The number of sales picked up in the second quarter of 2024 with the number of detached single-family home sales increasing from 365 in the first quarter to 477. However, in comparison to Quarter 2 of last year, the average price per square foot decreased by 3 percent for detached single-family homes. In contrast to the state of the market across the Emerald Coast, the average price per square foot and averages sales price increased within the 30A market overall.

The average sales price of gulf-front detached singlefamily homes on Scenic 30A saw a massive jump between Q1 and Q2 from roughly $6.6 Million to $10 Million. Taking a closer look at the average sales price comparison between this time last year indicates an increase for gulf-front detached single-family homes and condos alike.
