This location in the dry tropics slightly below the Tropic of Cancer ensures abundant year-round sunshine (an average of 350 sunny days/year), and regular northern winds. Moderate temperatures occur from October to May. 12° C to 30° C, with hotter summer temperatures peaking at 40° C. Precipitation is 20cm (8 inches) per year, occurring mainly as late summer storms.

This location contains vegetation typical of southern Baja coastal foothills, including cactus, mesquite, and many tropical desert plants unique to Baja. Native mule deer, lizards, snakes, and a wide variety of birds are included up the local ecology.

The project is developed around a working ranch, on a site once occupied by the native Pericu Indians, from whose language the name is derived. Ecological design and management of all aspects of the project will see the ranch transformed into an organic farm, including fruit orchards, vegetable growing and small animal grazing systems.

The location enjoys a mountainous topography, interspersed by arroyos (canyons), which carry water to the ocean, 5 km away during major rain events. Land height on the property varies from a low of 60m (197ft) to 255m (837ft) above sea level.

One of the key aspects of ecological design for the project is wise harvesting and use of water to enhance the hydrology of the site. Removal of large grazing animals from the existing ranch area will allow for vegetation recovery, as traditional ranching practices have led to overgrazing and erosion of sensitive desert ecosystems.

Vegetation will be maintained, and local species xeroscaping promoted, along with KAILO selective planting of integrated, ecologically appropriate food forest gardens RANCH where appropriate. Orientation of housing maximizes passive cooling and heating potential (during short cool season). Housing design maximizes cross-ventilation potential, which combined with high thermo-insulative characteristics of wall materials assists in maintaining temperature comfort.

Regenerative design Allows for the co-evolution of the human species along with other thriving species. It is the underlying design philosophy behind the master plan, as well as individual unit designs, in order for design to be truly ecological, it must help to regenerate that which has been damaged (practically everywhere on our planet today). This site will be enhanced over time through the process of this development. The fundamental pattern for this development is the flower of life (below), an ancient sacred geometric system form that emphasizes interconnectivity and harmony. A Community model underlies the design pattern, which leads to efficiency of energy flow, as well as promotion of human interaction. Each unit has a private driveway access.
Our garden strategy is to maintain and enhance existing endemic vegetation and ecology. (G1)The minimum model is a xeroscape native species garden, enhanced by treated wastewater. (G2) For homeowners looking for a level of fruit production/water support, we offer a design to incorporate drought tolerant fruit and ornamental trees to provide for production of appropriate fruits and flowers during the season. (G3) For those wishing to commit to a larger level of water use and management, we can provide further enhanced production through an integrated forest garden design. Outdoor living ranch style

The Kailo Ranch home is designed using superadobe material in order to help maintain comfortable indoor termperatures. Summer cooling potential is enhanced by a patio system, and cool air distribution patterned from flower of life geometry. In order to maintain home temperature comfort, home design has accounted for the sun angles in summer and winter. The strategy is based on insulative quality of superadobe earth materials for major walls, and internal patio microclimate creating natural cooling through shade and water evaporation. Cross ventilation provides for comfortable air exchange during majority of the year. Midsummer temperatures require that outside windows are closed during the heat of the day, and opened at night. Additional shade control is provided by wrap around pergola and selective vegetation plantings for living shade by trees and vines.
