ERWAN FACH

ACCOMMODATION

With the most awe-inspiring coastal and countryside views, in a glorious area of natural beauty, set in an elevated position and nestled within 7 ½ acres lies the ‘truly enchanting’ Erwan Fach.

Offering the opportunity of an idyllic lifestyle, Erwan Fach, originating from 1733, has enjoyed significant, careful and considered restoration by the current owners to become the beautiful period home it is today. This picturesque haven has thoughtful inspired personal touches throughout and offers modern luxury living in a comfortable and easy style.

With open layouts making the most of the abundant natural light, a relaxing ambience is created in each and every room.

An inviting entrance hallway takes you into a sumptuous sitting room with stunning log burner for those cosy evenings, leading through to the sunroom with expansive bi-fold doors allowing an incredible view of the bay. There is a spacious decked area for ‘al fresco’ entertaining which looks out over the enclosed garden and those superb views and sunsets.

The kitchen is well appointed with integrated appliances and has been designed to provide a light, practical space with a luxury feel. The dining area has ample room for many guests and therefore this open plan kitchen/dining area is ideal for either formal entertaining or relaxed family dining. Leading from the kitchen is a convenient utility room and walk-in shower room with WC. There is access from here to the enclosed rear garden.

On the first floor there are three comfortable and spacious bedrooms. The principal bedroom has a high vaulted ceiling including a skylight allowing the room to be filled with natural light. There is also an ensuite shower room. A luxurious family bathroom includes a raised free-standing bath with garden and sea views. It is furnished with his and hers double basin vanity unit and a large walk-in shower cubicle. There are two further double/twin bedrooms on the second floor which are currently used as studies.

Externally the grounds are enchanting and with the land wrapping round the house, you feel beckoned outside to take in the glorious vistas and uninterrupted views, along with a separate paddock and two meadows offering a wildlife haven.

Erwan Fach also provides an opportunity for the new owners to re-develop and create a new functional space with two barns and workshop ripe for conversion (STP).

Erwan Fach offers tranquility and privacy with the benefit of the gorgeous seaside village of Llangrannog only a couple of miles away. A few miles along the coast is the popular coastal holiday resort of New Quay and the picturesque Georgian harbour town of Aberaeron just beyond. The market town of Cardigan with many shops and facilities is just a half an hour drive away.

Erwan Fach beckons as more than a home; it is an invitation to embrace the beauty of nature, tranquility, and a life of cherished moments.

SELLER INSIGHT

Occupying a truly idyllic location in the stunning Welsh county of Ceredigion is Erwan Fach, an extremely attractive five-bedroom period home that boasts around seven and a half acres of land with spectacular sea and countryside views.

“There were two things that sold the house to us eighteen years ago: the breathtaking views and the perfect location,” says the owner. “Top of our wish list was a property with land in order that we could enjoy peace and privacy whilst being part of community life, however I didn’t think we’d be fortunate enough to find somewhere quite as beautiful as this.”

“The house itself dates back to c1733 and sadly it was in a bit of a sorry state when we bought it. However, that gave us an opportunity to re-design and enhance the property. After much hard work and love it is now a comfortable modern home inside this beautiful period shell. The layout is open which flows beautifully and each of the rooms is bright and airy. The addition of a sunroom gives us the luxury to enjoy stunning uninterrupted sea views whatever the weather.”

“The standout feature of the property is without doubt our amazing setting. Our land wraps around the house and consists of an enclosed garden with a large, decked terrace leading from the sunroom, which is a lovely place to sit out and soak up that view! There’s also a paddock and two beautiful meadows, which are currently awash with golden buttercups. It is an absolute haven for wildlife and well worth keeping a pair of binoculars handy! Frequent visitors include badgers, rabbits, foxes, hedgehogs and bats; as well as a selection of birds the RSPB would be delighted with including red kites and buzzards hovering overhead. During fair weather it is not unusual to see pods of dolphins playing in the bay!”

“When the house was renovated, we added a gorgeous sunroom that faces out towards the sea, and I’d say it is definitely one of my favourite rooms. It has large bi-folding doors allowing an amazing view rain or shine.”

“It is easy to feel that you are miles away from anywhere whilst being surrounded by nature. However, we are by no means cut off from civilization and community – we’re only a couple of miles from the gorgeous seaside village of Llangrannog, a few miles along the coast is the popular holiday resort of New Quay with the picturesque Georgian harbour town of Aberaeron just beyond. The market town of Cardigan with many shops and facilities is approximately half an hour drive.”

“ From a practical perspective, within the grounds we have two old barns that are currently used for storage. However, we did have planning permission in place to turn them into a couple of two-unit holiday lets. That planning permission has now lapsed, but the buildings are ripe for development.

Personally, it would be remiss of me not to mention that Erwan Fach was the perfect and unique location to hold our own wedding for 70 plus guests a few years ago!”

“It will be this spectacular setting that I’ll miss the most and the simple pleasures that it has afforded us such as sitting out on the deck, glass in hand watching the breathtaking sunsets” says the owner. “It’s a little slice of paradise.”*
