We value the little things that make a home

A step in the right direction

Say what you will about the property market, but it is certainly never boring. After a tumultuous final quarter of 2022, this year has started with a few steps in the right direction. While there is no doubt there will be challenges ahead, I think it is safe to say that stability is returning to the market and the light at the end of the tunnel is getting a little brighter, especially in the prime property sector.

High-end homes continue to attract the attention of buyers and international investors alike. Overall, the housing market has experienced significant growth over the past few years; however, prime properties have remained particularly strong and sought-after. The result of the sustained demand within the upper quartile of the market is that year-on-year price growth in the premium markets is currently outpacing the remainder of the market.

Another aspect that continues to see positive growth is our international footprint, with the directors of the Costa Blanca North office now focused on expanding the brand in Spain. The region is in good hands, with Fine & Country Costa Blanca North having won many prestigious awards for real estate excellence, as well as being recognised in the Top 100 Real Estate Brokers and Developers in the world by the Luxury Lifestyle Awards.

Speaking of awards, we would like to congratulate Fine & Country Portugal for taking home top honours at the International Property Awards this February, walking away with the awards for Best Real Estate Agency Marketing Europe 2022 to 2023, as well as Best International Real Estate Agency Marketing 2022 to 2023.

It is good to know that when a seller or buyer wants to make a lifestyle change, they have an award-winning network of property professionals they can rely on. If you are looking for a change, I hope you enjoy browsing through the finest properties currently on the market across the UK in this edition of Refined.

Whilst the prices and other particulars of properties featured were correct at the time of going to press the prices and specifications may be varied at any time. Interested applicants are strongly advised to check the latest position over any material factors with the estate agent before making arrangements to view, particularly if you are contemplating travelling some distance.

The feature interviews throughout the magazine are the personal views of the current owners and are included as an insight into life at the property. They have not been independently verified, should not be relied on without verification and do not necessarily reflect the views of the agent.

A strategy for success

At Fine & Country we understand moving home is one of the most important decisions you can make; your home is both a financial and emotional investment.

We take the instruction to sell your home as a privilege, an honour and as a very serious commitment to you. Through excellent marketing, we deliver an efficient sales process and a courteous, careful service.

People buy as much into the lifestyle of the property as they do the bricks and mortar. Exclusive properties require a bespoke and imaginative promotional approach. Recognising this, we have designed a unique and successful marketing strategy, enhancing the lifestyle of the property.

The widespread exposure of your property is also crucial. In today’s market not only is the mobility of buyers greater than ever, but also the ways in which they may access information.

Your prospective buyer could come from, quite literally, anywhere – through local and regional marketing, through national newspapers and magazines or, increasingly, internationally using different online platforms such as the Fine & Country website or social media.

Instruct us and you could benefit from our knowledge, experience, expertise and contacts and our well trained, educated and courteous staff. You are assisted, advised and informed through each stage of the whole transaction.

Every Fine & Country property consultant is a member of either The Property Ombudsman or the Royal Institution of Chartered Surveyors.

Market overview: A mixed bag

The start of 2023 paints a mixed picture of the housing market – a rosier start than in 2022 for some, a more hesitant one for others. Realism versus aspiration is set to be critical for sellers transacting over the coming months.

Dust settling

To a large extent the housing market continues to let the dust settle on the understandably chaotic final quarter of 2022. The Bank of England indicates that December mortgage approvals, at 35,600, were at their lowest level since the Global Financial Crisis, down by nearly a third quarter on quarter. However, Rightmove report the number of prospective buyers contacting agents at the start of the year was up 4% compared to the last ‘normal’ market in 2019. The 5th of January was the third-busiest day ever for valuation requests, considered a sign of future demand.

By the end of January, the swap rate had pared back to 3.8%, its level of early September. Although the base rate of interest has just risen to 4%, it looks likely to stay below 4.5%. These factors, together with the latest forecasts for the UK economy, mean that mortgage approvals are likely to settle somewhere above December’s level. There are signs too that inflation, the rate at which prices grow, has peaked, and the latest independent forecasts for the UK economy released by HM Treasury paint a tentatively more optimistic picture, with the economy now expected to contract in 2023 by less than 1%.

Pendulum swing

The rate of house price growth continues to moderate. Nationwide report annual price growth in January fell to 1.1%, down from 2.8% in December, and all major indices indicate month-on-month marginal falls in prices. This is in

contrast to new seller asking prices which rose by 0.9% in January, the equivalent of £3,301, albeit they are over £8,000 lower than their peak in October (Rightmove). With the market of 2023 set to be dominated, at least in the short term, by needs-based as opposed to discretionary buyers, price sensitivity will be key to securing interest and offers, with the supply/demand pendulum likely to swing back in the favour of buyers. As many have commented, gains achieved in the market in recent times mean that for the majority of sellers a reduction in asking price is unlikely to translate into a financial loss when compared to the purchase price; rather, sellers need to ensure their aspirations align to current market conditions.

Year-on-year price growth in the premium markets is currently outpacing the wider market. The 10.8% annual price growth continues to be fuelled by high-value activity in London and across the South. At £851,000, the prime market price threshold has risen by over £125,000 compared to January 2021.

Home-owning nation

Recently released data from the 2021 Census indicates that there are close to 25 million households in England and Wales, of which 62% are in home ownership. This is down from 63% in 2011. Such properties are either owned outright or owned with a mortgage or a loan. Mortgage status has been recorded by the census since 1991 and Census 2021 marks the first time the data has shown that a greater proportion of homeowners are now mortgagefree, at 53%, up from 47% in 2011. Wales and the South West boast the highest proportion of mortgage-free homeowners of all regions of England and Wales, while only in London is the proportion lower than 50%.

Wales Avenue

OIEO £750,000

Reassuringly set within handsomely similar houses, the property blends well into the neighbourhood. The frontage offers off-street parking, and a shared driveway running between houses (important for the large garage workshop out the back). Sticking with the exterior, the side access is wide and slanted (producing a wider aperture for access). The brick block driveway runs across the back of the house to make up the patio and slopes into the lawn. All is pretty straightforward, space to eat and entertain, space to plant and grow, both private and practical, until you reach the end of the garden. What looks like a small bungalow is actually a double garage/workshop. For those who work from home or store tools etc. at home it will be a godsend.

We understand that those looking at buying a property on a golf course are not just investing in a home, they are investing in a lifestyle; to wake up and walk directly onto the green and to spend the morning playing a few rounds, before retreating to the clubhouse for a spot of lunch.

This is why Fine & Country has teamed up with European Tour Properties and Troon Golf to form a specialist division, Fine & Country Golf Living. The division is dedicated to the marketing and sale of an elite collection of golf properties on some of the world’s most exclusive golf courses.

2023 SPRING GRANT PROGRAMME

There are two things you can guarantee will happen twice a year. The clocks will change for daylight savings … and The Fine & Country Foundation will award grants of up to £3,000 to charities!

The Foundation’s Spring Grant Programme opens on 1st March each year, offering charities both in the UK and overseas much-needed grants to aid projects in the fight against homelessness and poverty. Through generous donations, The Foundation have already supported many charities across the globe. While 2022 was yet another uncertain time for much of the world’s economy, with many international charities having to adapt to raise vital funds, The Fine & Country Foundation stayed committed to supporting

global organisations. We raised a phenomenal £170,000 towards homeless causes in the last year, with a total of 40 global charities benefiting from donations. At the turn of 2023, the running total raised by The Foundation since its inception has reached over 800,000 – an incredible milestone.

In The Foundation’s latest Autumn Grant scheme, 27 charities from around the UK were awarded almost £50,000 in total. These grants go towards funding projects focused on alleviating the impacts of poverty and homelessness within their local communities. With the current cost-of-living and energy crisis at the forefront of many people’s minds, many charities that rely on donations to survive are taking a huge hit and so The Foundation’s grants are essential in supporting these organisations. We are very grateful to all our generous donors, big or small, and recognise that these grants would not be possible without the support of so many.

We will be accepting grant applications from Wednesday 1st March until Friday 31st March 2023. Applications received outside of this time will not be accepted. The Foundation Board will then review all applications and decide on the successful projects. They will be notified in April, with funds donated in May.
