The on-going issue of the lack of reading and understanding of policy documents is still necessary for all your insurances. Very few seem to be aware of the importance of first checking your policy documents are totally correct with all the right information, especially with car policies that the number plate is correct. Also these documents must be kept in the car, but is far better to ensure you have copies, should the vehicle be stolen. For your home policies, ensuring that the address is correct and the same as the catastral, will make life a lot easier, should you need to claim. Without understanding your insurance documents, you will not be fully aware of your exact coverage, should anything happen. Many people under-insure, which is a very unwise decision. More so now, with climate change and the ever changing, unpredictable weather. With the increases to both inflation and the cost of living, unfortunately burglaries are on the increase, especially with unoccupied properties. Ensure you understand what you need to do to not only protect your property, but also ensure you are covered with your insurance. It is well worth ensuring you know what to do when anything happens - know what telephone numbers to call, and what you will be required to provide. Obviously health insurance is a little more complicated. Ensure you know what information you need, have the contact details with you at all times and it helps to store the telephone numbers in your telephone, along with your policy number. If you are unsure how to use your medical insurance, ask your agent or broker. If you have an accident on the streets, people will automatically telephone for a state ambulance and you will then be taken to a seguridad social hospital, where you have the choice of either being transferred to a private hospital, or stay and pay the invoice if you do not have a SIP card. It is always better to be prepared, I know that insurance documents are not easy reading but it always pays to know and understand your policy. It will make your life easier, less stressful and in some cases, will prevent large unexpected bills. To help you with your claim, I have a special Claim Administrator to guide you through the process with Liberty Seguros, an ASSSA administrator to assist you with your health policy and a renewals department to help you with your renewals, and checking that your policy coverage is correct and up to date. Outside of my office hours, all the insurance have emergency contact information, which comes with your policy. · For further information or a quotation, please contact one of my offices, email info@jennifercunningham.net or visit the website www.jennifercunningham.net.

I've recently had to make a few trips to Alicante airport and it is really good to see it so busy. I just hope the strikes have not affected your family and friends arriving for holidays too much. With coach loads of people arriving and departing the airport, Benidorm is sure to be up for a packed summer. As it has been many years since I have been, I might try to get a short weekend break there ourselves but I wouldn't be surprised if the hotels are booked up. With lots of local fiestas in the coming months, it will be lovely to finally have the freedom to go out and join in the festivities and support our local bars and restaurants. Now that the weather is a lot warmer, the pool has also warmed up nicely and an evening dip has become a regular occurrence. Although our dogs timidly come to see what's going on, they quickly do a disappearing act when they are encouraged to get in... I'm sure that will change as it gets hotter and it will then be a welcome treat. Until next time....

GET YOUR HOME READY FOR SUMMER! We all want to make the most of the summer but apart from thinking about the beach, on vacations, or about that dreamed trip, it’s important that we all take the necessary steps to ensure our homes stay safe and secure. Unfortunately, the probability of being burgled or robbed at home tends to be higher during the summer! As we are likely to spend more time away from home, even for days if we plan to go on holiday, we want to give you some tips on how to minimise the chances of your home being burgled and, in the unfortunate event that it does happen, to make sure you're covered! • Talk to your insurance agent to make sure that your contents cover are properly calculated, including furniture, white good and electronic appliances, clothes, jewelry, personal belongings, etc. • Make sure that your doors and windows are in good condition and check all locks are working and get a home security system to help reduce the chance of being a burglary victim. • Make your home look lived in, for example, you could invest in some timer switches for your lights to give the impression that someone is home. • Ask your neighbours or a friend to keep watch of your home and collect the post from your postbox • Create a list of emergency contacts if anything was to go wrong in your home. • Don’t share holiday plans or pictures on social media or adjust your privacy settings to make sure you are not sharing personal information with the wrong people • Beware of squatters! Make sure your home insurance covers the Legal Defense in case of illegal occupation of the property But in summer, it's not just a possible burglary of your home that you need to watch out for. There are small inconveniences that come with the heat, such as annoying pests and insects!! Fortunately, there are home insurance policies that include pest control, fumigation, and disinfection services. In summer we also like to enjoy our home outdoors, and it is interesting to have a cover for our garden furniture, even for the garden itself, in case of a summer storm! You may also have a second home for holiday rentals. In that case, make sure that you have a specific cover for holiday rentals, including public liability for your guests.
LIBERTY SEGUROS has adapted its Home Insurance plans to provide solutions that best suit your individual requirements giving you the option of being covered for all these eventualities. Understanding that every customer’s needs are unique, it has created additional coverages to allow you to enhance and complement your home insurance cover. 5 FACTS ABOUT ENCLOSING PATIOS OR TERRACES YOU DIDN'T EXPECT IN SPAIN
article supplied by Martinez de la Casa Architects Patios and semiopen porches are very popular in Spain and traditional Mediterranean architecture as they introduce cold breezes into the property and provide shaded areas. The traditional living style is based on intense use of the outer spaces due to the excellent weather, which explains why our properties tend to be small compared to other northern countries, where instead of patios or porches, conservatories or sun terraces are predominant. Under this mindset, it is frequent for international property owners in Spain to enclose patios, semi-opened porches, terraces, pergolas etc., without a proper major licence. Often there is no problem until it's time to sell. At this point, lawyers freeze the sale, and either the extension needs to be demolished or legalised, or the purchasers pull out, alarmed by the illegal extensions. Yes, in the Spanish system, these light enclosures require a major licence, and reasons are: 1. They increase the size of the property: covering a patio or glazing a terrace, adds new meterage, even if done within the footprint, transforming exterior space or semiexterior to interior space. 2. It increases the number of rooms of the premises: Number of rooms and new uses are incorporated into the property. 3. It affects the description of the escritura (title deeds): The escritura and the rest of the property's legal paperwork become discrepant to the reality, raising legal issues. 4. It affects habitable conditions, ventilation and light: According to Spanish rules, almost all rooms must be ventilated and have direct access to natural light. Enclosures commonly cut off the unlimited natural light and ventilation, making the affected premises illegal. 5. In any given extension, its material is disregarded by Spanish authorities, which will only focus on the added volume: The fact that these enclosures are done with a simple glazing or light materials such as aluminium or plastics is disregarded by Spanish authorities that only care about the size increase and the impact to habitation regulations. What are the consequences of having these enclosures carried out without a proper licence?
www.femalefocusonline.com
Done without a proper licence they will be subject to a fine and demolition/legalisation order if detected by the Spanish authorities. The cost of the fines will vary between town halls, size of the extension, etc., but can easily be over 300€ per m². (EG a fine for a 10m² shed, can easily reach 3,000€.) It also affects the selling process. For the above reason and if not detected by the authorities, they will devalue the price of the property if it is being marketed or will become a bump in the marketing process. How to fix it if you have installed these kinds of installations: By obtaining a retrospective licence from any qualified Spanish Architect, the unlicensed extension can't be objected to by any authority, regardless of any future law changes. The Conditions to Obtain a Retrospective Licence are: • In Murcia, to obtain a Retrospective Licence, extensions must be at least 4 years old. • In Almeria, the building work needs to be over 6 years old. • In Alicante, the building work needs to have been completed before August 2010. No Retrospective Licences can be issued for extensions that have already received a fine or demolition order. Currently, the process for obtaining a Retrospective Licence is straightforward. Once confirmed, Martinez de la Casa Architects will arrange an appointment to survey the pool/extension requiring only your NIE and current Title-Deeds. After the Retrospective Licence is stamped by the Official College of Architects or Notarised and delivered within 10 working days (guaranteed). The price of a Pool Retrospective Licence (Certificate of Antiquity) is 229€ IVA incl. and for Extensions such as glazings, coverages, sheds workshops or any other extensions is 326€ IVA incl. (All extensions in the property included). Martinez de la Casa Architects is the Number One company for Building Certification, including Energy Performance Certificates (121€ incIVA) and Habitation/Occupation Licences and Retrospective Licences. How avocado stones reduce cholesterol Avocado is well-known for its nutritional qualities. As Spain is the leading European avocado producer in Europe, it’s satisfying to buy local, seasonal avocados. But did you know that infusions made with the avocado stone can help you lose weight and fight cholesterol? The avocado stone contains 70% of the amino acids of the entire fruit and you can use all this goodness in infusions. The stone has many positive qualities including:
● It helps to lose weight and speeds up the metabolism of lipids, which means it improves fat burning. ● Reducing cholesterol due to its high content of amino acids, fighting the risk of cardiovascular diseases. ● It combats cellular aging due to its high content of antioxidants, and vitamins E and C. ● It has anti-inflammatory properties and can help to treat muscle pain. ● It improves digestion and reduces constipation due to its astringent properties and its high content of soluble fibre. ● Helps improve circulation due to its fatty acids. ● Strengthens the immune system and prevents various diseases, due to its antioxidants. However, the avocado stone is not recommended if you are pregnant, breastfeeding or taking anticoagulants. As with most things, the infusions should be taken in moderation. The day started early for the northern members who had to travel south to a meeting refreshment stop at the fabulous golf course La Finca which had been organised in the club house bar cafeteria. The next stop was at Rebate where on arrival at the restaurant a welcome drink was served from the outside bar that nestles amongst the trees and flowers of the gardens, while waiters served tasty tapas to the 70 people of our group who were relaxing on the comfortable garden furniture. We had allowed plenty of time for meet and greet conversation prior to our 4 course meal in the restaurant. When the meal was over the fun began as the Royal Ascot horse racing was put on the screen. This changed the atmosphere to that of a race course as people shouted and cheered for their favourite horse, then to finish the day we held a raffle that enabled some lucky members to win a prize, so altogether it was a full fun packed day to remember. Thanks go to the committee and helpers who worked to arrange and run this fantastic event that is always looked forward to and has become a yearly event. Also thanks go to members and guests who created a wonderful racing theme with their fascinators, hats, and attire, and not forgetting the wonderful turnout of Jaguar cars. If you own a Jaguar and would like to join the club contact Michael Brook mikebikejec@gmail.com or ring 640 866 711.
The Platinum Jubilee celebrations to commemorate HM Queen Elizabeth II’s 70 year reign, something that no other monarch in history has achieved, could not be ignored by Spangles Ladies Harmony Chorus. Many weeks in the planning saw the fundraising team of Maggie Reilly, Susie Wyatt and Gale Booth pull off a sell-out event, a magnificent Jubilee Afternoon Tea, with fabulous cakes baked by Maggie and savouries provided by several Spangles members, could not have been better! There was a moment of panic when the power failed, and Spangles is extremely grateful to David Christopher from GDC Services for coming to the rescue! The guests were assigned their own Spangle waitress, adorned in a pinnie, especially made by Gale Booth. The room was dressed in lilac, with bunting and table runners made by Sheila Pina. Spangles not only provided the delicious fayre, but they also provided cutlery, china, savouries, prizes, crafts, their time and so much more to make this event a resounding success. Thanks go to Cora Haig in Scotland, who made and packaged some beautiful Scottish Tablet, which was a sell out on the craft stall, and to Barbara Hewson for the delicious mini-quiches. Once the guests were all served, Spangles performed some of their repertoire and received not one, but two standing ovations. Spangles is a ladies’ a cappella chorus, singing in four part harmony. They rehearse every Thursday, from 10.15 am to 1.15 pm at Centro Municipal Las Claras, Calle Helena, Los Narejos, Los Alcázares and visitors are always welcome. If you’d like to book the chorus for an event or you are thinking about joining them, you can find out more on their website: www.spangleschorus.com or email info@spangleschorus.com.

8, 9 and 10 July La Nucía returns to the Middle Ages In the second weekend of July, the old town of La Nucía will be transformed for the 15th time into a bustling market from the Middle Ages. Amata - the organising association - has contracted several groups and artists to enliven the event with a medieval encampment, fencing and archery, dances, medieval characters, live music and craft demonstrations. The square in front of the Town Hall and the streets behind it will be filled with stalls offering a wide variety of good quality arts and crafts: ceramics, shoes, bags and belts, designer jewellery, carved and turned wood, natural soaps and cosmetics, candles and much more. Some artisans demonstrate their skills at their stall and even invite you to participate, for example by making a clay bowl on the potter's wheel. In the gastronomic corner you will find food stalls: cheeses and sausages made to traditional recipe, nuts, bread and sweets, as well as a medieval tavern, an octopus stand, a creperie and an oriental tea tent with typical Arab food. To complete the medieval atmosphere, you might come face to face with troubadours, a storyteller, a belly dancer, stilt walkers, pages and other medieval characters in any street or corner of the market. There will be demonstrations and workshops on medieval fencing and archery, and the market ends every night with a fire show. For children there will be medieval table games, pottery workshops and a medieval merry-go-round. Town councillor Cristóbal Lloréns, has once again awarded the organisation of the event to Amata (Association for the Improvement of Traditional and Contemporary Crafts), which, as its name indicates, is dedicated to the promotion of crafts. They guarantee that all what you can see in the market is handmade by the participants themselves. Over the years Amata has found a pleasant balance between original art and craft work and lively entertainment. The Market is set up in the oldest part of town, between the Town Hall and the old wash place of the village and opens on Friday 8, Saturday 9 and Sunday 10 July from 6pm until midnight (or later...). There is ample parking (free) in the Auditorio de les Nits car park, 100 metres from the market, and in a large open-air car park, just behind the old town. For more information you can call 639 979 678, and the programme with photos from the last medieval market (before Covid!) is at https://www.amata.es/programalanucia.html.
