Summary of Select Green Mixed-use and Residential Projects in Pittsburgh, PA The Gardens at Market Square | LEED Management • 18 story mixed-use complex • includes an 11 story, 176 room hotel, and adjacent 100,000 sf of office space, 23,000 sf of destination retail, and 320 car parking garage • approximate budget of $70 million • expected completion in 2013 evolveEA is managing a dual certifications process for The Gardens project: LEED Core & Shell for the whole project, and a Commercial Interiors certification for the hotel. Likely to achieve Silver or Gold level LEED certifications, The project will reduce energy and water usage, minimize waste to landfill during and after construction, and give preference to local and recycled materials. Our approach takes advantage of economies of scale in certifying all three buildings under a Multiple Buildings and Campus Application. Early on, evolveEA facilitated a project charrette with the owner and design team to determine environmental goals, as well as the feasibility of pursuit of specific LEED credits and strategies. We are also providing LEED training to members of the design team and assisting team members with documentation narratives for substantiating points.
Hot Metal Flats | Sustainability Goal Setting & LEED Management • five floors residential over integral parking 242,000 gsf • 173 apartment units, approximately 125,000 sf of construction • approximate budget of $25 million • expected completion in 2015 The Hot Metal Flats is a residential project being developed on the Southside of Pittsburgh that aims to attract a young professional market by highlighting gathering spaces and amenities within and around the building. The project is attempting the highest LEED certification possible within its current budget constraints and schedule. evolveEA is facilitating this effort begining with a stakeholder charrette to establish achievable sustainability goals, and continuing to work with the project team throughout the process. HSBC Bank Egypt Global Service Centre Africa’s first LEED Gold building
T
he first LEED certified project in all of Africa, the 230,000 sf LEED Gold Certified HSBC Bank Egypt Global Service Centre is a four story building with two levels of underground parking located in Giza, Egypt’s Smart Village Cairo master-planned development. The building serves as a regional and global hub for HSBC’s Middle East region, providing offices, check processing centers, call centers, and a bank branch. HSBC is excited about the opportunity for the use of this project as a model to further validate corporate environmental stewardship policies throughout the organization and to raise awareness of green building within Egypt.

evolveEA managed the LEED certification process from early visioning and team training through to official LEED certification. In addition, evolveEA designed educational signage for the project and developed a comprehensive education plan about the project's sustainability features. Information graphics and spatial branding were applied in innovative ways, at a depth, scale, and frequency that engages building occupants in a sustainability learning experience.
LEADERSHIP IN ENERGY & ENVIRONMENTAL DESIGN Sustainable Sites Choosing a building's site and managing that site during construction are important considerations for a project’s sustainability. The Sustainable Sites category discourages development on previously undeveloped land; minimizes a building's impact on ecosystems and waterways; encourages regionally appropriate landscaping; rewards smart transportation choices; controls stormwater runoff; and reduces erosion, light pollution, heat island effect and construction-related pollution.

Indoor Environmental Quality Its estimated that we spend about 90% of our day indoors, where the air quality can be significantly worse than outside. The Indoor Environmental Quality credit category promotes strategies that can improve indoor air as well as providing access to natural daylight and views and improving acoustics.

Water reduction is typically achieved through more efficient appliances, fixtures and fittings inside and water-wise landscaping outside.

During both the construction and operations phases, buildings generate a lot of waste and use a lot of materials and resources. This credit category encourages the selection of sustainably grown, harvested, produced and transported products and materials. It promotes the reduction of waste as well as reuse and recycling, and it takes into account the reduction of waste at a product’s source.

Innovation & Design Process
The Innovation in Design credit category provides bonus points for projects that use new and innovative technologies and strategies to improve a building’s performance well beyond what is required by other LEED credits or in green building considerations that are not specifically addressed elsewhere in LEED. This credit category also rewards projects for including a LEED Accredited Professional on the team to ensure a holistic, integrated approach to the design and construction phase.
HSBC has implemented strategies such as video conferencing and telecommuting to help lessen travel impacts. Local travel strategies are important and the Egypt Global Service Centre is one of the early adopters of low carbon transportation policies and practices. Priority parking will be given to vehicles that are used for carpooling. Parking capacity at the Egypt GSC can accommodate one vehicle for every four employees, so carpooling is both convenient and provides the greatest opportunity for reducing vehicle trips to the facility. The Egypt GSC has over 50 racks for secured bicycle parking. Bicycling does not contribute carbon or other pollutants to the atmosphere and can contribute to physical fitness. To encourage further use, HSBC has purchased bicycles that will be available for employees to travel to amenities within Smart Village and to other nearby destinations.
Social Investment HSBC recognizes that a thriving society is critical to our future success as a bank. That is why we focus our community investment activity on education and the environment—the building blocks for strong communities. The HSBC together with the Foundation for Environmental Education, created the Eco-Schools Climate Initiative as a programme to encourage students, staff and parents to assess the institution’s infrastructure and curriculum. Trained HSBC volunteers will support the school in reducing carbon emissions and adapting to climate change. More than 1 billion people, or about 30% of the world’s urban population, live in slums among which 15 millions are living in 1221 informal areas in Egypt. Many of these slums are located on private land lacking basic infrastructure such as sewer and water or in areas exposed to high risk phenomena such as floods. HSBC Egypt (HBEG) has created an initiative to use investment strategy, education and business support to improve the fundamental conditions that lead to the physical and social effects of urban poverty.

Resource Efficiency
Transportation
Protection of the earth’s natural life-supporting systems is fundamental to HSBC’s sustainability programme. Our impact arises directly through our own operation and indirectly through the business of our customers. The Egypt GSC will use over 40% less water than similar office buildings with water conservation technologies and practices. Many of the technologies such as low flow water closets, urinals, lavatory faucets, kitchen faucets, and showers can are simple enough to be implemented at home as well as at work! The Egypt GSC has a dedicated area for the storage and collection of materials for recycling. Chutes located on all floors are used to collect all materials in the basement. Visitors and employees are encouraged to recycle all paper, corrugated cardboard, glass, plastic and metal. The Egypt GSC will use smart technologies to help monitor and control energy use throughout the building. Meters will record electrical use and a centralized control system will determine usage trends and help building managers increase the efficiency of the building systems.

IBM Technology Service Center Leveraging sustainability for a smarter economy
D
ubuque is proud of the city’s dedication to improving sustainable strategies, and they were thrilled when IBM selected their downtown for a 1300-person service center in its historic and iconic yet empty Roshek Department Store building. The evolveEA team worked from early design stages through construction, leading the community and business district charrettes, educated the design team about sustainable materials, created tenant guidelines to reinforce the sustainable strategies and directed the LEED certification effort.
The result is that the largest building in the city has been reborn and has a world-class tenant, powering the local economy in a building with 21st century standards.

Leveraging sustainability for a smarter economy
The evolveEA charrettes focused on explaining the benefits of green building and getting everyone on board. Dubuque has a city sustainability plan, and the response was enthusiastic across the private and public sectors. Rather than pursue a single LEED certification for the project, the evolveEA team recommended that IBM pursue LEED for Commercial Interiors and that the Roshek building pursue LEED Core and Shell. The strategy was built on the idea that the two efforts would reinforce each other, even though IBM and the building owners have different orientations with the building. For instance, the building owner and manager wanted a historic restoration of this local landmark, but that would have prevented achieving some LEED points. LEED certification calculates for light pollution, while conventional historic preservation guidelines would specify light bulbs that shine up – this exemplifies how green building can conflict with historic restoration. These parallel processes presented the need for compromises that are challenging yet manageable. During construction, evolveEA supervised processes to recycle as much construction waste as possible, including finding creative ways of adapting glass and marker boards to new uses. We also designed tenant guidelines for the building manager to educate about the building’s green features and about operational recycling. Healthy finishes and furnishings, high levels of filtration and Greenseal compliant janitorial practices will keep good indoor air quality. Efficient HVAC and 97% Energy Star computers will ease energy usage. And a central downtown location will enable employees to walk or bicycle to work.
Because the city was the right size (population 57,000) and had been publicly committed to sustainability for several years, IBM viewed Dubuque as a good test bed for their Smarter Cities initiative—a program that promotes new systems that enable strategic use of data for better, more efficient cities. Dubuque became the first American “Smart City”, paving the way for dozens more to come. The Roshek building is Dubuque’s proud testament to a new beginning and a sustainable future for the whole city.

UPMC Advancing sustainability in healthcare

Advancing sustainability in healthcare
evolveEA has been involved in multiple LEED certification projects including UPMC’s offices and hospitals. UPMC and the UPMC Health Plan occupy 40 percent of the US Steel Tower in downtown Pittsburgh, or roughly 900,000 square feet of office space, spread across 23 of the iconic building’s 64 floors. evolveEA has been managing UPMC’s efforts to systematically retrofit these spaces to LEED standards in a series of project phases. Between 2007 and 2014, 20 of UPMC’s 23 occupied floors in the US Steel Tower have achieved at least basic LEED certification, with floors 8, 9, 12, 25 and 55 achieving LEED Silver and floors 5, 14, 11, 7 and 31 achieving LEED Gold.
Hospitals • UPMC Passavant Hospital: This 190,000 square foot, $94 million LEED NC 2.2 project that comprises an addition to the UPMC Passavant Hospital met its goal of LEED basic certification. • UPMC East Hospital: This 300,000 square foot, $258 million LEED NC project has surpassed its goal of LEED basic certification, achieving LEED Silver. • UPMC Magee Women’s Hospital: This 50,000 square foot, $22 million addition and renovation project at the internationally renowned Magee Women’s Hospital achieved LEED CI Silver certification in 2013. This group of projects illustrates our ability to work directly for the owner of a major health system to meet their budgetary, schedule and LEED certification goals on large, high profile LEED projects. We have performed full-service LEED consulting including specification writing, leading project meetings, advocating for the owner to meet project goals, managing the design and construction team to document LEED submission, and managing the commissioning agent selection process.
Building Case Study: Passavant Hospital The addition at UPMC Passavant increases the capacity of its Cancer Center, emergency department and surgical services, as well as the number of intensive care unit beds, progressive care unit beds, and medical-surgical unit beds. Construction was completed in March 2011 on the seven-story pavilion addition. Noteworthy Green Features • Indoor Environmental Quality: This is a critical issues for a place of healing. The project is on target to earn 11 of a possible 15 points in this category by focusing on increased ventilation (over 3 times the level required by ASHRAE Standard 62.1-2004), low-emitting materials (adhesives, paints, carpet and sealants), controllability of lighting and temperature, and chemical and pollutant control (HEPA-level filtration). • Water Use Reduction: Water efficient fixtures in the new addition are projected to be over 30% more efficient than conventional fixtures. • Optimize Energy Performance: The hospital’s new power plant will serve the entire campus, providing steam, chilled water and will incorporate energy recovery units from exhaust air. ick’s Sporting Goods Headquarters (Store Support Center) in Findlay Township, PA, houses merchandising rooms, executive offices, staff work areas, an athletic facility, an auditorium, a café, and a full size store mock-up for Dick’s Sporting Goods. Built on a wooded site, this 670,000 sf $130 million complex is the first phase in a multi-phase corporate campus, which has been designed to fit into the local topography.
evolveEA managed the LEED certification process for the building, which included an evaluation of building energy models, various site strategies and interior environmental concepts. evolveEA also created a comprehensive education plan for building occupants and visitors.

Market at Fifth Downtown Pittsburgh’s sustainable historic preservation landmark
T
he Market at Fifth project is a renovation of three historically significant 1904 structures in the section of downtown Pittsburgh known as the Fifth & Forbes corridor. Once slated for demolition, the derelict buildings were purchased by Pittsburgh History & Landmarks Foundation (PHLF), who developed a business plan for their beneficial reuse. The project has become a local success story and testimonial to the value of converting abandoned property into appealing, environmentally conscious and economically beneficial space. Furthermore, this project was instrumental in launching a focused revitalization effort in an around nearby Market Square. evolveEA led the greening and LEED efforts for the owner, design and construction team in documenting deconstruction, demolition, energy simulation, materials selection, green roofs, funding research and eventual documentation.

Downtown Pittsburgh’s sustainable historic preservation landmark
Preserving a Historical Landmark Market at Fifth is one of only a handful of development projects in the country to reach this level of LEED certification while keeping the architectural integrity of the historic structures. The project is within an eligible National Register Historic District and has received approval from the National Park Service for compliance with the US Secretary of the Interior’s Standards for Rehabilitation and as such, is eligible for federal Historic Rehabilitation Tax Credit. The historic rehabilitation of the three Fifth and Market Buildings built in 1904 also addressed the problem of reusing historic buildings with small floor plates and multiple floor levels, reconstruction of structurally unstable floors and facades, and restoration of historic storefronts with exceptional design characteristics by Alden & Harlow. The buildings have been renovated into mixed-use retail and residential, further helping to revitalize Pittsburgh’s downtown core with additional live/work/shop environments. The three buildings have been merged into one, while maintaining the appearance and historic details of each building. The first floor features two to three retail tenants and the upper floors have been fit out with seven rental apartments, two of which are two-story and have access to the building’s green roof.
Notable Green Features The project features numerous green features, many intrinsic to the project and location, but also several strategies consciously incorporated to enhance the building’s quality and improve its performance. Prominent beneficial environmental qualities include: • Location, Location, Location By actively pursuing redevelopment in Pittsburgh’s downtown, the project supports and takes advantage of the second largest business center in Pennsylvania, with 140,000 daily workers. Downtown also serves as the hub for the Port Authority of Allegheny County’s transit system, with over 100 different bus lines, three light rail routes, and easy access to three bus rapid transit busways, all of which fan out to serve 240,000 riders daily throughout the county. The building is also a quick walk from numerous public plazas, riverfront parks and trails, countless restaurants, the city’s theater district, and local shops.

The building is simulated to perform over 35% more efficiently than a conventional building. • Recycled & Green Roof The roof of the Heinz Healey’s Fine Mens Clothing building is covered with Majestic Slate, composed of up to 80% recycled post-industrial rubber and plastic. TPO membrane was installed on the roof of the residential units, which increases light- and heat-reflectivity, energy efficiency, and resistance to ultraviolet, ozone and chemical exposure. The section of roof over the residential units consists of a 1,000 sf maintenance-free green roof that provides a cooling effect in the summer, and enhances the private roof-decks of the penthouse apartments. • Desirable Living Environments Each of the apartments has numerous windows that provide both natural light and ventilation, but also offer vistas of the cities skylines. The upper-level apartments have private patios that allow residents to bask in the energy of the city while looking out over the building’s 1400 sf vegetated roof.
• High-Performance Systems The mechanical systems installed in the building are of exceptional efficiency compared to conventional residential systems. In particular, the apartments have constant fresh air provided to make up the bathroom exhaust air. The exhaust air is passed through a heat recovery ventilator to precondition the incoming fresh air. The split systems themselves have an Energy Efficiency Ratio (EER) of 15, and provide MERV-10 UV filtration. Furthermore, the building shell was retrofitted with R-15 insulation over the masonry, and the domestic water fixtures
