The process starts with an appraisal of your site; this will include assessing your target market. You can apply to the council for pre-application advice prior to submitting a planning application, or just submit a planning application. The pre-application advice that the council provides is often useful particularly if you are constructing a new building, as they will indicate what the council considers acceptable and what the key planning issues are. The planning process takes around eight weeks from validation to getting a decision; sometimes it may take longer and this usually occurs when the council requires more information.
