Esh Group Overview

At Esh Group we put local communities as the heart of our activity and support them by developing the built environment and adding social value for the economies local to them. We offer a diverse range of construction services to all types of clients, including the private and public sectors. Our history began in 1971 with the creation of a partnership between Jack Lumsden and Tony Carroll resulting in Lumsden and Carroll being formed. During the mid 1990’s the business merged with Deerness Fencing and Dunelm Homes to create what has become the largest indigenous construction company operating across the North East, Yorkshire, North West and Scotland. Esh Construction was created in December 2010 following a name change by Lumsden and Carroll Construction Ltd and in 2014 Esh Group went on to acquire both Border Holdings and Border Construction Ltd. We are a commercially strong construction business with a turnover in excess of £235m and have the knowledge and skills which have been accumulated and enhanced by our varied project experience. We are very proud of our strong regional presence and reputation, which we have worked hard to earn and is refelcted by the number of clients with whom we work. We remain a financially stable, privately owned company with cash in the bank in excess of £20m. Early consultation and strong communication throughout project delivery are values central to our methods of operating and are key to stakeholder satisfaction. Yorkshire Region Overview Our Yorkshire operations are based in Swillington, Leeds and has the support of our wider Esh Construction businesses. We have over 40 years construction experience and there are over 100 staff based within the Yorkshire area, providing Esh Construction with a strong regional presence. We provide our clients with a regional approach whilst offering a proactive, open and collaborative work ethic which has enabled us to establish close working partnerships with our customers, consultants and supply chain. Esh are proud of the reputation we have, which we have worked hard to earn and are aware that project success is reliant upon clear and concise coordination of services, effective and efficient service delivered by a competent and passionate delivery team. Turnover within the Yorkshire region is £40m and having an operational office and depot in Yorkshire enables us to reduce our delivery times and offer our client a comprehensive, competitive and consistent approach. We are fully resourced to deliver effective and efficient building and civil engineering service on projects ranging from £150k to in excess of £20m. Our delivery team can demonstrate extensive experience of successfully delivering both new build and refurbishment projects across a broad spectrum of sectors including industrial, education including student accommodation, retail, commercial, leisure, public, healthcare, housing and historic building. We believe in adding value within the communities in which we work and have a dedicated Added Value Coordinator based within the Yorkshire region who supports the provision of community and added value requirements across the region.

OUR EXPERIENCE

Quorum Retail Park, Longbenton Client: Hotspur Land Ltd

Costa Coffee, County Durham Client: Salford Estates No. 2

The scheme comprised the design and construction of a retail parade and all associated external works including lighting, services and ancillary works. The buildings were constructed using a steel frame with curtain walling and rendered masonry or rain screen cladding. A ‘Sarnafil’ single membrane roof was chosen due to its versatility. In addition a new car park was created for the retail complex and serves all units. The paved walkways tactile paving, bollards an landscaping matched the existing business park design. We also created a new bus stop and lay by as the business park has its own bus service.

A new retail unit was constructed to house Costa Coffee within the live Castle Dene Shopping Centre, Peterlee with adjacent premises and mall space open at all times. Piled foundations and cast insitu concrete formed the foundations of the unit. The frame was constructed using steel and an internal power floated RC ground slab. Insulated panel walls were erected and new windows and doors installed. The choice of glazing creates a contemporary design. The internal layout to the restaurant was completed to the client’s design specification including installation of electrical services and all decoration and finishes. brickwork, cladding and timber with secure by design windows.

Benfield Ford, Sunderland Client: Addison Motors

KFC Drive Thru Restaurant, Various Locations Client: KFC (GB) Ltd

This car showroom has space for 10 cars and 4 vans and included a new workshop including Class 4 and Class 7 MOT ramps. Vibro compaction piles and ring beams were used along with a steel frame for the showroom, workshops, car wash and valet areas. Insulated cladding and curtain walling was installed along with a structural deck roof and top deck insulated system. New suspended ceilings, tiled flooring, hanging decorative lights and floor boxes were installed in the showroom. A break out area with refreshment facilities and toilets was created for visitors. The first floor contains offices, meeting/training rooms, toilets, shower rooms with lockers, kitchen and dining area for staff.

New Drive Thru Restaurants have been constructed in various locations across the UK. Each unit comprises concrete foundations with a steels frame, full service installation including Mechanical and Electrical installations. We completed the structures with brick work, insulated panel walls and external cladding and curtain walling, a single ply membrane roof, new ducting and drainage. Once completed a fit out took place including all decoration and finishes. We created staff areas, kitchen, fixed and loose seating, toilets and a serving area complete with counter and display units.

RETAIL

Tennants Auctioneers, Leyburn Client: Tennants Auctioneers

Benfield Volkswagen, Carlisle Client: Addison Motors

The auction rooms extension included function suites, visitor viewing areas, restaurant and private sales. The project involved the construction of a two storey extension and single storey wrap around extension. The steel frame, composite concrete floors and roof sits on top of strip footing foundations. The external walls comprise stone cavity construction and blockwork walls and three types of roofing have been used. Traditional slate was used on the front pitched roof to match the existing. The internal layout comprises dry lined partitions and internal fixtures are of high standard.

The upgrade and refurbishment of an existing car showroom. The ground and first floor offices, IT, communications room and upper mezzanine storage spaces were remodelled to provide an improved layout. New lighting was installed throughout the main showroom and office areas along with heating and cooling systems. Decoration, floor tiles, suspended ceilings and reconfiguration of internal partitions completed the works. The existing workshop was extended through using a structural steel frame linked to the existing structure to accommodate van servicing, parts store and welfare facilities.

Aldi and KFC, Salford Client: Praxis Real Estate Management

Silverlink Retail Units, North Tyneside Client: Nortrust Nominees Ltd

The project involved the construction of two new build shells at Salford Shopping Centre. Both of the buildings comprise vibro compaction piles with strip foundations and supporting slabs to support the steel frame. Single ply insulated roof, brick and blockwork wall and aluminium glazed windows and doors. External works comprised new vehicular accesses which were completed by adapting the existing car park facilities to provide new clearly signed access and egress. Additional car parking spaces were created and the new drainage and services connected into the existing provisions.

The project comprised the construction of two new 3,200 sq ft restaurant units and associated external works, landscaping and car park alterations. The construction of each retail unit comprised mono pitched roofs finished with insulated profiled steel cladding and trims, facing brickwork, coloured render and fully glazed front elevations. Brise Soleil was also fitted to the front to provide solar shading and alterations to the cinemas canopy completed. The external works included below ground drainage and alterations to existing drainage, services, lighting protection and external lighting to the car park.

Aldi and KFC, Salford

ÂŁ1,800,000 Client: Praxis Real Estate Management

The project involved the construction of two new build developer shells at Salford Shopping Centre. One unit being for Aldi and one for KFC. The sites are positioned at opposite ends of the Shopping Centre where the previous shopping centre and market hall were once located. Both sites are enclosed by busy highways. The 2,661 sq ft KFC unit and the 15,306 sq ft Aldi unit have both created new jobs in the area. Both the KFC and Aldi retail unit construction consisted of vibro compaction piles with stripped foundation and supporting slabs to support the steel frames. Single ply insulated roofs, brick and blockwork walls and aluminium glazed windows and doors completed the buildings. External works comprised new vehicular accesses which were completed by adapting the existing car park facilities to provide new clearly signed access and egress. Additional car parking spaces were created and the new drainage and services connected into the existing provisions. Hard and soft landscaping was completed and ties into the scheme running across the site.

Key Issues and How They Were Managed Health and Safety was planned, managed and coordinated during the construction phase in order to ensure that risks were properly controlled. We worked closely with all of our subcontractors to identify hazards and assessed the risks, including risks created for others. We also liaised closely with the local operational businesses to manage deliveries both ours and theirs. We also communicated the different construction phases and activities which would occur on the site including any potential disruptions. These regular meetings also allowed us to address any issues which arose as a result of changes with the businesses and addressed any concerns which were raised. Site inductions were completed by every staff member and any visitors to the site. Regular safety and progress meetings were held with our Client, subcontractors and Site Team to discuss health and safety performance and potential risks associated with upcoming activities. Risk assessments and method statements were updated accordingly as the project progressed and regular toolbox talks held with all site staff and covered risks identified.


Aldi and KFC, Salford

Contract Duration: 21 weeks Form of Contract: JCT and Build Contract 2011 with Amendments

Being in close proximity to local operational businesses and residents we erected a dust security screen to the perimeter of the site to prevent the spread and contamination of areas by dust. This screening also helped to reduce noise levels experienced and prevent unauthorised access to the site. Whilst carrying out the works we came across 120, 1m x 1m concrete bases within the ground on the Aldi site. These were once part of the market hall which was previously located on the site and required excavation and removal off the site before works could recommence. The bases were crushed to aid their removal from the site. Successful Outcomes Practical completion was achieved to the programme date. We were immensely proud of this as 5 weeks were lost due to severe rain. Through careful planning and working additional hours on evenings and weekends we handed the buildings over on time. The existing tarmac from the car park was removed and reused as fill to build up levels across the construction sites. This reduced the waste that would have been sent to landfill and also removed the requirement of quarried

materials being transported to the site and thus reduced the vehicle emissions associated with working on the site. A storm water tank was installed on each site to store water during heavy down pours. This system was fitted with flow regulators to restrict discharge into the drainage system and prevents the drainage system from being overloaded during heavy rainfall and potentially backing up and flooding the area.


Quorum Retail Park, Longbenton

The scheme comprised the design and construction of a retail parade, office space including fit out, and detached single storey restaurant unit, all associated external works, external lighting, services and ancillary works required to provide a complete and habitable development. The buildings were constructed using a steel frame with curtain walling and rendered masonry or rain screen cladding. A ‘Sarnafil’ single membrane roof was chosen due to its versatility. The internal fit out the office development provided individual office space, board rooms, open plan office space, welfare areas and the installation of all required Mechanical and Electrical components. In addition a new car park was created for the retail complex and serves all units. The paved walkways, tactiles, bollards and landscaping matched the existing business park design. There was a requirement for a new bus stop and lay by as the business park has its own dedicated service the Quorum Shuttle and Quorum Express.

Key Issues and How They Were Managed During excavation works we discovered an unchartered gas main running through the proposed development which necessitated diversion prior to the continuation of the works. As well as this gas main we also uncovered a further three electric cables, BT line, water and sewerage pipes and a fibre optic line during our additional surveys. We were able to plan our works around the diversion to mitigate against any delays. All were diverted and laid under the new footpaths and charted. Health and Safety to all is our priority. The site was located on land adjacent the existing business park and occupied buildings. We used both heras fencing and solid hoarding to segregate our site and provide clear pedestrian walkways. Within our site we had clearly defined working and resting areas and designated safe walkways and traffic routes. This project was completed without any injuries and this is an achievement we are very proud of. As a company our Safety, Health, Environment and Quality Team carry out regular, unannounced site visits. We have a benchmark of 3.75 and this project achieved a high score of 4.05.


Quorum Retail Park, Longbenton

Contract Duration: 24 weeks Form of Contract: JCT and Build Contract 2011

To minimise disruption to the occupiers of the business park and their staff we scheduled all of our deliveries around peak traffic periods. It was agreed with all parties that the restricted deliveries should be between 8am and 9:30am and 4:00pm to 6pm. Whilst constructing the new lay by and bus stop we primarily worked out of hours and weekends as this avoided unnecessary disruption. This method limited the amount of traffic management required and resulting disruption this can cause. Successful Outcomes We worked closely with Quorum Developments to keep all tenants informed of developments and had regular progress meetings with all parties including the architect, CDM Coordinator and subcontractors. These meeting discussed project progress, Health and Safety issues and enabled us to address any issues or concerns at the earliest opportunity and mitigate against any impact upon the programme. This close working relationship with all parties resulted in a project which was completed to a high standard and handed over on time within the agreed budget.

As a company we believe in contributing to our local economy and the environment. The required works were carried out using local suppliers, with the exception of the steelwork contractor who was based in Darlington. By using local contractors, we saved on haulage and travel which reduced our carbon footprint. As an outcome from working within this area, we have set up a school engagement programme with Longbenton School. We have partnered with a number of key businesses to deliver an employability programme to final year students to provide practical support to school leavers entering the job market. The programme commenced in January 2013 and is currently being delivered to more than 100 students.
