Esh Group Overview

At Esh Group we put local communities as the heart of our activity and support them by developing the built environment and adding social value for the economies local to them. We offer a diverse range of construction services to all types of clients, including the private and public sectors. Our history began in 1971 with the creation of a partnership between Jack Lumsden and Tony Carroll resulting in Lumsden and Carroll being formed. During the mid 1990’s the business merged with Deerness Fencing and Dunelm Homes to create what has become the largest indigenous construction company operating across the North East, Yorkshire, North West and Scotland. Esh Construction was created in December 2010 following a name change by Lumsden and Carroll Construction Ltd and in 2014 Esh Group went on to acquire both Border Holdings and Border Construction Ltd. We are a commercially strong construction business with a turnover in excess of £235m and have the knowledge and skills which have been accumulated and enhanced by our varied project experience. We are very proud of our strong regional presence and reputation, which we have worked hard to earn and is refelcted by the number of clients with whom we work. We remain a financially stable, privately owned company with cash in the bank in excess of £20m. Early consultation and strong communication throughout project delivery are values central to our methods of operating and are key to stakeholder satisfaction. Yorkshire Region Overview Our Yorkshire operations are based in Swillington, Leeds and has the support of our wider Esh Construction businesses. We have over 40 years construction experience and there are over 100 staff based within the Yorkshire area, providing Esh Construction with a strong regional presence. We provide our clients with a regional approach whilst offering a proactive, open and collaborative work ethic which has enabled us to establish close working partnerships with our customers, consultants and supply chain. Esh are proud of the reputation we have, which we have worked hard to earn and are aware that project success is reliant upon clear and concise coordination of services, effective and efficient service delivered by a competent and passionate delivery team. Turnover within the Yorkshire region is £40m and having an operational office and depot in Yorkshire enables us to reduce our delivery times and offer our client a comprehensive, competitive and consistent approach. We are fully resourced to deliver effective and efficient building and civil engineering service on projects ranging from £150k to in excess of £20m. Our delivery team can demonstrate extensive experience of successfully delivering both new build and refurbishment projects across a broad spectrum of sectors including industrial, education including student accommodation, retail, commercial, leisure, public, healthcare, housing and historic building. We believe in adding value within the communities in which we work and have a dedicated Added Value Coordinator based within the Yorkshire region who supports the provision of community and added value requirements across the region.

Prospect Place, Saltburn by the Sea Client: Home Group

Eston Community Village, Middlesbrough Client: Thirteen Group

Prospect Place is an existing sheltered accommodation property. Roof repairs were completed to the 3 storey main building and existing bungalows. The roof repairs consisted of the replacement of the ridge and hip toles with a dry verge system, re-pointing of valley tiles, lifting and re-laying of the concrete coping stone and the cleaning out of all gutters. In addition we also repaired or replaced any loose sections of the rainwater goods. We ensure the new sections matched the existing and a thorough clean down was carried out once the main works were completed.

Eston Community Village provides 38 one bedroom apartments across four buildings and 13 bungalows for older persons on a 1.2 hectare site, extending supported housing choice and enabling partners to stay together should one develop a need for a higher level of care. The focus has been on creating homes from homes, with a courtyard, crescent and square to offer a real community atmosphere. The 13 bungalows are available to tenants over the age of 55 and two of the bungalows are built to provide wheelchair access. The properties are located adjacent to Barnaby Extra Care facility and extends support.

Dovecot Road, Peebles Client: Eildon Housing Association

Sherburn Road Estate, Durham Client: Four Housing Group

The development comprised the construction of 22 new build two bedroom general needs apartments and specialist extra care accommodation providing 37 fully self contained and highly adaptive two bedroom apartments together with communal, nursing and care facilities. Communal and social facilities include a lounge, library and casual dining. All of which are designed to promote and enable resident engagement. The extra care accommodation incorporates extensive adaptive and assistive features and technologies ensuring and enabling maximum resident independence.

Six new build bungalows comprising 2 pairs of semi detached general needs and 1 pair of semi detached specially adapted bungalows to accommodate wheelchair users were constructed to Code for Sustainable Homes Level 4. The adapted bungalows had adjustable kitchen units, sinks and hobs for wheelchair access. The hob was also fitted with a pull out shelf. The bathrooms were full wet rooms with handrails installed to toilets and sink areas. Covered parking areas were created for the two adapted bungalows with covered walkways to front door.

Middlehaven Gateway, Middlesbrough Client: Keiro and Erimus Housing

Mastin Moor Care Centre, Chesterfield Client: Turning Point Building Futures

The development is the first of its kind and incorporates a single large building which houses a neuro-rehabilitation centre and associated services (consisting of 40 residential bedrooms, therapy and rehabilitation facilities). In addition there are also community facilities, office spaces, catering facilities, café, pool, spa, gym and a knowledge centre. The development also incorporates 8 x 2 bedroom apartments, 2 x 3 bedroom adapted houses and 2 x 2 bedroom adapted bungalows. The aforementioned was developed along with all associated external works.

Mastin Moor is a brand new secure facility for Turning Point, to provide rehabilitation services for people with complex needs. The scheme provides for 2 separate adjoining blocks for female and male patients, utilising the natural slope of the site to define the 2 areas on a change of levels with a corridor linking the 2 areas. Visually the scheme is interesting with two contrasting types of facing brickwork, stained boarding and detailed fenestration including Auriol windows. Externally the design includes for 2 courtyards and surrounding landscaped areas.

Steel Street, Consett Client: Durham Aged Mineworkers Homes

Assisted Living Apartments, Warwickshire Client: Creative Support Ltd

This project involved the construction of 24 new two bed room, eco friendly bungalows for people in housing need aged 50 and over. All of the properties are built to Level 3 of the Code for Sustainable Homes and boast a number of outstanding eco friendly features, which help to cut fuel bills, including wood burning stoves. All the properties have been allocated to people on Durham County Council’s housing waiting lists and the sale of the Steel Street site to DAMHA has also allowed the council to provide replacement allotments at nearby Blackhill.

Creative Support is a bespoke development of self contained one bedroom flats. The site offers high quality accommodation and provides housing with care on a permanent basis for people with learning disabilities, who may have additional complex health needs, social need or who are vulnerable. The works comprised of traditional construction, creating a new 2 storey facility with brick and timber external cladding and zinc roof. The new facility provides 9 self contained apartments. The two floors are connected via a lift and if required a ceiling track hoist can be incorporated as needed.

OUR EXPERIENCE

Castle Close and Tindale Court, Whickham Client: Two Castles Housing Association The refurbishment programme transformed the 30-year-old bed sits at Castle Close and Tindale Court into one and two bedroom flats, with modern and flexible facilities and communal areas. The scheme’s energy efficiency has been improved with the installation of photovoltaics panels to provide energy to the communal areas,

which include flexible spaces within the lounge and sun-deck. The accessibility of the schemes has been improved with the installation of a new platform lift and improved wheelchair access.

Hanover Point, Stockton Client: Hanover Housing The brief was to modernise the out-dated, un-insulated, traditionally constructed 6-storey apartment block into a thermally efficient, aesthetically pleasing and long lasting building for older people to live. Firstly, we addressed the out-dated and poor performing external envelope by installing external wall insulation (EWI), finished using a number of mediums including aluminum, Trespa and render. Value: ÂŁ1.8M Duration: 32 Weeks

This enabled us to greatly enhance the thermal performance of the building envelope, reduce condensation and significantly improve the appearance of the building.

Sevenairs Mental Health Unit, Sheffield Client: Guinness Northern Counties The project involved the demolition of the existing single storey garages and the design, supervision, erection and also the construction of 20 supported housing flats, together with communal areas and associated offices as well as all drainage, incoming services, external works and off-site works. This is a BREEAM scheme and is designed to achieve “Very Good”. Value: £2M Duration: 54 Weeks

Calvert Trust, Kielder Client: Calvert Trust Kielder This 1,539ft2 Climatehus chalet has 3 bedrooms and incorporates new sustainable technologies. The chalet provides bursary funding for those less financially able and with disabilities to enjoy time at Kielder. The Chalet is fully adaptable so that disabled families can maximise their leisure time with no compromise on quality or accessibility. wheelchair users, the master bedroom is located on the ground floor along with an en-suite bathroom. The cabin also comprises hot tub (wood burning), landscaping, car parking, drainage and minor road works.


Middlehaven Gateway, Middlesbrough

£7,200,000 Client: Keiro and Erimus Housing

The project is a joint development between Keiro and Erimus Housing and provides a new rehabilitation centre consisting of residential, therapeutic and rehabilitation facilities, along with community facilities and office spaces. The project also delivered a number of houses and apartments which will be used as ‘move on’ accommodation. The development is the first of its kind and incorporates a single large building which houses a neuro-rehabilitation centre and associated services (consisting of 40 residential bedrooms, therapy and rehabilitation facilities). In addition there are also community facilities, office spaces, catering facilities, café, pool, spa, gym and a knowledge centre. The facility is the only one of its kind in the UK that consists of a residential ‘step forward’ rehabilitation facility, a health and wellbeing centre for the whole community and a range of transitional and supported living options. The facility helps people in their recovery from serious brain injury, spinal injury and other serious neurological conditions and has been developed to support the NHS in terms of reducing long term costs at nearby hospitals whilst improving the care outcomes for the client. The facility provides care which is provided in the community rather than in a hospital setting.

The project includes a range of independent community therapy services, vocational rehabilitation, advice and support services from social enterprise, charitable, statutory and education partners for use by residents and non residents. The development also incorporates 8 x 2 bedroom apartments, 2 x 3 bedroom adapted houses and 2 x 2 bedroom adapted bungalows. The aforementioned was developed along with all associated external works. This development forms part of the wider regeneration of the Middlehaven area of Middlesbrough and as such will be subject to the criteria set out in the master plan for the area. Key Issues and How They Were Managed Health and Safety was of utmost importance, with all works closely coordinated through weekly meetings which enabled us to track up-coming activities which would need increased supervision or areas cleared. Working at height was managed through fixed scaffolding, mobile elevated work platforms (MEWPs) and safe systems of work implemented. Risk assessments remained live and working documents throughout the duration of the project.


Middlehaven Gateway, Middlesbrough

Traffic management plans and dedicated pedestrian routes were implemented and involved clear segregation through the erection of fencing and signage. Middlesbrough College is located adjacent to the site along with numerous local businesses. We held weekly meetings to discuss the projects progress and upcoming activities and also addressed any queries or concerns which the different parties involved may have had. In addition we also held progress and coordination meetings weekly with the Client and the subcontractors working on site. This provided us with an opportunity to ensure everything was running to programme, discuss any changes and also ensure all activities were coordinated to ensure safety was a priority. Successful Outcomes To reduce the environmental impact and running costs of the building a Solar Hot Water system was fitted. We also used recycled aggregates across the site to reduce the requirement for newly quarried stone and also reduced transport miles as we sourced products from local suppliers. This project also involved the fitting of innovative equipment which allowed the users to gain independence and aid their recovery. We installed hoists in many of the high dependency rooms and the bathrooms were specially designed to allow access by wheel chairs

and also independent use as the users abilities improved. Many of the kitchens have equipment which can be adapted to suit different user requirements such as adjustable workshops, sinks with hose taps and low level appliances. A value engineering exercise was carried out which reduced the cost of the project by ÂŁ1.5m. Changes to M&E, construction materials and the storey heights all contributed to the saving. In addition to this exercise we also accommodated changes required by the client. We were also awarded ÂŁ500,000 worth of additional works which we incorporated carefully into our programme and achieved our hand over date. properties were constructed using masonry external walls with pre-cast concrete floors and stairs. The roofs comprise of timber trusses with concrete roof tiles and Photo Voltaic panels.

The site is located on land off High Street and Lodge Farm Road and is adjacent to Barnaby House Extra Care Facility. The scheme aims to extend the care and support offered from Barnaby House Extra Care to persons with dementia, mental health problems and learning difficulties.

Each apartment features an open-plan kitchen, dining and lounge area together with a bedroom and bathroom, which can be accessed from the bedroom as well as the hallway. Residents also have access to a large and welcoming communal lounge area. The bungalows have been built to lifetime homes Standard and comprised kitchen and dining area, living room, bathroom and two bedrooms. The two built for wheelchair access have full wet rooms and larger doors ways and circulation spaces to accommodate wheelchair turning circles.

The foundations comprise of driven pile foundations and pre-cast foundations. The

A district heating system was installed which comprises a boiler house which distributes hot water for heating from a central boiler. Thermostats within the apartments allow tenants to control the temperature. External works involved the completion of hard and soft landscaping including a new footpaths, adoptable roads and parking facilities including disabled spaces.

Health and Safety The proximity of the site to Barnaby House required close coordination between all parties including our subcontractors to ensure that all risks and hazards were properly controlled and risk assessments and method statements produced and updated as and when necessary and as conditions and works changed. Appropriate site segregation, traffic management plans and pedestrian management were implemented throughout the duration of the project. Segregation techniques involved a mix of both heras fencing and solid hoarding. Deliveries were scheduled to avoid peak traffic times and a traffic management plan produced to avoid particularly congested routes. Dedicated pedestrian routes were created throughout the site using pedestrian barriers and signage. Site inductions were compulsory for every staff member, subcontractor and visitor to the site. We also held regular safety meetings to discuss health and safety performance and potential risks associated with upcoming activities. Vibration was caused by the driven piling on the site however this was scheduled to avoid nuisance

and several of the working practices were adjusted to minimise the volume. Sustainability Contamination was present on site and was excavated and relocated beneath the building footprint. Gas testing was carried out however there was none recorded and negated the need for gas membranes. By using this remediation technique the need to remove waste to landfill was reduced and further reduced transportation emissions. All site cabins have PIR sensors to control lighting, timers on heaters and compression taps in the toilets. Fuel was stored on the site but was within a dedicated enclosure with a bunded bowser and spill kit in place. 98% of waste was diverted from landfill and reclaimed materials used where possible particularly hardcore and crushed concrete.

Value Engineering Value engineering exercises were carried out throughout the duration of the works to ensure materials and products kept the project beneath the budget. Changes to the construction methods were also suggested as this further ensured the budget was adhered to. Added Value In order to ensure local children are aware of the work we were doing in the area and highlight the dangers of construction sites we engaged with Whale Hill Primary School. 160 students took part in a Site Safety presentation delivered by our Added Value team and a representative from Thirteen. The presentation culminated with a competition to design a safety poster to be displayed on the site. The 2 winning posters have been blown up and displayed on the site hoardings and the winners have been invited to attend the site to see their winning designs. Our ‘Get into STEM’ kit was launched to Whale Hill Primary School with their Year 2 students. The kit has been designed to be safe, fun and educational and includes colourful construction related items, books and educational toys. The kits are provided free of charge and are delivered by our Added Value team in a 40

minute introductory presentation. Children are introduced to the kit with the story of “The Three Little Pigs” which leads to interactive discussion about the story and the materials used in the story. Children are given the opportunity to try on their Personal Protective Equipment (PPE) including high vis jackets and hardhats. Each STEM kit supports our Everyone Safely Home campaign, children are taught how to give the “thumbs up” before entering their “imaginative” construction site and are encouraged to take on job roles such as “planner”, “estimator”, “architect” and “brick layer.” 4 students also from Whale Hill Primary School visited Barnaby House and did a 15 minute show and tell for the resident on what they had learnt about construction. They showed the residents how to build a wall, measure with a trundle wheel and read to them about some famous buildings. 49 students from varying construction courses at Middlesbrough College have attended site over 3 visits. They had the opportunity to speak to staff, apprentices and see the trades they were study first hand on a live and busy construction site. We also provided work experience opportunities to 10 Middlesbrough College students ranging between 4 and 5 days. Trade included ground

working, brick laying, joinery, plastering and plumbing. Our Added Value Team is working with three secondary schools in Middlesbrough to provide the Building My Skills Scheme which is a yearlong programme to provide students with employability skills. This scheme is provided free of charge to schools. Public and Stakeholder Liaison Several public meetings and community meetings were held at Barnaby House and provided information on the upcoming scheme, introduced the site team and allowed any questions or concerns to be addressed. Existing neighbours and shopkeepers were initially contacted both by letter and by personal visits from the site team and updates were sent out regarding specific issues that residents needed to be informed about. The sites location and proximity to the existing Barnaby House prompted the need for dedicated Customer Liaison Officer to be located on site throughout the duration of the works. They worked alongside the site management team and the Barnaby House representative to ensure

everyone was fully informed and all necessary action taken to minimise disturbance as well as becoming a familiar and friendly face. Considerate Constructors We achieved scores of 43 and 44 out of 50 which is significantly higher than the national average of 35. The site was one of the first in the country to achieve a 4.5 star Considerate Constructors Rating for the site. The site was subject to two Monitor visits, one quarter and two thirds of the way through the scheme. The visits assessed the level of compliance the site had achieved against the Schemes Code of Considerate Practice and the star rating system gives sites the opportunity to promote performance. The posters have been developed following requests from contractors and clients to display their considerate constructor’s credentials to the public. The site was assessed against 5 different criteria with each receiving a score out of 10: • • • • •
