ESSENZA LIVING INSPIRATION FOR CONTEMPORARY ARCHITECTURE We are proud to welcome you to what is already our fourth edition of ESSENZA LIVING magazine. The publication was launched as a reference for our portfolio of villas and to showcase our valuable partners. In the meantime, however, it has not only provided great inspiration but also set new standards for modern high-quality properties as well as a benchmark for contemporary architecture. Great design is the cornerstone of any project: Get this right and everything falls into place. However, if you get this wrong, it’s a hard lesson to learn – one that can be time-consuming, frustrating and expensive. This is probably the main reason why clients choose us and place their confidence in our hands, to avoid expensive mistakes and ensure they get what they want in an agreed timescale. We work closely with our clients, because understanding their personality, lifestyle, hobbies and practical needs is crucial to delivering the house they have always dreamed of. Clients come to us because they like what we have done, and they want our know-how, high standards and good taste, to produce the results they are seeking. At Essenza, we offer our reputation and our ability to offer the very best materials and service. Over the years we have gathered a highly reputable group of partners and suppliers who comply with our own superior benchmark of design and standards. THE MARKET IN 2016 The level of investments in luxury villas has not been this high for many years, a market which is dominated by villas from one to five million euros, mostly new, contemporary and fulfilling latest standards. Marbella property has followed the trend of 2015, where we experienced an evolution that started in 2012 and has gained momentum ever since. However, over the past eight months (we are writing this in June), we have seen a somewhat changing landscape. The annulment of the 2010 master urban plan for Marbella once again brought some insecurity to our town, and we need to redefine and identify what pieces of land are eligible for construction – and which are not.

Fortunately, demand for luxury properties by clients and investors has not changed. Our properties – which all comply with the legalities of the 1986 urban plan now in place – have especially enjoyed increased attention. These planning issues have also brought a growth incentive to surrounding municipalities including Benahavís, Estepona and Mijas. The limited land available in Marbella has favoured the expansion of neighbouring areas, where there is sufficient land for future development. We anticipated this well in time, and have started a large number of projects in the Alquería-Benahavís area this year. We hope you enjoy our style of architecture as much as we do. We are passionate about creating beautiful, high-quality properties, redefining design and giving new direction to modern architecture in Marbella. We hope to provide you with inspiration for new ideas in the world of architecture and home interiors. Wishing you all a pleasurable read… Carlos Lamas and Patrick van Dam

MARBELLA STYLE AND SOPHISTICATION Marbella’s glamorous past dates to the 1950s, when the early “jet-setters” gathered at Prince Alfonso von Hohenlohe’s luxurious beachside residence to party during the day and dance the night away. Grace Kelly, Audrey Hepburn, Brigitte Bardot, Maria Calla, Aristotle Onassis, Ted Kennedy, Gunther Sachs and the Duke and Duchess of Windsor were among the wealthy and famous from around the world who sipped champagne by the sea and dined on exquisite Mediterranean delicacies at the sprawling finca that was to become Marbella Club Hotel. Over the past half-century, that golden age has undergone various transformations but Marbella today remains a splendidly cosmopolitan, diverse and affluent area offering everything from trendy beach bars, select boutiques, Michelin-star restaurants, five-star hotels and exclusive nightclubs to picturesque marina resorts, highly-regarded international schools and several world-class golf courses… an incomparable mix of contemporary chic and traditional allure. Extending from Elviria to the east, home to some of the Coast’s finest beaches, through the venerable cobble-stoned streets of the Old Town, along the celebrated Golden Mile to sumptuous Puerto Banús and, just beyond, San Pedro de Alcántara, and into the verdant mountain hinterland, Marbella has become a home away from home for hundreds of thousands of expatriates. And, as the stunning properties featured in this fourth issue of Essenza Living highlight, they have found an exceptional range of homes from lavish penthouses to palatial mansions. All (at least those showcased in these pages) built or renovated in a cutting-edge modern architectural style. Marbella… for truly privileged contemporary living.

REAL ESTATE INVESTMENT IN SPAIN GENERAL TERMS AND TAXATION By Francisco Sánchez Jiménez (Sánchez & Beck Abogados)

In general terms, there are several ways of investing in real estate: you might be interested in buying a property directly from a developer or from a previous buyer; or buying a plot of land and building your own house. We will focus this article on the last of the cases – i.e. the purchase of a plot of land and the construction of a house – although we will also outline some general ideas about taxation for the rest of the cases. 1. Acquisition of a house/building from the developer (first transfer of the real estate): this occurs either when the developer makes the first transfer once the construction is finished or when the transfer is made when the developer has been using the property itself for less than two years. This transfer is subject to the payment of IVA/VAT (10% of the price) and duty stamp (1.5% of the price or 0.3% of the price if less than €130,000, the acquirer is younger than 35 years of age and the property will become the main residence).

14

2. Second transfer of a house/building: this would happen when there is a prior transfer of the property or when the promoter has been using the property for more than two years before the purchase. In this case, there is no IVA/VAT involved (except when both seller and purchaser are IVA/VAT payers). This kind of transfer is subject to transfer tax. This tax, as well as duty stamp, depends on the autonomous community. In the Andalucian region, the percentage to be applied to the purchase price is 8% (from €0 to €400,000), 9% (from €400,000 to €700,000) and 10% (from €700,000 on). No duty stamp is involved when the purchase is subject to transfer tax. Nevertheless, there are some exceptions to the percentages above-mentioned. Transfer tax would be just 2% if the house is bought as an investment property and is re-sold less than five years after the purchase (some other requirements need to be fulfilled). If the price is less than €130,000, the buyer is younger than 35 years of age and the property will become the main residence, transfer tax would be 3.5% of the purchase price.

DECLARATION OF NEW CONSTRUCTIONS • Construction licence • Architect’s certification of finalisation according to the licence • Decennial Insurance • First occupation licence • Construction book

DECLARATION OF OLD CONSTRUCTIONS • Architect’s certification with construction age and description of the building • Cadastre certification

Reduced IVA/VAT of 10% is also applicable to the refurbishment of an old house if the property will be considered as a first domicile (all of it or more that 50% of the construction), if the restoration does not take longer that two years, and if the constructor does not provide the materials (or provides less than 40% of the budget). If those requirements are not fulfilled, IVA/VAT would be the standard 21%. 3. Buying an urban plot of land and building a house: declaration of the new construction. This declaration seeks to synchronise the plot information with the information at the land registry. Tax on the purchase of an empty plot of land would be the same as the transfer tax on the purchase of a house that we just referred to previously. As well as in the previous case, no duty stamp is involved. If IVA/ VAT is involved (i.e. the buyer and seller are IVA/VAT payers) the tax would be 21% and not 10%. In this case, it would also be subject to the payment of 1.5% of duty stamp.

Declaration of the new construction is subject to the payment of another 1.5% of duty stamp of the construction value. The construction is also subject to the payment of the construction licence to be granted by the town hall. The declaration of a new construction is to be bestowed through a notarised title deed and can either be done once the building is completed (most of the cases) or before (normally when the owner needs to be financed). If you want to declare an old construction, the payment of the tax might have become expired (four years for constructions finished prior to May 2000; 10 years for buildings finished after that date). Formalities to grant the declaration of a new construction are the following: construction licence; certification of the architect in charge of the construction certifying that the building has been finished following the project in which the licence was granted; decennial insurance; licence of first occupation; energy certification; and construction book (with details of the building, parties involved in the works, maintenance instructions, guarantees, etc).

JMR TECHNICAL STUDIO BUILDING: SEGURO DECENAL (OCT)

This insurance is a 10-year building guarantee policy and is legally required on all new build properties. The client would not be able to re-sell the property within 10 years if this were not in place. In addition, an Organismo de Control Técnico (OCT) is required to guarantee the policy. This is an independent company which checks the work carried out to protect the “Seguro Decenal” insurer’s risk. Seguro decenal: 10-year new build property insurance Since May 2000, it has been obligatory in Spain for promoters or developers to take out a “Seguro Decenal” policy, in order to cover the building against any significant defects affecting the structural stability and resistance. It is important to note that most builders will opt for the basic obligatory cover. While optional cover is available to cover elements such as the water tightness of roofs and walls, many

16

builders will not take additional cover. Although elements that affect the habitability of the building may need to be rectified by the builder up to three years from the date of completion (see below), after three years only the remaining seven years of the 10-year policy can be called upon. Many owners therefore find that, having discovered problems with their Spanish property after three years, only those defects that affect structural stability can realistically be pursued with the insurers. The correct diagnosis of problems and identification of structural relevance is therefore important. The first 10 years First 15 days: Owners should report any evident defects to the builder, who then has 28 days to rectify them. Significant omissions may even give the owner an opportunity to withdraw from the pur-

ESSENZA ADVICE

chase, although in practice this could be a lengthy and costly process. (It is advisable to identify any defects prior to completion.) First year: During the first year the builder is liable to correct all defects reported to them. The builder must repair any defects properly (not just so the repairs last a short period) and use the correct and originally specified materials. Second and third years: Over the next two years, the builder is still responsible for repairing major defects that would make the property inhabitable. Of course, some issues can be difficult to argue. While, for example, flooding caused by a leaking pipe or roof may be the obvious responsibility of the builder, smaller issues may be more difficult to determine responsibility. First 10 years: Having taken out Seguro Decenal insurance, the builder or “promoter” is liable for the costs of any repairs in the event of a structural failure in the building.

What if there is no policy? In an increasing number of cases there is no policy in place. This occurs through a “loophole” whereby a “self promoter” (owner/developer) has built the house for their own occupancy with the intention of living in it for the duration of the first 10 years. Due to a lack of understanding at the time of purchase, the builder might submit all paperwork showing the buyer as the “promoter”; therefore the obligation to take out the insurance (if they intend to sell on within 10 years) rests on their innocent shoulders. It is only later when they encounter defects, and try to register, mortgage or sell the property, that the non-existence of a policy could come to light. Furthermore, as insurers like to specify a level of control during the construction period, it can be difficult to obtain insurance post-completion.

JMR TECHNICAL STUDIO TECHNICAL ARCHITECT: A KEY ROLE

18

ESSENZA

JMR Technical Studio ESSENZA04.indd 18

20/07/16 13:58

ESSENZA ADVICE

For many of our clients from other countries, the role of the “aparejador”, “arquitecto técnico” or “ingeniero de la edificación” (however it is described) is an unresolved mystery when they embark on their first project in Spain. The main reason is because in their countries of origin this professional does not exist with the same responsibilities as in Spain. In many European Union and non-EU countries some of the technical architect’s designated responsibilities are taken on by architects, various tasks by quantity surveyors and others by engineers. In many cases, this work – during the building phase – is assumed by construction-consultants. The technical architect and/or building engineer’s responsibilities are regulated by Spanish law, especially the L.O.E. (Ley Orgánica de la Edificación, or Fundamental Building Law) and other norms that bring this up-to-date. To determine the origin of this professional we need to return to the Middle Ages. They were the “maestros de obras” (“master builders”) who carried out the engineering and technical work for such major civilian and religious projects as castles, palaces, cathedrals and churches; they worked closely with the architects. Their main responsibilities include aspects of project management during the building phase. One of the technical architect’s key roles is as project building manager (in the case of the architect, project developer and project manager). In practical terms, while the work is being carried out, this translates into supervision and management of the building work in relation to technical solutions for the effective adaption of the project design, cost control, schedule control and external quality controls as required by the builder, and technical support for the developer during the construction phase. Another major role attributed to the technical architect is preparing the project-study for health and safety, as well as coordination of work safety during construction. This entails a great deal of responsibility, and is a role that is not always properly understood by various other representatives involved in the project development. Even though these are the key roles of the technical architect when a home is being built, in practice, JMR Technical Studio (with Jesús Martín Rojas at the helm) has for many years been making other contributions to help the developer ensure a project is developed properly, right from the start: i.e. monitoring the quotes and bids supplied as part of the comparative study; preparing a full report that enables the developer to negotiate and choose the best option; and providing advice on construction company contacts, with the OCT (Oficina de Control Técnico, or Technical Control Office) and Seguro Decenal (10-year insurance) – both concepts controlled by law. In addition… technical advice in the event of disagreements with the construction companies, providing mediation and arbitration in order to avoid legal conflicts among the respective parties; advice for the developer on purchase and materials management; and an extensive range of other management processes that might occur unexpectedly during the project development, such as relations with the town hall and other authorities. Finally… JMR Technical Studio’s aim is to be a technical office that provides “madeto-measure outfits”, specialising in quality and designer residential homes, in close collaboration with architects’ studios with whom we have the good fortune to be working – and operating as a team to ensure a first-class conclusion to our clients’ projects.

CONTEMPORARY ARCHITECTURE A LOCAL MEDITERRANEAN VISION

ESSENZA INSIGHT

What we refer to as contemporary or modern architecture tends to cause confusion in the client/architect relationship. In architecture, there is a clear difference between contemporary and modern, but this is not necessarily the case among clients. The current demand for modern homes can be traced back to when specialist magazines brought the general public’s attention to latest trends in interior equipment and furnishings, such as kitchens and bathrooms. From that moment, homeowners began to see new spaces and architectural styles that varied from the traditional. In the case of Marbella, this has been linked directly to an Andalucian or Mediterranean style. New technology has facilitated the development of large-format window systems, and interior air-conditioning at a level of efficiency impossible to achieve previously. Mediterranean beach architecture for second homes in Marbella was always associated with demand within the British market – people seeking an Andalucian identity in the styling of their homes. However, the crisis in recent years led to Britons being displaced by clients from the Benelux and Scandinavian countries. With a more modern vision back in their home countries, these new clients seek contemporary homes that not only offer designer décor but also a more open-plan architectural style.

Homeowners in the Balearic Islands and on the Costa Brava became aware of the added value of modern/contemporary design well before we did on the Costa del Sol, but now this style has taken southern Spain by storm. Clients now want generous and open elevations, level ceilings, accessible solarium enclosures, expansive window systems and more. In this context, as architects we need to recognise the fact that homes in the Mediterranean climate should incorporate new architectural elements that are not in demand in colder countries, such as covered terraces and solariums. Looking beyond the concept of architecture for architects – that is, objects that speak a specific code which is out of the reach of most clients – I would like to highlight the importance, in my work as an architect, of including elements that move us away from an architecture of objects, and focus on the value of a home’s individual use and functionality. To that end, working with top-class materials for façades and interiors is essential in order to achieve a balance between aesthetic modernity and comfort and functionality in a home. New times, new technologies… homes are constantly undergoing radical changes. Those who are able to secure balance and flexibility in design will be the ones who prevail and endure over time.

Located in the ultra-select La Zagaleta urbanisation, in the majestic Sierra Bermeja mountain range above the Costa del Sol, this singular modern villa is the product of a design concept involving some of the finest talents in Marbella. A team made up of outstanding professionals in their fields – construction, home technology, décor, landscaping and architecture – has had the opportunity of starting from a blank canvas in a prime location and transforming the original home into a new statement of elegance and refinement, with all the benefits of an established position. According to architect Carlos Lamas, whose role it was to develop the design concept of Villa Fortuna, the aim was not to create an “avant-garde home that looks fantastic in magazines but would be impractical and unpleasant to live in”. A true modern design reference is one that looks amazing and sets new standards but also functions on a personal level, says Carlos. “What we are creating here, after all, is not a public icon but a private villa where a family will live, entertain and feel at home. It is with this brief to ourselves in mind that we set out to design a luxury living concept that transcends fads and trends, and has the credentials to become a modern classic.” To that end, a team of highly experienced professionals, all passionate about their work, gathered to contribute their respective skill sets to the project, with Udo Fleischmann of Atlas Group ensuring the highest standards of construction, Victor Periañez of Illusion responsible for state-of-the-art

home entertainment and automated systems, and Gonzalo Moreno of Gunni & Trentino heading up the bespoke interior dressing of the villa. This desire to work with the best also ensured the collaboration of suppliers and companies such as Román Clavero, the leading window and door makers in this region. “We have resisted creating a cavernous house or one that is steeply terraced,” says Udo, “and have worked hard to create a pleasant flow to the home and its grounds, while incorporating all the space, amenities and luxuries you would expect of a villa of this stature.” “Usually there are all kinds of compromises when you embark upon a project of this kind,” adds Carlos Lamas, “but we have minimised our concessions to the bare minimum by forcing ourselves to come up with solutions that are visually and functionally elegant and in keeping with our concept.” The result is a free-flowing villa full of light and dramatic perspectives whose treatment of volumes is such that it belies the actual space. Rather than producing an unending succession of Bauhaus-like right angles, the architect has allowed his pencil to leave the ruler and weave sensual forms that are modern yet without the need for cold regimentation of form. From its prominent hillside position, Villa Fortuna commands inspiring views of a broad swathe of coastline all the way back to the verdant surrounding hills. MARKET OUTLOOK FOR MARBELLA REAL ESTATE

The Marbella property market is now into its fifth year of recovery following the “bubble” of 2008. We previously forecast that Marbella would live up its growth expectations in 2015, and we expect these positive trends to continue over the next few years, especially in the luxury market, as prices are rising again in residential areas with the highest demand. The multi-country source market – and strong demand from an increasingly diversified worldwide client base – adds to record tourist numbers and consequently lends a certain buoyancy to the local economy. We have seen this empirically reflected in official statistics released by the Ministry of Public Works, whose figures for 2015 revealed a 9.83 per cent increase in property transactions compared with 2014 in the Marbella, Estepona and Benahavís municipalities. We have now returned to the pre-crisis volume of transactions. One key indicator of the market im-

62

provement is the fact that homeowners are beginning to raise their asking prices again, in strong contrast to the general trend in which prices were decreasing for several years. NEW RESIDENTIAL PROJECTS Over the past couple of years, the supply of new build projects, both villas and apartment buildings, has risen significantly. This trend is also confirmed by the many architectural completion certificates issued, according to statistics from the College of Architects: a real indicator of growing confidence in the market driven by strong demand. As Patrick van Dam of Essenza Living notes, “Although Marbella has been one of Europe’s top holiday destinations for over 20 years, it appears that an increasing number of visitors previously staying in hotels, or rented villas, are now

ESSENZA

Market ESSENZA04.indd 62

ESSENZA VIEW

choosing to buy their own properties here – as a holiday or second home. Many are actually choosing to relocate to take advantage of the climate, international schools, and safe and healthy environment in which to raise children.” Low mortgage rates, a weak euro and interesting yields for luxury property investments are other factors that have energised the market. SUPPLY AND DEMAND Demand for stock in the very best locations here is such that there is an increasing shortage of supply, which in turn has led to more and more people choosing to construct new modern villas on existing plots – a great way to combine 21st century luxury within the finest locations while creating investment value in the process. But there is limited choice; there is hardly any land available in prime residential areas, and most of the stock of old houses has been snapped up. The trend for contemporary is continuing, not just in terms of architectural styling and décor but also modern construction standards, technical amenities and comforts. These homes also have to comply with construction norms applying in buyers’ own home countries, use high-quality modern materials, effective insulation, well-made doors and windows, provide warmth and comfort in the winter, offer high band width for fast internet access, and use the latest domotics home automation systems in security, lighting and home entertainment. What’s more, they also have to be energy-efficient. “Most of our clients are very well travelled, so they are used to a modern international style in boutique hotels and homes, and expect the same standard here,” says Patrick. “Naturally there is scope to adapt the styling to the local setting, but modern contemporary architecture is very much what people are after now.” This extends to the internal décor and distribution as well, where clean, open-plan layouts, full-length windows and tall ceilings create the fresh, spacious environments characterised by light and views that are so in vogue right now.

SATISFYING NEW DEMAND “The biggest issue increasingly remains the challenge of finding a good selection of existing properties that fit requirements,” says Patrick, who has seen clients continuously reject evenproperties built in the past 10 years. “Although these homes are much improved in comparison to what was built before the mid-nineties, they very often fall short of buyers’ expectations because they were still primarily conceived as second homes. As a result, a lot of people who might actually prefer to buy an existing, ready-to-move-into property are coming to us wanting to renovate or build their own new villas.” The desire to combine such homes with a great location leads many to effectively rebuild existing villas. This is a growing trend that Essenza offers with its bespoke and specialised services to fulfil the most challenging client’s demands, while maintaining the company’s peerless standards. Essenza also assists clients – both end-users and investors – to source real estate in desired locations. “We source, do a feasibility study on the basis of a cost analysis of land and redevelopment, and if positive move on to the concept, architectural design, construction, interior styling and delivery of a stunning modern home. We also take care of the marketing of such a property on behalf of investors, for whom we compile cost, feasibility, marketability and projected sales cycle reports at the outset.” Essenza also notes a growing differential between modern homes entirely in tune with contemporary tastes and technical requirements and the larger body of older homes in Marbella. “A great many older properties are being updated in this way,” says Patrick, “but those that aren’t will increasingly struggle to maintain their value in comparison. Well-built modern homes will pretty soon be the norm against which others are assessed, and they are set to gain much more in value.” They are therefore popular with investors in an international market where luxury real estate is replacing the financial markets as a solid form of investment.

ESSENZA ADVICE

Although the purchase of a property in Spain is a straightforward and transparent transaction, the process of obtaining planning permission – both for new construction and renovations – can be rather more complicated. What’s more, there are no all-encompassing national laws, as each autonomous region qualifies the parameters according to its own planning directives. The applicable planning guide, or PGOU (Plan General de Ordenación Urbanistica), in our region therefore is that of the Región Autónomo de Andalucía, and even it can be subject to further local regulations, so it is important to work with an architect and team with local knowledge and experience. We are often asked to source or inspect land or properties on behalf of clients wanting to build a new property or renovate an existing one. From the client’s perspective the most important

66

factor is quite naturally the location, in terms of its views, orientation, the attractiveness of its surroundings and easy access to services. Different people have different preferences, and so we will be asked to look at rustic hillside locations and seaside settings, but also in conventional residential areas close to golf courses, schools and shopping facilities. While sourcing the desired property/plot in the ideal location we also look at it from another, more technical perspective aimed at filtering suitable candidates from a construction point of view. Our experience in this field allows us not only to assess the economic viability of the project, to see if it falls within the established budget once the purchase cost, construction and dressing of the home have been taken into account, but in the first instance to see if it fulfils the requirements for construction.

ESSENZA

Planning Permission ESSENZA04.indd 66

ESSENZA ADVICE

property and their impact on the surroundings will be assessed and held up against the requirements set out in the local PGOU. Some adjustments and alterations to the plans may be required, but a successful application will result in the project being granted a building permit. In environmentally sensitive spots the process can be drawn out further by additional analysis and consultation with ecological experts, river departments, archaeological departments or infrastructural authorities, though such cases will very much be the exception, not the rule. The overall process sounds pretty straightforward and, indeed, there are foreign buyers inexperienced in the building process who have taken it to completion, but usually they will be the first to tell you, “Never again. Next time I’m having a professional take care of it all for me.” The main reason for this is the requirement not just of speaking the language fluently, but also of being intimately acquainted with the rather complicated legal, technical and architectural jargon as well. In addition to being professionally at home with topics relating to architecture, engineering, construction, planning, accounting and law you also have to know how to deal with the local authorities in such a way to make the process as quick and fluent as possible. As people who deal with these issues on a regular basis and have long-standing contact with all the professionals and agencies involved, we are in a position to ensure it is exactly that.

SPECIALIST EXPERTISE The process of obtaining information regarding the planning directives is just the first step towards getting planning permission for your new-build or renovated property. Once you know what the rules are concerning the land or home you have in mind, and know what can be done on it, you will be able to make an informed decision and draw up your design plans accordingly. The architect’s plans, once finalised and signed off by the client, will then have to be presented to the town hall’s planning department, initially to be signed off for technical approval by a technical architect to ensure they are structurally sound and conform with the overall building criteria. The next step is to submit the plans for actual planning permission, and now both the plans themselves, the construction/renovation project in concept, the land/

TO BUILD OR NOT TO BUILD While we analyse construction-related issues such as gradient, soil type, drainage, access and technical infrastructure – and in the case of renovation the cost of rebuilding – we also check up on planning issues. After all, if you’re not allowed to build, or are very limited in what you can do or change in a particular location, it will likely eliminate itself as an option there and then. The first step in this is to ascertain the planning status of the zone that the plot forms part of, and ensure that it falls within a residential area where homes can be constructed. Next we request the specific planning directives relating to the area to obtain a full list of details, including the ratio of permissible construction to plot size, limits on vertical height, how close you can build to the perimeter of the land and yet more detailed requirements such as the topographical plan regarding access, garages, driveways, terracing, pools and how technical services such as waste, water and electricity will link into the grid system. In private communities such as La Zagaleta there may also be aesthetic rules limiting the range of architectural styles and materials that can be used. Few of us expect to be building an oriental-style pagoda, but you don’t want to be faced with unexpected restrictions that will force you to change your plans after the fact. BUILDING IN MARBELLA

While a lot of people might still associate Spanish – and in particular Andalucian – construction with white-plastered walls and terracotta tiles, the reality is that over the past decade the processes and materials used have been modernised and improved greatly. These days Spanish construction has evolved right up to the build standards common in other parts of Europe and, when it comes to bathrooms, terraces and pool areas, it has retained its traditional Mediterranean advantage in terms of quality, luxury and styling. Quality control, however, remains as important as ever, and today consumers are better protected as Spanish regulations have come into line with the rest of western Europe in defining the roles and responsibilities of the various parties involved in the

68

construction of a property. These naturally include the construction firms, specialist technicians and suppliers of building materials, but also professionals such as architects and commercial entities like the promoters. Such clearly defined roles and quality, against which each of the above are expected to work, not only makes the entire process more transparent but also easier for those buying or building their home to redress possible complaints. BASIC OVERVIEW OF THE STEPS INVOLVED You are free to play as big or as small a role in the design of your home as you wish, and the more experienced homeowners will sometimes come up with many of the ideas themselves, but

supervision of the Direccion Facultativa, a professional team made up of the architect and a quantity surveyor, or aparejador. The construction company contracted to do the building will have to work under the supervision of these professionals, with the design architect ensuring that the building is made according to the original designs and the terms of the licence granted by the planning authority, while the technical architect (aparejador) ensures that the technical specifications are adhered to as well. Commercial developers of real estate, known in Spain as promoters (promotores), are under legal obligation to take out an insurance policy on the project that covers the structure and its technical components for a minimum of 10 years from the moment of completion. This insurance covers potential repairs, large or small, as well as possible reparations made to homebuyers in the event of failures or problems caused by faulty construction or technical standards.

ultimately you will need a qualified, registered architect to put these plans on paper and convert design concepts into technical drawings that form the blueprint for subsequent construction. For this reason the Spanish law requires homebuilders to appoint an official architect, who is a member of the College of Architects, to draw up the plans according to the prevailing planning directives, technical standards and operational procedures imposed upon all professionals involved in the building process. This design project is then submitted for review of compliance to the local planning authorities and will have to be signed off by their resident technical architect before a building licence is granted and it progresses to the status of a building project. The on-site construction process itself falls under the technical

CHOICE OF BUILDER Who you choose to build your home is, of course, of prime importance. In most cases the decision will be taken either by the private owner or by the project management team of a commercial promoter, who will invite different builders to tender for the work and measure price against quality and reputation before selecting the construction firm they believe offers the best combination of these factors. Decisions of this kind involve a complex assessment that also has to take into account quantity surveying of the costs, quantities and quality of the materials and technical systems required in the construction of the property. Given the number of options and variables, it takes skill and experience to get this right and ensure that the building project does not exceed the established budgets and that the end product conforms to the aesthetic, technical and quality standards expected of it. For this reason it is important to work with skilled professionals whose technical expertise matches their local knowledge and ability to get things done. Essenza Contemporary Living is a proven specialist in this field with a portfolio of projects and clients that speaks for itself. What gives their clients complete peace of mind is that they manage and quality control all the elements: creative design, surveying, costing and management of the construction process. Ensuring it is done to budget, to deadline and to your – and their – exacting standards. Their project management isn’t simply there to make sure the job gets done: it acts as on-site quality control over the entire process, from concept, design and planning through to construction, dealing with third parties and suppliers – right down to completion and the final dressing of the home. Essenza Project Management Services: • Supervision on-site during construction • Tendering of builders • Regular reports • Purchasing of materials and installations

Bioclimatic architecture and fittings help strike the perfect balance between a home, the comfort of its occupants and the climatic conditions. A bioclimatic construction or cover is a structure in which the sun’s rays and natural air circulation are the main power sources for its heating and ventilation. Let it rain, let the wind blow, let the temperature race up and down… Biossun bioclimatic patios let you enjoy your outdoor space for longer. This unique, groundbreaking concept in patio covers regulates the temperature of your patio and house naturally while protecting you from bad weather and the sun’s rays. With their impressive blend of fine design and technology, Outdoor Concepts’ patio covers suit all styles of home. Seven Reasons for Opening Up with Biossun 1. Motorised Blades BIossun’s moving blades, built into a profile section frame, swivel through 175 degrees to follow and enjoy the sun wherever it goes. 2. Built-In Weather Station When it rains, a built-in weather station closes the blades. The slats can also be manually adjusted with the remote control. 3. Protection from Bad Weather Bioclimatic patios protect you and your outdoor furniture from

rain and keep you sheltered in the teeth of gales of up to 200 km/h (125mph) – with a built-in rainwater runoff system that makes rainwater recovery easy. 4. Natural Temperature Regulation Bioclimatic patios stimulate natural ventilation, avoiding the greenhouse feel and maintaining a regulated temperature in your home. 5. Easy Upkeep Biossun structures keep cleaning easy, using plain water from beneath. The blades swivel through nearly 175 degrees, so they can be cleaned without any need to climb onto the roof. 6. More Than 300 Shades Standard Biossun bioclimatic patio covers come in a range of over 300 colours and finishes. 7. Seamless Integration Biossun structures fit in with all styles of home and architecture. i BUSINESS FILE OUTDOOR CONCEPTS Blvd. San Pedro (Marbella) Tel. DESIGN CONCEPT PREMIUM BRANDS AND HIGH-QUALITY SERVICE Interview with Fernando Fernández and Rosa Hernández

What brands do Design Concept mainly work with? We work with many premium brands to enable us to give the high-quality service that we are known for providing. In kitchens we work with Poggenpohl, Blanco, Miele, Corian, Gaggenau, Siemens and Neff, to name but a few. With regards to home decoration, we work with the likes of Ivano Redaelli, Cattelan Italia, Minotti Italia, Bonacina Pierantonio and Lema, plus many more. We choose our collaborators carefully so that we can maintain our high standards in premium furniture and home solutions.

74

Tell us more about Poggenpohl… Poggenpohl have very avant-garde ideas and are well-known for their modular kitchens. They merge living and cooking, uniting the whole living space from the floor and wall to the ceiling. They are represented in over 70 countries and have been established for more than 120 years. Though Poggenpohl is one of the oldest kitchen brands in the world, they have continued to reinvent kitchen life. Their aim is perfection, which is achieved through the utmost attention to detail. The German founder, Friedemir Poggenpohl, had a vision that the kitchen was not just a place to prepare food but a place in the home where we can come together.

You work with important kitchen ranges such as Porsche and many ranges by Poggenpohl such as +Segmento and +Modo, but tell us more about +ARTESIO +ARTESIO is an iconic kitchen using a modular construction with matching front and side panels to harmonise the panel walls, base units and furniture with a dramatic arch and grooved wall that unites the kitchen with the surrounding space. This design links cooking and living areas with seamless harmony.

The wall is multi-functional with a grooved panel concealing a horizontal LED strip that directs light upwards and can take stainless steel shelves for books, ornaments or kitchen tools. There is a stainless steel panel within it which can accommodate switches, sockets and wall fittings. The distinctive +ARTESIO arch is highly functional, concealing cables whilst providing ambient light for the kitchen area. It makes a real statement in the kitchen, linking the kitchen with the space beyond it.

Who was the architect for +ARTESIO? Hadi Teherani was the architect for the +ARTESIO kitchen and it was the first time that Poggenpohl commissioned an architect for one of their kitchens. He planned the kitchen so that it offers new multifunctional blends and transitions which can be planned as compact or space-encompassing solutions. What is the background to one of your Italian brands, Lema? Lema was founded by the Meroni family in 1970 and is renowned for its strong tradition in craftsmanship, which is reflected in the quality of each furniture piece. The company has designed and manufactured home furniture for over 40 years, collaborating with a great number of well-known designers such as Nendo and Piero Lissoni and offering comfort and harmony through the use of light colours and ambiences dedicated to rest and relaxation. Lema furniture fits perfectly into hotels, restaurants, office headquarters and luxury residences. i BUSINESS FILE DESIGN CONCEPT Established since: 1993 Services/products: interior decoration Calle Zinc, Marbella Tel. GUNNI & TRENTINO ADDING A FAMILY TOUCH TO CONTEMPORARY HOMES

Photos by: David Toms

Interview with Gonzalo Moreno

What are the basic principles behind the company? GUNNI & TRENTINO has become an international interior design company with more than 40 years of experience, offering the best quality products and very personalised interior design projects. One of our main advantages is that we can save plenty of time for clients, as we undertake the whole interior design project, supplying a complete range of products for the project (kitchens, bathrooms, floors, wardrobes, home furniture, lighting, outdoor, textiles…). We work with both professional clients – architects, builders, investors – and end-clients with the same commitment and efficiency. How would you summarise the market at present and how you fit into this market? During the last few years we have faced several challenges. We took the decision

78

to expand internationally and we now have offices in Spain (Barcelona, Bilbao, Madrid and Marbella), Bogotá (Colombia) and Doha (Qatar). We are involved in more and more large international projects. As dealers, we are still committed to the top international brands, but we have worked hard to obtain the best prices possible from our suppliers and factories so that we can still maintain a high standard of service and products at a competitive price. Nowadays, I can definitely say that the times are improving, and the whole market is regaining confidence.

“We have become an international interior design company with more than 40 years of experience”.

What are the inspirations and influences behind your work? We always go to the Milan and Paris fairs. They are our main fairs: 80 per cent of our providers are Italian as we believe they are pioneers, but we travel a lot to have the latest and most innovative products

included in our already wide offer. We are best known for our contemporary style but we have clients from all over the world so we must cater for all tastes, including classic. What is your vision for the company and tell us more about your passions? We have gone for the a “one-stop” showroom all over Spain and in Bogotá and Doha. It reflects better what we really are, a full-service firm, and it is much more convenient for our clients. Over the last few years we have started our international expansion and aim to continue doing so. We are also growing at a double digit, and have now more than 120 employees working

in the company. We are official dealers for more than 600 quality brands, and we also manufacture our own products – our own GUNNI & TRENTINO kitchens, bathrooms, flooring and coating, furniture, wardrobes and special products, which we design to the highest quality standards. What are your thoughts about modern architecture in Marbella and how are you involved? Marbella has always been a place where Mediterranean-style houses have been constructed but now 80 per cent of our clients and investors are moving towards more contemporary and designer houses. There are not many contemporary houses here

in Marbella but I feel that we should embrace modern architecture more, since the demand for this type of architecture has increased recently. At GUNNI & TRENTINO we are always offering the latest trends, which adapt very well to the increasingly popular contemporary-style houses. How do you see the future of modern architecture (particularly in Marbella)? I see a great future. There are fantastic architects in Spain now enjoying a much more active market environment, and developing top-quality residential projects. In Marbella, we see that people are buying plots with old houses, demolishing them and totally rebuilding them. Kitchens and bathrooms have taken on more importance in the home and will continue to do so. Materials in contemporary homes have improved dramatically and this element becomes really important in order to finish a house’s specifications. Ceramics can now imitate other materials such as wood or cement, giving many new possibilities for the modern home. Wood is not ideal in a bathroom or on a terrace due to issues with humidity and heat, but now you can use ceramics that take on the look of wood and are completely durable. We still have many clients who believe stone and mosaic is a superb

80

material, so we are always renewing our collections as much as possible, in order to be completely up to date. What does a “home” represent to you? The current way of living has changed. Technology has entered homes and we must take this into account when designing. The home is essentially where people unite and relax. The kitchen is not only the place where people cook: it is also the place where the family actually live, and it has therefore taken on more importance in the home. We can see this in our projects as people are requiring larger kitchens as they are spending more time there. Also, the bathroom is more important than ever before. With our busy and stressing lives, it is a place where we can relax and find ourselves – a bathroom can be a sanctuary with your very own spa area.

BULTHAUP HOLISTIC DESIGNS FOR SEAMLESS LIVING SPACES Interview with Nacho Porras

What were the company’s beginnings? The company was founded 68 years ago by Martin Bulthaup, and is now in its third generation. The company innovates continuously, and over the past 29 years has become a trend-setter for the other brands. In Marbella we have been representing the brand for the past 13 years, as distributors for the whole of Andalucía, and we have undertaken both national and international projects. What are the basic principles behind the company? The main principles are essentially to develop modern, high-quality kitchen projects, have a clear focus on clients and the finished product, and offer impeccable service. Our clients know what they are

82

buying and have very high expectations. Our challenge is to be able to sell this dream to clients and satisfy all their requirements and preferences. All our projects are unique, the same as each client, so the challenge is ongoing. How would you summarise the market at present and how you fit into this market? I believe the market that is beginning to reach Marbella is very Bulthaup. What I mean to say by this is that there is starting to be a demand for modern architecture and in Marbella at the moment there isn’t much of a market for modern homes, so a company that has been faithful to a modern ideal for the past 60 years will fit perfectly into this new market model. I remember the first five years with Bulthaup,

“Our clients know what they are buying and have very high expectations. Our challenge is to be able to sell this dream”

when selling a kitchen featuring modern lines wasn’t easy. Now, however, people are starting to identify much more with modern styles, perhaps because clients have changed and the average age of our clients has become lower, on the one hand, and because the market was definitely saturated. Fifty per cent of our projects are renovations: architects who transform a classically designed house into a modern or contemporary home. What are the inspirations and influences behind your work? There are several influences. The first source of inspiration is Marbella itself, and what that entails. We work in an area with an enormous number of nationalities, mixes, different languages, our climate… In addition, clients provide us with a great deal of inspiration: many know exactly what they want and we learn a lot from them. They also take us back to their own countries to carry out work, and that is extremely enriching. Bulthaup is another important source of inspiration. Every year we have to complete a series of training courses, from the installer to every member of the team. We also attend all the main fairs, including Milan and Cologne. What is your vision for the company and tell us more about your passions? Our vision is to have continuous growth over the next few years, for the reasons I outlined before. The current situation is delicate but we are fortunate because up till now we have always found clients for our products. In Germany, they tell us that Bulthaup is a very fair product, and this is true when you compare the product that you buy with the price you pay for it. Quality, finish, technology, craftsmanship… Tell us more about your involvement with modern architecture in Marbella… We work with various architects in Marbella, and they all, in one way or another, identify with Bulthaup, so we have a very fluid

dialogue with modern architecture in Marbella through them. We have a department run by an architect which is exclusively for dealing with architects and providing the advice and support they need with their different projects. How do you see the future of modern architecture (particularly in Marbella)? As I mentioned before, we see a very bright future in the coming years for this kind architecture. There aren’t all that many architects who have dedicated themselves to modern architecture on a permanent basis. However, those who have done so for several years now are the ones who have most work. Carlos Lamas is one of them, in my humble opinion. What does a “home” represent to you? The key place where you try to express your dreams. That represents all your ideas. Your personal refuge, place of rest, enjoyment. Home sweet home. In conclusion… Our showroom was one of only two in Spain (together with Barcelona) to win the coveted Bulthaup award for sales performance – testament to the excellent customer service we offer.

CPAD LUXURY CONSTRUCTION INSPIRED BY OLD AND NEW Interview with David Navarro

We understand you have plans to work on the Costa Blanca… Yes, we are thinking about extending our offices there but first I want to establish the company’s corporative image.

84

Photos by: David Toms

Costa Blanca is an interesting area… Yes, Alicante, Valencia… the whole coast is beautiful. The climate is very similar to this one and Madrid is a very interesting area too. It has great potential, and that’s why I went there to meet three architects. We are currently offering two houses in Madrid for one of the architects.

Technologically it has the best domotics (home automation) on the market as well as top of the range audio equipment, a wine cellar, a swimming pool, a home cinema, games room and office – it even has an ecological orchard. The swimming pool has a jet installation for swimming against the current and was built using cutting-edge micro-cement. The garden is like a green on a golf course, and the house itself is extremely well-equipped with amazing views over Sierra Blanca. Half of the house is in Nagüeles and the other in Sierra Blanca.

What is your most original project? We completed a house in Sierra Blanca which was very special. It’s very contemporary and open-plan, and the materials are of the highest quality and very exclusive.

What are the main energy-saving features in your projects? First of all, the exterior wall cladding finishes which has special panels for insulation. Instead of cement covering, a panel for

thermal and acoustic insulation is used. Another system uses Iton block - an outstanding English product for the exterior and reinforced concrete walls. In addition, we use other panels to create a kind of thermal heating, insulating the Roofmate cover. Thermal insulates are installed in the windows, with light filtering in correctly so you can have a perfect view; while on the outside it’s a bit smoky, so power consumption is saved. In the winter, they have a double chamber and double-glazing to ease the impact of cold temperatures. In northern Europe, this product is highly sought-after, more expensive but better quality. You can reduce your expenses by up to 75 per cent. Obviously there are also solar panel and geothermal insulations, which we are using in a lot in our projects.

A house reflects the personality of its owner. What would be your ideal house and where? In the middle of the mountains, next to a river or lake and on one floor made solely from fine natural materials such as stone, wood and slate. How important are new surface materials in contemporary design? There is a new revolution in style, blending the old world with the new and offering a great range of options for all kinds of home designs and family households. All houses are different in style – some are Arab, Russian etc. – but all are contemporary in style, which is now very much in demand. I also have close ties with Asia.

Your office and meeting room is 3D architecture… That’s our anagram, our symbol, what the initials of our name mean: project construction to the finest detail. My inspiration is mainly to show the possibilities of a project using different tones in wood and white stone. It’s still rustic, as I have close links with such traditional materials such as stone for example. We use natural stone in white… it’s very elegant. This is the concept I like to reflect in my construction. The lines of the framework in the windows are minimalistic… the world map represents styles from all around the world. Do you also sell materials? Yes, we are going to start doing this with limestone and quartz. We will produce, cut and treat the stone and engrave drawings; however, we don’t sell bricks or similar materials. We cover all areas of construction, but the line we want to continue with is luxury products and materials. First, we want to establish our name here, and then expand internationally. These days it’s easy to have international contacts, which obviously cre-

86

ates great opportunities and possibilities to learn, and to work in other countries. I don’t want to be a big constructor but on the other hand, I would like to be the best in the construction of luxury villas. As our brand indicates, we take pride in the details and we use materials from all over the world. Our clients can see our materials showcased, as our office is a showroom…with finishes, lighting, audio, domotics, all the different installations, blending the old with the new, ceramics, glass, etc. As our name reflects our identity, we think it’s a good way to showcase our inspiration.

CAN TINTORÉ PROVIDING SECURITY AND LUXURY FOR MARBELLA’S HIGH-END MARKET

Photos by: David Toms

Interview with Elvis and José Rodríguez Parente

When was your company set up and by whom? Can Tintoré is a family company founded in Barcelona in 1977 by José Rodríguez Rivas. In 1996 we (his sons Elvis and José Rodríguez Parente) took over the management and four years later we decided to move to Marbella where, with Mariola Cabeza Ruiz, who had been involved in the construction industry for many years (and is now Elvis’s wife), we embarked on a new professional path, including very highend products. Today, we are the exclusive distributors in Marbella of such brands as Schüco, although the range of products we work with is extremely extensive, from Renson pergolas to Bandalux curtains, Stobag blinds and Finstral PVC windows.

88

What are the basic principles of the company? Quality, service and after-sales, all achieved from a foundation of hard work. How would you summarise the market at present and how you fit into this market? High-end – very high-end. We fit in perfectly as all the products we work with are leading brands in the luxury market.

“We aim to offer the best products sought by professionals in the area”

Today we are well established in the area, with great designs and good clients to value them, and a 250 square metre metre showroom with the latest designs and models from Schüco, Renson Bandalux, Stobag and Finstral. Without a doubt this represents a significant commitment and provides industry professionals with a key support tool. What are your thoughts about modern architecture in Marbella, and how are you involved? We aim to offer the best products sought by professionals in the area, and we are committed to providing tools - such as the aforementioned showroom - where they can work with their clients whenever they want to.

What does a home represent to you? Life’s refuge… and by that we mean a cosy, inviting and safe place. That’s where we come in, offering products that provide this security and warmth, something truly important such as windows. In conclusion… We highlight the fact that we are the only authorised distributors in Marbella and on the rest of the Costa del Sol of Schüco, we manufacture latest-generation equipment and we also undertake installations, all of which makes us an even more solid company in the high-end market. We try to go out of our way to make the customers happy. How did you collaborate with Mads Mikkelsen? Last year BoConcept released The Call starring renowned Danish film star Mads Mikkelsen. In just a few weeks it became a viral must-see, receiving more than one million views. It’s not a commercial in the traditional sense; it’s a real film created by

some of the best professionals from the Danish film industry. The entertainment factor is high and what really makes The Call stand out is the intense drama between Mads Mikkelsen and beautiful Swedish co-star Malin Buska. BoConcept’s furniture merely plays a silent yet very stylish backdrop. Mads Mikkelsen is at the peak of his career, and renowned worldwide for his roles as Le Chiffre in the James Bond movie Casino Royale, in the TV series Hannibal and in the films The Hunt and The Salvation. The Call was the first of two films Mads Mikkelsen and BoConcept produced together. The second film, The Guest, is a comedy also intended to live a viral life.

ROMÁN CLAVERO CUTTING-EDGE WINDOWS AND DOORS FOR CONTEMPORARY HOMES

Photos by: Charly Simon

Interview with Marcos Oliver Román Ocaña

What products and services are offered by Román Windows and Doors? At Román Clavero we have been specialists for wooden and wood-aluminium windows for 30 years. In fact, we were the first ones in Spain to manufacture the first European-system wooden window, in the mid-eighties, which is why we have always been considered a flagship company at a national Spanish level when it comes to innovation and quality in wooden enclosures. We also offer our clients entrance doors and all options for interior carpentry, including connecting doors, wardrobes and dressing areas. In addition, there are other departments in the company which offer a complementary range of products and services that satisfy all our clients’ requirements, including a roofs section with options in wood for pergolas,

96

interior roofs, and gazebos and chiringuitos (huts) for the outdoor garden; a wood furniture and decoration section with options for bathroom furniture, stairs, panelling and bodegas, for example; and the long-life section, which provides efficient post-sales services to our clients, as well as maintenance and varnish refurbishment services. Román Windows And Doors’ technical experts are specialists in managing and undertaking projects from start to finish, from the initial quote, works management and personalised manufacturing to the post-sales service. Our knowledge and experience in all phases of the process means we can provide a rapid and effective service for design prototypes and quotes, while also offering a speedy works schedule and completion of the project.

“We manage projects from start to finish”

What are the main new trends and products in your industry? The trend in window systems in recent years is clear: a reduction in the width of the profiles to give more prominence to the glass. People are seeking windows with increasingly larger glass areas and with as narrow a profile as possible, with no visible obstacles. The development of glass technology that improves thermal insulation and protection from the sun, and the appearance of weightier ironwork systems, makes it possible these days to build larger windows that, a few years ago, were unthinkable and not recommended. Wood-aluminium systems are becoming increasingly prevalent in our production, and motorised aluminium roll-up blinds have definitely taken over from traditional products as options for controlling light in homes.

At Román Clavero we have been developing a sliding system in wood and wood-aluminium, with surprisingly narrow profiles (50 millimetres) and great capacity for large glass sheets, and we will be presenting these this summer. For entrance doors, eight years ago we started to focus on hidden and pivoting ironwork systems and motorised locks; while plain models with modern veneers are replacing the classic Andalucian doors that have been so popular on the Coast. We are also committed to starting production on doors that completely incorporate fingerprint or keyboard access, without the need for additional installations on the walls – easy to use and connectable to domotic home automation systems.

We are going to present new entrance door models decorated in 3D optik wood, where you can notice a strong contrast between the natural look and warmth of the door and other modern materials such as glass and steel. A new trend in interior carpentry that began nine years ago – less is more – has now become unstoppable. The objective was to reduce visible structures, and these days hidden hinges and frames without cover plates represent 80 per cent of our door production. The trend among architects and decorators is to install an invisible, or almost invisible, door. You could say that it is a neutral door in the context of the décor – that it is absent. At the showroom this spring Román Clavero is launching new Román Frameless door systems with a completely invisible frame, and Román FrameBlock systems with minimalised doors and very flat designs without any moulding, complemented by new-design handles, magnetic locks and borja-style (double palette) keys. These models are going to become prevalent in the next few years, especially for designer villas. What are the main future priorities at Román Clavero? To continue innovating and be the first to offer our clients the latest in design and current solutions in the market. To continue growing at a national level with our local headquarters in Madrid

98

and Cataluña, which almost represent 20 per cent of our sales. And to continue expanding our international projects so we can continue to take our products around the world and show that a small town in Andalucía manufactures products of a high quality, the same as at the top factories in Germany and Italy. What is it you like most about working in your industry? To be able to manufacture and install high-quality products designed around the needs, tastes and concerns that our clients pass on, and to be able to provide the correct advice. This is what makes each project a challenge, requiring you to ensure there is ongoing change and evolution in your services and products.

DANESPAN AESTHETICALLY ATTRACTIVE AND HIGHLY FUNCTIONAL KITCHENS Interview with Frank Petersen You relocated your showroom to the Golden Mile. Tell us why you decided to make the move… Where we are now in the Oasis Business Centre is a much better location for us. We wanted easier parking for our customers and more space to exhibit our products. The showroom is more contemporary, with a larger openplan space which better suits our needs. What are the main kitchen ranges you offer? We work with high-quality kitchen companies such as Miele, Gaggenau, Neff, Siemens, Bosch and Bora to name but a few.

100

In your opinion, what makes a perfect kitchen? A perfect kitchen should be aesthetically beautiful and highly functional. There is a kitchen to suit everyone’s needs if chosen carefully. What do you enjoy most about your area of work? I love client liaison and I thrive on finding the ultimate solution to someone’s kitchen requirements. Working closely with the client from the primary consultation right through to seeing the final result is very rewarding for me.

“The kitchen sector is active and it is constantly evolving”

What latest developments have you noticed within the kitchen sector as a whole? The kitchen sector is very active and it is constantly evolving. We have noticed that extractor fans are starting to be phasedout – they are now built into the hob or ceiling. The handle-less kitchen is very popular now, which makes a kitchen look very slick and modern. The desire for more natural looking kitchens, such

as using wooden grains, is returning. Also, we seem to be moving away from composite stone and going towards more special stone materials such as granite. In terms of the market, Spain is certainly enjoying an upturn in the economy after such a long crisis period. With the increased investment in Marbella from property buyers, the kitchen sector can only benefit from this.

AÑIL HOME TRENDS ENRICHING HOMES WITH CREATIVITY AND HARMONY Interview with Mili Benítez

Tell us about how and why you started Añil Home Trends… I set up Añil Home Trends in 1993. Previously I worked in the world of fashion in the Canary Isles, and studied in Barcelona, when still very young. I have always felt a close association with the world of design and décor, due to its creativity and the opportunities it offers. What are the main foundations on which the company is based? Professionalism, honesty and creativity, providing clients with a maximum degree of satisfaction, while always aiming to surpass their expectations. We are well aware of the importance of and effort required in giving life to a space, filling it

104

with colour, textures and emotions. We are very serious about that and you can see it in all our projects. What provides you with inspiration in your work? The sources are endless but observing your environment closely, and contemplating the changes it is experiencing, provides you with a great deal of information. I also remain very interested in feng shui, seeking to integrate all elements according to their energies. In order to remain on the cutting-edge of interior design, we visit all the major fairs and provide the shop with the latest trends, showing clients our long-term commitment to the industry.

“We make your dreams come true”

Photos by: Peter Staes

What are the main factors behind your company’s success? The most important resource that a company has is the people working for it. I believe I have managed to instil in my team the necessity of working well together. It might sound arrogant, but my main passion is my work. I look forward to it each day with enthusiasm and all my energy, and the rest of the time I dedicate to travelling and learning about other cultures. This provides me with additional information to help me know more about my clients and the ambience that they, probably, want to recreate.

How important is the ongoing development of modern architecture in Marbella to Añil Home Trends? Marbella has the good fortune to possess unique and very well-defined architecture, integrating new modern concepts without losing its essence. We have always been at the vanguard of design, following this same evolutionary path, and today we can claim to be one of the companies that best reflects this sense of modernity. We foresee trends in order to surprise our clients with their requirements and requests.

THE PROFESSIONALS

Thanks to its location, climatic conditions, etc., Marbella is perhaps one of the few places in the world where there is wide scope for this kind of architecture of pure and open lines, integrating the extensive vegetation and achieving a unique fusion. In Marbella, a real laboratory of ideas has been created in architectural terms, and we have exported many of these new conceptions, which have then been introduced in other areas. Immersed in a melting pot of different cultures, Marbella has undergone a constant evolution that has made it such a special place. What are the key ingredients in creating a dream home? Your home is the place where you feel safe and where you spend the best moments of your life… It’s important to spend time on

106

its layout so that it is adapted to you as a person. The materials you choose for your home should reflect those moments in your life and, if we or our circumstances change, then our environment should change also. It is important to maintain a harmony that encompasses our practical needs and reflects our personality. i BUSINESS FILE AÑIL HOME TRENDS Established since: 1993 Services/products: interior design Urb. SPAZIO2 PROFESSIONALS WITH A FRESH APPROACH TO DESIGNING BATHROOMS Interview with Mariola Cabezas Ruiz

Spazio2 opened around two years ago. How have your first two years been for you? The truth is, it has gone very well indeed – we are a rapidly growing company! We set up Spazio2 as we wanted to lead our professional career along a path that makes us happy. In 2014, when we considered the fact that architects and interior decorators required professionals for their projects, we came to the conclusion that what they needed was a “partner” who provided them with outside advice on those subjects for which they lacked a deep knowledge. Our team has a great deal of experience in the bathroom sec-

Our work methodology is based on a constant presence at fairs, where we learn about the most important latest trends, new initiatives and technical advances. We are able to fulfil the specifications of commissioning architects and other professionals, and adapt them to the needs of the client. From the inception of the Atlas Group we have steadily grown and consolidated into an internationally renowned company visiting and working on projects not only on the Costa del Sol – La Zagaleta, Sierra Blanca, Sotogrande, etc. – but also in such places as Barcelona, Gibraltar, London and most recently Villafranche, just outside the Principality of Monaco. Our client base from around the globe has allowed us to experience and learn about many different styles and specific requirements from these places and the clients who come from them. The Atlas Group’s philosophy towards our work ethic, a constant desire to improve and better ourselves and, of course, our virtually unlimited commitment to our clients has allowed us to achieve an excellent reputation further afield than our

However, the Atlas Group – through careful planning, strategies and commitments – not only survived but succeeded in consolidating our place amongst the most sought-after companies within our designated fields of expertise. In fact, as a result of our continued growth, we have just moved into a new state-of-the-art office spread over three floors. AM CONSTRUCCIONES TWENTY-FIVE YEARS BUILDING DREAMS Interview with Ángel Martín López

How would you define AM Construcciones? Companies comprise the people who make up the team, their work and their values. AM Construcciones is a resourceful and responsible company that fulfils its obligations and commitments – offering 25 years of experience and solutions. How do you achieve quality in construction? Taking meticulous care with procedures and the quality of the materials, respecting ourselves and our professionals, having confidence in our suppliers and working with the best… this is always a guarantee of quality.

120

What is AM Construcciones’ secret as a pacesetting company on the Costa del Sol? We don’t take on any more work than we can carry out efficiently. Never more than two or three villas at the same time. For us, it is indispensable to be closely involved with a project, be present on the worksite, and ensure permanent proximity and dialogue with both the technicians and owners. Having a good team and excellent professionals is one of the pillars of our company, as well as being open to innovation – this is all part of our DNA.

What does being professional mean to you? Being professional is being efficient. The best way to face problems is to anticipate them. We always optimise our procedures and resources so that everything flows as it should. Meeting deadlines is a priority for us. What would you say is excellence? Excellence is not something you see; rather you feel it. Often it is represented by centimetres, by millimetres I would even say, aspects that are not perceptible to the eye but which we know intuitively when we enter our homes. There is something that

surprises you, that charms you, something ethereal that might seem contradictory but hints at strength and order. How do you achieve excellence? Love what you do, be passionate about it, enjoy your work, know how to do it well, and aim to learn more in order to do it better – that’s the way we achieve excellence. Describe your constructions… The first word to describe them is architecture. Working with the best architects on the Costa del Sol is an honour, an opportunity

The combination of all the group’s businesses makes it a sound and secure option in this sector. Our technological development and the human element mean we can offer firm and complete answers, without any gaps, in the world of security. The time involved in developing our activity is key to being able to offer the services and products sought by clients. We are able to adapt easily to clients’ requirements, as we coordinate and have possession of the whole process – both services and products – that we offer to clients. Throughout these years we have been committed to creating the best working

128

protocols and training the best team, able to adapt day-to-day to clients’ needs – no matter how specific or special – and of course in their own language, which we consider to be of vital importance in carrying out the work they entrust to us. What products and services are offered by Lip Seguridad? Lip Seguridad is responsible for shaping its own protocols and procedures, adapting them to each client and each specific situation. This is possible because we control the whole process of service and attention to clients. We install and maintain the systems, which enables us to design our own security systems and facilitate the development of specific protocols that we use in our own central alarm headquarters, with staff chosen and trained within the parameters and development of years of service in the world of

security. The design of these systems comprises exclusive and secure communication systems, thus enabling us to attain a level of competence in our area that no other company can achieve. The only limit is what the client stipulates in respect of their requirements and their capacity for investing in security. Tell us more about the latest products on the market… The level of our commitment to clients means we can offer systems comprising four or five communication routes, which is key when it comes to protecting people and the assets they entrust to our care. Being able to unite fixed home systems with the ability to not only protect people and their assets when they are

at home but also when they are away from their property – and being able to operate with our team of armed guards – represents a unique and exclusive option on the Costa del Sol, only offered by Lip Seguridad. What is the future in security systems? The future is written every day, and we’re building it. Currently we are developing training for our technical and operations staff in preparation for the possibility of using drones to guarantee the security of people and assets. Also, protection systems for homes in the event of fire, comprising protection curtains for plots that guarantee an impregnable firebreak. And not to forget

aspects of cyber-security and tele-assistance permitted by the new law and which go hand in hand with the security and services we can provide to ensure that the circle of security guarantees a comfortable life for our clients. What do you enjoy most about your work? The most exciting thing about this work is, every day, being able to offer the best security options to people who contract our services, adapting them to the budget they allocate us, and guaranteeing that we will use all the means and human resources at our disposal. In conclusion… The phrase that defines us best as a company, and which we use during corporate meetings, is that our objective and our strategic plan can be summarised as, “Do things well”. And that is what we do every day and what has brought us to this point. i BUSINESS FILE LIP SEGURIDAD Established since: 1989 Services/products: security systems, central alarm headquarters, security and protection Plaza de Chile, Local 1 & 2, Urb. AQUAPOOL SPAS PROVIDING STYLISH RELAXATION AND WELLBEING Interview with Anja Mynster Kielskov

Tell us more about Aquapool and what new products you have in your showroom… We started Aquapool Spas in 2004 with the idea of creating a company specialised in supplying top-end spas on the Costa del Sol. Our first aim is to help people find their dream spa. We listen to the client’s needs, and with our wide spa selection there is always a good match. We have had an amazing growth curve the last three years. In 2014 our flagship HotSpring Spas were re-launched and the new design has been a worldwide success story. Our clients love them, because they are so stylish and different. In 2015 we opened a new showroom in Fuengirola in a perfect location. From the first day, the new showroom has been

132

very busy and it’s great to be able to offer local service from two different locations along the Coast. Since our start in 2004 we have offered Service Maintenance Contracts to our clients, in 2015 we expanded our Service Packs, and we can now tailor-make a contract according to the client’s needs with Concierge Visits every week or month if required. Our economical line “Fantasy Spas” is also increasingly popular; now you can get a spa from €2,995, and it’s perfect for smaller terraces and for rental properties.

“We listen to the client’s needs, and with our wide spa selection there is always a good match”

What factors do you need to consider when choosing a hot tub? The most important is to find a supplier that offers a reliable brand with a good warranty and after-sales service. Investing

in a spa is investing in your wellness and relaxation for many years, and therefore you need to be assured that the warranty is supported and that you can have your spa running for many years to come. Secondly, I think you should see the product and, even better, try the spas before buying. If you buy a car, you would never buy without testing it first. We offer all our clients the opportunity of testing a spa in a private area in our San Pedro showroom. A lot of clients have only tried spas in gyms or hotels, and what we offer is so much different. These are private spas with many more features than what a public spa can offer. The massage is

like what you receive from a private masseuse and the cleaning can be as natural as you want it to be. What about having salt water cleaning – then the water is actually healthier for your skin than tap water! Based on our experience since 2004 and feedback from clients, we have created a “Peace of Mind Guarantee” that we offer to all our new clients. Basically we want our clients to feel safe that, when they deal with us, they will get the best products backed up by a five-star service. Among other things, this guarantee gives you a 20-year spare parts availability guarantee. Contact us for information on the full “Peace of Mind Guarantee”.

What is the difference between a hot tub and a HotSpring Spa, and what are their benefits? First of all I would say experience says it all. HotSpring spas have been on the market for 39 years and, during the latest recession that we are just coming out of, they have continued to develop products, which means our spas are just light years ahead of any competitor. Our top-of-the-range HotSpring Spas are unique in various areas, but I always keep it simple by focusing on two important areas… Cleaning system – you decide how your spa will clean the water. You can choose to have an ozone generator as the main sanitiser, or if you want to get a unique bath experience our salt water cleaning system ACE is healthy and easy to maintain. No matter your choice, the spa will be cleaning silently 24 hours a day. Massage experience – seven different patented jet systems. HotSpring produces its own jet systems so no standard jets are used. For each massage seat, there is well thought-through engineering work behind it. Each seat will give you a different massage experience, so take five minutes in each seat and move to the next seat to get a full body massage. What is the future of spa design? One year ago I would have said a more European, modern design – and that is actually what BMW came up with when they designed the new HotSpring spas. Easy control is another important feature. With our newly introduced “Connextion” App you can control AND monitor your spa from your PC and/or mobile device. The app will tell you how the spa is performing and if there are any issues. You can also control the temperature of the water, which is convenient if you live in different locations and travel a lot.

134

In our market, it is a great service to offer, as many of our clients are here part-time. With this system they can oversee the spa from wherever in the world they might be. What do you enjoy most about your work? We love to help people find the perfect spa match. For us it’s all about fulfilling dreams. Is your dream to have more quality time with your family? Or is it to be able to give your friends a great spa experience? Some people want a spa for health reasons – such as, for example, arthritis – and a spa is a great complement to the treatment. In conclusion… It’s a pleasure for us to see how our personal dream of helping people to bring more relaxation and wellbeing into their lives is being fulfilled. For the last four years Aquapool Spas has been elected the number one dealer in southern Europe among all HotSpring dealers in Spain, Italy, Greece and Portugal, and in 2015 an additional award as “Best Service Department” was added to their selection.

ELEMENTS LIVING IMAGINING AND CREATING HOMES WITH A UNIQUE STYLE Interview with Josean Zingale

Tell us how Elements Living came about… Elements Living was launched in 2000 as a personal project with the objective of satisfying the needs of a few select clients. We quickly experienced great demand for our services and grew to become the well-established team we are now. What products and services are offered by Elements Living? Elements Living mainly specialises in personalised turn-key residential and commercial projects. We offer all services related to the interior design of a property. We coordinate projects and carry out reforms, creating high-quality interiors to reflect clients’ desires. We can also design innovative kitchens and offer advice on any other aspect of design, from building

136

to the smallest detail. The services we offer are fully comprehensive and dealt with through our in-house team of professionals. What makes Elements Living stand out from other companies in your market sector? Our work premise is client satisfaction. We only take on a certain number of projects, and this means we can guarantee quality of service. We like to get to know our clients and establish a personal relationship with them – which in many cases has lasted for years – and we dedicate as much time as necessary to each project to ensure the success and results we expect. Our flexibility and creativity, and the back-up of a large variety of national and international suppliers, allows us to

project unique interiors in very different styles to suit the tastes and needs of our clients. We do not follow a particular style or trend but listen to the client and try to reflect their ideas as closely as possible in the result of our work. That final result is unique, as we do not repeat pieces or combinations of furniture and fabrics in any of our projects. What do you most enjoy about your job? I enjoy most of all the challenge of creating something new from scratch every time we commence a new project. I especially thrive on meeting complicated challenges, turning something old into something new, or something tired and lifeless into something stunning and vibrant. “If you can imagine it, it is possible”… that’s my philosophy.

THE PROFESSIONALS

What key trends have been developing in recent years? One key trend among my clients is a movement to a warmer ambience with a touch of vintage. I see a tendency towards a fusion of different trends from the past with the modern elements we have been seeing in recent years. Retro and industrial designs are back, but integrating more modern materials. The use of more ecological materials and natural recycled wood is very much in fashion, reminiscent of a more Nordic style. I see a dynamic mixture which opens up the spectrum for choice and infinite combinations. In conclusion… We are devoted to what we do and our aim is to create homes that our clients love to come back to. i BUSINESS FILE ELEMENTS LIVING Established since: 2000 Services/products: Interior design, reforms and kitchens Calle Álvaro de la Iglesia, Edif.
