There are a series of moments that are pivotal in our lives. Sometimes these moments are chosen, sometimes divine, and oftentimes consequential. Irrespective of how they unfold, we seldom appreciate or recognise them when they happen, but rather need time to distil them to better understand them.
I recall a few of mine. My first conversation with God, my first love that fashioned a lifetime of love, our wedding day that forged a clan, the birth of each of the kids that grew that clan, and a handful of adventures we’ve taken together that added spice and zest to our lives.
Those are the moments past, but what about those yet to come? For us, our clan, we’ve got one of the few visible, predictable moments coming, and it’s a big one. One that we’ve been waiting for and the first of three that are guaranteed to change our lives. This month, the Scott clan celebrates our first wedding! This is really big for us.
The moments I've shared have all been expressions of love, in one way or another, but, for me, Roxy and Warren’s wedding feels like a culmination of all of that coming together in one big celebration.
On that day, I’ll be a collection of different roles. I’ll be a proud, loving and excited father. I’ll be a husband reflecting on my own journey with an amazing wife. I’ll be a son missing a mom, wishing she was around to celebrate with us all. I’ll be a son-inlaw grateful to have a dad around to share the moment. I’ll be a brother celebrating with another brother. I’ll be just me, emotional, grateful for a well-lived life filled with amazing people all around me. I’ll be a man made up of a lifetime of moments, remembering those past, celebrating those happening and looking forward to those to come.
I hope you enjoy our latest edition. Thank you for allowing me to share my personal reflection… It’s a simple reflection of the journey of a man made up of moments and the clan
The clan expands and we welcome a son-in-law who is a very, very special man. Not only does he bring so much to our clan but, most importantly, he loves our precious daughter in ways greater than we could have ever hoped for. As for Roxy, well, there aren’t enough words or pages in this magazine to express how proud we are of her and how much we love her.
I hope you enjoy our latest edition. Thank you for allowing me to share my personal reflection… It’s a simple reflection of the journey of a man made up of moments.
Til the next edition, God bless.

Therefore, our days were spent lounging by the pool, braaing, and sipping on cold beverages, all while surrounded by nature's beauty. During our explorations, we had the pleasure of meeting Alan and Cath, the owners, who shared fascinating insights about Umziki Pan.
Located in the heart of the Hluhluwe area, Umziki Pan was acquired by its current owners in 1983. Their vision was to create a family-oriented game farm, originally dedicated to breeding wild Nyala. The reserve is also home to remarkable wildlife, including the world’s largest shrew (the elephant shrew) and the largest gecko.

Sanctuary A Cosy & Modern
The Design Journey
When Kirsty Badenhorst and her team from Kirsty Badenhorst Interiors, were tasked with designing a primary bedroom suite, the goal was to create a sanctuary where elegance and comfort coexist. The inspiration for this design was driven by the desire to craft a space that feels both sophisticated and inviting. The result is a room where a fourposter bed, complemented by gold and black accessories, is a testament to the seamless blend of luxury and warmth.
The primary objective was to create a haven for relaxation after a long day. This bedroom needed to be more than just a sleeping area; it had to be a retreat from daily stressors, enveloping the occupants in a homely environment. Every design choice, Kirsty made with this goal, ensuring that the space would be both a visual and emotional respite.
The journey began with drawing up the space using design software to find the best layout. For this project, the entire space underwent a
transformation that required new walls, flooring, and ceilings. A 3D render was then created to visualise the design. Kirsty sourced furniture from various online platforms, while fabric and wallpaper samples from the office were meticulously selected to suit the space. Accessories were handpicked from stores to ensure they complemented the room perfectly.
Selecting the right materials and textures was crucial in achieving the desired ambience. Kirsty chose timber flooring for its natural warmth and appeal, while marble introduced a touch of sophistication. Gold accessories were incorporated to add elegance and a sense of opulence, enhancing the room's overall aesthetic. Soft, lush fabrics ensured comfort, and a bold patterned wallpaper injected personality and visual interest. Each element was carefully selected to complement the design concept, contributing to a cohesive and inviting space.
Kirsty ensured clean lines and elegant finishes were at the forefront of the furniture selection process. The pieces were chosen not only for their simplicity and functionality but also to avoid clutter and maintain an
airy atmosphere. Attention to scale and proportion was paramount, ensuring that each furniture piece and decor item added balance to the room’s overall aesthetic.
Incorporating signature design elements like the fourposter bed, bold patterned wallpaper, and crystal light fittings added a distinctive touch to the space. The grandeur and comfort of the bed served as the focal point, while the wallpaper brought depth and character. Dark colour accents grounded the design, adding a sense of moodiness and intrigue.
Kirsty’s final result was a space that resonated with the personality of the couple using it, becoming a true haven for them and their four fur babies. The bedroom seamlessly blends with the outside deck and the luxurious bathroom, highlighting the importance of functionality in the design. This project not only met but exceeded the goal of creating a modern yet cosy sanctuary; perfectly balancing luxury with homeliness.

MaxiMising Your
Property Investment
in today's competitive property market, homeowners are increasingly seeking ways to maximise their property's value and generate income. Oasis Property Solutions is at the forefront of this movement, revolutionising the short-term letting market with its innovative automation solutions. For those looking to make the most of their property investments, Oasis offers a straightforward and efficient way to achieve steady income with minimal hassle.
Specialising in turnkey property management, Oasis enables clients to earn up to 100% to 200% more compared to traditional long-term lets. This substantial increase is made possible through the use of cutting-edge technology and a dedicated team of seasoned professionals who handle every aspect of the letting process.
Oasis Property Solutions utilises state-of-the-art technology to manage everything from pricing and
guest communication to cleaning and laundry. This comprehensive approach ensures a hassle-free experience for property owners, who can rest easy knowing that their investment is in good hands. Dynamic pricing software automates the cost process, ensuring that rates are always competitive and reflective of current market conditions. This means that prices are set by market demand, not arbitrarily by the property manager.
This comprehensive approach ensures a hassle-free experience for property owners, who can rest easy knowing that their investment is in good hands
Oasis prioritises high-end properties, which attracts more bookings and higher rental rates. Whether it's a beachfront apartment or a unit in a prestigious estate like Simbithi Eco-Estate or Elaleni, the property's quality and appeal are crucial for success in shortterm letting. Properties in gated communities are especially sought after due to their amenities, security, and prime locations, making even smaller complexes ideal for shortterm rentals.
Appearance is crucial in the short-term letting market. Unlike long-term rentals, short-term guests expect a pristine, wellappointed space. Properties must be meticulously maintained and furnished to high standards. Oasis ensures every property under its management is kept in top
condition, from air conditioning and kitchen appliances to gated community amenities.
Renovations can significantly increase market value; for example, a property bought for R3.5 million and renovated with R1 million might be valued at R6 million. While focused on generating income through short-term rentals, this value increase benefits owners if they choose to sell.
The financial benefits of shortterm letting can be substantial. For example, an unfurnished apartment that might rent for R17,000 per month could generate up to R60,000 during peak seasons like December. Although furnishing a property for short-term letting requires an initial investment, the returns can far exceed those of a long-term rental, making it a worthwhile endeavour.
One of the standout features of Oasis Property Solutions
is the peace of mind it offers homeowners. The company utilises a range of advanced technologies to ensure that properties are secure and that guests are respectful of neighbours and community rules. Smart locks with personalised codes, noise monitoring sensors, and ring doorbells provide both security and convenience, allowing for seamless communication and issue resolution.
For homeowners seeking to maximise property value and income, short-term letting with Oasis Property Solutions is ideal. Focusing on high-end properties, comprehensive management, and advanced technology, Oasis can unlock your investment's full potential.

TRU-WOOD MEETS
TOUGH RESIDENTIAL BRIEF!
When designing a new dream home or undertaking a major refurbishment project, there are specific challenges that come with choosing flooring for today’s lifestyle needs.
There is a high demand for maintaining the traditional elegance of a natural wood floor in intimate areas such as bedrooms, home offices, libraries and multimedia rooms. At the same time modern design often utilises large open plan areas that need to maintain the overall aesthetic, be child and pet-friendly and not incorporate any unsightly expansion profiles.
Faced with this proposition, the best flooring installers have no hesitation in putting forward Traviata’s “Tru-Wood” range as a solution.
The structure and design of the EIR surface makes it almost impossible to distinguish Tru-Wood from Natural Oak. The aesthetic is further enhanced by the boards’ 12mm thickness, its four-sided bevel and large board format which give it a true solid wood look and feel.
Incorporating “Atroguard” technology, this natural wood-fibre board has been specifically engineered for active spaces such as auditoriums, hotels, activity and lifestyle centres or simply for making a lasting impression in commercial and residential spaces.
The Tru-Wood secret lies in its extremely stable core board. This genuinely “high density” core allows Tru-Wood to be laid in areas of up to 400m2 (20m x 20m) without the need for unsightly expansion strips. Used in conjunction with Traviata’s “TravilayEVA Silent” underlay, Tru-Wood also
assists the enhanced acoustics needed in open plan living.
Finally the wear resistance of Tru-Wood is provided by the full commercial grade AC5/33 surface. This offers unmatched scratch and stain resistance, is colour fast and, together with the high density core, provides superior protection against indentations from impact loads.
The other major attribute of Tru-Wood is that it is “highly” water resistant. It can be wet washed and steam cleaned and carries a 72-hour “ponded water” warranty. This means Tru-Wood can be used in wet areas such as kitchens, bathrooms and laundries and will shrug off anything children and pets can throw at it.
The six colours in the Tru-Wood range offer a spectrum of options from truly traditional to truly modern!
We're excited and proud to share the 40th edition of The Estates Magazine with you! As we look back on this magazine dedicated to estate living, we want to thank our supportive clients, hardworking team and faithful readers for keeping these editions going year after year.

WORDS SIMON MARITZ I PHOTOGRAPHY SUPPLIED
So you want to own a design statement that looks good on the driveway of a modern, luxury estate? The Range Rover Sport might be what you are looking for.
The Range Rover Sport is a masterclass in reductive design.
e no longer live in simple terms or places. Life is a more complex struggle now. It is now valiant to be simple: a courageous thing to even want to be simple.”
The great American architect, designer and writer Frank Lloyd Wright had some very clear ideas about simplicity in design, but he also had an obvious appreciation for luxury, evident in another one of his well-known quotes- “Give me the luxuries of life and I will willingly do without the necessities.”
So what do you do if you want a vehicle that has simple sculptured surfaces and the luxury
of a Scandinavian penthouse? Say hello to the new Range Rover Sport.
Now I probably shouldn’t say ‘new’, after all this current Range Rover Sport is already in it’s second year, but this design just seems to get better the more you look at it. Especially when so many other luxury marques have a ‘more is more’ design philosophy, creating vehicles with more creases than an origami crane.
The lack of superfluous details together with the clean contours of the body panels make the Range Rover Sport stand out so much more, and I believe that Land Rover are years ahead with this reductive design philosophy.
In 1923, Romanian sculptor Constantin Brancusi created a work entitled ‘Bird in Space.’ This series of sculptures focussed not on the physical traits of a bird, but rather the essence of flight. The result was a work of such simplicity, that it was mocked by the established art world. This piece would eventually go on to change the face of modern sculpture and inspire the move towards reductive design.
Now before I’m accused of comparing a modern luxury SUV to a sculpture that was last sold for almost half a billion rand, hear me out. What Gerry McGovern and the entire Land Rover design team have done is to take sheet metal and create the very essence of power and performance, not by adding more, but by simplifying. As a designer myself, I can attest to the fact that this is one of the most challenging things to do. We all aspire to achieve this.
It’s the simple design details that impress the most on the Range Rover Sport. The flush mounted door handles and windows create unbroken lines,
...we usually arrive at simplicity as we approach the true sense of things.”
Constantin Brancusi
and the simple touch of the precise laserwelded roof and the hidden waist rail finishers accentuate the taut, muscular proportions.
Reductive design extends to the all-new interior as well. The cabin materials are exceptional. The touch-points exude quality and luxury, and they give you the feeling that no expense has been spared here. But you also get the feeling that the design team spent a lot of time considering the usability of the interior. With so many modern vehicles, the temptation is always to replace all switches and buttons with one massive touch screen, sweeping all the way down to the centre console. Thankfully the Range Rover Sport retains the essential buttons and switches, keeping those easily at hand, with all the secondary functions neatly tucked away on the
incredibly intuitive Pivi-Pro infotainment system. And then there’s the MeridianTM Signature Sound system with next generation Active Noise Cancellation filters giving you an immersive sound experience thanks to the 34 speakers positioned within the cabin.
In a circuitous way, I suppose owning a Range Rover Sport is a lot like living in a modern, luxury estate. The world outside is frantic and oppressive, but when you drive through the gates you enter a place of serenity where the roads seem smoother and the faces friendlier. And this is where the world starts to make sense again.
The 2024 Range Rover Sport is available at Land Rover Hillcrest starting from R2 099 990.

Have some pizza, drink some tea and have some cake, make some brownies while trying to be kinda healthy. All With Love from the Twins.
In Lagos, they sell groundnuts on the side of the road in these beautiful glass bottles. A friend of Tebo and Lebo told them the best way to have groundnuts is ‘garri’ (a traditional West African dish made from cassava tubers, which are grated, fermented, and then fried) and, of course, with chicken like in this hearty meal!

ingredients
• 1 tbsp turmeric

Churros
There’s always room for dessert! A cheat day favourite and no baking involved, these are super easy. Use a piping bag and nozzle to make about 8-cm-long strips. Cut them with kitchen scissors. Fry them until they turn golden-brown, dip them in cinnamon sugar and you’re all set - enjoy!
Serves 8-10
Prep time: 20-25 min
ingredients
For the churros
• 1 cup water
• 1/4 cup butter
• 1 tbsp castor sugar
• 1/4 tbsp salt
• cup cake flour
• 1 egg
• Oil, for frying
For the coating
• 2 tbsp ground cinnamon
• 1/2 cup castor sugar
method
1. In a heavy-base pan, place the water, butter, sugar and salt, and bring to a boil.
2. Add the flour and mix vigorously until the ingredients are well blended and a ball forms.
3. Transfer to a mixing bowl - mix with a paddle attachment on low speed until the steam disappears.
4. Add the egg while the machine is on. Turn the speed to medium.
5. Leave the dough to cool completely.
6. When cooled, scoop the dough into a piping bag with a star tip.
7. Heat the oil in a fryer to about 160°C.
8. Drop a tiny bit of batter to text the oil.
9. Pipe the dough directly into the oil, to your desired length, using a fork to cut it.
10. Cook in the fryer for about 2 min or until golden-brown and cooked.
11. Remove with a slotted spoon and drain on a paper towel.
12. Mix the cinnamon and sugar.
13. While the churros are still hot, roll them in the cinnamon sugar.

in a hot-off-the-press Gauteng High Court decision dated May 2024, the Court sent out a strong message about protection orders which are applied for in the Magistrate’s Courts. The gist of it is that the Magistrate’s Courts cannot fob off protection orders in terms of Section 3(2) of the Protection from Harassment Act by referring them to the Community Schemes Ombud Service which has jurisdiction to hear them in terms of Section 39(2) of the Community Schemes Service Act 9 of 2011.
Here's the story: the applicant in the matter was being verbally and physically abused by Mr K. She lived in the same complex as Mr K and applied for an order of protection at the Tshwane Magistrate’s Court. She requested that Mr K be restrained from verbally and physically abusing and threatening her, harassing her and from contacting her.
Protection orders are usually granted for an interim period. A return date is set by the Magistrate so that the respondent can come to Court to show why a final order should not be granted. Mr K came to court on the return date with his lawyers who argued that there was a technical point which needed addressing. Their point in limine which is just a fancy way of saying “a technical point to get the client off the hook,” was that the court had no jurisdiction to hear the matter and the application should have been brought and adjudicated in terms of Section 39(2) of the Community Scheme Ombud Services Act. What does this section say? Here it is:-
“In respect of behavioural issues the CSOS can grant:
• An order that a particular behaviour or default constitutes a nuisance and requiring the relevant person to act, or refrain from acting, in a specified way.
The Tshwane Magistrate’s Court agreed with this technical point and dismissed the application, basically saying that it should have been referred to the CSOS in the first place.
The applicant, not to be deterred, to her eternal credit, launched an appeal to the Gauteng High Court saying that the Magistrate’s Court had made a mistake by not abiding by Section 10(5) of the Harassment Act which says that:-
‘The Court may not refuse to issue a protection order”
A Magistrate must issue a protection order if the evidence is sound and not simply refuse merely because other legal remedies are available. The Magistrate was of the view that just because both parties live in the same community scheme, the CSOS Act is applicable. This view is in conflict with Sections 38 and 39 of the Constitution which Section 10(5) is meant to give effect to.
Luckily, the Judge in the Gauteng High Court saw the light and held that the CSOS Act does not oust the jurisdiction of a Magistrate’s Court. The Court has a statutory obligation to deal with an appellant’s complaint in terms of the Harassment Act.
An excellent result in my view, particularly taking into account the prevalent violent behaviour in our society and in particular gender-based violence.

When I was approached to contribute to this magazine the publisher informed me it would be the 40th Edition of the magazine. A great achievement and congratulations to the team! This also provided me with the opportunity to reflect on my contributions and after five years and 25 articles, I covered a variety of topics that included the Rugby World Cup in 2019, COVID (more than once), roles and responsibilities, reserve studies, strategic and financial planning, education for staff and directors, WhatsApp groups, the insurrection and my favouritemental wellness, published in 2021.
Mental wellness in the workplace has become an even bigger challenge over the last few years in the HOA environment. Almost every week, we hear of estate managers who are placed on suspension and in most cases, it leads to severing their employment. Soon after, the recruitment drive commences, and the new estate manager is appointed. Disappointingly, the whole process repeats itself with suspension, severing, and recruitment. To have three estate managers suspended and replaced and four acting managers in eight years is not good for any organisation. Still, the previously mentioned example is not the exception and has become the norm. This filters down to the owners, staff, and service providers and leads to uncertainty and dropping of standards.
In some cases, the non-performance of the estate manager does play a role, but in many cases, the overworked individual, overreaching directors, and lack of support lead to the estate managers being unable to perform their duties as expected.
An investment by the HOA into the mental wellness of the management team, staff, and service providers will go a long way to address this. Most corporate companies have fulltime life coaches, psychiatrists, therapists, and counsellors on their payroll to assist the management teams in performing optimally, assisting with internal relationships, and ensuring that the management team can fire on all cylinders. Only once in 25 years have I experienced one estate that mentioned this in the strategic planning session, but unfortunately, they never made provision in their budget for these services.
I often receive complaints from both the management team and HOA Staff about their work fatigue, high level of irritation and low level of tolerance. The same complaints are then received from the directors about the management team and staff.
Instead of addressing these issues through professionals, finding the root cause and a sustainable solution, the managers get served with disciplinary hearing notices and hauled over the coals. These actions serve no purpose and are to nobody’s benefit, rather make that investment and ensure you have a good and well team!
AN INVESTMENT BY THE HOA INTO THE MENTAL WELLNESS OF THE MANAGEMENT TEAM, STAFF, AND SERVICE PROVIDERS WILL GO A LONG WAY TO ADDRESS THIS
