A

rrival Yachts’ Founder and Managing Director, Nigel Wales, comes from a strong marine background. No substitute for knowledge Arrival Yachts is headquartered in Mallorca’s prestigious Puerto Portals. This makes logistical sense as the Island is a key destination for Mediterranean cruising and many of the Company’s larger listings winter here. With more boat buying customers coming from this end of the Mediterranean - Rob Melotti takes a look at the history and current situation of one of the oldest maritime centres in the Mediterranean, once referred to as the Switzerland of the East...

T

he Middle East has always been a cultural crossroads: the region where east meets west, where the desert meets the sea and where ancient cultures collide with modernity. Spanning the lands from Turkey to Afghanistan in the north and Morocco to Oman in the south, the nations surrounding the Red Sea, the Persian Gulf and the Mediterranean offer an enormous diversity of landscapes and maritime culture. From sailing dhows to superyachts, from replica Phoenician galleys to ultra-high tech catamaran racing, there is an abundance of exciting luxury and marine lifestyles to be enjoyed, and Lebanon is perhaps one of the best places to start. Part of the Levant, which includes Turkey, Syria

and Israel, Lebanon was once the centre of the legendary maritime trading empire of the Phoenicians (1500BC to 300BC). The 225km coastline enjoys hot dry summers averaging around 30°C – less in the mountains – which makes it one of the most temperate climates in the Middle East and especially attractive to visitors from the Arabian Peninsula or Persian Gulf, where summer temperatures can roast above 45°C for weeks at a time. For Middle Eastern boat owners, Lebanon offers direct access to European destinations –

Lebanon gets its name from the Arabic word lubnan, meaning white, as the highest peak in the country is over 3,000m and the Mount Lebanon range – visible from the sea – is covered in snow throughout the winter months. Cyprus is nearest. Access to Lebanon for Europeans is via direct flights from numerous European and Arab cities, or for cruising yachts and powerboats – a stay at one of the country's marinas is also a possibility. Tourist attractions include the country's high mountains, the remains of Phoenician temples in Jbail (Byblos) and Beirut's exotic mix of Christian, Muslim and colonial French architecture and cuisine. In fact most of the coastal resorts offer a lively mix of cafes, restaurants, casinos, luxury hotels, fashionable shopping and nightlife and are all within a few hours' drive by car.

Coastal Destinations and Resorts

Beirut - Lebanon

Beirut is the glittering, bustling heart of Lebanon, extending west out into the sea and framed by the high mountains to the east. Famed for its fantastic French-Arabic cuisine, it was named the top place to visit by The New York Times in 2009, and chosen in 2012 by Condé Nast Traveller as the best city in the Middle East, beating Tel Aviv and Dubai. The rebuilt Beirut Central District (Centre Ville) is home to the Beirut Souks shopping centre, dozens of museums, cathedrals and historic sites, plus over 60 gardens, squares and open spaces all adjoining the newly rebuilt Corniche coastal promenade. There are three major marinas in and around Beirut capable of welcoming yachts over 20 metres, plus smaller resort hotels with marinas dotted along the coast, mainly to the north of Beirut. Marinas are usually owned and run as holiday resorts or upmarket country clubs, offering water activities, games, shopping, restaurants, nightlife and culture. Jounieh is a 400-berth marina, the oldest in Lebanon, dating from the 1960s and located 15km north of Beirut near to the outlandishly luxurious and famous Casino du Liban. Run by the Automobile Touring Club of Lebanon (ATCL), there are

tennis courts, an Olympic size swimming pool, sun-loungers and luxury hotels and restaurants galore. Berthing is free for the first few nights with prices rising the longer you stay. Jounieh Marina has hosted the East Mediterranean Yacht Rally for the past 20 years and the surrounding area is extremely cosmopolitan and wealthy – full of cafes, bars, restaurants and nightlife. Just down the coast towards Beirut is La Marina Joseph Khoury in Dbayeh, part of an expanding development known as Waterfront City. The marina, built in 1998 has over 350 berths and can accommodate up to three 80m long vessels. There is a 500-ton lift on site as well as a swimming pool, tennis courts and a 600-seat amphitheatre. It is the home of the Beirut Boat Show and looks set to become a huge coastal resort when completed. In Beirut itself, reconstruction after the civil war has been masterminded (not uncontroversially) by a Government corporation known as Solidere. The main leisure port in the city is the 200-berth Beirut Marina on the north-facing coast of the city, which is now a part of the Zaitunay Bay development. A second Solidere marina and development is planned. Zaitunay Bay is home to the Beirut Yacht Club building which, when complete, will house exclusive shopping units on the ground floor with the yacht club and over 50 apartments above. The pedestrian walkway surrounding the pontoons is known as the Quayside Restaurant Strip offering cuisine and shopping to visitors and residents and forming a continuation of the Beirut Corniche, which follows the shoreline of the city.

Heading north of Beirut, the marina resorts occupy the best coastal sites and beaches and can accept shallow draught boats up to 12m in length. Acquamarina in Maamelteine, is a huge complex with multiple swimming pools and dozens of chalets and hotel developments. Continuing north there is a small resort-marina in Fidar, south of Byblos and several bunched together in Chekka bay near the ancient Phoenician town of Batroun, including Marina Del Sol just north of Anfeh, Florida Beach Hotel and marina and San Stefano beach. The nearby clifftop village of Hamat is home to the Nouriyeh monastery and overlooks the bay.

River, while avoiding the cities of Tripoli and Sidon. This rules out the Roman ruins in Baalbeck and the vineyards of Ksara, but Byblos, Jounieh, Batroun and Chekka Bay remain excellent attractions outside of Beirut. Just south of Beirut is the Kempinski Summerland Hotel & Resort that is being rebuilt around its leisure boat marina and private beach. A byword for luxury and the cosmopolitan lifestyle throughout the 1960s, the renovated Summerland development will include luxury apartments, a fitness centre and gourmet restaurants. Around 30km south of Beirut, there is a marina resort in Jiyeh as well as LazyB beach club, one of the only beaches in the country that doesn't play loud music.

Ancient History There is evidence of human inhabitation in Lebanon going back more than 7,000 years and the city of Jbail (Byblos), 40km north of Beirut, is considered one of the longest continually inhabited cities in the world. Lebanon was the home of the Phoenicians, a maritime culture that flourished for over a thousand years (c.1500300 BC) with cities spread along the Mediterranean coastline. Remains of three ancient Phoenician temples have been preserved and uncovered in Byblos: the Temple of Ba’alat Gebal, the Great Temple and the Temple of the Obelisks. The Phoenicians used the galley, a man-powered sailing vessel, and are credited with the invention of the bireme, a larger version of which, at 24 metres in length, had two rows of oars on each side typically employing 120 rowers. They were also competent sailors and navigators reputed to have sailed around Africa and perhaps even across the Atlantic. The Phoenician alphabet is also considered the origin of almost all modern alphabets.

A Brief History Since Independence After Lebanon's independence from French rule in 1943, the French/Arabic-speaking largely Christian population enjoyed European-style growth and cultural freedom with Beirut in particular being dubbed the 'Paris of the Middle East'. However, simmering tensions over Israel upset the balance of power in Lebanon and in 1975 civil war took over the country for 15 long years. The 1990s saw rebuilding on a massive scale, and the beginning of the 21st Century continued the trend. Much of the marine infrastructure was created during the last 20 years and few of the country's dealerships and marine Al-Amin Mosque in downtown Beirut

businesses are older than that. Since 2006 property prices have increased 300 per cent. The ongoing insurgency in Syria and the resulting influx of refugees into Lebanon has had a mixed effect on the Lebanese economy and leisure sectors. This year's Beirut Boat Show has been cancelled and so has the annual East Mediterranean Yacht Rally which visited Syria, Lebanon and Israel every summer for over 20 years in a row until 2012. But, according to the branch manager at Sea Pros, Lebanon's largest luxury yacht dealership, the only thing slowing down sales in Lebanon is the lack of new marina space.

Approach with Caution The rules for boats entering Lebanese territorial waters are strictly enforced but there is no requirement for UK, EU or US citizens to obtain a visa before arrival – other nationalities may vary. The coast is patrolled by the United Nations and visiting vessels must make VHF radio contact (CH11) with Operation Control (OC or Oscar Charlie) 12NM offshore. Vessels must arrive off Beirut on a heading of 90 degrees,

although those heading to the ATCL marina in Joumeieh, north of Beirut, may be allowed to change course accordingly. Similar access corridors are enforced off the coast of Syria and Israel as well. Arrivals and departures are during daylight hours only. On arrival, there are fees for the boat and for each passenger and, depending on which marina you arrive at, you may be required to use a visa agent to process your documents.

Undiscovered Secret Lebanon is on the verge of making a comeback as a quality destination for tourism, culture and fine dining. Investment from the Gulf States has had a huge impact on the waterfront in Beirut and rebuilding continues in an attempt to rekindle the atmosphere of freedom and exotic fun that attracted the rich and famous to Beirut in the 1960s and 1970s. Further peace and prosperity for the country would permit marina development to continue, bolstering growth in boat ownership throughout the region. But until then, the many attractions of Lebanon remain somewhat shrouded in secrecy.

Eight of Mallorca’s Finest

Cap Rocat, Cala Blava New to the Island’s hotel offering (if a June 2010 open date still qualifies it to be “new”) Cap Rocat brings something utterly unique to Mallorca – and perhaps Europe. Not easily slotted into any design category (think military Mediterranean Bedouin barefoot chic) the hotel occupies a fortress built more than 100 years ago during the Spanish-American War. Until 1996 it provided military barracks for young Spaniards undergoing national service but, in 2000, architect to the stars, Antonio Obrador (known for his work at Hotel La Residencia by Orient-Express in Mallorca, Masia la Torre Hotel in Teruel and Barcelona’s incredible Gran Hotel La Florida) snapped up the site to transform it into understated five star luxury. Although cannon fire has now been replaced with the über calming sound of lapping waves, Obrador has stayed true to Cap Rocat’s military roots by creating suites (there’s a total of 24 in 88 acres) out of the old shooting buttresses and an infinity swimming pool from a rampart. The huge drawbridge (now fixed in place) makes for a very dramatic entrance and the thick sandstone walls keep the Hotel pleasantly chilled in the summer. Staff waft around in loose-fitting linen ensembles and cater to your every need, including whisking you from picnic-basket breakfast in your suite to sunbathing on the private beach, and from a pamper at the Spa to candlelit dining at the Sea Club, on one of the Resort’s liveried golf buggies. Jumeirah’s first foray into Spain is a dreamy clifftop perch on Mallorca’s sleepy northwest coastline making the Jumeirah Port Soller Hotel & Spa one of the most relaxing and luxurious getaways on the Island. Officially opening in April 2012, the resort spans 11 buildings which follow the gradient of the mountain. Each of the Hotel’s 120 rooms has spectacular views and clever details such as espresso machines and motorised flatscreen TVs – but if money’s no object request the Observatory (a 110m² room with dining, living areas and an extra guest bathroom) or the Lighthouse (a double height circular affair with floor-to-ceiling windows and a terrace boasting a mini olive plantation, Jacuzzi and jaw dropping views – telescope provided). On-site, the three storey 2,200m² Talise Spa pays homage to its Balearic surroundings by using locally sourced olive oil, citrus fruit and almonds in its Spa treatments. Professional therapists employ Ayurvedic and Oriental techniques whilst a sauna, salt bath, Arabic hammam, steam room, showers, meditation room and outdoor heated hydropool-with-aview are on hand to soothe and relax. Moving outside, if you fancy devouring

the latest glossy magazine without the patter of tiny feet, the adults-only infinity pool is for you, a family-friendly ’Talaia’ pool is set a little further down the hillside. The Sunset Bar is the place to gravitate to at the end of the day and lives up to its name thanks to its westerly orientation. Jumeirah Port Soller has two restaurants, the fine and fancy seafood specialist Cap Roig and the more casual Es Fanals. The entire local vicinity (much of it UNESCO World Heritage) is postcard-perfect for walking, cycling, snorkelling, driving or daydreaming over a coffee. Capital Palma is a swift straight road through the mountains – Airport to Hotel in half an hour flat. www.jumeirah.com

Castell Son Claret, Es Capdellà Perhaps the most eagerly awaited opening of 2013, Castell Son Claret brings more than a touch of class to Mallorca’s already ultra classy hotel scene. Once a dilapidated 18th century country estate, it has been transformed by a German couple into a magical five star 325 acre retreat complete with Spa and hammam where the tagline is “the luxury of silence”. Surrounded by orange and lemon groves, persimmon and pomegranate trees, scented roses and 200 year old olives, fragrant figs and delicate almond blossom, the noble building now houses 38 luxurious rooms and suites, some with terraces and gardens, a couple with their own pools, but all with walk-in rainshowers, freestanding bathtubs and thoughtful touches such as organic beauty products and flowers handpicked from the Castell Son Claret grounds. The focal point within those grounds is water, either the geometrically perfect ornamental ponds or the stunning salt water swimming pool with a front row view on fertile valleys framed by the Tramuntana mountain range. Grab a book and a sunlounger and “listen” to that silence. Castell Son Claret is also home to one of Mallorca’s fabulous five restaurants with Michelin stars – Zaranda. Chef Fernando Perez Arellano will not only be gathering ingredients from the vegetable and herb gardens, but the on-site bakery will also create the most delicious afternoon teas whilst simultaneously perfuming the air with the aroma of freshly baked bread. Portixol, Palma A white boxy building with dark blue shutters protecting wood-framed windows, Hotel Portixol has been an instantly recognisable popular eating and meeting spot since 1956, but only received its Scandichic makeover in 1999 when it fell under new Swedish ownership. Looking out to sea at the Port of Portixol, a dainty yet charming harbour some 2.5km on foot (or bike – provided free from the Hotel - via the seafront cycle track) from Palma’s gothic City cathedral, the Hotel has 25 rooms, 13 with terraces, and a ground floor restaurantcocktail bar that is as popular with guests as it is with the Island’s residents. Come for a leisurely brunch poring over a copy of the daily newspaper or a seafood dinner on the decked terrace gazing across


Espléndido, Port Soller If you’ve been to Portixol, Espléndido may feel a little familiar as it falls under the same Swedish ownership. Expect more modern uncluttered décor but this time in a completely different setting, 30 minutes drive north of Mallorca’s capital on the spectacular horseshoe bay of Port Soller. Built in 1954, the Hotel reopened in 2011 following refurbishment in a modern-vintage style and, despite having a generous 75 rooms plus a handful of suites, retains an intimate boutique vibe. Effortlessly Scandi-cool, rooms have huge beds, designer bathrooms and contemporary comforts such as DVD, sound system and wifi. Within the resort are two outdoor swimming pools (one adult only), a Spa with Finnish and Turkish saunas and indoor pool, gymnasium, bistrot, poolside chiringuito, restaurant and, another trick borrowed from Portixol, a room dedicated to listening to the Hotel’s vinyl collection. The newly sanded beach (adios to Soller’s feet-unfriendly pebbles) is a hop and a skip across the pedestrianised road whilst the sunset views across the Bay are incredible, not least from the Hotel’s hip lounge bar, and best enjoyed with a cool beer in hand. Don’t become too attached to the Espléndido however, you must leave at least for a few hours to take the 4,868 metre tram journey from Port Soller to Soller town. Inaugurated in 1913 it’s a whimsical wooden treat for all the senses – why not go on Saturday, it’s market day, and return to the Hotel laden with Mallorcan treats. www.esplendidohotel.com

Bursting with light and space, and contemporary unfussy, yet slightly quirky, Scandinavian style, rooms have generous beds, quality bathrooms and wonderful sea and harbour views (binoculars provided). Let’s face it anyone who is serious about buying a boat is going to be drawn to pontoons lined with the latest models moored side by side, not to mention the sunshine, socialising and the glamour.

here are now increasing opportunities for second hand boats to be displayed alongside at these events. In 2012 Arrival Yachts took two of its Central Agency listings to Shows - a Sunseeker Predator 92’ to Cannes and a Cantieri di Pisa 145’ to Cannes, Monaco and Genoa – the Predator is now sold and there is building interest in the Cantieri di Pisa. Arrival Yachts’ Managing Director, Nigel Wales, says, “Both of these owners were committed to selling within a fixed time frame and were prepared to cover the cost of moving the boat and entry fees into the Shows. Broker knowledge A good percentage of brokers will stay aboard their Central Agency vessel at the Show, it cuts out time lost travelling to and from the location to focus on potential clients and contacts. If they don’t already, a broker will get to know every inch of the vessel and time learning how the navigation or audiovisual systems work can really pay off with a buyer who is into their gadgets. Likewise, experiencing how the crew functions onboard will give a level of insight a potential new owner will really appreciate. Of course there will be comparable vessels at the Show and it’s vital that your listing broker has an intimate knowledge of these, with a good idea of what the owner is likely to accept in terms of offers. Vital market information is exchanged between brokers at Shows which allows them to help their owners make the right decisions.

Condition of the vessel With the considerable financial outlay involved at a Show (see details overleaf) every effort has to be made to present the vessel in the best possible condition. Arrival Yachts assists the vessel’s captain or manager in the programming of work to GRP, decks, cushions, stainless, bilges, lockers, carpets and interior woodwork, in each case weighing the cost against potential improvement. Genoa Traditionally a massive Show catering to an international and strong Italian market, also very popular with Greeks, Turks and the emerging Eastern Mediterranean markets. However over recent years the Show has reduced in size as attendance has fallen. Lower visitor numbers certainly in part due to the success of Cannes. 2012 Verdict – Unfortunately there is a distinct feeling that exhibitors are depleted, as are visitors for anyone who knew the Show previously. Despite a valiant effort from many Italian manufacturers and suppliers, a disappointing result. Some useful contacts were made and a chance to catch up on industry networking.

The Arrival Yachts When it comes to selling a boat – perhaps to go bigger, more modern, to downsize or simply ‘get out’ – the way you go about achieving that sale depends on several important factors: TIMESCALE: seasonal demand - sell at

the end of the season or wait for the new? PRICE: sellers often want to try a higher price to start with and reduce it as the season approaches, based on feedback from potential buyers CONDITION: the quality of maintenance and servicing can make a massive difference LOCATION: proximity to popular cruising grounds and a busy airport are always a plus USAGE: is the boat going to continue to be in use, what about the crew? Not many people have all of these considerations entirely clear at the outset, and of course situations change. Similarly, even some of the most motivated of sellers have a price limit that they choose not to

service Open Listing or Central Agency Listing? go below and will hang on to their boat for another year if necessary. Arrival Yachts is accustomed to discussing these factors with its clients and draws upon extensive experience to advise how best to proceed in order to suit their individual circumstances. With at least 70 boats directly listed at any one time, this is testimony to the confidence that these clients place in the Arrival Yachts service.

Open listings – no exclusivity The easiest way to place a boat on the market through a broker is on an open listing or non-exclusive basis, that is to say more than one broker advertises it. However, remember, easy isn’t always the best. Sellers often take this route as they want to avoid being tied into a contract – possibly a sign that they are not really that serious and could be testing the market to some degree. There are also many brokers out there who promise to have buyers but sellers struggle to place their complete trust in them. It is understandable to believe that by listing your boat with more brokers you’ll gain more exposure to the market. This can be true but when advertising is duplicated to excess, buyers believe that there is more of that particular model on the market than is actually the case. Two other scenarios can also play out. Firstly, some brokers are hesitant to offer a boat that is openly listed for sale in case the client tries to go direct to the owner or through another broker. Secondly, depending on how aggressively they operate, some brokers will compete to sell a boat for the cheapest price by interpreting the owner’s net figure in different ways. Brokers need to feel protected in some

way for the effort they are going to put in. At Arrival Yachts we strongly advise that the number of brokers is limited to two. An independent broker and a main brand agent are normally sufficient and there is less chance of overlap in efforts.

The Arrival Yachts Central Agency Service – one company, one broker For vessels in the 20 to 40 metre range, a seller should definitely be considering a Central Agency Service. When looking at this larger yacht market, almost all are sold either under a Central Agency or Joint Central Agency basis. The amount of work that can go into marketing and selling a vessel of this size and value becomes too great for a broker not to have some form of security. To this end contracts are generally entered into for a 12 month period and follow the format devised by the Mediterranean Yacht Brokers Association. It’s essential to check that the broker, the company profile and their chosen advertising media are going to suit the type of vessel you have for sale in order to reach the target market. When the broker understands the seller’s situation, the “important factors” outlined earlier on in the article, and has made a thorough study of the market, they can then go on to actively promote the vessel, talk to potential buyers and provide constant and consistent feedback to the seller. A combination of experience, intelligence and hard work are required to bring a potential buyer and seller together whilst establishing the true value of the vessel and gauging the offers that are received.

Construction Material Generally speaking, yachts are constructed in steel, steel and aluminium, all aluminium and, gaining ground in larger sizes, composite builds. The chosen construction material very much depends on size, performance, relative volume and budget.

Management Arrival Yachts will help select the right team and coordinate between designer, naval architect, classification society, safety requirements and financial planning. This process will then lead into operational procedures, International Safety Management, commissioning, crew selection and ongoing management of the yacht on a day to day basis.

Maintenance and Future Value As custom build yachts are constructed with a specific owner in mind, they are meant to last, unlike many production yachts that are built to a price. The engineering, systems, installations and indeed every aspect of the vessel will be designed and fabricated to ensure prolonged life and ease of maintenance. A well cared-for custom yacht can be as good as new which is why many listed on the market for sale will quote their significant refit dates as well as the date of build.

Charter Income With a full crew, the level of care demanded from a yacht can be very high which makes chartering her out a sensible option. Charter income would make a generous financial contribution towards running costs.

Market-Related Opportunities In today’s market there are some good opportunities for tenacious buyers - perhaps even more so in the larger size ranges. Through dealings with clients looking for yachts between 30 and 50 metres in length, it has come to light that there are some excellent part-finished yachts in shipyards. With a brand new Sunseeker 115 Sport Yacht at anchor in Mallorca, owner Chetan Timblo decided to bid farewell to his 2009-built Sunseeker Predator 92 “Lady Anna III”. Arrival Yachts was chosen to act as Central Agent.

The build skipper on my 115 recommended Nigel at Arrival Yachts and I of course went with his judgement, it turned out to be the right choice,” says Chetan, “It was actually a few months into our Central Agency agreement before we met, but when we did we hit it off and he was honest with me throughout.” Chetan continues, “When it came to valuing Lady Anna III, Nigel gave me a very transparent view on the market and his recommended list price was both realistic and in line with the current economic climate. All too often, in order to secure the Central Agency, brokers offer false or optimistic valuations that are not in tune with the market. The knock-on effect is that sellers such as myself don’t want to reduce the sale price as months go by, as they believe the yacht is worth more than it is. Broker and vendor both end up compromised. This issue would not arise with Arrival Yachts.” With the Central Agency agreement signed in June 2012, Nigel’s team organised a professional photoshoot of Lady Anna III, including running shots against

a stunning Mallorcan coastal backdrop. A full online marketing campaign was launched. Arrival Yachts then researched the market and networked the new listing across the yachting fraternity. As part of this networking, the Predator 92 was displayed at the Cannes Boat

Show in September, the ultimate yachting rendezvous, and showcased to a high net worth global audience alongside all of the biggest names in brokerage. To supplement Lady Anna III’s own crew, Arrival Yachts added sales staff and a hostess, alongside a professionally produced stand and promotional material. She returned to Palma after the Show with

German buyers introduced shortly after in October 2012 – a mere four months after listing. “Nigel kept me informed of potential buyers throughout the process, but didn’t let news of ‘tyre kickers’ reach my doorstep,” continues Chetan, “and when it came to sewing up the final deal, his experience and knowledge really shone through. Lady Anna III’s sale posed quite a complex challenge, but he instantly grasped how the boat was registered in the British Virgin Islands with a vendor in Hong Kong, a buyer in Germany and the boat physically lying in Spain. I’m an experienced owner, onto my fourth yacht, and I’ve come to realise that many brokers don’t understand the multifaceted aspects of boat ownership – Nigel absolutely did, and managed the time zones with ease.” Lady Anna III’s sale was finalised in early 2013 with completion taking place in international waters with a standby vessel on hand. Chetan achieved a good price for his Predator 92 in a relatively short period of time and will be collaborating with Arrival Yachts in the future.
