Getting Your Financial House In Order I
f you’re thinking—or just dreaming—about becoming a homeowner, before even setting foot on potential properties, it’s critical to make sure your financial house is in order. Here are tips that can help: • Ensure that you can truly afford your home. Take into account your entire financial picture. A number of online tools can help you estimate the price of a home you can afford based on your income, debts and other obligations. For example, there’s Front Door’s affordability calculator at www.frontdoor.com. There are also mortgage calculators that can show you how a larger down payment can lower your monthly mortgage payment. • Consider the positives—and the negatives— of homeownership. Homeowners can reap considerable benefits including tax breaks, home appreciation and the opportunity to build personal wealth. Today, home equity—the value of the house minus the balance owed— represents a large portion of a typical family’s wealth. However, it’s important to remember that owning a home comes with a number of financial obligations. Having to replace a roof,
an appliance or something larger can cause considerable hardship if not properly planned for. • Start building equity from day one. If you have a down payment of less than 20 percent, mortgage insurance is often necessary. This is typically obtained through either the governmentbacked Federal Housing Administration (FHA) or a private mortgage insurer. Private mortgage insurance is commonly used when putting at least 5 percent down, while FHA loans can require as little as 3.5 percent. While many first-time borrowers believe 3.5 percent is the better option, the added costs layered on top of the mortgage—in addition to recently increased FHA insurance premiums-are significantly more expensive than with a 5 percent down payment on a privately insured loan. By putting the 5 percent down, you can enter a home with more equity and build equity faster. • Remember the additional costs of homeownership. These can include closing costs; homeowner’s insurance; city and county property taxes; utilities; and, if you buy in a planned subdivision or a condominium, homeowner’s association fees. Before you buy a home, it’s important to
understand the full cost of ownership. When you do, you can have a home you love and the peace of mind that comes with knowing you’re prepared. (NAPSI)

To Gift—Or Regift?
I
f you’ve ever regifted an item, you’re not alone. In fact, according to a recent national survey by Bookoo.com, nearly two-thirds of Americans have regifted items, and 92 percent think it’s completely acceptable to do so. While regifting is most popular during the holidays (62 percent), it is a common practice throughout the year with other popular times including: birthdays (58 percent), housewarming gifts (50 percent) and thank you gifts (39 percent). Not surprisingly, people are least likely to regift during Valentine’s Day (8 percent) and anniversaries (8.5 percent), and they tend to most often regift items to friends (63 percent), neighbors (45 percent) and colleagues (34 percent). And, if you plan to regift, the most widely acceptable regifted items include books and home decor products such as candles or picture frames. Some respondents also shared some odd regifted items they received that you may want to avoid regifting, including half-eaten chocolates, monogrammed items with someone else’s initials, and an outdated desk calendar to name a few. While a common practice, most people take precautions to keep their regifting a secret by rewrapping items to look new, making sure they remove gift cards or receipts, and planning ahead so they don’t give the gift to anyone associated with the original giver. However, if you decide not to regift an item, you can easily post it on your local Bookoo.com site and use the cash to buy something you really want. Bookoo.com is an online yard sale that virtually connects neighbors to safely buy and sell their treasures locally. Free and easy to use, anyone can search and post items for sale at Bookoo.com or through its free smartphone app. (NAPSI)
Spread Cheer, Not the Flu, Throughout the Winter T
he winter season with its many holidays is an important time for families to get together and share traditions among generations. Unfortunately, too often it is also a time to share colds and flu. While hygiene measures, such as covering coughs and sneezes, washing and disinfecting hands and frequently touched surfaces, and limiting contact with others when sick, can help reduce the spread of respiratory illness, when it comes to the flu, the best way to avoid infection is to get a flu shot.
No matter how healthy or youthful a senior may feel, the body’s immune system, and its ability to fight illness, weakens with age, making them more susceptible to the flu and its complications. In fact, an estimated 60 percent of flu-related hospitalizations each year occur in people 65 years and older. Flu can be especially dangerous for seniors with chronic medical conditions like heart disease, chronic obstructive pulmonary disease (COPD) or diabetes. Hospitalizations for these chronic conditions typically also increase during flu season.
Influenza viruses spread easily from person to person in droplets created when people with flu cough, sneeze or talk—from as far as 6 feet away. In addition, when people get the flu, they can pass the virus on to someone else before they even know they are sick. Flu symptoms typically don’t appear until one to four days after the virus enters the body. During this time, people may still spread the virus to others.
“Nationwide, 91 percent of adults 65 years of age and older have at least one chronic condition and 76 percent have two or more,” said Birkel. “So most older adults are not only at increased risk of influenza because of their age, they also have other factors increasing their risk of complications should they contract the flu.”
The Centers for Disease Control and Prevention (CDC) recommends annual influenza vaccination for everyone 6 months of age and older. Since infants younger than 6 months of age cannot receive the flu vaccine, it is especially important for family members and caregivers to get immunized. Adults 65 and older are also especially vulnerable to the complications of influenza, according to the National Council on Aging (NCOA), whose Flu + You initiative is educating seniors and their families about the risks of influenza and the importance of getting an annual flu shot. “The NCOA knows how important the holidays are to older adults and their families,” said Rick Birkel, PhD, MPA, Senior Vice President of Healthy Aging, Director of the Self-Management Alliance at NCOA. “This is why we are urging families to take steps to help protect themselves from the flu.”
So while washing your hands can be beneficial, take the next step to help protect the whole family by getting a flu shot. It’s not too late. The peak of flu season occurs anywhere from late November through March. In fact, as long as influenza viruses are in circulation, even in the spring, it is beneficial to get vaccinated. After immunization, it takes about two weeks for the vaccine to help protect against the virus. This season, influenza vaccines are plentiful and widely available for all ages. Adults 65 years and older have two vaccine options, says NCOA’s Birkel—the traditional flu shot and a higher-dose flu shot developed to address the natural weakening of the immune system that comes with age. Both flu vaccine options are covered in full by Medicare Part B for those 65 years and older with no copay and are available across the country at physicians’ offices, pharmacies and many other providers. Increase Efficiency, Save Time, Trouble And Money
usiness owners and managers looking for a cost-effective way to improve customer satisfaction may be glad to know there’s a mobile business app for that.
A whole new kind of mobile business app helps you improve customer satisfaction by streamlining your business and making your workers more mobile. Armed with these powerful yet inexpensive and easy-to-use apps on their smartphones or tablets, workers who are always mobile—visiting customers in their offices or homes or traveling from job site to job site—can access job schedules and work orders, record their hours and activities, and collect customer information, signatures and payments on the spot. This means mobile workers no longer need to drive to the office or get to a fax machine to get their work schedules or fill out paper time sheets. They can log in and out and fill out forms right from their smartphones or tablets. By linking electronic time and job information to your billing system, you can bill your customers right away, which speeds up payment, while capturing proof of service can help you handle customer complaints more quickly. As for office staff, a cloud-based management app processes and displays the information from the mobile workers’ devices. That means they can
send jobs and job information—including driving directions—directly to the devices, reroute workers closest to a job site for unexpected appointments or emergencies, and provide customers with up-to-the-minute information about when to expect service providers to arrive. Any type of business can benefit from these powerful apps. For example: • Communication and utility companies can use them to improve their response times to urgent requests. • Construction companies can complete more jobs on time and on budget. • Field service organizations can keep service levels high and operating costs low. • Home health care firms can increase productivity without distracting workers from their primary mission of patient care. • Transportation and delivery services can keep fuel and mileage costs down while keeping on track and on time. These mobile apps from Xora—North America’s No. 1 market leader in mobile workforce management—can make life easier for your workers, help manage your workforce, and let your customers know you’re doing all you can to earn their loyalty and repeat business. School Attendance Matters N
early 7.5 million U.S. students are chronically absent every school year—missing enough school to put them at severe risk of dropping out or failing to graduate—but a new public service advertising (PSA) campaign aims to reverse this trend. Research shows that students who attend school regularly in the early years are more likely to learn to read well by the critical 3rd grade milestone, score higher on standardized tests and graduate and go on to college than students who are chronically absent. Education is crucial to breaking the cycle of poverty, but chronic absenteeism is most prevalent among low-income students. Chronic absenteeism, which is defined as missing at least 10 percent of school days in a given year, or about 18 days, affects the educational outcomes of millions of students. To help, the U.S. Army, through its partnership with the Ad Council, has created a new series of English- and Spanish-language PSAs asking parents of middle school students to remember the influence they have on their children’s attendance, reminding them that even one or two days missed each month of school can jeopardize their child’s chances of graduating. “The U.S. Army recognizes the immense importance of having an educated public and is deeply committed to programs that benefit America’s youth,” said Mark Davis, Deputy Assistant Secretary of the Army.
Parents, adult influencers, teachers, educational organizations, and advocates are invited to visit www.BoostUp.org. The website offers an assortment of information, resources and ways to get involved, in helping make sure students graduate—including accessing state-by-state dropout statistics, real student stories, information about why students drop out of school and how to help. Parents can access an attendance calculator, courtesy of Get Schooled, where they can chart the cumulative effect of their children’s absences on their education. Visitors can also give students a boost by submitting a text or video message of support on the Boost Nation microsite (www.BoostNation.org). NFL Philadelphia Eagles player David Sims is the latest celebrity to upload a video there, showing students he cares if they stay in school and wants them to graduate. “My mother strongly encouraged me to pursue my education, and with caring people in your life, you can reach your goals,” said Sims. “That’s why it’s important we all do our part to inspire at-risk students to stay motivated to keep their eyes on the prize and graduate from high school. Give students a ‘boost’ to show you support them and let them know you believe in them.” To find out more about the campaign and how you can help students graduate, visit www.BoostUp.org. (NAPSI)

Winter Driving And Tire Tips
onditions such as snow-covered roads and black ice can make winter driving unpredictable. The good news is that preparing early for winter weather and anticipating and avoiding dangerous circumstances can help drivers maintain control and stay safe on the road. To help, here are some tips from the experts at Cooper Tire & Rubber Company. • Drive cautiously: For starters, double the anticipated stopping distance when braking anytime conditions are not dry. It will take longer to come to a stop in snowy or icy conditions. • Do not assume a four-wheel-drive vehicle will stop faster than a twowheel-drive vehicle-four-wheel drive offers no braking advantage. • Always reduce speed during winter conditions. • When purchasing winter tires, replace all four tires. Due to the different grip capabilities of summer, all-season and winter tires, the driver will not get all the handling and traction benefits if all tires are not replaced. • Examine tread: The only part of a vehicle to touch the road is the tires, and tire tread is a vital part of handling, cornering, accelerating and braking. • For winter weather driving, a general rule is the more tread depth, the better. A tire’s minimum tread depth should be more than 2/32 of an inch deep all around the tire. Drivers can check tread depth by using a U.S. penny. Insert the edge of the coin into the tread with Lincoln going in headfirst. If the top of his head is visible at any location on the tire, the tire is worn out and it’s time to replace it. • While examining the tread, also look for signs of uneven wear or damage such as cuts, cracks, splits, punctures and bulges. These conditions shorten the life of tires and, if not corrected, further tire damage, tire failure or air loss may occur. • Find tires made for the season. For example, Cooper Tire has been a proven winter tire brand for decades, providing high-performing and ex-
tensive product lines that cover more than 90 percent of vehicles, such as the Weather-Master S/T2, the Weather-Master WSC and the Discoverer M+S. All Cooper winter tires include a patented snow groove technology that retains snow in the tread grooves, capitalizing on the higher traction of “snow on snow” versus “snow on rubber.” • Test air pressure: Tire pressure plays a critical role in the overall performance of tires. Underinflation creates excessive stress on the tire, while overinflation can cause uneven wear in addition to handling and braking issues. • Tire pressure decreases by about one pound per square inch for every 10-degree drop in outside air temperature, so it is vital that drivers check the air pressure regularly as winter weather approaches. • Drivers should follow the guidelines found in the vehicle owner’s manual or tire placard (or sticker) attached to the vehicle door edge to determine the correct air pressure for their vehicle’s tires. A common myth is that the tire pressure listed on the sidewall is the optimal pressure, while in reality it is the maximum pressure. • Air pressure should be checked when the tires are cool, meaning they are not hot from driving even a mile. • Should any of these checks reveal the need for required maintenance—or when in doubt about the condition of their tires—drivers should take vehicles to a tire dealer for a professional inspection.
