Sheltered housing | studio 5.3 • As continuation from 5.2, 5.3 are focusing on the proposal made based on a new master plan layout of Moston Pub Estate. Three built schemes on this site will be discussed thoughout this booklet which involved (i) Reversed programme on existing houisng scheme, (ii) New housing block, (iii) new layout for sheltered housing. However, more depth disscusion has been carried on the new layout for sheltered housing (Nursing Home).

Summary | 5.1

Issue

• Demolition a neighbourhood area while having a crisis on the shortage of housing are consider an issue that rolling in the market industry. There are serious concern on the quality of physical structure for a decent home yet always forgetting the important of the physical enviornment that could be a vital element for natural surveillance. Dealing with a failure neighbourhood scheme is a norm to this industry but how should we addressed this issue for not repeating the same concerns. Issue that involved a crime and anti-social behavior should be addressed as an architectural responsiblity. Replacing an existing neighbourhood with a new scheme project is consider taking a new risk and having high potential of repeating the same issue. The physical environment concerns which determine by the spatial quality should be analysed throughly before simply proposed a new project.

Place

• Addressing a study on the failure of existing neighbourhood has lead this project to Moston Pub Estate in Harpurhey, North of Manchester. This Estate was identified facing a current issue on anti-social behavior, criminal damage, bicycle theft, etc. Interesting landscape within this neighbourhood area has identify as a neglected spaces with abandoned Pub and playground area.

People

• Study on demographic of people in Harpurhey has been done to identify the most demanding household scheme. Surprisingly, the statistic shows that dependency ratios of dependents aged 0-14 and 65 above, is more dependent to the total population aged 15 to 64. Also, the percentage of small household size has lead the project towards focusing on a single resident.


Summary | 5.2 • In 5.2 it involves a master plan study of this estate area. A series of study and observation on the existing layout of Moston Pub Estate has been done by having a minimal touch for a new proposal on the existing structure. This scheme should clearly clarify the residential territory and a public realm which distinguish a public and private zoning area.

SITE LOCATION | Harpurhey • Moston Pub Estate is located at a very prime area (central Hayperhey), close to most of the facilities provided in this ward. Located at the central of Heypurhey appoint all facilities available within a walking distance. Just next to this estate, there are leisure centre, North City Shopping Centre, ASDA, Conran Medical Centre and Day Centre. Apart from that at the corner of Carisbrook Street and Conran Street also have community centre of Heypurhey called as Harpurhey Neighbourhood Project. This is a strategic location with a huge opportunity of turning this estate into an active public realm.

(i) REVERSED PROGRAMME | Moston Pub Estate • Based on the 5.2 scheme, reversed programme should involved the existing block houses in Moston Pub Estate. Design strategy by orientating active ‘fronts’ to streets and public spaces and inactive ‘backs’ to the private realms has resulted a few houses to the changes of internal layout. • Identifying type of house is part of the process to identify the internal changes to be concerned. A minimum changes were considered to identify a new ‘front’ and ‘back’ side of the houses. • Changes of internal layout

HOUSING SCHEME | Population pattern in Harpurhey • Study on demographic of people in Harpurhey has been done to identify the most demanding household scheme. The statistic shows that dependency ratios of dependents aged 0-14 and 65 above, is more dependent to the total population aged 15 to 64. The average household size is slightly lower than Manchester as a whole. Also, the percentage of small household size has lead the project towards focusing on a single resident. The single resident are classified as a lone adult aged between 25 above.

(ii) INFILL HOUSING | Moston Pub Estate

• There are six new housing block has been proposed on the new master plan layout in 5.2 submission. • Refering to the housing demand in Harpurhey , the infill housing scheme will be focusing on a single resident household. This scheme is designed to accomodate an independant life style for adults aged 25 and above. • There are two type of typologies which designed for a onebedroom and two -bedrooms.

(iii) NURSING HOME| Moston Pub Estate • New sheltered housing is proposed to replace an existing retirement scheme (Apperentice court). • This scheme is designed to accomodate dependent living for pensioner that need a support surrounding environment. • The overall scheme is provided as a nursing care home living with a normal home environment. • There are a mixed dependent and independent housing unit to be benefit with this nursing care scheme. • Eventhough this scheme are designed for a two-storey building, the upper floor can only be accessed from the external core circulation. Thus, there is no internal staircase to be provided.

Housing Scheme development | Dementia Village, Amsterdam • Dementia village is a place where residents can live a seemingly normal life, but in reality are being watched all the time. Facilitated by letting the residents choose from 7 different lifestyles. Main concept of living in a normal home environment has omitted long hallway and corridors. There are group of six or seven rooms to a house, with one or two carertakers. The homes are furnised according to the time period -1950,1970, 2000s. Interestingly, caretakers are stationed all over the village; full & part time nurses & geriatic specialists.

• Implementation on my design scheme: Stretegy and idea on spatial scheme is derived and inspired through this precedent. Accomodating a decent living with a normal space needed as a home were implemented in my design. The idea of having different lifestyle for each typology that work as a whole scheme for nursing home is the best practise to be replicated. Thus, there are two different typology that accomodate dependent and independent residents under one beneficial space.


Housing Schme development | Whitebeck court,Manchester

• Implementation on my design scheme: A reference fro space programme selection

• Whitebeck Court is a new, exciting development offering independent living for older people, with help on offer if it’s needed. It is 16 storey flat with extra care services with on-site care staff (24 hours / 7 days). Accomodate with n0n-resident management staff and community alarm service. Whitebeck Court has 91 one and two bedroom apartments that have all been fully refurbished to a very high standard. This court have interesting programme that bring all people together.

PROGRAMME | Nursing home • This Nursing Home scheme is programme to distinguish other programme from the living space (home). Thus, other programme space can also be benecial and accessible as a whole. The programme of this nursing home is also design to accomodate an independant unit (infill home) who can benefit from this scheme. A series of courtyard is designed as an open spatial quality of this place which link all the spaces together. At the corner of second entrance, a small commercial shop area are designed to also acoomodated a public.

CIRCULATION | Nursing home • This scheme is also designed to comply with main strategy of having active ‘fronts’ to streets and inactive ‘backs’ to the private realms. The idea of having mixed dependent and independent scheme automatically designed the whole scheme with two facing. • The idea of providing a nursing care home with a normal home environment under supervision was designed to have a main spatial internal circulation. While the backyard of infill house is design to have a direct relation of the whole scheme. • Eventhough this scheme are designed for a two-storey building, the building access of dependent unit on the first floor was treated to be accessed from the external core circulation. Thus, there is no internal staircase to be provided.

FACADE | Nursing home • The idea of having a neighbourhood environment with a row of normal houses is design with different facade treatment. Using a timber frame structure with a straw bale wall is an opportunity to play around with the facade treatment.

CITY SCALE RELATIONSHIPS | Harpurhey, Manchester • Harpurhey as a whole have a great city scale relationships. Commercial, community building, institution and church are easily accesible within the central part of Harpurhey. • There are frequent buses run along Rochdale Road from Manchester to Middleton and Rochdale. The vibrant city centre, with its shops, entertainment and leisure facilities is just a few minutes journey.

ENVIRONMENTAL STRATEGY | Moston Pub Estate • Moston Pub estate is a social housing managed by Northwards housing. Layout of the housing block does not allow all houses to receive a renewable energy source from the solar panel. Thus, the renewable energy collection from solar will be centralised to the main power plant before it will be distributed to all houses. Solar panel will only be place on the ideal location of south facing roof. • In this case, Northwards housing can run the system by reducing electrical bills of the estate. • Ground Source Heat Pump

• Solar PV panels generate electricity from the sun’s radiation to power your property. As not all houses will benefit the solar gain, the energy will be centralised to the main power plant before it will transmitted to any housing unit.

• Solar Thermal

• Solar Thermal is a solar heating system that uses solar collectors to absorb the sun’s radiation as heat. It will be used for domestic water heating.

• Ground source heat pumps take heat from the ground, raise its temperature and use the energy to heat your property. Landscape of this estate area has huge oppurtunity to gain a reneawable energy from the ground.

ENVIRONMENTAL STRATEGY | Nursing Home • Nursing home scheme have its own power centralised. Solar Photovoltaic panel are being placed on the most beneficial south facing roof. This panel is used to generate electricity to power this property. While Ground source heat pump is used to heat the property. All the enrgy will be collected and distributed from the power plant room.

STRUCTURAL STRATEGY | Nursing Home • As parrt of the environmental strategy, straw bale has been used as main insulator of a nursing home scheme. At the same time, straw bale also served as external wall of the building. • To accomodate the usage of straw bale, timber frame construction will be used to hold the overall load and placing the straw bale together.

STRUCTURAL STRATEGY | Nursing Home • The structural strategy of the whole nursing home scheme are treated as a single building scheme. Thus, each housing block have their own timber frame structure to hold building load.

MATERIAL SELECTION | Nursing Home • Material selection has been made based on the environmental and design strategies. Taking into consideration the lifespan of the building also part of the selection criteria. When the building is no longer needed or practical, the components can be taken apart and reused with little need for treatment or further processing. • Straw bale normally will be covered with a lime rendered as their final finishing touch of the building. However this will cause a blend facade treatment as a whole. Thus different kind of facade panel has been test out to get a hierarchy of pattern.

Solar PV Solar Photovoltaic panel are being placed on the most beneficial south facing roof. This panel is used to generate electricity to power the whole property.

Larch The frame of the building is costructed from locally sourced larch Straw-Bale Construction The straw bales are taken from local supplier within 1.5 miles from the location. The straw forms the main insulator for the wall, keeping it warm and winter and cold for summer.

• Brick Facade Different kind of material has being test on the facade to get a hierarchy of pattern. The idea of having a neighbourhood environment with a row of normal houses is design and pattern with different facade treatment.

SITING STRATEGY | Nursing Home • Based on the longitudinal site layout, this scheme is design to maximise the full layout of site area. Thus, it does not have maximum benefit to gain a solar energy. However, the roof is design facing south according to the climatic and sun path. This will allowed the perfect location for solar PV panel to be placed on.

FIRE STRATEGY | Means of escape • Fire protection strategies need a depth consideration on the movement of disabled people. The length of escape route with a proper pavement should be well calculated. As the Nursing home scheme are dealing with double facing scheme, the flow of escape route is well organised.
