the Yorkshire area, providing Esh Construction with a strong regional presence. We provide our clients with a regional approach whilst offering a proactive, open and collaborative work ethic which has enabled us to establish close working partnerships with our customers, consultants and supply chain. Esh are proud of the reputation we have, which we have worked hard to earn and are aware that project success is reliant upon clear and concise coordination of services, effective and efficient service delivered by a competent and passionate delivery team. Turnover within the Yorkshire region is £40m and having an operational office and depot in Yorkshire enables us to reduce our delivery times and offer our client a comprehensive, competitive and consistent approach. We are fully resourced to deliver effective and efficient building and civil engineering service on projects ranging from £150k to in excess of £20m. Our delivery team can demonstrate extensive experience of successfully delivering both new build and refurbishment projects across a broad spectrum of sectors including industrial, education including student accommodation, retail, commercial, leisure, public, healthcare, housing and historic building. We believe in adding value within the communities in which we work and have a dedicated Added Value Coordinator based within the Yorkshire region who supports the provision of community and added value requirements across the region.

Northshore Innovation Centre, Stockton Client: Stockton on Tees Borough Council
Boho 5, Middlesbrough Client: Middlesbrough Borough Council
The project comprised of the clearance of the brownfield sites and the construction of a three storey, 36,000sq ft steel framed building. Internally the building comprises of individual cellular areas, housing meeting rooms, offices and conference suits and associated reception area with all floors being colour coordinated in accordance with the clients requirements. External works comprised of undertaking the necessary widening of the entrance road to accommodate the newly constructed roundabout to the entrance of the newly constructed car park, delivery area and car charging points.
Boho 5 is a high quality and innovative office building with a range of services and business support for new and small businesses. The site was previously used as part of the railway to Middlesbrough Dock. Boho 5 is designed to provide small and flexible incubation space for start up businesses. The framed building sits on top of driven pile and reinforced concrete foundations. Cladding was fitted to the externals of the building and the internals comprise of composite floors, precast concrete and metal stairs, metal stud and plasterboard interval walls.

Tritech International Ltd, Ulverston Client: Tritech International Limited
Thirteen required a modern and user friendly office accommodation. The structure consists of a structural steel frame, in situ reinforced concrete floor slabs on permanent metal formwork and pre-cast concrete fire escape stairs. The Structural Framing System (SFS) provides cladding support to the external wall elevations and the feature windows. Externally the façade materials consist of aluminium curtain walling, Zinc rain screen cladding and facing bricks to the ground floor. Brise Soleil fitter to the externals of the building comprises vertical zinc perforated solar shading.
Tritech required a purpose built facility to accommodate their design and productions operations. The manufacturing and storage building was constructed using a steel portal frame with insulated steel cladding, incorporating larch timber cladding to the front elevations and offices. Adjacent to the main building are waste storage for recycling and a boat store for Tritech’s offshore activities. All of the buildings were constructed on piled foundations due to the ground conditions and the nature of the building required. The internal layout and M&E has been designed to allow flexibility and change.

OFFICE REFURBISHMENT
Gilkes Offices and Factory, Kendal Client: Gilbert Gilkes and Gordon Ltd
Craven House, Cumbria Client: Cumbria County Council
Works to the existing office included demolition and alterations to the ground floor to create a new entrance lobby with feature staircase, reception, lift, toilet facilities, new wall, floor and ceiling finishes including exposing the existing stone walls. Glazed screens and doors were installed to the existing factory. New mechanical and electrical installations were installed across the ground floor, first floor and linked to the new extension. The first floor required alteration works to install a new light weight steel and timber floor to create a bistro area, a general office, toilet facilities and executive suite.
Refurbishment was completed to the 4th floor of the existing Craven House and included the demolition of the existing layout and the construction of a new revised layout including the mechanical and electrical installation. New ceilings, flooring, decoration, toilets and a new contractors designed roof covering completed the project. The refurbishment works were carried out in preparation for the move to provide the council with modern office accommodation. The remaining floors of the building remained occupied and operational throughout the duration of our works.

Newburn Warehouse, Newcastle Client: Your Homes Newcastle
The Lateral, Leeds Client: Environment Agency
The internal office extension comprised of a steel frame with metal deck floors and block work walls. New windows were fitted to coincide with the newly designed 2 storey layout of the building. Plaster board walls and glazed partitions created the internal layout of the office and new lighting, flooring, suspended ceilings and decoration completed the works. The fit out of the office space included the creation of individual offices, open plan office space, meeting rooms, storage areas, canteen and toilets. The extension was linked into the existing drainage to cater for the new toilets and canteen facility.
Refurbishment took place to BCO CAT B standard and works included the removal of doors and glazed screens, carpets, ceilings and tea-point areas. We formed a new entrance through from the main building reception, including the formation of doorways. New floor finishes were completed with full M&E installation works including new lighting, power, cooling to communications rooms and adjustments to existing fire, security and heating/cooling installations. We created tea-points which included the installation of fixed furniture and of bespoke joinery items to resource and breakout areas.

OUR EXPERIENCE
Tempus House, 2200 Thorpe Park, Leeds Client: LPA Receivers The works at this existing office comprised the demolition and removal of the existing partitioning, suspended ceilings, raised access floors, M&E installations and all floor coverings and decoration. The new layout required amendments to the electrical lighting and floor box layout and the existing toilets replaced. Externally we carried
our repairs to the existing Brise Soleil, constructed a new canopy to the main entrance and applied coloured render to the front of the building. The works were designed to improve the internal standard and bring the office back to its original open plan layout.

Teesdale House, Darlington Client: Environment Agency The works consisted of the refurbishment of an existing office and workshop to form additional office and upgraded facilities. We constructed 6 new archive and storerooms inside the existing warehouse. Masonry walls and timber deck were installed on the upper floor to accommodate storage rooms. Externally a new car

park was formed. As part of works we refurbished existing offices and toilets. The works consisted of the full strip out and replacement of all fixtures and fittings. We converted the existing storerooms into new office spaces and all mechanical and electrical associated work was completed.
OFFICE REFURBISHMENT
Nikken, Rotherham Client: Nikken Europe Ltd This new 2,200m2 facility represents phase 1 of an eight year vision. The facility is bounded by other lucrative manufacturing facilities such as Rolls Royce, Boeing, and AMRC. It was constructed using strip footing and concrete pad foundations with a subsequent ground baring reinforced concrete slab.
The building was created using a cold rolled steel portal frame with composite roofing and external wall cladding with associated curtain walling incorporating a curved glazed façade to the entrance of the building.

The Tetley, Leeds Client: Carlsberg UK Ltd and Project Space Leeds The Tetley Headquarters built in 1931 became an iconic landmark on the outskirts of the city centre. Brewing ceased in 2011 and the works included the removal of the existing floor-plate at 1st and 2nd floor to create an internal atrium space. Refurbishment of the ground floor was completed to create a bar/cafe and a large gallery

space. The main gallery space was created on the 1st floor along with education rooms on 2nd floor and incubator offices and artist workshops on 3rd floor. The building required electrical and data upgrades throughout and the installation of a new fire alarm system.
Thirteen Group Headquarters, Stockton
£5,500,000 Client: Muse Developments
This 3 storey, 43,000 sq ft building is located adjacent the Infinity Bridge and accommodates up to 436 employees. An additional car park on Dugdale Street was also constructed as part of the project. The facility forms part of the £100m Northshore Riverside Regeneration Scheme. Thirteen required modern and user friendly office accommodation which allowed flexibility of use and capable of subdivision to enable use by various occupiers. The office comprises two, three storey wings either side of a central atrium (comprising main building entrance and associated ancillary accommodation) and has a net internal area of 3,282m². The structure consists of a structural steel frame with in situ reinforced concrete floor slabs on permanent metal formwork and precast concrete fire escape stairs. The Structural Framing System (SFS) provides cladding support to the external wall elevations and the feature windows. Externally the façade materials consist of aluminium curtain walling, Zinc rain screen cladding and facing bricks to the ground floor. The roof was constructed using structural decking insulation with single ply membrane. Brise Soleil fitter to the externals of the building comprises vertical zinc perforated solar shading. All materials have been chosen for their low maintenance requirement.
Metal insulated stud partitions create the desired layout and allow future alterations. Each floor also contains toilets and shower rooms including disabled facilities, locker rooms, meeting rooms, lifts, two fire escape staircases and main staircase. Each floor is raised with rectilinear floor plates as far as practicable and generally includes consistent structural bay dimensions. The atrium houses the main entrance and reception along with space for a café and break out area. Hard wearing, anti slip ceramic floor tiles were used within the atrium. There are is also a feature staircase, toilets, shower rooms and kitchen areas. Carpet tiles have been laid within the office areas and fire escape stairs. The external areas including landscaping have been designed to fully integrate with the wider Northshore development. The onsite car park can accommodate up to 35 cars and includes 6 disabled bays and the offsite plot has 79 spaces. External lighting has been installed to the car parking areas, riverside courtyard, riverside steps, cycle store and refuse store areas. The cycle store and refuse lighting is controlled by a weather proof time delay switch.

Key Issues and How They Were Managed
Successful Outcomes
We planned, managed and coordinated all of our works during the construction phase in order to ensure that risks were properly controlled. We worked closely with all of our subcontractors to identify hazards and assessed the risks, including risks created for others. Site inductions were completed by every staff member including visitors and regular safety meetings were held to discuss health and safety performance and potential risks associated with upcoming activities. Risk assessments and method statements were updated as and when required as conditions and works changed. Formal internal site safety inspections were carried out and inspections conducted on an unannounced basis by our in house safety advisors. They are used to verify compliance with legislation and our own management procedures.
A rainwater collection system has been installed and allows rainwater to be collected at roof level and from the second floor external balcony. The rainwater is collected and drains into the underground attenuation tank and is reused within the building to flush the toilets. Air source heat pumps have been installed on the roof of the building and contribute towards heating the building and help to reduce the electricity usage of the building. We used ecocabins on site as they are highly insulated and connect to mains electricity and water sources and reduce the requirement for diesel generators and imported water.
The roof was originally to be constructed using concrete insulation and membrane however we recommended the use of structural decking, insulation and single ply membrane which resulted in a cost saving for our client. An alternative supplier for the lifts was also adopted and resulted in further cost savings.
Lighting throughout the building is controlled by an intelligent control system consisting of lighting control modules, motion sensors, day light and occupancy sensors. All internal lighting within the vicinity of the external façade are daylight linked. High quality decorative lighting has been installed within the atrium and café area and incorporate daylight dimming to maximise energy savings. We are proactive in ‘Adding Value’ to our commercial operations by supporting communities in which we work. We believe business involvement in schools plays a vital role and we have joined with Trinity School and Ormesby School to provide over 2000 learner hours for 340 Year 10 students.
Craven House, Cumbria
ÂŁ1,300,000 Client: Cumbria County Council
Refurbishment was completed to the 4th floor of the existing Craven House and included the demolition of the existing layout and the construction of a new revised layout including the mechanical and electrical installation. New ceilings, flooring, decoration, toilets and a new contractors designed roof covering completed the project. Cumbria County Council was relocating some of their activities to the 4th floor of Craven House. The refurbishment works were carried out in preparation for the move to provide the council with modern office accommodation. The remaining floors of the building remained occupied and operational throughout the duration of our works. The existing internal layout to the 4th floor was demolished and removed and a new revised layout created using metal stud partitions to provide open plan office space, meeting rooms, conference room, reception area, secure interview room, kitchen and break out area, toilets and shower facilities. Mechanical and electrical installation, new flooring, suspended ceilings and decoration completed the refurbishment works. Access to the lifts and stairs was restricted to the building users, site staff, subcontract staff and visitors. All debris was transported from the 4th floor via a timber boarded rubbish chute
with a skip located underneath. Materials were lifted and lowered by means of a hoist which was accessed through the removal of a window and the construction of a ramp to a timber platform. This platform facilitated the removal of debris and unloading of materials. We were originally given permission to use the lift by Barrow County Council to transport our materials but opted for the hoist to reduce the risk of damage to the building and the materials being transported. It had also been identified that the original roofing membrane had failed and water was penetrating the building. As part of our roof design we omitted the need to remove the existing roof construction by sealing areas and renewing areas of poor construction. This method alleviated further problems due to water ingress during the fit out on the floor below. This also provided the client with a substantial cost saving. Access to the roof was via a scissor lift to the rear of the building and was located within our site compound. Key Issues and How They Were Managed To prevent unauthorised use of the scissor lift and unsafe use of the debris chute we ensured they were located within our site compound. Solid hoarding was erected around the perimeter to prevent access by unauthorised persons but also

assisted with the containment of dust. Parking facilities were provided within our compound for our staff, subcontractors and visitors, leaving the surrounding area clear of our traffic and minimising the impact upon the other building users. The occupied floors and the confined working environment meant Health and Safety had to be thoroughly planned, managed and coordinated during the construction phase in order to ensure that risks were properly controlled particularly with regard to completing the roof works. We worked closely with all of our subcontractors to identify hazards and assessed the risks, including risks created for others. A period of strong wind halted the construction of the new roof as the risks were assessed and this deemed the safest option. However once winds subsided works recommenced and the project handed over within the agreed programme period. They are used to verify compliance with legislation and our own management procedures.
Successful Outcomes An extension of time was granted by the Client as a result of changes to the original design. This new programme deadline was achieved and the project handed over to the Client for the delivery of their furniture. Air source heat pumps were fitted to the roof of the building to absorb heat from the outside air which contributes towards heating the building. Air source heat pumps help to reduce the cost of fuel bills and require minimum maintenance. We held regular meetings with the building owners (Barrow County Council) and the other businesses occupying building to discuss access to the roof, deliveries, noise, upcoming activities, progress and any issues raised. This proved to be highly successful as the project was delivered without issue and on programme.
The Lateral, Leeds

The relocation of 600 members of Environment Agency staff was undertaken to release three of their existing buildings. Works involved the remodeling of the 4000m2 Lateral Building in City Walk, Leeds. This building was refurbished for immediate occupation by the Environment Agency. Refurbishment took place to BCO CAT B standard and works included the removal of doors and glazed screens, carpets, ceilings and tea-point areas. We formed a new entrance through from the main building reception, including the formation of doorways. New floor finishes were completed with full M&E installation works including new lighting, power, cooling to communications rooms and adjustments to existing fire, security and heating/cooling installations. We created tea-points which included the installation of fixed furniture and of bespoke joinery items to resource and breakout areas. Furniture included storage items and a reception desk. Works within the basement included the provision of standby generator and storage cages. Key Issues and How They Were Managed Health and Safety was paramount throughout duration of the works as the site was occupied.
We undertook risk assessments associated with working in an occupied building and worked with the Client to produce a Public Segregation Method Statement which involved segregating the works using solid hoarding where possible. This also helped to mitigate noise and dust. Appropriate signage was displayed throughout the building, advising all building users of the works and a point of contact for any queries. A traffic management plan was implemented to take into account deliveries to the site in a busy city centre, along with a site waste management plan. Successful Outcomes The project had a very tight programme due to planned events within the building and we delivered the project on time.

“Esh Construction are a frame work contractor for the Environment Agency mainly used for the maintenance, repair and construction of our flood defenses. However within the group Esh Build have the experience and skills to carry out office refurbishments. With the estimated value of the Leeds project being over 1 million pounds, we decided to advertise the works on a government portal. Esh Build won the work. The project had a very tight programme due to property events and the need to comply with recently introduced government property controls. Esh Build was able to deliver to each phased programme date. The work is to a high standard that the end building users are pleased with. The work in Lateral was within an open and operational office and this presented one of the largest challenges of this project. Esh Build worked well with the other building users keeping disruption to an absolute minimum. We had no health and safety reportable incidents at Lateral. It may also be worth saying that the HSE are our neighbours and Esh were working on floors below and above the HSE.
