A
rrival Yachts’ Founder and Managing Director, Nigel Wales, comes from a strong marine background. No substitute for knowledge Arrival Yachts is headquartered in Mallorca’s prestigious Puerto Portals. This makes logistical sense as many of its listings are lying in the principal marinas in the southwest corner of the Island. Turkey Turkey is one of the world’s fastest-growing yachting regions. Rupert Holmes explains why…
W
ith more than 5,000 miles of coastline, reliable summer weather, a long season and an increasingly welldeveloped yachting infrastructure, it is no surprise Turkey is fast becoming one of the world’s leading yachting destinations. The famed Turkish hospitality and ubiquitously friendly welcome add to the appeal, as does the universally high standard of provisions and cuisine, especially in the main yachting areas and larger towns. Overall the country offers a blend of sun, sea, idyllic weather and a cultural/historic mix that’s impossible to beat. As befits a coastal city of its stature, there is plenty of yachting activity in and around Istanbul. As well as the obvious attraction of easy access to flights from around the world, the buzz of this

vibrant and cosmopolitan city that bridges Europe and Asia is an experience that is unparalleled elsewhere. The city is at the northeastern end of the Sea of Marmara, which is around 100 miles long and almost 40 miles across at its widest point. It has a wide choice of marinas plus a number of interesting destinations, including several small islands off the Kapidag Yarimadasi peninsula. Although yachting is gaining in popularity in the Black Sea, especially among wealthy Russians, the northern coast of Turkey is relatively undeveloped in this respect, with visiting yachts remaining a rarity. By contrast the Turkish Aegean is an irresistible jewel with its unspoilt fjord-like coastlines and idyllic secluded bays, as well as world-class marinas whose facilities easily surpass the majority of those in northern Europe.
Chic style This part of Turkey offers some of the Mediterranean’s finest marinas including the impressive facilities at Camper & Nicholsons’ Cesme marina. This is an excellent base for a yacht, conveniently close to the international airport at Izmir and with a first-rate cruising ground on the doorstep, including the Greek island of Chios. It’s also ideally positioned as a stopping off and provisioning point when en route from Istanbul to the more popular yachting areas further south. Opened in June 2010, the marina was quick to win acclaim including the industry’s ultimate international award – Best Marina of the Year – at the Golden Anchor Awards in November 2011. It has 400 fully serviced berths for yachts up to 60m (200ft) in length, plus a full service boatyard with an 80 tonne travel lift. The marina is in the centre of the historic harbour town and includes a marina village with numerous chic cafés and restaurants. There’s also a modern retail complex with marine fashion outlets, designer boutiques and a chandlery. The nearby city of Izmir is also undergoing a renaissance with the area becoming increasingly popular with wealthy Turks and visitors from around the world.

The stunningly beautiful section of the southwest coast between Bodrum and Fethiye, where the Aegean meets the Mediterranean, is Turkey’s most popular yachting area. It’s easy to see why: you can choose from a myriad of stunning secluded anchorages and beaches or bustling ports. This entire coast is blessed with a rugged and spectacular natural beauty – a dazzling clear blue sea with picturesque coastal towns and sandy beaches backed by impressive mountain ranges. The numerous long peninsulas and deeply indented gulfs provide a rich and varied cruising experience, with a wide range of destinations always within easy reach. Marmaris is a large town and popular resort with excellent restaurants, shops and nightlife. Its well-sheltered bay is home to one of the Mediterranean’s largest marinas. Bodrum is a bustling town with excellent marinas, buzzing nightlife, fantastic shopping, stunning local scenery and historic buildings. The impressive 15th century Bodrum Castle houses the Museum of Underwater Archaeology with well-preserved shipwrecks dating back thousands of years. In contrast, Gocek is a village at the heart of a host of small bays and islands in the Gulf of Fethiye. It lies in a wooded bay flanked by steep pine-clad hills and islands and benefits from a tranquil pedestrianised main street and waterfront. Yet Dalaman airport is only 22km away and there are four marinas, including top-notch facilities at the luxury D Marin Göcek Marina, which offers more than 400 fully-serviced berths for vessels of up to 50m, counting 41 spaces for superyachts. In high summer the bays closest to the main towns can naturally get a little crowded,

but it doesn’t take long to reach tranquil anchorages and small, picturesque ports. With much of the area protected under government environmental laws, there are numerous unspoilt places to explore as well as amazing historic sites, including the stunning remains of the ancient city of Ephesus, one of the seven wonders of the ancient world. The pristine and stunning 4.5km long
Iztuzu Beach has a sandbar at one end, beyond which is a freshwater lagoon that supports a wide diversity of wildlife. It’s one of the handful of prime nesting sites for loggerhead turtles left worldwide with around 300 laying their eggs here each year. A river, navigable by shoal-draught boats that thread the maze of reed beds, leads to Dalyan passing 2,500 year old tombs carved into the sheer rock face above the water.

Turkey’s main yachting areas are subject to the north-easterly Etesian winds (known as Meltemi in Greek waters) that blow throughout the Aegean, making this one of the world’s best sailing areas. The Etesian starts in spring, building slowly to reach maximum intensity in July and August. Typically, after a calm night and start to the day, the breeze fills in mid to late morning reaching peak strength in the afternoon before dying away at sunset. However, there are occasions in which strong winds will blow day and night for three to five days or more. The peak wind speeds of 40 knots that are found in the Greek Cyclades islands in July and August are not encountered in Turkish waters, however a force 6/7 can be commonplace on summer afternoons in exposed locations. The deeply indented gulfs and bays offer good shelter and more gentle conditions. In the Gulf of Fethiye, for instance, winds rarely reach a force 5 and east of Kalkan, on Turkey’s southern coast, the Etesian is rarely encountered. Further north on the Aegean coast beyond Izmir, winds are also generally weaker. The maximum winds tend to coincide with the hottest part of summer and their strength peaks in the afternoon which means they provide a welcome relief from what might otherwise be oppressive temperatures. In July and August the afternoons may reach 40 degrees Celsius, although average maximums are 33 degrees. Summers are reassuringly very dry, with an average of just five days with rain between June and September; May and October are generally a little damper, each seeing four wet days on average. Perhaps the single most surprising thing about Turkey as a yachting destination is that it’s not more popular – there’s plenty of room to accommodate more vessels. Maybe that is part of what helps to keep prices affordable, despite the high standards. In high season especially you can expect to pay significantly less than the cost of many services in the western Mediterranean. Why not put Turkey on your next yachting itinerary?

Superyachts are not shy retiring creatures. Over recent years they’ve got larger, costlier and flashier in terms of their tenders and toys, helipads and swimming pools. However, there is one modern element that is heard more than it is seen, concealed more than it is revealed, but fast-becoming the most important element of all – the entertainment system.
A
s the owner of a 21st century mansion expects to be able to dim the lights, control the temperature, lower the blinds and select the soundtrack at the touch of a button – from any room – so too does the superyacht owner and the future for onboard luxury entertainment is being created right now. Bournemouth-based Dawsons knows a thing or two about audiovisual home entertainment having entered the industry more than 80 years ago back in 1927. Founder, George Dawson, was a pioneer in selling the all-new mains radio and portable wireless sets whilst radio broadcasting was very much in its infancy. His son, Cyril Dawson, joined the family business in 1939 and helped to introduce some of the earliest black and white televisions to the British public. Cyril’s son Peter was the next to enter the fold in 1957 and he was responsible for keeping an eye on the latest technologies stocking brands such as Panasonic, Sony and, from 1964, Danish design par excellence Bang & Olufsen. Great grandson of the Founder and current Managing Director, Kevin Dawson, had his Dawsons’ debut in 1980 handling deliveries and sales and has been improving and innovating the business ever since. By the late 80s and early 90s Dawsons added home cinema to its product offering and rapidly

became one of the UK’s leading specialists earning many an industry award including Bang & Olufsen Dealer of the Year. With larger premises came the space for demonstration lounges and in 2000 status as a Bang & Olufsen franchise, the oldest Bang & Olufsen dealer in the UK. It is from this fantastic pedigree that Dawsons formed their Marine Division in 2006. “We’ve been designing, supplying and installing industry-leading audiovisual systems for 80 years so making the sidestep into the luxury world of yachting hasn’t been intimidating for us,” says Kevin, “The superyacht industry is a no-compromise industry, it’s very exacting and demands high standards, high specifications and often operates on high budgets. In the six years since Dawsons Marine was established we’ve risen to the top to become multi awardwinning marine installation experts claiming several prestigious CEDIA Electronic Lifestyles Awards and we’ve already been announced as finalists in the soon-to-be-concluded 2012 ceremony. Dawsons is also partner and preferred supplier to Sunseeker who headquarter in Poole – just five miles to the west of our offices. We now provide bespoke audiovisual and marine control systems to their quite exquisite range of larger yachts which, as you can imagine, is a true privilege.”
Delivered to her owner in summer 2011, Sunseeker Predator 130 “Never Say Never” was quite some challenge for Dawsons. A pre-requisite of the owner was that the entire yacht should be equipped with Bang & Olufsen and, if not in use, should not be on show. Additionally, the system implemented needed to seamlessly flow into the interior design created by yacht stylists Ken Freivokh. Further elements of the brief stated that each cabin would have its own fully interactive iPod dock and Kaleidescape
movie server for Blu-ray whilst up top the flybridge needed superior sound – including movie surround sound – and multiple screens that would be hidden after use. A last owners’ request was for it all to be controlled by iPad. From that iPad he wished to have command of not only the audiovisual but also lighting, window blinds and even the yacht’s engine system – oh, and it had to be as simple to use as possible. Kevin continues, “Even as the UK’s leading Bang & Olufsen dealer, we were
faced with some testing situations – not least the build schedule of just six months. In order to achieve full control, media selection and iPod browsing from the iPad without ‘app swapping’ we used Crestron processors and Crestron apps as the backbone and then ensured that whilst the Captain’s, main salon and flybridge iPad could be used anywhere onboard, the cabins had their own iPads coded specifically to their area. A Masterlink gateway to the Crestron systems connected the Bang & Olufsen equipment

together. Dawsons also had to consider that Never Say Never would be using the United States as her main sailing ground so all products had to be to US specification and we pre-cabled the yacht to allow for future fitting of US sourced products.” Features of note on the 130-foot masterpiece include the flybridge with its two outdoor monitors that can be independently raised, lowered and turned. The Beosystem3 surround sound controller linked to Dawsons’ own manufacture ICEPower amplification gives best-on-market exterior sound quality and volume levels for satellite TV, HD movies or music. Meanwhile the master stateroom has a 50” Bang & Olufsen plasma with full surround sound concealed smartly behind hanging artwork when not in use. The salon boasts the same screen but this time descending from the ceiling on demand together with unobtrusive Artcoustic Centre speaker. 32” plasma televisions are hidden in rise and fall lifts in all guest cabins. Working across the Sunseeker range, from the 88 Yacht up to the 40m Yacht, bespoke installations to upgrades and addons, Dawsons has become an invaluable ally for the luxury

After transforming a Sunseeker 37m trideck into a “party boat that allows access to movies, music and digital television anywhere on the yacht”, a transformation that earned Dawsons prestigious Best Marine Installation awards from Cedia and Crestron, Founder and CBE Robert Braithwaite said “Dawsons worked very closely with us from the initial concept stage, installation and programming as well as offering aftersales support once the boat had left our shipyard. The audiovisual installation on this particular boat was the single most important area to the client so we had to ensure both Sunseeker and Dawsons fulfilled expectations.” And fulfilled they were. The Arrival Yachts When it comes to selling a boat – perhaps to go bigger, more modern, to downsize or simply ‘get out’ – the way you go about achieving that sale depends on several important factors:
TIMESCALE: seasonal demand - sell at
the end of the season or wait for the new? PRICE: sellers often want to try a higher price to start with and reduce it as the season approaches, based on feedback from potential buyers CONDITION: the quality of maintenance and servicing can make a massive difference LOCATION: proximity to popular cruising grounds and a busy airport are always a plus USAGE: is the boat going to continue to be in use, what about the crew? Not many people have all of these considerations entirely clear at the outset, and of course situations change. Similarly, even some of the most motivated of sellers have a price limit that they choose not to go below and will hang on to their boat for another year if necessary. Arrival Yachts is accustomed to discussing these factors with its clients and draws upon extensive experience to advise how best to proceed in order to suit their individual circumstances. With at least 70 boats directly listed at any one time, this is testimony to the confidence that these clients place in the Arrival Yachts service.
Open listings – no exclusivity
The easiest way to place a boat on the market through a broker is on an open listing or non-exclusive basis, that is to say more than one broker advertises it. However, remember, easy isn’t always the best. Sellers often take this route as they want to avoid being tied into a contract – possibly a sign that they are not really that serious and could be testing the market to

service Open Listing or Central Agency Listing? some degree. There are also many brokers out there who promise to have buyers but sellers struggle to place their complete trust in them. It is understandable to believe that by listing your boat with more brokers you’ll gain more exposure to the market. This can be true but when advertising is duplicated to excess, buyers believe that there is more of that particular model on the market than is actually the case. Two other scenarios can also play out. Firstly, some brokers are hesitant to offer a boat that is openly listed for sale in case the client tries to go direct to the owner or through another broker. Secondly, depending on how aggressively they operate, some brokers will compete to sell a boat for the cheapest price by interpreting the owner’s net figure in different ways. Brokers need to feel protected in some way for the effort they are going to put in. At Arrival Yachts we strongly advise that the number of brokers is limited to two. An independent broker and a main brand agent are normally sufficient and there is less chance of overlap in efforts.
The Arrival Yachts Central Agency Service – one company, one broker
For vessels in the 20 to 40 metre range, a seller should definitely be considering a Central Agency Service. When looking at this larger yacht market, almost all are sold either under a Central Agency or Joint Central Agency basis. The amount of work that can go into marketing and selling a vessel of this size and value becomes too great for a broker not to have some form of security. To this end contracts are generally entered into for a 12 month period and follow the format devised by the Mediterranean Yacht Brokers Association. It’s essential to check that
the broker, the company profile and their chosen advertising media are going to suit the type of vessel you have for sale in order to reach the target market. When the broker understands the seller’s situation, the “important factors” outlined earlier on in the article, and has made a thorough study of the market, they can then go on to actively promote the vessel, talk to potential buyers and provide constant and consistent feedback to the seller. A combination of experience, intelligence and hard work are required to bring a potential buyer and seller together whilst establishing the true value of the vessel and gauging the offers that are received.

If you’re a northern European eyeing a winter golfing break, odds on the Algarve and Costa del Sol will enter your mind first as the safe bets. Long-established, tried-and-tested, you know what you’re going to get. But isn’t this a problem? Familiarity, as they say, breeds contempt so why not consider the Island idyll of Mallorca – you won’t be disappointed.
T
he largest of Spain’s Balearic archipelago, Mallorca is comparatively youthful in terms of its golf development. The Costa del Sol’s oldest golf course, Parador de Málaga Golf, was inaugurated in 1925 but it wasn’t until 1964 that Mallorca got its first fairways – the Fred Hawtree-designed Golf Son Vida. Today the Island has no less than 26 courses, several of them championship standard, and it attracts over 100,000 golfers playing in excess of half a million rounds each year. So what’s the allure? Philip Salvá, Director of Real Golf de Bendinat and Secretary of the Balearic Golf Course Association, offers his thoughts, “Mallorca’s small size, just 3,640km², is actually its greatest asset. Even if you travel the extremities of north to south, west to east, your car journey will never be more than an hour thanks to excellent

motorways. This makes it possible to sample a variety of the island’s finest golf courses, even in a short weekend.” “Equally appealing is the fact that Mallorca packs in a wide variety of landscapes for a dainty Island from lofty mountains to fertile plains and rocky coastlines to wide sandy beaches. Our golf courses reflect this geographic diversity – many with stunning views and backdrops. Add a very mild winter climate and plenty of sunshine throughout the year and Mallorca is really a very strong golfing proposition.” For golfers who are coming with partners, family or non-playing pals, Mallorca again comes up trumps for extra-curricular entertainment. Capital Palma combines culture, architecture and city spirit with fabulous old buildings, an imposing waterfront Gothic Cathedral, pedestrianised streets filled with boutiques
and high street stores as well as a veritable who’s who of top-class bars, clubs and restaurants – many of them serving up fresh fish delivered each day to a seemingly endless marina front which plays host to cruise ships, naval vessels, megayachts and tiny sailboats. Move out of the city and the Island’s your oyster with beautiful sandstone villages, hilltop monasteries and stately homes waiting to be explored. Being an Island there’s also an endless choice of calas, beaches and coves – plenty of them near-deserted if you’re prepared to get off the beaten track – and all fringed with the clearest of turquoise water inviting you to swim, snorkel, dive and sail. Little wonder almost 23 million passengers passed through Palma’s International Airport in 2011 – making it comfortably Spain’s third busiest airport after Madrid and Barcelona.

Despite being opened as recently as 2003, this Robert Trent Jones Jrdesigned course has a very mature feel to it and has already been recognized by many golfing magazines, journals and guides as one of the finest in Spain – and possibly even Europe. Golf Alcanada’s biggest ace is its location. Set at the north of the Island, it’s the only course in Mallorca to consistently follow the coastline and has the most incredible views across the Bay of Alcudia including the lighthouse on the island of Alcanada which forms part of the Club’s logo. Looking the other direction and you have the lofty mountains of the Sierra de Tramuntana, declared a UNESCO World Heritage Site in 2011, as a contrasting yet equally imposing backdrop. Nature is in abundance at Golf Alcanada. Pine, oak and olive trees flank the well-kept fairways whilst many rare and wild species of bird can be spotted throughout the round – particularly if you take an early morning tee time. The par 72 course is challenging, in typical Robert Trent Jones Jr style, with 58 wellplaced bunkers and some tricky greens with hidden breaks, but it is an absolute must for any experienced golfer who finds him(her)self in Mallorca. Billed as one of “Mallorca’s busiest courses”, Golf Santa Ponsa I is located in the coveted southwest corner of the Island and the only one of the Santa Ponsa golf course trio that is open to the public – 18-hole II and 9-hole III are strictly members only. Designed by Folco Nardi with assistance from Pepe Gancedo, the Málaga-born Picasso of golf course designers, Golf Santa Ponsa I was inaugurated in 1977 and covers 73 hectares of attractive Mallorcan landscape. A par 72, it is a long course, in fact the 10th hole is one of the longest in Europe, and has wide fairways dotted with plenty of indigenous trees and plants, water hazards and bunkers. A six-time European Tour venue, Santa Ponsa I is of championship standard and therefore more challenging and suited to lower handicaps. Aside from such golfing greats as Severiano Ballesteros, Miguel Angel Jiménez, Colin Montgomerie, Ian Woosnam, Lee Westwood and Vijay Singh, other famous names to have graced the greens are their Majesties the King and Queen of Spain, Britain’s Prince Andrew, President Carter, Michael Douglas and wife Catherine Zeta Jones, Nigel Mansell and Franz Beckenbauer. www.son-gual.com Golf Son Gual, just a ten minute drive east of Palma, is fast moving up the ranks to become one of Europe’s most prized golfing possessions. Despite its youthfulness, having only opened in 2008, Golf Son Gual has earned itself the reputation as Mallorca’s number one course and it’s all thanks to the vision of double-glazing magnate and golf enthusiast, Adam Pamer, and German Amateur Champion turned Course Designer – Thomas Himmel. Rumoured to have cost a cool 30 million euros, the 7,250 yard course works its way around 800 olive trees, plenty of bunkers, lakes and even neat rows of vineyards which produce Golf Son Gual’s own wine collection. The course is immaculately maintained by a 30-strong team of greenkeepers including five who work on bunkers alone. A unique touch is the 300,000 euro drainage system that rapidly clears water after heavy rainfall – whilst some of the Island’s courses may have to close, at Golf Son Gual even buggies can go on the fairway just a few minutes after the clouds part. Very challenging but enjoyed by all levels of golfer, Golf Son Gual has hosted some special tournaments such as the 2008 European Senior Tour packed with golfing legends from Sam Torrance to Ian Woosnam as well as a glittering list of celebrities who choose to play at Golf Son Gual such as Rafael Nadal, Jamie Redknapp, Boris Becker and German national football coach Joachim Löw.

www.ponientegolf.com Moving back to the southwest of Mallorca and 18-hole Golf de Poniente is another favourite amongst the golfing fraternity. Just one kilometre from the holiday honeypot of Magalluf and a 25 minute drive from Palma Airport, the course is easily accessible and known as a tough but fair course. A practice area, putting green, driving range and bar-restaurant are also on hand. Designed by British golf architect John Harris in 1978, the par 72 layout has wide fairways and large greens but even the best players find it hard to beat at times. Many of the fairways slope away unexpectedly and there’s water to tackle too, but your main hazard will always be the tall trees that line them and become home to many a wayward tee shot. Surrounded by wild nature, a haven for flora and fauna, it’s hard to believe that the hustle and bustle of Magalluf is but a stone’s throw away. Expect spectacular views, from the 8th and 16th holes in particular and pay attention to hole ten as Pepe Gancedo, one of Spain’s eminent golf architects, said it was one of the best par fours that he’d played in his life and, as a player, however many times he played this hole, he always found it different.

The greens are spacious, some fairways are long and wide, others narrow and with the odd dogleg to make things interesting, whilst six artificial lakes provide beauty and a little test for the golfer. The final six holes deserve special mention as they weave amongst the Artà mountains and beg for more precise play – the par three 15th with its spectacular views is oft voted the best hole on the Island. Also on-site is the typically Mallorquin Restaurant Roca Viva – an excellent place to relax and enjoy the exquisite cuisine overlooking the 18th, particularly on summer Thursdays when it’s barbecue and live music night.

A Testimonial Yacht owner Steve Minion came across Nigel Wales, Managing Director of Arrival Yachts, by chance back in 2007 when his Sunseeker Predator 58 was up for sale but stubbornly refusing to shift. I was absolutely delighted with the service which was refreshingly efficient and professional.” Having upgraded to a Princess V70, by Christmas 2010 Steve was again seeking to move up to a larger boat and not only had to find a suitable vessel but also needed to sell the Princess in order to make the move. “I was talking to several brokers but, as Nigel had delivered such good service last time, I was keen to see how he could be of assistance again. Arrival Yachts came up with the right boat at the right price, a 2002 Sunseeker 105, and remarkably sold the V70 to the very same vendor. I couldn’t believe my luck.” As can be the way with yachting, the purchase process wasn’t as smooth as it could have been with Arrival Yachts having to intervene to keep things on track. “We had a full survey done on the nine-year-old Sunseeker yet, when we came to use it, quite a number of faults cropped up,” Steve explained. “Despite her very light use, she had

essentially sat in Palma marina as a floating hotel for four years and as soon as we started to use the vessel in earnest, a number of problems occurred. However Arrival Yachts continued to look after my interests and acting as ‘honest broker’ stepped in to try and right the wrongs.” Nigel picks up the story, “With some refit and servicing work already planned for, Arrival Yachts brokered a deal securing the best price and quality in the shipyard. Our support continued for many months after the sale to ensure that Steve had the smoothest possible start with his new boat.” “Nigel Wales was the perfect gentleman broker standing in the middle of these negotiations,” Steve continues. “He was scrupulously efficient, very fair and returned all calls and emails promptly and courteously.
