It is predicted that in 2011 the sales will continue to rise although the sales cycle will be longer as today’s buyer is more cautious. the whistler story

The story of Whistler is the place, the people and the Olympic Dream. The land around the small chain of lakes had been inhabited for thousands of years by the Coast Salish First Nations. The valley itself was an isolated wilderness, frequented only by people from the Lil’wat and Squamish Nations, until a trail linking Pemberton to the Pacific was opened in 1877, attracting prospectors and trappers like John Millar. Over the next several decades other enterprising folks, including Alex and Myrtle Philip and Philip Tapley arrived, turning the isolated valley into a lively, sociable community, with Saturday night dances at the lodge, fishing, boating, picnicking, hiking, exploring, skating, snowshoeing and that new sport—skiing. In 1960, a group of Vancouver businessmen had a brainwave—Vancouver and the mountains north of it, would be a perfect place to hold the ’68 Winter Games. They began a search for suitable terrain, but one Norwegian, Franz Wilhelmsen, already knew the ideal location. He was nuts about the exhausting yet exhilarating sport of backcountry skiing, it only needed a chairlift to make his life complete! Proposals were submitted, rejected, modified, researched, rejected again, financed and finally, lift construction began in 1965. Whistler didn’t host those Winter Games, and failed in the next bid attempt too, but the vision was always crystal clear: a world-class summer and winter resort, skiing in wide-open bowls and on long, treed trails in winter as well as fishing and hiking in summer, with a commercial area to service the multitudes. The Garibaldi Lift Company opened the Gondola, Big Red Chair and two T-bars on the west side of Whistler Mountain on February 15, 1966.

6

Whistler then needed a local government, but one that recognized its unique character and its potential to become a year-round resort. The answer was the Resort Municipality of Whistler, incorporated on September 6, 1975, as the first designated resort municipality in the country. Locals made plans to launch Whistler into the international marketplace. They had architects design a pedestrian village at the foot of Whistler and Blackcomb Mountains. Al Raine, then the Provincial Coordinator for Ski Development, called for proposals to develop a sister ski area on Blackcomb. The Garibaldi Lift Company committed to building a three-stage lift access up the north side of Whistler. The Resort Association was created to sell Whistler to the world. And when the village and Blackcomb opened for business in December 1980, the world came. Locals began to plot another strategy that would extend the Resort’s business through the spring and summer. The strategy involved a careful mix of summer amenities that fit the mountain landscape, like golf and hiking, a line-up of art, concerts and festivals. It worked. Since 1989 the accolades have poured in. By the new millennium, annual visitation surpassed 2 million, with summer visitors exceeding winter and the permanent population growing to 9,500. Most fittingly, after a third attempt, on July 2, 2003, more than 5,000 residents gathered in Village Square to cheer Jacque Rogge, the President of the International Olympic Committee telecasting live from Prague, as he announced Vancouver/Whistler as the host of the 2010 Winter Olympic and Paralympic Games.

An Introduction to Buying Property in Whistler There are many advantages to owning property in Whistler whether for residential or recreational purposes; lifestyle, quality of life, equity appreciation, revenue from periodic and seasonal rentals. The RE/MAX team will guide you through the various types of properties, the advantages and disadvantages as they pertain to your specific requirements, explaining every facet so you can be comfortable and confident in your decisions. Below is a brief explanation of the types of properties, their zoning restrictions and the commonly used terms and expressions in Whistler real estate transactions.

Types of Properties The real estate market in Whistler offers a wide range of property types, catering to many different needs and wants. Condos & Townhouses found throughout the valley are stratified properties that allow an individual owner to share in the cost of the maintenance and upkeep of the common areas of the buildings and land with all the others owners within the complex, while enjoying all the benefits of full ownership. Single Family Homes & Duplexes offer a large array of types to suit many different lifestyles and budgets. Prices vary depending on location, view, size and age but in general these properties are located throughout the valley. Estate Lots & Vacant Land — There is still the ability to buy a raw piece of land and build your dream home, Estate Lots are generally larger pieces of land, some offer acreage and allow auxillary buildings. Shared Ownership — Sharing the ownership of a home provides all the lifestyle benefits of owning a second home at a fraction of the cost. Options vary from 1/2 share, 1/4 share, 1/10 share to the well-known timeshare. Commercial Opportunities for retail and office space are available through-out the main Village, Upper Village, Creekside, Rainbow and for light industrial use the location of Function Junction is found about 10 minutes south of Whistler Village.

As a resort community it was imperative that the urban planning of Whistler’s community would enable it to host its numerous visitors. As a result, various zoning and convenant by-laws, based on location and property type, were put into effect.

Residential Use Zoning Properties zoned for “residential use” may be used as primary residences, long-term or seasonal rentals – for periods not less than 30 days – or for personal and recreational use. They may not be used for commercial activities such as nightly or short-term rentals.

Tourist Accommodation Zones Properties with this zoning allow guests to rent on a short term basis either through a professional rental management firm or directly through the property owner. Some of these tourist accommodations have covenants registered against the title which determine rental management and personal usage of the property.

Phase II Covenant Generally Condo/Hotel properties, such as the Westin Resort and Spa, Four Seasons Resort and Spa and Pan Pacific Mountainside. This covenant allows the owner use up to 56 days per year—28 days in the winter and 28 days in the summer. For all of the days the property is available for rent, the owners who are part of the rental pool will receive a percentage of the rental revenue from all the suites in the hotel each night. This style of property is best suited to those coming to Whistler for a couple of weeks per year or investors interested in revenue producing properties and long term capital gain. Phase I Covenant (and some Land Use Contracts) This covenant gives the owner the most flexibility and control over their property. The owner has unlimited personal use and the property may be made available for nightly, short term or long term rental. In most cases owners can choose their own rental management company, rent out the property themselves and/or use the property personally. These properties are scattered throughout Whistler but the majority are found only a short bus ride from the Whistler and Blackcomb Gondolas.

surroundings. With styles from traditional to innovative, original cabins to luxurious chalets, ski-in/ski-out to secluded mountain hideaways and properties with revenue generating suites—Whistler has something to suit everyone’s taste. And if, your preference is to create your ideal home from the ground up, there is still land available in this remarkable resort town. To help navigate through Whistler’s various neighbourhoods please refer to the map on pages 24–25, as we travel from south to north along the Sea to Sky Highway.

Located approximately 15 minutes South of Whistler Creekside just off Highway 99, are the two private enclaves of Pinecrest and Black Tusk. These private, gated communities are now well-established neighbourhoods consisting of permanent full-time residents and recreational owners living in single family homes. Prices start around $630,000. On arriving in Whistler from Vancouver, Spring Creek one of Whistler’s newer sub-divisions offers homeowners a quiet neighbourhood of mid-size to large homes. Many of these have been built in the last 5 years and therefore incorporate the latest innovative features and amenities. A popular area for families as Whistler’s newest elementary school is nearby. Prices start around $1.3 million. Bayshores which extends into Millar’s Pond is predominately a residential area that has grown in tandem with Whistler reflecting the various styles and increased wealth of the community over the last 30 years. Prices start around $730,000. Kadenwood is perched on a plateau high above the valley and accessed through a private entrance located in Bayshores. The dreamchild of Intrawest, this magnificent area offering incredible views over Whistler’s valley and the surrounding mountains is soon to have its own dedicated ski-lift. All the homes in Kadenwood are exclusive luxurious mountain chalets with ski-in and out access to the slopes leading to Whistler Creekside. Prices start around $4 million.

Alta Lake Road, Nita Lake and Stonebridge lie on the west side of the valley with views across Alpha, Nita and Alta Lakes capturing the majesty of Whistler Mountain.

Alta Lake Road climbs to 100 meters above the valley floor then meanders for approximately 5kms in a northerly direction above the lakes. Today, in the clusters of houses which were originally built alongside this stretch only a few old time cabins remain as many have been rebuilt into lakeside chalets. Prices start around $1.2 million. In recent years, two luxurious enclaves have also been developed along this road, the first of which is Nita Lake where properties come with private access to the amenities of Nita Lake Lodge - Whistler’s newest boutique 5 star hotel. The other is Stonebridge, arguably Whistler’s most exclusive development which features spectacular estate styled lots and homes – many over 5 acres. These homes afford complete privacy and the most stunning views of Whistler Mountain. Prices start around $2.75 million for Nita Lake and $6 million for Stonebridge. The properties in Whistler Creek, the original Whistler, are spread over a fairly expansive area, from those overlooking the beautiful lakes of Alpha and Nita, up to the homes perched on the mountainside offering ski-in/ski-out as access and stunning views. While many condominium and townhome properties remain from the early days, single family homes have gradually been replaced with more modern chalet style homes particularly during the property boom of the 1990s. Many of these properties presently for sale offer great opportunities for new owners to remodel and rejuvenate. Prices start around $800,000 for the cabin style properties and $1.2 million for the modern chalets. Nordic Estates, just north of Whistler Creek, has also seen many of its older cabins gradually disappear over the last 20 years to be remodeled or rebuilt into the mid-size family styled chalet. This neighbourhood is extremely popular due to its accessibility to both Creekside and the Village, as well as the preponderance of quiet cul-du-sacs which is ideal for families. Prices start around $800,000. Climbing up Nordic Drive is Taluswood, one of the most recent areas in Whistler to be developed offering luxurious townhome complexes. A small number of private luxury homes are scattered throughout this neighbourhood including properties which offer ski-in/ski-out and incredible south-westerly views over the Tantalus Range. Prices start around $5 million.

Located just south of the Village the communities of Alta Vista, Brio, Sunridge Plateau and Blueberry Hill provide homeowners with an assortment of properties from the prestigious homes of Sunridge Plateau to lakeside chalets in Alta Vista. Brio and Alta Vista have experienced a gradual change; where once traditional cabins and A-frames stood, land values have attracted increasing attention and now new chalets and luxurious mid-sized homes have begun to dominate the scene. Brio’s proximity to Whistler Mountain provides some properties with ski-out access and an easy 5 minute walk to the skilifts in the Village. Alta Vista located on Alta Lake affords many of its home owners the privilege of either full lake frontage or lovely lake views.. Prices start around $800,000.

Conversely, Sunridge Plateau with ski-in/out access to Whistler Mountain was artfully planned to offer an exclusive enclave for luxurious mansion-styled homes, many of which are around 5,000 sq ft in size. These magnificent homes have been designed to capture the sunshine and views across the Whistler Valley of Alta and Green Lakes towards the mountains of Rainbow and Sproat. Prices start around $5 million. Just across the highway Blueberry Hill Estates has also become a prestigious address.. These stunning homes have been designed to reflect the natural beauty of the area, incorporating huge wooden beams and rafters and showcasing incredible master craftsmanship. Overlooking the Arnold Palmer Golf Course many of these homes have grandstand views of both Whistler and Blackcomb mountains. Prices start around $2 million. The Village and Upper Village form the heart of Whistler which, having been designed as a resort community predominantly offers hotel or townhome and condominium style complexes. However, a few homes are scattered throughout, mainly up the escarpments of Blackcomb, such as Summit Lane, Horstman Lane and at the end Blackcomb Way. These prestigious locations come with a higher price tag but in return they offer some of the most sought after ski-in/out abodes in Whistler. Prices start around $3.2 million.

Surrounding The Village are numerous neighbourhoods thar are as little as a 5 minute walk away, yet offer homeowners a quieter and more family oriented environment. Whistler Cay Heights with its close proximity to The Village may well offer the widest variety of mid-sized homes as many of these chalets were designed and built between the early 1980s and late 1990s. The streets of Whistler Cay Heights meander back and forth offering pockets of private cul-du-sacs, views towards Whistler and Blackcomb as well as over the Arnold Palmer Golf Course. Prices start around $1.4 million Whistler Cay Estates extends down into the valley alongside the north-east banks of Alta Lake with Tapley’s Farm being a popular family location with mid-size homes on flat fenced yards. Most of these homes are in walking distance to the Mrytle Phillip Elementary School. Although property values and the number of luxury homes have increased over the years, this neighbourhood still offers great opportunities as numerous older style cabins on larger plots of land become available. Prices start around $975,000. The small neighbourhood of Nesters boasts the only shopping area outside of the village hubs and is often dubbed “Where the Locals Shop”. Treetops climbs up the side of a small but steep knoll and has become home to a small enclave of large luxury houses which perch along its ridge offering residents sunshine and views across the valley. Gradually the older style cabins are also being replaced along Nesters Road. Prices for cabins start around $850,000 and for luxury homes around $2.2 million. The many mid-size homes located in White Gold are popular due to their easy walking access to the base of both mountains as well as to the cross-country ski and biking trails of Lost Lake. Architectural styles are varied with mountain styled chalets situated next to newer more contemporary homes of stone and glass. Price start around $1.1 million Spruce Grove was developed in the late ‘90s as a result of the increasing demand for single family homes. This neighbourhood located north of White Gold is surrounded on one side by the Fitzsimmons Creek, on another the wooded area of Lost Lake and to the north the playing fields of Spruce Grove Park – creating an ideal family setting which has long attracted local residents. Most homes have suites that must be rented to a local resident. Prices start at around $900,000.

On the northern end of the Whistler Valley lie its largest residential neighbourhoods. Often referred to as the area that the ‘locals’ live, these communities offer a blend of old and new single family homes often situated on large lots, with amazing views of Whistler, Blackcomb, Wedge and Armchair Mountains and the largest and coldest of Whistler’s lakes – Green Lake. The distinctive enclave of Nicklaus North (Green Lake Estate) - designed to complement its namesake - sits one of Whistler’s three world renowned golf courses. This locale consists of recently built luxury homes and townhomes. Golf enthusiasts enjoy having the Jack Nicklaus designed course at their doorstep in the summer, while during the winter months the course becomes a vast cross-country skiing and other winter activities zone. Prices start at $1.75 million. Alpine Meadows offers a diverse range of homes of varying sizes, shapes and prices and its amenities such as the Meadow Sports Centre and Whistler Secondary School, playgrounds, market shop and café create a strong sense of community. Alpine offers its residents pockets of privacy, great views of Blackcomb, Wedge and Armchair mountains, large lots and a comprehensive network of rivers and trails to explore year round. Prices start around $700,000. Emerald the most northerly neighbourhood, yet a mere 8-10 minute drive from the ski slopes, is a quiet residential area that still offers opportunities for buyers of older properties and vacant lots. This neighbourhood is an eclectic mix of old and new, traditional and contemporary styles offering full time residents and owners of mountain retreats a plethora of choice at comparatively low prices. Prices start at $675,000. Rainbow, Whistler’s only master planned community is still under development, has been designed as a true family neighbourhood and will include its own commercial area, parks and trails. Single family homes are being custom-designed by their owners, although a number of semi-custom designs are available as are vacant land sites. Amazing views of both Whistler and Blackcomb Mountains across Green Lake, together with all day sunshine and a purpose designed community are amongst its unique features. Designed homes start at $1.5 million

The Olympic Legacy To ensure that the community of Whistler continues to benefit from the $2 billion invested in its infrastructure and the opportunity of being showcased to an international audience of 2–3 billion people, a programme called the “2010 Legacies Now” has been introduced. This programme is dedicated to strengthening arts, literacy, sport and recreation, physical activity and volunteerism leading up to and beyond the 2010 Olympic and Paralympic Games. The 2010 Winter Games will bring a variety of “hard and soft legacies” to Whistler. Whereas community assets, such as the new Olympic venues and the Athletes’ Village constitute hard legacies, soft legacies include awareness creation, relationship building, skill development and much more. 2010 Games Operation Trust $55.0 million The trust will also be a source of funding for the continued development of high performance sport at the legacy facilities and potentially throughout Canada.

Whistler Athletes’ Village $35.5 million Post Games: local resident housing consisting of 152 townhomes / duplexes, 67 condominiums, 55 hostel units, 55 Whistler Housing Authority rental units, 20 market townhomes.

Whistler Celebration Plaza $5.0 million Following the Games, Whistler Celebration Plaza will be transformed into an outdoor gathering place for residents and visitors, featuring a Great Lawn, amphitheatre seating, a children’s play area, and seasonal performance spaces.

Whistler Olympic Park $119.7 million Includes three separate venue stadiums (cross-country skiing, biathlon, ski jumping); technical sport buildings at each of the stadiums; day lodge; 14 kilometres of biathlon and cross-country competition trails and two ski jumps (normal hill and large hill).

Whistler Live Sites Program $8.0 million Its legacy will be that of showcasing Whistler offering billions of viewers the opportunity to see Whistler from both a local’s perspective as well as a dynamic international resort.

Projected first year visitation 135,000 people Whistler Sliding Centre $104.9 million This high performance, world-class sliding sports venue includes a 1,450 metre long competition track, as well as venue support buildings.

Whistler Conference Centre $3.0 million Upgraded in 2003 to facilitate the Media Centre during the games, this venue underwent a modernization project to become Whistler’s major meeting space attraction and reflects a vision for long-term community development.

Projected first year visitation 96,000 people. Whistler Mountain $27.0 million Investment has allowed for the upgrading of these runs to provide exhilarating forums for future ski races, national, international and world-cup.

Highway 99 improvements $600+ million As part of the Olympic bid process the Sea to Sky Highway Improvement Project was scheduled to be completed in 2009 in time for the 2010 Olympic Games. In addition to meeting the area’s future traffic needs, the upgrades will also enhance economic development opportunities in communities along the highway and in the province as a whole.

Whistler Athletes’ Centre $16.0 million This High Performance Centre will provide a dedicate 100-bed athletes’ lodge and 20 townhomes for visiting athletes who come to train and compete at Whistler’s world class venues.

■■

The huge media exposure before and during the 2010 Winter Games. During Games time alone it is expected for Whistler to make 3 billion “new dates” on TV.

■■

Community Pride and a “Can-Do” mentality

■■

Increasing involvement of the Lil’wat and Squamish First Nations with the Whistler community

■■

Advanced business skills

■■

Deepened collaboration between Whistler stakeholders, levels of government and tourism organizations

■■

Increased accessibility to and within Whistler

■■

Substantial support for the arts

■■

Educational programs at local schools, including the media arts program at Whistler Secondary School

■■

Work and volunteer experience for locals, including high school students

Showcase opportunities for Whistler sustainability stories, the Whistler Adaptive Ski Program, etc.

In addition, Bell will hugely advance the telecommunication infrastructure within the Sea to Sky Corridor as well as at the venues. To some extent, the new Squamish Lil’wat Cultural Centre can also be included in this list, as they have received considerable support because of the showcase opportunities in 2010.

Further to these “hard” legacies, Whistler will gain from many “soft” legacies, such as:

Creekside itself is the hub of this area, claiming to its fame that it was the original Whistler and the location of the first gondola. Over the last 5 years it has received a significant face change and now provides the surrounding neighbourhoods with an alternate location for amenities such as schools, shops, restaurants and bars. Whether travelling south or north of Creekside there is a valley trail system that links each as it meanders passed the beautiful lakes of Alpha, Nita and Alta.

Alta Lake Road Stonebridge Bayshores Kadenwood Creekside

Properties within most of these neighbourhoods vary considerably with the old and new, luxury and traditional blending artfully and cohesively. The area still offers good value for money with opportunities for building your own dream home, renovating a slightly older home, buying into modern ski-in/ski-out condos or just finding a home with that private setting – but still just 5-10 minutes from all the action.

Review properties matching your criteria—our agents have access to all listings in the Whistler valley and will work with you (the buyer) to create your short list.

■■

Preview properties—your chosen agent will tour you around to view your chosen short list while explaining the merits of our neighbourhoods.

■■

Offer—once you have found the right property for you, we will prepare an offer to be presented to the Sellers Agent. This will either be accepted or ‘countered’ by the sellers with a counter-offer.

■■

Counter Offer—This is when the sellers return the contract with their terms and conditions. At this point you have the choice to either accept these terms or re-counter with new terms.

■■

Accepted—When both you and the seller agree to all the terms and conditions in the contract the deal is considered accepted.

■■

Lawyers, accountants, mortgage advisors etc.—Your agent will assist you in finding suitable professionals.

■■

Due Diligence—Your agent will assist you in researching, evaluating and reviewing all aspects of buying the property in order to start removing your conditions of sale.

■■

Subject Condition—These are specific terms on which the offer is conditional and each will have a date by which you have to complete them. By ‘removing subjects conditions’ the contract becomes a firm & binding.

■■

Deposit—Your deposit will be held in trust by your real estate company and forms part of the purchase price upon completion.

■■

Firm—Once ‘subjects’ have been removed the contract is firm & binding—your lawyer will contact you prior to the “closing date” to facilitate your understanding of the contract, mortgage contract and releasing of funds.

■■

Closed—The Title of the Property is now transferable to your name and you will be able to take possession of your new home.

The payment of HST can be deferred if the new purchaser is going to continue to offer the property for short term or nightly rental for 90% of the time and becomes a HST registrant. Becoming a HST registrant is a straightforward procedure of completing four forms. Once you are a HST registrant, you are entitled to claim credits for the HST that you pay, for example on legal fees, property management fees, and utilities such as electricity, gas, cable and telephone. You are then required to charge, collect and remit HST on the nightly rentals, which in some cases may be done through your property manager. You will be required to file an annual HST return. HST Rebates are available from both the Federal (max $6,300) and Provincial Government (max $26,250) and are based on the value and use of the property. Your lawyer or accountant will assist in determining the amounts. HST on New Homes When you buy a newly constructed home, condominium or townhouse, the entire purchase price including land is taxable. If the home is going to be your primary place of residence, it may qualify for a partial HST rebate, depending upon the sale price. If the property is to be rented to tenants, the full 12% HST is charged on the purchase price. HST on Resale Homes There is no HST on the purchase price of a used residential property that has been occupied as a residence before you bought it. Used residential property includes an owner occupied house, condominium, apartment, summer cottage, vacation property or noncommercial hobby farm.

Buying and Ownership Costs There are costs associated with buying and owning any home—here is a brief summary but please call your accountant and lawyer to confirm your specific obligations.

Harmonized Sales Tax (HST) This is a 12% tax that applies to the purchase of new construction and on the resale of accommodations that have been rented out for short term or nightly rental. See the HST page 19 for more info.

Mortgage These may include the mortgage company’s lawyer or notary fees, appraisal fee (if applicable) and land title registration fees.

Property Taxes This tax is imposed by municipalities upon owners of a property within their jurisdiction based on the value of such property.

Legal Fees These include the lawyer or notary fees and expenses for searching and investigating the title, drafting documents and land title registration.

Strata Fees Specifically for condominium and townhouse purchasers, there will be monthly maintenance charges, and the Strata Corporation is also entitled to levy special assessments for extraordinary expenses if necessary.

Property Transfer Tax This is a Provincial Government Tax that applies to all transfers of real estate and is payable on the completion date. The rate of the tax is 1% on the first $200,000 of the purchase price and 2% on the balance.

Tourism Whistler Assessment Fees Tourism Whistler is responsible for the promotion of Whistler as an international destination. Any property located on “Resort” lands is required to pay a fee based on the number of bed/pillow units present in the accommodation. Insurance Buyers are required to arrange insurance on single family residential accommodations, and liability and personal contents insurance on strata-titled properties. It is important to note that some rules are different in Canada of which you should be aware. We frequently deal with foreign ownership and our RE/MAX Real Estate agents will be happy to discuss this with you. WHISTLER VILLAGE C o n d o m i n i um s a n d T ow n h o m e s At the heart of Whistler is obviously The Village, which is the central location for most of the tourist accommodations and activities for both the winter and summer seasons. The Village boasts easy access to the mountains, pedestrian walkways, world class restaurants, service, activities and shopping. From its early conception The Village has been carefully designed and managed to create a world class resort with all the amenities. Whistler’s success has led to an expansion northwards to the Marketplace and eastwards along the base and escarpments of Blackcomb Mountain. A plethora of property types are available throughout The Village from luxury residences, ski-in/ski-out chalets, condos and townhomes as well as ownership which allows for revenue generation from nightly rentals.

The internet has ushered in an age of readily accessible information and with dozens of discount self-serve brokerages popping up each day, you can easily be swayed into thinking handling the sale of real estate is a simple affair. BUT, remember it’s been proven that up to 80% of all For Sale By Owners eventually turn to the services of a real estate professional. And with good reason. Licensed REALTORS® are professionally educated, and fully trained to guide you through the sales process with the least amount of risk possible. They are monitored and guided by their brokers and governed by real estate law. They are sworn to uphold to a strict code of ethics and have access to vast array of resources, including their strong network of real-estate-related professionals with whom they have worked with personally, often for decades. Successful

transactions and happy clients are key to their livelihood and reputation. It is their business to know exactly what’s going on in their market, as well as in their community. In our small communities, our RE/MAX REALTORS® have frequently been in the business long enough to have been involved in the sales process of the same home more than once - they can anticipate issues with underground oil tanks, previously problematic roofing, zoning issues, flood zones and other un-disclosed situations which may affect the true value of your property. They have a database of experienced professionals to offer solutions that they have personally worked with in the past and have networks of affiliates to facilitate the sales process.

Whistler2020 is our community’s shared vision and plan for continued success to the year 2020—and an ambitious step on a longer journey to a sustainable future. Rooted in our values and a science-based approach to sustainability, Whistler2020 is long-term, comprehensive, community-developed, community-implemented, and action-focused.

H  Nightly Rental     H  Monthly Rental

The global and local challenges that face Whistler highlight the need for an overarching sustainabilitybased approach to planning. Whistler2020 uses such an approach—to inspire, align and guide our resort community toward a shared vision of sustainability and success. Drawing on local and external knowledge, Whistler2020 informs decision-making, optimizes use of limited resources and provides a framework for aligning community efforts in a common direction. A new way of planning is required that focuses on building a forward-looking and adaptable resort community. This ‘comprehensive sustainability’ approach to planning must integrate innovative solutions to address local and global challenges and employ an upstream and systems-based perspective at all levels (i.e. focus on root causes, not symptoms).

Presenting both challenges and opportunities, global and local trends set the context for influencing and shaping the future of communities such as ours. Recognizing external trends and understanding their potential impacts is an important part of Whistler2020. Whistler2020 was developed by the community, and for it to be truly effective it needs to be both supported and implemented by the community. The RMOW houses the Whistler2020 Team, but the creativity, direction and execution of the plan is a product of the ongoing dedication and commitment of Whistler2020 Partners, community task forces, and the many organizations and businesses that are making its vision a reality on a daily basis. how shared ownership provides

new options Ever dreamed of owning “that special recreational property”, but its just too expensive or not cost effective? Most vacation properties in North America are extremely underutilized. Statistics indicate that, on average, they are occupied less than 56 days per year leaving them unoccupied over 85% of the time. Most families who desire a “quality resort experience” are only able to use their property a fraction of the time it is available. It does not always make sense to tie up capital and pay all the costs of ownership while the property sits underutilized. Sharing the ownership of that home could be the answer, and there is a growing trend to invest in these programs, which provide all the lifestyle benefits at a fraction of the cost. Now, you can “co-own” your property. All you have to do is analyze your lifestyle objectives and long-term investment goals to realize which of the various share options match your requirements. Options vary from 1⁄2 share,

42

1⁄4 share, 10th share to the well-known, but often misunderstood, timeshare. The real estate market is the largest local economy. As such, Whistler has had to adapt over the years to accommodate a growing variety of travelers from around the world, who have discovered our charming village in the mountains. Shared Ownership is just one of those special Whistler options which by being fairly unique in its diversity, enables many people to share the experience. The real estate market offers time share sales by the week for as little as $1,000, which is a way of guaranteeing your annual visit in accommodation that is both familiar and affordable. We have a product At Nature’s Door which provides owner use of 5 weeks a year in a luxury, slope-side, townhome with full amenities and concierge service from approximately $250,000.00 and includes an equity position of 1/10th of title.

For those who want more use, we offer quarter share ownership giving owners a week per month at properties like Montebello for $259,000, while the Legends and Horstman House condominiums start at $99,000. Of course, many owners purchase more than one quarter or have friends and family join them in owning an entire unit.

ThE PEMbErtOn sToRy The Village of Pemberton is a spectacular 30-minute drive north of Whistler Resort, accessible directly off Highway 99. The Village, located at the foot of majestic Mt Currie, is the hub for the Pemberton Valley and its district. The district includes the Village, the First Nations community of Mt. Currie, plus the Pemberton Valley, D’Arcy and Birken. The first people to call Pemberton their home were natives from an interior Salish tribe. They settled at the foot of Majestic Mount Currie and at the head of Lillooet Lake. During the 1880s, the area saw a large number of Europeans settle on the rich farmlands, instead of continuing on the northern gold rush. Pemberton was first settled via the waterway at Lillooet Lake, but entered the age of the railway in 1914, when the first passenger train was established. With regular train service and a dwindling gold rush, more families settled in the valley to tap into the rich farmland and establish Pemberton as a growing area for world famous seed potatoes.

With the success of Whistler, Pemberton has experienced tremendous growth in the past few years and has been one of Canada’s fastest growing communities. Today, Pemberton has two 18-hole golf courses, horseback riding, lots of local lakes for fishing, hiking trails, mountain bike trails and is very popular in the winter as a snowmobile recreation area. The district also provides a variety of shopping, dining, accommodations, and a thriving service and light industrial sector. The Pemberton district abounds with natural beauty surrounded by three of the most beautiful Provincial Parks in BC. There is ample opportunity for camping at Birkenhead Lake, Garibaldi, Joffre Lakes and Nairn Falls parks. Pemberton is easy to reach by road and air. Highway 99 is a well maintained major provincial highway. The Village’s airport provides access for fixed wing and helicopter traffic.

In 1967, the Pemberton Valley became the first commercial seed potato area in the world to grow virus-free seed potatoes.

PEMBERTON Nestled at the foot of the rugged peaks of Mount Currie, which rises some 8,000 ft, the Village acts as a service hub for the area around the intersections of the Green, Birkenhead and Lillooet river valley. Tourism has become a strong economic player enhancing the farming and forestry mainstays. Pemberton has also become a destination for visitors from around the world as well as a place that more and more young families are calling home. There are approximately 2,500 residents in the Village and its neighbourhoods. In recent years, Pemberton has undergone a building boom, it is no longer a sleepy little village, but a community blending the old and new. An increase in population has created new real estate opportunities, including a strata-titled hotel, condominiums, townhomes, single-family dwellings and commercial space.
