fter struggling to find door furniture she loved while renovating her own home, former fashion designer Rebecca O’Keefe sketched a whimsical frog knocker that was to spark the idea for Gipsy Hill Hardware. Five years on, Rebecca works with UK foundries to handcraft unique hardware from solid recycled brass, reimagining everyday function to adorn homes with elegant designs infused with a touch of wit… Who’s your design hero? Fashion designer Phoebe Philo’s work was so transformative, and her ability to anticipate and create the most desirable, timeless pieces is inspiring in any industry. At the other end of the spectrum, I always find influence in William Morris’s Victorian charm – they represent my maximalist and minimalist side fighting! What’s the last account you followed on Instagram? @NicoloCastelliniBaldissera – I lost a couple of hours in the incredible interiors. The colours and textures are so dreamy. Where’s your favourite place for inspiration? I love to trawl through vintage shops and Ebay for antique hardware. Liberty always gives me a creative boost and for objet d’art, you can’t beat the V&A. What’s next on your interiors shopping list? Some new vases. I use a lot of florals in our visuals so the house is always full of flowers! I’ve seen beautiful coloured blown-glass ones at The Antik Store, and I’d love a Grain & Knot piece, too. A

good location and more space were key factors when Naomi and Ben Horner were looking for a new home for themselves and Ben’s two children, Jessie and Henry – and, eventually, the perfect house came onto the market. ‘We had been searching for a bigger, Victorian property in West Bridgford, which is a really pretty part of Nottingham,’ explains Naomi. ‘The house fell in the catchment area for brilliant schools and is only a few minutes from the local high street, with easy connections into the city, and a short walk to Nottingham Forest's ground, which is ideal for Ben!’ The house had previously been divided into three flats over three floors, which a developer had turned back into a four-bedroom family home. ‘It had been finished to a high standard, with a light and bright modern feel, but elements of the house were impractical,’ recalls Naomi. ‘A large family

The big idea Adding a rear extension? The amount of natural light that reaches the middle rooms of a property can often be restricted as a result, so ƓWWLQJ URRI OLJKWV has helped Naomi and Ben draw light in to this central space, preventing it feeling too dark

bathroom had been turned into a bedroom and replaced with a tiny bathroom, using space stolen from the landing – which was unworkable.’ And although beautiful, a huge main bedroom with an en suite and large wardrobe occupied the whole top floor, which the couple wanted to reconfigure into extra bedrooms. ‘There was also great potential to extend at both the back and to the side of the property, and we knew further down the line we wanted to maximise on that space too,’ says Naomi. In 2015, after falling pregnant with daughter Hattie, Naomi and Ben started the first round of renovations. ‘We reconfigured the top floor into three bedrooms and a bathroom for the children, and turned the bedroom on the first floor back into a more suitable family bathroom, using the rest of the space to create a main bedroom using the tiny bathroom as an en suite.’ The second phase of the renovation started in 2018, with rear and side extensions. ‘I was pregnant with Gracie at the time, and it was utter chaos!’ Naomi admits. ‘We all slept in one room and lived with no kitchen for months, just a boarded off area in the living room with a microwave. The now infamous Beast from the East storm came along and froze the boiler, and then with only six weeks NOVEMBER 2021 GOODHOMESMAGAZINE.COM 57

until Gracie’s birth date and nearing completion, we discovered an old leak in the underfloor heating in the old kitchen.’ The couple therefore had to rip up all the flooring and everything below surface level had to be dug out, which caused a huge delay to the whole project. ‘It was a race to get it all finished, but with a few last-minute changes, we somehow pulled it off.’ The new extensions and reconfigured space gave Naomi and Ben a large openplan kitchen, dining area, snug, utility room, a playroom for the children and an office for Ben. However, after Gracie was born, with Ben out working full-time and Hattie now a demanding three-year-old, Naomi felt quite overwhelmed finishing off the house, so the couple decided to commission an interior designer to help them complete the project. ‘Nothing was decorated, and I suddenly felt like I had to make a lot of decisions all at once about the furnishings, fixtures and fittings,’ NOVEMBER 2021 GOODHOMESMAGAZINE.COM 61

she recalls. ‘A friend recommended a local company, Made Up Design, and the designer, Helen Wallace, was a godsend. She helped me decide on the décor as well as sourcing the perfect products to complement the new spaces.’ Initially Helen only came in to help with two rooms, but it was such a pleasure working with her that she ended up helping Naomi with the whole ground floor, the main bedroom and bathroom. ‘She just took away all the stress, which allowed me to fully focus on the children without holding up the final stages of the project.’ The ups and downs of the renovation are now a distant memory for the family, and the house not only has the perfect location, but has been transformed into a beautiful, functional home with playful elements centred around the needs of the children. ‘My favourite feature is probably the bespoke cabinetry,’ says Naomi.

I don’t think we would ever buy off the shelf again! Although it is more costly, I would now rather save for something that will fit the space perfectly.’ It’s now hard to imagine that the house was once individual flats, and the new design means that the children now all have their own bedrooms, as well as areas to disappear off to for work, play or just some peace and quiet. ‘The house feels like it has always been this way,’ says Naomi. ‘The icing on the cake though is our new open-plan living space. The kitchen flows naturally into the dining area, and the cosy snug with the log burner is a favourite spot for us all to gather. I’m proud of how we managed as a family, especially as I was pregnant during both phases of the project. It might have taken five years to get here, but we simply couldn’t be happier with the end result.’

e genuinely didn’t intend to buy a “fixer-upper”,’ explains Kim Hallett, as she looks back on the renovation journey she and husband Graham have been on over the past six years. ‘Our original plan had been to find a property that didn’t need anything doing to it, so that all we then had to do was decide on the décor. It didn’t quite work out like that, however.’ The couple had raised their two daughters in a 1980s semi, but had long dreamed of finding the perfect country cottage once the girls had flown the nest. ‘We’d been looking for a long time,’ recalls Kim. ‘I knew this cottage was for sale, but on this particular day, we were actually on our way to view another property close by. Out of sheer curiosity, I peeped over the garden wall and was captivated.’ Everything about the cottage ticked the couple’s boxes, not least its history and character. The oldest part dates back to 1773 and was literally a one-up, one-down house then, before being expanded in 1919. Some 40 years ago, it was extended yet again, with a garden room added to the side. ‘The way it has evolved over the centuries means the layout is really higgledy-piggledy,’ Kim explains. ‘There’s a staircase at either end, for instance – one is the original

leading directly to a bedroom in the eaves, while the other at the kitchen end, which is the newest part of the house, accesses the rest of the upstairs, with a door between the two front bedrooms connecting each side.’ With their offer accepted, survey done, and a budget put aside for their planned ‘cosmetic tweaks’, the couple moved in, but the first problem made itself known within hours. ‘We found the existing immersion heater was on its last legs, and there was hardly any hot water,’ Kim recalls. ‘Our plumber explained that we could either repair it, or install a new tank and pipework once and for all. We decided on the latter, which we’ve never regretted, although it did make a big dent in our savings.’ One of several hidden leaks then became apparent when the couple removed a dated built-in shower cubicle in their bedroom to create an en suite, and years of water damage was revealed, necessitating 70 GOODHOMESMAGAZINE.COM NOVEMBER 2021

roof repairs and re-plastering. This was followed by the discovery of wet and dry rot in the oldest parts of the house, which needed a specialist company to remove the blown plaster and treat the walls. It was a lot to take on, but the couple were undeterred. ‘We loved our new home so much that we took the attitude that we were creating solid foundations by getting the basics right,’ Kim explains. ‘It all meant, though, that we had to wait to be able to afford the more exciting stuff.’ Fast forward two years, and the couple were in a better position to do so. Living in the house for a while had also given them the opportunity to know what

To this end, they decided to reconfigure the upstairs rooms at the rear: what was once a bathroom is now a spacious dressing room, while the large bedroom next to it was divided to create a neat little bathroom and a study that doubles as a guest room. The rest of the house has also received Kim and Graham’s careful attention. Despite having little DIY experience, the couple have taken on much of the renovation and decorating work themselves – from general repairs to sanding floors and adding characterful features, such as the window shutters, which Graham created from simple wood panelling.

One of the biggest success stories though has been the kitchen. The couple had originally intended to replace it altogether, but eventually decided to paint the existing oak units white instead, which immediately made the room feel lighter and fresher. To add extra character, they replaced a couple of the units with wooden crate drawers, which Kim stencilled to create an aged feel. The island, which they designed and built themselves, has been created using old cupboards with waxed wooden pallet shelving at each end, and a custom-made oak worktop. ‘We’re very proud of it,’ says Kim. ‘Everyone always asks where we got it from!’

And after much consideration, the couple decided to get rid of the original Rayburn. ‘It looked good, but only served two radiators inefficiently, and wasn’t ever used for cooking, as we had a modern oven as well,’ Kim explains. ‘It meant we could use the space to install larder cupboards, which have proved far more useful.’ Against a backdrop of soft white walls, the couple have finally been able to create the cosy, country ambience they’d always envisaged, combining muchloved furnishings with a mix of new and vintage finds, 76 GOODHOMESMAGAZINE.COM NOVEMBER 2021

along with cleverly upcycled pieces. ‘I’ve become quite an expert at giving old or tatty furniture a new lease of life,’ says Kim. ‘We’ve learnt that we can do so much more than we ever thought we could – and it’s such a satisfying thing to do.’ The cottage is now everything the couple have ever wanted. ‘It’s definitely our forever home,’ says Kim. ‘We see ourselves as custodians of somewhere very special and intend to care for it – and enjoy being here – for years to come.’

aving moved from East London to Southend in Essex, where they could afford to renovate a period house after their second daughter was born, it was seven years before Carla Harris and husband Elliot sold up again, moving 20 minutes away to Hockley. They were happy to rent for a few years before resuming the search for their next property, but finding the right one proved tricky. ‘We didn’t see one house where there wasn’t a compromise,’ recalls Carla. ‘So in a crazy moment, we decided to build our own.’ The couple found a dated two-bedroom bungalow that was liveable but only 78 square metres in size, and in August 2012 moved in with

Gaining planning permission however was a difficult process, as the planners were resistant to the idea of a two-storey house on a bungalow-lined street, so to get around this, a subterranean floor was proposed, but this was also rejected. Undeterred, Laurence submitted drawings for an eight-metre rear extension that satisfied permitted development rights, as a ploy to make

the couple’s real intentions more acceptable to the local authority. ‘Had it been built, this extension would have looked hideous – but the plans were passed,’ says Carla. With this hurdle cleared, plans were then submitted with an application to build a new four-bedroom bungalow, with a slightly smaller footprint than the extension, thinking the planners couldn’t say it was too big, but after years of trying, Carla and Elliot finally employed a property lawyer who was able to get the plans passed through the appeal process. It was a stressful time for the family, and cost them £4,000. Unfortunately, their luck was not about to change, as when the project was tendered to three builders, the quotes were double what they’d expected, and the pair couldn’t get a selfbuild mortgage as Elliot was freelance. ‘I started contacting suppliers separately for all the different elements,’ explains

Carla. ‘We worked out that we could complete the entire project for £250,000, if we didn’t have a main contractor.’ To save money, the family moved in with Carla’s parents nearby, and the bungalow was demolished in March 2017. Although eco features like a ground source heat pump and solar panels were considered, the couple were advised to focus on insulation and air tightness for maximum cost effectiveness. As a result, they opted for thicker walls and double insulation under the flooring, which they laid themselves. A mechanical ventilation and heat recovery system (MVHR) has also been a boon. ‘It’s brilliant as it collects and distributes warm air in winter, then in summer pulls fresh air from outside and keeps things cool,’ says Carla. ‘We’ve never had steamy windows!’ The smart lighting system, however, has not proved as popular. ‘Although it’s nice to turn on the hall lights before I get home, quite a lot of bulbs aren’t compatible with it,’ she explains.

The family’s new home is split into two areas: one for living and the other for sleeping, featuring an open-plan kitchen-living-dining space, four bedrooms and a separate garden room. A corridor separates the bedrooms from the raised living area, providing a view from the front door through to the garden, while the north-east-facing side of the house, which gets the least amount of natural light, includes the bedrooms, and has a pitched roof. white walls and birch plywood in every room. ‘We felt these three elements gave us cohesion and added to the sense of light and space,’ she says. Clean lines, symmetry and built-in appliances ensure the kitchen is equally pared back. ‘There are no handles on the doors, no plug sockets on the back wall and we’ve tucked away the coffee, tea and toast-making facilities in a cupboard to keep worktops clutter-free,’ she says. ‘We also used a similar marble-effect tile in the bathroom and en suite to match the kitchen worktops.’

And for a first-time self build there were surprisingly few hiccups. ‘The building inspector thought one of the piles was missing, which caused a panic, until we realised he didn’t have the most recent set of plans,’ says Carla. There was also a ‘Pretty Woman’ moment, when Carla visited a kitchen company looking for worktops in her scruffy site boots. ‘They were so snobby and made me feel awful,’ she recalls. ‘So I went to The Only Way is Granite instead, where they couldn’t have been nicer and were half the price.’ Carla reserves her highest praise for architect Laurence though. ‘She went above and beyond on every level, and has became a friend,’ she says. As they neared the end of the project, the couple had maxed out 20 credit cards and borrowed £50,000 from family to get across the finish line. But thankfully, they managed to secure a mortgage to pay off their debts once the build had been signed off, as Elliot had taken a permanent job the previous year. Looking back, Carla admits she would never embark on another self-build unless they won the lottery. ‘I’m glad we did it, but it was so stressful,’ she says. ‘I went through highs and lows I’d not experienced before, but now I can look back and say that it was worth it.’

Spicy chicken & cashew traybake SERVES 4 • Olive oil • 8 chicken thighs (either skinless and deboned or with bones and skin on) • 1 yellow pepper, deseeded and sliced • 1 red pepper, deseeded and sliced • 1 red onion, chopped • UHG FKLOOLHV ƓQHO\ FKRSSHG • 10 cherry tomatoes, halved

• 6 garlic cloves, peeled • 3 sweet potatoes, scrubbed and cut into wedges • 150g chorizo, skin removed and cut into 3mm slices • Drizzle of honey • 150g green or black olives, pitted • 200g cashew nuts • Soured cream, to serve

This is one of those wonderful one-tray, bang-it-in meals. You get so much lovely flavour from chicken thighs, which don’t dry out like chicken breasts tend to do. Skip the potatoes and serve with rice or couscous instead, or shred it all up and whack in a flour tortilla for a little fajita vibe. Lazy cooking at its best, you can even skip the making your own seasoning bit (see right) if you want – just get a ready-made one and sprinkle to your heart’s content… 94 GOODHOMESMAGAZINE.COM NOVEMBER 2021

1. Preheat the oven to 160°C fan (180°C/350°F/ Gas Mark 4). Add all the Cajun spice mix ingredients to a clean, dry jar, put on the lid and give it a really good shake. You will have more seasoning than you need for this recipe, but it will keep for about 6 months. 2. Drizzle some olive oil over a large baking tray, swirling around to coat the tray. Put the peppers, onion, chillies, tomatoes, garlic, sweet potatoes and chorizo into a large bowl, drizzle over a little oil and give

it a good rub and mix. Sprinkle over 1⁄2 tbsp of the Cajun spice mix and give it another good mix. Tip the spiced veg onto the prepared tray and spread out evenly. 3. Add the chicken to the bowl and rub in another tbsp of the spice mix, really massaging it in. Place the chicken on top of the prepared veg and cook for 15 mins. 4. Remove the tray from the oven and, using a fish slice or spatula, give everything a good mix. Return to the oven for a further 15 mins.

5. Remove the tray from the oven, drizzle over the honey, sprinkle over the olives and cashews, and mix lightly. Check the chicken and return to the oven for a further 10 mins. Cooking the chicken skin-side up will make it crispy if you’re using chicken with the skin on. 6. Check the chicken is cooked, especially if you are using thighs with the bones in – there should be no pink flesh visible. Serve the traybake as it is with a bit of everything.

This is the best macaroni cheese I’ve ever tasted and, believe me, I’ve tasted a lot. It’s the ultimate comfort food, which my Mam used to make in bulk and freeze so I could take it to university, where my housemates were always jealous. This version is next level though: tart with gherkins, a little kick of heat and nutty from the brown butter – with all the cheese. If you’ve got some crisps lying around, scrunch them up and whack them on top too! You’re welcome. 1. Preheat the oven to 160°C fan (180°C/350°F/ Gas Mark 4). To make the topping, melt the butter in a small saucepan over a medium heat. Once it has melted, leave it to foam and then turn a rich dark brown colour – use a spatula or wooden spoon to scrape any bits off the bottom of the pan to prevent it burning. Remove from the heat. 2. Blitz the breadcrumbs, parsley, dill and garlic together in a food processor. Mix this through the brown butter and set aside.

Bring a large saucepan of salted water to the boil over a high heat and add the macaroni. Cook until al dente (with a slight bite as it will finish cooking in the oven). Drain and set aside. 4. For the sauce, add the butter to a large saucepan and melt over a medium heat. Once melted, allow the butter to foam and turn a golden to rich brown colour, scraping the bottom of the pan so it doesn’t burn. Add the flour and mix to cook out the flour – this may take a couple of minutes. Gradually add the milk, stirring constantly, until incorporated and then continue to mix until the sauce (the roux)

has completely thickened and coats the back of a wooden spoon. 5. While the sauce is still hot, stir through the Emmental cheese until melted. Stir the gherkins, spring onions and jalapeños through the cheese sauce and add salt and pepper to taste. 6. Tip the cooked macaroni into the sauce and fold through until evenly combined. Tip into a 25x30cm oven-proof dish. Slice the Brie lengthways and lay across the top, then sprinkle over the brown butter breadcrumbs. 7. GANACHE: • 200ml double cream • 150g dark chocolate chips or chunks or dark chocolate (minimum 70% cocoa solids), chopped I’m a bit Bundt-cake obsessed but you can bake this in a standard tin, adjusting the cooking times – a loaf tin may take slightly longer but a larger, shallower tin needs less time. The ganache is bitter and smooth, and the fresh figs, which remind me of my grandad, look like regal gems on top. Date and macadamia nuts work well in this cake, too. 1. Preheat the oven to 160°C fan (180°C/350°F/Gas Mark 4) and grease a 23x8cm rounded Bundt tin with melted butter, or line a 23cm round cake tin

with greaseproof paper. 2. Melt the butter and chocolate in a saucepan over a low heat. Do not overheat as it will split. 3. Remove when nearly melted and stir until glossy. Mix in the sugar and golden syrup, then – as long as it isn't too hot – beat in the eggs. 4. Mix the hot milk, coffee powder and cocoa in a jug and then mix into the melted chocolate mixture. Add the flour and salt and mix well, then stir in the chopped figs and nuts. Pour into the prepared tin and level out. 5. Bake for 30–40 mins until a skewer inserted

into the centre comes out clean. Leave to cool in the tin for 10 mins, then carefully turn out on to a wire rack. 6. To make the ganache, pour the cream into a saucepan and heat over a lowmedium heat until bubbling. Remove from the heat, add the chocolate and leave for 5 mins, then stir until glossy. Leave to cool to a thick pouring consistency. 7. Use a chopstick or skewer to make some holes in the cooled cake, then pour over the ganache so it seeps in and drips all over the sides. Top with the fresh figs and scattered nuts.

CAN YOU TELL US ABOUT YOUR PREVIOUS KITCHEN? A lot of people thought we were mad to be replacing a perfectly good kitchen after only using it for 18 months, but the ultra-modern, new-build style just wasn’t right for us, and we always planned on changing it. The white cabinetry and uninspiring design just felt quite soulless.

The peninsula, for example, meant the space was cut off from the rest of the open-plan room, and it felt almost like a narrow, galley kitchen. We wanted to open it up with an island and also relocate the sink from the island to under the window as it had become a dumping ground for clutter.

I chose a traditional style that matched the external brickwork of the house, and we used Brick Slip Fitters to supply and install everything. It was too much of a big project to DIY it! The slips have completely transformed the room and given it a real sense of warmth and character. DID YOU HAVE A PROJECT BUDGET IN MIND? We didn’t have a set amount for the kitchen remodel, but were looking to spend no more than around £15,000. As the existing kitchen was in such a good condition, we decided to sell it on Facebook Marketplace to help pay for the project. We sold all the cabinetry, the worktops, the hob and the sink, but kept

the ovens and fridge-freezer, as we were able to work them into our new design to save buying brand-new alternatives.

WHAT WAS THE BEST BARGAIN YOU FOUND? I spent hours online hunting for suitable bar stools that didn’t cost the earth. I didn’t want to compromise on comfort, so narrowed down my search to something with a sturdy backrest, and I found these industrial-style stools on Beliani for just over £100 for two in the sale. DID ANYTHING COST MORE THAN EXPECTED? As with any renovation project, a few additional costs popped up along the way. For example, because we moved the sink across the

I’m so glad we listened to our gut and went ahead with the remodel. We plan on spending many years here, so it was important to me that we designed a kitchen that would suit us as a family, and a space that we love spending time in.

he rest of this house was Greg’s domain, but the kitchen was my own special project,’ says Holly, as she sits in the stunning kitchen of the Hertfordshire home she recently renovated with her boyfriend. ‘What I wanted was a great party space that’s light and bright and just invites you in.’ When they bought the property, it was a “totally horrible” 1960s three-bed detached house. ‘There was wall-to-wall lino and mad things like tiles in cupboards!’ recalls Holly. ‘The kitchen was so small that there was no space for a washing machine, plus there was unboxed plumbing everywhere.’ Together, the couple embarked on an extension that has more than doubled the footprint of the house to create a fivebedroom home, complete with three en suites, a home office, a ‘formal’ dining room and a large open-plan kitchen with adjoining cloakroom and utility room. ‘The kitchen was just so important,’ explains Holly. ‘I knew exactly what I wanted to achieve, and Wren helped me to get there without any hassle.”

When Holly wasn’t able to go into the showroom because of lockdown, Wren Kitchens worked with her to finalise the designs remotely, providing 3D renders and sending samples so Holly could check the colours and textures were what she wanted. ‘Lockdown gave me the opportunity to do my research and get more inspiration,’ she says. ‘I ended up changing everything, from the colours and the layout I originally wanted, but nothing was a problem for Wren.’ The result is a glamorous, light-filled space, featuring Infinity Plus Milano Elements units in Metallic Night Gloss and Milano Ultra Camel Gloss, with gold profiles for a luxe feel. Seven metre-long bi-fold doors pull back to create a huge social area that blends seamlessly with their 70 sqm patio, and Holly made the island slightly larger to accommodate more stools so she can socialise while hosting. ‘I wanted my kitchen to feel sparkly and fun – something that represented me rather than the more calm blues and sage greens that are on trend at the moment. It’s amazing, and I just really love the way it all flows together.’

We started out renting our four-bedroom maisonette from my dad’s partner, but as it had previously been a student rental, all the rooms were pretty rundown. The bathroom was a battleship grey, like a prison, but we were allowed to paint it, so as I love colour and my mum’s bathroom was green, which I’d really liked growing up, I got some paint samples and decorated in a similar shade. HOW DID THE RENOVATION COME ABOUT? A couple of years later, we jumped at the chance to buy the property, gradually doing up all the rooms, with the bathroom last as it was the biggest to tackle. Our maisonette is on the top two floors of a Victorian property, and as I’ve always liked the monochrome look of traditional bathrooms, I wanted a statement black-and-white floor. I still loved the green walls, however, so decided to go for tiles in the same shade. I got loads of samples and had nearly given up finding the right one when a metro tile in a lovely aqua colour arrived. I was so chuffed; it was just what I was looking for and set the tone for the whole scheme. WHAT PROMPTED YOU TO ADD PINK TO THE SCHEME? As the project progressed, I could feel myself wanting to add more colour, and after I saw a bubble pink ceiling in a café I couldn’t resist– though I didn’t go quite that far! But after running a bubble bath on the first evening of using the new space, when I lowered myself into the tub the bottom of it felt like sandpaper. We discovered a manufacturing fault, which meant the anti-slip coating was too rough

I was prepared to invest in my green tiles because they make the biggest impact, but I was also lucky as they were actually very reasonably priced. HOW DID YOU WANT TO CHANGE THE HOUSE? We bought the property at auction as we were looking for a project, and it was pretty rundown, with a tiny kitchen and overgrown garden. Alice needed a home office, and we wanted a more open-plan layout on the ground floor, with a larger kitchen-diner connecting to the garden. Taking the use of birch plywood through the house as a starting point, CCASA Architects created a design that involved extending the kitchen-diner into the side return, as well as converting the loft space to create a studio/third bedroom with an en suite.

WHY DID YOU USE RUSTING STEEL CLADDING? Our architect is Spanish and, apparently, weathered Corten steel is a popular material in Spain. He showed us pictures of various buildings, and we loved the industrial feel and strong colour. Sourcing

the steel sheets proved the biggest challenge of the project, and we ended up using a supplier from Staffordshire to meet our budget. We love the result and how unique it makes the home. WAS BUILDING THE EXTENSION AN EASY PROCESS? A massive piece of concrete under the kitchen needed to be drilled out, which held up progress, and new foundations for the extension were excavated using a small digger. Brick and block walls were constructed for the kitchen extension, but a shortage of bricks at the time made sourcing problematic. We really wanted to bring an indoor-outdoor feel to the kitchen and garden – with the same concrete tiling running out to the patio – and spent time choosing the triple sliding doors with ultra-slim frames, which create a lightfilled space with great views. We love having them open during the summer and being able to dine outside.

We are facing a challenge. Climate change demands that we adapt many of our habits to live more sustainably, while at the same time the financial and environmental costs of heating our homes increases every year. The government’s response is the proposed Future Homes Standard, to be introduced by 2025, which will require new-build homes to be futureproofed with low-carbon heating and improved levels of energy efficiency. Meanwhile, there is plenty that we can do now to cut back or even eliminate our home’s reliance on fossil fuels.

Self-build solutions When building a new home, all the energy-saving elements must be considered and balanced from the beginning of the project. The gold standard for this is the Passivhaus method, in which high levels of insulation and airtightness result in a home that will need little or no space heating at all. But buildings that do not have Passivhaus accreditation can still be highly efficient. Making financial decisions on whether it’s worth spending more on high levels of airtightness and upgrading from double to tripleglazed windows to achieve lower running costs can be done by comparing prices and performance details from suppliers, and taking advice from your architect or an energy consultant. When considering pay-back times, assess both the projected lifespan of the building and how long you intend to live there.

Build efficiency Achieving a building that’s as airtight as possible is down to the quality of workmanship as much as the materials chosen. Prefabricated build systems have an advantage in that the main components are put together under rigorous factory conditions. When good levels of airtightness are achieved, the project could include a mechanical ventilation with heat

Spread the warmth Conventional radiators rely on convection currents to warm the air, but there are more efficient ways of distributing heat, such as underfloor heating or infrared panels. Infrared warms you, and other objects, using radiant heat. The panels heat quickly and some types can be hidden behind a plaster skim. If you are drawn to the traditional appeal of a woodburning stove, choose one that is SIA Ecodesign Ready, which will meet the new regulations for lower emissions, coming into effect in 2022. Powered by electricity, an air-source heat pump (ASHP) extracts warmth from the air, and increases the temperature to supply a home’s heating and hot water. ASHPs come in two types – air to air and air to water. The latter is more common in the UK and the subject of this guide. Air-to-water systems include a fan unit containing a special coil. Warmth in the air is absorbed by fluid inside the coil, which passes through a compressor to increase its temperature. The heat is then transferred to a water-based heating system for radiators, underfloor heating (UFH) and the hot water supply. Air-to-air heat pumps run like air-conditioning units in reverse. The circulation system heats the air, but does not supply hot water.

Thermal efficiency matters An ASHP can be fitted relatively easily as part of a self-build or home-improvement project. The system works particularly well with UFH because it produces a low flow temperature, ideally 30°C to 35°C. This is cooler than a conventional radiator set-up, which runs at around 60°C to 80°C. Installing an ASHP may involve changing your radiators for more compatible models. A home needs to have good levels of airtightness and insulation to ensure the warmth generated by the pump is retained. ‘Air-source heat pumps can warm any size of home, but it is important to make the building thermally

efficient before installation to ensure the capacity of the appliance is as small as possible, which will minimise costs,’ says Max Halliwell, heat pump specialist at Mitsubishi Electric (les.mitsubishielectric.co.uk). Before investing in a system, seek independent advice at the Heat Pump Association (heatpumps.org. uk). In the past, one criticism of ASHPs was that they could be noisy. But in recent years, manufacturers have updated the fan technology and introduced new types of blade so the appliances have become quieter. Check the decibel level of the units you are interested in, and look for those that run at around 45dB, which is about the same as a loud fridge.

Affordability check The price of ASHPs varies depending on the size of the unit, manufacturer, heat output and its level of performance. Efficiency is measured by its coefficient of performance (COP), which shows how much usable energy is extracted from the air compared to how much electricity is used to power the pump, so a COP of four means that for every 1kW of electrical energy used, 4kW of heat is generated. You should also look for the seasonally adjusted indicator of performance (SCOP) to compare like

with like. The latter shows how effective heat pumps are on an annual basis. Also, some models provide both heating and cooling, but these tend to be more expensive. ‘The average cost of an ASHP for a three-bedroom detached house is between £8,000 and £10,000,’ says Max. It is possible this outlay can be offset against financial incentives provided by the Renewable Heat Incentive (RHI).

The fitting process ASHP installation is straightforward and can be completed in two to three days by an engineer registered with the Microgeneration Certification Scheme (MCS) once all the major construction work is complete. Visit the MCS website (mcscertified.com) for more information. ‘In a retrofit project, the fan unit is fitted first, to an exterior wall, then connecting pipes are attached to a hot water cylinder,’ says Max. ‘The cylinder must operate on a low flow temperature that matches the heat pump. Unless an existing model is already compatible, it almost certainly won’t work.’ Similarly, you may need to install specially designed radiators with a bigger surface area than conventional ones,

or UFH. ‘Self-builders can install the heat pump and go through the plumbing process with a compatible heating system,’ explains Max. The fan unit should be attached to an exterior wall, ideally a short distance from the cylinder inside the house. ‘It measures around W900xD350xH700mm, although bigger houses may require a double-height unit,’ says John Taylor, managing director of Enhabit (enhabit.uk.com). ‘It could be put at the end of the garden, but this will increase the cost, due to the groundwork and ducting for pipework.’ Inside, you’ll need space for the cylinder – an airing cupboard should be sufficient.

Stick to the rules Your heat pump must comply with Building Regulations – an installer can advise on this. ASHPs are currently covered under permitted development (PD), providing the unit is 1m away from the property boundaries and has a minimal effect on the building’s appearance. How long will it last? Providing it is well-maintained, an ASHP should last around 20 years. ‘Some installers offer a maintenance contract, or it can be arranged directly with the manufacturer,’ says Mark Partridge, managing director at Bright Green Renewables (brightgreenrenewables. co.uk). ‘I recommend regularly removing leaves from around the unit, and having an annual service, just as you would with a boiler.’

Signs that an ASHP isn’t working properly include problems with radiators, underfloor heating or hot water, excessive noise, a pump that cycles between on and off, and increased utility bills. ‘Most appliances have sophisticated controls and monitoring systems. If there’s anything amiss or the appliance is underperforming, it should display an error message,’ says Mark. ‘This can be diagnosed and rectified by the installer.’ Before buying, check the length of the manufacturer’s guarantee and the workmanship guarantee. ‘Installers should provide a minimum of two years for the latter and manufacturers usually provide a three- to seven-year warranty on parts and labour,’ says Mark.

Estimates from quote-comparison website Greenmatch (greenmatch.co.uk) show that for an average four-bedroom house with an ASHP, annual heating costs start at £759. ‘Compared to a gas boiler, an air-source heat pump requires a lot less input energy. But gas can be cheaper than electricity,’ says John Taylor. ‘The lower energy use of the heat pump is offset by the cheaper cost of gas.’ But improving your home’s thermal envelope by ensuring the building is airtight and well-insulated will reduce demand on the heat pump and keep the running costs in check.

UFH is particularly effective when used alongside a heat pump. Be sure to design it to have close pipe centres (no further than 150mm apart). You’ll also need to install good insulation under the pipes to avoid conductive heat loss.

Warmed by the earth How to harness the plentiful thermal energy beneath our feet Feature REBECCA FOSTER

Two metres below ground, the soil maintains a fairly consistent temperature of around 10ºC and is unaffected by cold weather. Powered by electricity, a ground-source heat pump (GSHP) extracts warmth from the earth using collecting pipes buried below the surface. A setup with pipework laid in trenches at a depth of around 1m is the most common option, but if there is a lack of sufficient space on the plot, a vertical borehole can be dug instead. A solution of water and antifreeze flows through the pipes, picking up warmth as it moves. This liquid is channelled to a heat pump unit, most often kept inside the house, where it is concentrated to a higher temperature and distributed to the heating system.

Installation basics Your garden must be accessible to digging machinery with ground that is suitable for creating trenches or a borehole. Coiled pipes are known as slinkies, while a meander pattern is laid straight and runs back and forth. ‘A typical three-bedroom house using slinky pipes laid in trenches requires about 40x12m of land,’ says David Billingsley, director of sales at Kensa Heat Pumps (kensaheatpumps.com). ‘Boreholes range from 60-200m deep and are around 150mm wide. If a home has insufficient land area for slinkies or no access for a borehole drilling rig, ground source may not be viable.’

Typically, GSHPs are well suited to self-builds, as the plot will be excavated to put in the foundations, but that doesn’t mean they aren’t possible for renovations. ‘It’s a myth that GSHPs can’t be successfully retrofitted into older properties,’ says David. ‘But the more thermally efficient a house is, the easier it will be to heat effectively with any type of system. Better insulation will result in higher heat pump efficiency and lower running costs.’

What’s the cost? The output needed from a ground-source heat pump to meet your home’s heating requirements will affect how much an installation will cost. ‘The average three-bedroom UK home has a heat demand of 8-10kW,’ says Phil Hurley, managing director at Nibe (nibe.eu). ‘To supply and install a suitable pump using horizontal pipework would cost between £12,000 and £14,000,’ Vertical ground-source heat pumps tend to be more expensive. ‘A borehole installation can cost between £20,000 and £25,000,’ he explains. Units have a service life of around 20 years, while the collecting pipework can last up to 100. Plus, you may be able to recoup some of the installation cost from the government’s Domestic Renewable Heat Incentive (RHI) scheme. Average running costs depend on the thermal efficiency of the building and its heat demand. ‘The 9kW Evo GSHP would run at 0.44p/kWh with an estimated running cost of £887.40 per year, based on a 200sqm, four-bed new-build home in the south-west of England with a heat load of 8kW,’ says David Billingsley.

Order of works If building your own home, lay the collecting loops at the start of the project, during the groundworks phase. ‘It is critical that accurate information about the property is known so that the system can be laid correctly,’ says Phil Hurley. ‘The pump unit is usually installed once the building is weathertight and the services are in place.’ The groundworks phase varies, but usually takes around three weeks. GSHP installation is subject to Building Regulations, and your local authority will need to be notified upon completion. The heat pump appliance is about the size of a fridge-freezer and most often kept inside the house. ‘It’s best to put the unit where it can be maintained easily,’ says Phil. ‘The area must provide an appropriate route for associated pipework, especially the ground collector loops, which need to be well insulated along the entire length.’

Peak performance GSHPs have few moving parts and upkeep is minimal. ‘As electrically powered, non-combustion appliances, they require little maintenance,’ says David. ‘I advise homeowners to get their system – including radiators and/or underfloor heating, pressurised hot water cylinders, ground collectors and the heat pump – checked by a competent installer before the colder months set in.’ Having a good supply of hot water and effective heating are the surest signs your system is operating at its best. Some models, such as Nibe’s S-Series and Kensa’s Evo heat pump, come with a smart controller or app that allows you to monitor the setup in real time, so you will receive notifications regarding any problems.

Mechanical ventilation with heat recovery (MVHR) draws stale air out of each room at an extraction point. The air is passed through ducting to a heat exchanger and expelled outside. The extracted warmth is transferred via the exchanger to fresh air flowing through a separate run of ducting into the rooms. Filters in the main unit remove particles so that the circulating air is free from pollutants. Usually installed in a loft, basement or plant room, the air-handling unit is the hub of the system. It is connected to a series of ducts that are attached to extraction and supply points.

Provide the best setting MVHR is most efficient when fitted in a wellinsulated, airtight home where warmth isn’t going to leak out via the building structure. Installation is more straightforward in a selfbuild, where it can be designed into the plans from the start, but it is possible to incorporate the system into a renovation. Homes with open fireplaces are not suitable as the air bricks that supply air to the fire make the spaces too draughty.

Buyer beware There are several things to bear in mind when choosing an MVHR. Take a close look at the controls. ‘Are they easy to use? Is wireless control available? Are humidity and temperature monitored automatically?’ says Patrick Chester, project manager and Passivhaus consultant at Enhabit (enhabit.uk.com). Check there is a F7 pollen filter for the fresh-air intake, especially if anyone in your home has asthma or allergies. Some units only have a G4 sponge filter, which keeps insects, hairs, large pollen spores and dust out. The F7 blocks smaller pollen spores, dust, bacteria and some smoke/oil fumes. If you want to zap everything, though, an electrostatic filter is even better. Efficiency is key. ‘The highest-quality units recover 96 per cent of the heat, while the poorest recover 70 per cent or less,’ explains Patrick. The main unit should be well insulated. ‘It’s no good having a model with a great heat exchanger if the recycled warmth

gets lost through the unit’s skin,’ says Clarissa Youden, associate director at Total Home Environment (totalhome.co.uk). ‘Check on the specification sheet that there is about 30mm of thermal and acoustic insulation to the inside of the unit.’ You should also consider an automatic summer bypass – in warmer months, the heat from the outgoing air will not be recycled, but you’ll still get a fresh incoming flow. ‘With the UK’s erratic weather, having a modular bypass that automatically opens in specific increments when the temperature changes is a must,’ says Clarissa. ‘But manual ones can be inconvenient.’ Selecting a model that runs quietly is also important. This is measured in decibels (dBA), with lower numbers indicating a lower noise level. Most main units operate at about 40-45dBA, similar to a fridge freezer, but this doesn’t matter so much as the unit is usually installed away from living spaces. Check the noise level of the air valves in each room, too. They should be less than 25dBA.

Price guide and investment protection There are variables that will affect the final cost of a system, from the size of your home to the type of ducts used. ‘A good-quality MVHR, including the ducting, insulation and the controller, costs anywhere between £2,500 and £7,000,’ says Clarissa. Installation is likely to cost upwards of £2,500, depending on the complexity of the project. Before placing an order, check the guarantee offered – in case anything goes wrong with the system. Guarantees for the whole setup will typically cover you for between two and seven years, depending on the supplier and whether you have opted into a maintenance scheme.

Order of works Ducts are installed first, and any that run through unheated voids should be insulated. ‘The airhandling unit is fitted at the finish, once the internal doors have been hung,’ says Lucy. ‘In line with regulations, internal doors must have a clear gap beneath to allow air to move around the house.’ MVHR systems should adhere to Parts F and L of Building Regulations, which cover ventilation and conservation of power. ‘You may also need to be mindful of Part E (resistance to sound), Part B (fire safety) and Part C (resistance to contaminants and moisture),’ Lucy adds.

Whatever kind of project you are undertaking, MVHR should be factored into the design at the start. ‘The ducting must be installed within the fabric of the building, so it needs to be considered as early as possible,’ says Lucy Holland, marketing executive at Airflow (airflow.com). ‘When the duct paths are already planned and prepared for, it saves time during installation.’ Long, straight runs provide a better channel for efficient airflow, so try and avoid bends where possible. MVHR can be installed once the house is wind and watertight, and the stud walls are up. Ideally, ducting should be fitted before first-fix plumbing and electrics.

Running costs estimate These can vary substantially depending on the size of the property and the number of rooms. ‘A wellinstalled system will recover more energy than it uses, with typical running costs of £40 to £80 per year,’ says Larry Soper, technical training manager at EnviroVent (envirovent.com). MVHR recovers as much as 80 per cent of the heat extracted from the house and will potentially reduce your annual heating costs as a result. Plus, you won’t need to install separate extractor fans and hoods in your bathroom or kitchen. Your home will still require a separate heating system, but MVHR will ensure it runs as efficiently as possible by recovering energy that would normally be lost via other means of ventilation.

Keep it in top condition The vents where air comes in or out, particularly the extract valves, are prone to collecting dust and should be wiped down regularly. You’ll need to clean the external grilles periodically, too. A professional service is recommended every six years so the system can be deep cleaned. A home near a busy road will need its filters cleaned more regularly than one in the countryside. ‘Always isolate the unit when changing the filters – the best systems have a switch inside to automatically turn off the fans while they’re being serviced,’ says Lucy

Holland. ‘As well as being a safety precaution, this prevents the unit from sucking dirty air through the heat exchanger while the filters are out and clogging it up.’ Tell-tale signs that your MVHR is not working properly include evidence of condensation and mould growth. If the system is noisy, that may also indicate an issue. ‘It’s possible that the filters may be blocked and require changing, or that the system is experiencing a high level of resistance,’ explains Larry Soper. Some products such as Envirovent’s Energisava 200 and 250 units come with an app so that you can monitor the status of the unit, adjust the airflow rates and get notifications when the filters need changing.
