In this edition of Essenza Living we would like to welcome the many families who have decided to become part of the Marbella lifestyle in 2018 and are now residents or frequent visitors to the Coast. This year is moving at full speed with construction taking place everywhere and new developments for not only individual residences but also luxury apartment complexes. The luxury housing area has now expanded into more municipalities forming the “Golden Triangle” and comprising Marbella, Benahavís and Estepona. This growth in activity within the residential construction industry has resulted in new market areas which nobody had really predicted. Essenza has developed many different projects this year with a focus on increasing the quality of construction and application

of new technology. We have started working on passive home systems, which have been implemented in many other European countries and maximise energy-efficiency. Together with various technical teams, we aim to improve sustainable energy whilst achieving maximum living comfort. We go into 2019 with great expectations, not only because of the great volume of construction that is set to take place, but also for the development of contemporary architecture which will become increasingly more prevalent. Seven years ago, there was little interest in cutting-edge design, but the reality is that it has now become more popular than anyone could ever have expected. REAL ESTATE INVESTMENT GENERAL TERMS AND TAXATION IN SPAIN By Francisco Sánchez Jiménez (Sánchez & Beck Abogados)

In general terms, there are several ways of investing in real estate: you might be interested in buying a property directly from a developer or from a previous buyer; or buying a plot of land and building your own house. We will focus this article on the last of the cases – i.e. the purchase of a plot of land and the construction of a house – although we will also outline some general ideas about taxation for the rest of the cases. 1. Acquisition of a house/building from the developer (first transfer of the real estate): this occurs either when the developer makes the first transfer once the construction is finished or when the transfer is made when the developer has been using the property itself for less than two years. This transfer is subject to the payment of IVA/VAT (10% of the price) and duty stamp (1.5% of the price or 0.3% of the price if less than €130,000, the acquirer is younger than 35 years of age and the property will become the main residence). 2. Second transfer of a house/building: this would happen when there is a prior transfer of the property or when the promoter has been using the property for more than two years before the purchase. In this case, there is no IVA/VAT involved (except when both seller and purchaser are IVA/VAT payers). This kind of transfer is subject to transfer tax. This tax, as well as duty stamp, depends on the autonomous community. In the

Andalucian region, the percentage to be applied to the purchase price is 8% (from €0 to €400,000), 9% (from €400,000 to €700,000) and 10% (from €700,000 on). No duty stamp is involved when the purchase is subject to transfer tax. Nevertheless, there are some exceptions to the percentages above-mentioned. Transfer tax would be just 2% if the house is bought as an investment property and is re-sold less than five years after the purchase (some other requirements need to be fulfilled). If the price is less than €130,000, the buyer is younger than 35 years of age and the property will become the main residence, transfer tax would be 3.5% of the purchase price. Reduced IVA/VAT of 10% is also applicable to the refurbishment of an old house if the property will be considered as a first domicile (all of it or more that 50% of the construction), if the restoration does not take longer that two years, and if the constructor does not provide the materials (or provides less than 40% of the budget). If those requirements are not fulfilled, IVA/VAT would be the standard 21%. 3. Buying an urban plot of land and building a house: declaration of the new construction. This declaration seeks to synchronise the plot information with the information at the land registry. Tax on the purchase of an empty plot of land would be the same as the transfer tax on the purchase of a house that we just referred to previously. As well as in the previous case, no duty stamp is involved.

If IVA/ VAT is involved (i.e. the buyer and seller are IVA/VAT payers) the tax would be 21% and not 10%. In this case, it would also be subject to the payment of 1.5% of duty stamp. Declaration of the new construction is subject to the payment of another 1.5% of duty stamp of the construction value. The construction is also subject to the payment of the construction licence to be granted by the town hall. The declaration of a new construction is to be bestowed through a notarised title deed and can either be done once the building is completed (most of the cases) or before (normally when the owner needs to be financed). If you want to declare an old construction, the payment of the tax might have become expired (four years for constructions finished prior to May 2000; 10 years for buildings finished after that date). Formalities to grant the declaration of a new construction are the following: construction licence; certification of the architect in charge of the construction certifying that the building has been finished following the project in which the licence was granted; decennial insurance; licence of first occupation; energy certification; and construction book (with details of the building, parties involved in the works, maintenance instructions, guarantees, etc).

JMR TECHNICAL STUDIO TECHNICAL ARCHITECT: A KEY ROLE

For many of our clients from other countries, the role of the “aparejador”, “arquitecto técnico” or “ingeniero de la edificación” (however it is described) is an unresolved mystery when they embark on their first project in Spain. The main reason is because in their countries of origin this professional does not exist with the same responsibilities as in Spain. In many European Union and non-EU countries some of the technical architect’s designated responsibilities are taken on by architects, various tasks by quantity surveyors and others by engineers. In many cases, this work – during the building phase – is assumed by construction-consultants. The technical architect and/or building engineer’s responsibilities are regulated by Spanish law, especially the L.O.E. (Ley Orgánica de la Edificación, or Fundamental Building Law) and other norms that bring this up-to-date. To determine the origin of this professional we need to return to the Middle Ages. They were the “maestros de obras” (“master builders”) who carried out the engineering and technical work for such major civilian and religious projects as castles, palaces, cathedrals and churches; they worked closely with the architects. Their main responsibilities include aspects of project management during the building phase. One of the technical architect’s key roles is as project building manager (in the case of the architect, project developer and project manager). In practical terms, while the work is being carried out, this translates into supervision and management of the building work in relation to technical solutions for the effective adaption of the project design, cost control, schedule control and external quality controls as required by the builder, and technical support for the developer during the construction phase. Another major role attributed to the technical architect is preparing the project-study for health and safety, as well as coordination of work safety during construction. This entails a great

deal of responsibility, and is a role that is not always properly understood by various other representatives involved in the project development. Even though these are the key roles of the technical architect when a home is being built, in practice, JMR Technical Studio (with Jesús Martín Rojas at the helm) has for many years been making other contributions to help the developer ensure a project is developed properly, right from the start: i.e. monitoring the quotes and bids supplied as part of the comparative study; preparing a full report that enables the developer to negotiate and choose the best option; and providing advice on construction company contacts, with the OCT (Oficina de Control Técnico, or Technical Control Office) and Seguro Decenal (10-year insurance) – both concepts controlled by law. In addition… technical advice in the event of disagreements with the construction companies, providing mediation and arbitration in order to avoid legal conflicts among the respective parties; advice for the developer on purchase and materials management; and an extensive range of other management processes that might occur unexpectedly during the project development, such as relations with the town hall and other authorities. Adopting a Passive House model makes the presence of active heating systems almost unnecessary. Supply is mainly provided by the sun’s heat, by energy generated by the home’s occupants, by domestic devices and by recycling waste air. How is this possible? In the first place, due to “passive” components such as windows with thermal insulators, heat exchange systems and efficient insulation. Furthermore, it is an energy concept that can be applied to any architectural design, construction style or material. Energy consumption is reduced to a minimum thanks to the application of passive measures of insulation, sealing, forced aeration and air heat recovery. Comfort is unmatched when compared to that of a traditional house. Temperatures are homogeneous throughout the house, and there are no drafts or unwanted infiltrations. Indoor air quality is optimised by renovating the ventilation system and its filters, reducing dust accumulation. In 2020, High Energy Efficiency Construction Directives will enter into force, and this will mean that houses, as well as appliances, will have an energy efficiency value from “D” to “A”. Certified Passive House homes are allocated an energy efficiency of A Plus, which makes them stand out prominently in the real estate market, as housing that ensures the greatest energy efficiency. The figures bear this out, with both energy demand and CO2 pollution reduced to one-tenth. The cost of construction is about 10 per cent higher than traditional costs, but is fully recouped after about eight years. Then the home’s consumption will be 10 per cent compared to the same housing operating with a traditional system. PASSIVE HOUSE AND RENEWABLE ENERGY The Passive House Standard can be combined conveniently with on-site renewable energy generation and, since April 2015, the new building classes “Passive House Plus” and “Passive House Premium” have been available for this supply concept. Passive House buildings for all kinds of uses now exist throughout the world. In addition to residential and office buildings there are kindergartens and schools, sports halls, swimming pools and factories built as Passive House buildings, while the first Passive House hospital in the world is being constructed in Frankfurt am Main. Interest in the Passive House concept is growing significantly and - bearing in mind the level of resources in industrialised countries and the need to contain global warming - municipalities, businesses and private individuals are increasingly implementing new constructions or retro-fits to the Passive House Standard. What we refer to as contemporary or modern architecture tends to cause confusion in the client/architect relationship. In architecture, there is a clear difference between contemporary and modern, but this is not necessarily the case among clients. The current demand for modern homes can be traced back to when specialist magazines brought the general public’s attention to latest trends in interior equipment and furnishings, such as kitchens and bathrooms. From that moment, homeowners began to see new spaces and architectural styles that varied from the traditional. In the case of Marbella, this has been linked directly to an Andalucian or Mediterranean style.

New technology has facilitated the development of large-format window systems, and interior air-conditioning at a level of efficiency impossible to achieve previously. Mediterranean beach architecture for second homes in Marbella was always associated with demand within the British market – people seeking an Andalucian identity in the styling of their homes. However, the crisis in recent years led to Britons being displaced by clients from the Benelux and Scandinavian countries. With a more modern vision back in their home countries, these new clients seek contemporary homes that not only offer designer dÊcor but also a more open-plan architectural style.

Homeowners in the Balearic Islands and on the Costa Brava became aware of the added value of modern/contemporary design well before we did on the Costa del Sol, but now this style has taken southern Spain by storm. Clients now want generous and open elevations, level ceilings, accessible solarium enclosures, expansive window systems and more. In this context, as architects we need to recognise the fact that homes in the Mediterranean climate should incorporate new architectural elements that are not in demand in colder countries, such as covered terraces and solariums. Looking beyond the concept of architecture for architects – that

is, objects that speak a specific code which is out of the reach of most clients – I would like to highlight the importance, in my work as an architect, of including elements that move us away from an architecture of objects, and focus on the value of a home’s individual use and functionality. To that end, working with top-class materials for façades and interiors is essential in order to achieve a balance between aesthetic modernity and comfort and functionality in a home. New times, new technologies… homes are constantly undergoing radical changes. Those who are able to secure balance and flexibility in design will be the ones who prevail and endure over time.

The Marbella property market is now into its sixth year of recovery following the “bubble” of 2008. We previously forecast that Marbella would live up its growth expectations in both 2016 and 2017, and we expect these positive trends to continue over the next few years, especially in the luxury market, as prices are continuing to rise in residential areas with the highest demand. The multi-country source market – and strong demand from an increasingly diversified worldwide client base – adds to record tourist numbers and consequently lends a certain buoyancy to the local economy. We have seen this empirically reflected in official statistics released by the Ministry of Public Works, revealing annual increases of 10 per cent in property transactions in Marbella, Estepona and Benahavís municipalities. We have now returned

to the pre-crisis volume of transactions. One key indicator of the market improvement is the fact that homeowners are beginning to raise their asking prices again, in strong contrast to the general trend in which prices were decreasing for several years. NEW RESIDENTIAL PROJECTS Over the past couple of years, the supply of new-build projects, both villas and apartment buildings, has risen significantly. This trend is also confirmed by the many architectural completion certificates issued, according to statistics from the College of Architects: a real indicator of growing confidence in the market driven by strong demand. As Patrick van Dam of Essenza Living notes, “Although Marbella has been one of Europe’s top holi-

villas on existing plots – a great way to combine 21st century luxury within the finest locations while creating investment value in the process. But there is limited choice; there is hardly any land available in prime residential areas, and most of the stock of old houses has been snapped up. The trend for contemporary is continuing, not just in terms of architectural styling and décor but also modern construction standards, technical amenities and comforts. These homes also have to comply with construction norms applying in buyers’ own home countries, use high-quality modern materials, effective insulation, well-made doors and windows, provide warmth and comfort in the winter, offer high band width for fast internet access, and use the latest domotics home automation systems in security, lighting and home entertainment. What’s more, they also have to be energy-efficient. “Most of our clients are very well travelled, so they are used to a modern international style in boutique hotels and homes, and expect the same standard here,” says Patrick. “Naturally there is scope to adapt the styling to the local setting, but modern contemporary architecture is very much what people are after now.” This extends to the internal décor and distribution as well, where clean, open-plan layouts, full-length windows and tall ceilings create the fresh, spacious environments characterised by light and views that are so in vogue right now.

SUPPLY AND DEMAND Demand for stock in the very best locations here is such that there is an increasing shortage of supply, which in turn has led to more and more people choosing to construct new modern

SATISFYING NEW DEMAND “The biggest issue increasingly remains the challenge of finding a good selection of existing properties that fit requirements,” says Patrick, who has seen clients continuously reject properties built in the past 10 years. “Although these homes are much improved in comparison to what was built before the mid-nineties, they very often fall short of buyers’ expectations because they were still primarily conceived as second homes. As a result, a lot of people who might actually prefer to buy an existing, readyto-move-into property are coming to us wanting to renovate or build their own new villas.” The desire to combine such homes with a great location leads many to effectively rebuild existing villas. This is a growing trend that Essenza offers with its bespoke and specialised services to fulfil the most challenging client’s demands, while maintaining the company’s peerless standards. Well-built modern homes will pretty soon be the norm against which others are assessed, and they are set to gain much more in value.” They are therefore popular with investors in an international market where luxury real estate is replacing the financial markets as a solid form of investment.

Although the purchase of a property in Spain is a straightforward and transparent transaction, the process of obtaining planning permission – both for new construction and renovations – can be rather more complicated. What’s more, there are no all-encompassing national laws, as each autonomous region qualifies the parameters according to its own planning directives. The applicable planning guide, or PGOU (Plan General de Ordenación Urbanistica), in our region therefore is that of the Región Autónomo de Andalucía, and even it can be subject to further local regulations, so it is important to work with an architect and team with local knowledge and experience. We are often asked to source or inspect land or properties on behalf of clients wanting to build a new property or renovate an existing one. From the client’s perspective the most important factor is quite naturally the location, in terms of its views, orientation, the attractiveness of its surroundings and easy access to services. Different people have different preferences, and so we will be asked to look at rustic hillside locations and seaside settings, but also in conventional residential areas close to golf courses, schools and shopping facilities. While sourcing the desired property/plot in the ideal location we also look at it from another, more technical perspective aimed at filtering suitable candidates from a construction point of view. Our experience in this field allows us not only to assess the economic viability of the project, to see if it falls within the established budget once the purchase cost, construction and dressing of the home have been taken into account, but in the first instance to see if it fulfils the requirements for construction. SPECIALIST EXPERTISE The process of obtaining information regarding the planning directives is just the first step towards getting planning permission for your newbuild or renovated property. Once you know what the rules are concerning the land or home you have in mind, and know what can be done on it, you will be able to make an informed decision and draw up your design plans accordingly. The architect’s plans, once finalised and signed off by the client, will then have to be presented to the town hall’s planning department, initially to be signed off for technical approval by a technical architect to ensure they are structurally sound and conform with the overall building criteria. The next step is to submit the plans for actual planning permission, when the plans themselves, the construction/renovation project in concept and the land/property and its impact on the surroundings will be assessed and held up against the requirements set out in the local PGOU. Some adjustments and alterations to the plans may be required, but a successful application will result in the project being granted a build-

ing permit. In environmentally sensitive areas the process can be drawn out further by additional analysis and consultation with ecological experts, river departments, archaeological departments or infrastructural authorities, though such cases will very much be the exception, not the rule. The overall process sounds pretty straightforward and, indeed, there are foreign buyers inexperienced in the building process who have taken it to completion, but usually they will be the first to tell you, “Never again. Next time I’m having a professional take care of it all for me.” The main reason for this is the requirement not just of speaking the language fluently, but also of being intimately acquainted with the rather complicated legal, technical and architectural jargon as well. In addition to being professionally at home with topics relating to architecture, engineering, construction, planning, accounting and law you also have to know how to deal with the local authorities in such a way to make the process as quick and fluid as possible. As people who deal with these issues on a regular basis and have long-standing contact with all the professionals and agencies involved, we are in a position to ensure it is exactly that. TO BUILD OR NOT TO BUILD While we analyse construction-related issues such as gradient, soil type, drainage, access and technical infrastructure – and in the case of renovation the cost of rebuilding – we also check up on planning issues. After all, if you’re not allowed to build, or are very limited in what you can do or change in a particular location, it will likely eliminate itself as an option there and then. The first step in this is to ascertain the planning status of the zone that the plot forms part of, and ensure that it falls within a residential area where homes can be constructed. Next we request the specific planning directives relating to the area to obtain a full list of details, including the ratio of permissible construction to plot size, limits on vertical height, how close you can build to the perimeter of the land and even more detailed requirements such as the topographical plan regarding access, garages, driveways, terracing, pools and how technical services such as waste, water and electricity will link into the grid system. In private communities such as La Zagaleta there may also be aesthetic rules limiting the range of architectural styles and materials that can be used. Few of us expect to be building an oriental-style pagoda, but you don’t want to be faced with unexpected restrictions that will force you to change your plans after the fact. BUILDING IN MARBELLA While a lot of people might still associate Spanish – and in particular Andalucian – construction with white-plastered walls and terracotta tiles, the reality is that over the past decade the processes and materials used have been modernised and improved greatly. These days Spanish construction has evolved right up to the build standards common in other parts of Europe and, when it comes to bathrooms, terraces and pool areas, it has retained its traditional Mediterranean advantage in terms of quality, luxury and styling. Quality control, however, remains as important as ever, and today consumers are better protected as Spanish regulations have come into line with the rest of western Europe in defining the roles and responsibilities of the various parties involved in the construction of a property. These naturally include the construction firms, specialist technicians and suppliers of building materials, but also professionals such as architects and commercial entities like the promoters. Such clearly defined roles and quality, in line with how each of the above are expected to work, not only makes the entire process more transparent but also easier for those buying or building their home to redress possible complaints.

BASIC OVERVIEW OF THE STEPS INVOLVED You are free to play as big or as small a role in the design of your home as you wish, and the more experienced homeowners will sometimes come up with many of the ideas themselves, but ultimately you will need a qualified, registered architect to put these plans on paper and convert design concepts into technical drawings that form the blueprint for subsequent construction. For this reason Spanish law requires homebuilders to appoint an official architect, who is a member of the College of Architects, to draw up the plans according to the prevailing planning directives, technical standards and operational procedures imposed upon all professionals involved in the building process. This design project is then submitted for compliance review to the local planning authorities and will have to be signed off by their resident technical architect before a building licence is granted and it progresses to the status of a building project. The on-site construction process itself falls under the technical supervision of the “dirección facultiva”, a professional team made up of the architect and a quantity surveyor, or “aparejador”. The construction company contracted to do the building

will have to work under the supervision of these professionals, with the design architect ensuring that the building is completed according to the original designs and the terms of the licence granted by the planning authority, while the technical architect (“aparejador”) ensures that the technical specifications are adhered to as well. Commercial developers of real estate, known in Spain as promoters (“promotores”), are under legal obligation to take out an insurance policy on the project that covers the structure and its technical components for a minimum of 10 years from the moment of completion. This insurance covers potential repairs, large or small, as well as possible reparations made to homebuyers in the event of failures or problems caused by faulty construction or technical standards. CHOICE OF BUILDER Who you choose to build your home is, of course, of prime importance. In most cases the decision will be taken either by the private owner or by the project management team of a commercial promoter, who will invite different builders to tender for the work and measure price against quality and reputation before selecting the construction firm they believe offers the best combination of these factors. Decisions of this kind involve a complex assessment that also has to take into account quantity surveying of the costs, quantities and quality of the materials and technical systems required in

the construction of the property. Given the number of options and variables, it takes skill and experience to get this right and ensure that the building project does not exceed the established budgets and that the end product conforms to the aesthetic, technical and quality standards expected of it. What are the inspirations and influences behind your work? We always go to the Milan and Paris fairs. They are our main fairs: 80 per cent of our providers are Italian as we believe they are pioneers, but we travel a lot to have the latest and most innovative products included in our already wide offer. We are best known for our contemporary style but we have clients from all over the world so we must cater for all tastes, including classic.

What is your vision for the company and tell us more about your passions? We have gone for a “one-stop” showroom all over Spain and in Bogotá and Doha. It reflects better what we really are, a full-service firm, and it is much more convenient for our clients. Over the last few years we have started our international expansion and aim to continue doing so. We are also growing at a double-digit rate, and now have more than 170 employees working in the company. We are official dealers for more than 600 quality brands, and we also manufacture our own products - our own Gunni & Trentino kitchens, bathrooms, flooring and coating, furniture, wardrobes and special products, which we design to the highest quality standards. Our Contract Division office has attracted many developers and real estate funds who are now becoming a growing part our clientele offering them our full design services and supply of materials, bathroom fittings and kitchens for their large developments and hotels. How do you see the future of modern architecture (particularly in Marbella)? I see a great future. There are fantastic architects in Spain now enjoying a much more active market environment, and developing top-quality residential projects. In Marbella, we see that people are buying plots with old houses, demolishing them and totally rebuilding them. Kitchens and bathrooms have taken on more importance in the home and will continue to do so. Materials in contemporary homes have improved dramatically and this element becomes really important in order to finish a house’s specifications. Ceramics can now imitate other materials such as wood or cement, giving many new possibilities for the modern home. Wood is not ideal in a bathroom or on a terrace due to issues with humidity and heat, but now you can use ceramics that take on the look of wood and are completely durable. We still have many clients who believe stone and mosaic is a superb material, so we are always renewing our collections as much as possible, in order to be completely up to date. What does a “home” represent to you? The current way of living has changed. Technology has entered homes and we must take this into account when designing. The home is essentially where people unite and relax. The kitchen is not only the place where people cook: it is also the place where the family actually live, and it has therefore taken on more importance in the home. We can see this in our projects; people are requiring larger kitchens as they are spending more time there. Also, the bathroom is more important than ever before. With our busy and stressful lives, it is a place where we can relax and find ourselves – a bathroom can be a sanctuary with your very own spa area.

Explain the concept of your showroom in Mijas… We have two floors in the showroom: downstairs is exclusively BoConcept and upstairs is the Plus Store, a multi-brand store offering the best of Scandinavian style and design. In the BoConcept showroom we show customers the possibility of customising the collection. Sofa and wall systems can be completely modified to fit the customer’s space. We offer a wide range of fabrics and finishes that lead to many possibilities. We want to provide the customer with a custom-made solution for their space. Tell us more about your showroom in Marbella… We have now opened a second showroom on the Golden Mile. We also have a concession at the El Corte Inglés commercial centre in Puerto Banús (Marbella). What kind of services can customers expect from BoConcept Plus Store? the best professionals from the Danish film industry. The entertainment factor is high and what really makes The Call stand out is the intense drama between Mads Mikkelsen and beautiful Swedish co-star Malin Buska. BoConcept’s furniture merely plays a silent yet very stylish backdrop. Mads Mikkelsen is at the peak of his career, and renowned worldwide for his roles as Le Chiffre in the James Bond movie Casino Royale, in the TV series Hannibal and in the films The Hunt and The Salvation. The Call was the first of two films Mads Mikkelsen and BoConcept produced together. The second film, The Guest, is a comedy that was also created to live a viral life. Tell us about the origins of Hormitech… Hormitech emerged as a construction concept that responded to a social need. The search for a new home usually arises from certain circumstances that require a short-term decision: a new arrival in the family, a transfer for work reasons, a change of residence to help other members of the family... Therefore, the first impulse is to find that new home within the current market options. When someone makes the decision to build their home, they do so, to a large extent, because they do not find anything within those options that meets their needs. Until now, however, taking that road had a major handicap: the construction time. Thanks to our constructive system, we can offer construction of the highest quality in record time, so only a few months are what separate our clients from the house of their dreams. What products and services do you offer at Hormitech? Many of our clients come to us with a key question: “We have decided to build a house - what should we do?” There are several important decisions to be taken in the construction of a home, from the very plot on which it is going to be built to the steps necessary to obtain financing. We offer a comprehensive service, making available to our customers a team of architects, technical architects and real estate agents, who will advise them throughout the process so they can have the home that best suits their needs as well as their budget. How would you define the type of projects you undertake? Each project is linked to an end-user client, so it is adapted to the design they require. In general, architecture of recent years has tended to feature straight lines, light tones, large spaces and large windows, and that is what we focus on in our projects. However, our construction system supports multiple configurations, which allows us to create more traditional designs, homes in block formats, extensions of existing homes... Each project poses a challenge and, for each challenge, we have a solution. What kind of brands do you work with at Hormitech? The great advantage of our homes is our constructive system: the “skin” of the building. Nevertheless, we know that the interior of the home is as important as the exterior, since we are in direct contact with it. For this reason, we offer our clients products from leading brands that maintain the quality line we look for in our homes. Having said that, we are always open to any possibility that customers might ask us to consider What is your company’s general philosophy? We know that we are not offering just any product. Housing is probably the most important investment a person can make

during their life. Therefore, for us the most important thing is not the construction itself, but the customers. We make sure we talk to them to understand their current needs as well as what they might require in the future, to be able to advise them on the choice of model that best suits them. The distribution of the home is the most important part of the design, as how they move through its spaces is crucial in order to make life within the home as comfortable as possible. Beyond looking for an attractive design, we want to make sure that our clients, over the years, enjoy their home the same as they have from the first day. What is Hormitech’s secret to being recognised as a pacesetting company on the Costa del Sol? The Costa del Sol has always been linked to quality products. Customers are not happy with a product that just has a nice aesthetic if it is not supported by high-quality features. We believe this is the key: the thermal and structural functioning of our system gives homes a high level of comfort, and this quality is transferred aesthetically thanks to the polished concrete finish of our “honeycombs”, not only visually but also to the touch. Our team is made up of professionals from the real estate sector. New trends and products in your sector? The world of construction is constantly evolving. New materials emerge that expand design options while improving living conditions. In the next few years it seems that the trend to follow will be a quest for self-sufficient housing. To that end, there is continuous innovation in options that prevent the loss of homes’ interior temperature, ones that aim for the elimination of the much-feared “thermal bridges”, while incorporating renewable energy systems for air-conditioning that are increasingly more efficient. Our structure panels currently achieve A energy certification but, apart from that, we are still looking for solutions to offer an even better product.

Future plans? We currently manage a large area of Spain from our offices in Marbella, Madrid and Valladolid. However, we have found that the vast majority of customers interested in our buildings come from areas in the vicinity of our offices. This is because customers value direct dealings, and the distance involved in travelling to hold a meeting in person becomes a difficult obstacle to overcome - all of which is compounded by the difficulty of having compatible work schedules. Therefore, we know that we face a major challenge to make

First I would like to say that we are an independent company, and we really like it that way. Tell us more about your showroom in the Oasis Business Centre… We moved into our new showroom in the Oasis Business Centre a few years ago as we wanted easier parking for our customers and more space for all the different types of kitchens we offer. The showroom is open-plan, airy and contemporary, giving us ample space to show the different kitchen options available as well as the many accessories you can now buy for the kitchen. We are very happy where we are now and the space works very well for us. What are the main kitchen ranges you offer? We work with high-quality and internationally renowned kitchen companies such as Miele, Gaggenau, Neff, Siemens, Bosch and Bora, to name just a few. In your opinion, what makes a perfect kitchen? A perfect kitchen should be aesthetically beautiful and highly functional. There is a kitchen to suit everyone’s needs if chosen carefully. What do you enjoy most about your area of work? I love client contact and I thrive on finding the ultimate solution to someone’s kitchen requirements. I find working that closely with the client from the primary consultation right through to seeing the final result is very rewarding for me.

Danespan has been established 29 years. What latest developments have you noticed within the kitchen sector as a whole? The kitchen sector is very active and it is constantly evolving. We have noticed that extractor fans are starting to be phased out – they are now built into the hob or ceiling. The handle-less kitchen is very popular now, which makes a kitchen look slick and modern. The desire for more natural looking kitchens, such as using wooden grains, is returning. Our newest kitchen has wood finishings and is a real eye-catcher in the showroom. Also, we seem to be moving away from composite stone and going towards more special stone materials such as granite. In terms of the market, Spain is certainly enjoying an upturn in the economy after such a long crisis period.
